- 0:10SPEAKER_01: Last month I had George Love here telling me about the starts.
- 0:14SPEAKER_01: Try to pull his love it.
- 0:17SPEAKER_01: This month I have his better half Megong.
- 0:20SPEAKER_01: We're gonna talk about the starts in the region, Capte region.
- 0:23SPEAKER_00: Yes, for June 2026.
- 0:25SPEAKER_01: Take it away.
- 0:26SPEAKER_00: Excellent.
- 0:27SPEAKER_00: Okay.
- 0:28SPEAKER_00: So last month we were talking about a few things.
- 0:31SPEAKER_00: We're talking about days on market, number of transactions for each suburb, percentages above or below RV, and average sale price.
- 0:41SPEAKER_00: So shall we start with the average sale price?
- 0:44SPEAKER_00: That's exciting.
- 0:45SPEAKER_00: The the highest average sale price was actually Waikinae Beach.
- 0:49SPEAKER_00: So the average sale price there was 987,500.
- 0:54SPEAKER_00: So it's quite a healthy amount for an average house in Waikinae Beach.
- 0:58SPEAKER_00: But there were only six transactions.
- 1:00SPEAKER_00: And like George said last time.
- 1:02SPEAKER_00: There were only four last time, I think.
- 1:04SPEAKER_00: Yeah, that's right.
- 1:05SPEAKER_00: There's not a lot of transactions.
- 1:07SPEAKER_00: You could have one really amazing sale, a couple of lower sales, and it will skew the stats a little bit.
- 1:12SPEAKER_00: But that that's it's pretty consistent.
- 1:14SPEAKER_00: People like Waikinae Beach.
- 1:16SPEAKER_00: Waikinae in comparison, the average sale price was eight ten.
- 1:20SPEAKER_00: But there were 21 sales.
- 1:22SPEAKER_01: Wow.
- 1:22SPEAKER_00: So that's probably quite accurate with that many data points to get an average sale price of 8.10.
- 1:28SPEAKER_00: Okay.
- 1:29SPEAKER_00: Yep.
- 1:30SPEAKER_00: So the percentages against RV for Waikanae, it was negative 1%, which is interesting because usually carpetes sell for above RVs.
- 1:40SPEAKER_00: Waikani Beach with that larger sale price was 7% above RV.
- 1:45SPEAKER_01: Wow.
- 1:45SPEAKER_01: Yeah.
- 1:46SPEAKER_01: That's really cool.
- 1:47SPEAKER_01: Okay.
- 1:48SPEAKER_00: So we'll talk about Paraparam, Para Paraumu.
- 1:52SPEAKER_01: Para para umu.
- 1:54SPEAKER_00: So average sale price for Parapara Omu Beach was 780.
- 2:00SPEAKER_00: Considering that there were 19 sales, that's probably quite accurate.
- 2:06SPEAKER_00: Negative 1% above below RV again.
- 2:10SPEAKER_00: Wow.
- 2:10SPEAKER_00: So again, quite interesting.
- 2:12SPEAKER_00: If you compare it to Parapata Omu Central, average sale was 755.
- 2:19SPEAKER_00: So slightly lower than the beach.
- 2:21SPEAKER_00: 18 sales.
- 2:22SPEAKER_00: So it was quite evenly, but you know, even between both beach and central.
- 2:27SPEAKER_00: And 5% above RV.
- 2:29SPEAKER_01: Wow.
- 2:30SPEAKER_00: Which is kind of what we've been experiencing for the last few months.
- 2:33SPEAKER_00: Okay.
- 2:34SPEAKER_00: Yeah.
- 2:35SPEAKER_00: And then we thought we might do Raumadi as well.
- 2:37SPEAKER_00: So we've got Raamadi South and Beach.
- 2:39SPEAKER_00: Okay.
- 2:39SPEAKER_00: Beach was more popular.
- 2:41SPEAKER_00: Well, better sale price, sorry.
- 2:43SPEAKER_00: More popular.
- 2:45SPEAKER_00: I can't say that, can I?
- 2:48SPEAKER_00: Lots of people love the beach.
- 2:50SPEAKER_00: Higher average sale price, 807,500 versus Raumadi South was 744.
- 2:58SPEAKER_00: Sorry, 747500.
- 3:01SPEAKER_00: I'm struggling to read my handwriting here.
- 3:03SPEAKER_00: But what's really interesting about Raumati, and I was talking to somebody from Raumati the other day that would appraise their house, was in Raumadi South and Raumati Beach, there were only four sales in June.
- 3:15SPEAKER_00: So we don't have stock?
- 3:16SPEAKER_00: We do not have stock.
- 3:17SPEAKER_00: Raumadi South was 5% above RV, Raumadi Beach was 1% above RV.
- 3:22SPEAKER_00: So things are selling above RV and Real Matty, but there are not many houses on the market that, well, there is a couple that are not that great quality or they've got problems or whatever.
- 3:32SPEAKER_00: But in terms of a good house in Real Matti, now would be the time to list it.
- 3:36SPEAKER_01: Okay.
- 3:37SPEAKER_01: So if you're listening to this and you've got a house in Realmaty.
- 3:40SPEAKER_00: Call me.
- 3:41SPEAKER_01: Reach out to Megan because I guess it's simple economics, right?
- 3:44SPEAKER_01: It's the demand and supply.
- 3:45SPEAKER_00: Yes.
- 3:46SPEAKER_00: So we've got lots of buyers looking.
- 3:48SPEAKER_00: We've got a cold winter market with less houses coming on.
- 3:53SPEAKER_00: So more buyers, less houses, it increases, hopefully, the sale price.
- 3:58SPEAKER_01: You know, I always said to my buyers when they would ask me when is the good time to buy.
- 4:03SPEAKER_01: I would say personally, maybe financially, it may not make full sense, but personally, winter's a good time to buy because you see the house and it's full glory, how it's experienced, the heat, the cold, everything in in winter.
- 4:17SPEAKER_00: Any water problems, any mould problems.
- 4:20SPEAKER_00: Correct.
- 4:21SPEAKER_00: Yeah, and and vice versa, the good houses stand out.
- 4:24SPEAKER_00: The warm, dry, great curtains, great insulation, double glazing, you get a really good price for those in winter.
- 4:31SPEAKER_01: Correct.
- 4:31SPEAKER_01: So my personal preference has always been buying houses in winter because I can go around the house after the heavy rains, I can see where it's ponding, where it's flooding.
- 4:40SPEAKER_01: Is it flooding at all?
- 4:42SPEAKER_01: Yeah, that's right.
- 4:42SPEAKER_01: Are there any issues?
- 4:44SPEAKER_01: Going inside the house on a very cold day, like we've been having for the last few weeks, is going inside and looking.
- 4:50SPEAKER_01: Are the windows whipping?
- 4:51SPEAKER_00: And when you take your shoes off, that is the ultimate because you're walking on the floor, you can feel if there's insulation under the floor or not.
- 4:58SPEAKER_01: Yeah.
- 4:58SPEAKER_00: Because you're walking around in your socks.
- 5:00SPEAKER_01: Yeah, exactly.
- 5:01SPEAKER_01: So if you were to buy a house and you're wondering whether summer is better because it's warmer and you get more stock on the market, I think winter for me personally.
- 5:10SPEAKER_00: I've always bought houses in winter.
- 5:12SPEAKER_00: That's just been timing usually.
- 5:14SPEAKER_00: I I've I've sold my I sold my last house in winter because I knew that there was more demand for buyers and less stock on the market.
- 5:21SPEAKER_00: Ironically, I bought in the same market.
- 5:23SPEAKER_00: And I mean, we're not racing away with the market at the moment.
- 5:26SPEAKER_00: Like the days on market, I think across Carpenter was about 56-ish days.
- 5:31SPEAKER_00: Like, but it sort of averages between, I think, Room Many Beach was 77 days on market down to about Roomini South was about 48 days on market.
- 5:42SPEAKER_00: Waikinae was about 40, 54 days on market for Waikinae Central, Pada Pada Umu Beach was 54 days.
- 5:50SPEAKER_00: So it's sort of all around about that.
- 5:52SPEAKER_00: So in terms of what that means is most agents are probably running a campaign for three or four weeks, unpriced campaign.
- 5:59SPEAKER_00: Then we're putting a price on it based on the buyer feedback, and a couple of weeks later it will sell.
- 6:04SPEAKER_00: So if you are looking at a property, for example, that might be going to auction, your first home buyer, you're too nervous to go to auction, it's fine.
- 6:11SPEAKER_00: Still come through it because it may not sell straight away.
- 6:14SPEAKER_00: Like you might have time to put together a conditional offer or a tender or deadline or anything like that.
- 6:20SPEAKER_01: And we had a few of those, right?
- 6:21SPEAKER_00: Yeah, absolutely.
- 6:22SPEAKER_00: Yeah.
- 6:22SPEAKER_00: So you yeah, there's a little bit of time, but call your mortgage advisor quickly.
- 6:27SPEAKER_01: I wonder who.
- 6:28SPEAKER_01: Awesome, Megan.
- 6:30SPEAKER_01: Thank you so much.
- 6:30SPEAKER_01: Can't wait to see you guys again next month to see more data.
- 6:33SPEAKER_01: Sounds great.
