- 0:10SPEAKER_03: If at all, are hashtags actually hurting you if you use them?
- 0:14SPEAKER_03: We talk about that.
- 0:15SPEAKER_03: What is working best on which platform?
- 0:17SPEAKER_03: And also, we're talking about their new broke agent media company.
- 0:22SPEAKER_03: There is a new source of information, new source of training, new source of news for real estate agents that actually has video that's actually like keeping up with where we're at in 2022.
- 0:33SPEAKER_03: So we're gonna talk a little about broke agent media and what you can expect from them.
- 0:37SPEAKER_03: But this is one well-rounded episode.
- 0:40SPEAKER_03: And you're gonna if you're a content creator, you're gonna love it.
- 0:42SPEAKER_03: If you're not, you're gonna love it.
- 0:43SPEAKER_03: If you are sick of Inman and Housing Wire and you know that you just think it's getting stale out there as far as news, you're gonna love this too.
- 0:51SPEAKER_01: The massive agent podcast with lead generation tips and strategies to give you more leads and sell more homes.
- 0:59SPEAKER_04: I love to buy houses, I like to sell houses.
- 1:08SPEAKER_01: I've had better, better, better.
- 1:10SPEAKER_01: Oh I got your attention now.
- 1:13SPEAKER_01: Here's your host, Dustin Brome.
- 1:17SPEAKER_03: What is up, everybody?
- 1:18SPEAKER_03: Welcome to episode 231 of the Massive Agent Podcast.
- 1:22SPEAKER_03: I am your host, Dustin Brome, and today we have the Broke Agent and Byron Lazine on the show at the same time.
- 1:29SPEAKER_03: And uh, we might break some shit because this is the first time I've ever had two guests on at the same time, and you'll be able to tell pretty quickly that I didn't think things through as far as uh asking questions.
- 1:40SPEAKER_03: I would just ask them, and I'm like, oh shit, they're both gonna try to answer at the same time.
- 1:44SPEAKER_03: It didn't happen nearly as much.
- 1:46SPEAKER_03: They actually uh we did a pretty good job there.
- 1:48SPEAKER_03: We figured it out uh along the way, but uh this is the first double double guest episode, and I love it because they really brought some really good shit.
- 1:58SPEAKER_03: Um, they're here today to talk about a few things.
- 2:01SPEAKER_03: First off, obviously, Byron and the broke agent crush it on Instagram, crush it on TikTok, and are content creator extraordinaires and they've figured out all the best practices.
- 2:12SPEAKER_03: So you have a ton to learn from them today.
- 2:15SPEAKER_03: We talk about specifically, is it hurting you to use hashtags?
- 2:19SPEAKER_03: Is it actually are is your content performing worse if you're using hashtags on Instagram and TikTok?
- 2:25SPEAKER_03: Very interesting perspective and conversation from them.
- 2:29SPEAKER_03: Um, I will say this a little disclaimer.
- 2:31SPEAKER_03: You need to test it out yourself.
- 2:33SPEAKER_03: You need don't just take what they what they say and think, okay, that's good.
- 2:36SPEAKER_03: Um, I don't need to test it.
- 2:37SPEAKER_03: You do need to test it.
- 2:38SPEAKER_03: They have larger accounts, larger followings, and it's not exactly the same as a smaller account.
- 2:44SPEAKER_03: So think about what they're saying and try it out for yourself.
- 2:48SPEAKER_03: That's what I'm doing right now.
- 2:49SPEAKER_03: I did some posts earlier today where I did no hashtags at all, and uh the jury is still out on that.
- 2:55SPEAKER_03: And I have done it before, didn't perform nearly as well as the posts with hashtags.
- 3:00SPEAKER_03: So it's it's uh it's just interesting to hear what they're seeing and what they're what they're seeing, what they're hearing, what they're recommending.
- 3:07SPEAKER_03: Uh, but you do need to test, okay, just to see what's working best for you.
- 3:11SPEAKER_03: But test more than one post.
- 3:12SPEAKER_03: You can't just post once and be like, oh, it didn't work.
- 3:15SPEAKER_03: That's uh that's rookie shit.
- 3:16SPEAKER_03: That's a rookie move.
- 3:18SPEAKER_03: We also talked to these guys about the the brand new Broke Agent Media that's only about a month and a half old.
- 3:24SPEAKER_03: It launched in late April or mid-April.
- 3:27SPEAKER_03: Um I was I'm honored to be a contributor to Broke Agent Media.
- 3:30SPEAKER_03: I wrote an article for them and plan on doing a lot more for them moving forward.
- 3:34SPEAKER_03: Um, but I'm excited about Broke Agent Media because this industry has been craving a new source of news, a new source of education, a new, a new source of perspectives and opinions on what's happening in the world and what's happening in the industry, what's happening in real estate and our day-to-day of being realtors.
- 3:55SPEAKER_03: They do such a great job of bringing content in ways that we expect it to be brought to us and not just the written word, not just an article.
- 4:03SPEAKER_03: Um, I don't read articles that much anymore, but I certainly watch videos, and these guys are producing videos at a very high level.
- 4:09SPEAKER_03: So uh you're gonna be interested.
- 4:12SPEAKER_03: If you haven't checked out Broke Agent Media's website or their social, you need to, but first listen to the backstory because you're gonna realize holy shit, this is about to be so much more than what than what we even think it is.
- 4:25SPEAKER_03: So excited to have the broke agent, Eric Simon, and Byron Lazine on the show today.
- 4:31SPEAKER_03: Um yeah, so let's get into it right now.
- 4:33SPEAKER_03: Let's uh I mean we've got some shit to talk about.
- 4:35SPEAKER_03: So let's jump into it with the broke agent and Byron Lazine.
- 4:42SPEAKER_03: What's up, guys?
- 4:43SPEAKER_03: I am here with Eric Simon, the broke agent, and Byron Lazine, the co-founders of Broke Agent Media.
- 4:49SPEAKER_03: Guys, welcome to the Massive Agent Podcast.
- 4:52SPEAKER_03: How's it going?
- 4:53SPEAKER_03: And no one wants to say anything.
- 4:55SPEAKER_03: So like I'll let I'll let Eric go first.
- 4:56SPEAKER_03: I'll let we probably go first before we started recording.
- 5:00SPEAKER_00: I'll jump right in there.
- 5:01SPEAKER_00: This is a fantastic opportunity for myself and Eric to be.
- 5:05SPEAKER_00: Well, this is my second time on the Massive Agent Pod.
- 5:08SPEAKER_00: I don't know about Eric.
- 5:09SPEAKER_02: Yeah.
- 5:09SPEAKER_02: Eric's my second time too.
- 5:12SPEAKER_02: This is probably my favorite podcast I've been on.
- 5:14SPEAKER_02: Dust and I had a great conversation about Instagram strategy a few months ago and excited to run it back and talk about the exact same thing.
- 5:21SPEAKER_02: Let's do it.
- 5:23SPEAKER_03: The exact same thing.
- 5:24SPEAKER_03: Yes, I love that.
- 5:25SPEAKER_03: Um guys, welcome.
- 5:27SPEAKER_03: And I for real, I think we probably should have discussed um this format of having two guests, which I've never done before.
- 5:33SPEAKER_03: You guys are, you know, you've broken the glass ceiling on this show of one guest only.
- 5:38SPEAKER_03: So congrats on that.
- 5:39SPEAKER_03: Um, put that on your new website.
- 5:42SPEAKER_03: But I want to have you on because you guys have just done something and launched something that's super freaking cool for the industry.
- 5:48SPEAKER_03: Broke agent media, and uh, you know, you guys, this was your term for it.
- 5:54SPEAKER_03: It's like the barstool of the real estate industry, and I think that's so awesome.
- 5:59SPEAKER_03: And it's not just for laughs, it's not just to be entertained, but agents need to be learning, they need to be uh knowing what's going on, not just in their market, but outside.
- 6:09SPEAKER_03: They need to know about trends, they need to um be up to date on social media trends for you know how did they get business for themselves?
- 6:18SPEAKER_03: And there's really just been one or two outlets or sources of that, and it's kind of stale, you know, like good stuff, but um it just kind of gets stale, and you guys smacked it, smacked the industry on the ass and said, We're gonna we're gonna add some personality to this.
- 6:37SPEAKER_03: So who whose idea was broke agent media, you know, to take what you've done, Eric, with the broke agent on Instagram, which is freaking amazing.
- 6:46SPEAKER_03: I met an agent the other day that that did not know of broke agent yet, and I was I felt I felt so cool.
- 6:52SPEAKER_03: I had them follow you on the spot.
- 6:53SPEAKER_03: We were golfing, and they're like, How did I not know this?
- 6:56SPEAKER_03: I'm like, I don't know.
- 6:57SPEAKER_03: But how did you know?
- 6:58SPEAKER_03: Must have been a part-timer.
- 7:00SPEAKER_03: Oh, completely.
- 7:01SPEAKER_03: No, it wasn't actually.
- 7:02SPEAKER_03: It was um, it was actually one of my best agents here in Utah.
- 7:06SPEAKER_03: Oh, it was one of your agents.
- 7:07SPEAKER_03: Yeah.
- 7:08SPEAKER_03: Oh, that's insane.
- 7:08SPEAKER_03: I'm zero elected my duties.
- 7:10SPEAKER_03: I know.
- 7:10SPEAKER_03: What the hell?
- 7:11SPEAKER_03: Should be part of our onboarding process.
- 7:13SPEAKER_00: Exactly.
- 7:14SPEAKER_03: Yeah.
- 7:15SPEAKER_03: But how did you how and why did you go from you know this awesome Instagram account to building a full-on media company?
- 7:24SPEAKER_02: Well, Byron and I have been having this conversation for what, a couple years now, where I always knew there was more to this brand than just the yaks and just the laughs.
- 7:34SPEAKER_02: Um, it really kind of evolved when I started doing ebooks and kind of, you know, Instagram, not coaching, but consulting basically.
- 7:43SPEAKER_02: And I knew I was really good at growing Instagram handles and I really knew that I could help agents with that.
- 7:48SPEAKER_02: So I really started evolving my content with ebooks and blog posts on other platforms.
- 7:52SPEAKER_02: But I knew one thing that was really missing from this was how to keep agents informed.
- 7:57SPEAKER_02: And Byron has always been my go-to source for that.
- 8:00SPEAKER_02: He does a fantastic job at taking the news, breaking it down, making it in really bite-sized, consumable, entertaining fashion.
- 8:08SPEAKER_02: And I was like, we need to combine forces here and actually turn this into a full-blown media company.
- 8:14SPEAKER_02: So it's really been going on for a couple years, but we launched April 18th, which is now a month ago.
- 8:18SPEAKER_02: We're in week six, and it's been fantastic so far.
- 8:21SPEAKER_02: It's been a great, great evolution of the broke agent brand.
- 8:25SPEAKER_00: Yeah, and uniquely, Eric obviously had built this brand over seven years.
- 8:30SPEAKER_00: Five years ago, I actually started building a media company that has employees and writers and producers and editors, and so I had a more of a behind-the-scenes media company that was working with, you know, teams and um contractors and that kind of stuff on their brands.
- 8:48SPEAKER_00: Eric, obviously, the captain of Clicks, had this incredible brand that was front-facing in the real estate industry.
- 8:54SPEAKER_00: And so, you know, we put those two things together to create BAM.
- 8:59SPEAKER_00: Um and and you know, you you I like that you mentioned the Barcel Sports of real estate, Dustin, because that's exactly how we see this as an analogy of how are people consuming information today?
- 9:12SPEAKER_00: And so we're not a competitor to any old guard, but if the only option is to read information, to get your real estate news, to get your what we call edutainment, you know, to get your humor in this industry, if your only option is to read it, it's only going to reach so many people in the industry.
- 9:32SPEAKER_00: When you come to BAM, you can listen to our content, you can watch the content in long form, in short form, you can read our content, you can get your content only on social or on broke agent media.
- 9:46SPEAKER_00: You can get your content in a variety of different ways so it meets today's consumer and it's social first.
- 9:53SPEAKER_03: You know, I the way that you structured that, like I took that for granted.
- 9:57SPEAKER_03: That that just seems so normal that I could read it, I could watch a video, I could listen to a podcast, whatever I feel like that day or or with that particular topic, that just seems so normal that I never really thought about it consciously that that was wise.
- 10:14SPEAKER_03: You know, but you're right, like looking at all at these other media companies, you can read it.
- 10:19SPEAKER_03: And one of them, one of them has a podcast.
- 10:22SPEAKER_03: So like you can actually listen to something every once in a while.
- 10:25SPEAKER_03: So it's like they have a leg up.
- 10:27SPEAKER_03: But I never really realized what the the stunning lack of video content coming from those who are tasked with uh and self-appointed as of educating and informing agents.
- 10:40SPEAKER_03: Yeah, no video.
- 10:42SPEAKER_00: Essentially no video content at you know, at scale, certainly not to the scale that Bam's doing it right now.
- 10:49SPEAKER_00: So, you know, we're and they listen, people there's gonna be plenty of others that come along and try to duplicate what we're doing.
- 10:56SPEAKER_00: We're we're pretty pumped that we're, I guess, ahead of the curve.
- 11:00SPEAKER_00: I mean, video's been we've been top fairies we're talking about video for like 10 years straight, I feel like.
- 11:05SPEAKER_00: And so, you know, our job is basically right now to build the biggest network of contributors in this industry.
- 11:12SPEAKER_00: And so, you know, you see you look, if you go on BAM's website and you you see the contributors that we have now, Eric's great at identifying talent, certainly from a humor perspective uh in real estate.
- 11:23SPEAKER_00: He's done that, he's he's kind of um you know made some kings out there on Instagram by just associating them with the broke agent handle over the years.
- 11:33SPEAKER_00: So, you know, we're looking for a whole bunch of talent, whether it be podcast, you know, funny stuff on Instagram, uh, you know, writers, everything to live under the broke agent media network.
- 11:47SPEAKER_03: You know, uh I've so far I've only written one article one article for you guys, but it I gotta say, it was such a different experience than writing an article for Inman or Housing Wire or some of the others.
- 11:59SPEAKER_03: You know, with I mean with Inman in particular, and I don't even mean this as criticism, it just is, but I the reason that I wrote for them in the first place years ago was I wanted them to link back to my website to help the SEO um and the the domain authority of my website.
- 12:18SPEAKER_03: That's why a lot of people contribute to other to other um publications.
- 12:22SPEAKER_03: So that was one of the main reasons.
- 12:23SPEAKER_03: And I they're like, nope, we have a we don't do that, it's not something we do.
- 12:27SPEAKER_03: I don't know if they've changed that since, but it was very difficult to get any reciprocation at all.
- 12:32SPEAKER_03: And and you guys are like, oh, cool, yeah.
- 12:34SPEAKER_03: Like, what else can we do?
- 12:35SPEAKER_03: Can we add this?
- 12:36SPEAKER_03: Maybe we'll just embed the post in in there.
- 12:38SPEAKER_03: Let's add all your social handles, let's do this.
- 12:41SPEAKER_03: And you understand that by helping others, you're helping your brand and your business, and it's collaborative in nature and not this one-sided deal.
- 12:52SPEAKER_03: And and that was super cool.
- 12:53SPEAKER_03: And I know that that comes across in your content too.
- 12:56SPEAKER_03: That's why you guys are stacked with the collaborators and the contributors that you guys have.
- 13:01SPEAKER_03: Um, you know, anyone who's anybody on Instagram or social media um is a contributor or soon will be to BAM, and and that's why there's such good shit all the time.
- 13:12SPEAKER_02: Yeah, that's the goal is to really blow up our contributors and improve their brands.
- 13:16SPEAKER_02: We want them, you know, we want to create an Instagram post out of their content.
- 13:19SPEAKER_02: We want to share their stories to our content.
- 13:22SPEAKER_02: We want to grow their Instagram following, their Facebook following, Twitter, whatever it is.
- 13:26SPEAKER_02: We want them to feel like, okay, I'm not just writing to say, hey, I just wrote something for broke agent media, but I'm writing knowing that it's going to grow my brand as well, and then in turn grow the BAM brand.
- 13:36SPEAKER_02: So glad you recognize that.
- 13:37SPEAKER_02: That's you know our initial goal with this for sure.
- 13:40SPEAKER_02: Is to just grow this massive contributor list.
- 13:43SPEAKER_00: Eric's done that with the broke agent handle already, right?
- 13:46SPEAKER_00: You've seen a whole bunch of um some the contributors today have grown their Instagram, you know, specifically off of collaborating with broke agent content, whether it's you know Eric tagging them in a cont uh comment or you know, collaborating on a post or whatever.
- 14:02SPEAKER_00: The other unique thing, Dustin, that we've made sure that we're you know different is that there's no paywall, right?
- 14:09SPEAKER_00: So to your point about like linking out to people, not only are we gonna link out to their Instagram post or to their website, but you're gonna be able to access this if you're in the industry with no paywall ever.
- 14:22SPEAKER_00: Like we're not ever going to a login.
- 14:24SPEAKER_00: You can you can write that down and quote me on it 10 years later.
- 14:29SPEAKER_00: We're not going to a paywall site.
- 14:31SPEAKER_00: It's not.
- 14:32SPEAKER_00: We may have some you know, some type of exclusive content or an event or something, but the bread and butter is gonna have no paywall.
- 14:42SPEAKER_00: Eric, does Miles want to say something?
- 14:44SPEAKER_00: Does he want to chime in?
- 14:46SPEAKER_02: The broke agent pup.
- 14:47SPEAKER_02: Is a dog walker coming right now?
- 14:49SPEAKER_02: My apologies.
- 14:52SPEAKER_00: Miles wants to get on on the pod?
- 14:54SPEAKER_00: The broke agent has a dog, folks.
- 14:57SPEAKER_03: He is human.
- 14:59SPEAKER_03: Yes.
- 15:01SPEAKER_00: He's waving it off.
- 15:02SPEAKER_00: I don't think Miles understands the the wave, Eric.
- 15:05SPEAKER_00: No, we're good.
- 15:07SPEAKER_03: Dog walker left his fucks at the door.
- 15:09SPEAKER_00: Exactly.
- 15:10SPEAKER_00: Dustin, 230 episodes.
- 15:12SPEAKER_00: How many people have have been as rude to have their dog just interrupt the pod like that?
- 15:17SPEAKER_03: Oh, this is this is the height of of rudeness and disrespect right here.
- 15:21SPEAKER_03: Well, you're seeing it on episode 231.
- 15:24SPEAKER_02: Don't worry, the the BAM studio is being built, and then I'm gonna have a legit podcast studio, and this will never be an issue ever again.
- 15:31SPEAKER_02: So again, my apologies.
- 15:33SPEAKER_02: All good end.
- 15:34SPEAKER_03: Yeah, all good.
- 15:36SPEAKER_03: Uh well, the power of your brand is is real.
- 15:39SPEAKER_03: Um, you know, speculate for a minute, Eric.
- 15:44SPEAKER_03: Would you be I'm trying to think of how to word this, but if you had you not built this this giant brand, would what you're doing today with Broke Agent Media even be possible?
- 15:55SPEAKER_03: Or would you be doing it?
- 15:56SPEAKER_03: Or is it really uh the power of the brand that's fueling everything?
- 16:00SPEAKER_02: It's definitely the power of the brand.
- 16:01SPEAKER_02: I mean, it's the power of all the contributors, too.
- 16:03SPEAKER_02: I mean, Byron brings so much legitimacy as well, and everybody else that we brought on.
- 16:08SPEAKER_02: But you know, it really took seven years of growing this brand into something that is legitimate.
- 16:13SPEAKER_02: Um, if I would have done this year two or year three when all I was doing was posting memes, I don't think anybody would have taken this seriously.
- 16:20SPEAKER_02: But it it really was this kind of slow roll evolution that got it to this point and integrating the podcast about a year and a half ago over asked with Matt Leonetti, where people could see my talents, you know, as a broadcaster and you know, see that I actually had knowledge when it came to marketing and branding and social media that provided that extra piece of legitimacy so they could see me in long-form conversation.
- 16:42SPEAKER_02: And then it also helped get on a bunch of contributors to BAM because we made all these connections through the podcast.
- 16:49SPEAKER_02: So again, three years ago, four years ago, when it was just kind of an Instagram page, not possible, but now certainly possible.
- 16:57SPEAKER_02: And I think the broke agent brand is really helping agents, BAM especially, um, not only tactically, but helping them with social media, helping them give content ideas.
- 17:07SPEAKER_02: Like all my articles are all about marketing and how agents can improve their branding and get more followers and what to post on Instagram.
- 17:14SPEAKER_02: So it was always that extra level of okay, can we be funny and provide value?
- 17:20SPEAKER_02: Where it's not the value, you're not just getting the value in laughter, but you're actually going to improve your business, you're gonna improve your marketing, then it's gonna become the most valuable brand in real estate, which I think we're well on our way to becoming.
- 17:31SPEAKER_00: Yeah, let's be clear.
- 17:32SPEAKER_00: Without the broke agent following, without the brand that was built up, this media company, this network of contributors, this takeover of the media landscape in real estate, not possible at all.
- 17:45SPEAKER_00: I always refer to like the example of people that write books and they spend three, four years writing this book, but they spend zero years building a brand or, you know, a following so that when they go out and sell the book, it becomes a New York Times bestseller.
- 18:02SPEAKER_00: The the best books, the New York Times bestsellers, are the ones that are the best marketed, right?
- 18:07SPEAKER_00: That have a brand and a following and a reason for people to buy that book.
- 18:11SPEAKER_00: I actually knew a writer when I started my real estate career, had an apartment above my first office, and she was so devastated when she released her first ever book that she had worked on for four years because nobody bought it because she spent no time following, but she knew the the book was so great, right?
- 18:27SPEAKER_00: So if we took like my media company and tried to launch BAM without the Broke Agent brand and then and the whole entire following that Eric has built, it wouldn't have worked, despite the fact that we have the best writers and some of the best video, like we have some of the best video editors in real estate right now.
- 18:48SPEAKER_00: I mean, we are a freaking content worship cutting up these clips.
- 18:52SPEAKER_00: We did a real word with Tom Ferry last week, and Courtney, his marketing manager, was like, how do you guys have that clip up two hours like after the pod?
- 19:02SPEAKER_00: How is that even possible?
- 19:04SPEAKER_00: Because we are freaking gritty, we understand social media marketing better than anybody.
- 19:09SPEAKER_00: I mean, TF's got a huge marketing team, right?
- 19:13SPEAKER_00: But they couldn't even fathom how we spit out a clip that hit two hours after the pod went live.
- 19:21SPEAKER_00: Same day, recorded in Dallas, podcast goes live, blog written, and Instagram clips are up.
- 19:30SPEAKER_00: So we understand that better than anybody, but just because we have the talent doesn't mean we would have been successful trying, and and you know, anybody can have as much talent as they want, but if you don't have the following to connect to it, you're just you're just not gonna get as far.
- 19:46SPEAKER_02: And engage following too, a following, sorry, uh following that that trusts you know me and trusts the brand.
- 19:52SPEAKER_02: I mean, there was nothing I really tried to sell this following for years.
- 19:55SPEAKER_02: There was there was nothing I did that would ever, you know, sacrifice the the word of my brand.
- 20:00SPEAKER_02: It was all about building trust and just giving them free content, free content, free content.
- 20:05SPEAKER_02: And, you know, it's all these relationships, again, that I've established by doing not just my podcast, but by going on other podcasts, going to networking events, going to all these conferences, meeting people.
- 20:15SPEAKER_02: So it's all this equity that I've built up with people and that Broke Agent has and that Byron has and that all of our contributors too, where it's like, okay, now I will click on a link to a blog post because it takes a lot of conditioning for people to actually jump mediums and to actually click something.
- 20:30SPEAKER_02: And, you know, by my jokes, I'm the captain of clicks, Dr.
- 20:32SPEAKER_02: Clicksteen, which I certainly am.
- 20:34SPEAKER_02: I'm definitely good at driving traffic, but you know, that's you didn't see that early on.
- 20:38SPEAKER_02: Like now I have something that I'm linking to kind of on a daily, bi-daily basis.
- 20:43SPEAKER_02: But before it's just like, let's just give them free content.
- 20:46SPEAKER_02: All these stories, I'll put up 15, 20 Instagram stories.
- 20:48SPEAKER_02: It's all just for you, for humor.
- 20:50SPEAKER_02: And then I'm gonna get DMs, I'm gonna meet those people, they're gonna get to know me better, get to know the brand better, and then that way they're gonna click on an article.
- 21:00SPEAKER_03: It's been a long game.
- 21:02SPEAKER_03: It has, and and it's super impressive.
- 21:04SPEAKER_03: But the the underlying lesson here for agents is the best agent is the best known agent.
- 21:10SPEAKER_03: Okay, the the agent that sells the most is not the best, it's not the one who knows the contract the best or has all the addenda memorized.
- 21:20SPEAKER_03: Or where's the pen?
- 21:22SPEAKER_03: Exactly.
- 21:23SPEAKER_03: It's it's how many people know that agent and remember them when the time is right to make a hiring decision.
- 21:32SPEAKER_03: And that's everything.
- 21:33SPEAKER_03: So marketing is everything.
- 21:36SPEAKER_03: Uh Byron, don't you think Eric is super frickin' under underrated?
- 21:41SPEAKER_03: Um, you know, I think a lot of people that don't know you or have to save your podcast properly.
- 21:47SPEAKER_03: Great.
- 21:48SPEAKER_03: Uh anyone that that has not listened to your podcast or read your articles, they just they see what you post on Instagram and they don't know that you have a business mind, they don't know that you're strategic.
- 22:00SPEAKER_03: They don't know that you understand marketing as deeply as you do.
- 22:03SPEAKER_03: And it's cool.
- 22:04SPEAKER_03: I've learned a lot from your Instagram tips, the stuff you post on broke agent media, even just the stuff that you put in your stories, or just like these little teeny hacks or tricks or things you've learned, you know, that you have so much data behind that I don't have that kind of data.
- 22:21SPEAKER_03: And I'm like, wait, that makes sense.
- 22:23SPEAKER_03: Let's try that.
- 22:24SPEAKER_03: And what do you know?
- 22:25SPEAKER_03: Like, the shit works.
- 22:27SPEAKER_03: So you're underestimated.
- 22:29SPEAKER_00: Yeah, no, he I mean he's underestimated in the sense that people look at the broke agent account and are like, um, there's all these, you know, other meme accounts, but the reason why the broke agent is is way more engaged, like Eric said before, that the following is engaged.
- 22:45SPEAKER_00: The following trusts Eric, the broke agent, is because he he really does study the craft of being ahead of the curve on Instagram or any of these social platforms.
- 22:55SPEAKER_00: Like, you know, we do a walkthrough and he's quoting the Instagram CEO because he's studying this stuff, he's looking at what the changes are so that he can react to them.
- 23:05SPEAKER_00: He's testing different, whether it's the video he hacked, uh hack he shared on a previous walkthrough, like uh instead of just putting up the tweet as a static image, putting it up as a video for two seconds, there's all these different A B testing routines that Eric's going through.
- 23:21SPEAKER_00: And then, like on your point on the business stuff, he is a true visionary to you know being able to see where the future is.
- 23:30SPEAKER_00: And a couple years ago, when we started talking about this media company, like really being thoughtful uh you know about the approach into all the different opportunities that come with it, whether it's our own products or sponsorships, affiliates, and how we're gonna go about that and how we're gonna stay true to the brand when we you know when we decided to go into that.
- 23:50SPEAKER_02: Well, I'm flattered.
- 23:50SPEAKER_02: Thanks, thanks, fellas.
- 23:52SPEAKER_02: This is the nicest podcast I've been on.
- 23:55SPEAKER_02: Yeah, exactly.
- 23:56SPEAKER_02: But to Brian's point, I just I just want to piggyback off that real quick.
- 23:59SPEAKER_02: I do um I s I don't just study it by going on Instagram, even though that's 50% of it, is actually seeing what's happening from a trend perspective or looking at the Instagram CEO.
- 24:11SPEAKER_02: But I watch YouTube videos almost religiously about Instagram strategy and YouTube strategy.
- 24:17SPEAKER_02: And you could find this, just literally type in, you know, 10 ways to grow on Instagram.
- 24:20SPEAKER_02: There's a guy named Josh Ryan that I follow that comes out with a video once every couple days just about Instagram strategy and whatever is happening with the algorithm.
- 24:29SPEAKER_02: And then the YouTube algorithm recommends me other people that are doing the same thing.
- 24:33SPEAKER_02: So I'm watching hours of content just in the background while I'm producing content of how to get more views, how to get more clicks on your Instagram page.
- 24:41SPEAKER_02: So it is a lot of studying that goes into it.
- 24:44SPEAKER_02: And you can't do it by just publishing.
- 24:46SPEAKER_02: Like you have to consume so much and see what other people are doing.
- 24:49SPEAKER_00: Eric and I are similar in the sense of like when we are both consuming content, whether it could be anybody out there, you know, Eric and I will be like, hey, did you just see that podcast that the Nelk Boys did?
- 25:01SPEAKER_00: They were talking about this element of their business, or it could be a port and like Eric's laughing, but we do this all the time.
- 25:08SPEAKER_00: Like, hey, do you see this pod?
- 25:10SPEAKER_00: Like they're talking about positioning content, or you know, how they're engaging with a sponsor or whatever.
- 25:17SPEAKER_00: And so even while we're consuming, we're always thinking, like, how can we bring that back into BAM, help the business grow?
- 25:23SPEAKER_00: And and you know, it a lot some people just sit there and just consume just to consume, and that's fine.
- 25:30SPEAKER_00: But when we are consuming, we're looking, what's the angle?
- 25:33SPEAKER_00: How can uh how can we use this?
- 25:36SPEAKER_03: That's right.
- 25:37SPEAKER_03: Um the best content creators are the best content consumers because you're you're taking inspiration from what others are doing and putting your own spin on it.
- 25:46SPEAKER_03: And even if it's like the lighting that you're like, oh, I like the lighting, I like the position of their microphone, I like how they're sitting, I like the camera angle, um, I like how they the format of the video.
- 25:59SPEAKER_03: And when you're yeah, most people think you're just scrolling through your phone, and you know, we all mindlessly do that every once in a while, but I do it to learn.
- 26:08SPEAKER_03: I I do it to learn something new.
- 26:09SPEAKER_03: I I still get my fix of mindless scroll, but I I pick up shit that I can add to my own stuff and make it better.
- 26:17SPEAKER_03: And go ahead.
- 26:18SPEAKER_00: No, it annoys me when people are like, oh, you you you shouldn't be consuming anything, you should just be creating, right?
- 26:24SPEAKER_00: But I I've become so much of a better creator by consuming.
- 26:27SPEAKER_00: It's such a garbage comment.
- 26:28SPEAKER_00: It's like people that are like think they're you know such natural goddamn creators.
- 26:34SPEAKER_00: I learned so much about creating content by consuming content as well.
- 26:39SPEAKER_00: Now you have to be, you know, you've got to have that mindset that when you are consuming, you're picking stuff, you're taking notes, oh man, that's the way to do this, whatever it may be.
- 26:50SPEAKER_00: But this whole thing about like don't go on there and consume, just just create, it's it's just not true.
- 26:55SPEAKER_00: I mean, one of the best um shows out there is when he does it maybe once a month, when Gary Vee does that 4Ds.
- 27:03SPEAKER_00: I don't know if you've ever seen that four um I don't even know the name, but it's four D's, where he'll have ten entrepreneurs come in.
- 27:11SPEAKER_00: Handsome Home Buyer was on this, actually, Eric.
- 27:13SPEAKER_00: I don't know if you know he was on four D's.
- 27:16SPEAKER_00: Handsome Home Buyer, shout out to the Handsome Home Buyer who's a BAM contributor.
- 27:20SPEAKER_00: But these are like real in-the-dirt contributors that are asking Gary questions and then he's responding with real like business answers.
- 27:30SPEAKER_00: It's just great content.
- 27:31SPEAKER_00: I love that.
- 27:32SPEAKER_00: I always learn, you know, it's a one-hour thing.
- 27:34SPEAKER_00: I'm always learning when I consume that.
- 27:36SPEAKER_00: Or to your point, uh, Dustin, it's just like looking at a TikTok and like, ooh, we should be positioning our copy like that, or that's a great way uh to deliver a hook.
- 27:48SPEAKER_00: There's there's a lot you can learn by looking at other uh creators.
- 27:52SPEAKER_02: Yeah, just picking up the audio.
- 27:53SPEAKER_02: This is how I get so much of my content is I screenshot stuff that I see on TikTok and Instagram reels and put it in a special folder on my phones or write it down in my notes section, or I have like a to-do list up where I say, you know, look back at this TikTok.
- 28:05SPEAKER_02: This is how I could put a real estate twist on it.
- 28:08SPEAKER_02: I got lunch with an agent a couple weeks ago.
- 28:11SPEAKER_02: I told this on Over Ask, and he's you know in his 60s, and he posts a lot on Instagram, but he doesn't consume anything.
- 28:18SPEAKER_02: So his feed is still really just sold, just listed.
- 28:22SPEAKER_02: And he has no idea what's going on with Instagram Reels, he has no idea what sort of content is out there because he's only publishing.
- 28:28SPEAKER_02: So I'm doing an ebook on this actually called a post prescription that actually goes into detail of like how much realtors should consume, how much you should DM, and actually breaks breaks it down by by minutes and hours throughout your entire day.
- 28:41SPEAKER_02: And it's basically like a little, you know, doctor prescription of what you should do.
- 28:46SPEAKER_02: Um and you you have to spend 30 minutes to an hour every day consuming on Twitter, Instagram, and TikTok to at least get what sort of post styles you like, see what's trending, and see what sort of topics you want to cover.
- 28:59SPEAKER_02: Because if you don't do that and you're just kind of posting into a black hole, you're never gonna evolve.
- 29:04SPEAKER_03: Right.
- 29:05SPEAKER_03: You're not improving unless you're you know looking at the data and taking inspiration from what others are doing well.
- 29:11SPEAKER_03: Um you guys hear this all the time from agents that they know that they need to be content creators, they know that they need to become a content creator to be successful as an agent moving forward, if anyone's gonna know who the hell they are.
- 29:25SPEAKER_03: But the probably the number one pushback or the number one reason, aka excuse why they don't is I don't know what to post, I don't know what to do a video about, I don't know what to do.
- 29:36SPEAKER_03: Well, you don't need to invent some new concept.
- 29:40SPEAKER_03: There's how many millions and millions and millions of videos out there that have already been done and done well that you can just watch, take inspiration from, and put your own spin on, do your own version of.
- 29:51SPEAKER_03: Like it it takes all the pressure off, but it starts with that intentionality, right?
- 29:56SPEAKER_03: You have to be consuming to learn or to get ideas from.
- 30:01SPEAKER_00: I think some of the best content is just reacting to TikToks and Instagram reels.
- 30:08SPEAKER_00: I love that feature, like just reacting to somebody else's stuff, and so you play the first three to ten seconds of theirs and then you're reacting on the other side of it.
- 30:17SPEAKER_00: I mean, that is literally some of the best TikTok content that there is out there.
- 30:21SPEAKER_02: One of my best performing reels is uh hot girl in a bathing suit dancing around, and then I pop in right afterwards and basically act like I'm showing a house.
- 30:30SPEAKER_02: It's that like hook.
- 30:31SPEAKER_02: Remixes, by the way, are super underutilized on Instagram right now.
- 30:34SPEAKER_02: They they crush it on TikTok, but I think this is I see a lot of agents that are now starting to do it, but everybody should be utilizing that remix feature way more.
- 30:42SPEAKER_03: I remember that video, Eric.
- 30:44SPEAKER_03: Yeah, I thought it was so funny.
- 30:46SPEAKER_03: There was uh that Brazilian babe or whatever.
- 30:49SPEAKER_03: She's you know dancing, and then you're like, well, now that I have your attention, let me know.
- 30:53SPEAKER_02: Yeah, welcome to my two-bed, three bath.
- 30:54SPEAKER_02: Yeah, exactly.
- 30:55SPEAKER_02: Just acting like my own apartments of listening.
- 30:58SPEAKER_02: But you know, though it was it's a good example of what to do.
- 31:00SPEAKER_02: And I've I've seen another guy do this too recently.
- 31:03SPEAKER_02: Um, he said the exact same thing.
- 31:05SPEAKER_02: It's like, now that I have your attention, here's this real estate course that I'm talking about.
- 31:08SPEAKER_02: So he used that exact same video.
- 31:10SPEAKER_02: Not the exact same video, but that exact same concept.
- 31:13SPEAKER_02: So, you know, if you want to get people to watch, have a hot girl in your video for two or three seconds, and then you should be good.
- 31:19SPEAKER_02: Byron, we should just put that at the beginning of every BAM clip.
- 31:22SPEAKER_03: I think that would crush every video.
- 31:25SPEAKER_03: Uh every single video.
- 31:27SPEAKER_03: The thumbnails.
- 31:28SPEAKER_03: So all the thumbnails on your on your grid would just be a good one.
- 31:30SPEAKER_03: It's all girls.
- 31:31SPEAKER_03: Yeah.
- 31:32SPEAKER_00: It's like uh the swimsuit edition back in the 90s.
- 31:35SPEAKER_00: Exactly.
- 31:37SPEAKER_03: Yeah.
- 31:37SPEAKER_03: Yes.
- 31:38SPEAKER_03: Hot homes of America or something.
- 31:40SPEAKER_03: Great way to get cancelled, Eric.
- 31:42SPEAKER_00: Yeah, well, you know.
- 31:44SPEAKER_03: I was driving, well, this was a while ago, but I took a picture of it because I thought it was so genius.
- 31:48SPEAKER_03: Somebody was doing a yard sale, and they just wrote on the top of the sign, sex.
- 31:53SPEAKER_03: Now that I have your attention, yard sale 123 Main Street, Saturday from 11 to 3.
- 31:58SPEAKER_03: Yeah, the attention to combined my garbage.
- 32:01SPEAKER_03: Yes, exactly.
- 32:02SPEAKER_03: And I it was probably one of the best attended yard sales in history.
- 32:06SPEAKER_03: I just I stopped to take a picture of the sign, but no, I did not go to the yard sale.
- 32:13SPEAKER_03: Right.
- 32:13SPEAKER_03: Oh, yeah, it's posted.
- 32:15SPEAKER_03: Yeah, that's a that's a solid one.
- 32:17SPEAKER_03: Um Eric, one of the things I was gonna ask you was why do you think that your content, that broke agent content, has worked so well over the years and you've grown so much?
- 32:26SPEAKER_03: But I think we just spent the last 15 minutes explaining why.
- 32:31SPEAKER_03: You know, you're you're intentional.
- 32:33SPEAKER_03: Um it's it's not just about being funny, it's about you know taking it further than that and engaging with those that engage with you.
- 32:42SPEAKER_03: Any anything else you can add to that?
- 32:44SPEAKER_03: Yeah, why you think that that your brand has been so successful when there's there's lots of other people posting funny shit.
- 32:51SPEAKER_02: Yeah, I touched upon this a little bit already, but staying trending with your post style and your topics is extremely important.
- 32:57SPEAKER_02: Anytime there's something viral that's going on, whether it's you know the Elon Musk Twitter situation or you know, 50 Cent doing um you know, doing abs at the Super Bowl or it's a Pete Davidson meme or anything viral moment that I could latch on to.
- 33:10SPEAKER_02: It's called trend jacking.
- 33:11SPEAKER_02: We have a great blog post now on Broke Agent Media about it.
- 33:14SPEAKER_02: That does wonders for your content, whether it's a trending audio, a trending post style, or actually a trending topic.
- 33:20SPEAKER_02: So I've always been really good at making sure I'm staying relevant and even macro trends.
- 33:26SPEAKER_02: So obviously we're in a seller's market right now.
- 33:28SPEAKER_02: If I was posting content that wasn't relevant to that and talking about like dead open houses nonstop, that content wouldn't be relatable.
- 33:36SPEAKER_02: So I try to coast with the trends that's going on in the real estate market, the world, the general mood, you know, like the pandemic content was honestly a fun time for me, as awful as that sounds, just because I got an entire new wave of content about people working from home and not being able to see showings or not be able to see actual houses and signing PED forms and just kind of all the, you know, funny content that comes out of showing a house with a mask on, basically.
- 34:03SPEAKER_02: So that was like a whole new wave of content.
- 34:05SPEAKER_02: So that's, you know, really important for every content creator is to stay trending topically and in your posting style.
- 34:12SPEAKER_02: And then to elaborate further on the posting style aspect of it, Instagram is constantly changing, social media is constantly changing.
- 34:19SPEAKER_02: You'll see less and less memes on my page because memes don't perform that well anymore.
- 34:23SPEAKER_02: It's not organic content.
- 34:25SPEAKER_02: Instagram even came out, the CEO recently saying that non-organic content will be suppressed.
- 34:30SPEAKER_02: You're not going to reach more people with it, you're not gonna go on the explore page.
- 34:34SPEAKER_02: So it's all about vertical video, it's all about Instagram reels, and it's all about creating your own content.
- 34:38SPEAKER_02: So you see a lot more tweets from me, just kind of inner monologue stuff, because that's never been posted.
- 34:43SPEAKER_02: So that's not a meme.
- 34:45SPEAKER_02: It's still, you know, kind of meme style because it's like a funny, you know, bite-sized static image.
- 34:50SPEAKER_02: But I'm always evolving with what's going on.
- 34:52SPEAKER_02: If Instagram comes out with reels or collabs or remixes or something like that, you have to stay on top of that.
- 34:58SPEAKER_02: Other pages that don't make it, whether they're in real estate or somewhere else, it's because they're just still doing the exact same thing.
- 35:04SPEAKER_02: And if you don't evolve, you're just not gonna have your stuff showed to anybody.
- 35:09SPEAKER_02: Right.
- 35:11SPEAKER_03: How have you evolved since this new algorithm change?
- 35:15SPEAKER_03: Um, and how has how has the algorithm change on Instagram affected uh your traffic?
- 35:21SPEAKER_03: You know, I think there's a lot of people that maybe don't know that it happened, but I noticed my videos were starting, my reels were starting to get, you know, 10 to 12,000 views, and then all of a sudden they slashed 90% off that.
- 35:34SPEAKER_03: And I was getting a thousand or or twelve hundred all of a sudden.
- 35:37SPEAKER_03: It's went back a little bit, but but what's going on?
- 35:39SPEAKER_02: It has.
- 35:39SPEAKER_02: Well, the last three or four weeks, and anytime Instagram does an update, I think all content gets suppressed.
- 35:44SPEAKER_02: My engagement dropped like 50% the last three weeks and kind of picked up a little bit more last week.
- 35:49SPEAKER_02: But you know, we always just try to look for hacks like the you know, one Byron mentioned earlier, because they're they want video content, you can screen record a tweet or a meme, have it go for one second, and then post that.
- 36:01SPEAKER_02: So Instagram thinks it's a video, and then you get the retention of that video looping and looping and looping.
- 36:06SPEAKER_02: So people will end up while they're reading the tweet, they're watching the video a hundred plus times.
- 36:12SPEAKER_02: And then that gets shared to a bunch of people.
- 36:14SPEAKER_02: So I'm always looking for little hacks like that, but it's really just you have to keep evolving.
- 36:18SPEAKER_02: Uh with reels, I need to do way more original reels of just myself because that's what content they want the most.
- 36:25SPEAKER_02: Even if I'm ripping a video and putting a caption on it and doing a trending song, Instagram still recognizes that that was content that was ripped from somewhere else and will probably slash a few views off of that as opposed to it being completely organic content.
- 36:38SPEAKER_02: So I need to make that shift.
- 36:39SPEAKER_02: But obviously, for someone who's pumping out so much volume like myself, um, you know, I need to basically just carve out an hour in a week with an actual ring light, you know, wait for my fiance to not be in the apartment, and then I can actually record some some videos as well.
- 36:56SPEAKER_02: Because it's embarrassing if I'm just sitting there recording myself doing real estate skits by myself.
- 37:01SPEAKER_03: Oh, I feel that.
- 37:02SPEAKER_03: Yeah.
- 37:03SPEAKER_03: Yeah.
- 37:04SPEAKER_03: Byron, what have you seen?
- 37:06SPEAKER_03: I mean, you're uh you're one hell of a content creator as well.
- 37:08SPEAKER_03: Your your TikTok is blowing up, your Instagram like really, really high quality stuff, and I learned something from every single one of your videos.
- 37:18SPEAKER_03: So if you guys aren't following Byron on Instagram and TikTok, make sure that you do.
- 37:22SPEAKER_03: What have you seen with the the latest algorithm tweak?
- 37:26SPEAKER_00: On Instagram uh specifically?
- 37:29SPEAKER_00: Yeah.
- 37:30SPEAKER_00: Uh I've I've definitely noticed that I think that there's this thought about trying to create one or two great pieces a week.
- 37:40SPEAKER_00: I I think that's awful advice.
- 37:42SPEAKER_00: I think with the tweak you've you've got to feed it um more often as often as you possibly can.
- 37:49SPEAKER_00: So if that's two a day.
- 37:50SPEAKER_00: My account has grown a lot since I started going to two a day, right?
- 37:54SPEAKER_00: And so you know, unless you're gonna have what's that?
- 37:58SPEAKER_00: Two posts a day.
- 37:59SPEAKER_00: Two posts a day or more, you know, two to three posts a day.
- 38:02SPEAKER_00: If you want a chance of like really growing that non-follower reach, right?
- 38:08SPEAKER_00: So if you look at your insights, you you want to grow non-follower reach on Instagram, you better be uploading more than you know, once a week.
- 38:17SPEAKER_00: Unless you have some knack for like really hitting a viral video.
- 38:23SPEAKER_00: Um, the only people in real estate that I see that have that knack are the ones that are collaborating with the broke agent account.
- 38:29SPEAKER_00: So if you don't have that luxury, Paige steckling eight million, she crushes.
- 38:34SPEAKER_00: Paige did it, she did it, absolutely, and so she she hit a trendy song and a trend or whatever, right, on uh that Instagram reel and it took off.
- 38:44SPEAKER_00: But Paige, to my point, she's putting up a TikTok and a reel every single day.
- 38:52SPEAKER_00: Yeah, so she had that one that went to 8 million, she's got a whole bunch, obviously, that are 20,000 views plus, but she's not afraid of having a 5,000 view Instagram reel.
- 39:02SPEAKER_00: She's putting out a lot of content.
- 39:05SPEAKER_00: And so what I'd say is the the algorithm doesn't care that you might have a flop reel.
- 39:12SPEAKER_00: Your next reel is your next at bat.
- 39:14SPEAKER_00: And it and that's what they've taken from TikTok is that everything is gonna be based off of that next piece of content.
- 39:21SPEAKER_00: So keep putting out more and more content because that's gonna increase your chances of getting something to go on a run and get more uh of this non-follower reach, which is what you want to grow to your grow your account.
- 39:33SPEAKER_02: Yeah, it's all suggested post now.
- 39:35SPEAKER_02: My feed is like 50% accounts I don't follow.
- 39:38SPEAKER_02: And that's one of the major changes to the algorithm update.
- 39:40SPEAKER_02: So you have to be consciously producing content that is for a larger audience.
- 39:45SPEAKER_02: If you're just producing content for your Utah following, that's great for your actual clientele.
- 39:50SPEAKER_02: But if you're actually trying to reach those non-followers, no one's gonna care about really what's happening in the Salt Lake market that's outside of Salt Lake.
- 39:56SPEAKER_02: So you always have to be consciously doing content for your specific market and then content for other realtors and for, you know, every uh buyer and seller in America or the world.
- 40:08SPEAKER_00: I don't know if Eric uh we have I don't I think we talked about it once, but I've noticed that since I stopped using hashtags, I've actually seen my account go to a broader reach.
- 40:19SPEAKER_00: I don't know if there's something to that on both TikTok and Instagram.
- 40:23SPEAKER_00: I'm not maybe one out of every 10 posts I'm using hashtags, but you know, hashtags can kind of like constrict you to that audience that you're if you're selecting specific hashtags.
- 40:36SPEAKER_00: So it might even be more beneficial to do away with hashtags because you may not be selecting the right ones to reach a broader audience because then Instagram's like, okay, they didn't use hashtags, so let's serve this up to you know a couple levels of audiences.
- 40:50SPEAKER_00: It does well, we'll we'll make it bigger, but we're not going to constrict it to just hashtag real estate, which is you know very noisy anyway.
- 40:58SPEAKER_02: Yeah, I rarely touch hashtags anymore.
- 41:01SPEAKER_02: And if you do, you have to do it very post-specific.
- 41:04SPEAKER_02: Um, but yeah, I think you might be right about that.
- 41:06SPEAKER_02: It's possible that you are constricting your content to those hashtags, but there there's not one uh creator or you know YouTuber that I listen to right now that is talking about hashtags as a legitimate strategy anymore to actually grow your following.
- 41:21SPEAKER_00: And if you do come across somebody talking about hashtag strategy, they are living in 2019.
- 41:29SPEAKER_00: Yeah.
- 41:29SPEAKER_00: So I just I just heard somebody doing like a you know a training as a social media expert, and they're talking about hashtag strategy.
- 41:37SPEAKER_00: I'm like, this person hasn't evolved.
- 41:39SPEAKER_00: Yeah, this person has not like tapped into what's worth they just got lazy on like the automation of making money on training people on Instagram, and they're literally stealing money at this point, like teaching you Canva and hashtags.
- 41:55SPEAKER_00: That doesn't work on today's Instagram.
- 41:57SPEAKER_02: No, copying those 30 hashtags either.
- 41:59SPEAKER_02: If you are gonna do hashtags, do three to five and keep them very post-specific.
- 42:03SPEAKER_02: Do not have an entire, you know, 30 plus hashtag block on your phone, hashtag realtor, hashtag real estate, hashtag love, whatever, and put that in your comments.
- 42:12SPEAKER_02: That's gonna do absolutely nothing besides hurt you at this point.
- 42:14SPEAKER_02: Hashtag bam.
- 42:15SPEAKER_02: Hashtag bam, exactly.
- 42:17SPEAKER_02: Yeah, it'll crush you.
- 42:18SPEAKER_03: All the spam and bot accounts.
- 42:20SPEAKER_02: I mean, I get those regardless.
- 42:21SPEAKER_02: Those are ridiculous.
- 42:23SPEAKER_03: Yeah.
- 42:24SPEAKER_03: Yeah, the hashtag real estate.
- 42:26SPEAKER_03: Uh, and then people wonder why do I get so many spammy DMs?
- 42:29SPEAKER_03: Exactly.
- 42:29SPEAKER_03: You'll get all the crypto mode.
- 42:30SPEAKER_00: Hashtag the massive, the massive agent.
- 42:33SPEAKER_00: Do you know Eric's nickname for you, Dustin?
- 42:35SPEAKER_00: What?
- 42:36SPEAKER_03: Oh, I gotta hear this.
- 42:37SPEAKER_00: What?
- 42:38SPEAKER_00: The massive agent?
- 42:40SPEAKER_00: Has he not said this to you?
- 42:42SPEAKER_00: Of course I've said it, Dustin.
- 42:43SPEAKER_00: I call you the massive asshole.
- 42:45SPEAKER_02: Yeah, the massive asshole.
- 42:46SPEAKER_02: I say it jokingly, though, of course.
- 42:48SPEAKER_02: Because you're the nicest guy in real estate.
- 42:49SPEAKER_00: You're the nicest guy in real estate.
- 42:51SPEAKER_00: Yeah.
- 42:52SPEAKER_00: It's such a terrible thing.
- 42:53SPEAKER_02: But it's just so funny to say.
- 42:57SPEAKER_03: I've heard worse.
- 42:58SPEAKER_03: But that explains now the random hashtag massive asshole shirt that I got in the mail with no return address.
- 43:04SPEAKER_03: That was no card.
- 43:05SPEAKER_03: Exactly.
- 43:06SPEAKER_03: Okay.
- 43:06SPEAKER_03: I I thought it was maybe from like an ex-girlfriend or something.
- 43:09SPEAKER_03: Yep.
- 43:10SPEAKER_03: That's all good.
- 43:12SPEAKER_03: Love it.
- 43:13SPEAKER_03: Love it.
- 43:14SPEAKER_03: Guys, this is I know we talked about broke agent media, and that's kind of that's why I wanted to have you on, but uh you guys do social media so well.
- 43:22SPEAKER_03: And this we ended with a master class on how to do it right today.
- 43:26SPEAKER_03: Uh I was in Boston for a mastermind last weekend with like some some very high-level influencers in real estate investment and and the entrepreneur uh entrepreneur world, and one of them was doing a class on growing your Instagram, and this dude has like one and a half million followers or something, and he's talking about doing paid collaborations and shout outs and you know, uh all the hashtags and how you you can use 30, so you should.
- 43:54SPEAKER_03: And I'm like, I'm like, that's how you grew your account five years ago or three years ago.
- 44:00SPEAKER_03: Like that's not most of what most of what he was talking about was garbage and people are just eating it up.
- 44:06SPEAKER_03: And I'm like he he hasn't done that recently.
- 44:10SPEAKER_03: You know?
- 44:11SPEAKER_03: So it's important to know who you're getting the information from and when they did that stuff.
- 44:16SPEAKER_00: And it's it's important to anybody with that big of a following, it's important to look at the engagement.
- 44:23SPEAKER_00: Yeah.
- 44:23SPEAKER_00: You know, I would always ask you to look at that person's engagement, especially if you're thinking about, you know, paying for something that they're promoting, look at their engagement based off of a million, based off of 225,000, based off of whatever they've got.
- 44:41SPEAKER_02: Yeah, paid collab paid collabs do nothing.
- 44:43SPEAKER_02: Like if you're gonna pay someone to promote you, you're just picking up a followers from that account that don't even care about seeing your content.
- 44:51SPEAKER_02: Unless it's a very real estate specific to real estate specific, that'll work.
- 44:55SPEAKER_02: But otherwise you're just picking up followers, and that's just gonna crush your engagement because those followers aren't gonna care about what you're posting.
- 45:01SPEAKER_02: So you're just gonna have a bigger number of followers, less engagement, and then it's gonna, you're gonna reach nobody on your future posts.
- 45:08SPEAKER_02: Right.
- 45:08SPEAKER_00: I'd rather see you take that money and go to an influencer in your city and be like, hey, I'll pay you to literally come into the office and do some reels with me and my agents and like be in our content and share it on your story so that that if they're local to your city and they're influential and they have a bigger following, that's better money spent, like actually having them come and create real content with you.
- 45:38SPEAKER_03: It's that's so important for people to know.
- 45:40SPEAKER_03: I I still see people that look at the number of followers and think that that tells a story.
- 45:45SPEAKER_03: Like it tells a story, but it doesn't tell the whole story.
- 45:47SPEAKER_03: You know, you look at a real estate influencer with like 225,000 followers, and you know, I with my less than 4,000 am getting as much as much engagement on a post as as he is.
- 46:00SPEAKER_03: So interesting, you know.
- 46:02SPEAKER_03: Um just doesn't tell the full story.
- 46:04SPEAKER_03: So glad you guys mentioned that.
- 46:07SPEAKER_03: Well, guys, I appreciate you being on the show.
- 46:09SPEAKER_03: Um, what is coming up for Broke Agent Media?
- 46:12SPEAKER_03: Anyone who has not visited the site or followed Broke Agent Media on social, um, what what's coming?

- 46:24SPEAKER_00: Oh shit.
- 46:25SPEAKER_00: You put me on the spot on my own show.
- 46:29SPEAKER_03: Yes, it's something that we're open to, of course.

- 46:39SPEAKER_00: Right now, there is a show and there's more coming.
- 46:42SPEAKER_00: There'll be, I bet you by this time next year it'd probably be 15 to 20 shows when you go on to BAM, whether that's long or or short form content.
- 46:52SPEAKER_00: We've got event.
- 46:53SPEAKER_00: We've got a big event coming.
- 46:56SPEAKER_00: The Bammies.
- 46:57SPEAKER_00: The Bammies.
- 46:58SPEAKER_00: So we will we will be your place for recapping the entire year in real estate uh content creation when we launch the Bammies.
- 47:08SPEAKER_00: Um what else we have coming in the short term, Eric?
- 47:12SPEAKER_02: I mean, incredible guests coming on our podcast.
- 47:14SPEAKER_02: We have events, we have conferences in the works, hopefully in the future.
- 47:20SPEAKER_02: We have happy hours.
- 47:22SPEAKER_02: Uh you know, we just we really want to be everywhere, but mostly it's just about growing.
- 47:26SPEAKER_02: It's it's posting, you know, 10, 15 blogs a day.
- 47:29SPEAKER_02: That's where we're gonna be soon.
- 47:30SPEAKER_02: It's gonna be having you know 50 to 100 contributors, it's gonna be um, you know, new shows, organic content.
- 47:37SPEAKER_02: So it's gonna be it's gonna be fantastic.
- 47:39SPEAKER_00: And some of this cool stuff comes up, Dustin.

- 48:05SPEAKER_03: Guys, I really appreciate you coming on the show.
- 48:07SPEAKER_03: And more than that, I appreciate the content that you you're doing for our industry.
- 48:11SPEAKER_03: Um, you know, I you found a way to connect with agents while educating them and uh you know helping them to understand what's going on that they probably wouldn't have otherwise.
- 48:24SPEAKER_03: So you're actually contributing to uh you know we've been kissing ass all episode, so I'm gonna end with with some kiss ass.
- 48:29SPEAKER_03: You're you're contributing to a better educated force of agents, and I think that's that's just a great thing.
- 48:36SPEAKER_03: So keep doing what you're doing.
- 48:37SPEAKER_03: It's awesome.
- 48:38SPEAKER_00: It's great for everybody.
- 48:39SPEAKER_00: Appreciate you, man.

- 49:14SPEAKER_03: As your business increases, you're going to need to have a handle on it.
- 49:17SPEAKER_03: You're gonna need to be able to grow with your growth.
- 49:20SPEAKER_03: I see agents a lot that they they focus so much on one thing to get a bunch of new business in the door, and then it works.
- 49:29SPEAKER_03: All right.
- 49:30SPEAKER_03: It it look, this is a problem, but it's a great problem.
- 49:33SPEAKER_03: Okay, when all of a sudden it works and you get an influx of business all at once.
- 49:38SPEAKER_03: It's a great problem, but it's still a problem if you're not expecting it or if you can't handle it.
- 49:43SPEAKER_03: You have to be able to handle this new influx of business because if you don't, it that can crush you.
- 49:48SPEAKER_03: You could end up uh worse off than before if you drop the ball with three different transactions and you piss people off and they lose earnest money and all this stuff, and you stopped doing and you stopped doing the stuff that got you busy in the first place.
- 50:03SPEAKER_03: So after you close these few deals, you've got nothing.
- 50:07SPEAKER_03: And you have less than nothing because you've pissed off the clients and there's no referrals coming from them anymore.
