- 1:22Hey, what's up, listeners?
- 1:40Jeff Zimfer, host of the mortgage market radio podcast.
- 1:43Hope you're doing fantastic.
- 1:44Let's get right into the content this week.
- 1:47I'm going to mix it up and do something a little bit different.
- 1:49Normally, you hear me before we get into this special guest.
- 1:53You hear me share some wins of the week from our mortgage professionals inside our mortgage
- 1:58marketing pro membership, where largely what we do is help you with a loan officer become
- 2:03the go-to lender in your local market with real estate agents and attracting agents, getting
- 2:11conversations and getting referrals every single month like clockwork.
- 2:16We do that by helping you the loan officer lead with an educational platform that differentiates
- 2:21you, helps you rise above the noise and simply make more money.
- 2:27Now, today, what I'm going to do is, first of all, I'm going to share with you a couple
- 2:32of recent wins that we've had.
- 2:35This is from Carmella.
- 2:36Again, she hosted a chat GPT class last Wednesday, so far, at least last time I checked
- 2:41with her last week, she had two appointments from that.
- 2:46She got in front of a bunch of agents and they're spreading the word to all their offices
- 2:50and likely what's going to happen is Carmella is going to be invited into one of those
- 2:53real estate brokerages to come teach that class.
- 2:57Here's Liz sharing that she just got a purchase contract for $6.75 and $1.710, both from
- 3:04realtors that she met hosting classes in the month of March.
- 3:08Hey, that's like one point, whatever million, coming to her by way exclusively of doing
- 3:15classes.
- 3:17The list goes on and on.
- 3:19Here's what I thought I would do here is I would share with you a glimpse into the weekly
- 3:25mastermind and coaching calls that we have every single month with our mortgage marketing
- 3:29program members so you can kind of hear what goes on and recently the call we had just
- 3:34last week, there was so much so many nuggets in there of sharing that I thought the best
- 3:38way to help you learn more about what we do and if this is a potential fit for you, then
- 3:44you know what to do.
- 3:45You can go to mortgagemarketing.pro and schedule a call with me.
- 3:49There'll be a link somewhere in the show notes to go to mortgagemarketing.pro and schedule
- 3:52a call if you want to learn more about this incredible community of mortgage professionals
- 3:57around the country and how we're executing every single week in your local market to build
- 4:03your brand awareness and get in front of agents and scale your relationships that lead
- 4:07to referrals.
- 4:09So what you're going to hear is some clips of the Friday call that we do every Friday,
- 4:1410 o'clock Pacific, 1 o'clock Eastern, where we come gather from around the country and
- 4:19we talk about as a matter of fact, what I do is I open up the call usually two or three
- 4:25times a week, we open up with a video that has a message whether that's motivation, whether
- 4:30that's discipline, whether that's grit, whether that's mindset, right?
- 4:35We try and set the stage for making sure that we're in the right place mentally, right?
- 4:41You'll be able to continue to move forward against the resistance we all face in our lives
- 4:46and achieve our goals.
- 4:47So I think what you're going to hear on this first clip is that video, which is about
- 4:51three or four minutes long, but it's really inspirational.
- 4:55So do yourself a favor, hang out, listen to that video.
- 4:59And what we do oftentimes on the calls, we take the ideas from that video and we unpack
- 5:03them.
- 5:04We share what's our one big takeaway and we go around the room, right, the virtual room
- 5:09because we meet on Zoom.
- 5:10And so we go around the room and everybody shares what their kind of key takeaway is and
- 5:14what how it's impacting them for that week and how they're going to apply it to their
- 5:17business.
- 5:18So you're going to hear a bit of that.
- 5:20And then what you're going to do is you're going to hear us kind of unpack what our
- 5:24members have been doing in their local markets to succeed in building their pipeline every
- 5:29single week.
- 5:31And this one, we spent a fair amount of time talking about largely what we do is, you
- 5:36know, go into our local market and we lead with education, teaching classes, be it in
- 5:40person or virtually.
- 5:41And you're going to hear some of the members talking about the results they're getting
- 5:45and the resistance they're coming up against, how they're partnering with Title S for
- 5:48Home Monty and how they're uniquely getting attention, how they're calling, right, brokerages
- 5:54to get in front of the brokerage offices and so forth.
- 5:57And so what I've done is I've tried to take the highlights of the best clips from this
- 5:59conversation that has multiple people involved with it.
- 6:02And by the way, if you're listening and you're a pro member, thank you so much.
- 6:05I appreciate you.
- 6:06I'm grateful for you if you hear your voice.
- 6:08Thank you for the contribution.
- 6:09If you don't hear your voice, it's only because it was for a sake of time.
- 6:12So maybe I'll do this again in the future.
- 6:14But once again, stick with this, listen to it to the end.
- 6:18And if there's something in there for you and you want to learn more, go to mortgage
- 6:24marketing.pro.
- 6:25Maybe this is a fit for you.
- 6:26Maybe it's not.
- 6:27It is not for everybody because it is a work program.
- 6:31But at least have a conversation and see if there might be something here for you.
- 6:36If what you hear over the next 30 minutes or so resonates with you.
- 6:41So without further ado, let's get into this week's show.
- 6:44All right.
- 6:45All right.
- 6:46Ladies and gentlemen, welcome to the Friday Pro Call.
- 6:49My big takeaway was, I think we're all stuck in a learning phase.
- 6:53We learn, we learn more in so many webinars, but we're not implementing anything.
- 6:58We're excited.
- 6:59We're jazzed up, you know, ready to fire off an all cylinders, but we've got to actually
- 7:04do it.
- 7:05Hmm.
- 7:06Anyone relate to that?
- 7:08Does that sound familiar?
- 7:10Show hands possibly.
- 7:11Absolutely.
- 7:12Yeah.
- 7:13There's a phenomenon where we're talking about like I'm going to do something.
- 7:16There's a dopamine release and it's like we've already done it, but yet you actually
- 7:20really have to do it.
- 7:22Just talking about it's not good enough.
- 7:24Yeah.
- 7:25That's very insightful.
- 7:26Emmett, thank you.
- 7:27That's interesting.
- 7:28Liz, if you want to answer that, you're very disciplined in your process.
- 7:32You don't question your schedule.
- 7:33Do you?
- 7:34No, because like the classes that I do, like I make, like I, they're scheduled out
- 7:40a quarter in advance.
- 7:41So that's why I keep harassing you and find the outline where the classes are because
- 7:46all of my classes are scheduled out literally three months in advance.
- 7:50And so then I always have now it's the first, second, and third Wednesday.
- 7:55I've been teaching classes for them for years.
- 7:59I like, like I don't know, I don't know how long I've been a member here.
- 8:04So whatever that is, but it's a solid, well, like four or five, probably five or six
- 8:11years.
- 8:12The thing is that I do say in the classes all the time, like, like finds, I'm like expect
- 8:17more from your lender than the basics and the closing your loans on time, giving you
- 8:22great rates, giving you great service.
- 8:23Like if your lender is just doing that, that's basic.
- 8:27Go find someone else.
- 8:28I'm like, it doesn't have to be me.
- 8:30That could be anyone else.
- 8:31I'm like, but if that's all they're doing for you, like that's the bare minimum, that's
- 8:35the bare minimum to show up.
- 8:36I think that's a good approach.
- 8:37You have to disassociate yourself from the desire to close somebody, right, and stop
- 8:43showing up to sell and add value, and you're going to attract the people that are going
- 8:48to be attracted to you.
- 8:50People watch, people engage, people lurk without you knowing with the content that you post
- 8:56and how you're showing up in your local market.
- 8:58Case in point is, Janelle, if I can shine a spotlight on you for a second because earlier
- 9:03this morning, you put that share in there, I'll go to the Facebook group and share it
- 9:08real quick.
- 9:09This is why you want to participate in the Facebook group, people.
- 9:15So here we go.
- 9:16And you know, you're welcome, obviously don't meet and talk about this, but you posted
- 9:21this this morning.
- 9:22Do you want to unpack this?
- 9:23By the way, if you don't mind, Janelle, why not?
- 9:25Sure.
- 9:26Sure.
- 9:28We have a consistent class schedule.
- 9:31At the very minimum, we do one Zoom class a month and one lunch and learn in person per
- 9:35month.
- 9:36And the lunch and learns have really were busting out of the room that we were using because
- 9:42it's caught on so well since we started going back out in person.
- 9:48So it creates just a really positive energy, but she had said, I did not even get a chance
- 9:54to talk with this lady in person.
- 9:58I honestly didn't even know she was at the class.
- 10:00We do have a really good follow up spreadsheet.
- 10:06And I usually do, we know how much production they do and everything.
- 10:08And I usually do start at the highest level production and then follow up based on that.
- 10:13So we just had a class, I'm assuming she was just at that one, which was Tuesday.
- 10:20And I didn't even get a chance to follow up with her yet, but she sent a referral, like
- 10:27an unsolicited referral.
- 10:29And he was like a perfect buyer, he's 760 score, great income, no debt, perfect funds.
- 10:35And just like that, you know, to show it up in my email box, just just from I think consistency
- 10:42of showing up.
- 10:43Right.
- 10:44And I want to unpack this a little bit because she attended one of your classes.
- 10:49She was impressed, again, that's brand.
- 10:52We do need to pack unpack that because I was saying to Grace, my teammate, I was like,
- 10:58I didn't really feel like I presented that well.
- 11:02But I did say to Grace, I was like, but the presentation presents itself well.
- 11:06So it kind of doesn't matter.
- 11:07Like I felt like I was a little choppy and just wasn't like as smooth as I like to be.
- 11:12It was like, it was so packed that I was kind of like standing in like a, you know, just
- 11:17a really tight spot and couldn't see the notes that well and all of that.
- 11:21But the presentation is just so impressive in itself and so informative.
- 11:27And I didn't really, it didn't need to be me that impressed.
- 11:30And I want to, you're making a great point there is I want to highlight that because I
- 11:34often tell new members coming in when they say, well, I don't know Instagram or your
- 11:38classic story, you know, about you didn't have a new channel, but you talked to class.
- 11:43Like you don't have to rely on yourself.
- 11:47You can lean on the content and that's what they're showing up for is to learn the content.
- 11:53You're just a conduit.
- 11:54You're just a messenger.
- 11:55So I'm glad you brought that up again.
- 11:57But let's think about what's happening here, right?
- 11:59When we talk about not chasing but attracting, I don't know if you know if she attended any
- 12:04other classes or was it just this one?
- 12:07I don't know because I didn't even get a chance yet.
- 12:09Like that was in there.
- 12:11I followed up with her real quick to thank her.
- 12:12Then I followed up with the lead because he had already emailed me like right before her,
- 12:16but I didn't see that.
- 12:16So I was going down to then I like made this person to tens your class.
- 12:21You don't even like no, she's there really, you know, you felt like you did a bad job.
- 12:26And yet afterwards, she's like my, my colleague Cheryl worked with you in the past.
- 12:32So what I'm assuming, maybe she contacted Cheryl and said, go, hey, do you know this general
- 12:35person, right?
- 12:36Yep.
- 12:37Because she was impressed with what she saw attracted to want to work with somebody like
- 12:41you.
- 12:42This other agent back to you up and says, yeah, she's awesome.
- 12:46And she sends you a referral out of the blue.
- 12:49Yep.
- 12:50Boom.
- 12:51Didn't even call you or anything.
- 12:52Just messaged you.
- 12:54Yeah.
- 12:55And let's, if you guys want to briefly, briefly, because I have other stuff to cover.
- 13:00Talk about partnering with title companies, home warranty, escrow, etc.
- 13:08And it's amazing.
- 13:10And I rotate mine.
- 13:13So depending again, I'm in Dallas.
- 13:14So I try to pick North, South, East and West and warranty title inspector insurance.
- 13:21And I can rotate them.
- 13:22So if one of them doesn't show up, but it's like I'm bringing the knowledge and the
- 13:30class.
- 13:31So I never pay for lunch whenever I do it either.
- 13:33And my title reps know like there's no shame or game.
- 13:37But I'll just call the next title and say, hey, have a kick ass class.
- 13:40Do you want to get a book solid and get 10 to 15 people in front of you?
- 13:43And they're like, hell, yeah, why would I not?
- 13:46So Bill, if you don't mind, I don't know if you can speak.
- 13:49I can't see your video.
- 13:50So you might be only on phone.
- 13:54But Bill, if you don't mind, I'd like to use our discussion for a talking point here.
- 13:58Yeah.
- 13:59That's fine.
- 14:00Jeff, go ahead.
- 14:01So Bill ran into the challenge, which I've faced in the past and I'm sure many of you
- 14:05have is, and that is that the title rep didn't see the value.
- 14:10Anybody face that?
- 14:11Sure.
- 14:12That exact thing.
- 14:13That's it.
- 14:14That was those words.
- 14:15And so I simply just went around, found a new title company and showed them the why
- 14:23behind it with the amount of people we've had in these classes.
- 14:28And now that other title rep is coming back and saying, well, we need to do classes.
- 14:32Why aren't you doing this?
- 14:33Why aren't you coming?
- 14:34So again, I flipped the script and flipped the mindset on it and just went to another title
- 14:41rep and said, here, here's why here's who I've had.
- 14:45And here's how many people we've had in these classes.
- 14:47Why would you not want to do a non-CE class?
- 14:50Can I chime in real quick?
- 14:52Yes, sir.
- 14:54So I just did an event two days ago for 90 plus agents that showed up.
- 15:01And there were 130 that RSVP, right?
- 15:06So I started promoting that one a month ago, right?
- 15:11So when you talk about lead time, it's not about how much time it is for you to start promoting
- 15:17the event.
- 15:18It's what does that follow up look like?
- 15:21Because we sent out email reminders, email reminders, hey, you know, confirm your head
- 15:26shot appointment, confirm this, confirm that, right?
- 15:29But what ended up really nailing it down was the text messaging that went along with
- 15:35it, too.
- 15:36And the calls, right?
- 15:37Hey, I didn't hear from you yesterday.
- 15:41I sent one out the like two days before via text, hey, just a reminder, are you able
- 15:49to make it?
- 15:50Are you bringing anyone, right?
- 15:53The next day was, hey, I, I, you know, anybody that I didn't hear from, hey, awesome.
- 16:00I didn't hear from you.
- 16:02Are you, are you able to make it, right?
- 16:05By the way, if you have a loan estimate that you need to bring and get, you know, quoted
- 16:11out, bring it on.
- 16:12Let me know.
- 16:14The next morning, 5 a.m., today's the day, right?
- 16:20Are you able to make it?
- 16:22And so the list just kind of shrinks and shrinks.
- 16:25And anybody that says, yes, I had a pre, you know, saved deal.
- 16:31It's awesome.
- 16:32See you there.
- 16:33Here's the address.
- 16:34We're starting at this time.
- 16:35Man, don't wait until you build this following to start doing them in person.
- 16:42Like just start doing it and be okay.
- 16:45If one person shows up because the best thing that I can tell you that happened for me
- 16:51was man, showing up and there being one person in there is no different than you having
- 16:58a coffee with that person, right?
- 17:00But the deal is if one person shows up, they have an awesome experience and you're able
- 17:05to then workshop it out and spend dedicated time with them, they're going to be so much
- 17:12more invested in you and what you and what you did.
- 17:18Leverage your insurance partners, leverage whoever they want your business and they want
- 17:23whatever they can get.
- 17:24Man, like I didn't drop a dime on these things.
- 17:27I just call my insurance buddy.
- 17:29I said, hey, I'm doing an event in Winston Salem.
- 17:31I'm doing an event in Charlotte and I'm doing an event in Fort Mel.
- 17:35Do you want to sponsor any or all of them?
- 17:37Said cool.
- 17:38I'm in for all of it.
- 17:39Some of my best and what I mean best, what I got the most production out of were not
- 17:44the ones where 30 or 40 showed up, were the ones where you had eight or nine so much so
- 17:49that the title company that I'm now doing this with who's sponsoring this, they're putting
- 17:55us in a room that basically holds about 15 max.
- 17:59And I'm okay with that because I don't want to deal with 80 realtors.
- 18:05I'd rather deal with 10 high producing realtors or 10 realtors that I can go deep with.
- 18:11So the way I host it and depending on where you are, predominantly what I do is I and where
- 18:17I found my kind of footing to do these and now I host, you know, 50 to 60 agent classes
- 18:23a year, right?
- 18:25And that's all that's where 100% of my business comes from now.
- 18:28I don't do anything else.
- 18:30And so what I would tell you is call the managing broker, call the broker in charge of the real
- 18:39estate office that you work with because predominantly the way they're paid is on recruiting and
- 18:45say let me highlight the culture you have at your company.
- 18:51Let me help bring other people in that you maybe otherwise wouldn't talk to and allow
- 18:58your and then you get the broker in charge there to then be able to network with people,
- 19:04recruit them or whatever, right?
- 19:07And then by the way, get them to give you access or get them to download or share with you.
- 19:15They're broker metrics tool that shows all the production and say, you know what?
- 19:21Who's on your short list?
- 19:23Who are the agents at other companies that you want to target?
- 19:27And let me help you bring them in.
- 19:30Let me do your job with you, right?
- 19:33So now you're not just some service provider.
- 19:37You're invested in them growing their business.
- 19:40And with margin compression, every owner at every real estate company is fear, fearful,
- 19:46scared, right?
- 19:48They're making the small potatoes when they were used to something over the last two years,
- 19:53right?
- 19:54And so they're getting angsty because reward banquets and all of that aren't as, you
- 20:00know, lavishes they used to be because they're dealing with the budget here and now not
- 20:04what was two years ago.
- 20:06That's some good info there, man.
- 20:07Thank you.
