Transcript
- 0:00SPEAKER_00: On this episode, we're gonna get a little nerdy, but into some really, really cool nerdy shit: cryptocurrency, blockchain, metaverse, NFTs, and real estate.
- 0:10SPEAKER_00: So, as the average agent, you need to be aware of trends and the direction of the industry.
- 0:17SPEAKER_00: If you're not familiar with how blockchain technology and cryptocurrency can be involved with the real estate market, you really need to.
- 0:26SPEAKER_00: So, this is an episode to help you remove your head from your ass, which is always great.
- 0:30SPEAKER_00: And we're gonna be talking about a new token, a new cryptocurrency called the home run token that is basically like a real estate investment trust on the blockchain.
- 0:41SPEAKER_00: So by being a token holder, you can participate in the profits of this rental portfolio.
- 0:47SPEAKER_00: We're gonna be talking to the founder, Justin Robbins.
- 0:50SPEAKER_00: Let's get into it right now.
- 0:52SPEAKER_01: The massive agent podcast.
- 0:54SPEAKER_01: We lead generation different strategies to give you more leads and sell more homes.
- 1:00SPEAKER_02: I love to buy houses, I like to sell houses.
- 1:06SPEAKER_01: The leads away.
- 1:17SPEAKER_00: What is up, everybody?
- 1:19SPEAKER_00: Welcome to episode 219 of the Massive Agent Podcast.
- 1:22SPEAKER_00: I am your host, Dustin Brome.
- 1:24SPEAKER_00: I'm an agent in Salt Lake City, Utah, founder of the Massive Agent Society, and your podcast host.
- 1:30SPEAKER_00: Not just for the day, but for every day.
- 1:32SPEAKER_00: Yes.
- 1:34SPEAKER_00: Guys, good show today.
- 1:35SPEAKER_00: We're gonna be talking about cryptocurrency, and we're gonna do our best to boil it down.
- 1:41SPEAKER_00: So if you have no idea about anything crypto related, this should help.
- 1:46SPEAKER_00: Um, or at least it'll start to fill in some of the gaps.
- 1:48SPEAKER_00: You don't need to be an expert to understand this episode.
- 1:51SPEAKER_00: We're gonna try to make it relatable for the average agent that maybe just has heard about cryptocurrency, and that's really your the extent of your knowledge.
- 1:59SPEAKER_00: Now, I want to say this up front, and I'll say it at least once more before we end the show.
- 2:05SPEAKER_00: I am not a financial advisor.
- 2:07SPEAKER_00: This is not soliciting investment.
- 2:09SPEAKER_00: I am simply wanting to bring to you uh some some perspective of a pretty cool new real estate token that I've personally invested in.
- 2:18SPEAKER_00: So um, you know, full disclosure, I have invested in this.
- 2:22SPEAKER_00: All right, I believe in it.
- 2:24SPEAKER_00: I happen to know the founder and some of the team that's involved, and I believe it could be a big thing.
- 2:29SPEAKER_00: I believe it has a lot of need, and I believe it can help a lot of people who uh who cannot usually participate in real estate investment trusts in real estate investment funds to give them access to, you know, if you only have 500 or a thousand or two thousand bucks to actually participate in the upside of a real estate portfolio.
- 2:49SPEAKER_00: I think there's uh there's a lot of cool stuff happening here, but I I am and I'm gonna say this up front too.
- 2:56SPEAKER_00: I am not your technical advisor, I'm not here to troubleshoot, I am I'm not somebody that you can DM and say, hey, how do I buy this token?
- 3:04SPEAKER_00: How do I invest in this thing?
- 3:06SPEAKER_00: I'm not gonna do that.
- 3:07SPEAKER_00: If you don't this is a little bit more technical, if you if you do at the end decide, hey, this looks like something I might want to invest in.
- 3:15SPEAKER_00: You need to learn how to do it.
- 3:17SPEAKER_00: All right, you need to learn the process.
- 3:19SPEAKER_00: You can go to the website, the the the home run token website, they have a walkthrough on how to buy it.
- 3:24SPEAKER_00: But if that walkthrough is a little bit over your head, you've got to watch some YouTube videos and educate yourself.
- 3:30SPEAKER_00: I am not going to do that for you.
- 3:31SPEAKER_00: I cannot be walking everybody through it.
- 3:33SPEAKER_00: You need to get yourself to that level of proficiency uh before.
- 3:38SPEAKER_00: And if you if you can't or you're not willing to, then I'm sorry, it's just not something you can participate in.
- 3:43SPEAKER_00: Uh, that's just it, it it is what it is, right?
- 3:45SPEAKER_00: Let's be adults.
- 3:46SPEAKER_00: Sometimes, if you're not willing to put in the work to understand something, you don't get to benefit from its upside.
- 3:52SPEAKER_00: That's not a knock on you, that's just what it is.
- 3:54SPEAKER_00: It's a little bit complicated uh if you're brand new to cryptocurrency.
- 3:59SPEAKER_00: Okay, so disclaimers out of the way.
- 4:01SPEAKER_00: We're bringing on Justin Robbins.
- 4:03SPEAKER_00: He was on an episode in the past where we were talking about how he he brings in hundreds and hundreds of real estate leads every single month through his Facebook ads.
- 4:12SPEAKER_00: And it was one of our most popular episodes.
- 4:15SPEAKER_00: That's episode 124.
- 4:17SPEAKER_00: We'll link to it in the show notes if you want to go back and listen to that.
- 4:19SPEAKER_00: That one's all about uh it's called the Facebook ad generating a thousand real estate leads every month with Justin Robbins.
- 4:25SPEAKER_00: Well, Justin has been busy, he's not just a real estate agent here in the Utah area, he has been building a cryptocurrency, he's been building a blockchain project for real estate investment that is very unique in a lot of ways.
- 4:40SPEAKER_00: Uh, he'll get into those ways.
- 4:42SPEAKER_00: But um, you know, he understands this industry and he understands the problems and the weak spots and the bottlenecks, and he's he's been hard at work over the last four or five years investing a lot of his own personal money and countless hours of his time to build something to fill in some of those gaps and to fill in the weaknesses and eliminate bottlenecks within real estate investment.
- 5:03SPEAKER_00: So pretty cool stuff.
- 5:05SPEAKER_00: Um, before we get started, I want to give a shout out to Follow Up Boss, sponsor of the show, partner of the show.
- 5:11SPEAKER_00: They are a great partner for um any real estate agent who's looking to scale their business quickly.
- 5:18SPEAKER_00: You could continue dicking around with your 10, 20, you know,$30,$40 a month CRM that's decent.
- 5:25SPEAKER_00: And you know, it has some drip campaigns, it'll send some text messages, but you're missing a few things, and then you're even missing some stuff that you don't know you're missing.
- 5:33SPEAKER_00: Or you can do that like I did most of my career and like most agents do, or you could just go right for the best.
- 5:39SPEAKER_00: You could go for the platform that most of the big teams, most of the the highest producing indie brokerages in the industry are using, and they're using follow-up boss.

- 6:34SPEAKER_00: They have a great app.
- 6:35SPEAKER_00: So if you're looking for a CRM that has a true mobile app, not just a web friendly uh website, a true mobile app, follow up boss.
- 6:43SPEAKER_00: So go get it, guys, one more time, massivagentpodcast.com slash follow up boss and get the free trial.
- 6:50SPEAKER_00: All right, guys, let's get into the talk, the interview, the show, the meat and potatoes with Justin Robbins, founder of the Home Run Token.
- 6:59SPEAKER_00: If any of this is over your head, just keep going.
- 7:02SPEAKER_00: Some of it will make sense later.
- 7:04SPEAKER_00: Uh, we're trying to make sure that it appeals to somebody who knows nothing about cryptocurrency and someone who has been actively trading crypto for a while.
- 7:11SPEAKER_00: But as an agent, you need to know that there are solutions like this, that there's projects like this out there.
- 7:16SPEAKER_00: Uh, because once you understand how this technology, blockchain, cryptocurrency, all that, how the technology itself is being applied within our industry and making it more accessible to more investors and more people, and it's eliminating uh inefficiencies, it's making things cheaper and faster.
- 7:35SPEAKER_00: You as an agent need to know that stuff.
- 7:37SPEAKER_00: You need to understand what's happening.
- 7:39SPEAKER_00: I believe this episode will help with that.
- 7:41SPEAKER_00: So let's jump into it right now.
- 7:43SPEAKER_00: Guys, I am here with Justin Robbins, the founder of the Home Run Token, a real estate agent in Utah, a friend of mine, and we're gonna get we're gonna get nerdy for a little bit talking crypto, uh, possibly NFTs, possibly.
- 7:57SPEAKER_00: We'll we'll talk some metaverse stuff.
- 8:00SPEAKER_00: But as real estate agents, this will be a very enlightening conversation because with what with what uh the project that Justin has built, this home run token, I want you to see how crypto and blockchain is being used to uh to invest in real estate and to you know take advantage of the amazing opportunities we have in this industry.
- 8:21SPEAKER_00: So, enough about that.
- 8:23SPEAKER_00: Justin, welcome back to the Massive Agent Podcast, my friend.
- 8:26SPEAKER_00: How's it going?
- 8:26SPEAKER_02: Good to be back.
- 8:27SPEAKER_02: We had a we had a great podcast last time.
- 8:29SPEAKER_00: Too much fun.
- 8:30SPEAKER_00: We did, yeah, talking all about leads because you get like 17,000 leads a day or some shit like that.
- 8:36SPEAKER_00: And uh that that was a popular episode.
- 8:38SPEAKER_00: That was very yeah.
- 8:39SPEAKER_00: I think this one will be too because cryptocurrency, blockchain technology, NFTs, metaverse, tokenization of assets, all this stuff is I think people, I think the average real estate agent has heard these terms.
- 8:55SPEAKER_00: Some of them are starting to get a very basic, very, very basic understanding, but they still don't grasp how it's going to affect what they do for a living and how it's being used within real estate, all the different use cases.
- 9:09SPEAKER_00: I don't understand all the different use cases.
- 9:11SPEAKER_00: They're c it's constantly evolving, right?
- 9:14SPEAKER_00: But you've done something kind of cool that uh that I want the industry to understand.
- 9:19SPEAKER_00: Now, like I said in the intro, I am not endorsing this.
- 9:23SPEAKER_00: This is not financial advice, I'm not a financial advisor, neither is Justin.
- 9:27SPEAKER_00: Um, I'm just somebody that wants to highlight something cool that Justin has built that I think has some potential in the future.
- 9:34SPEAKER_00: And full disclosure, I have invested personal funds in it.
- 9:36SPEAKER_00: I I'm an investor in this, full disclosure, because I believe that it could be something massive in the future.
- 9:43SPEAKER_00: Um so, Justin, for anyone who did not catch your first episode, which we'll link to in the show notes, by the way, um, you're an agent in Utah, yes?
- 9:50SPEAKER_00: Up in uh northern northern Utah?
- 9:52SPEAKER_00: Yep.
- 9:53SPEAKER_00: Yep.
- 9:53SPEAKER_00: Okay.
- 9:54SPEAKER_00: And you are solo agent, you've just been selling a bunch of homes, you've been a top producer at your brokerage for years.
- 10:01SPEAKER_00: And why the hell would you step away from that and get into building a blockchain project?
- 10:08SPEAKER_02: Well, as as cheesy as it sounds, um, when I started in real estate 14 years ago, I would have, you know, what was I like, I don't know, you know, mid-20s, but I would have friends that would want to come and invest in property, or just, you know, average person call and say, hey, I want to invest into this home.
- 10:25SPEAKER_02: And then you'd sit them down, go through the fact that they had to put 20% down, and and just the average person couldn't.
- 10:31SPEAKER_02: Most most people can't.
- 10:33SPEAKER_02: I mean, most people, you know, are scrap and buy just to just to put three and a half percent down on a on a normal home.
- 10:39SPEAKER_02: So um back then I thought, man, how cool would it be to, you know, do some group buys?
- 10:45SPEAKER_02: And and you got to think, I mean, 14 years ago, I mean, let's be honest, the internet was there, but we were just barely, I mean, I was one of the first people to come out with a website through ProAgen.
- 10:55SPEAKER_02: So, I mean, you just didn't have the ability to go find all these cool little companies.
- 10:59SPEAKER_02: And so, you know, so that idea stuck there until fast forward years later, 2017 hit.
- 11:06SPEAKER_02: I learned about blockchain, you know, through cryptocurrencies.
- 11:10SPEAKER_02: A lot of people think, you know, oh, cryptocurrencies are blockchain.
- 11:13SPEAKER_02: Cryptocurrencies just simply showcase blockchain, they run on blockchain.
- 11:16SPEAKER_02: I mean, blockchain's the foundation for it.
- 11:18SPEAKER_02: So I found out blockchain and what it was, and I thought, man, you know, I could I could marry these two together.
- 11:24SPEAKER_02: I mean, I I seriously remember it was like three o'clock morning, I jumped out of bed, sat, sat down, cross-legged on the floor, writing out this whole plan.
- 11:32SPEAKER_02: And that's how it started.
- 11:33SPEAKER_00: So, and okay, so to summarize, you wanted you saw this new technology, blockchain, blockchain technology, and the cryptocurrency use of blockchain as a way to let people get involved in real estate investment.
- 11:48SPEAKER_02: Yes, yep.
- 11:50SPEAKER_02: Easier than what's currently available through REITs or different things like that, and and mainly for the transparency part, you know.
- 11:57SPEAKER_00: Elaborate on that.
- 11:58SPEAKER_02: Because on the blockchain, everything's a public ledger.
- 12:01SPEAKER_02: So, so everything's recorded on that public ledger.
- 12:03SPEAKER_02: So if you and I make a transaction, yes, we're just a long string of walled address, so we don't know who each other are, but it's it's public.
- 12:11SPEAKER_02: I mean, let's just take, and and I'm and I'm gonna tread very lightly on this matter, but let's take, you know, voting for you know, government officials.
- 12:20SPEAKER_02: We that there's actually patents out there for blockchain technology, but we wouldn't have any of this.
- 12:25SPEAKER_02: He said, she said, they did this, they didn't do this, they stole this, they didn't steal this if we had blockchain, because it would record something that was immutable.
- 12:34SPEAKER_02: You couldn't change it, you could never go back and change it.
- 12:37SPEAKER_02: It would be recorded there for everybody to see, and that's the way these transactions are.
- 12:41SPEAKER_02: So companies, I mean, let's take a REIT fund, for example, and and you know, I believe an average REIT fund is doing 12 to 15 percent, maybe 18% return.
- 12:50SPEAKER_02: What's a REIT fund for those that don't know?
- 12:52SPEAKER_02: Uh real estate investment trust.
- 12:53SPEAKER_02: So basically you hop on the stock market and you invest into a REIT fund, and then they go and invest your money into you know, basically a real estate investment trust, different, different uh bodies of investments, you know, so whether it be a partner, single family, commercial, and then you get a return.
- 13:09SPEAKER_02: So they manage the whole thing.
- 13:10SPEAKER_02: But the problem I have with that, and I understand there's costs associated with it, but they agree on a certain percent, and then if it exceeds that, then they have, you know, and it varies from each one, but then they have, you know, let's say this one says, okay, 50% will now go back to the holders and we keep the profit or whatever.
- 13:27SPEAKER_02: And so you never could make a huge amount of money on that.
- 13:31SPEAKER_02: I mean, it's just, I mean, let's be honest, 12-15% is not great if you, even if you have a little bit of investment knowledge.
- 13:38SPEAKER_02: And so that being said, it it frustrated me because I think that if you're gonna invest in that, I think the company obviously should be paid for their work.
- 13:46SPEAKER_02: But like the way I've built this, 100% of the profits, now again, that's the profits after expense management fee, but 100% of the profits will go back to the token holders, and that's gonna be a public theme.
- 13:58SPEAKER_00: Okay, so what is home run exactly?
- 14:00SPEAKER_00: What does it do?
- 14:01SPEAKER_00: Why would somebody who's in real estate or outside of real estate, why would they want to invest and put their money into it?
- 14:08SPEAKER_02: You know, this this would be for the average person, all the way up to the seasoned investor who wants to be able to invest in real estate, but actually receive a larger portion of the returns.
- 14:21SPEAKER_02: They're not wanting to invest into a setup fund where they're just gonna make a 12 to 15 percent.
- 14:26SPEAKER_02: This is someone who does not want to invest in real estate themselves.
- 14:30SPEAKER_02: They don't want the headache, they don't have the down payment, they don't want to have the renters.
- 14:35SPEAKER_02: This is something that they would like to, again, receive those higher profits or those higher dividends or higher rewards, but not the, I don't want to say risk, but essentially they don't want to have the risk.
- 14:49SPEAKER_02: They don't want to go tap their credit, they don't want to go tap 20% down, sure.
- 14:52SPEAKER_02: And they don't want to type their night and weekends dealing with renters and repairs.
- 14:56SPEAKER_02: And so that that's gonna be, I mean, so really it's gonna, it's, it's built for everybody.
- 15:00SPEAKER_02: It's built for the college student who wants to go, you know, eat top ramen and take his allowance from his parents and put it into home run, whether whether it's a hundred bucks a week or that seasoned investor who wants to go throw 30 grand in.
- 15:13SPEAKER_00: So, what's the vision for it?
- 15:15SPEAKER_00: You know, what now that it's off the ground, what what is it going to become?
- 15:20SPEAKER_00: What what will it do?
- 15:21SPEAKER_00: I mean, I know that the the website home run token, homerun token.com, right?
- 15:26SPEAKER_00: Um, explains a little bit about the roadmap and and what it's going to do, but would you explain that a little bit?
- 15:33SPEAKER_00: Because I there's probably still some agents that are like, okay, this sounds cool, but like, why would I want to do that?
- 15:39SPEAKER_00: Like, what what is it?
- 15:41SPEAKER_02: And so, and so home run token is going to I mean, I'm just gonna call it what it is.
- 15:48SPEAKER_02: It's it's it's it's literally gonna be the largest investment um pool of properties in the world.
- 15:56SPEAKER_02: I truly believe that.
- 15:57SPEAKER_02: And and you'll you'll you and your your listeners will understand that and understand how big this picture is as we dive into it a little bit deeper.
- 16:05SPEAKER_02: But essentially, we're going to be buying houses initially.
- 16:09SPEAKER_02: We're gonna be buying, you know, single-family, multi-family apartment complexes, dabble in the commercial.
- 16:16SPEAKER_02: I mean, this portfolio, uh, so so just the team behind it, if you go look at the names, and we don't even have all the team listed there, but we have literally probably over a hundred years of real estate investing um experience between the teams.
- 16:32SPEAKER_02: I mean, we have we have everybody from Scott who is a master at wholesaling properties and picking up properties even in this market with 60, 70 grand in equity.
- 16:44SPEAKER_02: We have an owner of a title company who ran a portfolio.
- 16:48SPEAKER_02: I mean, real estate is at the core what our team has experienced at.
- 16:52SPEAKER_02: And so we're just gonna basically take that experience and just build the most massive um debt-free real estate package with with just an absurd amount of rentals that's just a cash-producing king.
- 17:09SPEAKER_00: This is what's so interesting to me because like any any realtor, any average person's like, yeah, I want to have money in real estate, I want to have my money working for me, I want to participate in the appreciation of the property, I want to, I want to be able to take advantage of depreciating the property on taxes, I want to take advantage of you know, rental income, all of that.
- 17:32SPEAKER_00: And you know, you when you told me how you were building this, I'm like, wait, so you could we could just like invest in these coins or these tokens and stake them, like you said, and we have we get the same upside.
- 17:45SPEAKER_02: Yeah, I mean, minus minus you know, like taxes and stuff like that, obviously, and you'd want to seek professional advice from that, but yeah.
- 17:52SPEAKER_02: Yes, let's let's let's be clear on that.
- 17:55SPEAKER_02: So, um but yeah, I mean, yeah, it's essentially that it allows every single person.
- 18:00SPEAKER_02: So my vision is to allow everybody the opportunity to participate in rental profits.
- 18:04SPEAKER_02: That's that that was my vision, and still to this day is.
- 18:08SPEAKER_02: Power to the you know, power to the people.
- 18:10SPEAKER_00: So um I know back in 2017 when you first started working on this, you know, um we talked a little bit, and there were it seemed like there were a lot of other companies or blockchain projects, crypto projects, whatever, that would they would be taking this technology and they would go buy an apartment building, for example, and they would they would use they would basically do fractional ownership uh it would allow fractional ownership, but instead of just like the traditional route through title companies and you know uh and deeds and everything, the token holders would own the property in with in whichever fractional um ownership stake they had.
- 18:54SPEAKER_00: So if they if they owned half a percent of of the building with you know how much they put into the tokens, and they got half a percent of the returns.
- 19:02SPEAKER_00: So when that was happening, um, you know, how how has your idea evolved since since then?
- 19:09SPEAKER_00: And that's been happening, right?
- 19:10SPEAKER_00: Like that that that currently exists.
- 19:11SPEAKER_00: You can already do that, correct?
- 19:12SPEAKER_02: Yeah, there's there's one company that did it out of New York, excuse me, out of New York on an apartment, I think, in 2018.
- 19:19SPEAKER_02: And then now the big thing is is people are taking and they're turning a house into an NFT, and then they're selling that NFT or fractional parts of that NFT.
- 19:28SPEAKER_02: Um, you know, and and and our attorney, we went a completely different route because a lot of those, then you're gonna have to have a separate NFT per house, right?
- 19:36SPEAKER_02: And so then you're back to the square one.
- 19:38SPEAKER_02: Yes, you're buying fractional real estate of a property, but now you're only owning one property, right?
- 19:43SPEAKER_02: Or or a portion of one property.
- 19:44SPEAKER_02: And then if you do the math, I mean, really, if you threw a thousand bucks in, you're not making that much when it comes down to it.
- 19:51SPEAKER_02: Um, or or you're owning a million different tokens because each property is tokenized asset into a separate token.
- 19:57SPEAKER_02: And so, you know, I do want to be clear, and I don't want to scare people by any means, but the way the way that we have this, you know, it does not represent represent any ownership.
- 20:08SPEAKER_02: And I just want to be very clear on that.
- 20:09SPEAKER_02: Now, yes, the community owns the token, yes, the community, you know, is is the her you know the the voice behind behind this, but the way we've done it allows for a bigger picture, it allows for a uh basically the properties to continue to grow without added investments, if that makes sense.
- 20:32SPEAKER_02: And again, we'll go into details how that happens.
- 20:35SPEAKER_02: And so the way I did that, I mean, if you look, if you actually draw out the numbers, the numbers become astronomical when you start between compounding if interest and you run it over the next couple years.
- 20:44SPEAKER_02: I mean, it be it literally when you when you hear people say, hey, you're getting on the ground floor on something, I truly believe that.
- 20:51SPEAKER_02: And and again, that's not investment advice to your own research, but I mean, when people say, well, you know, how sure are you?
- 20:57SPEAKER_02: Well, how sure am I?
- 20:58SPEAKER_02: I've invested every damn dollar that I've had or earned for the last five years into this.
- 21:03SPEAKER_02: I'm well over 400,000 of my own money into this.
- 21:06SPEAKER_02: So, so so so when you ask me how how you know how confident I'm all in.
- 21:12SPEAKER_00: So earlier you mentioned smart contracts.
- 21:14SPEAKER_00: And if if you're listening and you're not familiar with Ethereum or you know, crypto speak, a smart contract may be a foreign concept.
- 21:25SPEAKER_00: But um, first off, Justin, if you would explain what a smart contract is, you know, like uh compare it to something that people would people would know.
- 21:33SPEAKER_00: But also um, you know, how how is that smart contract making you know the the back end functionality of like you know how you pay out the dividends or the or the the profits to token holders and all that?
- 21:47SPEAKER_00: How is it making that easier?
- 21:49SPEAKER_02: Okay, so that yeah, so smart contract that'll definitely lead us into and and hopefully people you know are still listening.
- 21:56SPEAKER_02: I haven't bored them with the the technical talk because really that secret side.
- 22:00SPEAKER_02: Is just gonna, I mean, when it clicks for people, it's mind blowing.
- 22:04SPEAKER_02: So smart contract.
- 22:05SPEAKER_02: Let's let's take your car, for example.
- 22:08SPEAKER_02: Um, you press on the gas, and what happens?
- 22:15SPEAKER_02: Car goes.
- 22:15SPEAKER_02: Okay.
- 22:16SPEAKER_02: And so that's a mechanical mechanism, right?
- 22:19SPEAKER_02: That when you push down, it goes and gives gas and tells it to go, right?
- 22:24SPEAKER_02: A smart contract is just the same thing, it's a bunch of mechanical pieces that tell what needs to go where and how it needs to do.
- 22:32SPEAKER_02: So it says that if Dustin buys one token that that he pays this into here, into the smart contract, and then it takes that one token, it sends it to the seller, and it takes a portion, puts it in liquidity, and then it takes the you know, and spreads it different places, and then it sends you back your token.
- 22:53SPEAKER_02: And so it's just it's just a line of it's just you know, I mean, some of these contracts, 2,500 lines, 170, it's just lines of instructions.
- 23:03SPEAKER_00: So if anybody's used the if this then that app, it's kind of like that, right?
- 23:07SPEAKER_00: You you say if this happens, then this if this happens, then this.
- 23:12SPEAKER_00: Yep.
- 23:13SPEAKER_00: And I love that.
- 23:14SPEAKER_00: I mean, if if you have any kind of smart home technology in your home, like uh using if this then that, you can say if as soon as the garage door goes up, uh turn the smart thermostat to 72 or whatever.
- 23:28SPEAKER_00: Exactly.
- 23:29SPEAKER_00: Or turn the lights on.
- 23:30SPEAKER_00: You know.
- 23:31SPEAKER_02: Um 10,000 foot view, that's a smart contract.
- 23:35SPEAKER_00: And and so and the smart contract can do anything, like anything.
- 23:38SPEAKER_00: It's if this then that, it's zappier.
- 23:41SPEAKER_00: Yes, zappier.
- 23:42SPEAKER_02: Agents would recognize that.
- 23:43SPEAKER_00: Yeah.
- 23:44SPEAKER_02: Hey, if this lead comes in, it needs to be emailed out to these three people.
- 23:49unknown: Yep.
- 23:49SPEAKER_00: Yeah, the the lead, put this tag on it, then send, you know, assign leads from this source to that drip campaign, send them this text message, all that.
- 23:59SPEAKER_00: And it could be very complex, right?
- 24:01SPEAKER_00: So as I when I'm when I'm looking at home run, and I'm like, okay, I know Justin, I know he's I know he's smart, I know his team is very smart, and uh, you know, is this something that I want to put my money into?
- 24:15SPEAKER_00: And I start thinking, like, all that all the back-end functionality shit, like, how does that get handled?
- 24:21SPEAKER_00: And then once I understood the smart contract, I'm like, wait a minute, it's all just coded in to happen automatically.
- 24:28SPEAKER_00: So so then what do you if all of that's just happening automatically, it's all coded in moving forward when when people keep investing and and buying and trading this token, um, what is your job?
- 24:43SPEAKER_00: You know, what what is your focus on moving forward then?
- 24:46SPEAKER_02: So, right now, our main focus is is marketing and getting the word out there.
- 24:51SPEAKER_02: And this, if you don't mind, can I kind of deliver this into the secret sauce here?
- 24:57SPEAKER_02: Okay, yeah.
- 24:58SPEAKER_02: So the way we are able to purchase properties is we go and we have the smart contract initiate.
- 25:09SPEAKER_02: We're just gonna call let and I'm I'm not gonna get technical, so let's just call it a seven percent fee.
- 25:14SPEAKER_02: That that'll make it easy for everybody, okay?
- 25:17SPEAKER_02: So with every buy or sell, that smart contract is automatically gonna take seven percent off the top, okay?
- 25:24SPEAKER_02: And now it's gonna be distributed in three ways.
- 25:28SPEAKER_02: One percent is gonna go into the liquidity pool.
- 25:32SPEAKER_02: What's a liquidity pool?
- 25:33SPEAKER_02: So liquidity is basically let's take the stock market, the Dow Jones, right?
- 25:37SPEAKER_02: They have market makers, which is simply somebody holds dollars and somebody holds that particular stock.
- 25:45SPEAKER_02: And when there's a buy or sell come in, they're you know connecting the dots, right?
- 25:51SPEAKER_00: So a oh I I see.
- 25:53SPEAKER_00: Okay.
- 25:53SPEAKER_00: So this is something that people should Google and uh and maybe watch a video about.
- 25:57SPEAKER_00: Okay, we won't get too technical, but the liquidity pool.
- 25:59SPEAKER_00: Got it.
- 26:00SPEAKER_02: The liquidity pool, if there was zero liquidity, you wouldn't be able to buy or sell a token, right?
- 26:05SPEAKER_02: So we put in liquidity and then we've locked it.
- 26:08SPEAKER_02: So we have to provide our own liquidity initially, right?
- 26:11SPEAKER_02: But let's say we put in 50,000 and 2 million home run tokens, that's the liquidity, okay?
- 26:17SPEAKER_02: Well, we need that liquidity to grow as prices and people start buying more tokens, right?
- 26:23SPEAKER_02: And so of that 7% fee, 1% of it goes and gets added automatically from the smart contract into that liquidity pool.
- 26:32SPEAKER_02: So that way it's continually growing, which is causing or creating stability.
- 26:37SPEAKER_02: And as the price goes up, if a big holder wanted to sell, there's enough there to cover his sale.
- 26:43SPEAKER_02: That's that's in a nutshell, that's liquidity.
- 26:45SPEAKER_02: Okay, got it.
- 26:46SPEAKER_02: So of the 7%, and I've got to do this because some people get a little bit confused when I explain it this way, and it's probably me explaining it.
- 26:53SPEAKER_02: So now we have six percent left, right?
- 26:57SPEAKER_02: Okay, so four percent of that, so now we got two left, four percent of that fee goes into our company property wallet.
- 27:06SPEAKER_02: We then take that amount and we purchase properties for the token.
- 27:13SPEAKER_02: Okay, so give you a quick rundown.
- 27:16SPEAKER_02: A lot of your a lot of your coins or tokens, they have millions of dollars, 20, 30, 40, 50 million a day in volume.
- 27:23SPEAKER_02: Okay, we're shooting for 10 million a day in volume, which is very obtainable, 300 million a month.
- 27:30SPEAKER_02: If you take that 4% on that monthly volume, it would allow the token to buy$12 million in property a month.
- 27:42SPEAKER_02: Damn.
- 27:43SPEAKER_02: 100% of the rental profits are going back to the staked token holders.
- 27:49SPEAKER_02: That's massive.
- 27:50SPEAKER_02: $12 million a month.
- 27:52SPEAKER_02: Now that's where if people have been listening, that's the mind-blowing part.
- 27:57SPEAKER_02: Because it's like, holy crap,$12 million.
- 27:59SPEAKER_02: It's now you take two years, compound that.
- 28:02SPEAKER_02: That's huge.
- 28:03SPEAKER_02: That's why I say, that's why I say I confidently say we will be the largest investment fund for real estate.
- 28:09SPEAKER_02: Hands down within three to five years.
- 28:12SPEAKER_00: That's crazy.
- 28:13SPEAKER_00: So so that that is happening as a byproduct of people just but just trading the home run token.
- 28:20SPEAKER_02: Yep.
- 28:21SPEAKER_02: So when people do it.
- 28:22SPEAKER_02: Every time they buy, every time they sell.
- 28:23SPEAKER_02: Yep, you'll comp you'll you'll see it, you'll occasionally, and it's not nothing bad, but you'll occasionally see people within the community say, you know, why is this person selling?
- 28:31SPEAKER_02: It's like, don't worry about it.
- 28:33SPEAKER_02: Every time they sell, that's cha-ching.
- 28:35SPEAKER_02: Because so remember, so that was 4%.
- 28:37SPEAKER_02: We still have 2% of that 7% B left.
- 28:41SPEAKER_02: That comes back to so this requires nothing.
- 28:44SPEAKER_02: This requires you just to buy the token and sit it in your wallet, but it accumulates additional money because that 2% is divided up amongst the token holders per token.
- 28:56SPEAKER_02: So there's three ways to make money the price of the token going up, just holding it and sitting there and getting that that fee, which is actually called a reflection, and then obviously staking in the staking app, which is not available yet, but will be in the next few weeks.
- 29:12SPEAKER_00: Yeah, you're still in the infancy of of this thing even being launched, right?
- 29:15SPEAKER_00: You're still trying to get the tokens in the hands of investors.
- 29:19SPEAKER_00: Um, and then the next step I after that is to start investing, right?
- 29:23SPEAKER_00: Start building up a portfolio and then paying paying dividends or profits back to the staked token holders.
- 29:30SPEAKER_00: Awesome.
- 29:30SPEAKER_00: Um when you explain the the magnitude of just how much could come in just by people trading this, the the way that they would trade Bitcoin or trade Ethereum or trade Dogecoin or whatever the hell, whatever random token, um the trading automatically fills up the the the uh the wallet, if you the bank account of the company to then go buy properties with when that happens, those those profits go back to those that have staked the token.
- 30:01SPEAKER_00: So what's exciting to me is is like you said, there's three different ways to make money.
- 30:05SPEAKER_00: You can make money just trading the coin.
- 30:07SPEAKER_00: Awesome.
- 30:07SPEAKER_00: You buy it at I think today it's around four cents or something, or or even three cents.
- 30:12SPEAKER_00: But at three cents, it goes to ten cents.
- 30:14SPEAKER_00: You sell it, you've made a profit on that, cool.
- 30:18SPEAKER_00: Or if you hang on to it for a year, two years, five years, once this, once this home run company, this this uh what would you call it?
- 30:27SPEAKER_00: Uh this this uh this company.
- 30:31SPEAKER_00: It's home run company.
- 30:33SPEAKER_00: Once you start building a portfolio and there's profits, and you know, three years later there's a property that's you know gained 50% in value, so you maybe you sell it, I don't know.
- 30:44SPEAKER_00: That's where it gets really freaking exciting.
- 30:46SPEAKER_00: So this is cool.
- 30:48SPEAKER_02: And so and just so you know, when we sell it, just so everybody knows, when we do sell property, it it's written in the plan that the money will get um put right back into another property.
- 31:00SPEAKER_02: So so just because we want this fund to continue to grow.
- 31:04SPEAKER_02: I mean, this is something I envision passing down to my kids, my grandkids.
- 31:08SPEAKER_02: You know, this is something that my grandkids be like, oh, my grandpa gave my dad, you know, 1,000 home run tokens, and then my dad gave us each 100, and we're making this much for our allowance.
- 31:17SPEAKER_02: I mean, that's that's what I truly believe in this.
- 31:20SPEAKER_02: And the other cool part, we have two different wallets that will be collecting that reflection, that 2% fee.
- 31:27SPEAKER_02: And one of them is a charity wallet where we will be purchasing, and the goal, based on those numbers I told you, the goal is to be able to buy, you know, four or five homes a year and give them to people in need.
- 31:39SPEAKER_02: You know, some of our veterans who are homeless, some of our, you know, the whether they be single parents or just an individual who needs help, we want to be able to give away out of that charity wallet homes every single year.
- 31:51SPEAKER_02: And that's that's probably one of the things that I am most excited about.
- 31:55SPEAKER_02: I mean, that's and I I mean, a self-producing charity that doesn't have to beg for money every single year.
- 32:01SPEAKER_02: That's awesome.
- 32:01SPEAKER_00: You know what this kind of reminds me of?
- 32:03SPEAKER_00: Like I I like to boil things down, make them super simple.
- 32:07SPEAKER_00: So analogies help me do that.
- 32:09SPEAKER_00: But I I just thought of Dave Ramsey's envelope system.
- 32:12SPEAKER_00: You know, like you get paid, you get your paycheck, and then you take that and you like go, here's some money for this envelope, this envelope, boom, boom, boom, boom, boom.
- 32:20SPEAKER_00: Yep.
- 32:21SPEAKER_00: You basically have that going on, it's all automated through the smart contract, but is it's allowing home run the company to to do all these things.
- 32:29SPEAKER_00: And that's awesome.
- 32:31SPEAKER_00: So, Justin, what is there anything that we didn't go over?
- 32:35SPEAKER_00: Anything that you really want to make sure that the average real estate agent in our industry knows about this or knows about the opportunity overall in general?
- 32:45SPEAKER_02: Um, no, I think that about sums it up, but I but I would like to, unless you're planning on taking this in the direction of you know how blockchain could change real estate, because I see a lot of your real estate groups that we're part of, you know, 50% of the people are, hey, this is a game changer.
- 33:00SPEAKER_02: The other 50%, which are generally I hate to say older, are like, oh, this is going nowhere.
- 33:04SPEAKER_02: Give you okay, give you an idea.
- 33:06SPEAKER_02: I one of the our local title companies, the owner, who's older, who's never, you know, I think he owns some Ethereum on Coinbase.
- 33:14SPEAKER_02: And I was showing him, I said, watch this.
- 33:17SPEAKER_02: I'm gonna send you$10,000 and you're gonna send it back, right?
- 33:20SPEAKER_02: And he goes, Well, that's to take days.
- 33:22SPEAKER_02: I said, No, watch.
- 33:23SPEAKER_02: I scanned his wallet, I sent him$10,000.
- 33:27SPEAKER_02: He gets it like 30 seconds later in his trust wallet, and he's like, Holy crap, what'd that cost you?
- 33:31SPEAKER_02: I said, 31 cents.
- 33:33SPEAKER_02: And so then he sends it back, and same thing.
- 33:35SPEAKER_02: And he's like, he goes, This is mind blowing.
- 33:37SPEAKER_02: Why don't we use this?
- 33:39SPEAKER_02: And I'm like, that's where this direction's going.
- 33:41SPEAKER_02: I mean, think about title.
- 33:42SPEAKER_02: Why would you have to wait 24 hours to fund and record on a property?
- 33:47SPEAKER_02: You know, number one.
- 33:48SPEAKER_02: Number two, imagine if everything was built on the blockchain where it's immutable, you can't change it.
- 33:54SPEAKER_02: And now we go do a title search and everything's on the blockchain nationally.
- 33:59SPEAKER_02: No more days for title searches.
- 34:01SPEAKER_02: We just pulled up.
- 34:01SPEAKER_02: And in fact, it's and he even said he goes, geez, what would a title company be used for?
- 34:06SPEAKER_02: You know, because we'd be able to go do a lot of this stuff ourselves.
- 34:09SPEAKER_02: So, yeah, the technology for the real estate agents, guys, it's it's out there, and it's and and the cool part is is you either have a chance to adapt to it right now and be a part of it, or you can be left in the dust.
- 34:22SPEAKER_02: But if you're a part of it, there's so much opportunity for you to create a system and a project that that blockchain would fit.
- 34:29SPEAKER_02: I mean, I I recommend every every agent should know about blockchain because it's being added daily.
- 34:34SPEAKER_02: I mean, there's I mean, you've got Silicone uh Valley, which is spending billions in trying to develop something to get rid of your job as an agent on the blockchain.
- 34:44SPEAKER_02: And so we need to band together and we need to start building stuff ourselves and and make sure we ensure that we have a place or a job.
- 34:51SPEAKER_00: Yeah.
- 34:52SPEAKER_00: You know, it's funny too how there's so many agents that have drawn this line in the sand and they're like, you know, the social media thing, yeah, I can get behind that, but I'm not I'm not doing this NFT thing, I'm not doing this blockchain or this crypto thing.
- 35:06SPEAKER_00: Um, it's not gonna affect us.
- 35:07SPEAKER_00: Well, what happens when your clients ask you about it?
- 35:10SPEAKER_00: Yeah, what happens when your seller asks you a question and you're like duh, you know, you're gonna look like an idiot.
- 35:16SPEAKER_00: You're gonna nobody wants to hire somebody that's super um out of it or or uninformed.
- 35:23SPEAKER_00: You don't have to be an expert, you don't have to be fluent.
- 35:25SPEAKER_00: I don't even know how you become fluent in something like this.
- 35:28SPEAKER_00: Like this is it's it's a whole new world being created.
- 35:31SPEAKER_00: You have to pick one thing and learn about it.
- 35:34SPEAKER_00: Yeah, and even still, spend 30 frickin' minutes watching some YouTube videos about what the metaverse is, uh, metaverse for real estate, or you know, buying properties with cryptocurrency, like all of that, spend 30 minutes, and boom, you probably will have a basic knowledge to where you could intelligently answer a client's question.
- 35:57SPEAKER_00: Yeah, and and have and just have a conversation.
- 35:59SPEAKER_00: But um one more one more use case for cryptocurrency that I think is important, and this really hit me.
- 36:06SPEAKER_00: I was listening to a podcast because I'm trying to learn as much as I can about it too.
- 36:09SPEAKER_00: Yeah, and as I'm guys, as you're listening to these podcasts, maybe you'll only understand 30% of what they're saying.
- 36:16SPEAKER_00: Cool, but as you go on, you'll understand 40% and then 60%.
- 36:21SPEAKER_00: I was listening to this podcast and I probably only understood like seven seventy percent of what they're talking about.
- 36:27SPEAKER_00: But they said that um first off, this concept that we think that the world is the way it is for us.
- 36:36SPEAKER_00: There are million, no, there's billions of people on the planet who do not have access to banks, they don't have access to the financial infrastructure we have, they don't have access to to loans.
- 36:49SPEAKER_00: Um they don't like we take this shit for granted.
- 36:54SPEAKER_00: So with a cryptocurrency, I mean, you're gonna be able to send money, like you said, you sent 10 grand to to the guy, he sent it back.
- 37:03SPEAKER_00: Why can't you send it to some some uh someone in a village in Africa?
- 37:07SPEAKER_00: You can you can, right?
- 37:09SPEAKER_00: As long as they have an internet connection or bank.
- 37:13SPEAKER_00: Yeah, it instantly, right?
- 37:14SPEAKER_00: All then all of a sudden they have money or or the currency, but also payments.
- 37:20SPEAKER_00: Um I heard about it talk uh I heard it discussed where this will change the economy, and uh I'm gonna try to do this justice.
- 37:29SPEAKER_00: Why do why do employers pay every two weeks?
- 37:33SPEAKER_00: You know, why is that?
- 37:34SPEAKER_00: Like it's just kind of accepted that you get a paycheck every two weeks.
- 37:38SPEAKER_00: Okay.
- 37:39SPEAKER_00: Or sometimes once a month.
- 37:40SPEAKER_00: Well, why?
- 37:41SPEAKER_02: You could build a blockchain and get paid every hour.
- 37:44SPEAKER_00: What happens if you got paid daily?
- 37:47SPEAKER_00: Like, why can't you?
- 37:49SPEAKER_00: It it's so expensive and cumbersome to go through all the expensive, time consuming, you know, transferring funds from here to there may take a few days.
- 37:58SPEAKER_00: Uh there's all these transaction fees.
- 38:00SPEAKER_00: It was cost prohibitive to pay somebody daily.
- 38:03SPEAKER_00: Like that just think think of if you use the traditional payroll to pay somebody daily and issue a check or do a direct deposit daily, it's ridiculous.
- 38:11SPEAKER_00: The fees would eat it up.
- 38:13SPEAKER_00: But with with cryptocurrency, you could have a smart contract that just automatically, depending on on how long they work, just boom, they get paid right to their wallet every single day.
- 38:23SPEAKER_00: And if all of a sudden people are getting paid daily, I believe, and what these podcast hosts believed is it would take so many people out of poverty because they would have access to money daily instead of waiting until the paycheck came.
- 38:39SPEAKER_00: The the the I almost call them NFT fees.
- 38:41SPEAKER_00: The um yeah, the the yeah, what what are those called?
- 38:47SPEAKER_00: Oh, um NFT fees?
- 38:50SPEAKER_00: The non-sufficient funds?
- 38:53SPEAKER_00: I don't know.
- 38:54SPEAKER_00: Yeah, the non-sufficient.
- 38:56SPEAKER_00: Non-sufficient funds, right?
- 38:57SPEAKER_00: The the the you know, yeah.
- 38:59SPEAKER_00: I've had plenty of those in my life, but those crush people.
- 39:03SPEAKER_00: Those crush people.
- 39:04SPEAKER_00: So what if they had actually?
- 39:06SPEAKER_00: I mean, what do they charge?
- 39:07SPEAKER_02: I mean, 25, 35, 45 bucks, depending on the bank?
- 39:10SPEAKER_00: Yes, every time.
- 39:11SPEAKER_00: And if if you're only making you know uh twelve hundred dollars a month or less, that shit adds up quick.
- 39:17SPEAKER_00: So it's there's a whole new world that's that's coming, there's a whole new world that's that's evolving in real estate, outside of real estate.
- 39:25SPEAKER_00: It it's it's awesome.
- 39:26SPEAKER_00: And it's cool to see you, Justin, and how you've you figured out you know, with your knowledge of real estate and everyone's desire to be involved in it somehow looks like you figured out a way to to make it more accessible.
- 39:39SPEAKER_00: Um, they just have to learn you know the the the cryptocurrency side with how to buy the thing, but so that's what we're working on this week and next week.
- 39:51SPEAKER_02: So we're building kind of a grassroots movement on the market.
- 39:54SPEAKER_02: So we're obviously doing paid marketing, but we've been in the discussion for the last week.
- 39:58SPEAKER_02: We've got a three-month game plan of videos to roll out.
- 40:01SPEAKER_02: I mean, we want we want our YouTube to essentially be the university for learning.
- 40:06SPEAKER_02: So you'll go on there to learn how to open a Coinbase account, you'll learn what a wallet is, you'll learn decentralized versus centralized, you'll learn how to buy a token, how to trade a token.
- 40:15SPEAKER_02: Um, and then on the flip side, we're also gonna have all these expertise in the industry go teach how to flip a home, how to buy a home, how to get a loan, how to what how title works.
- 40:26SPEAKER_02: So, you know, and and that's gonna take time, but our plan is to have this huge organic university where really you come to learn, and then the byproduct of you learning is purchasing our tokens.
- 40:38SPEAKER_02: So, so yeah, watch for that.
- 40:40SPEAKER_02: We're we're working on that because we understand, you know, how difficult it is, even with agents who are who are you know immersed in technology, they still don't know what it is.
- 40:49SPEAKER_02: And so we're we're gonna break it down from you know, because you got a lot of professionals on there, but then they start going in avenues that you don't know.
- 40:57SPEAKER_02: We're gonna break it down on on simple terms that you know that that what we would like to learn as an agent.
- 41:02SPEAKER_02: So anyway, so yeah, so that we're we're already ahead of one step ahead of that on that.
- 41:07SPEAKER_02: So awesome.
- 41:08SPEAKER_00: Well, Justin, anyone that wants to learn a little bit more about home run and see if it is a wise use of their investment or not, again, I'm not a financial advisor, neither is Justin.
- 41:19SPEAKER_00: I do have money in it, I am invested in it.
- 41:21SPEAKER_00: Um, it's because I believe in it.
- 41:23SPEAKER_00: Yeah.
- 41:23SPEAKER_00: But uh, where do they go find out more?
- 41:25SPEAKER_02: Uh homeruntoken.com, or you can look us up on YouTube, Home Run Token, TikTok, um, Telegram.
- 41:33SPEAKER_02: I mean, it's just Home Run Token basically, but HomerunToken.com will get you everywhere.
- 41:37SPEAKER_00: Cool.
- 41:37SPEAKER_00: And if they're brand new and have not done anything with cryptocurrency, just being honest, it's gonna be a little difficult, or or there's gonna be a learning curve for them to actually buy these tokens as of now, correct?
- 41:48SPEAKER_02: I yeah, and I promise it's so second nature.
- 41:51SPEAKER_02: Like once you learn, you're like, oh, it's three buttons, that's all I have to click.
- 41:55SPEAKER_02: But but yeah, going into it, you're like, holy shit, I gotta do this, I gotta do this, I gotta do this.
- 41:59SPEAKER_02: When really, when you boil it down, I mean, really, it's like three or four buttons.
- 42:03SPEAKER_02: It's done.
- 42:03SPEAKER_02: It's so easy.
- 42:04SPEAKER_02: So don't get overwhelmed.
- 42:06SPEAKER_02: And there's plenty of people.
- 42:07SPEAKER_02: They will.
- 42:08SPEAKER_02: Yeah, I do.
- 42:10SPEAKER_02: I guarantee if you went to your brokerage or or your sphere and you said, Hey, I need to help buy something on PancakeSwap, I guarantee out of ten friends, four out of those ten can be like, Oh, hey, Dustin, I can help you.
- 42:23SPEAKER_02: I do I do that all the time.
- 42:24SPEAKER_02: Like, there's more people in it than you think.
- 42:27SPEAKER_02: So that's true.
- 42:28SPEAKER_02: Just remember though, just let's let's I want to be very clear.
- 42:32SPEAKER_02: As you're getting into this, when you do get into this, you are now your bank.
- 42:36SPEAKER_02: You're now your security.
- 42:38SPEAKER_02: You don't get on public Wi-Fi with that, whatever you have your money on.
- 42:44SPEAKER_02: You don't get on public Wi-Fi, you don't click on random sites, you don't click on links that you don't know.
- 42:48SPEAKER_02: I mean, this is serious.
- 42:50SPEAKER_02: You, you know, you want the power of the people.
- 42:52SPEAKER_02: Well, you're gonna have the responsibility as well.
- 42:55SPEAKER_02: So just just keep that in mind when you go into this.
- 42:57SPEAKER_02: The number one thing I can say for anybody new into this security, security, security, security.
- 43:02SPEAKER_02: And I'm not trying to scare you because it's not like, oh, you're gonna be hacked, just just be mindful of what you do.
- 43:08SPEAKER_00: Yeah, but people are hacked, it does happen.
- 43:10SPEAKER_00: Yeah, um, there's all sorts of scams to try to get your password to your wallet or your your seed phrase that you set up for your wallet.
- 43:19SPEAKER_00: And as soon as somebody has that, they just take everything you've got.
- 43:23SPEAKER_00: Gone, done.
- 43:24SPEAKER_00: Nothing you can do about it.
- 43:25SPEAKER_00: You don't know who they are because it's just a big long string of uh letters and numbers.
- 43:29SPEAKER_00: Um it I'm glad you mentioned that.
- 43:32SPEAKER_00: So watch a video or two on cryptocurrency security, how to how to secure your wallets and stuff.
- 43:38SPEAKER_00: So Justin, I appreciate this.
- 43:40SPEAKER_00: Obviously, this could have been a six hour long Joe Rogan type episode, and and then some because there's so much to it.
- 43:46SPEAKER_00: I think we did write by the audience.
- 43:48SPEAKER_00: Um, there's probably still some some gaps or missing missing pieces in there, but a little bit dry compared to our last one, but you know, I mean, we tried to make it as fun as we could.
- 43:59SPEAKER_02: Well.
- 44:00SPEAKER_00: This is heavy shit.
- 44:01SPEAKER_00: This is heavy, heavy shit compared to getting real estate leads from Facebook ads.
- 44:06SPEAKER_00: You know what I mean?
- 44:06SPEAKER_02: So save$5 here, make a hundred thousand here.
- 44:10SPEAKER_00: Yes.
- 44:11SPEAKER_00: Yes.
- 44:12SPEAKER_00: Justin, man, appreciate you.
- 44:13SPEAKER_00: Cool, appreciate you.
- 44:14SPEAKER_00: Talk to you soon.
- 44:15SPEAKER_00: See ya.
- 44:16SPEAKER_00: All right, guys.
- 44:16SPEAKER_00: I hope you walk away learning something new and having some perspective about cryptocurrency blockchain and how it's being used in real estate that you didn't have before.
- 44:27SPEAKER_00: If if you walk away from this, just having a better understanding of what's coming in the future and how this technology will be changing the way we do things and changing how real estate is bought and sold and invested in and profited from and all of that, then it's going to make you a better real estate agent and a better loan officer if you're on the mortgage side.
- 44:46SPEAKER_00: So thank you for listening, guys.
- 44:47SPEAKER_00: I really appreciate it.
- 44:48SPEAKER_00: Make sure you go over to Follow Up Boss and get your 30-day free trial.

- 45:02SPEAKER_00: So we've had Follow Up Boss as a partner for six months or so, maybe more.
- 45:08SPEAKER_00: And I've never received so much overwhelmingly positive feedback about a product or a service that we've mentioned before ever.
- 45:15SPEAKER_00: I mean, we've we've talked about and featured some pretty cool shit, but I've I've honestly I've never had so many, so many and so many overwhelmingly positive comments about, oh my gosh, like I, you know, I I heard follow-up boss was cool.
- 45:28SPEAKER_00: I know that most big shots use it, but I don't know if I really need it.
- 45:32SPEAKER_00: I'm not really a big shot yet, so I tried it.
- 45:34SPEAKER_00: Wow, you're wow, I can't believe I've been missing this for years.
- 45:37SPEAKER_00: That basically summarizes all the hundreds of comments we've gotten.
- 45:40SPEAKER_00: So there you go.

- 45:43SPEAKER_00: All you gotta do is check it out.
- 45:44SPEAKER_00: No credit card required.
- 45:46SPEAKER_00: And lastly, if you want to look into the home run token and look at it as an investment, I am not an investment advisor.
- 45:52SPEAKER_00: I am not giving financial advice.
- 45:54SPEAKER_00: We are not soliciting investment.
- 45:56SPEAKER_00: We are here to provide information.
- 45:58SPEAKER_00: And uh I want to wanted to give you some perspective on a project that is currently that currently exists that I think agents should know about.
- 46:07SPEAKER_00: I, full disclosure, am an investor.
- 46:09SPEAKER_00: I have put personal funds into this.
- 46:11SPEAKER_00: I am uh, I guess technically an advisor to the company.
- 46:15SPEAKER_00: It's not an official paid thing or anything, but like, you know, I've I've given some advice along the way on it.
- 46:21SPEAKER_00: So they call me an advisor.
- 46:23SPEAKER_00: Woo! I have a title.
- 46:24SPEAKER_00: That's it.
- 46:25SPEAKER_00: Like that that's my involvement.
- 46:27SPEAKER_00: So um I please don't ask me, hey, how can I invest in this?
- 46:30SPEAKER_00: You need to figure that out on your own.
- 46:32SPEAKER_00: Go to their website, they have a walkthrough.
- 46:34SPEAKER_00: Um, I'm not gonna be walking people through how to do that.
- 46:36SPEAKER_00: That's just not something that I can or am willing to do.
- 46:39SPEAKER_00: It's not my job.
- 46:40SPEAKER_00: And I will say this if you come to me six months later, a year later, whatever, and you're like, hey, I invested in that in that thing and I and I lost money and you're mad at me.
- 46:48SPEAKER_00: Well, don't be mad at me because that means I lost money too.
- 46:51SPEAKER_00: Like, I don't know what the future's gonna bring.
- 46:53SPEAKER_00: It may go up, it may go down.
- 46:54SPEAKER_00: I believe long term it's gonna be pretty solid, but I could be wrong.
- 46:58SPEAKER_00: Who knows?
- 46:59SPEAKER_00: It's like like any other investment, do your damn research and go with your gut.
- 47:04SPEAKER_00: Simple as that.
- 47:05SPEAKER_00: Guys, I really appreciate you listening this week.
- 47:07SPEAKER_00: Take care.
- 47:08SPEAKER_00: Have a great weekend.
- 47:09SPEAKER_00: Please share this episode with another agent or your broker, team member, anyone in real estate or out that you think would find this valuable or interesting, please share it with them.
- 47:19SPEAKER_00: That's all I ask.
- 47:20SPEAKER_00: See you guys next week.
