- Ben: Good morning and welcome to your short term rental bulletin on the 29th of May. So this is a number I've not really seen being reported on and I think it's really important that we talk about it. And that is up 13.6%. So that is the UK short term rental demand for this summer versus last summer. Italy is up 11.6%, France is up 8.7%. Across Europe's top 20 markets an extra 6.0%. million guest nights have already been booked from June to August. 17 out of 20 markets are pacing ahead from last summer and this is after the EU regulation went live, after Spain's National Registry got down, after Barcelona announced a phase-out, after Amsterdam, Florence, Paris, the list goes on. Now here's the part that I think is worth noting. Spain is the most regulated market in Europe and it's up 1.9 percent. So that is the slowest growth of any major market. Germany somehow has actually gone backwards. So while politicians keep telling us short-term rentals are the problems, guests are voting the other way with their wallets in the opposite direction. And the harder the markets regulate, the slower that growth is. The demand is there. The question for operators isn't whether the summer comes. It's whether you're compliant enough to capture it when it does. Thank you for watching and I'll see you on Friday.
