- 4:31Okay, so my special guest for this week is somebody that I've known for quite a long
- 4:34time.
- 4:35At least 10 years, I can't remember, right, because my memory doesn't go that far back.
- 4:40But my special guest is Michael Helixin, who is Michael Helixin, while he's consistently
- 4:46while he was an agent, consistently listed and sold over 100 homes per month and at one
- 4:51point, he and his team had over 750 listings in active and pending status.
- 4:57Guys, a rock star, quality human being as well, today is the founder and president of club
- 5:02wealth coaching and consulting unique in the industry because every member, every club
- 5:07wealth coach has sold more real estate than the agents or brokers.
- 5:11They coach.
- 5:12It's got over 60 coaches on his team.
- 5:14The reason why I wanted to ask Michael here is because there's been a lot of noise going
- 5:18back and forth about the future of real estate agents is cold, calling dead and door knocking
- 5:23and, you know, you need to be online to do and succeed business and all these wonderful
- 5:29things that people say that have to be done or this isn't working or that isn't working
- 5:33or Zillow's the enemy and Zillow's trying to put you out of business as a real estate
- 5:36agent.
- 5:37Here's the thing, guys, I want you to share this episode with your real estate agents,
- 5:41but I also want you to listen to it because we are covering both camps.
- 5:45We are covering real estate agents, right?
- 5:47How to be a modern agent, how to survive and thrive.
- 5:50If you're considering looking at paid leads, online portal leads, we have a nice frank conversation
- 5:54around portal leads and Zillow leads and how and when does that fit in your business.
- 5:59You're an originator who's looking to add more value to real estate agents and position
- 6:03yourself for the future and not be so solely vested in agents as your main source of business.
- 6:09This is an episode for you and there's some great resources for you to connect to.
- 6:14As we talk about in this episode, there's links in the show notes for all of that and for
- 6:17loan officers you listening, we are going to do a special training event with Michael as
- 6:24a part two of this session because Michael has a deep, deep obviously presence and understanding
- 6:29of the real estate agent dynamic mindset and the loan officer dynamic in partnering with
- 6:35real estate agents and how to actually understand the agent mindset, how to truly add value,
- 6:41how to get noticed and how to truly add value, build a referral based, have a percentage
- 6:47of your business be referral based from top producing realtors.
- 6:51Michael's one, Michael's one specialty is working with real estate teams.
- 6:55So if you're looking at all at going after real estate teams as an originator to accelerate
- 6:59your growth, this is going to be the training for you.
- 7:03Now we don't have a date yet set for this master class if you all about how to attract and
- 7:08capture real estate teams and understand the mindset of real estate agents.
- 7:11So if you're interested in being notified of when we host that class, which is going
- 7:16to mean no cost for that class, you can go to mortgagemarketinginstitute.com forward slash
- 7:23club wealth.
- 7:24That's mortgagemarketinginstitute.com forward slash club wealth and also put a link in
- 7:29the show notes so you can get on the RSVP list for when Michael and I host that additional
- 7:33special master class for you.
- 7:36All right.
- 7:37So that said, that's enough.
- 7:38Let's get into this week's show.
- 7:44Right on.
- 7:45Thanks for having me on, Jeff.
- 7:47My pleasure.
- 7:48So good to reconnect with you as we were talking right before we hit record.
- 7:51I think you and I have known each other gosh, like 10 years.
- 7:54And we've stayed connected through social media and all that kind of stuff.
- 7:57And I love the good stuff you're doing in the real estate world, helping agents succeed and
- 8:02become better agents and better people, I think is what I'm also noticing as a result.
- 8:06So hats off to you for the listeners, anything you want to tell us personally about yourself,
- 8:11you know, your version of who Michael Helixen is and what's he's all about.
- 8:15Well, yeah, I mean, it's not much to say, sold real estate for a little bit, sold a couple
- 8:21of houses.
- 8:22Don't be, don't be all like modest and stuff and I've mentioned this in the actual formal
- 8:29introduction that you sold over 100 homes per month when you were rocking it.
- 8:35Yeah.
- 8:36And we actually had over 750 listings and active and pending status with 16 agents on the
- 8:42team.
- 8:43So how do you do that, man?
- 8:45750 listings.
- 8:46And this was going back how long roughly?
- 8:48I was sort of in at our peak.
- 8:50We were in 2011, 2010, actually, end of 2010.
- 8:55So about 50% of my business was RIO.
- 8:57So other 50 was our, it was retail.
- 9:01Yeah.
- 9:03Just did a ton of both.
- 9:04So I would go out, you know, and I'd take, you know, 50 to 75 retail listings a month.
- 9:09That's just me not counting the team members.
- 9:11Right.
- 9:12And that was just going on mom and pop appointments and that wasn't counting the RIO.
- 9:16And then our guys, we had a really good listing agents on the team.
- 9:20I had four listing agents on the team.
- 9:22Yep.
- 9:23The weak ones were taken 10 to 15 listings a month.
- 9:27They're really good ones.
- 9:29And I'd say, I mean, I'd obviously tell you in cheek, right?
- 9:31I mean, that was weak for our team, but that was, that's really good, right?
- 9:35For most agents in.
- 9:37And then our really, really good ones.
- 9:39We had a couple that were, you know, 18 to 21 listings a month.
- 9:42And so they were crushing it.
- 9:45It was just what a great environment, right?
- 9:47I mean, just, you know, we always, we always tease and we say that, you know,
- 9:50Eagles don't flock with turkeys.
- 9:52But it's true.
- 9:53I started thinking about, you know, when you get in that environment,
- 9:55you've got people producing at that high level and they're that excited about what they're doing.
- 9:58And it's unstoppable.
- 9:59It's really, you know, you develop a level of momentum that truly it's really tough to stop.
- 10:07Yeah, 100%.
- 10:09So, I appreciate that backgrounder.
- 10:11And I had you here, obviously, because of your firsthand in-depth knowledge about the current real estate market.
- 10:17And by the way, as mentioned in both the intro and the outro, the reason why I think you're one of the most appropriate people to have in this discussion
- 10:25is you're also the founder and president of club wealth, which is my, my understanding,
- 10:30one of the largest coaching and consulting companies in the real estate space.
- 10:34Anything you want to say about that, real quick?
- 10:35Well, so we're number one in the team space.
- 10:37We work with agents at all levels, whether they're a, you know, solo agent or a team.
- 10:41But, you know, if you look at some of the bigger coaching companies, you know,
- 10:44without mentioning any names, Glom Terry, you know, those kind of guys.
- 10:48When you start looking at some of those companies, they'll have like 10 times as many clients as we do.
- 10:54But our clients represent more transactions as a group than their clients do.
- 10:58So it's, we've got hundreds of clients with thousands of people on their team.
- 11:02But the number of transactions are, it's pretty incredible.
- 11:05But that's because we've really embraced and we really teach the team model.
- 11:09Yeah.
- 11:10It matters.
- 11:11You know, it makes a difference.
- 11:12And so a typical agent for us is going to do, you know, a typical team leader for us is going to do between two and five hundred transactions a year.
- 11:18Yeah.
- 11:19You know, we've got several that do a lot more network.
- 11:22I mean, we've got people that are doing several, you know, well, some of our brokerages are doing thousands of transactions.
- 11:27Right.
- 11:28Right. That's incredible.
- 11:29And also before I forget, you are the co-author of world class buyer agent.
- 11:34Make more money balance.
- 11:36There it is.
- 11:37Holding it up.
- 11:38More money balanced life for tire wealthy.
- 11:40That you co-author with with some of, I think, your most successful coaches and, you know, other rural states.
- 11:45So stay tuned because we're going to talk to you about how to get your hands on that book and a kind of a special little mini training.
- 11:52Michael and I have agreed to do just moments ago to help you loan officers better understand the mindset of real estate agents and partner with them successfully.
- 11:59So we're going to come back to that.
- 12:01All right.
- 12:02Now, as you know, why I have you here because I've been spending some time in the in the various groups online and all that kind of jazz.
- 12:07And you know, I talked about this like there's a lot of different opinions in the market and the future of real estate agents.
- 12:13So I want to, I brought you here.
- 12:15The premise is this is I, you know, my tagline for this podcast is truth in mortgage marketing.
- 12:20But we're evolving into real estate as well.
- 12:22So how do I enter this conversation?
- 12:25Where do I start?
- 12:26Because I start with how do you respond to people that say things like cold calling is dead.
- 12:31And I don't know if you've ever seen any of the hate mongers in certain groups about agents who do or knock.
- 12:36Oh, yeah.
- 12:37You know, so you're working with lots of agents.
- 12:40High producing teams.
- 12:41You have your thumb on the pulse.
- 12:44Michael, is all that stuff dead and gone?
- 12:46Not even a little remotely.
- 12:48Not even a little bit.
- 12:49It's funny.
- 12:50I was just having a conversation with a really top producing agent today about this very topic.
- 12:55And she said to me, she says, she says, you know, it's it really feel like it feels like the basics are coming back.
- 13:01They're making a comeback and they're working.
- 13:03The old school stuff is really working again.
- 13:06And we had a good laugh over it because it is.
- 13:08And it's not just it's not just her perception or her feeling.
- 13:11It really is.
- 13:12And you think about, you know, you're going to be very careful.
- 13:15A lot of people are so caught up in there.
- 13:16There's two.
- 13:17There's two kind of camps that most people fall into.
- 13:20Right.
- 13:21Well, there's three really.
- 13:22There's the online.
- 13:24Everything's got to be, you know, digital blah, blah, blah.
- 13:26And don't get me wrong.
- 13:27We do a ton of stuff online.
- 13:28We're heavy on social.
- 13:29We're heavy on.
- 13:30We buy leads from all kinds of we do all kinds of stuff from a lead generation sample.
- 13:34We really are firm believers that you've got to have a really diverse flow of leads coming into your business.
- 13:39So, okay, so you get this digital camp.
- 13:42Then you've got this referral camp.
- 13:44And it's all referrals all the time.
- 13:46And all I do is work with referrals.
- 13:47And don't get me wrong.
- 13:48I'm all about referrals.
- 13:49Heck, when I was selling real estate, I was doing 192 to 196 transactions a year by referral.
- 13:54But that was only 12.2% of my business.
- 13:56Right.
- 13:57So it was this much of my business.
- 13:59But I do believe in it.
- 14:00And I do, you know, we help people grow their referral based business as well.
- 14:03So we're believers.
- 14:04But it's not enough.
- 14:05Right.
- 14:06Just like digital is not enough.
- 14:07Referrals aren't enough.
- 14:08And both of those camps tend to not prefer the traditional sources.
- 14:15We're talking open houses, door knocking, farming.
- 14:17You know, all these other things that work really well to bring business in.
- 14:22And that also help you develop momentum and marketplace where you can really start to brand yourself.
- 14:26Which is a whole other topic.
- 14:29And you need a certain level of momentum before branding even matters.
- 14:32Right.
- 14:33So once you develop that momentum through a lot of these other things and the others,
- 14:37then all of a sudden you can start to develop that momentum.
- 14:40So as an example, here's the concern that I have.
- 14:43Let's type out referrals.
- 14:45Referral based business six years ago made up 61% of the average agents business.
- 14:5161%.
- 14:52That's a big number.
- 14:53Right.
- 14:54Five years later.
- 14:56So a year ago now that number had dropped to 44%.
- 15:00It's now down to 41% nationwide.
- 15:0441% of the average agents business comes from repeat referral sphere of influence type clients.
- 15:09Right.
- 15:10And that includes past clients.
- 15:12Why has that number dropped so substantially?
- 15:14Well, one of the reasons why is 92% of buyers now start their search online.
- 15:19And 72% of those work with the first agent they come in contact with.
- 15:24And so what's happened is agents have lost the art of proactively going after people.
- 15:29They've lost the art of making calls.
- 15:31They've lost the art of falling up with people.
- 15:33They've lost the art of converting those calls into into appointments and therefore transactions.
- 15:38And they and they've begun to rely solely on purchasing leads from portals like Zillow,
- 15:44like realtor.com.
- 15:45And again, we buy leads from portals too.
- 15:48Love it, right?
- 15:50Right.
- 15:51But they've lost the skill of marketing.
- 15:53They feel like, think about direct mail farming.
- 15:55Oh my gosh.
- 15:56I mean, here's the things that work that people don't know work because they've never made the investment it.
- 16:01And so long story short, no, none of that stuff's dead.
- 16:04What's dead is the skill set of most agents.
- 16:07So how did we get there?
- 16:08How did the skill sets become dead?
- 16:10What took what replaced store took us away from focusing on those skills?
- 16:14Well, now you're going to make me come back to these.
- 16:16Well, the enemy conversation.
- 16:19But it's not Zillow.
- 16:20It's not their fault.
- 16:21I'm not going there with it.
- 16:22Don't get me wrong.
- 16:23Well, no, I get it was just so we kind of it's like we're used to being fed off the tea or whatever of Zillow.
- 16:28Or if you're if that's where you're leading to.
- 16:30It was too easy for us to get access to high intent leads.
- 16:34That's exactly what it's what's gone on.
- 16:36And so and not only that now.
- 16:37So first of all, there's three things, right?
- 16:39There's three main components that I don't care what business you're in.
- 16:42It can be real estate.
- 16:43It can be mortgage.
- 16:44It could be pumping septic tanks.
- 16:46I don't care what business you're in.
- 16:48You've got to do three things at a high level lead generation lead follow up and lead conversion.
- 16:53Got to do those three things at a high level.
- 16:55If you don't you don't have a business, right?
- 16:57So that said.
- 16:59What's happened is these online portals, realtor and Zillow, right?
- 17:04Those two figured it out early on.
- 17:06They got really smart about it and they basically took over lead generation for a lot of agents in the country.
- 17:11I'm talking massive market share.
- 17:14Once they develop that and they got that stream of income coming in, then what they figured out next was,
- 17:20hey, what are agents now?
- 17:21What do you know?
- 17:22Because they suck at lead generation.
- 17:23So we're going to fix that and then we're going to charge about 24.
- 17:25Then what they figured out is, oh my gosh, agents also suck lead follow up.
- 17:30In fact, they're even worse at that than they were at the lead generation.
- 17:34And so now they come in the end and they say, well, we're going to solve that with op city and with our call centers.
- 17:40Whether it's a concierge or op city.
- 17:43All of a sudden they're saying, well, we're going to solve the lead follow up problem for these agents and we're going to charge them for that.
- 17:49And what's happened is the skill set of the agents is consistently dropping other resources have come in to fill that gap,
- 17:55which is creating that downward pressure on commissions and more so than the consumer.
- 17:59The consumer is not the reason for the downward pressure on the commissions.
- 18:02The lack of skill of agents is what's creating the downward pressure on commissions.
- 18:09Lack of skill of agents in demonstrating why they should command a higher fee.
- 18:15That too, yes, but that's not where it starts where it starts is the lack of skill of agents that lead generation lead follow up.
- 18:22Because now they become so dependent on these other things they've forgotten how to do things for themselves.
- 18:27Now by the time they get out to the appointment, they don't see themselves as valuable as the agents of old, right?
- 18:32And when I say the agents of old, I'm talking about the agents that have been around a while that are doing 204 or 500, 600,000 transactions a year.
- 18:38They understand their value, right?
- 18:41So think about this.
- 18:42You've heard this before, Jeff.
- 18:44I know you know this from all that you've done in your career.
- 18:47And some have heard this, but everybody needs to write this down.
- 18:50This is this is you got to remember this price is only an issue in the absence of value.
- 18:55Right.
- 18:56100% of most agents is not only do they not know how to articulate their value.
- 19:00They don't even see their value to begin with.
- 19:02And you know why?
- 19:04Because they're bringing less and less and less value to the transaction because they're not doing lead generation.
- 19:08They're not doing lead follow up.
- 19:09They're barely doing lead.
- 19:11Yeah.
- 19:12No, I mean, I'm just thinking about that.
- 19:14The phrase that popped in my head, you know, like the role of an agent has changed, right?
- 19:18Because the consumers in control because of tech.
- 19:20You know, your role isn't, hey, find me a house.
- 19:22We don't need you to do that.
- 19:24I don't need an agent or I don't even need an agent to show me a house in some markets.
- 19:28That's right.
- 19:30But people ask the question, are real estate agents going away?
- 19:34You know, are they going to uberize real estate?
- 19:36And I don't believe that's going to happen.
- 19:38So then that's looking at my notes here.
- 19:40What will the agents of, I don't know, 2022 look like, right?
- 19:45In five years.
- 19:47Well, I think that in 2022, the vast majority of agents, so let's back up.
- 19:51Let's back up to 2002.
- 19:55Okay.
- 19:56In 2002, how many teams were out there in 2002?
- 20:01Oh, yeah, yeah.
- 20:02A lot less.
- 20:03Yeah.
- 20:04Very few.
- 20:05Very few.
- 20:06It's pretty like, you know, we did our team for about a decade at that point.
- 20:09Actually, just dying quite a decade.
- 20:11And we, you know, we were one of the very, very few in the country.
- 20:15By 2012, teams were starting to kind of catch on, but they still weren't prolific.
- 20:21Yeah.
- 20:22Fast forward to 2019.
- 20:25Everywhere you go.
- 20:26Yes.
- 20:27And teams are taking over.
- 20:29They have bandwidth.
- 20:30They have budgets.
- 20:31They have systems.
- 20:32They have processes.
- 20:33And it's really like a co-op for agents, right?
- 20:35Because you get all these agents on the team that pull their resources.
- 20:38They get to focus on what they're best at.
- 20:40They don't have to do the things they're not great at.
- 20:42They don't have to manage the administrative team.
- 20:44They don't have to do the administrative work.
- 20:46They don't have to worry about the lead gen and all the systems behind that.
- 20:50All they get to do is their role.
- 20:52And so, and they get to participate in a greater, a greater number of commissions.
- 20:57Maybe a smaller portion, but a greater number of them.
- 20:59So they end up making a lot more money at the end of the day.
- 21:01Right.
- 21:022022.
- 21:03What does this look like?
- 21:05I say the days of the solo agent are going to be all but over.
- 21:10And I don't mean that there won't still be solo agents out there.
- 21:13But the days of the successful solo agent being able to compete with the technology and the systems and the tools and the.
- 21:21And the marketing power that a team has are going to be virtually gone.
- 21:25And so if you're not on a team or building a team in 2022, you're going to struggle.
- 21:30Hey.
- 21:31So are you saying then that we're going to sheets, you know how they say what the average realtor does what four deals a year or something?
- 21:38Are you going to see that kind of go away at the bigger fish or eating that up?
- 21:41Yeah.
- 21:42They are.
- 21:43And what's what's happening is that and it's this happened in 2007 to 2011 when the market shifted.
- 21:49Right.
- 21:50You saw a lot of agents get out of business.
- 21:51We went from a think back then we were in a million three went down to about 700,000 agents.
- 21:54Now we're at what a million and a half million seven somewhere in there.
- 21:57Nobody really knows but call it that.
- 21:59And, you know, we'll probably drop back down to a million agents.
- 22:03You know, and maybe the less that you know I was talking to a buddy mine that runs several major corporation, you know, major real estate entities.
- 22:11And, and he's a believer that we may be down to as low as 800,000 real estate agents in the next three to five years.
- 22:18And that's possible.
- 22:19That's very possible.
- 22:20That said, what's really interesting is the shift.
- 22:25And it's really it's a it's a socioeconomic shift in real estate that it's very similar to what happens in class society in in in in class society.
- 22:35Right.
- 22:36You've got you've got this middle class on real estate and some of these people in this middle class of real estate are starting to figure out how to build teams.
- 22:43They're starting to develop tools and they're gaining a little bit of momentum and they're starting to build market share.
- 22:47They're starting to get some dollars behind them.
- 22:49And then along comes the Zillow or realtor.com and they say, hey, we're out of leads in your market in our we've got a waiting list in your market.
- 22:58And so we can't say leads, but then the agent reminds them, hey, you remember that, you know, half a million dollars I spent with you last year.
- 23:04And then all of a sudden, realtor.com says, oh, look at that.
- 23:07A spot just opened up.
- 23:08Right.
- 23:10That's what happens because you've got such buying power on these teams.
- 23:14The solo agent can't compete.
- 23:16Not only that because of the systems of processes, your conversion rates are higher.
- 23:20And here's the next to mark my words.
- 23:22This is what's going to happen next.
- 23:23Zillow is going to figure out realtor.com is going to figure it out.
- 23:26And I can tell you they're going to figure out because I'm coaching them on some of it.
- 23:28But you but I'll tell you that what's going to happen next is they're going to figure out that just like ask the manager.
- 23:35Ask management companies, Fannie Mae nations all those big banks that did back in the day.
- 23:39These guys are going to figure out that I'm only going to send business to agents that I know are going to succeed with that business.
- 23:44They're going to get the conversion rates that we need to get.
- 23:47Right.
- 23:48And Zillow's kind of done that already with kind of the new version of their program, right?
- 23:51Where there's a quality of service.
- 23:53Yeah.
- 23:54Yeah.
- 23:55Look, quality of service.
- 23:57Make no mistake about it.
- 23:58Quality of service to them.
- 24:00It's important.
- 24:01But it's not as important as quantity.
- 24:03They want to see numbers.
- 24:05They got their shareholders don't give a rip about quality of service.
- 24:08They're shareholders care about how much what's my dividend this month.
- 24:11That's what they care about.
- 24:13And so what they're going to look at is why would I send a lead to this solo agent over here that's not getting to the lead quickly.
- 24:20That's got to that's literally less than 50% likely to even follow up with the lead, which is the current statistic by the way.
- 24:26It's ridiculous.
- 24:28When I can send it to this team that's virtually 100% guaranteed they're going to follow up with lead.
- 24:33And their conversion rate is far superior than that solo agent.
- 24:37This is where it's going.
- 24:38And they're tracking this stuff like you can't leave.
- 24:42All right.
- 24:43So so seniors were talking about Zillow right that let's let's keep this thread going for a little bit.
- 24:48You know, I think this was under the premise of is Zillow the enemy.
- 24:51So we got the I buyer thing happening and you know, then there's.
- 24:56The leads and you know this very well though.
- 24:58So the people I read a statistic.
- 25:00I think it was from Zillow that every five minutes they get somebody on their website asking, you know, entering their house to be bought by Zillow.
- 25:07And of course, as you may you may know the numbers better than me.
- 25:09I think they only take currently anyways.
- 25:11What?
- 25:12I mean less than double digits of those of those offers.
- 25:16It's not a lot.
- 25:17It's not a lot.
- 25:18It's under 5% because they don't meet the right parameters.
- 25:21And then what I look at that is everybody's like banging on Zillow and his Zillow sucks and all this.
- 25:26But correct me from wrong.
- 25:28Aren't isn't Zillow then taking those leads from the I buyers right and doling them back out to real estate agents?
- 25:34Sure.
- 25:35Of course they are.
- 25:36So how is Zillow the enemy then?
- 25:38And I agree with you.
- 25:40Zillow is not for real estate agents.
- 25:42We'll talk about mortgage in a minute, but for real estate agents.
- 25:44They're not the enemy and in fact, you know what the enemy is?
- 25:46The enemy is ignorance and slothless.
- 25:48That's the enemy.
- 25:49Oh, you're smart.
- 25:50If you want to make money in this industry, it's easy to do.
- 25:54You just got to get smart and you've got to start working your butt off.
- 25:57And that's something that's lost on most agents.
- 25:59Then they act like, oh, I work really hard because I put 60 hours or 80 hours a weekend.
- 26:03What do you do with that 60, 80 hours a week?
- 26:06Yeah.
- 26:07Most of it.
- 26:08Show me what you actually did in the last 60, 80 hours.
- 26:10So no, Zillow is not the enemy.
- 26:12In fact, if anything, Zillow is doing us a favor as an industry.
- 26:17And I would say the same about real estate companies.
- 26:19Why?
- 26:20Because they're forcing us to get better.
- 26:22They're forcing us as an industry to sharpen our saw, learn new skills, and get better.
- 26:27And the agents that do that, the agents that embrace it, they're going to make a ton of money.
- 26:32Look at the travel agents industry.
- 26:34Look at travel agents.
- 26:35And by the way, real estate is not going to be as easy to disrupt as the travel agents.
- 26:40No.
- 26:41Or taxis or any of that.
- 26:43Look at the difference.
- 26:44You're talking about the largest financial transaction of people's lives.
- 26:47It's a very different bargain.
- 26:48Right.
- 26:49That being said, even in an industry like travel, which was very easy to disrupt, there are still travel agents out there making huge dollars.
- 26:58And they have even stronger businesses than they did before, you know, orbits and all the travel hosties and all these online travel agencies came onboard.
- 27:08So I think we should, you know, let's back up.
- 27:11It's not Zillow's fault that we gave our data away.
- 27:14We chose to do that, right?
- 27:16Not with something that the real estate industry as a whole said, we're going to make the data more available to everyone.
- 27:22Great. You know what?
- 27:23If that ship has sailed, data is gone.
- 27:25Can't bring it back.
- 27:26Don't blame Zillow for taking advantage of that.
- 27:28All there are is a bunch of guys got together said, hey, get this.
- 27:31Here's an opportunity.
- 27:32Let's capitalize on it.
- 27:33You're just jealous.
- 27:34You didn't figure it out first.
- 27:36I'm not saying you, Jeff, I'm saying.
- 27:38No, no, yeah, yeah.
- 27:39Well, I kind of am upset.
- 27:41I didn't figure it out, but I'm not rich, pardon, you know.
- 27:44Exactly.
- 27:45Okay, so I don't want to leave the loan officers listening, hanging.
- 27:49What is your then angle on?
- 27:51Because this is where I don't know necessarily where I stand.
- 27:54I do believe that anybody who's like I've talked to the loan officers who are spending money on Zillow leads,
- 28:00typically in a copay situation with real estate agents, because some LLs feel like beholden to that.
- 28:05You know, I've talked to one LL a couple of weeks ago, you know, who basically told me,
- 28:09he's like, yeah, I'm worried about Zillow.
- 28:11They bought a mortgage company.
- 28:12There's no doubt they're going to continue to grow and expand and try and grab that mortgage.
- 28:16But his issue is, well, I can't give up that thing with the agent because if I do,
- 28:21I'm going to lose the business.
- 28:22What do you have to add to that?
- 28:24So first and foremost, it's probably right.
- 28:27That's probably not far from the truth.
- 28:30That being said, you've got to educate yourself on how to bring in business in other ways.
- 28:35You've got to stop relying on these portals for business.
- 28:38And I'm not saying that you don't take advantage of it.
- 28:40Look, if the ROI is there, buy it.
- 28:43As long as the ROI makes sense, go for it.
- 28:46But you better figure out some other ways to bring in business.
- 28:49And you better make sure that there's no lead source in your portfolio that brings in more than 25% of your business.
- 28:55None.
- 28:56If I'm buying any business, anybody in wise person that goes out and buys businesses,
- 29:00there's lots of people out there flipping businesses, PE firms on us.
- 29:03Anytime they see a business that has more than 25% of their business coming from a single source,
- 29:08they're concerned, in fact, for most of them, it's less than 5% is where they want to be.
- 29:12So you've got to diversify that lead flow.
- 29:14And if you learned better how to market, if you did a better job of getting the consumers before they get the zillowareal.com,
- 29:20guess what?
- 29:21It wouldn't be an issue.
- 29:23So we're going to pick up the pace of questions because you're getting me amped up here.
- 29:26So how can I, as a realtor or loan officer, beat zillow to the customer?
- 29:32First of all, partner closer with your agents.
- 29:35Okay.
- 29:36Stop becoming a tool for your agents and become a partner for them.
- 29:42Stop being beholden to your agents and be in business with your agents.
- 29:48And that's something we can, and we talked about that earlier.
- 29:51We should do an entire webinar on our podcast on exactly how do you do that?
- 29:56But when you really are a partner with the agent, let's call it,
- 30:00what is the agents are doing?
- 30:01Some of the agents, and I'm talking about the bigger teams in particular, right?
- 30:05And really, let's talk about agents that are doing at least 75 transactions a year,
- 30:10but you start getting into 75 and more transactions a year, you start getting into a group of people
- 30:14like kind of know a little better what they're doing.
- 30:16You get into the 150 plus transactions a year, now we start to get good.
- 30:21The higher you go up the food chain, the more they're going to expect of you,
- 30:25but more likely, the more likely they are to want to partner with you.
- 30:30And when I say partner, I mean, make you a part of the team.
- 30:33Exactly.
- 30:34And that isn't necessarily, although it could be part of it, just about ad spend for leads and that kind of stuff.
- 30:41That's right.
- 30:42Although I've often seen that it is part of that when you get into the larger teams,
- 30:45but the difference is is that what they probably value equally,
- 30:49in some cases more, is the service that they're going to get for their clients.
- 30:54Oh, well, let's talk about that for a second.
- 30:56Well, okay, go ahead.
- 30:59That's an expectation.
- 31:00So I love it when a lot of people say,
- 31:03oh, you know, I deliver the best service.
- 31:05I might take better care of them.
- 31:06I'm going to be there when you need me.
- 31:09Dude, of course you are.
- 31:11That's expected.
- 31:12Like, that's not going above and beyond.
- 31:14That's not exceeding the expectation.
- 31:16That's meeting the expectation.
- 31:18Now, to your point, though,
- 31:20writing a check is not enough.
- 31:22Like, if I'm in a partner with an L.O.,
- 31:25writing, I can get a lot of people to write me a check.
- 31:28I don't need to be talking about, I'm going to expect your money,
- 31:30because if we're going to go out and we're going to spend all this money,
- 31:32and I mean, I've got agents that are spending millions of dollars at least,
- 31:35top buyer of realtor.com leads in the country,
- 31:37spends five million dollars a year on realtor.com leads.
- 31:39Do you think his lender kicks in?
- 31:41You bet they do.
- 31:42And they should, right?
- 31:44Because these are leads that we're both getting.
- 31:46Here's the difference.
- 31:47Most agents want you to cut them a check with no accountability
- 31:50and with no participation.
- 31:52What should happen is, you should be involved.
- 31:55Those leads come in.
- 31:56You should have access to those leads as well.
- 31:58You should be calling those leads as well.
- 32:00You should be going to the team's meeting,
- 32:04to the team call lights, to the team huddles.
- 32:06You should be involved in all of that stuff,
- 32:08and you should be a full and complete part of the team,
- 32:10just like any agent on that team.
- 32:12And when that's happening, there's a big difference between that
- 32:15and how I wrote you a check, send me business.
- 32:17And I would never write somebody a check that couldn't show me
- 32:20that they have a track record of doing business.
- 32:23Of converting those leads, for example.
- 32:25And not just converting the leads, but directing the traffic.
- 32:29You want me to cut you a check.
- 32:31You want me to, I'm going to get a certain amount of business.
- 32:34Now, you're going to be careful.
- 32:35Don't screw up and start violating rest plus here, right?
- 32:37We're not talking about that.
- 32:38But the reality is, I've got to have a track record
- 32:42of really putting that loan officer front and center
- 32:45or it's not fair of me to ask them for a dime.
- 32:47Yeah, yeah.
- 32:48I agree.
- 32:49I love that premise, 100%.
- 32:50I've tried to coach some L.O.s on that.
- 32:52And they think that all the agent is looking for is a check
- 32:56and you're right.
- 32:57I think some of the lower producing agents is looking for the check.
- 33:00And that's where you need to have the honest talk.
- 33:03And I always try and coach L.O. a little bit to say,
- 33:06hey, why don't we kind of two things?
- 33:09You can maybe call BS on this if you want.
- 33:11I mean, one is, I don't want to get down the red hole
- 33:14and scripting and everything.
- 33:15But basically, it's like, I'm open to doing that.
- 33:18However, I think we should walk before we run.
- 33:20Part of my value add is not just co-marketing with you.
- 33:22Whatever, it's the, here's my goal.
- 33:25Is I want to create a referral out of every transaction we work together.
- 33:29So let me map out for you how my customer experience
- 33:32blows the socks off your customers and generates a referral
- 33:35and puts you in a good light, you know,
- 33:37edifies you and makes you look like a hero as well.
- 33:40Is that legit at all from the agent perspective or is that BS?
- 33:43Depends on the agent.
- 33:44I think it's great for the tier two agent.
- 33:46I think a lot of tier two agents would buy that.
- 33:48And they'd be like, okay, that's great.
- 33:49That sounds good.
- 33:50You start getting into the guys that are doing two, three, four,
- 33:52five hundred transactions a year,
- 33:53they're going to be able to answer my question.
- 33:56Because remember, they're all high D's, right?
- 33:58I mean, they are.
- 33:59They're, you know, they're high D's.
- 34:00They have high expectations.
- 34:01They have no time for BS.
- 34:02They don't want to screw around.
- 34:04If I, if I talked to you about let's, you know,
- 34:06let's get down to brass tax.
- 34:07Let's have you contribute.
- 34:08You know, our expectation is, you know,
- 34:09we're going to provide these resources.
- 34:11We're going to make you a part of the team and in exchange,
- 34:13in being a full and complete part of the team,
- 34:15you're going to participate in the cost of acquiring those clients.
- 34:19If in response to that, I get an answer that's anything other than,
- 34:22okay, what does that look like?
- 34:24And then my concern is now,
- 34:26I don't want to be pushing a card up bill.
- 34:28I don't want, it's like pushing rope up a hill, right?
- 34:30So what I want to know is,
- 34:32and I'm okay with a lender coming back to me and saying,
- 34:34hey, look, all right, I get that.
- 34:36But I have to get ROI out of it.
- 34:38I as lender, I have to get ROI.
- 34:41And if I'm not getting ROI,
- 34:42it's not a win-win for both of us.
- 34:44Totally get it, right?
- 34:46That's what you want to get to the big producers.
- 34:47You got to punch them in the face.
- 34:49And they're okay with it.
- 34:50They can take a punch, punch me in the face.
- 34:52Tell me you got to get ROI. Great!
- 34:54All right, now let's talk about how we're going to get it together.
- 34:56The referrals, that's all nice and warm and fuzzy.
- 35:00And that's great stuff on the side.
- 35:02And I do want that, I love that.
- 35:04I think that will help us out.
- 35:06But that's not to mean the payoffs.
- 35:08The meat and potatoes is,
- 35:10we're going to be buying leads.
- 35:12It's going to take 12 to 18 months to convert most of those leads, right?
- 35:14Because online leads take a long time to convert their leader
- 35:16and their cycle.
- 35:18But if it's a Facebook lead, a paper, a quickly lead, whatever,
- 35:20I'm 12 to 18 months out.
- 35:22So, we together need to understand,
- 35:24not only what the investment is going to be for both of us,
- 35:28but we also need to understand the cash conversion cycle for those leads.
- 35:30How long to take me?
- 35:32If I spend a dollar today, how long to take me to get ROI on that dollar?
- 35:34Now, so as long as we're real with each other about that,
- 35:36and I've got your commitment that you're going to get into the database,
- 35:38and either you or someone on your team,
- 35:40we're going to be making calls to that same database
- 35:42that my team is going to be making calls to,
- 35:44and we're going to be cross-endourcing each other.
- 35:46And we're going to be cross-endourcing each other.
- 35:48Now we can talk when, when, anything short of that,
- 35:50it's a waste of time for both of us.
- 35:52Yeah. And was that you talking there or the realtor?
- 35:54I mean, sorry, the L.O. or this both, okay?
- 35:56Yeah, so hopefully everybody should be having that conversation.
- 35:58Because if I be L.O.
- 36:00And I've got a level of expectations of that relationship.
- 36:04Here's the problem. Most L.O. is just like most agents
- 36:08are expecting way too much out of short term
- 36:10and not enough out of long term.
- 36:12Right, right.
- 36:14So how would you then just take that out one more thread there
- 36:18in terms of like coaching the L.O. who's listening?
- 36:20What's a timeline they should have around seeing R.O.I.
- 36:24or return on promise or activity, you know what I mean?
- 36:28Well, they're, okay, those are very different things.
- 36:30Yeah, yeah.
- 36:32So first of all, R.O.I., you're not going to like my answer on this.
- 36:34The L.O.s are going to hate me for saying this.
- 36:36R.O.I., you're really talking a minimum of six to 12 months
- 36:40before you get any substantial R.O.I.
- 36:42on that type of relationship.
- 36:44Now, activity, very different thing.
- 36:48And it's not even just the activity, it's activity
- 36:52and it's momentum, right?
- 36:54You should see a momentum start to develop
- 36:56as you build that pipeline.
- 36:58And that should happen within 30 to 60 days.
- 37:02You should start seeing some of that momentum start to build.
- 37:06And so, but you, if everybody's,
- 37:08whether it's the L.O. or the real estate agent,
- 37:10if either of them is expecting R.O.I. too soon, they will both fail.
- 37:14Right, right.
- 37:15And just to be clear by momentum, you mean, like you said,
- 37:18hey, as an L.O., I'm invited to the team meetings.
- 37:20I'm part of it.
- 37:21I'm getting access to the CRM, whatever.
- 37:23And I'm getting leads.
- 37:25And I'm able to call those leads.
- 37:27And I'm having conversations.
- 37:28And I'm setting up meetings.
- 37:29And I'm taking apps.
- 37:30And I'm pulling credit on some.
- 37:32And, you know, we've got some people that are out looking.
- 37:34I'm doing pre-approval letters for a handful of them.
- 37:38There's a lot of things that lead to an actual closing
- 37:42that happened long before that closing happens.
- 37:45I need to start seeing some of those things
- 37:47somewhere along this process before I, you know,
- 37:51before I start believing that, yeah, this is going to work out long term.
- 37:54And it really all starts with, if I'm writing a check,
- 37:57how quickly am I getting leads?
- 37:59Mm-hmm.
- 38:00Right.
- 38:01How soon do I, if I'm, if I'm writing this check for whatever amount of money it is,
- 38:04let's say it's, for, let's say it's just two grand a month.
- 38:07Yeah.
- 38:08So I'm spending two grand a month to share in this agent's portal leads.
- 38:12Well, portal leads turn on pretty quick.
- 38:14Within 60 days, I should be getting leads
- 38:16and I should be calling and having conversations with people.
- 38:18Right.
- 38:19And I want to get those leads fast.
- 38:21Because the best thing that agent and I can do is get on the phone with them immediately
- 38:25and be very tenacious about the follow-up.
- 38:28And here's an, oh, man, here's another good one.
- 38:31Here's a pet peeve of mine.
- 38:32Oh, my God.
- 38:33I think I'm crazy for this.
- 38:35Your LOs are going to crucify me for this.
- 38:37But you want to know what the biggest mistakes agents make.
- 38:39And you've got to be willing to slow roll the process to get what you want in the long term.
- 38:44Okay.
- 38:45All right.
- 38:46Too often, give me an example.
- 38:47You ever been on blind date, Jeff?
- 38:49Thankfully, not for a long time.
- 38:51Okay, but at one point in your life, you were on a blind date, right?
- 38:54There's one very specific one I tell all the time.
- 38:56Yes, go ahead.
- 38:57I can't wait to hear this.
- 38:59Let me just ask it.
- 39:00If you knocked on the door, girl opens the door and you dive right in for a kiss.
- 39:05What's likely to happen?
- 39:06Oh, slap me in the face.
- 39:07Yeah.
- 39:08Game over, right?
- 39:10Like, okay.
- 39:11And so here's the problem.
- 39:13Most agents and LOs are trying to make out with the consumer on the front porch
- 39:17before they even freaking took them to dinner.
- 39:20Take me to dinner.
- 39:21Take me to a movie.
- 39:22Buy me some fires.
- 39:23Do something to bring me value.
- 39:25But don't freaking try and make out with me on the porch.
- 39:27Drug dealers are smarter than this.
- 39:29Think about this.
- 39:30Drug dealers are smarter than most LOs in real estate agents.
- 39:33They're stupid, right?
- 39:34Here they are.
- 39:35They're in a business where they're dangerous to them.
- 39:38It kills their customers.
- 39:39Don't fake.
- 39:40Kill them.
- 39:41They can get arrested.
- 39:42There's all kinds of things that can go wrong with this.
- 39:45But here's what they know that real estate agents and LOs don't.
- 39:49First one's free.
- 39:50Then you got to pay.
- 39:51Think about this for a second.
- 39:54Because here's what most real estate agents do.
- 39:57The very first thing agents want to do before they'll go to someone's houses
- 40:01is they want to get a pre-approved.
- 40:03That's right.
- 40:04Uh-huh.
- 40:05Worst move on the planet.
- 40:07Sales prevention 101.
- 40:09You just lost my audience.
- 40:11Dude.
- 40:12What's this?
- 40:13But I'm going to make your audience a ton of money by helping them understand
- 40:17why this is important.
- 40:18All right, bring it.
- 40:19The agent cannot build rapport over the phone.
- 40:22Particularly not when they start expecting people to jump through hoops
- 40:26before they'll give them the service.
- 40:27They deserve.
- 40:28We're in a service industry.
- 40:29And yet we've forgotten how to serve people.
- 40:31I call you up.
- 40:32I ask you for the price of the home first thing you say.
- 40:34Are you pre-approved?
- 40:35Are you freaking kidding me?
- 40:36I say I want to go look at the house.
- 40:37You say I got to talk to your lender first.
- 40:38What?
- 40:39I'm just going to call the next guy who's not going to make me jump through that hoop.
- 40:42Right.
- 40:43Don't make me jump through your hoops.
- 40:44Now that being said, I'm going to give your people a script.
- 40:47I want everyone lo and officer on this call to get this script.
- 40:50And every agent needs to write this down.
- 40:52There's a script we use that will get the consumer to want to talk to the loan officer almost every time.
- 40:57All right.
- 40:58Virtually every time.
- 41:00You'd have to be a moron to say no to this quite.
- 41:02I thought that was the start of the script.
- 41:04Go ahead.
- 41:05No, that's the start of the script with the agents.
- 41:08No, I can't.
- 41:09But here's the deal.
- 41:11So first and foremost, I get that person on the phone.
- 41:14The number one thing I have to do is I'm scheduling a time to show them the house.
- 41:17I don't care if they're qualified.
- 41:19I don't care if they ever qualify.
- 41:21I got to show them the house because here's what I could do.
- 41:23If I treat them with respect, and that other agents didn't treat them with, or that other L.O.s didn't treat them with.
- 41:27And if I just set up a time for them to get what they want, which is the price to go see the house,
- 41:31or if I just give them what they want, I have a way better chance of taking that next step.
- 41:36If I want that kiss at the end of the day, I got to start off by bringing her freaking flowers.
- 41:41Right.
- 41:42So that said, once I have set the appointment on the same phone call even,
- 41:47as long as I've set the appointment, now I've earned the right to ask the following question.
- 41:53Okay.
- 41:54Jeff, if they could save you 10 to 20,000 dollars on your mortgage,
- 41:58would you be interested in just chatting with one of our lenders?
- 42:02Sure. Why not? What's the rest?
- 42:04What kind of moron would ever say no to that?
- 42:06Yeah. Yeah. Right?
- 42:07Unless they're married to a lender or something.
- 42:10Which in that case, it's not a lead for the lender anyway.
- 42:12They've lost nothing. Right?
- 42:14And so, but the key is it's switching.
- 42:17It's like Simon Sinek.
- 42:18What does Simon Sinek talk about?
- 42:20It's not that the conversation is wrong.
- 42:23Instead, it's backwards.
- 42:24People are starting from the wrong point.
- 42:27You have to start with why?
- 42:28Right?
- 42:29So what is it they want?
- 42:30What they want is to go see the house.
- 42:32Yeah.
- 42:33Give them that.
- 42:34And then that when you ask that other question in a different way,
- 42:37you know, if you use that script, I'll give it to you again.
- 42:40If they could save you 10 to 20,000 dollars on your mortgage,
- 42:43would you be interested in chatting with one of our lenders?
- 42:46Super low key, no pressure.
- 42:48Nobody's going to say no to that.
- 42:50But when you say, hey, I got to have you talked to my lender
- 42:52before I could take out and show houses.
- 42:54Roadblock. Right?
- 42:56Like, that's, that's just, I don't want to talk to you.
- 42:58You're throwing up roadblocks.
- 42:59You're trying to dictate to me.
- 43:00I'm an adult. Don't tell me what I got to do.
- 43:03I'm 21 years old, man.
- 43:04I got to.
- 43:06All right.
- 43:09Let me ask you a different question then.
- 43:11And that's great script, by the way.
- 43:12Thank you for sharing that.
- 43:13Do you think that consumer behavior is shifting or will shift
- 43:18so that more buyers will go lender first, realtor slash home
- 43:22second?
- 43:23No.
- 43:24Because we want nobody gets online in their pajamas and says,
- 43:28let's look at loans.
- 43:29Right.
- 43:30I asked that again, because it goes under kind of the context
- 43:33of our discussion today, which is you see a lot of people like
- 43:36I saw one company loan depot, for example, right?
- 43:39Talked about some data that they have that showed consumer
- 43:42behavior with shifting.
- 43:43And I'm like, where?
- 43:44Yeah.
- 43:45I don't believe.
- 43:46So one of one of my buddies got in Chris Ellery.
- 43:48You might know Chris.
- 43:49Oh, sure.
- 43:50Yeah.
- 43:51Yeah.
- 43:52You guys super smart guy.
- 43:53Let me tell you, man, that guy comes from a real stick background.
- 43:56Yeah.
- 43:57Right.
- 43:58It's not the consumers.
- 43:59The process starts with the, well, let me back up.
- 44:02The process starts with the desire to look at homes.
- 44:04Right.
- 44:05You hear?
- 44:06Either desire or the situation.
- 44:08Right.
- 44:09Somehow they bump into a home online like, wow, that's called wonder
- 44:11what it would be like to move.
- 44:12Right.
- 44:13And sitting in their underwear watching TV sitting on their laptop.
- 44:15Right.
- 44:16I mean, that's literally where this happens.
- 44:18And so their first thought is not, how do I get loaned?
- 44:21You got to remember people, they don't, they don't think that far ahead.
- 44:24They want what they want.
- 44:25They want the house.
- 44:26They don't realize, oh, I got to give it a loan to do that.
- 44:29So give what they want.
- 44:30Give them pretty pictures of pretty houses.
- 44:31That's where it starts.
- 44:32And once you get that hook set, you know, once you get them interested,
- 44:35then you can kind of get the conversation started.
- 44:37And once you get them far enough down the path,
- 44:39you can ask them for permission to connect a couple of letters.
- 44:41No, I don't think that's going to change.
- 44:43I, in fact, honestly, I can't imagine that changing anytime ever.
- 44:47That may be wrong.
- 44:48But.
- 44:49What do you think about the premise of the,
- 44:51the premise of the loan officer running house ads,
- 44:54like Facebook ads, for example, right?
- 44:56And kind of trying to be the source of leads for real estate agents.
- 44:59As long as they're not practicing real estate without a license,
- 45:02which they have to very careful of in various states.
- 45:04I don't want them in to get any kind of trouble that way.
- 45:07I'm all about the, the loan offs are doing anything they can do
- 45:11to get direct consumer.
- 45:12And then you think about this.
- 45:14All right, I'm like, I'm a guy that does 400 transactions a year,
- 45:18let's say.
- 45:20You the lender, you want to get in with me, right?
- 45:22I'm your, I'm your whale, right?
- 45:24I'm the guy you want to get connected with,
- 45:27because I can open doors for you that nobody else can.
- 45:29Sure.
- 45:30You come to me with, well, I'm going to take really good care of your people,
- 45:33and I'm going to, I'm going to, I'm going to get them to send you referrals.
- 45:36The next guy comes in and says, hey, what?
- 45:39You know, I, I drive a lot of business myself every year.
- 45:42I generate, you know, about 100 transactions a year.
- 45:45I can't guarantee all of it,
- 45:47because I've got other agents I work with that I'm already committed to,
- 45:49but I can, I can, here's what I can tell you.
- 45:51I can, I can guarantee you 10 leads a month from me.
- 45:54And, and on average, we're going to convert at least one of those 10 leads
- 45:57to a transaction.
- 45:58So I can, I can, I can, I can basically, I can pretty much guarantee
- 46:01a 12 transactions a year.
- 46:03And so is that interesting to you?
- 46:05That's a whole different conversation.
- 46:0712 transactions isn't a lot to a guy that does 400 units a year,
- 46:10but it's something that no other L.O. has told him.
- 46:13Well, also, different conversation.
- 46:15Also, his cost of acquiring that is pretty much nil also.
- 46:18He wrote.
- 46:19Yeah.
- 46:20That's right.
- 46:21So if his average commission, whatever, do that, I'm sure you do the math.
- 46:2320 grand.
- 46:24That's another 200 grand.
- 46:25I just brought you.
- 46:26That's right.
- 46:27In GCI, you know.
- 46:28That's right.
- 46:29And more important.
- 46:30Here's what I really, it's the numbers.
- 46:32The numbers themselves aren't important.
- 46:34It's what's behind the numbers.
- 46:35It's the intent behind the numbers that is what matters.
- 46:37Yeah.
- 46:38Because what you've shown me is, hey, I'm not coming with my handout.
- 46:41Hey, send me business, send me business.
- 46:43And you know, all this money generating leads just send me business.
- 46:46Because I'm going to take better care of people.
- 46:48I'm going to give them an eighth of a point better on their rate.
- 46:50Like, the agent doesn't care about that.
- 46:52They really know.
- 46:53But when you come to me and you say, look, I want to bring you business.
- 46:57Let me prove it to you.
- 46:59Okay.
- 47:00Now we're talking.
- 47:01Interesting.
- 47:02Yeah, I'm putting this in a context of like my audience, the listeners,
- 47:05and knowing that most people aren't dealing with the mega agents that you're,
- 47:11you know, dealing with, they're talking about the team agents.
- 47:13I, I, they can.
- 47:14And there are those opportunities.
- 47:16But I think we're like, you know, versus here, we're here.
- 47:18You know what I mean?
- 47:19So let me, can I speak to that real quick?
- 47:21I get the start with this.
- 47:23Yeah.
- 47:24Breaking stop it.
- 47:25Why?
- 47:26Why are you dealing with the bottom of the bear?
- 47:28Why are you doing business with the guys that do four transactions a year?
- 47:31Why waste your time with that?
- 47:33When the same amount of time for energy can be put into a team that does 75,
- 47:37100, 200 transactions a year.
- 47:40Yeah, here's the, here's the, here's the, here's the why?
- 47:42Because I don't have those systems in place to, to, to offer the league.
- 47:46Okay.
- 47:47Watch this.
- 47:48When I was, I got, so I started selling real estate in 1991.
- 47:50I was, I was in high school.
- 47:51So I got, I got, I got, I turned 18 in January.
- 47:54Got my license in March.
- 47:56And by graduation in June, I was the number one agent in my office.
- 48:00I was out taking listings at eight and ten percent.
- 48:03At a time when nobody was taking anything over seven percent.
- 48:07Every agent in my office, freaking while not every.
- 48:09But most of the agents in my office hated my guts.
- 48:11There's no reason I should have been able to do that.
- 48:14But you know why I did that?
- 48:15Because I didn't have the hang-ups.
- 48:17I didn't care that I didn't have systems in place.
- 48:19I didn't know that I didn't have systems in place.
- 48:21I didn't know what I didn't know.
- 48:23I wasn't afraid to ask for the business.
- 48:25Stop making freaking thinking that you've got to have everything perfect
- 48:28before you can go get the business.
- 48:30You know what?
- 48:31I was doing well over a thousand transactions a year.
- 48:34120 to 180 transactions a month.
- 48:37And you know what?
- 48:38I would way rather have a loan officer come to me and say,
- 48:41look, you know what?
- 48:42I got no systems in place.
- 48:43I'm working my butt off for you.
- 48:44And I'm going to bring you business.
- 48:46I'll give that guy a shot all day long over the guy with all the systems in the world
- 48:50that's all arrogant and thinks that, well, you know, I'm not going to jump through your hoops.
- 48:54I'm not going to, you know, I don't need to prove myself to your team
- 48:56because I'm already doing a bunch of things.
- 48:57I screw that guy.
- 48:58I want the young kid that has no clue what he's doing
- 49:02but will work as freaking butt off and really mold himself to our team
- 49:06and our team's way of doing business.
- 49:08Bring me that guy all day long.
- 49:10So this leads me to kind of getting to wrap this wonderful conversation up.
- 49:14Then what are the skill sets?
- 49:17Then like the loan officer should be working on to diversify.
- 49:22Like you said earlier, 25% max lead source for like if you're 80% agents,
- 49:27okay, as a loan officer, 80% of your business is coming from agents.
- 49:31I'm alone off.
- 49:32What would you advise?
- 49:33I need to start the skill sets.
- 49:34I need to start to develop to survive and thrive this shift here.
- 49:38First of all, ready.
- 49:39I'll rate this down.
- 49:40Ready, fire, aim.
- 49:42Quit trying to make everything perfect.
- 49:44Get comfortable being uncomfortable.
- 49:47And then act as if, right?
- 49:49Just act as if.
- 49:50Just go out there and just act as if you're already.
- 49:52And I don't mean be arrogant.
- 49:53That's not what I'm saying.
- 49:54What I'm saying is tell yourself over and over and over again that you're successful
- 49:59and go be successful.
- 50:00Now, logistically, what are some lead generation sources that I as a loan officer
- 50:04can start really learning how to do at a higher level that will bring value to me
- 50:07into my agents?
- 50:08And by the way, before we go there, stop shifting with refi markets.
- 50:16When the refi market comes around, what happens to most loan officers?
- 50:19They have banned in their agents and they get focused on refi.
- 50:21And then they come back begging the agents for business later on.
- 50:24True that guy.
- 50:25I have no time for that guy.
- 50:28And every time that guy comes knocking on my door in my response to saying,
- 50:32Hey, remember when I was trying to get a hold of you when the refi bloom was happening?
- 50:35And you had no time for me and you weren't interested in the team or contributing?
- 50:38Yeah, screw you.
- 50:39And so first of all, know that.
- 50:42Next, learn and get some new skill sets.
- 50:45Learn how to do an open house where you get 50 to 150 people out to an open house.
- 50:49You want to bring value to an agent that doesn't cost you any money or cost you very, very little.
- 50:53Do that.
- 50:55I'll even tell you exactly how to do it for free.
- 50:57Go to our website.
- 50:58Go to cobalt.com to our blog and scroll down and find the massive open house.
- 51:03This blog, there's an hour long video on exactly how to do it.
- 51:05And a whole checklist on everything you can do that will get you 50 to 150 people out to your open house.
- 51:10Just do that.
- 51:11Call up an agent and say, Hey, how'd you like me to help you get 150 to 150 people out to your next open house?
- 51:18Well, that sounds great.
- 51:20How are you going to do that?
- 51:21I'll show you.
- 51:22Let's go do it together.
- 51:24Start thinking differently.
- 51:26Start bringing value and in ways that the agent can understand because he doesn't think customer service like you're thinking.
- 51:34And I don't want to say they don't care about it.
- 51:36They talk like they care about it.
- 51:37But the reality is what they care about is they got to pay their mortgage next month.
- 51:40How are they going to do that?
- 51:41Right.
- 51:42Right.
- 51:43So I love that at, you know, basically get better at generating business for both you and your referral partners.
- 51:49Yes.
- 51:50And what's your take on the play for nine.
- 51:53I kind of think I know this question, but.
- 51:56Are you an advocate of real estate agents, loan officers, creating a personal brand right showing up with content, video marketing, right?
- 52:03All that kind of jazz independent of one other.
- 52:05Yes.
- 52:06So I don't believe in.
- 52:08So I want them to be very close partners.
- 52:10Right.
- 52:11So they each should go out and be building their brand.
- 52:13Right.
- 52:14But what I don't, what I, yeah.
- 52:15So what I wouldn't say is I wouldn't say have them partner up and have them have a co brand because.
- 52:19I'm not a, I'm not a big believer in an official partnerships, right?
- 52:23Where you, where you, where you co-own an entity.
- 52:26That's, that's a recipe for disaster.
- 52:29But yes, I think that the loan officer should go out and build their brand.
- 52:32And social media is a great way to do that.
- 52:34There's a million other things you can do that don't cost a lot of money that will help with that.
- 52:39But as you build that brand, what do you do?
- 52:41Now you create some, you start bringing in some leads that now you can share with the agents that you work with.
- 52:47So now instead of becoming a parasite, which is the way most agents look at a lot of lenders, right?
- 52:51And I hate to say it, but that's, it's just like consumers think agents are parasites, right?
- 52:56Right.
- 52:57Rather than eating just, you know, sponging off that agent, which I don't care with, bring a little bit of value to the table through, you know,
- 53:04sort of things you can do by creating your own brand.
- 53:07Now when you talk about creating your brand, it is a long-term play.
- 53:11This is not a short-term play.
- 53:13And this is not for a brand new loan officer, right?
- 53:15This is not for somebody that, you know, I've never done a transaction.
- 53:18And I'm going to go ahead and create a brand and all of a sudden I'm going to do a bunch of business.
- 53:21No, that's not how you're going to get business in the beginning.
- 53:23You're going to get business in the beginning because you're going to hustle.
- 53:25Your brand, you know, building your brand, that's going to take 12, 24, 36 months.
- 53:30And it's going to be very, very slow.
- 53:32It's going to take a lot of time.
- 53:33It's going to take eight to 12 months minimum before it starts to pay out anything.
- 53:36And then it's going to take 24 months before it starts being even reasonably worthwhile.
- 53:40And then you start getting 24 plus months into it and you start to realize, wow, that was a good thing I did that.
- 53:44Yeah, yeah, exactly.
- 53:46It's a long play.
- 53:47And it goes to your point earlier, if there's, you know, people are interested in the short-term sales DNA, basically.
- 53:53It's kind of like I was reading something earlier.
- 53:57Who said this?
- 53:58You know, expecting leads to like respond right out of the gate is like going fishing and expecting fish is just jumping the boat, you know?
- 54:04That's exactly right.
- 54:06Yeah, not going to happen.
- 54:07Well, of course, one of the ways that I'm helping my people to add value to real estate agencies is teaching them how to fish.
- 54:13Yes.
- 54:14Which seems to work well.
- 54:16Agents love that.
- 54:17They respond well.
- 54:18You know, a lot of agents have various levels of comfort level with this digital marketing video, whatever.
- 54:23And if my allows can go teach an agent how to fish, reciprocation, right?
- 54:28That's the different than the usual handout and I got great rates in service.
- 54:31That's right.
- 54:32That's exactly right.
- 54:33Okay, cool.
- 54:34So we have burned through a lot of time, a lot of great conversation.
- 54:37I'm really glad we were able to carve out this time.
- 54:39Just going to get my notes.
- 54:40I think we covered everything.
- 54:42Let's do this.
- 54:43We talked about a couple of different things before we hit record.
- 54:45I want to number one point people to your book who want to get it right away.
- 54:49And the reason why is because I think it's a great gift for real estate agents.
- 54:53For loan officers to give to real estate agents.
- 54:56Yep, there it is.
- 54:57World class buyer agent.
- 54:58Do you in terms of people just want to buy the book themselves?
- 55:01By the way, it's like 400 pages, right?
- 55:03430 something.
- 55:05I think.
- 55:06Yes.
- 55:07That's well recorded pages.
- 55:08That's huge.
- 55:09There's a cornucopia of ideas in there.
- 55:16Do you want to direct them to Amazon or to the blog for the book?
- 55:19For the book.
- 55:20Just go ahead and you can go to Amazon or you've got a club wealth book.com.
- 55:23Either way, is it club wealth book.com?
- 55:25Is that it?
- 55:26Yeah.
- 55:27Yeah.
- 55:28You got a club of book.com.
- 55:29I don't think you're right to it.
- 55:30Okay.
- 55:31And that'll also share your other books as they come out.
- 55:32We've got some other stuff coming out.
- 55:33Yeah.
- 55:34So all links will be in the show notes as always.
- 55:36So the resources you talk about at your blog is that club wealth.com slash blog.
- 55:41Yep.
- 55:42Okay.
- 55:43So we'll go there.
- 55:44Then part two of this is you and I talked about this a little bit before recording.
- 55:46We didn't have time to get into this session, but we talked about posting a separate class,
- 55:51kind of a masterclass, if you will, about understanding the agent mindset.
- 55:55Yeah.
- 55:56Right?
- 55:57How to show up the right way.
- 55:58How to actually attract agents.
- 56:00How to not be the same as lame approach and actually get an audience with agents like producing agents.
- 56:05Yes.
- 56:06Okay.
- 56:07And by the way, that's the only audience you guys should be looking for.
- 56:10Yeah.
- 56:11Stop trying to get time with with under or non producing agents.
- 56:15It's a waste of your time.
- 56:16Yep.
- 56:17Do some qualifying.
- 56:18Yes.
- 56:19So we are going to also put a link in the show notes about how to take advantage of that.
- 56:23That's going to be an upcoming class.
- 56:25Okay.
- 56:26Michael.
- 56:27Thank you so much for being here, man.
- 56:28I appreciate it.
- 56:29Appreciate it.
- 56:30We have learned a lot.
- 56:32And for any real estate agent who's listening this by way of their loan officer,
- 56:36where would that real estate agent to go learn more about what you're doing with coaching and all that?
- 56:40Well, go to the website.
- 56:41Go to cluboff.com.
- 56:42I mean, there's times we give away more stuff than most people charge for.
- 56:45It's good.
- 56:46I mean, literally, like, I kid you not when you go to the website,
- 56:49every one of our blog posts has, and we've got tons of blog posts on there that have,
- 56:53you know, they're designed to be the authority on that topic, right?
- 56:56So you want to learn how to bring in a referral based business?
- 56:59Great.
- 57:00There's a blog post on that and it goes deep on it and it's dialed in.
- 57:03And we'll give you all the checklist and all that stuff.
- 57:06And it's all free.
- 57:07Just get on there and get the stuff download the checklist and all that.
- 57:10Then for those agents that really want to take it to the next level,
- 57:13if you're, if you're serious, like if you want to get in conversations,
- 57:15we have over 60 coaches at club,
- 57:17often each one of them sells more real estate than the people they coach.
- 57:21We will do once a year.
- 57:24We will do a free 55 minute coaching call with each agent at large, right?
- 57:29So if you're an agent and you want to sit down with a coach, like,
- 57:32let's say you're doing, if you're doing 100 transactions a year,
- 57:34we'll put you on the phone with one of our coaches that does 200 or 300 transactions a year.
- 57:38And they'll sit with you for 55 minutes, doesn't cost anything.
- 57:41It's not a big pitch for coaching or anything like that.
- 57:43And they'll pick apart your freaking business and they'll tell you where you screw it up
- 57:46and where the holes are in your business and how to plug them.
- 57:48And then they'll give you a roadmap for the next 12 months.
- 57:50They'll say, I do this, this, and this in the next 12 months,
- 57:53and you'll double your business.
- 57:55And they're very good at it.
- 57:57Yeah, it's free.
- 57:58And they just go to clubwill.com to inquire about that.
- 58:01Yeah, it's called a strategy session.
- 58:03Strategy session.
- 58:04So you've got a clubwill.com forward slash strategy session.
- 58:07And I don't think you're right to the thing.
- 58:09You can schedule it right there online.
- 58:10Don't even have to talk to anybody.
- 58:11You can literally go right into the calendar there.
- 58:13And it'll, and you tell your production level.
- 58:15And it'll assign you the right coach for that strategy session based on your production level.
- 58:19And it's, I'm telling you, if you just did that once a year.
- 58:24And again, we're open and we're willing to do that for you for free once a year.
- 58:28If you just did that once a year, it'll change your business.
- 58:31Awesome.
- 58:32Well, look, Michael.
- 58:33I know you're busy.
- 58:34Thank you so much for being here.
- 58:35And I look forward to regrouping with you on this next round,
- 58:38this masterclass for the loan officers.
