- 0:22risks, but philanthropy could make a big difference in bridging the gap.
- 0:26In a recent statement, JP Morgan Chase's housing research group highlighted a
- 0:31few ways that philanthropy is accelerating new construction methods. That includes modular
- 0:36home building and new emerging technologies that need money and partnerships to
- 0:40get off the ground. Banks are responding to the nationwide housing supply
- 0:45shortage, with JP Morgan investing seven hundred fifty billion dollars into the
- 0:50housing market through its American Dream Initiative to build or preserve one
- 0:54million affordable housing units through twenty thirty five. Housing finance leaders think
- 1:00systemic reform to encourage more home building is the path to broader
- 1:03affordability. And of course, philanthropy can't sustainably buoy the housing market. But
- 1:09JP Morgan says where are certain niche spaces where philanthropy can make
- 1:13a big difference. Innovative home building techniques help to lower costs and
- 1:18shorten timelines, delivering more affordable homes at a lower price, said Laurie
- 1:22Skoman, Executive Director of Housing Access and Affordability at Jabe Morgan Chase's
- 1:27Philanthropy Arm. Jabe Morgan said, There are four places where the Philanthropy
- 1:33dollars it's announced are making a major difference. Helping finance tests and
- 1:37design work for early stage pilots of new building technology. Helping developers
- 1:43scale to build their capacity and experience. Expanding their access to flexible
- 1:48financing and bring ideas to market faster. Building public private partnerships to
- 1:53make sure new housing ideas are well received. Philanthropy has the power
- 1:58to support early pilots, help fill funding gaps, and scale what's proving
- 2:02effective, and we're excited to see how innovative construction contributes to a
- 2:06more accessible and resilient housing market, Skoman said. Modular Advantages.
- 2:13In Portland, Oregon, JP Morgan announced late last month it is backing
- 2:17a pilot program to reconstruct homes out of mass timber, a framing
- 2:21style that relies on large engineered wood panels. The pilot, Mass Casitas,
- 2:26is replacing homes that burned in the twenty twenty Echo Mountain Fire.
- 2:30Developer Hacienda Community Development Corp is testing out six new mass timber
- 2:35homes. The studio, two and three bedroom modular homes are made of
- 2:39prefabricated sections of thick compressed wood. They take less energy to build
- 2:43and are faster to assemble on site compared to standard construction, hacienda
- 2:47said. And it's far faster. Hacienda completed all six homes in four
- 2:52months. A standard home can take eighteen months or more to build.
- 2:56It's an example of a new kind of construction material that needs
- 2:59financial backing to test out before gaining widespread adoption. Mass timber could
- 3:04also be more energy efficient and more fire resistant, but hacienda and
- 3:09other builders need time and experience before they can build at scale.
- 3:13With the affordability crisis straining American homes, more major companies are willing
- 3:18to invest in solving the kitchen table issue, and that starts with
- 3:22expanding housing supply and making building cheaper. Bank of America, for instance,
- 3:27has provided fifteen billion dollars in loans and grants since twenty nineteen,
- 3:31and City launched its Blueprint for Housing Opportunity Initiative, a sixty billion
- 3:36dollar plan to support the preservation and construction of two hundred fifty
- 3:40thousand homes. But philanthropy isn't just for banks. Short-term rental company Airbnb
- 3:47also announced it would invest 250 million into financing affordable housing projects
- 3:53across the country. Sam Sheets, a strategy executive for community and affordable
- 3:58lending at JPMorgan Chase, told Realtor dot com registered trademark that high
- 4:03interest rates and the supply shortage of new homes makes it harder
- 4:06for people to break into the housing market, but he says first
- 4:10time buyers and move ups have a better financial future when they
- 4:13can afford homes. If you had to distill the problem statement on
- 4:17the homeowner side, obviously housing affordability is challenging via taxes and insurance,
- 4:23Sheet said. But probably the biggest issue is people trying to buy
- 4:26for the first time, and navigating an environment that is unique.
