- 0:04SPEAKER_01: It's actually a pretty simple little trick.
- 0:06SPEAKER_01: As long as you follow the instructions step by step, which I will give you, you can start getting leads without paying for them.
- 0:13SPEAKER_01: You just need to do it the right way.
- 0:16SPEAKER_01: And let's get into it.
- 0:18SPEAKER_00: The Mastod Podcast.
- 0:20SPEAKER_00: The leads are starting to get more leads and sell more balls.
- 0:26SPEAKER_01: I love to buy houses.
- 0:27SPEAKER_01: I like to sell houses.
- 0:32SPEAKER_00: The leads a week.
- 0:34SPEAKER_00: I've had better.
- 0:36SPEAKER_00: Oh my god.
- 0:40SPEAKER_00: Here's your host, Dustin Broome.
- 0:43SPEAKER_01: What is up, everybody?
- 0:44SPEAKER_01: Welcome to episode 134 of the Massive Agent Podcast.
- 0:48SPEAKER_01: Hope you're having an incredible week so far.
- 0:51SPEAKER_01: I'm going to make it even more incredible.
- 0:52SPEAKER_01: I'm going to help you get some leads.
- 0:54SPEAKER_01: Because I get asked all the time, how do I get leads?
- 0:57SPEAKER_01: Well, there's literally like a million different ways you could get leads, and not all of them you have to pay for.
- 1:04SPEAKER_01: So, in fact, some of the best ways you don't have to pay for.
- 1:06SPEAKER_01: You know I'm a huge fan of Facebook ads and paid traffic and all of that.
- 1:12SPEAKER_01: But there's something enjoyable when you can just do something a certain way and get leads for free organically.
- 1:20SPEAKER_01: And I'm going to teach you how to do that today using Facebook groups.
- 1:24SPEAKER_01: If you are new to the show, welcome.
- 1:25SPEAKER_01: My name is Dustin Brohm, your host.
- 1:27SPEAKER_01: I am a real estate agent in Salt Lake City, Utah.
- 1:30SPEAKER_01: I'm the co-founder of the Industry Syndicate Real Estate Podcast Network, of which this show is a proud founding member of.
- 1:37SPEAKER_01: I'm a national speaker on all things real estate marketing, social media, and podcasting.
- 1:42SPEAKER_01: I'm a columnist for Housing Wire and the founder and head coach, if you will, of the Massive Agent Society, our one agent per market lead generation training platform.
- 1:53SPEAKER_01: And speaking of the lead generation, if you want to really become a master and learn how to control your ability to get leads, we're going to give you some ads that work that you can copy and paste.
- 2:04SPEAKER_01: But beyond that, after you start getting the leads flowing, we're going, we're going to teach you how to make tweaks, how to make adjustments, how to come up with these ad concepts on your own so that whenever you want to turn on the faucet to bring leads in your business, you know how to do it.
- 2:19SPEAKER_01: You're not reliant on a team leader or a broker or Zillow or realtor.com or whoever the hell, you control it.
- 2:27SPEAKER_01: And that's what we teach you in the Massive Agent Society.
- 2:30SPEAKER_01: Go to Massive Agent Society.com, check to see if your market is available.
- 2:35SPEAKER_01: If it is, I highly recommend you snag it because once you take it, you've taken your market off the board and none of your competitors can join.
- 2:44SPEAKER_01: You're literally going to be the only agent in your market in the group.
- 2:48SPEAKER_01: And that's awesome when there's about a hundred or so other agents from all around the country and Canada who are passing leads around.
- 2:55SPEAKER_01: It's a great referral network, which is really awesome if you're the only agent in your market.
- 3:00SPEAKER_01: So MassiveAgenSociety.com, check that out.
- 3:03SPEAKER_01: And I want to give a quick thank you to everyone who's left a review on Apple Podcasts for this podcast.
- 3:10SPEAKER_01: I really appreciate them.
- 3:11SPEAKER_01: I always like to hear your feedback.
- 3:12SPEAKER_01: I like to hear what you like about the show, what you don't like about the show, and which episodes were your favorites and all that stuff because, you know, I only have my point of view.
- 3:20SPEAKER_01: I only know which ones I liked and which ones I thought went well.
- 3:24SPEAKER_01: And it's it's always interesting when I start getting feedback.
- 3:27SPEAKER_01: Usually you guys pick up on stuff that I maybe I look past or maybe I didn't think was that significant.
- 3:33SPEAKER_01: But that's what's so great about doing this show is you know, I may say something off the cuff that you might find valuable where I could put a ton of thought and energy into this big presentation type thing.
- 3:46SPEAKER_01: Well, you know me.
- 3:47SPEAKER_01: I don't really do unless I'm speaking, but I just kind of talk.
- 3:50SPEAKER_01: Um you know what I'm saying.
- 3:52SPEAKER_01: You guys get value in different places from the show, which is really cool, and I love, love, love to hear about that.
- 3:58SPEAKER_01: So one of our most recent reviews, thank you to Tanya Wyatt.
- 4:03SPEAKER_01: She says, I've really enjoyed this podcast.
- 4:05SPEAKER_01: Topics are timely and relevant and very informative no matter where you are in your real estate journey.
- 4:10SPEAKER_01: Thank you, Tanya.
- 4:11SPEAKER_01: And then C.
- 4:12SPEAKER_01: Norton says, Thank you for the great information.
- 4:15SPEAKER_01: I started last year and I had to move back to Texas later that year.
- 4:20SPEAKER_01: This upended my great start, set me back a year.
- 4:23SPEAKER_01: But your Matthew Kane episode, by the way, episode 122 with Matthew Kane out of North Carolina.
- 4:29SPEAKER_01: He's crushing it.
- 4:30SPEAKER_01: He did over 40 deals his first year, and uh Matthew's amazing.
- 4:34SPEAKER_01: But Matthew, the episode with Matthew, gave me inspiration to press on and make a crazy 2020 meaningful.
- 4:41SPEAKER_01: So, C Norton, thank you so much for that.
- 4:43SPEAKER_01: If you guys have not left a review, I'd love to hear your thoughts on the show.
- 4:47SPEAKER_01: To make it easy on you, I just gave I'll I created a link so you don't have to go scroll through your Apple Podcasts app and try to figure out where the hell to find the review thing.
- 4:56SPEAKER_01: I made it easy for you.
- 4:57SPEAKER_01: So open your browser on your phone, open Chrome.
- 5:00SPEAKER_01: Hopefully you're not using anything else.
- 5:02SPEAKER_01: Maybe Safari, but go to MassiveAgentPodcast.com slash review, and it'll take you right there.
- 5:10SPEAKER_01: At a minimum, for the love of God, please give us a five-star rating.
- 5:15SPEAKER_01: And if you can, write a few sentences.
- 5:18SPEAKER_01: Just tell us what you like about the show, maybe which episode you found the most useful, the most helpful, the most awesome, the most entertaining, or the biggest train wreck, whatever.
- 5:28SPEAKER_01: And you know, a lot of times that's the same episode.
- 5:30SPEAKER_01: I mean, sometimes it's all in one episode.
- 5:32SPEAKER_01: But uh I just want I want the feedback.
- 5:34SPEAKER_01: I want to know how to make the show better and what you like most about it.
- 5:37SPEAKER_01: So thank you guys, everyone who's already done that, everyone who's about to.
- 5:40SPEAKER_01: And if you would share this show with a friend, share it with other colleagues within the industry.
- 5:47SPEAKER_01: That could be as simple as taking a screenshot of your phone when you're listening to it, sharing it on Facebook, sharing it in a group, sharing it on your Instagram story, sharing it on LinkedIn, whatever.
- 5:57SPEAKER_01: Help us spread the word, and then I'll keep doing it.
- 6:01SPEAKER_01: I'll keep doing the show if you help us grow.
- 6:03SPEAKER_01: Wow, that rhymes and it sounds awesome.
- 6:06SPEAKER_01: So there you go.
- 6:07SPEAKER_01: I'll keep doing the show if you help us grow.
- 6:09SPEAKER_01: There.
- 6:10SPEAKER_01: How's that for an ultimatum to start this show?
- 6:12SPEAKER_01: All right, so how to generate leads for free using Facebook groups.
- 6:16SPEAKER_01: You're going to need a website for this, okay?
- 6:18SPEAKER_01: Or at least a list of homes.
- 6:20SPEAKER_01: Now, guys, you know I'm a huge fan of having your own website.
- 6:23SPEAKER_01: It doesn't mean you need to go spend a thousand dollars a month on a custom-made website.
- 6:27SPEAKER_01: You absolutely do not.
- 6:29SPEAKER_01: But uh this this will work if you have an Easy Agent Pro website, which you know I'm a fan of.
- 6:34SPEAKER_01: I've had one for years.
- 6:35SPEAKER_01: I'm also a huge fan of KV Core.
- 6:37SPEAKER_01: Guys, KV Core is like a Ferrari, it's amazing.
- 6:41SPEAKER_01: It's a website and CRM system all in one, similar to a Boomtown or Conversion or Commissions Inc., but depending on the brokerage you're with, you get it for free.
- 6:53SPEAKER_01: Like my brokerage, we get it for free, or it's included, I should say, in the$85 a month fee to be an agent with our brokerage, which is incredible.
- 7:01SPEAKER_01: You get KV Core and it is so freaking powerful.
- 7:05SPEAKER_01: And one of the one of the things I like the most about it are these little um uh landing pages, okay?
- 7:12SPEAKER_01: These little um that's not what they're called, squeeze pages, okay, where where you can create a list of homes that is very niche.
- 7:19SPEAKER_01: Now here's the thing if you want to post a list of homes into a Facebook group, it had better be niche.
- 7:25SPEAKER_01: It had better be so specific that people are like, wow, I've never, I never knew I could just click this one button and get a list of homes with a swimming pool under 500K in holiday, Utah.
- 7:37SPEAKER_01: Wow.
- 7:37SPEAKER_01: First off, disclaimer, I don't think there are any in holiday, but maybe in Sandy or Murray or anyways, but it's got to be specific as opposed to homes in Salt Lake City, homes for sale in Seattle.
- 7:52SPEAKER_01: Okay, that no one's gonna click on that because they can get that from 9,000 other places.
- 7:58SPEAKER_01: If you create a niche list and your website must give you the ability to do this, I'm sorry, but some of you won't be able to because your website just doesn't have the functionality.
- 8:06SPEAKER_01: But I know KB Core does.
- 8:08SPEAKER_01: I know that uh I know that EasyAgent Pro does.
- 8:12SPEAKER_01: If you have a website that has IDX broker or iHomefinder as your IDX provider, I know you can do this.
- 8:19SPEAKER_01: And I'm sure there's a bunch of others.
- 8:20SPEAKER_01: Uh, real Geeks will do this.
- 8:22SPEAKER_01: Um, and there's others, but those are the just those are the ones that that popped into my head.
- 8:26SPEAKER_01: So you need the ability to create a custom list of homes.
- 8:30SPEAKER_01: And first you gotta uh you have to nail down the topic.
- 8:33SPEAKER_01: The topic or the uh the list, like what kind of a list, what are you offering?
- 8:39SPEAKER_01: This is what's key.
- 8:40SPEAKER_01: Because remember, you're gonna be putting this into local Facebook groups, and if it doesn't get somebody's attention, if it doesn't seem very specialized and specific and niche, it's not gonna seem special.
- 8:51SPEAKER_01: And they're not only are they not going to click it, they're going to delete you from the group, they're going to delete the post, they're going to report you to admin, all of those things.
- 9:00SPEAKER_01: If it's just check out my list of homes for sale in Salt Lake City, you know, because you can't get those anywhere else.
- 9:06SPEAKER_01: So depending on where you're at and what time of year it is, okay, you want to consider this.
- 9:12SPEAKER_01: So this is what I personally have done with my KV Core website to create a squeeze page, also known as a list of homes, a saved search or saved search results.
- 9:22SPEAKER_01: So you create the search criteria, it spits out a URL, and anytime a home meets those criteria that comes on the market or leaves the market, it will, you know, it'll come and go from that list.
- 9:35SPEAKER_01: So that that list is constantly changing, but the URL does not.
- 9:39SPEAKER_01: So you put the URL there, and by the way, guys, you can do this with a Facebook ad as well, which absolutely kills it.
- 9:45SPEAKER_01: And, you know, then there's your list of homes.
- 9:48SPEAKER_01: So in Salt Lake City right now, it's mid-90s.
- 9:51SPEAKER_01: It has been for what seems like three and a half straight years.
- 9:54SPEAKER_01: Not really, but it's like mid-90s to 100 every single day.
- 9:59SPEAKER_01: People are they're they're hot, they're tired of it, they want to go swimming.
- 10:03SPEAKER_01: And and if you're in Phoenix, this is like what 10 months out of the year for you guys, you freaks that live in Phoenix, I don't know how you do it, or even St.
- 10:11SPEAKER_01: George, Utah, where it's uh, you know, 115 degrees.
- 10:14SPEAKER_01: But the swimming pool is appealing.
- 10:16SPEAKER_01: Now, in the wintertime, a home with a pool, not so appealing.
- 10:20SPEAKER_01: So you've got to get the timing right.
- 10:22SPEAKER_01: I'll tell you one that really works for winter in most parts of the country as well.
- 10:25SPEAKER_01: But right now, if you can create a list of homes that has a swimming pool and and then find a bunch that are in a lower price point.
- 10:34SPEAKER_01: So here's the effect that you want to have on somebody.
- 10:37SPEAKER_01: When they're when they see your list, you now you really have to think of yourself from the consumer's shoes, in the uh consumer's point of view.
- 10:45SPEAKER_01: What are they thinking when all of a sudden this comes comes across their view?
- 10:49SPEAKER_01: If they just see homes with a swimming pool, they're thinking what?
- 10:52SPEAKER_01: Those are expensive homes, those are big homes, those are quote unquote mansions, right?
- 10:57SPEAKER_01: Because when I was a kid, I thought only rich people have swimming pools, right?
- 11:01SPEAKER_01: And and so a lot of people still think that, that a home with a pool is out of their price range.
- 11:06SPEAKER_01: It's not affordable to them.
- 11:08SPEAKER_01: But if you search your MLS, you'd probably find quite a few median home priced homes.
- 11:14SPEAKER_01: Well, I worded that strangely.
- 11:16SPEAKER_01: You find a lot of homes priced right around the median that have a pool.
- 11:21SPEAKER_01: So find out what that price range is.
- 11:23SPEAKER_01: Okay, so in in Salt Lake, our median home price is 400-ish.
- 11:27SPEAKER_01: It's right around 400.
- 11:28SPEAKER_01: So if I find a list of homes uh with a swimming pool under 500K on Salt Lake's east side, which is the more desirable, higher priced point uh area of Salt Lake, and I just hit my microphone, then uh that gets somebody's attention.
- 11:45SPEAKER_01: Okay, if you don't have this effect, this is why I keep hitting my frickin' mic.
- 11:50SPEAKER_01: You if you don't think through what the consumer will think when they see your ad or when they see your post, it's not gonna work.
- 11:58SPEAKER_01: Okay, it's gonna land with a thud and you might get yourself removed from certain Facebook groups.
- 12:02SPEAKER_01: Um, which, I mean, let's be honest, that's a risk anyways, if you're doing this strategy.
- 12:07SPEAKER_01: But get that right, get the the offering right, and make it niche so that it seems special that clicking that link is the only place they can get it, um, you're going to get a lot of leads as long as your website captures leads.
- 12:22SPEAKER_01: So make sure it's actually a decent lead gen website.
- 12:25SPEAKER_01: It's why I love KV Core.
- 12:26SPEAKER_01: And if you're looking for getting KV Core for free as an agent, come talk to me.
- 12:32SPEAKER_01: You know, we provide that on our team with our brokerage, and uh, you know, we throw, you know, we help train you on how to use it and everything.
- 12:39SPEAKER_01: It's a Ferrari, it's an unbelievable, unbelievable platform.
- 12:44SPEAKER_01: Homes with a swimming pool under 500k on Salt Lake Seaside, or pick a subdivision, pick a town, pick somewhere else that's desirable, okay?
- 12:54SPEAKER_01: Or or even just the middle of town where it's like, you know, that that's where people want to be.
- 12:58SPEAKER_01: It's not the nicest part of town, but it's certainly not the worst.
- 13:01SPEAKER_01: That's that's a great part of town.
- 13:02SPEAKER_01: Just like in Salt Lake, let's call it Murray, right in the middle of the valley.
- 13:07SPEAKER_01: Um, so make it as specific as possible.
- 13:10SPEAKER_01: Now you can even take it a step further.
- 13:12SPEAKER_01: If you find a bunch of homes with a pool in a desirable price point where where the homes are cheaper than you might think if they have a pool, then you can add another criteria to it.
- 13:23SPEAKER_01: Like, what if it's click here for a list of homes with a swimming pool under 500K in holiday that has a two-car garage?
- 13:32SPEAKER_01: Or homes with a swimming pool under 500k and a two-car garage in holiday.
- 13:40SPEAKER_01: That is really specific.
- 13:42SPEAKER_01: So whatever it is, maybe it's maybe it's a a backyard, like the size of yard, maybe um a quarter acre lot if that's unique and desirable in your area.
- 13:53SPEAKER_01: Maybe that's uh a small lot in your area, I don't know.
- 13:56SPEAKER_01: But it's gotta be it's gotta be personalized and customized for your specific market and area.
- 14:02SPEAKER_01: But right now, guys, this is killing it.
- 14:05SPEAKER_01: This swimming pool ad where you're offering a pool, because in most parts of the country, people want a freaking pool.
- 14:11SPEAKER_01: Especially in states that are more heavy-handed on the regulation and these goddamn lockdowns, uh, people are staying home more.
- 14:22SPEAKER_01: So wouldn't it be nice to have a home with a pool?
- 14:24SPEAKER_01: Right?
- 14:25SPEAKER_01: Now, if you can, if you're if you're posting this to Facebook, sometimes um the link that you're given by your website, you may not be able to customize the image.
- 14:35SPEAKER_01: The image is very important.
- 14:37SPEAKER_01: So if you, if your website or whatever's giving you the list of homes, if it does not have a desirable, attractive image, the thumbnail image, well, that's where you start.
- 14:48SPEAKER_01: Like if if the image sucks, if the image doesn't get their attention and look authentic for what you're offering, it's not gonna work.
- 14:55SPEAKER_01: So you may then, you may need to do it as a Facebook ad and pay for it.
- 15:01SPEAKER_01: So then you can you can actually pick the image that's attached to the to the link.
- 15:06SPEAKER_01: If that's the case, if you're choosing an image, I with this one, use Facebook's stock image library.
- 15:14SPEAKER_01: They have millions of images.
- 15:17SPEAKER_01: Search backyard pool, backyard pool, and you'll find a bunch of them.
- 15:22SPEAKER_01: Now, as you're scrolling through those images, and by the way, if you're doing a Facebook ad, you do this at the ad level when you're when you're creating the ad itself, uh, at the ad level, at the creative, where you attach an image or upload an image or a video, there's a spot where you could do stock images or or whatever.
- 15:41SPEAKER_01: Search backyard pool and look for one that looks authentic, one that does not look stocky, one that looks like it's in a nice house, it it like, hey, that could be a somebody's nice photo from their backyard in your town.
- 15:55SPEAKER_01: That's what you want it to have that authentic uh look and feel.
- 16:00SPEAKER_01: You don't want it to look like uh it's straight out of million-dollar listing, because if you're offering homes that are cheaper than you'd think that have a pool, and then you show this$50 million Beverly Hills property, not exactly uh authentic feeling.
- 16:13SPEAKER_01: You know what I'm saying?
- 16:14SPEAKER_01: So I've I've found four or five minimum.
- 16:17SPEAKER_01: Like I stopped there.
- 16:18SPEAKER_01: Uh four or five amazing stock images in the Facebook stock image library that work really, really well.
- 16:26SPEAKER_01: And if you're a Massive Agent Society member uh in the swimming pool ad, um I attached a few of those images that I got from that Facebook ad or sorry, Facebook image database, and they work so well.
- 16:38SPEAKER_01: So if the image matches what you're offering and the offering seems special that they can't get it everywhere anywhere else or they haven't really seen it anywhere else, uh they're going to click.
- 16:49SPEAKER_01: Now, when they click it, they're expecting the list of homes.
- 16:53SPEAKER_01: They don't want a bunch of bullshit.
- 16:54SPEAKER_01: They don't want a bunch of friction between them and the list.
- 16:57SPEAKER_01: Okay.
- 16:58SPEAKER_01: Now, the friction that may happen is if you're doing uh if it's just a link from your website and you're posting it organically to local Facebook groups, use a few emojis in the uh in the text, but don't type a bunch of stuff.
- 17:13SPEAKER_01: Don't distract from what it is you're offering.
- 17:15SPEAKER_01: And just say maybe you reiterate in the copy list of homes with a swimming pool under 500k and a two-car garage in holiday, Utah.
- 17:25SPEAKER_01: Click here to get it.
- 17:27SPEAKER_01: Or free access or whatever.
- 17:29SPEAKER_01: You can play around with that wording.
- 17:31SPEAKER_01: And now once they click it, they haven't opted in because it's an organic link.
- 17:36SPEAKER_01: So they click it, they go to you now, they go to your website, your website better be capturing their information.
- 17:42SPEAKER_01: So I know you may be fighting having forced registration turned on on your website, but in this case, and and guys, do you just want people going and perusing your website and never having a clue who they are?
- 17:55SPEAKER_01: I used to think that's what I wanted.
- 17:56SPEAKER_01: I was like, I'd rather have more people on my website than not.
- 17:59SPEAKER_01: Well, the problem is they're never gonna give you their contact info.
- 18:01SPEAKER_01: You're never gonna be able to help them because you don't know who they are, ever.
- 18:05SPEAKER_01: If you don't know who they are, you can't help them unless they reach out, which they won't.
- 18:09SPEAKER_01: So you have to force registration.
- 18:11SPEAKER_01: You're going to alienate some people.
- 18:13SPEAKER_01: Some people are gonna be like, eh, not gonna do it.
- 18:15SPEAKER_01: I'm not gonna opt in, I'll go elsewhere.
- 18:17SPEAKER_01: Okay, but some people will.
- 18:20SPEAKER_01: And now you'll have their contact info and you can reach out and serve them.
- 18:23SPEAKER_01: You can reach out and help them.
- 18:25SPEAKER_01: And you cannot do that unless you have their contact info.
- 18:28SPEAKER_01: So make sure your website is good at capturing information, that it has forced registration.
- 18:33SPEAKER_01: Like I said before, Easy Agent Pros websites do this.
- 18:37SPEAKER_01: Um anything with IDX broker will do this.
- 18:40SPEAKER_01: KV Core, excuse me, Real Geeks, and there's a few others, I for I forget.
- 18:46SPEAKER_01: But uh, they will be able to do this.
- 18:49SPEAKER_01: Then they're going to opt in on your website, not on Facebook, because remember, you posted an organic link, which takes them to your site, it delivers the list, but before they can access it and start clicking around, they have to enter their information.
- 19:03SPEAKER_01: Yes?
- 19:05SPEAKER_01: So make sure you have drip campaign set up, make sure that they get an instant text response.
- 19:10SPEAKER_01: Does not matter what time of day it is.
- 19:12SPEAKER_01: If if the if it's 3 30 in the morning and they're searching for homes and they uh opt in and join your funnel, send them a text.
- 19:19SPEAKER_01: Have a text go out, even at 3 30 in the morning, so that they know they're acknowledged.
- 19:24SPEAKER_01: They know that there's somebody there.
- 19:26SPEAKER_01: And it may say, you know, we'll speak later or something, but uh at least they're getting some response.
- 19:33SPEAKER_01: And then have an email as well.
- 19:35SPEAKER_01: Definitely don't call at 3 30 in the morning.
- 19:37SPEAKER_01: Don't do that.
- 19:39SPEAKER_01: Uh, but you've got to think about the response once they do opt in, what happens?
- 19:45SPEAKER_01: Now, the reason why I love KV Core so much for all of you EXP agents, or it's not just EXP, there's other brokerages that have KV Core, or if you bought it on your own, it's five, six, seven hundred bucks a month, which is terrible because we get it for 85.
- 19:59SPEAKER_01: But if you have it, one of the reasons I love it so much is once somebody opts in on your website, they go into what's called a smart campaign.
- 20:08SPEAKER_01: The smart campaign, KV Core, will start uh okay, so as that lead is looking at homes and it looks at home number one, then home number two, then home number three, it will start to learn what it is they like and what it is they're looking for.
- 20:24SPEAKER_01: So it they're training your website uh to show them homes that meet the criteria of what they're looking for.
- 20:32SPEAKER_01: And every single home they look at, the more they look at, the more precise and more accurate the homes that uh that are shown to them will be, and the homes that are sent to them as a daily listing alert will be.
- 20:45SPEAKER_01: KV Core does this automatically.
- 20:48SPEAKER_01: Automatically.
- 20:49SPEAKER_01: It's called a smart campaign, and based on their behavior, uh, so if they visit, if they click your list of homes, they opt in, they look at five homes today, and then they leave, if they come back within a week, for example, it will it will say, oh, this lead just returned, boom, we're gonna activate this new part of the drip campaign.
- 21:09SPEAKER_01: It's gonna notify you, the agent, and it's gonna send them something, uh, an email uh that's just following up and saying, Hey, you know, welcome back, something or other.
- 21:18SPEAKER_01: And uh and it helps it it's there to be a resource for them based on their activity and if they revisit or how many how many listings they look at when they're there.
- 21:28SPEAKER_01: All of those things, and it happens automatically.
- 21:32SPEAKER_01: As you heard, uh I mentioned Matthew Kane's episode 122.
- 21:36SPEAKER_01: He uses KV core, he's on my EXP team, he um he uses KV core and he'll jump in there and start looking at the notes, and he's noticed wait a minute, KV core is having a text conversation with somebody while the having a text conversation uh without him even knowing.
- 21:53SPEAKER_01: And then he can jump in and take over.
- 21:55SPEAKER_01: It's it's just an incredible tool.
- 21:57SPEAKER_01: And I wish they were a sponsor, like they're not paying.
- 22:00SPEAKER_01: Me to say this.
- 22:00SPEAKER_01: I'm just a huge fan.
- 22:01SPEAKER_01: I should probably reach out to them to see if they'd like to sponsor the show.
- 22:04SPEAKER_01: Maybe I'll send them this episode.
- 22:06SPEAKER_01: But I'm just a huge fan and I've seen what it's done for me.
- 22:09SPEAKER_01: I've seen what it's done for my agents.
- 22:11SPEAKER_01: And it's just an incredibly powerful tool.
- 22:14SPEAKER_01: So get your hands on it if you can.
- 22:16SPEAKER_01: If not, if you have an Easy Agent Pro site, awesome.
- 22:19SPEAKER_01: It's it's great at capturing leads as well.
- 22:21SPEAKER_01: It delivers them in a very user-friendly way.
- 22:24SPEAKER_01: But uh you have to deliver what you were offering in the post or in the Facebook ad, or somebody's just gonna they're gonna leave.
- 22:31SPEAKER_01: They're gonna be like, eh, the only reason I clicked, the only reason I opted in is to get the list, get the information, and uh, you know, if you don't deliver or you deliver it too slowly, they're gone.
- 22:44SPEAKER_01: Now the Facebook groups that you choose, make sure they're local.
- 22:47SPEAKER_01: And before you start posting these, go join a bunch of local Facebook groups.
- 22:51SPEAKER_01: They they don't need to necessarily be real estate-related groups.
- 22:55SPEAKER_01: Those always help, but honestly, most real estate focused groups are run by another agent, and they're not gonna let you just post your own shit in there.
- 23:03SPEAKER_01: So I like the yard sale groups, I like community groups, I like the what's happening in Salt Lake groups, you know, those types of things.
- 23:11SPEAKER_01: And there's there's really only four or five that I post those to.
- 23:15SPEAKER_01: And if you can reach out to the admin ahead of time and just get permission, then you're not gonna get banned, you're not gonna get deleted, or you're not gonna get blocked.
- 23:25SPEAKER_01: And here's what you say: look, I'm an agent, and you know, I've never seen this particular um segment of homes delivered this way before.
- 23:34SPEAKER_01: Everyone should usually, and look, they've had a bunch of agents to try to post links before.
- 23:38SPEAKER_01: So understand that and kind of play off that and say, I'm not trying to just post a link to all homes for sale in Salt Lake or, you know, condos in Salt Lake.
- 23:47SPEAKER_01: I want it here's a list of homes that has, you know, a swimming pool.
- 23:51SPEAKER_01: It's under 500K, it has a two-car garage, and it's in this desirable neighborhood.
- 23:56SPEAKER_01: Is that all right if I post it?
- 23:58SPEAKER_01: And a lot of times they'll say, sure, what the hell?
- 24:01SPEAKER_01: But at least and if you get their blessing, awesome.
- 24:04SPEAKER_01: Do that.
- 24:05SPEAKER_01: It is so worth the legwork up front, so worth it.
- 24:09SPEAKER_01: Because even one group, remember, it doesn't take a lot of of clicks to get a transaction, or at least to get a lead.
- 24:18SPEAKER_01: So if you get three, four, five groups that will let you post in there and you've you've made sure that you have something special that no one else is offering, then you're gonna do well.
- 24:28SPEAKER_01: But like I said, if you want to guarantee that people see it and you don't want to be at the the mercy of a Facebook group admin um or you know the the keyboard warriors within the group um reporting your your post and all that stuff, you could just run a Facebook ad.
- 24:45SPEAKER_01: Um if you're doing a list of homes, you could do the traffic objective, which is saying, hey, I want clicks to this link, and then you're relying on your website to capture their information, or you could do a Facebook lead generation ad, a lead ad, which they opt in before they get sent to the destination, before they get the list of homes.
- 25:07SPEAKER_01: They're gonna opt in on Facebook, and uh and then you don't need your website to capture their info.
- 25:14SPEAKER_01: So it just depends on the tools, the technology tools you have available.
- 25:18SPEAKER_01: Um, there isn't really one that's better than the other, I don't think.
- 25:22SPEAKER_01: Um, I've actually tried a lead ad versus sending people to my KV core website and letting KV core capture their info.
- 25:30SPEAKER_01: And I actually, in that situation, I liked KV Core capturing their info a little bit more, only because once they register on the website, it starts tracking every listing they look at and starts to find out what the similarities are, and it gives them uh it automatically does the smart campaigns, it starts responding differently depending on their behavior and if they revisit and how many they look at.
- 25:53SPEAKER_01: And uh and the listing alerts just get better and better and better automatically.
- 25:58SPEAKER_01: Because most people, the vast majority of them, they don't want to talk to you.
- 26:02SPEAKER_01: They just want to look, they just want to browse, which is totally fine.
- 26:05SPEAKER_01: Let them let them browse.
- 26:07SPEAKER_01: But knowing that your website, KB Core in this case, will be following up with them and serving them and providing them information, even if you've never spoken to them yet.
- 26:18SPEAKER_01: That's why I kind of like that more.
- 26:19SPEAKER_01: But as far as lead capturing, um, doing the lead generation ad is best because you're telling Facebook right off the bat, get me leads.
- 26:28SPEAKER_01: You're telling the algorithm right off the bat, capture information, get me leads.
- 26:33SPEAKER_01: And it's going to show the ad to those who are most likely to become leads in the first place.
- 26:38SPEAKER_01: Facebook knows.
- 26:39SPEAKER_01: Facebook knows who clicks links.
- 26:41SPEAKER_01: It knows if you if you've ever filled out a lead form before.
- 26:44SPEAKER_01: It knows if you'll let the page load after you fill out the lead form and then click and go visit the content.
- 26:51SPEAKER_01: It knows if you wait for it to load.
- 26:53SPEAKER_01: Like it knows everything about every step, every little nuance, the stuff that you're not even considering, it knows.
- 26:59SPEAKER_01: So uh it just depends.
- 27:01SPEAKER_01: But ultimately, if you get what you're offering right, it's going to crush it.
- 27:06SPEAKER_01: Now, I promised you for winter, for winter, or if you're down in Australia or wherever, wherever it's winter.
- 27:13SPEAKER_01: Antarctica, you know, I mean, shit, I guess podcasts do have a worldwide, worldwide reach.
- 27:18SPEAKER_01: I might have some Antarctica listeners.
- 27:20SPEAKER_01: If so, God bless you.
- 27:22SPEAKER_01: And second of all, um may I come join you?
- 27:25SPEAKER_01: And third of all, uh that's awesome.
- 27:28SPEAKER_01: I bet you have I bet you don't have that many MLSs to deal with down there.
- 27:31SPEAKER_01: Uh what was I gonna- Oh, yes, the uh the winter homes.
- 27:34SPEAKER_01: Okay.
- 27:35SPEAKER_01: So in the winter, one of the what are some of the pain points of people in the winter?
- 27:40SPEAKER_01: Well, if they don't have a garage, if they're parking their car outside and it snows on it, or it gets icy and they have to scrape their frickin' windshield in the morning, or their door locks are stuck, that's the worst.
- 27:53SPEAKER_01: If guys, if you have a garage, it's a luxury.
- 27:56SPEAKER_01: I I have a garage, but I've also lived without a garage.
- 28:01SPEAKER_01: So I fully appreciate how awesome it is to have one.
- 28:04SPEAKER_01: So in the winter, if you show an image of somebody scraping ice or snow off their car's windshield, and that's the main image, and you're saying, buy a house with a two-car garage, here's a list of homes with a two-car garage under 450k in sandy, that's gonna it's gonna get their attention because they're in the middle of that pain uh in the wintertime.
- 28:28SPEAKER_01: So for most of America, that works really well in the winter.
- 28:32SPEAKER_01: It's the same concept, it's finding that pain point.
- 28:34SPEAKER_01: In the summer, people are too hot.
- 28:36SPEAKER_01: Solution, swimming pool in their house.
- 28:38SPEAKER_01: Winter, people are too cold.
- 28:40SPEAKER_01: Tired of scraping snow, snow and ice off windshield.
- 28:43SPEAKER_01: Solution, a freaking garage.
- 28:45SPEAKER_01: Buy a house that has a garage.
- 28:47SPEAKER_01: So if you can deliver those, Facebooks are a great place to do it.
- 28:51SPEAKER_01: Facebook Marketplace, you could post some of those links.
- 28:54SPEAKER_01: But uh, if you really want to make sure people see it, run a Facebook ad.
- 28:58SPEAKER_01: And we have these in the Massive Agent Society.
- 29:00SPEAKER_01: If you're already a member, go go use those.
- 29:02SPEAKER_01: A lot of you have have already used them and love doing it uh in the summer and the winter.
- 29:07SPEAKER_01: Um but if not, if you're looking for a little bit more, go to MassiveAgenSociety.com, claim your market, join, and we'll uh you know, we'll be there to hold your hand through creating these.
- 29:17SPEAKER_01: But most of you, I hope you don't need our help.
- 29:19SPEAKER_01: I hope you, or you don't want it.
- 29:21SPEAKER_01: You just you're like, I'm just gonna do this myself.
- 29:23SPEAKER_01: You can do this as long as you have the technology tools uh to do it.
- 29:27SPEAKER_01: If you can create a specific list of homes, you can absolutely do this.
- 29:31SPEAKER_01: If not, look at getting a different website, or if you want to talk to me about joining my team and partner with me so that I am not just a podcast host or a coach, but I'm your I'm literally your partner in real estate.
- 29:45SPEAKER_01: Let's talk, DM me or go to MassiveAgent Society dot sorry, Massive Agent Podcast.com slash exp.
- 29:53SPEAKER_01: And on that page under the video, which you should absolutely watch if you haven't yet, schedule time with me to talk about joining our brokerage and joining my team specifically, and I can tell you exactly what we'll do for you and how you can fit into the business model and all that good stuff.
- 30:08SPEAKER_01: So MassiveAgent Podcast.com slash EXP to talk about that.
- 30:13SPEAKER_01: Guys, please do this.
- 30:15SPEAKER_01: If you learn something today, please do it.
- 30:18SPEAKER_01: And even if you're not gonna do it, well, first off, freaking do it, okay, for the love of God.
- 30:23SPEAKER_01: But if you don't, I at least hope you you start thinking of what the consumer is thinking, what's going on in the consumer's head at the moment when they're scrolling their news feed, and what do they want, what do they need?
- 30:36SPEAKER_01: That's what makes a very effective uh marketer, a very effective advertiser and marketer, and and someone who generates a crap load of leads.
- 30:44SPEAKER_01: Is if you can put yourself in the consumer shoes and speak their language, speak to what they need, what they want, what they're thinking at the moment, and deliver that, you can absolutely crush it.
- 30:55SPEAKER_01: Hope that was helpful, guys.
- 30:57SPEAKER_01: Thank you so much for listening.
- 30:58SPEAKER_01: Uh reach out if you have any questions, happy to help.
- 31:01SPEAKER_01: Uh at MassiveAgent on Instagram, at Massive Agent on Facebook.
- 31:05SPEAKER_01: And I hope uh I want to hear some success stories.
- 31:08SPEAKER_01: You guys that have uh been posting these lists of homes, let me know how they work.
- 31:12SPEAKER_01: Let me know how you're doing with it.
- 31:13SPEAKER_01: Because uh, you know, nine out of ten times, nine out of ten times, they should be producing leads for you.
- 31:19SPEAKER_01: And if not, there's probably some little teeny uh nuance that you didn't quite do right, or maybe you picked the wrong Facebook groups, or you didn't enter the groups the right way, and you you spammed instead of instead of shared.
- 31:33SPEAKER_01: You know, there's all these variables, that doesn't necessarily mean that the the concept is wrong, it's your implementation of the concept that might be a little bit off.
- 31:43SPEAKER_01: So we can help you with that.
- 31:44SPEAKER_01: Just make sure you think about that instead of saying, wow, that shit doesn't work.
- 31:48SPEAKER_01: Because it does.
- 31:49SPEAKER_01: Maybe it just didn't work for you, or maybe you didn't let it work, you didn't do the things necessary to make it work.
- 31:56SPEAKER_01: That's always a possibility.
- 31:58SPEAKER_01: And let's be honest, that's usually that's usually it.
- 32:01SPEAKER_01: Thank you guys.
- 32:02SPEAKER_01: Thanks for listening.
- 32:02SPEAKER_01: I'll see you again next week on the Massive Agent Podcast.
- 32:06SPEAKER_01: Go sell some homes, have a great weekend, take care.
