- 0:20Speaker 5: Do you want some to apparently have been given away?
- 0:23Speaker 5: Throw some my way? You know what I realized, guys,
- 0:26Speaker 5: what's that funny? We are broadcasting and attracting three different generations. Here,
- 0:33Speaker 5: Victoria's a millennial.
- 0:36Speaker 4: Here, we got my mum listens to the show.
- 0:38Speaker 3: You've ruined his burn mate, he's gonna say that I
- 0:43Speaker 3: am Victoria.
- 0:43Speaker 6: I set you up, all right, so we can laugh
- 0:46Speaker 6: at trav guys, you ruin it.
- 0:48Speaker 3: Here's what we're going to do, all right, because we're
- 0:51Speaker 3: going to no, no, We're going to do point for
- 0:53Speaker 3: she is beautiful. Let's do an edit point here and
- 0:56Speaker 3: when we go live to where guys, it will sound fantasmic.
- 0:59Speaker 2: TRAVI, it's not worth it.
- 1:00Speaker 6: That's such a gen boomer thing to say.
- 1:04Speaker 1: On TikTok.
- 1:05Speaker 5: Recently, they're talking about the millennial break, which is that
- 1:09Speaker 5: when you're watching video content online the older generations, which
- 1:13Speaker 5: I falled into and I didn't realize I do this.
- 1:15Speaker 5: If they post video content, there's like a half a
- 1:18Speaker 5: second before they actually start filming because they're waiting for
- 1:20Speaker 5: the camera to turn on gen zs they just go
- 1:24Speaker 5: straight into it because they're way better than us. And
- 1:27Speaker 5: I was attending a webinar the other day on how
- 1:28Speaker 5: to be better at creating video content and they said
- 1:31Speaker 5: edit that breakout and I was like.
- 1:32Speaker 4: Oh, I didn't. I don't have that. What are you
- 1:34Speaker 4: talking about?
- 1:34Speaker 5: Reviewed all my videos definitely have it so great I'm old.
- 1:39Speaker 3: You know. The funny thing is it's when you actually
- 1:42Speaker 3: have those glasses just over the point of your nose
- 1:44Speaker 3: there and you're like, is the camera on yet?
- 1:48Speaker 6: No?
- 1:48Speaker 4: No, no. I love that.
- 1:49Speaker 5: It's the authentic part of me. I don't usually go
- 1:52Speaker 5: on camera with my glasses. Can you talk about that?
- 1:54Speaker 1: Sorry? Mate?
- 1:55Speaker 3: Hey, what we can talk about is saving people money,
- 1:57Speaker 3: which we did on the show.
- 1:58Speaker 5: I feel like this episode was really good. We had
- 2:01Speaker 5: some good callers, but all of the money wins that
- 2:04Speaker 5: I'm like, hey, here's some super Savor Saturday tips. They're
- 2:06Speaker 5: just basically me telling you how bad I am at
- 2:09Speaker 5: money and giving you three tips that I need to implement.
- 2:11Speaker 5: So it's all good. It's all good, but like it's
- 2:13Speaker 5: very self deprecating.
- 2:14Speaker 3: So anyway, she's on the money radio community. If you
- 2:16Speaker 3: could please jump online to socials and give us your
- 2:19Speaker 3: tips so it's not all about Victoria next.
- 2:21Speaker 5: S Reuly, I can't be the only one that's getting
- 2:23Speaker 5: a little bit lax with their financial goals at the
- 2:26Speaker 5: end of the year. I feel like I'm falling off
- 2:29Speaker 5: the train.
- 2:30Speaker 4: But sol a lot of people.
- 2:31Speaker 6: So I was going to say the same thing. Yeah,
- 2:34Speaker 6: everyone's the same bee that.
- 2:36Speaker 4: Was only around the corner, isn't it scary?
- 2:38Speaker 7: Yeah?
- 2:38Speaker 1: That was one of your tips, though, is like getting
- 2:40Speaker 1: on the train?
- 2:41Speaker 5: No, it wasn't. It absolutely wasn't. But Junozin came out
- 2:43Speaker 5: the other day. They're selling Christmas trees already, no doubt.
- 2:46Speaker 5: Advent Calendar's already for sale. Christmas decorations. There are the
- 2:50Speaker 5: front dancing Santa's. You can pick one up really easily.
- 2:52Speaker 3: Now, see, as soon as Halloween is finished, then it
- 2:56Speaker 3: is all on like Donkey Kong.
- 2:58Speaker 5: Okay, but Halloween is not done. It's not even Halloween yet,
- 3:01Speaker 5: and the Christmas stuff is out. Is that what's meant
- 3:03Speaker 5: to be scary?
- 3:04Speaker 4: They're like coming to Kenymart. This Christmas stuff and it's Halloween.
- 3:07Speaker 4: This is as scary as hell.
- 3:09Speaker 3: And the funny thing is it's for Christmas twenty twenty three, Victoria,
- 3:11Speaker 3: All that shit is already all right, let's get into
- 3:14Speaker 3: a guy's that she's on the Money radio show starts
- 3:17Speaker 3: right now, pushing play.
- 3:18Speaker 6: Oh god, that's such a movie thing to say, pressing
- 3:21Speaker 6: play on my recorder?
- 3:22Speaker 2: Right, mald did you.
- 3:24Speaker 3: Ever tape songs off the radio and then get annoyed
- 3:27Speaker 3: when the radio DJ's Mitch would like sing you like,
- 3:30Speaker 3: stop it, I'm trying to hear this song.
- 3:31Speaker 4: Yeah, or they'd like watermark their songs.
- 3:34Speaker 1: Godcha.
- 3:35Speaker 2: Also, this is still in the show right. Our producer
- 3:37Speaker 2: just barged in, we were done.
- 3:39Speaker 5: Mel, get out, were trying to do a radio shot.
- 3:43Speaker 1: Well you're not even important, mate, stop it.
- 3:46Speaker 2: Don't say that, mel mn Oh god, thank you.
- 3:50Speaker 6: And you know what, Mel, I'm your witness also agree.
- 3:54Speaker 1: What a pity? This just accidentally got edited out.
- 3:57Speaker 4: No it didn't, No, it didn't.
- 3:59Speaker 1: Show starts now.
- 4:00Speaker 6: I think we're having a very adult conversation now, and
- 4:04Speaker 6: we talk about it, aren't we. Yeah, finance is a
- 4:06Speaker 6: very adult conversation. But v were showing you something on
- 4:09Speaker 6: her phone in a hidden folder, and v I'll let
- 4:11Speaker 6: you take it from here.
- 4:11Speaker 2: Because those photos were revealing it.
- 4:13Speaker 4: I wasn't going to tell anybody in that calculator app.
- 4:16Speaker 4: Is that not what we're talking.
- 4:17Speaker 1: About, Surete? If that's okay?
- 4:20Speaker 5: So of course I have written a book about it.
- 4:24Speaker 5: Our mates are doing it. It feels like everyone's doing it.
- 4:26Speaker 5: Today we are going to be talking about investing. Obviously
- 4:29Speaker 5: I didn't write a book about cryptocurrency investing, but we're
- 4:32Speaker 5: going to talk about it today because it seems like
- 4:34Speaker 5: every man, his dog and celebrity is investing in cryptocurrency
- 4:38Speaker 5: or being sued for posting cryptocurrency.
- 4:42Speaker 4: Yes programs on the internet.
- 4:44Speaker 5: It just seems like a spicy topic we should cover,
- 4:47Speaker 5: and I mean anything to get Kim Kardashian on the show.
- 4:49Speaker 3: I guess like so many people are out there, They're
- 4:51Speaker 3: throwing around like.
- 4:52Speaker 1: Oh, you've got to invest in crypto.
- 4:55Speaker 3: But Mitchie and I are always trying to press you
- 4:57Speaker 3: for you know, all these investing tips for the show.
- 5:00Speaker 1: That's really for us, So what kind of stuff?
- 5:03Speaker 5: I already knew it was for you because you never
- 5:04Speaker 5: ask on air. You're always like after you, Oh, can
- 5:07Speaker 5: we pay for your coffee after the show?
- 5:09Speaker 2: Yeah?
- 5:09Speaker 4: So what is your investment portfolio made up of?
- 5:12Speaker 6: We winds, a lot of easy shoes and designer balanc
- 5:14Speaker 6: Yagger bags. That's a good investment, right, same mind's mate, Chanel.
- 5:17Speaker 3: We pay for that coffee with money we make from
- 5:19Speaker 3: your investing advice mates.
- 5:20Speaker 4: So what are so welcome?
- 5:22Speaker 1: What are we investing in?
- 5:23Speaker 3: What's something that our listeners and our community can actually
- 5:26Speaker 3: invest in that's going to make an actual money.
- 5:28Speaker 5: You can invest in literally anything, And I mean it
- 5:30Speaker 5: would be a breach of the ACIC guidelines for me
- 5:33Speaker 5: to say, oh, this is the thing that you can
- 5:35Speaker 5: invest in. But it's one of those things that it's
- 5:37Speaker 5: different for everybody. It could be you investing in having
- 5:40Speaker 5: a good emergency fund, because I think that that's my
- 5:43Speaker 5: number one rule of life. Every single person, regardless of
- 5:46Speaker 5: who you are or what you do, you need an
- 5:48Speaker 5: emergency fund.
- 5:49Speaker 6: What do you mean, like like a little wad of
- 5:50Speaker 6: cash in case you have a carbing or you get sick.
- 5:52Speaker 5: Yeah, a little bit of casholer off to the side,
- 5:55Speaker 5: and it's kind of like a fund that gets you
- 5:57Speaker 5: out of jail.
- 5:58Speaker 4: It's like they get out of jail free card.
- 5:59Speaker 5: In an where you know, if you find yourself in
- 6:01Speaker 5: a little bit of a pickle, you can just whip
- 6:03Speaker 5: it out and be like.
- 6:03Speaker 4: Ha, ha ha, how much you had me?
- 6:06Speaker 2: How much?
- 6:06Speaker 4: It really depends.
- 6:07Speaker 5: So if you're a UNI student, you're still at home
- 6:10Speaker 5: and you don't have like that many overheads, maybe five.
- 6:12Speaker 4: Hundred bucks stashed to the side is more than sufficient.
- 6:15Speaker 5: But if you're a mum of two and you're currently
- 6:16Speaker 5: driving the kids to footy practice, and you've got a mortgage,
- 6:19Speaker 5: and you've got a couple of cars on the road,
- 6:21Speaker 5: and you're a single income household, well that's going to
- 6:24Speaker 5: look really different, right. But let's get some rules in place,
- 6:27Speaker 5: because I feel like guidelines are very helpful. And if
- 6:30Speaker 5: you don't have an emergency fund or you're wondering where
- 6:32Speaker 5: do I start, I would say with about three months
- 6:34Speaker 5: worth of expenses. So when I say three months worth
- 6:37Speaker 5: of expenses, we're not talking about your savings or your investments.
- 6:39Speaker 5: We're just talking about what would it cost to keep
- 6:42Speaker 5: the roof over your head and all your bills paid
- 6:43Speaker 5: and your mortgage on track and everything else in line,
- 6:46Speaker 5: so that if something did happen you are covered.
- 6:50Speaker 3: And I remember you were telling us a few months
- 6:52Speaker 3: ago that it's as easy as taking that extra money
- 6:55Speaker 3: every single month or whatever is from your salary after
- 6:58Speaker 3: your expenses and put that away, because that's not free money.
- 7:00Speaker 1: Like Mitch Cheery thinks.
- 7:01Speaker 5: No such thing as free money. We put every single
- 7:04Speaker 5: dollar we earn to work.
- 7:06Speaker 2: No, no, no free money.
- 7:07Speaker 6: You know, when you're driving your car and you go
- 7:08Speaker 6: to Macas and you put your hand in between the
- 7:10Speaker 6: seat and like the cup holders, and you find a
- 7:12Speaker 6: two dollar coin, that's my free money, No free money,
- 7:15Speaker 6: free money, that was your money'd out of the blue.
- 7:19Speaker 5: It's free money, okay, But like you know what's more
- 7:22Speaker 5: free money when you download the macas app and actually
- 7:24Speaker 5: use that to get free food, so you didn't have
- 7:26Speaker 5: to use the two dollar coin.
- 7:27Speaker 1: Yes, yes, yes, not sponsored.
- 7:29Speaker 5: It's actually not sponsored. I just love a Maca's diet coke,
- 7:32Speaker 5: you know. But it's amazing how investing is so accessible now,
- 7:35Speaker 5: because I feel like historically there's just been this misconception
- 7:39Speaker 5: that investing is only for the rich, right, and like
- 7:42Speaker 5: twenty years ago, if you wanted to go into like
- 7:43Speaker 5: a managed fund or something fancy like that, it might
- 7:46Speaker 5: have cost you twenty thousand dollars to break into that.
- 7:48Speaker 5: But now, I mean this is a shameless plug for
- 7:50Speaker 5: a client I've worked with, but absolutely not a shameless
- 7:53Speaker 5: paid plug.
- 7:54Speaker 4: Shares is right.
- 7:55Speaker 5: It is an investment app that you can just download
- 7:57Speaker 5: and you can invest in fractions of shares instead of
- 8:00Speaker 5: having to buy the whole share, which you know might
- 8:02Speaker 5: be out of budget or might not be aligned.
- 8:04Speaker 4: To your values.
- 8:05Speaker 5: At this point, you can buy like a fraction of
- 8:07Speaker 5: it and you can invest on their platform in heaps
- 8:09Speaker 5: of stuff you can, So.
- 8:10Speaker 2: It's a share of a share.
- 8:11Speaker 4: It's a share of a shares.
- 8:12Speaker 5: Why they're called chezis go figure. But also you can
- 8:15Speaker 5: invest with as little as one sense. So investing nowadays
- 8:18Speaker 5: is not unaccessible like in fact, I can't make it
- 8:20Speaker 5: more accessible.
- 8:21Speaker 4: That's the lowest of the.
- 8:22Speaker 3: Low All right, let's do this thirty one to six five.
- 8:25Speaker 3: What have you invested in that's given you a little
- 8:27Speaker 3: bit of a win? We just want to steal some
- 8:29Speaker 3: tips for us. Let's be honest. But it could be
- 8:32Speaker 3: you know something that you stumbled onto like a chas ease, you.
- 8:35Speaker 5: Know anything, or is it actually investing apps? Because I
- 8:38Speaker 5: bought a dress a while ago.
- 8:40Speaker 3: No, no good, it's different.
- 8:44Speaker 4: Let me finish.
- 8:44Speaker 5: I bought it, it was on sale at the shop.
- 8:47Speaker 5: I wore it to my event and then I had
- 8:50Speaker 5: every intention of selling it on Facebook Marketplace.
- 8:52Speaker 4: But before I did that, I looked up what others
- 8:54Speaker 4: were selling it for. Sold it for more than what
- 8:56Speaker 4: I paid for it. Got to wear the dress.
- 8:58Speaker 1: Fantastic, Like good investment. Like those people that.
- 9:01Speaker 3: Go to yard sales and like scan the little thing
- 9:03Speaker 3: and go, oh my god, this is three bucks, but
- 9:04Speaker 3: it's actually fifteen hundred bucks in real life. That's me either.
- 9:08Speaker 3: But that's the kind of stuff we want to hear. Wins,
- 9:11Speaker 3: even losses, even if you're like, absolutely.
- 9:14Speaker 4: Talk to us about your investment.
- 9:15Speaker 1: Let's do it. Thirty one oh six y five, going
- 9:17Speaker 1: to take your calls.
- 9:17Speaker 3: Next it's She's on the Money radio show with Australia's
- 9:21Speaker 3: number one finance podcast and Mitschury.
- 9:23Speaker 1: No, it's I just wanted to free.
- 9:28Speaker 2: Well, Victoria, you know I did talk about cash. It
- 9:30Speaker 2: was money cash, you know, the gold coins of a chocolate.
- 9:32Speaker 1: I did speak about that.
- 9:34Speaker 2: So maybe I am a finance podcast.
- 9:36Speaker 4: I'm getting married soon.
- 9:37Speaker 5: Maybe that can be the BOMBANNERI I just give everyone
- 9:39Speaker 5: a gold calls chocolate coins, Eddie.
- 9:42Speaker 2: Or Victoria, no one knows what a bombay?
- 9:44Speaker 1: I was going to say, what the hell is that?
- 9:46Speaker 5: I'm going to continue not to know because that wasn't
- 9:48Speaker 5: in the budget for my wedding.
- 9:50Speaker 6: No one's smashing plates as well, is there?
- 9:52Speaker 2: Okay?
- 9:53Speaker 5: I'm doing like I'm not even having a wedding cake.
- 9:55Speaker 5: What a waste of money, Tory.
- 9:57Speaker 6: Instead of a flower girl, you're gonna have a little
- 9:59Speaker 6: girl with gold.
- 10:00Speaker 4: Just throwingly crown. Hear me out, I'm having a flower dog,
- 10:04Speaker 4: my dog.
- 10:06Speaker 3: You are.
- 10:06Speaker 2: I love it.
- 10:07Speaker 3: Hey, if Lucy goes out of control starts smashing stuff up,
- 10:12Speaker 3: it's going to be okay because she's on the money
- 10:14Speaker 3: radio shows brought to you thanks to Budget Direct winner
- 10:16Speaker 3: a can Stars Insurer of the Year Award twenty twenty two.
- 10:19Speaker 1: Budget Direct Insurance.
- 10:21Speaker 3: Sold talking about investment wins and losses here guy.
- 10:25Speaker 6: Yeah, we want to know your investment wins or losses
- 10:28Speaker 6: because it can be a tricky thing, right, Victoria. You
- 10:30Speaker 6: think it's easy, but there's say laws involved, and there's
- 10:33Speaker 6: a like you put a lot of money in and
- 10:35Speaker 6: there's even bigger losses. So thirteen one oh sixty five.
- 10:37Speaker 6: I think we've got back on the line. You've got
- 10:39Speaker 6: a story, Hey.
- 10:40Speaker 7: Back, okay. My investing story sort of happened about six
- 10:44Speaker 7: months into COVID, where, like a lot of people, I
- 10:47Speaker 7: was worried about my small business and the effects of
- 10:50Speaker 7: all the restrictions I was going to have on that.
- 10:52Speaker 7: And I did have a bit of savings. I'd sold
- 10:55Speaker 7: a property and an opportunity came up to get involved
- 10:58Speaker 7: in a sector that I'd never been involved with before,
- 11:01Speaker 7: which was a health food store. So I actually invested
- 11:05Speaker 7: all of my savings and became a twenty five percent
- 11:09Speaker 7: owner in health fridge store.
- 11:11Speaker 8: Took a risk and yeah, so.
- 11:13Speaker 7: Far earning about one thousand dollars a week passive income
- 11:17Speaker 7: and in four days time about to open the second one.
- 11:20Speaker 1: Look at.
- 11:22Speaker 4: Oh my gosh, what is this company called?
- 11:24Speaker 5: So we can give you a little sneaky plus.
- 11:27Speaker 7: Well, we're actually based in Queensland and it's the Tweed
- 11:32Speaker 7: health food store that was.
- 11:36Speaker 2: And I love Tweed. Tweet's a great little area.
- 11:39Speaker 1: It's a little beach.
- 11:40Speaker 7: Yes really it really is.
- 11:43Speaker 6: This snapper I love that place, right, So that's just
- 11:45Speaker 6: called to humble, brag and get a free plug.
- 11:47Speaker 2: That is like I.
- 11:50Speaker 7: Am bragging here, but no so far it's definitely a win.
- 11:53Speaker 5: And money's all about bragging and I brag about you too.
- 11:57Speaker 3: I love it all right, Russell's given us call th
- 11:59Speaker 3: when six five mate? What is your investment win or loss?
- 12:03Speaker 8: Oh? Look, I've had an eventful sort of a few years.
- 12:06Speaker 8: It's the end in my career. I think being an
- 12:08Speaker 8: AFL player is sort of get a little bit extra
- 12:10Speaker 8: and they get more now, I might add than when
- 12:12Speaker 8: I was playing.
- 12:14Speaker 5: We're talking about bragging on the shows to cash AFL
- 12:18Speaker 5: player calling up to let us know that he's an AFLR.
- 12:21Speaker 5: What did you invest in apart from your footy career?
- 12:25Speaker 8: I was kind of lucky at the end of my career.
- 12:27Speaker 8: I had a mate who had a really great idea
- 12:29Speaker 8: of concept for an app. It's called team App, which
- 12:32Speaker 8: was really in the early days, an idea around creating
- 12:35Speaker 8: a social Facebook type thing for each club, something that
- 12:39Speaker 8: they could call their own.
- 12:40Speaker 4: That's massive.
- 12:41Speaker 5: My partner us is that Good Olds and Kevin's Old
- 12:43Speaker 5: Boys soccer club.
- 12:44Speaker 4: Yeah, no, they kill it.
- 12:46Speaker 1: So you put some of your cash into that, Russell, Yeah,
- 12:48Speaker 1: put some.
- 12:48Speaker 8: Money in and look, it was a real It's not
- 12:51Speaker 8: small amounts of cash. When you're creating something that's kind
- 12:53Speaker 8: of decent on in the app space, you've got to
- 12:55Speaker 8: be willing to throw some money behind it. We did
- 12:58Speaker 8: that and we sold.
- 13:00Speaker 1: So really thanks.
- 13:03Speaker 3: It's nice to know that our community are making some money,
- 13:06Speaker 3: and probably off of the advice of one Victoria Devine.
- 13:09Speaker 1: I'd say I think that's right.
- 13:11Speaker 3: Speaking of making money, though, coming up next, we've got
- 13:13Speaker 3: a money dilemma. George just hit us up at she's
- 13:16Speaker 3: on the Money on socials, which you can do as well.
- 13:18Speaker 3: She wants to buy an investment property, I believe, and
- 13:21Speaker 3: she wants to know all the ins and outs. Victoria
- 13:24Speaker 3: up for that.
- 13:24Speaker 4: I am always up for that.
- 13:26Speaker 5: I love talking about investing in a holiday home and
- 13:29Speaker 5: I want to know more about it.
- 13:30Speaker 4: To be honest, I get.
- 13:31Speaker 5: Real pervy when people start to about property. I'm like,
- 13:33Speaker 5: you got the domain link or not?
- 13:37Speaker 2: This is She's on the Money radio show.
- 13:39Speaker 1: Let's do this.
- 13:42Speaker 2: Yeah. Every week.
- 13:43Speaker 6: What we do is we bring someone's financial story on
- 13:45Speaker 6: air a listener or part of that she's on the
- 13:47Speaker 6: Money community and they get Victoria's advice on what they
- 13:50Speaker 6: should do. So Georgia has sent us a DM about
- 13:52Speaker 6: investing on a holiday house and how to go about it,
- 13:55Speaker 6: which would be a very daunting thing. So she says,
- 13:57Speaker 6: hi Ve, I really want to look into investing in
- 13:59Speaker 6: a whole day home. The cost of traveler is crazy
- 14:02Speaker 6: right now, and I feel my money will be best
- 14:04Speaker 6: used by giving us a place to escape to. I'm
- 14:07Speaker 6: concerned about this because the inconsistency and interest rate hikes,
- 14:12Speaker 6: as well as talk of a recession looming. Is it
- 14:15Speaker 6: the right thing to be doing? What does a feasible
- 14:17Speaker 6: yield on investment property? Fancy words? And how would you
- 14:20Speaker 6: structure the loan? Like would you do an interest or
- 14:22Speaker 6: self managed super fun? Lots of questions? What do we think?
- 14:25Speaker 5: Well, first things first, No, we would not do a
- 14:27Speaker 5: self managed super fund.
- 14:29Speaker 4: One out of ten cannot recommend.
- 14:31Speaker 5: Every accountant driving in their car right now is furiously
- 14:34Speaker 5: shaking their pay Why don't put all your money in
- 14:37Speaker 5: one investment class? It's also really really regulated nowadays. But
- 14:42Speaker 5: let's get back to the investment property slash holiday home vibe.
- 14:45Speaker 5: I feel like so many people are doing that now,
- 14:48Speaker 5: But what I would do is all the research first.
- 14:51Speaker 5: So not only have you said I think my money
- 14:53Speaker 5: would be best used there. Okay, no worries. I can't
- 14:55Speaker 5: tell you that's not the case because I don't know
- 14:57Speaker 5: your personal circumstances. But what I can you to do is,
- 15:01Speaker 5: if you're planning on leasing it out, like if it's
- 15:03Speaker 5: a holiday home just for you and your family, look
- 15:05Speaker 5: at what those mortgage repayments would be and whether that's
- 15:08Speaker 5: actually something you want to outlay, because obviously, with rising
- 15:11Speaker 5: rate increases over time, like that might be more expensive
- 15:14Speaker 5: than you're anticipating. I would also talk to a mortgage
- 15:17Speaker 5: broker and actually get the numbers because it is actually
- 15:20Speaker 5: a different interest rate for whether it is owner occupied
- 15:23Speaker 5: which means you live there, or it's an investment property.
- 15:26Speaker 5: So obviously subtle plug for Zella money. Obviously, the best
- 15:29Speaker 5: mortgage brokers in the entire year of those.
- 15:31Speaker 3: Guys, they got me three million dollars and I don't
- 15:33Speaker 3: even earn any money.
- 15:34Speaker 4: That's not even true. But that's okay.
- 15:36Speaker 5: If you have the income to support it, I will
- 15:38Speaker 5: get you your three million dollars, but do a little
- 15:42Speaker 5: bit of sneaky research. So one thing that I talk
- 15:44Speaker 5: to a lot of clients about, or used to talk
- 15:46Speaker 5: to a lot of clients about is jumping on Airbnb
- 15:48Speaker 5: looking at like vacancy rates and how much they lease
- 15:51Speaker 5: for over busy periods. So if you want to be
- 15:54Speaker 5: sneaky about it, you could buy this holiday home to
- 15:56Speaker 5: use in maybe off periods, but you might end up
- 15:59Speaker 5: making bangco like Christmas and New Year's And I know
- 16:02Speaker 5: that might be the period of time that you want
- 16:04Speaker 5: to use it, but we also want to pay off
- 16:06Speaker 5: that mortgage. So Airbnb might be the place to start
- 16:09Speaker 5: when it comes to actually working out. All right, if
- 16:12Speaker 5: this is going to be a holiday home that we
- 16:13Speaker 5: then lease out and making actual investment, not just a
- 16:15Speaker 5: property that we sit on. You can have a look
- 16:17Speaker 5: at the area and what other properties are there, because
- 16:20Speaker 5: you're kind of having a look at the competition in
- 16:22Speaker 5: a way. And if you find out that they're, oh
- 16:24Speaker 5: my gosh, there's a massive saturation of apartments in that
- 16:26Speaker 5: area and they all look super swanky. But all I
- 16:29Speaker 5: can afford is a two bedroom, not renovated place, Maybe
- 16:32Speaker 5: that's not the stream you want to go down because
- 16:35Speaker 5: you might not be getting the rental yield that you're expecting.
- 16:37Speaker 5: It also really depends, I mean, you did say obviously,
- 16:40Speaker 5: I feel like my money would be best used by
- 16:42Speaker 5: giving us a place to escape to, or what does
- 16:45Speaker 5: that actually cost and what's the trade off there? Because
- 16:48Speaker 5: as much as it sounds so romantic and honestly a
- 16:51Speaker 5: little bit sexy to be like, oh, let's go down
- 16:53Speaker 5: to the holiday house mortgage, your payments are a lot
- 16:56Speaker 5: and nowadays with the rising cost of property, average property
- 17:00Speaker 5: in Melbourne cities a million dollars obviously probably not looking
- 17:02Speaker 5: at that much for a holiday house. But we'll get
- 17:05Speaker 5: your payments for a million dollars are sitting at about
- 17:08Speaker 5: five to seven thousand dollars a month. If you're in
- 17:11Speaker 5: that circumstance and you're just paying that off as an investment,
- 17:14Speaker 5: is it actually better to just say five to seven
- 17:16Speaker 5: thousand dollars and go on a holiday and then put
- 17:18Speaker 5: your money into something else that might be a better
- 17:21Speaker 5: use of time, energy and effort, Like you really just
- 17:23Speaker 5: need to do the cost benefit analysis and from my perspective,
- 17:27Speaker 5: take a bit of the emotion out of it to
- 17:28Speaker 5: make the best financial decision for you and your family.
- 17:31Speaker 3: So, if you are looking though to airbnbt out though,
- 17:34Speaker 3: what kind of money is like a good yield, Well, it.
- 17:36Speaker 5: Really depends on what your purchase price is, right, So
- 17:39Speaker 5: they say that on average, when you're looking at property,
- 17:41Speaker 5: you kind of want about five percent yield. That's the
- 17:44Speaker 5: old school rules. Obviously, now with interest rates increasing, it's
- 17:48Speaker 5: very unlikely that you might get a yield of five percent.
- 17:51Speaker 4: But there can be anything.
- 17:52Speaker 5: Honestly, it could be a really beautiful home in the
- 17:56Speaker 5: Sticks that cost you like three hundred grand to buy,
- 17:59Speaker 5: but because it's not got any other Airbnbs in the area,
- 18:02Speaker 5: you're renting it out for six hundred bucks. And yeah, yeah,
- 18:05Speaker 5: Like there are so many different ways to get into
- 18:08Speaker 5: this and pick a property. But as I said, I'd
- 18:10Speaker 5: really use Airbnb to do a bit more research and
- 18:13Speaker 5: see one vacancy rates too, what are people charging per night?
- 18:16Speaker 5: But also what are the people who are renting in
- 18:19Speaker 5: that area's expectations? Like are the properties really boring and
- 18:23Speaker 5: playing or are they like mega mansions and they come.
- 18:26Speaker 4: With a butler?
- 18:27Speaker 5: Like what are the expectations of the people renting these
- 18:30Speaker 5: properties that would make your property quite attractive to lease?
- 18:33Speaker 1: Amazing advice.
- 18:34Speaker 3: All right, if you've got a money Jaalamma, you've got
- 18:36Speaker 3: a question for us, just hit us up at She's
- 18:38Speaker 3: on the money on any socials.
- 18:40Speaker 2: Simper save a Saturday all right.
- 18:42Speaker 6: Every week Victoria tries her best to give us some
- 18:44Speaker 6: sneaky tips on how to keep more bucks in your
- 18:47Speaker 6: bank account. Quickly, Victoria, I did say before, you know,
- 18:51Speaker 6: when you put your hand in between the car seat
- 18:52Speaker 6: and like the cup holes in you and you find
- 18:55Speaker 6: cash that money with, that's free money, and that is
- 18:57Speaker 6: a money tip.
- 18:58Speaker 2: Sorry, that is it even going.
- 18:59Speaker 5: To keep talking about this? Okay, download your Maca's app
- 19:03Speaker 5: and use that instead.
- 19:04Speaker 2: Exactly is that a tip? Or is that? Is that
- 19:06Speaker 2: just an extra AdLib one?
- 19:07Speaker 5: It's just an extra ad lib one? But I also
- 19:09Speaker 5: who has cash anymore? Like I cannot remember the last
- 19:12Speaker 5: time I had coins that could fall down the car seat?
- 19:16Speaker 4: So what are you doing?
- 19:16Speaker 5: Do you just get your envelopes out each week and
- 19:18Speaker 5: popp all your money in there?
- 19:20Speaker 2: And no, I don't give us some tips some real time.
- 19:22Speaker 5: Look, this week I really racked my brain. But I
- 19:25Speaker 5: feel like I've been really naughty. And it's not even
- 19:28Speaker 5: this week. It's over the last few months. I've been
- 19:29Speaker 5: slipping a little bit. So the tips I've got are
- 19:32Speaker 5: just like gentle reminders for the one and only me,
- 19:36Speaker 5: but also I feel like if I share them on
- 19:37Speaker 5: the show, I'm making myself accountable. But then also maybe
- 19:41Speaker 5: you guys need a little sneaky reminder too.
- 19:43Speaker 4: So the first thing, my first tip is, Victoria.
- 19:46Speaker 5: Devine, use public transport or ride your bike. I don't
- 19:50Speaker 5: have a bike, but ride your scooter or whatever you've got.
- 19:52Speaker 5: Because parking, now that COVID is done and dusted and
- 19:56Speaker 5: everyone seems to be dry, it's been going up.
- 19:58Speaker 4: Like I drove into.
- 19:59Speaker 5: This the other day, and like, if I'm here, there
- 20:02Speaker 5: and everywhere, and I'm you know, needing to drive to meetings,
- 20:04Speaker 5: I do have to pay city parking. Usually that's like
- 20:07Speaker 5: twenty to twenty five dollars, which is an absolute stooge
- 20:09Speaker 5: to begin with. Where my office is located, they've gone up.
- 20:12Speaker 5: Do you know how much it is to park beside
- 20:14Speaker 5: my office now?
- 20:15Speaker 1: Thirty bucks?
- 20:16Speaker 4: Nope, it is thirty eight dollars.
- 20:18Speaker 2: See what's the point?
- 20:19Speaker 5: I actually just don't understand anyway, So I'm gonna have
- 20:22Speaker 5: to start using public transport. It's kind of hard to
- 20:24Speaker 5: take the dog to work when you're on the train.
- 20:26Speaker 5: But the next tip, this is all about me today.
- 20:29Speaker 5: I do apologize.
- 20:30Speaker 2: It's your show.
- 20:31Speaker 4: I've been so naughty.
- 20:32Speaker 5: On uber eats, all right, Mitch Cheery, Oh, I feel like, yeah,
- 20:35Speaker 5: I feel like when we started this radio show, it was,
- 20:38Speaker 5: oh my gosh, Mitch Cheery spent what was at metch.
- 20:40Speaker 5: I haven't forgotten ten thousand dollars on uber eats and
- 20:45Speaker 5: in a year, and I just feel like it.
- 20:49Speaker 4: Really starts to creep up on you. Hey, Like it
- 20:51Speaker 4: just is one of those things.
- 20:52Speaker 5: I've got a lot going on, so I'm just like
- 20:54Speaker 5: trying to make this sound better.
- 20:56Speaker 4: I've got work, I've got life.
- 20:57Speaker 5: I'm planning a wedding, I'm about to you know. All
- 20:59Speaker 5: of that means that sometimes I'm like, oh, Steve, do
- 21:02Speaker 5: you just want to get a cheeky luxA? And we do,
- 21:04Speaker 5: and I just feel a bit guilty at the moment.
- 21:07Speaker 5: And so this is my reminder to get a few
- 21:09Speaker 5: more freezer meals or fridge meals in the fridge so
- 21:12Speaker 5: I can actually keep.
- 21:13Speaker 4: On top of that.
- 21:13Speaker 3: Yeah, this is not a cheeky plug at all. Definitely
- 21:16Speaker 3: not sponsored. But during COVID, because they didn't want to
- 21:18Speaker 3: go down to the supermarkets, I got.
- 21:21Speaker 4: Dinnery oh yeah, yeah.
- 21:23Speaker 1: Real cheap that one.
- 21:24Speaker 3: And the thing is they take twenty minutes to cook,
- 21:27Speaker 3: so you know what you're having for dinner every single day,
- 21:29Speaker 3: and you kind of forced to have it because it's
- 21:31Speaker 3: going to go off otherwise.
- 21:32Speaker 5: So yeah, oh, can I do a cheeky plug. I'm
- 21:34Speaker 5: actually working with Marley Spoon at the moment, which I'm
- 21:37Speaker 5: super stoked about because obviously they're great, but I used
- 21:40Speaker 5: to be their biggest fan.
- 21:41Speaker 4: Like I looked at their social stuff.
- 21:42Speaker 5: I've been tagging them in my my Masterpieces since twenty seventeen,
- 21:47Speaker 5: and it's only now that I've got a radio show
- 21:49Speaker 5: that they.
- 21:49Speaker 1: Reply, oh classic Marley.
- 21:51Speaker 4: So honestly, they're giving my community. They're going to love
- 21:53Speaker 4: this plug.
- 21:54Speaker 5: One ninety five off their first four boxes by using
- 21:57Speaker 5: the code Victoria ten out of ten. If you want
- 21:59Speaker 5: to try, Marley Spoon give you nearly two hundred bucks
- 22:02Speaker 5: off your grocery bill.
- 22:03Speaker 3: What a money We in not just giving us money,
- 22:05Speaker 3: you're actually giving us food, Victoria.
- 22:06Speaker 5: Honestly, that's not a paid plug. Again, our radio show
- 22:10Speaker 5: is not big enough for that many paid plugs. I
- 22:12Speaker 5: just shared things I love, and to be honest, that
- 22:14Speaker 5: is why I agreed to it so quickly. I was like,
- 22:16Speaker 5: you know, what I need to get back on the
- 22:17Speaker 5: Mali train because I have not been cooking at home
- 22:20Speaker 5: enough and this kind of forces you down there with
- 22:22Speaker 5: food you actually want to cook.
- 22:23Speaker 1: You know what I got for this afternoon?
- 22:24Speaker 5: What have you got?
- 22:25Speaker 1: A little chicken cash you?
- 22:26Speaker 4: Oh, you're so fancy.
- 22:28Speaker 5: I'm just gonna eat more Fredo Frogs honestly, and then
- 22:32Speaker 5: the next tier. But I've been making sure that I'm
- 22:34Speaker 5: putting my health first, and I've been going to the.
- 22:36Speaker 1: Doctor with a fretdo frogs good one?
- 22:38Speaker 2: Mate?
- 22:39Speaker 4: Oh look balance Trav.
- 22:41Speaker 5: But I have been going to the doctor recently just
- 22:43Speaker 5: to like do check ups, make sure I'm aokay, pick
- 22:45Speaker 5: up some new scripts.
- 22:47Speaker 4: Bulk billing.
- 22:47Speaker 6: Yeah, my GP. Oh he's fantastic. And he's one of
- 22:50Speaker 6: those old school gps that still has jelly beans.
- 22:53Speaker 1: I love that.
- 22:54Speaker 6: I just want to say, and I'm not coping, Victoria,
- 22:56Speaker 6: but if you go to this local GP end quote Mitch,
- 22:59Speaker 6: you'll get ten percent off your vaccinations.
- 23:02Speaker 3: And also a free jelly bean. You get a free
- 23:05Speaker 3: are you getting paid in jelly bean's?
- 23:07Speaker 1: Mitch? Sure is what's going on here?
- 23:08Speaker 2: Let's go, guys. It's been a great show. Time to
- 23:10Speaker 2: wrap her.
- 23:11Speaker 1: If you've got a tip, you can hit us up anytime.
- 23:13Speaker 1: Just search.
- 23:13Speaker 3: She's on the Money on Socials. Yes, we are going
- 23:16Speaker 3: to get out of here, Mitch. You've got to stick around.
- 23:18Speaker 3: You are joining the Live Uncut radio show with Laura Fern.
- 23:22Speaker 1: I think every week.
- 23:24Speaker 6: It's not like it's Laura Burn, Britney Hockley. I love
- 23:27Speaker 6: them not as much as I love you too, though.
- 23:29Speaker 6: It's been a great week. It's been really good to
- 23:31Speaker 6: be back guys, and on all socials at Mitch Jury.
- 23:33Speaker 6: Slide into the DMS and let me know how much
- 23:36Speaker 6: you miss me. Thank you so much.
- 23:37Speaker 3: Victoria's just tuned out. She's checking her phone right now.
- 23:40Speaker 1: She has that is coming up next.
- 23:42Speaker 3: This has been She's on the Money radio show for
- 23:44Speaker 3: your Saturday morning
