- 1:04SPEAKER_03: No, first choice Realty Pros.
- 1:07SPEAKER_03: It's all reality to me, right?
- 1:08SPEAKER_03: It's all reality.
- 1:09SPEAKER_04: The reality reality?
- 1:11SPEAKER_03: Okay, yeah.
- 1:12SPEAKER_03: Hey, you know what?
- 1:13SPEAKER_03: Today we are talking about, we've got Lydia and Lisa.
- 1:16SPEAKER_03: We'll make sure on that.
- 1:17SPEAKER_03: Caitlin's out today on another assignment.
- 1:20SPEAKER_03: And today we are talking about a topic that comes up more and more in real estate.
- 1:25SPEAKER_03: Solar panels.
- 1:26SPEAKER_03: The funky, ugly things that are either in people's yards or on the roofs, right?
- 1:30SPEAKER_03: Some buyers love them, some are skeptical, and many sellers wonder if installing them will increase their home value.
- 1:36SPEAKER_03: Today we're separating the fact from fiction.
- 1:38SPEAKER_03: I love separating facts from fiction, right?
- 1:41SPEAKER_03: So I'm a fiction guy.
- 1:42SPEAKER_03: Share the share the fiction with me, ladies.
- 1:45SPEAKER_03: Where do we want to dive into first on this?
- 1:47SPEAKER_04: Well, why are solar panels so popular right now?
- 1:50SPEAKER_03: Tell me.
- 1:50SPEAKER_04: I think a lot of people, you know, the rising cost of electricity.
- 1:55SPEAKER_04: Right.
- 1:56SPEAKER_04: So people look at their electricity bill, especially when it's a hot season like we've had.
- 2:00SPEAKER_04: And you go out in that meter smoking because it's, you know, being around and around.
- 2:06SPEAKER_04: Homeowners wanting energy independence, they don't they would like to see if they could make some money off of So let's talk about that.
- 2:14SPEAKER_03: So energy independence, is that off the grid?
- 2:18SPEAKER_04: I'm not I I'm not for sure on that.
- 2:22SPEAKER_04: Okay.
- 2:22SPEAKER_04: Yeah, I'm not for sure.
- 2:23SPEAKER_04: I I know that they can store the the electricity and they can sell it to So when they store it, it goes back to the into the grid.
- 2:34SPEAKER_04: Into the grid, yes.
- 2:35SPEAKER_04: Yep.
- 2:36SPEAKER_04: And they're you're probably saying words that I don't really know.
- 2:38SPEAKER_04: No.
- 2:38SPEAKER_03: They are banking the energy because they're feeding it back into the grid.
- 2:42SPEAKER_03: Yeah.
- 2:42SPEAKER_03: And so the energy company is banking that.
- 2:44SPEAKER_03: So that's what the energy independence is, right?
- 2:46SPEAKER_04: And if and if they if the it's on a lease or a PPA, then they can, and we'll talk about that in a little bit.
- 2:53SPEAKER_04: But um they can bring their dollar amount that they would have to pay down.
- 2:59SPEAKER_04: Gotcha.
- 2:59SPEAKER_03: So that energy independence and what that was alluding to on that.
- 3:06SPEAKER_03: Because I know there are some people I want to be off the grid.
- 3:08SPEAKER_04: So and you've got people that want to save the environment.
- 3:12SPEAKER_04: Okay.
- 3:13SPEAKER_04: So you've got environmental benefits.
- 3:15SPEAKER_04: So if they think that that's saving, then they're going to do it.
- 3:19SPEAKER_04: And like you said, I don't think they're pretty.
- 3:21SPEAKER_04: They're not pretty on a house.
- 3:22SPEAKER_03: Just depends on where you're in your yard.
- 3:24SPEAKER_04: Tax incentives, there are some things out there that will help with that.
- 3:30SPEAKER_04: So that will encourage installations.
- 3:32SPEAKER_04: But you really, this whole segment is about knowing who you're working with, digging in for information, read every page and everything.
- 3:43SPEAKER_03: About the solar panels.
- 3:44SPEAKER_04: About the solar panel company that you decide to go with.
- 3:49SPEAKER_03: Gotcha.
- 3:49SPEAKER_03: So go with or that's already on the home you're looking to buy.
- 3:53SPEAKER_03: Or to put them on a house that you have and think about reselling.
- 3:56SPEAKER_04: Right.
- 3:57SPEAKER_04: Yes.
- 3:57SPEAKER_04: And we're gonna we're gonna talk about both of those.
- 3:59SPEAKER_04: So perfect.
- 4:00SPEAKER_04: The house that already has.
- 4:01SPEAKER_03: And then who owns them?
- 4:03SPEAKER_04: Yes.
- 4:03SPEAKER_04: And then do I put them on my house?
- 4:06SPEAKER_03: Right.
- 4:06SPEAKER_04: Just because I'm living there and I think this is gonna do all those things I just said.
- 4:10SPEAKER_04: Right.
- 4:11SPEAKER_04: Right.
- 4:11SPEAKER_04: You know.
- 4:11SPEAKER_04: Yeah.
- 4:12SPEAKER_03: So awesome.
- 4:13SPEAKER_05: I think my biggest thing is people ask, why put solar panels on your home?
- 4:18SPEAKER_05: And we're gonna get into that, but would it make you more interested or cautious, you think?
- 4:23SPEAKER_04: For me, I'm more cautious.
- 4:25SPEAKER_04: Same.
- 4:26SPEAKER_04: Yeah.
- 4:26SPEAKER_04: I look at my, and and we talked about this a little bit yesterday, Lydia and I.
- 4:31SPEAKER_04: I look at my age, okay.
- 4:32SPEAKER_04: And if I've Spring chicken, all good.
- 4:35SPEAKER_04: And I'm gonna get into a 25-year contract, okay.
- 4:38SPEAKER_04: I'm gonna be I'm gonna be 25 years older than I am today.
- 4:42SPEAKER_04: Okay.
- 4:42SPEAKER_03: Right.
- 4:42SPEAKER_03: So y'all would, but yes, I understand.
- 4:45SPEAKER_04: Try not to share age, Chris.
- 4:47SPEAKER_04: Try and not share.
- 4:48SPEAKER_04: I'm not looking for age.
- 4:49SPEAKER_03: I I don't do that.
- 4:50SPEAKER_03: I don't age anything.
- 4:52SPEAKER_04: So anyway, I just I look at that and go, I don't think so.
- 4:56SPEAKER_04: So that's that's my con on that for my age.
- 5:00SPEAKER_03: Can I flip can I flip it for you though?
- 5:01SPEAKER_03: Sure.
- 5:02SPEAKER_03: If it's a 25-year contract and you're thinking, well, I'm not gonna be around 25 years, who cares then?
- 5:06SPEAKER_03: If you're able to save money now and and create your energy independence.
- 5:10SPEAKER_04: And that's the other thing I want to talk about.
- 5:12SPEAKER_04: Am I actually saving money for 25 years?
- 5:14SPEAKER_06: Gotcha.
- 5:15SPEAKER_04: Look at your electric bill.
- 5:17SPEAKER_04: Now you're paying a lease because you put solar panels on, and that might be say two to three hundred dollars.
- 5:23SPEAKER_04: But I really wasn't paying that in electric.
- 5:27SPEAKER_05: And I think it depends how much your electric yeah, how much your electric bill is.
- 5:31SPEAKER_04: Yeah, because if I'm paying, say, uh$180 a month electric anyway.
- 5:37SPEAKER_03: Oh, I wish.
- 5:38SPEAKER_04: I mean, I'm talking about a typical home.
- 5:40SPEAKER_04: Okay.
- 5:40SPEAKER_04: Yeah.
- 5:41SPEAKER_04: Running the air conditioner, running all the things, then what am I what am I saving?
- 5:46SPEAKER_04: Sure.
- 5:46SPEAKER_03: Oh, you know, it's I agree.
- 5:48SPEAKER_03: It's got to come down to the bottom line financially.
- 5:50SPEAKER_03: Does it make sense or not?
- 5:51SPEAKER_04: Yes.
- 5:52SPEAKER_03: Right.
- 5:52SPEAKER_03: Then you have the aesthetics thing that's on top of that, and then you have the resale on top of that.
- 5:56SPEAKER_05: Right.
- 5:56SPEAKER_03: Right.
- 5:57SPEAKER_03: Right.
- 5:57SPEAKER_03: Okay.
- 5:57SPEAKER_03: Right.
- 5:58SPEAKER_03: All right.
- 5:58SPEAKER_03: Awesome.
- 5:58SPEAKER_03: Well, I'm it's gonna be awesome to dive into then to kind of figure out the nuts and bolts because I've got different opinions on everything.
- 6:05unknown: Right.
- 6:05SPEAKER_04: Do you now?
- 6:06SPEAKER_04: Do you now?
- 6:07SPEAKER_04: I do.
- 6:08SPEAKER_04: Okay.
- 6:08SPEAKER_03: I do.
- 6:09SPEAKER_03: Awesome.
- 6:09SPEAKER_03: So the pros of buying a home with solar panels, what's what's the pros about it?
- 6:14SPEAKER_03: Let's talk about them.
- 6:15SPEAKER_05: I think one could be a lower utility bill.
- 6:17SPEAKER_05: Well, obviously your utility bill would be lower, but what we just talked about is kind of jumping into the con of that is you really need to look at the past year, the past two years, like what your bills have been around with your utility.
- 6:29SPEAKER_05: Is it saving you money getting the solar panels on compared to what just your utility bill was before?
- 6:35SPEAKER_05: Obviously, your utility bill is going to be lower with the solar panels on.
- 6:39SPEAKER_05: But how much yes, you hope.
- 6:41SPEAKER_05: But how much is the solar panel costing you as well?
- 6:44SPEAKER_04: Yes.
- 6:45SPEAKER_04: Yes.
- 6:45SPEAKER_04: Well, and we talked about too, if I'm on a farm and I've got barns, I've got a cattle barn, I've got a hog shed, I've got all of those, then I see that solar could probably help in that.
- 6:57SPEAKER_04: Right.
- 6:58SPEAKER_04: Um, because all of those things that's running is electric.
- 7:02SPEAKER_04: And so I I think that could really save a farmer a lot of money.
- 7:06SPEAKER_03: It could.
- 7:06SPEAKER_03: And again, I'm sure that I know you were talking about tax incidents and stuff.
- 7:10SPEAKER_03: There's a lot of subsidies out there that will incentivize farmers to be able to do that.
- 7:15SPEAKER_03: And our farmers need that.
- 7:17SPEAKER_03: Yeah, other things out there.
- 7:18SPEAKER_05: So anything that can save them some money.
- 7:20SPEAKER_05: Yes.
- 7:21SPEAKER_03: Yeah.
- 7:22SPEAKER_05: Um, I think potential home value increase as well.
- 7:24SPEAKER_05: But again, we'll jump into the con of that is do you own it?
- 7:28SPEAKER_05: Is at least it could add home value with the appraisal if you own it on it.
- 7:34SPEAKER_05: If you own it or not.
- 7:36SPEAKER_04: You have to own correct solar panels.
- 7:39SPEAKER_03: Yep.
- 7:39SPEAKER_04: Otherwise, it adds absolutely no value to it.
- 7:44SPEAKER_03: The only value is utility savings, which doesn't add value to the home itself on the sale.
- 7:49SPEAKER_03: Right.
- 7:49SPEAKER_03: Okay.
- 7:49SPEAKER_03: Right.
- 7:50SPEAKER_03: No, that's good to that's good to know now.
- 7:52SPEAKER_04: Right.
- 7:52SPEAKER_03: Definitely.
- 7:53SPEAKER_04: Backup power.
- 7:54SPEAKER_04: Yep.
- 7:54SPEAKER_03: If you get to store extra energy that you're making and a whole nother add-on to a solar panel system, because not all solar panel systems have the batteries.
- 8:04SPEAKER_03: Exactly.
- 8:04SPEAKER_03: That's a battery backup.
- 8:05SPEAKER_03: So because like we have solar here on the showroom, which we'll get into aesthetics because you can't see it when you pull up.
- 8:12SPEAKER_04: Okay.
- 8:12SPEAKER_04: Okay.
- 8:12SPEAKER_04: You know, I never do that.
- 8:13SPEAKER_04: Yeah.
- 8:14SPEAKER_04: Yeah.
- 8:14SPEAKER_03: This out this this showroom is complete solar.
- 8:16SPEAKER_03: Cool.
- 8:17SPEAKER_03: So, you know, I'm I'm literally looking at the live feed right now.
- 8:20SPEAKER_03: We are producing uh 7.3 kilowatts right now, and we're only consuming 4.7.
- 8:25SPEAKER_03: So I'm back feeding to the grid and banking energy right now.
- 8:29SPEAKER_03: So good.
- 8:30SPEAKER_03: Yeah.
- 8:31SPEAKER_04: You're sitting here making money right now.
- 8:33SPEAKER_03: Well, I wouldn't say I'm making money.
- 8:34SPEAKER_03: I wouldn't say I'm making money because that means that at night I am using it back.
- 8:40SPEAKER_04: Okay.
- 8:41SPEAKER_04: Right.
- 8:41SPEAKER_03: Because I don't have a battery system.
- 8:43SPEAKER_03: So at night I'm using it back.
- 8:44SPEAKER_03: So so the blue is all that I'm making on there.
- 8:47SPEAKER_03: And then the uh at night, I'm sucking it right back out.
- 8:52SPEAKER_04: So it's supposed to average out to where it averages it it averages out.
- 8:56SPEAKER_03: Exactly.
- 8:56SPEAKER_03: Right.
- 8:57SPEAKER_03: So anyway, I didn't mean to derail us on that, but it's a good thing.
- 9:00SPEAKER_03: No, I don't know.
- 9:01SPEAKER_04: That's good.
- 9:02SPEAKER_04: I didn't know that.
- 9:03SPEAKER_04: Yep.
- 9:03SPEAKER_04: Um environmentally friendly.
- 9:05SPEAKER_04: Yep.
- 9:05SPEAKER_04: So many buyers appreciate reducing their carbon footprint.
- 9:09SPEAKER_03: Yes, carbon footprint.
- 9:11SPEAKER_03: A lot of people talk about that.
- 9:12SPEAKER_04: Yeah.
- 9:12SPEAKER_04: And the cons of buyers need to understand that question that you still we've kind of talked on it.
- 9:18SPEAKER_05: Um if the panels are owned or if they're leased.
- 9:21SPEAKER_03: So, like, and and I'll I'll go through that real quick.
- 9:23SPEAKER_03: Like mine, I don't have to confirm.
- 9:25SPEAKER_03: I I think I lease them, but I will own them in 25 years.
- 9:29SPEAKER_04: Right.
- 9:30SPEAKER_04: Right.
- 9:30SPEAKER_04: And that's a lot of them.
- 9:31SPEAKER_03: And here, and here's the good thing is that I don't have to maintain them.
- 9:35SPEAKER_03: Meaning, if something goes wrong over that 25-year period, the company that owns them repairs them.
- 9:40SPEAKER_04: So you have a PPA.
- 9:41SPEAKER_03: PPA is.
- 9:42SPEAKER_04: Purchase power agreement.
- 9:44SPEAKER_04: Purchase power agreement.
- 9:45SPEAKER_04: Yeah.
- 9:45SPEAKER_03: So always like meaning meaning the company that installed them maintains them.
- 9:50SPEAKER_03: They maintain them the life of the 25 years.
- 9:52SPEAKER_04: They installed them.
- 9:53SPEAKER_03: They installed them.
- 9:54SPEAKER_03: They maintain them.
- 9:55SPEAKER_04: They do any upgrades.
- 9:57SPEAKER_03: I don't think there's any upgrades.
- 9:58SPEAKER_03: I don't think I don't know.
- 9:59SPEAKER_04: Well, uh these are always changing.
- 10:01SPEAKER_04: Right.
- 10:02SPEAKER_03: So the electronics and how they consume and how they're going to be able to do it.
- 10:05SPEAKER_03: Oh my gosh, yeah.
- 10:07SPEAKER_04: So they're always going to be constantly changing.
- 10:09SPEAKER_04: And who's going to take care of that?
- 10:11SPEAKER_03: That may be something that I need to look into.
- 10:13SPEAKER_03: So thank you for that.
- 10:14SPEAKER_04: You're very welcome.
- 10:16SPEAKER_04: We're here to help.
- 10:17SPEAKER_03: So more of those cons then, yeah, if they're owned or not, or are leased, right.
- 10:21SPEAKER_04: A buyer's going to have to qualify to to get the lease.
- 10:25SPEAKER_03: They're already the current owner.
- 10:28SPEAKER_03: Sure.
- 10:28SPEAKER_03: Gotcha.
- 10:29SPEAKER_04: So they're already qualifying to buy the home.
- 10:33SPEAKER_03: Right.
- 10:33SPEAKER_04: And that can be a very sticky situation because you can't buy anything while you're buying a house.
- 10:41SPEAKER_03: Correct.
- 10:42SPEAKER_03: Yeah.
- 10:42SPEAKER_04: And so the leasing company is going to run your numbers to make sure that you can make those payments.
- 10:49SPEAKER_04: So you got to be very close in connection with your lender to make sure that they understand you didn't just go out and buy a new car.
- 10:56SPEAKER_04: This is something that's going to help you run your household.
- 11:01SPEAKER_03: No, that makes sense.
- 11:02SPEAKER_03: Yeah.
- 11:02SPEAKER_03: Yeah.
- 11:03SPEAKER_04: The monthly payments transfer.
- 11:04SPEAKER_04: There's going to be a monthly payment.
- 11:06SPEAKER_03: Right.
- 11:07SPEAKER_03: Yeah.
- 11:07SPEAKER_04: On top of your mortgage payment.
- 11:10SPEAKER_03: And on top of your your electric bill.
- 11:12SPEAKER_04: And on top of your electric bill.
- 11:14SPEAKER_03: Right.
- 11:14SPEAKER_04: That's the thing that you have in my mind.
- 11:16SPEAKER_04: Yeah.
- 11:17SPEAKER_03: Well, and here's the thing.
- 11:18SPEAKER_03: It it does, Lisa, comes down to math, right?
- 11:20SPEAKER_03: It all comes down to the math path.
- 11:21SPEAKER_06: Yeah.
- 11:22SPEAKER_03: Right.
- 11:22SPEAKER_03: It's like, okay, even though you are producing all the electricity like right now, I still have a meter fee that I pay Amron to have a meter every month.
- 11:31SPEAKER_03: It's a flat meter fee I have to pay every month.
- 11:33SPEAKER_03: Right.
- 11:34SPEAKER_03: Right.
- 11:34SPEAKER_03: Then I have you have the taxes and the all that other stuff that ends.
- 11:37SPEAKER_03: So there is a base number every month.
- 11:39SPEAKER_04: For being a human.
- 11:40SPEAKER_03: And then what is then the monthly fee?
- 11:42SPEAKER_03: Right.
- 11:43SPEAKER_03: I have to pay for the solar panels.
- 11:44SPEAKER_03: Those two numbers added up, which in my case is a lot lower than what I was paying Amran for my electric every month.
- 11:52SPEAKER_05: And that's what I've Which is where, like you said, the numbers come and you have to check and see what makes most sense.
- 11:56SPEAKER_05: Yes.
- 11:57SPEAKER_05: Put it down on paper.
- 11:58SPEAKER_05: I want to do it.
- 11:59SPEAKER_05: But that's what I think you were trying to lead into is if you're a buyer going to buy a house and the seller had solar, like that buyer didn't choose to get the solar.
- 12:10SPEAKER_05: So that's a big decision whenever they are purchasing a home.
- 12:12SPEAKER_05: Yes.
- 12:13SPEAKER_05: If they want that solar, they might fall in love with the house and want the house, but then you add that solar on that may not be something they want or they do qualify to get.
- 12:22SPEAKER_04: So we've driven to a house to show it, and the buyer will get out and say, I don't need to look at this.
- 12:30SPEAKER_04: I didn't realize that it had solar.
- 12:32SPEAKER_04: Right.
- 12:33SPEAKER_03: And so it was a big con town.
- 12:35SPEAKER_04: It was a con for them.
- 12:36SPEAKER_04: They didn't want to have that extra payment, even though it could be reduced or reduce their utilities.
- 12:44SPEAKER_04: But for 25 years, if that doesn't match, if it doesn't average out, right, that it's helping you, then it could be a hindrance to you.
- 12:53SPEAKER_03: Again, so is that anything that First Choice Reality Pros that you guys help them through that math or not?
- 12:59SPEAKER_04: We don't help them through that math.
- 13:00SPEAKER_04: Well, I'm gonna say this.
- 13:02SPEAKER_04: Or at least once we get that, we get that contract, we will look at that contract, we give that contract to the buyer and say, please read this, understand, and call the number on the contract, talk to them personally.
- 13:18SPEAKER_04: Because you need to know the ins and outs of what you're getting into.
- 13:21SPEAKER_03: True.
- 13:22SPEAKER_03: You know how we are.
- 13:23SPEAKER_04: We want information 100%.
- 13:25SPEAKER_03: And and that's why I was just wondering, you know, like the client you pull up and they see that, oh, we don't need to look at anything else.
- 13:30SPEAKER_03: Do you probe and ask why?
- 13:32SPEAKER_04: Yes.
- 13:33SPEAKER_03: And what's the normal answer that they say?
- 13:36SPEAKER_03: Because the extra payment they're worried about?
- 13:38SPEAKER_04: We're not doing we're not doing this lease thing.
- 13:40SPEAKER_04: That's what I have gotten.
- 13:42SPEAKER_04: I'm not doing this lease thing.
- 13:43SPEAKER_04: I'm not paying any extra, you know.
- 13:45SPEAKER_03: Gotcha.
- 13:46SPEAKER_03: Yeah.
- 13:46SPEAKER_03: Gotcha.
- 13:47unknown: Okay.
- 13:47SPEAKER_04: But if they're if they're owned, because then if I could say I know that this, these panels are owned, then that makes a whole different thing because you don't have an extra payment.
- 13:57SPEAKER_04: Now it's just going to automatically help your utility.
- 14:01SPEAKER_03: Right.
- 14:02SPEAKER_03: And that those would increase the value of the home.
- 14:04SPEAKER_04: Yes.
- 14:05SPEAKER_04: Because it will appraise for buyers.
- 14:07SPEAKER_04: It will appraise for high.
- 14:08SPEAKER_03: Yeah.
- 14:08SPEAKER_03: Okay.
- 14:08SPEAKER_04: Yeah.
- 14:09SPEAKER_03: Awesome.
- 14:10SPEAKER_03: Awesome.
- 14:10SPEAKER_03: Understand.
- 14:11SPEAKER_04: Your roof condition.
- 14:12SPEAKER_04: Mm-hmm.
- 14:13SPEAKER_04: You know.
- 14:13SPEAKER_03: If they're on the home.
- 14:14SPEAKER_04: If they're on their home.
- 14:15SPEAKER_03: And not out in the yard.
- 14:16SPEAKER_04: Number one, most companies, I should say, because I don't know, maybe some shady ones out there just put them on.
- 14:22SPEAKER_04: Right.
- 14:22SPEAKER_04: But most solar want new roofs.
- 14:24SPEAKER_04: Right.
- 14:25SPEAKER_04: Right.
- 14:25SPEAKER_04: Yeah.
- 14:25SPEAKER_03: Yep.
- 14:26SPEAKER_03: Understand.
- 14:26SPEAKER_04: And then you have insurance issues.
- 14:29SPEAKER_04: Now your roof has holes in it and it's got something connected to it that's foreign, you should say.
- 14:36SPEAKER_03: Right.
- 14:36SPEAKER_04: And um, then now what?
- 14:39SPEAKER_04: You know, something happens to it.
- 14:41SPEAKER_03: Yeah.
- 14:41SPEAKER_03: Later if it's removed or something.
- 14:42SPEAKER_03: Yeah, then you've really got to either replace those shingles again and or come in and replace where the holes were.
- 14:48SPEAKER_04: We say please talk to your insurance company, let them know that you have solar so that you will be insured correctly.
- 14:54SPEAKER_03: Right.
- 14:55unknown: Right.
- 14:55SPEAKER_05: Same with maintenance as well.
- 14:57SPEAKER_05: That well, like you said, if they're coming in to fix anything that's wrong, if they're doing any upgrades that need done, if they're not doing any upgrades that need done.
- 15:05SPEAKER_05: So you need to make sure you know all the facts and everything that they're going to be doing and what the company is providing for you as well.
- 15:11SPEAKER_03: Yeah, that makes sense because we we literally within the first month, uh, because I can monitor every panel and tell what each panel is producing, and I had a a dead panel.
- 15:21SPEAKER_03: And I I called the company, I'm like, hey, what you know, I have a I have a panel not producing, and then they came and took care of it and saw that there was an issue with a inverter board or something on that panel itself, and they took care of it.
- 15:34SPEAKER_03: So that was a maintenance thing I didn't have to worry about in this instance.
- 15:37SPEAKER_03: Right.
- 15:38SPEAKER_03: But if they own them, it's the buyer has on the seller.
- 15:42SPEAKER_03: Well, no, meaning if if the seller owns the owner and then it goes to the phone.
- 15:47SPEAKER_03: And then the buyer, that's something they've got to think about.
- 15:49SPEAKER_03: Oh, I'm gonna have to maintain these now because I'll own them.
- 15:52SPEAKER_04: At some point, there's probably going to be some kind of inspection that's gonna have to be done on solar because this is all new to all of us.
- 16:00SPEAKER_04: Right.
- 16:00SPEAKER_04: Um, financing companies, they, when you talk to them about it, many of the lenders will say, I haven't really done any with solar panels.
- 16:09SPEAKER_04: Or they're into it and they say, We need uh a lot more documentation and we want that lease completely paid off by that seller before we will let you have this house.
- 16:23SPEAKER_00: Wow.
- 16:24SPEAKER_04: And so if you get into something like that, now what seller wants to pay off a 25-year lease that he's not going to live there?
- 16:32SPEAKER_04: Right.
- 16:33SPEAKER_04: So now you have a seller that says that ain't happening.
- 16:35SPEAKER_03: I get it.
- 16:36SPEAKER_03: I get it.
- 16:37SPEAKER_03: Yeah.
- 16:37SPEAKER_03: No, that makes sense.
- 16:39SPEAKER_04: That ain't happening.
- 16:40SPEAKER_05: What seller should know?
- 16:42SPEAKER_05: Sellers should know they need to purchase an agreement ready.
- 16:44SPEAKER_05: They need to have all the documents they can together in a folder, binder, whatever, on the solar panels, every single thing that they have on it ready, especially if they are going to sell.
- 16:54SPEAKER_05: They no matter what, they need to have it just to have for their self.
- 16:57SPEAKER_05: But if they're going to sell, they need to have it because the buyers are going to want that.
- 17:00SPEAKER_04: Well, and every buyer wants to know is there a warranty?
- 17:04SPEAKER_04: Yep.
- 17:04SPEAKER_03: Well, true.
- 17:05SPEAKER_03: Yeah.
- 17:05SPEAKER_03: Because warranty is is very crucial on that.
- 17:08SPEAKER_04: And then they want to see your utility bills.
- 17:10SPEAKER_03: Make sure that it's actually doing what it's supposed to be doing.
- 17:12SPEAKER_03: Yes.
- 17:13SPEAKER_03: Yeah.
- 17:13SPEAKER_04: Yeah.
- 17:13SPEAKER_04: Maintenance records.
- 17:14SPEAKER_04: What what has been going on with this?
- 17:16SPEAKER_04: Has there been one that has gone out?
- 17:19SPEAKER_04: Why did it go out?
- 17:20SPEAKER_00: Right.
- 17:20SPEAKER_04: You know, what causes that?
- 17:22SPEAKER_04: And that's a question for the company.
- 17:23SPEAKER_04: The proof of whether owned or leased and remaining balance if financed.
- 17:28SPEAKER_04: I sold a house.
- 17:29SPEAKER_04: It was a$285,000 house, and it had solar panels that had a price of$56,000 left on it.
- 17:38SPEAKER_03: Right.
- 17:38SPEAKER_04: The seller says, You're going to have to get another loan because I'm not paying them off.
- 17:44SPEAKER_04: I'm not staying here.
- 17:45SPEAKER_03: Right.
- 17:46SPEAKER_04: So this was on the buyer.
- 17:47SPEAKER_04: Now, this they were leased, right?
- 17:50SPEAKER_04: Okay.
- 17:50SPEAKER_03: Right.
- 17:50SPEAKER_04: But there was still$56,000 on the lease.
- 17:53SPEAKER_03: Right.
- 17:54SPEAKER_04: So at this point, the appraised value of the house was only$280,000.
- 18:00SPEAKER_03: It would not support the additional$56,000.
- 18:02SPEAKER_04: $56,000.
- 18:03SPEAKER_04: And that's a lot of money to support.
- 18:04SPEAKER_03: It is.
- 18:05SPEAKER_03: Right.
- 18:05SPEAKER_03: Right.
- 18:06SPEAKER_04: Really, it's three to four percent that it will even start to support in an appraisal if you're owning them.
- 18:13SPEAKER_06: Right.
- 18:13SPEAKER_04: But here's$56,000.
- 18:15SPEAKER_04: So, you know, I'm looking at the buyer, young couple, and I'm going, you don't want to do this.
- 18:21SPEAKER_04: This is very scary for me.
- 18:23SPEAKER_04: Right.
- 18:23SPEAKER_04: And this is why.
- 18:24SPEAKER_04: And they went ahead and bought it.
- 18:26SPEAKER_04: And, you know, they're happy there, I guess.
- 18:28SPEAKER_03: But made it work.
- 18:29SPEAKER_03: Yeah.
- 18:30SPEAKER_04: Yeah.
- 18:30SPEAKER_03: Yeah.
- 18:30SPEAKER_03: No, that makes sense.
- 18:31SPEAKER_04: They love the home enough that they found the value.
- 18:34SPEAKER_03: They found a way to make it make it work.
- 18:36SPEAKER_03: And hopefully it's working out on their monthly expenditures.
- 18:40SPEAKER_04: But here's what blows my mind.
- 18:41SPEAKER_04: If you're going to put solar panels on and you have a gas furnace and you have a gas water heater and you have a gas stove, what are you doing?
- 18:50SPEAKER_04: You know, you're not getting the full benefit.
- 18:53SPEAKER_03: So I'll let you know how that works.
- 18:55SPEAKER_03: So based on that, every solar system is designed based on the past utility usage of that home.
- 19:02SPEAKER_04: Okay.
- 19:03SPEAKER_03: So like this this showroom, because we don't live here, doesn't have a lot of electrical use all the time.
- 19:10SPEAKER_03: We don't cook here.
- 19:11SPEAKER_03: We have a gas furnace.
- 19:12SPEAKER_03: So the system was sized based on our usage.
- 19:16SPEAKER_04: Okay.
- 19:16SPEAKER_03: Right?
- 19:16SPEAKER_03: Now a home where they have the gas, everything that's gas, but they still have electric that's consumed, that's a lot smaller system, which means the cost of that system is smaller, which means the monthly amount paid out is less for that system.
- 19:29SPEAKER_04: This particular house was$12 a month for the electric.
- 19:32SPEAKER_03: Yep.
- 19:33SPEAKER_04: But it was$226 a month for the solar.
- 19:36SPEAKER_03: Well then something was upside down on that one.
- 19:38SPEAKER_03: Yeah.
- 19:38SPEAKER_03: Yeah.
- 19:38SPEAKER_03: And that's how they do that.
- 19:40SPEAKER_04: I couldn't get that in my head.
- 19:41SPEAKER_03: Yeah.
- 19:41SPEAKER_04: Yeah.
- 19:42SPEAKER_03: Something's weird on that.
- 19:43SPEAKER_03: So it makes sense on that.
- 19:46SPEAKER_04: Let me ask you this.
- 19:47SPEAKER_04: Yeah, Chris.
- 19:49SPEAKER_04: If they measure how much you're using off of just the electric, and then your furnace goes out and you decide to get an electric furnace.
- 19:57SPEAKER_03: You may have to add to the system to carry the load.
- 20:00SPEAKER_04: Okay.
- 20:00SPEAKER_03: So it could cost you down the road to or you're going to be buying electric from the utility company versus solar like like cloudy days, you know, this isn't producing our system isn't producing what we're consuming, and we're buying to make up the gap.
- 20:18SPEAKER_04: Okay.
- 20:19SPEAKER_03: On that.
- 20:19SPEAKER_03: Okay.
- 20:20SPEAKER_03: So you're still solar system.
- 20:22SPEAKER_03: My system doesn't shut off.
- 20:24SPEAKER_03: My feed from Amarin doesn't shut off during the day because my solar is working, right?
- 20:28SPEAKER_03: Because there are some days that it's overcast that it's not producing seven kilowatts.
- 20:32SPEAKER_03: It's only producing five, or it's producing three and I'm consuming the four.
- 20:37SPEAKER_03: Okay.
- 20:38SPEAKER_03: So I'm producing three and buying one from the power company.
- 20:41SPEAKER_03: So in that instance, if they got rid of the gas, put in electric, then they're just going to make up the short gap from their utility company.
- 20:47SPEAKER_04: Okay.
- 20:47SPEAKER_03: So they would not have to buy additional panel.
- 20:50SPEAKER_03: They didn't want to.
- 20:51SPEAKER_04: Okay.
- 20:51SPEAKER_04: So well, that makes sense.
- 20:53SPEAKER_04: But there could be extra cost if you start adding things in electric.
- 20:58SPEAKER_03: Yep.
- 20:58SPEAKER_03: Okay.
- 20:58SPEAKER_03: Swap out the dryer.
- 20:59SPEAKER_03: I don't want a gas dryer anymore.
- 21:00SPEAKER_03: I want electric.
- 21:01SPEAKER_03: Okay.
- 21:01SPEAKER_03: Now you're going to be, you know, your electrical consumption is going to be a little higher.
- 21:05SPEAKER_04: And if you're installing that and you think, oh, in two to three years I am going to put in a different furnace, you may talk to them and say, hey, throw another panel on.
- 21:12SPEAKER_04: Throw another panel on just in case.
- 21:14SPEAKER_04: Then I'm ready.
- 21:15SPEAKER_04: Exactly.
- 21:15SPEAKER_04: And it's all in the deal instead of a separate, which they would charge you more.
- 21:20SPEAKER_03: Correct.
- 21:20SPEAKER_03: Okay.
- 21:20SPEAKER_03: Yeah, you would have a little bit more cost spread out over that 25 or whatever that lease period is of that.
- 21:24SPEAKER_03: Yes.
- 21:25SPEAKER_03: You're absolutely right.
- 21:26SPEAKER_03: So are there any myths with solar panels that people should worry about?
- 21:30SPEAKER_05: What's one?
- 21:31SPEAKER_05: Solar panels always increase the value.
- 21:34SPEAKER_03: Oh, I heard she needs the buzzer wrong.
- 21:38SPEAKER_05: What's the fact on that?
- 21:39SPEAKER_05: That owned systems are more appealing than leased systems.
- 21:42SPEAKER_05: If they are leased, they are not going to change the appraisal.
- 21:46SPEAKER_05: It's not going to increase the value.
- 21:48SPEAKER_05: You need to own them for it to increase it.
- 21:51SPEAKER_05: Right.
- 21:52SPEAKER_05: Also, kind of depends on the age condition, what the electricity costs are, um, and the buyer's demand.
- 21:58SPEAKER_04: Another myth is solar panels damage.
- 22:00SPEAKER_04: The roof.
- 22:01SPEAKER_04: And if they're professionally installed, it's like with anything.
- 22:04SPEAKER_04: Right.
- 22:04SPEAKER_04: Get it professionally installed if you don't want a problem.
- 22:09SPEAKER_03: We we talk about that all the time on our main podcast: DIY versus professional.
- 22:14SPEAKER_03: There's pros and cons to each.
- 22:16SPEAKER_03: Absolutely.
- 22:16SPEAKER_03: And you're going to have issues if you DIY something that should have been done by a professional.
- 22:20SPEAKER_03: You're going to pay more down the road.
- 22:22SPEAKER_03: Well, I could put those panels up there and you're walling out holes and you're not flashing it properly.
- 22:26SPEAKER_03: And next thing you know, you have a ceiling falling in because absolutely.
- 22:30SPEAKER_04: You want to make sure that that company that you and this is why I said interview them, get the paperwork, talk to them, understand what you're getting into and who is installing.
- 22:40SPEAKER_04: Correct.
- 22:41SPEAKER_04: It's very important.
- 22:42SPEAKER_04: And be there.
- 22:43SPEAKER_04: Be there while they're being installed so that you can see, you know, that it's not some guy with a wagon behind his, you know, bicycle coming because that was the cheapest way.
- 22:53SPEAKER_04: Okay.
- 22:53SPEAKER_04: I love it.
- 22:54SPEAKER_04: Yes.
- 22:54SPEAKER_04: Yeah.
- 22:54SPEAKER_05: We don't want to do that.
- 22:55SPEAKER_05: Yeah.
- 22:55SPEAKER_05: All right.
- 22:56SPEAKER_05: Another myth is solar homes are difficult to sell.
- 22:59SPEAKER_05: Not necessarily always true.
- 23:00SPEAKER_05: The buyers need good information that's very detailed.
- 23:03SPEAKER_05: And they need that binder with all the information in it.
- 23:05SPEAKER_05: That's all right.
- 23:05SPEAKER_03: And then it'll be.
- 23:08SPEAKER_03: I mean, end of the day, does the math work?
- 23:10SPEAKER_03: Yeah.
- 23:10SPEAKER_04: It just depends.
- 23:11SPEAKER_04: It just depends.
- 23:12SPEAKER_03: Right.
- 23:13SPEAKER_04: Next myth is every buyer wants solar.
- 23:16SPEAKER_04: No.
- 23:17SPEAKER_04: Not every buyer.
- 23:18SPEAKER_04: No.
- 23:18SPEAKER_03: Some just flat out.
- 23:19SPEAKER_03: I was like, I don't like the looks.
- 23:20SPEAKER_04: Yeah.
- 23:21SPEAKER_04: And and some people, I don't like that on my roof.
- 23:24SPEAKER_04: And I don't want that big panel in my yard.
- 23:26SPEAKER_03: Right.
- 23:27SPEAKER_03: So, you know, kind of like back to the days of the big satellite dishes.
- 23:30SPEAKER_03: Remember the big eight-foot diameter satellites.
- 23:32SPEAKER_03: My in-laws had that great.
- 23:34SPEAKER_04: Did you ever see one of those, Lydia?
- 23:35SPEAKER_04: Because you were young.
- 23:36SPEAKER_03: There's a satellite dish almost the size of this room that'd be out in people's rooms.
- 23:39SPEAKER_04: Yes.
- 23:40SPEAKER_04: And it looked like I'm talking to Mars.
- 23:42SPEAKER_04: Yeah.
- 23:42SPEAKER_04: Yeah.
- 23:44SPEAKER_03: They were huge.
- 23:46SPEAKER_03: They were big.
- 23:47SPEAKER_04: They were big and then they got smaller and then they got it.
- 23:50SPEAKER_03: They put them on the roof.
- 23:51SPEAKER_03: And yeah.
- 23:52SPEAKER_04: But this one was out in the yard and it was huge.
- 23:54SPEAKER_03: Fiber internet.
- 23:55SPEAKER_04: Oh yeah.
- 23:55SPEAKER_03: Don't need the satellite.
- 23:57SPEAKER_03: Love it.
- 23:57SPEAKER_03: Love it.
- 23:58SPEAKER_03: So people love that, right?
- 24:00SPEAKER_03: Um, so what what are some questions that buyers should ask?
- 24:04SPEAKER_04: Again, are the panels owned or leased?
- 24:06SPEAKER_04: Yep.
- 24:06SPEAKER_04: How old is the system?
- 24:08SPEAKER_03: This is kind of our big dog rapid fire we do on our normal one.
- 24:11SPEAKER_03: What should people ask themselves on these things?
- 24:12SPEAKER_03: How do you think that's the same?
- 24:13SPEAKER_03: So how old is the system?
- 24:14SPEAKER_03: Yep, the roof, that'd be crucial.
- 24:16SPEAKER_05: Average electric bill.
- 24:17SPEAKER_05: Are there warranties?
- 24:18SPEAKER_05: Has the system ever needed repairs?
- 24:20SPEAKER_05: Is there a battery backup?
- 24:22SPEAKER_03: Which will add an extra convenience by having that because you're using it in the evening and/or power goes out.
- 24:30SPEAKER_03: Now you have your the draw off of, but don't let people myth that, oh, we have a battery backup.
- 24:36SPEAKER_03: Power goes out, we're good.
- 24:37SPEAKER_03: No, it's not a generator.
- 24:38SPEAKER_03: Right.
- 24:38SPEAKER_03: Right.
- 24:38SPEAKER_03: You're not generating electricity, you're just consuming, you've already stored into the battery.
- 24:42SPEAKER_03: You still need your generator.
- 24:44SPEAKER_03: When the battery goes dead, it needs to be recharged.
- 24:46SPEAKER_03: Right.
- 24:47SPEAKER_03: So just that that was my construction.
- 24:50SPEAKER_04: Right.
- 24:50SPEAKER_04: And will the solar loan or lease transfer?
- 24:54SPEAKER_04: So those are the most important questions that is great.
- 24:58SPEAKER_04: Every buyer needs to be.
- 24:59SPEAKER_04: And sellers, when they're getting these, yes.
- 25:02SPEAKER_04: When they're getting the solar panel, this is a question that they will this, if I decide to sell, will this transfer?
- 25:08SPEAKER_04: Right.
- 25:09SPEAKER_04: Because if they say nope, this is yours.
- 25:11SPEAKER_03: Yep.
- 25:11SPEAKER_03: No, the seller's gonna eat that.
- 25:13SPEAKER_03: Yeah, then the sellers have to eat that.
- 25:15SPEAKER_04: That's 56,000.
- 25:16SPEAKER_03: Okay.
- 25:16SPEAKER_03: Well, I'm gonna just do a quick because I know we're running out of time on this, but but real quick, if a seller has to pay off, let's say they had it for 12 years, yeah, 13 years left to go, right?
- 25:26SPEAKER_03: If they have to sell it off because it's not transferable, they buy the lease, right?
- 25:30SPEAKER_03: Now technically now the home value goes up because now they're owned.
- 25:33SPEAKER_04: They're owned, yes.
- 25:34SPEAKER_04: Yes.
- 25:35SPEAKER_03: So it could be a win-win, which means they could then say, hey, I'm gonna pay off this$15,000 I owe on this lease and I'm gonna raise the price of my home now.
- 25:43SPEAKER_04: But you don't get dollar for dollar, just like if I put a$10,000 floor in, I'm not gonna get$10,000.
- 25:48SPEAKER_04: Yeah.
- 25:48SPEAKER_04: So it won't so there are ways to so there are ways to go about it, but it that can add value to it so that it would work for them.
- 25:56SPEAKER_04: Yes.
- 25:56SPEAKER_03: Love it.
- 25:57SPEAKER_03: Love it.
- 25:57SPEAKER_04: And you'll get more lookers.
- 25:59SPEAKER_04: Right.
- 25:59SPEAKER_04: You'll get more people wanting to look because they are owned instead of having to transfer that.
- 26:05SPEAKER_03: So what's more tidbits then about buyers and sellers with solar panels?
- 26:09SPEAKER_04: Well, I was gonna ask you, you said something earlier.
- 26:13SPEAKER_04: I can't see your solar panels.
- 26:16SPEAKER_04: So how do you get that type of solar where I'm not seeing it?
- 26:20SPEAKER_03: So curb appeal, we've talked about curb appeal, right?
- 26:22SPEAKER_03: On this segment.
- 26:23SPEAKER_03: So when you pull up, the whole back of my home is a flat ranch, not flat, but it's the pitched roof.
- 26:29SPEAKER_03: Our solar panels are installed lower than you can't see them above the ridge.
- 26:33SPEAKER_03: So when you look from the pulling in and from people driving by, they can't see it because they're on the back roof plane of my house.
- 26:40SPEAKER_03: Okay.
- 26:41SPEAKER_03: Here at the showroom.
- 26:42SPEAKER_05: Which is fine for the way your house is set up, but some houses may not.
- 26:45SPEAKER_05: Right.
- 26:45SPEAKER_05: And that's what some of them have to be in the front because that's where you can.
- 26:48SPEAKER_03: I was correct.
- 26:49SPEAKER_03: So I was fortunate enough that our showroom was positioned where the back facing part of the house is south facing.
- 26:55SPEAKER_03: So it's getting all sun all day, morning sun, afternoon sun all day.
- 27:00SPEAKER_03: And even in the winter solstice, it's it's getting that that southern sun.
- 27:04SPEAKER_04: Okay.
- 27:04SPEAKER_03: So that's I that's why I chose to put it on the roof.
- 27:07SPEAKER_04: Well, and I think that's a rack in the yard.
- 27:09SPEAKER_04: You know, future, there'll be different things that you know.
- 27:13SPEAKER_03: So future, let's talk about that and we probably get close to dialing in on this.
- 27:17SPEAKER_03: So there are solar paneled shingles that are on the west coast that Elon Musk actually, that Tesla has created solar panel shingles.
- 27:28SPEAKER_03: So when you're putting a shingle on the roof, it is actually a small solar panel that interlock and create a waterproof shield and now is generating energy.
- 27:37SPEAKER_04: And probably look a lot better than they look like a traditional shingle look, almost like an architectural shingle.
- 27:44SPEAKER_03: And I think they're looking at trying to get them into the clay tile look as well.
- 27:47SPEAKER_04: Oh, yeah.
- 27:48SPEAKER_03: So that's the future.
- 27:50SPEAKER_04: That would be a positive.
- 27:51SPEAKER_04: Yeah, that would be positive.
- 27:52SPEAKER_04: Correct.
- 27:52SPEAKER_04: Yeah.
- 27:53SPEAKER_03: Right, because you're not putting additional holes in your roof because it's the roof.
- 27:56SPEAKER_03: You know, it's the waterproof coverage.
- 27:58SPEAKER_03: It is the roof.
- 27:59SPEAKER_04: Easier to get insurance.
- 28:00SPEAKER_03: Correct, because it's part of the roof, it's waterproof and all that.
- 28:03SPEAKER_03: And then it just comes down to things that they have to deal with with warranty maintenance.
- 28:07SPEAKER_03: If that one in the middle goes out, what happens?
- 28:09SPEAKER_03: You know, it stays out probably until you have a certain percentage that are out.
- 28:14SPEAKER_04: Probably.
- 28:14SPEAKER_03: You know, if you have a few that are out, like, okay, fine, now you've diminished the uh production of that roof to this percent, you need to replace those.
- 28:22SPEAKER_03: So, but that is the future.
- 28:23SPEAKER_03: So that's pretty awesome.
- 28:24SPEAKER_03: Yeah, yeah, that is.
- 28:26SPEAKER_04: Because you know, cell phones used to be great big.
- 28:28SPEAKER_04: They had the bag phone, they had the great big phones in your hand, and now they're little bitty, uh, you know, you can have whatever size, you know, you want.
- 28:35SPEAKER_04: Exactly.
- 28:36SPEAKER_04: And so the solar will probably do the same thing.
