- 0:01SPEAKER_00: Hello, good morning.
- 0:02SPEAKER_00: It's Monday again.
- 0:04SPEAKER_00: And if you're thinking about getting into real estate as a second career, or maybe you're a little older and you're thinking, I don't know if I can do that.
- 0:13SPEAKER_00: What do I have to offer?
- 0:14SPEAKER_00: How can I accomplish this?
- 0:16SPEAKER_00: Well, you are in the right place.
- 0:18SPEAKER_00: This that is what we're going to review today.
- 0:20SPEAKER_00: I started in real estate at the age of 56.
- 0:24SPEAKER_00: I am now 63.
- 0:26SPEAKER_00: And I absolutely am so happy with my decision to get into I have had a restaurant for years.
- 0:34SPEAKER_00: And let me tell you, this is uh a much easier, I want to say a much easier job, um, but definitely a much easier career for me after being in um in the restaurant business.
- 0:48SPEAKER_00: But real estate is rewarding, it's hard work, but if you work hard, you can play hard and at any age.
- 0:57SPEAKER_00: So let's talk about the things that are obstacles that I find um many new people getting into the business think about.
- 1:06SPEAKER_00: And if you have any comments, just drop them in this the comments below and I can answer them.
- 1:13SPEAKER_00: If you're and if you're watching this on a playback, actually put comments in here because I'm always checking YouTube for new comments for any of my topics.
- 1:23SPEAKER_00: Now, I am here every Monday morning at 8.30, and I also have another live stream on Thursdays at 8.30 for education.
- 1:33SPEAKER_00: I'm gonna teach you a specific topic and how it will impact your business so you can attract buyers and sellers and grow your brand and reinvent your life like I have.
- 1:46SPEAKER_00: All right, so number one, you have to stop thinking that um you have no experience because you have a lot of experience, whether you you probably don't realize it.
- 2:02SPEAKER_00: And let me talk about so the things that you have experience with are gonna be, and I'm gonna drop some oh before agent authority assessment.
- 2:11SPEAKER_00: If you're already in the business and you're struggling with your online presence, definitely want to take that free assessment.
- 2:17SPEAKER_00: It takes about five minutes, it's 18 questions, and it will rate you on where your strengths and weaknesses are when it comes to online presence.
- 2:26SPEAKER_00: So um, zero experience.
- 2:29SPEAKER_00: So let's just start to think about your whole life and all the things that you've done.
- 2:34SPEAKER_00: Number one, you are an expert negotiator because you've had to negotiate with plenty of people in your life.
- 2:42SPEAKER_00: Your husband, your family, your children.
- 2:47SPEAKER_00: So you you understand the give and take.
- 2:49SPEAKER_00: And I know it sounds so simple, you're like, oh, I don't know.
- 2:51SPEAKER_00: Sometimes it's harder for me to negotiate with my six and a half-year-old granddaughter than it is with an adult over a house.
- 2:59SPEAKER_00: So negotiation skills, you already have that.
- 3:02SPEAKER_00: You know how to be personable, you know how to talk to people.
- 3:06SPEAKER_00: Um, you probably have at least purchased one home in your life, maybe even renovated that home.
- 3:15SPEAKER_00: Now, you can talk about those things when it comes to selling real estate.
- 3:21SPEAKER_00: And you know, you're using your own experience, whether it was 15 years ago that you renovated that home or two years ago.
- 3:28SPEAKER_00: You bring that wealth of knowledge.
- 3:30SPEAKER_00: And when someone walks into a property and says, Oh wow, this house looks really bad, you can say, Yeah, I agree, but this is what I see it needs.
- 3:40SPEAKER_00: It needs no countertops, flooring, and paint.
- 3:43SPEAKER_00: And these things will cost about this much money.
- 3:46SPEAKER_00: So, right there, you've provided a tremendous amount of value to a buyer and even a seller when you're going into a home.
- 3:56SPEAKER_00: Now, you need to know your craft, you need to know your homes, you need to know your market.
- 4:00SPEAKER_00: Those things are given.
- 4:02SPEAKER_00: But I am under the assumption that you probably already know those things.
- 4:06SPEAKER_00: If you don't, know those things, and then you can move forward.
- 4:11SPEAKER_00: But stop thinking about your zero experience.
- 4:15SPEAKER_00: You may have gone to college, I did not.
- 4:18SPEAKER_00: Um, I'm a hard knocks kind of girl, but I've been an entrepreneur my whole life.
- 4:23SPEAKER_00: I actually started making cheesecake in my kitchen, my parents' kitchen when I was 16.
- 4:28SPEAKER_00: So, you know, being creative and finding ways to make money at what I do is something I've always done.
- 4:39SPEAKER_00: And you've probably done that too.
- 4:40SPEAKER_00: And real estate actually gives you that opportunity, but you know enough that you are able to communicate and negotiate with people at buyers and sellers.
- 4:56SPEAKER_00: You may have experience, let's just say, um, and I'm just giving you ideas because most people don't even think about this.
- 5:04SPEAKER_00: Let's say you were um on the PTA or you were in charge of the cheerleaders for the town football team.
- 5:15SPEAKER_00: Um, you were a coach.
- 5:17SPEAKER_00: So these things all have the same elements that real estate does.
- 5:24SPEAKER_00: So you can bring those things to you, to your current career.
- 5:29SPEAKER_00: Sorry, I have my phone off and I actually turned all the ring doorbells down so they don't go off like crazy.
- 5:38SPEAKER_00: But all of those types of things that you had to work on paperwork and organize ticket sales and uh collection for the um candy sale and and finding uniform.
- 5:52SPEAKER_00: These are all things that I did finding uniforms for the cheerleaders and picking out sizes.
- 5:57SPEAKER_00: So, you know, some of those things you've already done in your life, and real estate is no different, it's just a different medium, it's a different thing that you are trying to promote.
- 6:09SPEAKER_00: And you know what?
- 6:10SPEAKER_00: I want to put, I'm gonna grab this link for um my uh for that agent authority assessment.
- 6:20SPEAKER_00: I think that is really helpful if you are in real estate and you are struggling to find your way.
- 6:31SPEAKER_00: So that's half the battle.
- 6:32SPEAKER_00: So finding your way, getting found.
- 6:35SPEAKER_00: Getting found is huge, right?
- 6:37SPEAKER_00: There's a couple of links for you if you don't want to use the QR code.
- 6:42SPEAKER_00: That's my agent authority assessment, and I would do have a free workshop that um will help you to find who you serve, where you serve them, and why you're different.
- 6:54SPEAKER_00: All right, so um I've got to move this, moving my screens around while I'm talking to you.
- 7:00SPEAKER_00: Okay.
- 7:01SPEAKER_00: So um you're pre- and I made some extensive notes because I start to get off topic.
- 7:08SPEAKER_00: So I have to make sure I keep myself organized.
- 7:10SPEAKER_00: Your previous career gave you an advantage.
- 7:14SPEAKER_00: So if you were a teacher in your former life, and we just talked about being on the PTA, you have patience, a lot of it.
- 7:26SPEAKER_00: You've learned how to communicate with children, which sometimes buyers and sellers are, and adults, and how to form curriculum that working with what the school guidelines give you, and what your beliefs are and what you what needs to be taught according to the curriculum, obviously.
- 7:53SPEAKER_00: But you've formulated that so you have that experience, you've had to negotiate with administrators.
- 8:00SPEAKER_00: So, you know, there's a lot of things in the teacher realm that you can bring forward.
- 8:06SPEAKER_00: And um, I find like teachers and anyone that's maybe been an engineer, they're very analytical when it comes to paperwork, which you know, part of this job is opening doors and showing houses, and like, oh, isn't that furniture nice?
- 8:23SPEAKER_00: Speaking about, look at that new chair I got.
- 8:25SPEAKER_00: That one, this is uh tomu.
- 8:28SPEAKER_00: I got it on Amazon, it's so comfortable, and it actually, oops, whoa, hey.
- 8:36SPEAKER_00: Sorry, my cords got messed up.
- 8:39SPEAKER_00: There we go.
- 8:40SPEAKER_00: I got a mess of cords here.
- 8:42SPEAKER_00: I can't see it.
- 8:44SPEAKER_00: But um, sorry about that.
- 8:46SPEAKER_00: But this chair is so comfortable and it actually leans back and it lifts up.
- 8:52SPEAKER_00: Oh no, my headset is out of here.
- 8:55SPEAKER_00: Wow, I'm a hot mess this morning.
- 8:58SPEAKER_00: There we go.
- 8:59SPEAKER_00: Okay, the life of a content creator.
- 9:02SPEAKER_00: Um, anyway, so yeah, check out that.
- 9:05SPEAKER_00: And it comes in like a white color.
- 9:07SPEAKER_00: God, I'm so happy with it.
- 9:09SPEAKER_00: It just really the aesthetics here look really great.
- 9:11SPEAKER_00: Anyway, I digress.
- 9:12SPEAKER_00: All right, so let's talk about nursing.
- 9:16SPEAKER_00: So if you were a nurse and you're tired of that or you want to side hustle, you have a lot of experience with empathy and listening because you do a lot of that when you're working with buyers and sellers.
- 9:30SPEAKER_00: Um, like I get a lot of people, I do a relocation planning call, and they tell me their life story because I need to know a lot of that, bringing them forward into this realm and this community, and how this community is right for them based on their previous life.
- 9:47SPEAKER_00: So you have to listen, you have to have empathy, which you know, sometimes is hard.
- 9:52SPEAKER_00: Sometimes you have to bite your tongue, but um, because they just keep rambling, but that's part of it.
- 9:59SPEAKER_00: Um helping people through stressful situations.
- 10:03SPEAKER_00: Um illness is not the same, okay, as going through a sale, a buying a home.
- 10:13SPEAKER_00: But it is traumatic for a lot of my buyers.
- 10:16SPEAKER_00: And even if they're relocated, I don't care if they're relocating from another state, another country, they're moving across town, it's traumatic.
- 10:25SPEAKER_00: They're leaving what they know and moving into something different.
- 10:28SPEAKER_00: So being able to have empathy and listen and you know, understanding what they're going through is huge.
- 10:38SPEAKER_00: So you have that, and teachers have that, nurses have that, salespeople have to listen and guide.
- 10:46SPEAKER_00: So any other sales position, you're not gonna have a problem.
- 10:50SPEAKER_00: Um here's one restaurant and hospitality professionals.
- 10:55SPEAKER_00: There you go.
- 10:56SPEAKER_00: Uh, you know, customer service, problem solving, multitasking.
- 11:01SPEAKER_00: Well, I think every every career you have to multitask, even if you're a stay-at-home mom, you have to multitask more than most people.
- 11:10SPEAKER_00: But um, you know, working under pressure, because sometimes there is a lot of pressure, especially when you're going through something, you know, not every transaction is smooth.
- 11:21SPEAKER_00: And sometimes at the last minute, problems arise, like, oh, guess what?
- 11:26SPEAKER_00: We're getting ready to close Wednesday, and we're missing two addendums from a trust document that was written up 25 years ago.
- 11:36SPEAKER_00: We need to locate it.
- 11:39SPEAKER_00: So, you know, those things happen, you know, and I mean that's minor, but it's a big deal to the seller and the buyer of that property.
- 11:48SPEAKER_00: Stay income.
- 11:49SPEAKER_00: If you um I just watched nine to five not too long ago, and you remember the scene where they show Violet is wheeling the guy out of the hospital and the boss out of the hospital under she's like it said there that she was uh comfortable with uh dealing with things under pressure.
- 12:09SPEAKER_00: So there is a lot of pressure, especially if you have multiple deals going on at the same time.
- 12:14SPEAKER_00: You need to stay organized.
- 12:16SPEAKER_00: So, organization, if you're not organized, that's fine, but you need to get an assistant or a transaction coordinator that can keep you organized, so there's always avenues.
- 12:31SPEAKER_00: If there are certain qualities that you're missing, that and everybody knows their strengths and weaknesses, we all have that.
- 12:39SPEAKER_00: Knowing it and being able to find the right resources and the right support is huge.
- 12:46SPEAKER_00: So um, if you've done any of those things in your career, communicate, negotiate, listen, have empathy, um, deal well under pressure, able to solve problems.
- 13:02SPEAKER_00: This is an amazing career for you.
- 13:05SPEAKER_00: Um, if you don't work well in a group scenario or in an office situation, this is another perfect career because basically um my brokerage doesn't have an office in my area, my office is in my home.
- 13:21SPEAKER_00: I uh I work well that way.
- 13:24SPEAKER_00: I work well independently, I prefer that.
- 13:27SPEAKER_00: Um so if you work like that, if you have to be a self-starter because no one's going to walk in the door and say, okay, here are 10 leads for you to follow up on.
- 13:36SPEAKER_00: You have to follow up on these things yourself.
- 13:38SPEAKER_00: So if you're a motivated self-starter, this is a great career for you.
- 13:43SPEAKER_00: If you're not a motivated self-starter, then maybe you need to find somebody that can help you get that way or find resources that will push you into that direction because uh that's huge.
- 13:57SPEAKER_00: Nothing is gonna come drop in your lap.
- 13:59SPEAKER_00: You absolutely have to go get it.
- 14:03SPEAKER_00: Um, so self-starter motivation, self-study.
- 14:10SPEAKER_00: You need to be able to study on your own and uh find out answers on your own because not every broker is gonna be there for you when you need them.
- 14:19SPEAKER_00: So you and most people have these skills already.
- 14:23SPEAKER_00: You know, I mean, even with the internet now and AI, if you don't know something, you can ask it.
- 14:29SPEAKER_00: And it will more than likely give you the right answer.
- 14:31SPEAKER_00: Now, sometimes some things are a struggle and it doesn't seem exactly right.
- 14:37SPEAKER_00: But there are avenues to help you get to where you need to be.
- 14:44SPEAKER_00: Um, one thing you need to use your own story, and this comes when you're communicating, you're talking with buyers and sellers, when you're creating content to drive buyers and sellers to you.
- 14:58SPEAKER_00: Your own authentic story is huge.
- 15:01SPEAKER_00: Tell them about you, use your life experiences.
- 15:06SPEAKER_00: So there's so much of a difference between someone new that has no life experience but a brand new license, and someone with a lot of life experience with a brand new license.
- 15:20SPEAKER_00: You're up here because, and it depends on your market now.
- 15:24SPEAKER_00: If if you're way up here and you're dealing with 20-year-olds, they maybe not be related to you.
- 15:28SPEAKER_00: This person can, but you bring your life experience in at any age and target your market for that.
- 15:35SPEAKER_00: But be your own authentic self because you need to be able to build relationships and earn trust, you need to be able to solve problems without panicking, you need to have a great reputation so you can get referral business, and all that develops around being your own authentic self.
- 15:58SPEAKER_00: And when you are like, I have a lot of people who will tell me they watch me on YouTube, they've seen me with my family and grandchildren, they see me out in talking, they see me out in town, but they see me on YouTube talking about my community and the things that are important to them.
- 16:19SPEAKER_00: So I'm educating first and I'm asking for the sale without ever really asking for it because I'm educating them.
- 16:27SPEAKER_00: When I'm educating them, I'm providing a service without even knowing them.
- 16:33SPEAKER_00: So when not everybody, okay, I'm not gonna get every person, but they're still gonna watch my content, which you make a little bit of money on, and drive traffic to me.
- 16:43SPEAKER_00: I've had people watch my content, don't use me for the first home, but then when they go to sell it or they need another property, they call me and they'll say, we should have called you in the beginning.
- 16:55SPEAKER_00: So that has its own self-satisfaction.
- 16:58SPEAKER_00: But just be your authentic self, communicate that with your viewers, communicate that in all of your social media, communicate that with your um your on your website and your bio.
- 17:11SPEAKER_00: And I talk about this, I mean that agent authority assessment will rate you on your um platforms and where you need to gain strength.
- 17:22SPEAKER_00: But taking that one step further, my platform authority authority audit, that's where then I dive into all your social presence.
- 17:31SPEAKER_00: I analyze it and give you suggestions and an action plan on how to make it better.
- 17:39SPEAKER_00: That I'll put the plug in there, that is$497 and well worth the money spent, I believe, because it'll start to put you on the right track to um becoming that person that the buyer and seller need to have before they even know you exist, before they even call you.
- 18:01SPEAKER_00: All right, that is uploading there.
- 18:04SPEAKER_00: All right.
- 18:06SPEAKER_00: And I'm super excited.
- 18:07SPEAKER_00: Today is pickleball day.
- 18:09SPEAKER_00: My league plays.
- 18:11SPEAKER_00: I actually played yesterday, and I say I took part of the morning off.
- 18:15SPEAKER_00: I worked all the rest of the afternoon, but um that's my choice.
- 18:21SPEAKER_00: Okay, so don't try to become a copy of another agent.
- 18:28SPEAKER_00: You need to be able to.
- 18:30SPEAKER_00: I I always look at what other people are doing all over the country, and I pick bits and pieces of what they do and recreate it to be my own.
- 18:42SPEAKER_00: Now, that and then I use my own experiences to create content.
- 18:48SPEAKER_00: So there you go.
- 18:49SPEAKER_00: You take, you can take, you can take things that you have put out into the universe and repurpose it.
- 18:57SPEAKER_00: So um let's use an example.
- 19:01SPEAKER_00: So, say, all right, well, I'll just use here.
- 19:04SPEAKER_00: I live in Orlando, Florida.
- 19:06SPEAKER_00: I live in the villages, so I can talk about a trip I took with my granddaughter to Disney and our experience there and relate it to the people who are buying in my community because those are things that we can do with our family.
- 19:25SPEAKER_00: So I've taken a life experience and shared it.
- 19:29SPEAKER_00: Take your life experiences and share them.
- 19:32SPEAKER_00: Other life experiences I think people overlook are um how you overcome obstacles.
- 19:40SPEAKER_00: So just think about um, let's just say you needed to start to eat healthier, and what did you do to become a healthier eater?
- 19:53SPEAKER_00: You studied, you read, you did this.
- 19:56SPEAKER_00: So you use that.
- 19:58SPEAKER_00: I to become a healthy eater, I looked at five different websites, I analyzed what they did, the result that they had, and I put together a program for myself.
- 20:09SPEAKER_00: So you take this into your real estate career.
- 20:12SPEAKER_00: I want to be a better realtor, I want to get more buyers.
- 20:16SPEAKER_00: So, what do I have to do?
- 20:17SPEAKER_00: That I have to go out and find five other or ten other realtors in my market, and I need to research what they're doing.
- 20:23SPEAKER_00: So, research is going to be a lot of your job, too, and being able to do that.
- 20:28SPEAKER_00: And most of us have researched something.
- 20:31SPEAKER_00: When you were married or whatever, you were single and young, you were researching coupons so you could afford to eat that week.
- 20:38SPEAKER_00: You know, you were constantly searching for the cheapest gas in town because you didn't want to spend two cents more on a gallon of gas.
- 20:46SPEAKER_00: So you have research capabilities you don't even realize that you can use in this business.
- 20:53SPEAKER_00: Um, when it came to buying furniture for your home, what did you do?
- 20:57SPEAKER_00: You went to 10 furniture stores and you looked at the furniture and figured out what you needed and how much it was going to cost.
- 21:05SPEAKER_00: So those things are very relevant in your real estate business.
- 21:08SPEAKER_00: You went and searched, looked through 10 homes, looking for specific things so you can put a report together and make help a buyer make a decision that will work for them.
- 21:20SPEAKER_00: So other realtors, other avenues, what other people are doing, watch other YouTube channels of realtors, but people who create content and what they do and how they do it and how they say it.
- 21:34SPEAKER_00: I do that all the time.
- 21:35SPEAKER_00: I watch all of these creators that talk about how to use chat, how to use cloth, how to use this system, how to use that system.
- 21:44SPEAKER_00: And I just watch what they do and say and their delivery so I can bring that to my people.
- 21:51SPEAKER_00: So I'm using that life experience so I can help myself grow this channel and grow my real estate business.
- 21:59SPEAKER_00: So, with that said, your biggest advantage is your previous life because you can bring every experience that you've had, every pitfall, every mistake that you've made, and how you overcame it.
- 22:13SPEAKER_00: What did you do to move yourself forward?
- 22:17SPEAKER_00: How did you get yourself promoted?
- 22:20SPEAKER_00: What did you do to gain your boss's acceptance in your previous career?
- 22:26SPEAKER_00: Those things, think about all those things, and and you can relate and bring that to real estate so your previous life and your previous career will become your largest asset if you're going to get and you're already in a real estate business.
- 22:44SPEAKER_00: I'm gonna cut this short now.
- 22:46SPEAKER_00: This is I'm Robin Cavallero.
- 22:48SPEAKER_00: This is Monday morning coffee.
- 22:50SPEAKER_00: I'm here every Monday morning at 8:30 with this type of informational content.
- 22:57SPEAKER_00: And then on Thursday mornings, I go live and I'm going to teach you some part of the aspect of my business that's helped me grow.
- 23:04SPEAKER_00: So make sure you like and subscribe.
- 23:06SPEAKER_00: Watch the channel through, watch the content through.
- 23:10SPEAKER_00: And if you have any questions, put them in the comments.
- 23:13SPEAKER_00: And I will get back as soon as I can.
- 23:15SPEAKER_00: Thanks for joining me this morning.
- 23:17SPEAKER_00: I will see you on Thursday.
- 23:19SPEAKER_00: If not, I will see you next Monday morning.
