- 0:00SPEAKER_00: This one comes to us about highest and best and best and final offers when sellers or buyers are flexing their muscles because they're not gonna budge.
- 0:09SPEAKER_00: I understand that's the world.
- 0:10SPEAKER_00: And in fact, when you're working really hard to try to get a deal done and you're either selling or buying a house, and the seller comes back a couple different times with a couple different prices, it looks like you guys are getting closer and closer, but then one party decides to slam the door shut and say that's it.
- 0:27SPEAKER_00: If you don't agree with this, we're not gonna sell the house to you.
- 0:30SPEAKER_00: Or if you don't agree with this, we're not gonna buy your house from you.
- 0:34SPEAKER_00: These things happen.
- 0:35SPEAKER_00: And you get we get these in as real estate agents, we get these requests quite a bit.
- 0:39SPEAKER_00: The parties are so close, but for some reason, one party may be listening to advice from another, maybe they have a massive ego, maybe they believe this is the right way to do it because they've washed a lot of shark tank, or this is really the white, right, right way to do it in business.
- 0:54SPEAKER_00: Maybe that really is the play.
- 0:56SPEAKER_00: Ultimately, though, when you're so close and you have a particular objective like selling your house, or a buyer has a particular objective of buying a house, and you have that component where you're gonna say, This is it, we're not gonna move forward from here.
- 1:10SPEAKER_00: This is the last one, but the buyers are so close, buyers, pay attention.
- 1:15SPEAKER_00: Go ahead.
- 1:16SPEAKER_00: It's okay.
- 1:17SPEAKER_00: Go ahead and come back again.
- 1:19SPEAKER_00: Sellers, if you're getting that from the buyer, it's okay.
- 1:21SPEAKER_00: Go ahead and go back again.
- 1:23SPEAKER_00: Even if that's their best and final, it takes literally seconds for an agent to put together an additional counteroffer on either side.
- 1:32SPEAKER_00: It's okay.
- 1:33SPEAKER_00: You know how many of those end up working out because the next day people have the time to think about it, sleep on it, dream about it, talk to more family.
- 1:41SPEAKER_00: But after they've already issued the order that this is the best and final, this is the last straw, this is the end of it.
- 1:48SPEAKER_00: You know how many times people can't come back from that because they've already verbalized it, they internalized it, they put it on paper a lot of times.
- 1:56SPEAKER_00: But it's okay, come back.
- 1:58SPEAKER_00: Open the door again, be the better person, be the better human, open it up one more time and you'll be surprised to see what happens.
- 2:05SPEAKER_00: It's okay.
- 2:06SPEAKER_00: And no, you're not discounting your own ego, you're not discounting your own humanness by doing this.
- 2:12SPEAKER_00: You have an objective.
- 2:14SPEAKER_00: The objective was to buy a particular house.
- 2:16SPEAKER_00: Or as a seller, you had an objective to sell, a house or condo or townhome or whatever it may be.
- 2:22SPEAKER_00: When somebody goes in and says, we're gonna stop this right here, and if they don't go past this number or they don't get to this number, we're not gonna have a deal.
- 2:29SPEAKER_00: It's okay.
- 2:30SPEAKER_00: Come back one more time after that particular line in the sand is established.
- 2:35SPEAKER_00: You might be surprised to see what happens.
- 2:38SPEAKER_00: It hasn't taken any value from you, nor has it taken any value from the other party.
- 2:42SPEAKER_00: You're just gonna go in because this is business, it's not an emotional deal.
- 2:46SPEAKER_00: It shouldn't be.
- 2:47SPEAKER_00: It should be business.
