- 3:28Okay.
- 3:29So let me get into this week's episode.
- 3:30It's just you and me this week and I wanted to bring this conversation to you because I
- 3:35came across this report.
- 3:36It's in my...
- 3:37Can you hear it right here?
- 3:38That's right.
- 3:39Yes.
- 3:40I'm holding this PDF document dated January 1st, 2022 and the title of it is the complete
- 3:45real estate experience was published by ThousandWatt Consulting, which is a consulting firm in
- 3:50the real estate space that does a lot of high-end cool stuff, branding, does some research and
- 3:54things like that.
- 3:55This particular study they have, which I will link it up in the show notes.
- 4:00So if you guys want to grab it, you can do so.
- 4:03But here's how I'm presenting this to you is this is a great study with talking points
- 4:10in it to leverage with your key realtor partners.
- 4:14Not everybody, right?
- 4:15But the realtor partners who get and understand customer experience.
- 4:19So what this study is is it's the home buyer attitude towards one stop shopping for real
- 4:24estate, mortgage, and title closing services.
- 4:27So the concept is one stop shop.
- 4:31Is that what the consumer really wants?
- 4:33Because we know that companies have pursued the one stop shop business model, trying to
- 4:39provide everything under one roof.
- 4:41We've seen Zillow do it, we've seen other people do it, and home services of America grew
- 4:46to the number one brokerage holding company in America using this strategy.
- 4:53So one stop shopping is not new, but they could be more relevant than ever.
- 4:58So I want to break down some of the key points from this study and talk briefly through
- 5:03this with you about how I would be leveraging this in the field as a loan officer with my
- 5:08referral partners.
- 5:09Okay.
- 5:10Okay.
- 5:11So let me take you through a couple of highlights, right?
- 5:15There's a lot of money flowing into real estate.
- 5:16We know that investment dollars are pouring into property technology, companies, FinTech
- 5:21companies, right, in order.
- 5:22The goal is to build a better real estate consumer experience through service integration.
- 5:26We've seen Keller Williams try to do this, right?
- 5:30Non-bank lenders like Rocket and Better, right?
- 5:32They're starting in-house discount real estate brokerages to feed their mortgage business,
- 5:37right?
- 5:38And so many companies are betting their future on a complete one stop shop real estate experience.
- 5:45And thousands of while consulting wanted to know if consumers are on board for the ride,
- 5:50how do they feel about this?
- 5:51And that's what this study is going to break down.
- 5:53So is it a huge sample size?
- 5:55No.
- 5:56It's 600 homeowners over the age of 25 in the U.S. who bought residential real estate in
- 6:01the past three years.
- 6:02So these are home buyers in the past three years.
- 6:04All respondents used a real estate agent to purchase and obtain a mortgage, which means
- 6:09we filtered out cash buyers, obviously.
- 6:1257% of the respondents were male, 43% of the respondents were female.
- 6:17Okay.
- 6:18So what are some top takeaways here, okay?
- 6:21First and foremost, one stop shopping is very appealing to consumers with 90% of
- 6:25responders indicating enthusiasm and interest in this way of buying a home.
- 6:31The 10% of people who reject the one stop shopping proposition are very clear on why
- 6:34they do and their explanations, some of which will include in a moment.
- 6:39This can be very instructive for you.
- 6:41Okay.
- 6:42The same people who hold a favorable view of one stop shopping also value choice over
- 6:47speed in the transaction experience.
- 6:51Hmm.
- 6:52Interesting.
- 6:55Real estate agent recommendations are very powerful.
- 6:58Even though most people resort to having chosen a mortgage provider before selecting an agent,
- 7:05I'll give you the data on that in a moment.
- 7:07This suggests that many people are getting pre-qualified online, but ultimately take the
- 7:12personal guidance of their agent.
- 7:17For lenders, the agent channel is as strong as ever and will likely be focused on intently
- 7:25in 2022 as we fives, February.
- 7:30Large majorities of respondents to the survey are very comfortable doing business online
- 7:34with mortgage providers that also provide real estate, i.e. Redfin Zillow and would be perfectly
- 7:39willing to try a mobile base mortgage process.
- 7:43Overall, while this research indicates wide support for the model and increasing number
- 7:47of companies are providing, it does highlight areas of confusion and objection that marketers
- 7:52offering the solution should take time to understand and address.
- 7:55Okay.
- 7:56So those are kind of the highlights and takeaways.
- 7:58One thing I want to stress in there and draw your attention to is very specifically,
- 8:04you go back to it right here.
- 8:08Many people get pre-qualified online, but ultimately take the personal guidance of their agent.
- 8:14For lenders, the agent channel is as strong as ever and will likely be more so in 2022.
- 8:22So what am I saying?
- 8:23I'm saying agents aren't going anywhere.
- 8:26Agents are still a critical part of the transaction and I know there are certain crowds and people
- 8:30out there who play down agents who have negative associations to agents, companies selling
- 8:37you products and services and platforms and consumer direct lead-gen services and all
- 8:41that kind of just that are all about like screw the agent, leave the agent behind.
- 8:46And that's fine.
- 8:47That's all good and well.
- 8:48That is a business model.
- 8:50It's just not mine.
- 8:52And if we're talking about a service-based mortgage professional, ideally in a local market
- 9:01or in several local markets, the real estate agent as far as a source of business, one
- 9:09of the pillars in your business is still a critical part to that business.
- 9:13I'm not going to give it all that right here.
- 9:15Let's unpack some of the results and analysis.
- 9:19So here's the question from a survey.
- 9:21When you last bought a home, had you chosen your mortgage provider before, you began working
- 9:24with a real estate agent, 64% said yes, I had a lender picked out before I selected a real
- 9:29estate agent.
- 9:3034%?
- 9:31No.
- 9:32I was working with a real estate agent before I chose a lender and 1% of the people can't
- 9:36recall.
- 9:37Okay.
- 9:39So let's see here.
- 9:40You know, the 89% of respondents, the same people who, for the most part, report already
- 9:45having a, let me say this again.
- 9:49Call it 90%.
- 9:50It's 89%.
- 9:51Let's just say, okay, 90% of the people said their agent recommended lenders, title agents
- 9:56or homeowners insurance companies.
- 9:59This suggests to us that the chosen here may mean simply making contact with someone
- 10:03at their bank or soliciting quotes for mortgage from marketplaces like Zillow or Lending
- 10:09Tree.
- 10:13So what I'm reading from this is the respondents to this survey.
- 10:17It doesn't necessarily drill down or get very specific.
- 10:20And what they're extrapolating from this, and the point of this last comment is that it
- 10:25looks like for the most part, the people who are claiming to have already chosen a lender
- 10:30suggests that they, it doesn't say, well, we'll get into this later about how many were
- 10:36qualified or not, but they had some kind of contact with the lender.
- 10:38But that doesn't mean they were loyal or committed to them, right?
- 10:40Oh, yeah, yeah, I chose a lender.
- 10:42I fell out an app online or I did whatever, right?
- 10:46Hmm.
- 10:47Next question.
- 10:48When you bought your home, did a real estate agent recommend mortgage, lender, title, etc.
- 10:5288%.
- 10:53Yes, 11% no.
- 10:58Despite respondents pre agent mortgage shopping, nearly half of all agents who made recommendations
- 11:07volunteered these recommendations.
- 11:10In other words, while agents like to encounter buyers who already have been pre qualified
- 11:15for a mortgage, they are perhaps even more strongly inclined to try and assemble their
- 11:21team around their deal in order to ensure a successful outcome getting to the closing
- 11:27table.
- 11:29Hmm.
- 11:32So what does that say?
- 11:33That's saying a good agent, right, still wants iron-fisted client control, wants to,
- 11:43as much as possible, control certainty of close.
- 11:47And depending on what the buyer comes to the table with as a pre approved, right, mortgage,
- 11:55they are still trying to align those buyers with their preferred partners in a strong percentage
- 12:04of the cases.
- 12:06Now, this gets even more telling, stay with me here.
- 12:10The next question.
- 12:12Did you ask for these recommendations or did your agent volunteer them?
- 12:1650% asked the agent for recommendations.
- 12:23It's split right down the middle, and 50% say my agent volunteered them.
- 12:29Now check this out.
- 12:30Here's where it gets really interesting.
- 12:32The agent recommendations carry a lot of weight, half of respondents claimed to have used
- 12:40all of the service providers recommended by the agent.
- 12:43Only 3% said they didn't use any 44% said they used some, but not all of the recommended
- 12:50providers.
- 12:53Folks, the real estate agent recommendations carry a lot of weight.
- 13:02My question is, are you getting recommended?
- 13:05I know many of you are.
- 13:07Are you dealing with the three-card approach, right?
- 13:11Are you dealing with an agent who, when somebody comes to them with a pre approval, just
- 13:14says, okay, that's great.
- 13:15Cool.
- 13:16Let me take a look at it.
- 13:17They're not asking their preferred lenders, you, to get a second opinion.
- 13:24Very interesting, very interesting.
- 13:25We're going to continue to get into this, okay?
- 13:30Question 4.
- 13:31Did you use the mortgage title and homeowners insurance providers or agent recommended?
- 13:3552%.
- 13:36Yes, I used all of them.
- 13:3962% used all of them.
- 13:44Nearly 60% of respondents indicated their agent worked at a company with its own mortgage
- 13:49company.
- 13:50It's a matter of fact, it says right here, did the real estate company or agent worked
- 13:58at have its own mortgage company, 60% said, yes, it did, 30% said no, it didn't, 10%,
- 14:02I can't recall.
- 14:06Now to the heart of the matter.
- 14:07There's one stop shopping appeal to these recent home buyers in a word, yes, half said
- 14:12that it definitely seems like a better way to buy a home.
- 14:15Another 39% said that they see some benefit to this.
- 14:18Only 11% are wary or a hard no.
- 14:26Hey, what about those people with reservations, right?
- 14:31They were asked to explain themselves and their response is worthy of you taking note.
- 14:35Now think about this, why I'm going through this is should have said this at the beginning
- 14:39as well, but I'm going to be talking about like how this relates to number one, your customer
- 14:44experience, the questions you ask clients when you're engaging with them, particularly
- 14:48when they're referred by your realtor partners.
- 14:52This is relevant for you to having a conversation with your real estate agents about how to create
- 14:56a less friction in the handoff, less friction in the transaction.
- 15:01This is also an opportunity for you to better train your real estate agents.
- 15:06How to tee you up?
- 15:08How to convey confidence and trust and mitigate any perceived risk or minimize reservations
- 15:17that the client may have because the agent's referring you.
- 15:23So look at some of these responses that are lurking beneath the surface that you should
- 15:31really be aware of that these are underneath the surface when people are either, even if
- 15:35they're saying yes, I'm open to your recommendation of which 50% went for it.
- 15:42But then there's the ones who are apprehensive about it.
- 15:44And by the way, it's a good practice to make sure you address any potential roadblocks,
- 15:51unspoken questions and things like that underneath the surface, which always exist.
- 15:55So some characteristic responses, I don't like someone being the only hand in the cookie
- 16:00jar.
- 16:01From interviewing the survey respondents, when it came to, right, referring the agents
- 16:07pervert providers, monopolizing the process, it seems like a way to ensure that you can
- 16:13charge higher rates and no one would know because who researches the value of these things.
- 16:18Let me ask you right now, is there a place for you to in your customer experience,
- 16:26dialoguing and scripting, and here's why we're different.
- 16:30Here's what makes us better.
- 16:31Here's how we do things differently at ABC mortgage company, especially in the context
- 16:37of you getting the referral from the real estate.
- 16:39So let me explain.
- 16:40So you got to referral from Sally over at remax.
- 16:42Well, congratulations, right?
- 16:43Sally at Remax is one of the most professional real estate agents.
- 16:46She's been around for 17 years.
- 16:48She cares about her clients, you know, on and on, you just edify the heck out of your
- 16:51partner, right?
- 16:52Why Sally at Remax is chosen to work with us is because, right?
- 16:57We have a fiduciary responsibility to both you and her in that, right?
- 17:04Our number one goal is to fulfill the American dream, to help buyers, right?
- 17:11Have a transparent transaction so that they can feel confident about the largest investment
- 17:18and largest debt they'll likely hold in their entire life.
- 17:21That's completely off the top of my head.
- 17:22Unscripting around that though, some context to put around that, to make sure that, you
- 17:27know, it, I'm not saying you ask the person, hey, do you have any reservations because
- 17:31we referred you?
- 17:32No, you just simply say, that's fantastic.
- 17:35Let me provide some certainty and reinforcement around that.
- 17:38All right, some other quotes people had about this, hey, I want to shop for the best rate
- 17:42myself.
- 17:43I'm concerned the lender is not competing on rate.
- 17:46Are those talking points right there?
- 17:50It comes to, obviously you get the question all the time about, hey, what's your rate?
- 17:53Do you have the best rate?
- 17:54So let me, if I could, Mr. Mrs. Client, now that we've established, you know, the working
- 17:57relationship between Sally at Remax and myself, if you don't mind, could I take a moment
- 18:01and briefly explain how interest rates work?
- 18:08It goes on to say, seems like they would have their best interests in mind, not mine.
- 18:11Let me say that again, seems like they would have their best interests in mind, in
- 18:16mind, not my own.
- 18:21So think about it.
- 18:22Referrals you get from a real estate agent.
- 18:25How many times are they questioning it?
- 18:27How many times is there some level of uncertainty underneath the surface?
- 18:30They don't bring it up.
- 18:32Hmm.
- 18:33Well, listen, I can understand that you might have some reservations about the, you know,
- 18:38Sally and I working together and I just really, really wanted to just bring to the surface,
- 18:43you know, how we do work and make sure that our number one goal between us and the transaction
- 18:48is transparency.
- 18:51And what that means for us is we will never, right, hide fees.
- 18:55We will never do this.
- 18:56We will never do this.
- 18:57You will always be updated and notified.
- 18:59This is our schedule.
- 19:00We will have these regular calls and updates from my team, et cetera, et cetera, right?
- 19:04Guys, go and have a saying here, you architect your customer experience and your first initial
- 19:09call to make sure that you're quilling any potential reservations, concerns that are
- 19:15not mentioned.
- 19:18Hmm.
- 19:19Okay.
- 19:21As a whole, however, the large majority who told 1000 watt during the survey that they
- 19:32find one stop shopping attractive, they don't seem to recognize the trade off between convenience
- 19:38and choice.
- 19:40When asked if they value speed or choice more in the mortgage process, more than two thirds
- 19:46chose choice.
- 19:51This seems to imply that most people don't immediately understand that one stop shopping
- 19:55limits choice.
- 19:57Hmm.
- 19:58Here's an interesting question from the survey.
- 20:02Generally speaking, when it comes to getting a mortgage, do you prefer more choice and the
- 20:07possibility of lowest rate or simplicity and speed, 64% more choice.
- 20:13I want more options that would prefer to find them on my own, even if it takes longer.
- 20:18Hmm.
- 20:1933% said faster results.
- 20:23I want to get the transaction done as quickly as possible and would prefer to have a one stop
- 20:27shopping experience, 33% of these respondents.
- 20:31You know, you might be able to uncover something like this with a question of what's most
- 20:34important to you in the mortgage process.
- 20:38Give them some options.
- 20:40I don't know that you can give them choice depending on who you are listening if you are
- 20:44not a broker, right?
- 20:46However, what you could do is use that in the context of giving them a choice of loans
- 20:51to choose from, particularly if you're a mortgage coach user, and be a highway, right?
- 20:56You can allow people to present to them three options.
- 21:01So I'm just curious, Mr. Smith, what's most important to you in getting a mortgage?
- 21:04Is it choice, right?
- 21:05You want to have some options for which a loan program best fits your unique situation,
- 21:11or is it just speed?
- 21:13You want to get through the transaction done as quickly as possible.
- 21:18Now I know both could be important, right?
- 21:19Again, I'm just kind of spit-pulling here.
- 21:21I have to top my mind.
- 21:22I'm trying to give you some pieces of information for you to use when you're trying to determine
- 21:29how do you differentiate yourself when so often people are coming to you with the frame
- 21:34of price?
- 21:35And of course, the realtor isn't setting you up in a lot of cases effectively, but again,
- 21:42that's a coaching opportunity for you.
- 21:44Let's look at sources of mortgage, and again, this isn't a huge sample audience.
- 21:49So take it with a grain of salt, but where did you get your mortgage, 40% through the
- 21:54place I bank, bank or credit union, 18% through another bank or credit union through a mortgage
- 22:00broker, 21%, 7%, I use a mortgage company that was not a bank, 13%.
- 22:06Would they consider other options from places like Zillow and Redfield familiar names?
- 22:10Most of them said yes, only 10% said no, 47% said yes, 38% said maybe.
- 22:20Are they aware of rocket mortgage, the largest non-bank lender?
- 22:24Most definitely.
- 22:25Have you heard of rocket mortgage?
- 22:27Yes, 88%.
- 22:33And what about a mobile first mortgage experience?
- 22:35Are people on board?
- 22:37To get at this, we asked if rockets slogan from a few years ago, push button, get mortgage.
- 22:41We asked if that resonated, 60% said they are game.
- 22:46Sounds great to me, I would try this.
- 22:5032% said I might be interested, but I have reservations.
- 22:53Only 8% said I don't like or trust the idea of getting a mortgage entirely online.
- 23:03Finally, they asked respondents how much they trust, how much trust they have in the
- 23:06mortgage industry and process.
- 23:09And this is remarkable when you consider 10, 15 years ago, right, the great session,
- 23:15the financial market meltdowns, the subprime loan, debacle, all that that happened around
- 23:212008, time seems to perhaps have absolved the mortgage industry of its sins.
- 23:29And so here's what they said, generally speaking, what is your level of trust in the mortgage
- 23:33industry process, 34% said very high, 26% said high.
- 23:41So that's pretty solid, right?
- 23:43Sounds like 60% said high or very, you know, in that one bucket, 33% said moderate.
- 23:48I have concerns, but overall, I think the way thing I think that doesn't make any sense.
- 23:55I think the way things are works for most people, oh, got it, all right.
- 24:00And then only 6% said low, I have very little trust in the mortgage process.
- 24:06Thing is, you don't know.
- 24:07And again, it comes back to questions.
- 24:08And ask yourself, or may want to ask your clients, hey, have you gotten a mortgage before?
- 24:12Yeah, what was your experience like?
- 24:13Tell me, tell me about your experience.
- 24:15What was it like?
- 24:16Right?
- 24:17You want to listen to it.
- 24:18Because when they tell you what their experience was like, you're going to hear their opinions
- 24:21and their emotions and feelings attached to that.
- 24:23And you want to listen for those key words of like, either it was great, it was smooth,
- 24:26great.
- 24:27Where did you get that mortgage from?
- 24:28Fantastic.
- 24:29Okay.
- 24:30Yeah, it wasn't so great.
- 24:31Really?
- 24:32Where did you get that from?
- 24:33Tell me what stands out for you?
- 24:34Right?
- 24:35They're indifferent, okay?
- 24:38So some interesting data here.
- 24:41And so I think this is, you know, I wanted to share this with you different informational
- 24:44purposes.
- 24:45And hopefully this gives you some thoughts to consider.
- 24:47Number one, number two, use this in the context of, you know, creating a intake process
- 24:55with your clients to increase your conversion rates.
- 25:00I mean, can you, is there always room for increasing conversions?
- 25:05I think so.
- 25:06I think you have to factor that into your sales process and so forth, right?
- 25:10And cost benefit analysis.
- 25:12But I think bottom line, most of you that I talked to could, could use an increase in
- 25:15conversions, converting more clients to actual, sorry, more prospects, more leads to clients.
- 25:20And particularly when they're coming from your referral partner.
- 25:22So I'll close out by saying this is that I would be using this document.
- 25:27I would be getting it from the show notes, downloading it, the link and reading through
- 25:32it yourself.
- 25:33And then highlighting a couple areas within there that you wanted to use as talking points
- 25:36with your real estate agents.
- 25:37Oh, by the way, this could also be a social media post for you.
- 25:41You do a video.
- 25:42You take one of these, you know, survey results and you just post it out there and you ask,
- 25:46hey, what do you think?
- 25:47According to a recent survey, right?
- 25:49X amount of people said this wrote one stop shopping, right?
- 25:54Did the agent recommend Lenders?
- 25:55Hey, I'm just curious followers on Instagram on whatever, right?
- 26:00The last time you bought a house.
- 26:01Did the agent recommend Lenders titled et cetera to you, you know, create a poll?
- 26:05Yes.
- 26:06No.
- 26:07Great way for you to drive social engagement.
- 26:09But most importantly for me, I want to use these as talking points with my real estate
- 26:12agent referral partners because this will give me the baseline for, first of all, sharing
- 26:18some data from with them that they're going to be appreciative of and just, you know,
- 26:22so for those that, I think the one line in there about, you know, that even though people
- 26:27came with a pre-approval, which we hear a lot today, still the majority, the real estate
- 26:33agent has a lot of weight and 50% of the people are choosing the agent's recommendation
- 26:36even when they have a pre-approval in hand, right?
- 26:39Whatever that means into the study, which they didn't actually specifically detail, but
- 26:43they did reference the term pre-approval.
- 26:45However, I would be asking my agents, so look, are you seeing age, are you seeing people
- 26:51come to you with pre-approvals?
- 26:53Yes.
- 26:54Great.
- 26:55And yet do you make recommendations?
- 26:58Yes.
- 26:59How many of those times, what percentage of the time does the people take the recommendation
- 27:02you make?
- 27:03Oh, we'll get the real data.
- 27:04Oh, it's 50%.
- 27:05Oh, it's whatever.
- 27:06I'm not sure.
- 27:07Well, what could we do, right, to quell some of these concerns that people have, right,
- 27:12to address some of these issues and to create more trust, to create higher conversion ratios,
- 27:18to create greater referrals down the road?
- 27:22I think that would be a very interesting conversation for you to have with your real estate
- 27:24agents.
- 27:25I think they would be grateful to you for it.
- 27:28I think it will help you build deeper, better relationships with them and ultimately get
- 27:34more referrals, particularly when you talk to them about, you know, my number one goal
- 27:39working with you as my referral partner is to create a referable transaction.
- 27:44Is to create the best possible consumer experience I can?
- 27:46Is to establish trust with our mutual clients?
- 27:52And I'd like to talk through a couple of these to see, you know, what stands out for
- 27:55you and how can we do this more effectively together?
- 28:00And I know the first and easiest area of the low hanging fruit for you to work on is the
- 28:06handoff of the referral from agent to you, the introduction of you, their lender to their
- 28:12client and making that more efficient, whether that's using some mobile app technology,
- 28:19or, you know, structuring a phone call that goes out from the agent to the lender that
- 28:25sets you up, right, with a proper edification and then you do the same to them.
- 28:30I would just encourage you to think about, by the way, have you ever surveyed your clients
- 28:37post-close or some at some point during the transaction transaction?
- 28:44So I'd like to get your feedback, Mr. Mrs. Client, right, our business is largely built
- 28:47on referrals and we want to make sure that we're creating a customer experience that's
- 28:51second and none.
- 28:52One of the ways we do that is ask for feedback.
- 28:54What would be, okay, if we asked you a couple of questions about what it's like working
- 28:58with the ABC team about, okay, so just describe for me the experience of you getting introduced
- 29:03to us from Sally at Remax.
- 29:05How did you feel about that process?
- 29:07Was it smooth, easy, was it confusing?
- 29:09Did you feel there was a breakdown along the way?
- 29:11Are there any areas that could be improved?
- 29:14I mean, hire somebody to do this and ask these questions, right?
- 29:19Offer rewards to do it or just start to pay attention and notice and ask people along
- 29:23the way.
- 29:25See if, here's the thing, see if there's confusion, see if there's uncertainty from the hand
- 29:31off from the real estate agent to you.
- 29:34See if there's a challenging connecting with them and getting them on the phone.
- 29:39See if there's a delay and then them getting back to you, an unusual abnormal delay.
- 29:46Therein lies the opportunity and the holes, the gaps in that process of the agent handing
- 29:52off referrals to you.
- 29:56So that's that.
- 29:57I hope you enjoyed today's episode.
- 29:59Love to get your feedback on this and if you want to leave your feedback, go to Ask
- 30:02Jeff Anything, right?
- 30:03ASK, GE-O-F-F, anything and you can leave your voice, you can leave me a message, a question
