- 0:23Speaker 1: Number of websites and I do think that you know,
- 0:26Speaker 1: we talked. We'll probably get into them a little bit. Rocklisting,
- 0:29Speaker 1: Wisconsin Buyer Agent, my Rockstar Job. Those great websites for
- 0:34Speaker 1: folks are saying, wait, which one? If you go to
- 0:36Speaker 1: Rock Wisconsin as well, you can kind of navigate to those, yeah, correct, Yeah,
- 0:39Speaker 1: you'll be able to hit all of them at that point.
- 0:41Speaker 2: If you just go to the main site, Rock Wisconsin.
- 0:44Speaker 1: What about in two? And We've got a lot of
- 0:46Speaker 1: stuff to cover this week, and I apologize. I do
- 0:48Speaker 1: want to ask though you mentioned last week Facebook, social media,
- 0:51Speaker 1: that type of stuff. I know you guys have a
- 0:52Speaker 1: presence there as well.
- 0:53Speaker 2: Yeah, yeah, we tried to get different information out there,
- 0:57Speaker 2: you know, new listings and advice and such like that,
- 1:01Speaker 2: so you know, whenever we have a top producing agent
- 1:05Speaker 2: and then to talk about them as well.
- 1:06Speaker 1: And speaking of top producing agents, we're going to talk
- 1:09Speaker 1: about a fantastic home, a beautiful home in Lake Geneva.
- 1:13Speaker 1: This week's featured listening. We're gonna get that in just
- 1:15Speaker 1: a moment. This week's overall conversation, it's going to be
- 1:17Speaker 1: talking about what goes into pricing your home, and there's
- 1:20Speaker 1: a lot of factors that go into that. But before
- 1:23Speaker 1: we get rolling on that conversation, let's look at this
- 1:26Speaker 1: week's featured featured listing. Matt and and this is what
- 1:32Speaker 1: a paradise. I mean, it's a It's just it's a
- 1:34Speaker 1: beautiful home. Lake Geneva, Wisconsin, which is nationally, if not
- 1:39Speaker 1: internationally known, is just a really cool stuff. You know,
- 1:42Speaker 1: the band skid Row, you're familiar with the band Skinned Roy.
- 1:45Speaker 2: I am familiar.
- 1:45Speaker 1: They recorded their album in Lake Geneva. A lot just
- 1:49Speaker 1: may not know that. So you could have a little
- 1:51Speaker 1: should buy a house? I know exactly what I'd be
- 1:55Speaker 1: talking to if I were if I were in the
- 1:58Speaker 1: market for a house there. And what a great conversation
- 2:00Speaker 1: starting this house here at eight O Waight Lake Geneva
- 2:02Speaker 1: Boulevard in Lake Geneva. Let's talk about this property.
- 2:05Speaker 2: Yeah, sure, Yeah, we serve as a large area obviously,
- 2:07Speaker 2: you know, everything from you know, as far south as Beloit,
- 2:10Speaker 2: but anywhere in Wisconsin. So I mean we go pretty
- 2:14Speaker 2: pretty far west, you know, dodge villemin Oral Point, things
- 2:17Speaker 2: like that, and far north, and obviously we do Lake
- 2:20Speaker 2: Geneva too. This one is at eight O eight Lake
- 2:23Speaker 2: Geneva Boulevard, and this is you know, one mile from
- 2:29Speaker 2: the lake right really close to you know, all the
- 2:31Speaker 2: downtown that amenities that Lake Geneva offers. Pretty cute downtown,
- 2:36Speaker 2: and you know, I like that library area too. I
- 2:39Speaker 2: don't know if you've ever been over there.
- 2:40Speaker 1: I think I've been there.
- 2:41Speaker 2: Really nice. But yeah, this one is four bedrooms, two
- 2:45Speaker 2: and a half bath, and it's very large. It's three
- 2:48Speaker 2: thousand square feet, yeah, and built in nineteen seventy nine
- 2:53Speaker 2: and just has some really neat character to it.
- 2:55Speaker 1: You mentioned you mentioned that nineteen seventy nine. I will
- 2:58Speaker 1: tell folks that I wonder, okay, what does that mean.
- 3:01Speaker 1: It means that the workmanship is pretty out like you
- 3:05Speaker 1: look at it, and you're going, this is it's it's
- 3:08Speaker 1: timeless design, the the like they don't build them like
- 3:11Speaker 1: that anymore, if you know what I'm saying. Not to
- 3:13Speaker 1: say that they don't, but they but it really you
- 3:16Speaker 1: get that impression of like, this is a really well crafted,
- 3:19Speaker 1: really well put together home. And I wonder, Matt too,
- 3:22Speaker 1: is is since it's in Lake Geneva, obviously it's a
- 3:25Speaker 1: that's a very very nice part of the state. Did
- 3:28Speaker 1: they have like like it almost seems like this is
- 3:30Speaker 1: like a custom home. Like I'm looking at the design too,
- 3:34Speaker 1: I've never seen like you'll see houses similar layouts. I mean,
- 3:37Speaker 1: who hasn't seen your basic as I live in one.
- 3:41Speaker 1: You know, you're you know, walk in living room, bedrooms
- 3:44Speaker 1: down the hall that that very very basic ranch style
- 3:47Speaker 1: home or the split level. This has a lot of
- 3:50Speaker 1: unique design to it as well.
- 3:51Speaker 2: Yeah, I agree, and I don't know, but it certainly
- 3:55Speaker 2: looks like at the time it was a custom build.
- 3:56Speaker 2: So I think you're I think you're right on there.
- 3:59Speaker 2: I do like that, and it may be one of
- 4:01Speaker 2: the reasons it was more custom built was it was
- 4:03Speaker 2: built on a corner lot and they built it to
- 4:05Speaker 2: the lot right to the specs of a lot. So
- 4:08Speaker 2: you've got your garage on the side and you still
- 4:11Speaker 2: got this really presentable other side that it looks nice.
- 4:16Speaker 2: You get so used to, like you said, the you know,
- 4:18Speaker 2: kind of tri level look or you know, the standard ranch,
- 4:21Speaker 2: and this one, this one's definitely unique, has a ton
- 4:24Speaker 2: of character. The fact that it has four bedrooms and
- 4:27Speaker 2: is in Lake Geneva. It's it's it's a it's a
- 4:30Speaker 2: neat house.
- 4:30Speaker 1: Listen for seven hundred and eighty.
- 4:32Speaker 2: Nine thousand, and you know, as you know Lake Geneva
- 4:34Speaker 2: homes go for a lot down there.
- 4:36Speaker 1: It's I really mentioned eight oh eight Lake Geneva Boulevard.
- 4:38Speaker 1: Folks can check that out online as well. Rock Wisconsin
- 4:41Speaker 1: dot com. That's rock ro Ock Wisconsin dot com listing

- 5:05Speaker 2: eight nine three one seven eight sixty three.
- 5:09Speaker 1: Oh we know Lindsay. Yeah, and on the show before
- 5:11Speaker 1: at our teleph number six O eight nine three one
- 5:14Speaker 1: seventy eight sixty three. That's nine three one seven eight
- 5:17Speaker 1: sixty three. Tell Lindsay sa, I'd love to see this
- 5:19Speaker 1: beautiful home on Lake Geneva Boulevard in Lake Geneva. She'd
- 5:22Speaker 1: love to help you out this morning, real quick, before
- 5:24Speaker 1: we get to this week's conversation about what goes into
- 5:27Speaker 1: pricing a home. I had a question you mentioned. Of course,
- 5:29Speaker 1: you guys work statewide obviously, anywhere people can hear the voice.
- 5:33Speaker 1: Here in Wisconsin, you guys can help out. Did you
- 5:36Speaker 1: get people saying I'm looking for maybe a cabin in
- 5:38Speaker 1: northern Wisconsin or maybe a little they see like a
- 5:41Speaker 1: piece of land, and you know they've got a great
- 5:43Speaker 1: relationship with with your agents at Rock Realty. Can you
- 5:46Speaker 1: guys work on this? You guys are able to do
- 5:48Speaker 1: that for folks.
- 5:48Speaker 2: Yeah, yeah, we Actually I would say that the furthest
- 5:51Speaker 2: north we've done is actually in superior.
- 5:54Speaker 1: It doesn't get much more norther than that way. Yeah,
- 5:56Speaker 1: we can service a large area.
- 5:57Speaker 2: We just had a few closings in Appleton's Oh yeah fantastic.
- 6:00Speaker 1: So yeah. If you can hear our voice this morning,
- 6:02Speaker 1: or if you're listening on the podcast, Matt and the
- 6:05Speaker 1: team at Rock Realty love to talk, you love to
- 6:06Speaker 1: work the hoteph number six O eight six seven three
- 6:09Speaker 1: fifty four hundred. That's six o' eight six seven three
- 6:11Speaker 1: fifty four hundred for Rock real Team. We'll talk about
- 6:14Speaker 1: Lindsay's listing a little bit later on the program this
- 6:16Speaker 1: week's featured listing as well. One of the big mysteries
- 6:19Speaker 1: around around real estate is how do you know, like
- 6:23Speaker 1: what's what's the value of a home? What is it worth?
- 6:26Speaker 1: And what goes into it. Let's talk about before we
- 6:30Speaker 1: kind of get into some of the detailed bullet points overall,
- 6:32Speaker 1: that there is a it's not just a we're going
- 6:35Speaker 1: to go. There's a lot of work and we'll get
- 6:37Speaker 1: into some of the what you guys are looking at
- 6:39Speaker 1: as real estate agents. There is a lot of work
- 6:41Speaker 1: in pricing a home, right, isn't there? Yeah?
- 6:43Speaker 2: I mean yeah, I would say the online sites can
- 6:45Speaker 2: come up with a range for you, but the gray
- 6:47Speaker 2: area is where you really need a real estate agent
- 6:50Speaker 2: to take a closer look and do a lot more investigating.
- 6:53Speaker 1: And it's it's interesting too about that area that kind
- 6:56Speaker 1: of that getting that that number dialed in. Is it
- 7:00Speaker 1: can make it? I shouldn't say really can. It does
- 7:03Speaker 1: make a difference, not just in valet like what you
- 7:08Speaker 1: what you're able to sell your house for, but it
- 7:10Speaker 1: also days on market and those type of things. The
- 7:12Speaker 1: less thing you want to do is like list a
- 7:14Speaker 1: house and then find out oh I could have I
- 7:17Speaker 1: could have got more money for it, or list a
- 7:19Speaker 1: house and be like, oh I on this thing moving.
- 7:22Speaker 1: There is a lot of work to getting that number right.
- 7:24Speaker 1: And that's the great thing about working with with great
- 7:26Speaker 1: agents at Rock Realty. It is getting that number right.
- 7:28Speaker 1: And when it comes to like pricing out a home,
- 7:32Speaker 1: what are the kind of the things when it comes
- 7:33Speaker 1: to terroristic characteristics say that our agents looking at when
- 7:38Speaker 1: it comes to when it comes to pricing a home.
- 7:41Speaker 2: Yeah, you know there's obviously the the the important ones
- 7:46Speaker 2: which are going to be your home size right, how
- 7:48Speaker 2: many bedrooms, how many baths?
- 7:50Speaker 1: The location?
- 7:51Speaker 2: You know, how desirable is the location?
- 7:55Speaker 1: Amenities?
- 7:56Speaker 2: What is it? What does your home provide? And what
- 7:58Speaker 2: does the surrounding area provide? And then property condition? I
- 8:02Speaker 2: would say it's a property condition. Can that be a
- 8:04Speaker 2: significant factor? It's because when you mentioned that, I've seen
- 8:07Speaker 2: online occasionally you'll see how so you're like, wow, that
- 8:10Speaker 2: is very undervalued for what I would assume, and you start.
- 8:14Speaker 1: Looking You're like, oh, well, there's there might be a
- 8:16Speaker 1: reason for that for that price.
- 8:18Speaker 2: Well, I would say that anytime a home's sitting on
- 8:21Speaker 2: a market without an offer for a significant period of time,
- 8:24Speaker 2: it's either going to be your price or your condition
- 8:27Speaker 2: is the reason? Right, as long as you know your
- 8:30Speaker 2: agent is doing their best to marketed out there, you
- 8:34Speaker 2: know it's one of those two reasons, and the price
- 8:38Speaker 2: might be due to the condition.
- 8:40Speaker 1: Yeah.
- 8:41Speaker 2: Yeah, how much remodeling is necessary? You know what's it
- 8:44Speaker 2: going to take to finally finish off this this basement
- 8:47Speaker 2: room that's just been sitting there studded, right, things like that?
- 8:50Speaker 1: What about the location in there? And I obviously the
- 8:53Speaker 1: old line is location, location, location. It really does make
- 8:56Speaker 1: and it's more than just an overall neighborhood or overall community.
- 9:00Speaker 1: We're getting down to granule or sometimes neighborhoods, streets those
- 9:04Speaker 1: as we're talking earlier about a home in Lake Geneva.
- 9:06Speaker 1: We're really getting down to some very specific stuff that
- 9:09Speaker 1: really makes a difference when it comes to value, isn't it. Yeah?
- 9:12Speaker 2: I mean, like you mentioned, it could be a one
- 9:14Speaker 2: street difference to a difference in twenty thousand, thirty thousand
- 9:18Speaker 2: dollars in home price value, right, and people are going
- 9:22Speaker 2: to be willing to pay a bit more, pay a
- 9:25Speaker 2: premium compared to some other place just due to the
- 9:28Speaker 2: amenities and the location. Maybe that's how close they are
- 9:32Speaker 2: to work. Maybe it's how close they are to Oubricht.
- 9:35Speaker 2: You know, it depends on what's important to that particular client.
- 9:39Speaker 1: What about market kind of where the markets are, and
- 9:42Speaker 1: I know we talk about and I think just last
- 9:44Speaker 1: week we talked about kind of where the markets were.
- 9:46Speaker 1: There is value a lot of value in that when
- 9:49Speaker 1: it comes to just overall pricing things, isn't there? Yeah?
- 9:53Speaker 2: Yeah, And we talked about, you know the difference between
- 9:56Speaker 2: what the stats say and what we see, like boots
- 9:58Speaker 2: on the ground. Over time, you get conditioned that a
- 10:03Speaker 2: market's just a certain way, right, So you know at
- 10:07Speaker 2: twenty eleven, twenty twelve, twenty thirteen, you know you were
- 10:11Speaker 2: conditioned that it was a buyer's market, right, Well, that
- 10:14Speaker 2: eventually changed, right at this point we are conditioned that
- 10:17Speaker 2: it is a seller's market, right, But we are starting
- 10:19Speaker 2: to see a nice.
- 10:20Speaker 1: Leveling out there.
- 10:21Speaker 2: So it's important to price your home according to what
- 10:24Speaker 2: the current market is because the last thing you want
- 10:27Speaker 2: to do is just have that sit longer than it should.
- 10:30Speaker 1: So talking this morning with Matt Heydman with Rockrealty Online
- 10:33Speaker 1: Rock Wisconsin dot com. That website, Rock Wisconsin dot com
- 10:36Speaker 1: all one word r O c K Wisconsin dot com
- 10:39Speaker 1: tell number six o eight six seven three fifty four hundred.
- 10:42Speaker 1: That's six o' eight six seven three fifty four hundred.
- 10:44Speaker 1: Talking this week with Matt about what all goes into
- 10:46Speaker 1: pricing a home and a term that you'll hear throwing
- 10:49Speaker 1: around comps. What are the comps? And I think some
- 10:54Speaker 1: folks may some folks may not know what a comp is.
- 10:57Speaker 1: What are we talking about there and why are they
- 10:59Speaker 1: relevant to your your pricing of your home.
- 11:02Speaker 2: Yeah, I mean that's one of the things that's a
- 11:04Speaker 2: little more difficult to find online is your comps, which
- 11:07Speaker 2: is your comparable sales, what has recently sold in a
- 11:13Speaker 2: reasonable radius of the house that is similar, right, and
- 11:18Speaker 2: that might not just be three bedrooms versus three bedrooms.
- 11:21Speaker 2: It could be ranch versus ranch, or buy level versus
- 11:25Speaker 2: buy level. Right.
- 11:26Speaker 1: It's really important to factor.
- 11:27Speaker 2: That end because you know, even the type of home,
- 11:30Speaker 2: whether it has multi levels or not, can affect how
- 11:32Speaker 2: much your home is worth.
- 11:34Speaker 1: And those are the things that are you look at
- 11:37Speaker 1: like sold and under contract. When I think of some
- 11:39Speaker 1: of the stuff as somebody who's who's listed things on
- 11:42Speaker 1: eBay before you ever do that, oh yeah, and you'll
- 11:44Speaker 1: see things sometimes or you'll look to buy something you're like,
- 11:46Speaker 1: oh that's that's off. But we're looking, we're talking. There's
- 11:49Speaker 1: there's a lot of factors, not just what people are asking,
- 11:52Speaker 1: but what they're actually selling for as well is factored
- 11:56Speaker 1: into those those comp numbers, aren't they Yeah exactly.
- 11:58Speaker 2: And you know you can list any home for a million.
- 12:01Speaker 1: Dollars, well or not it's worth it.
- 12:02Speaker 2: It's a whole different story, right, So what did it
- 12:05Speaker 2: sell for is the big the big factor. And then
- 12:09Speaker 2: you know how does it compare and not only the stats,
- 12:12Speaker 2: but how does it compare in the condition and the improvements? Right,
- 12:16Speaker 2: I mean, if you have a house that's completely redone
- 12:18Speaker 2: inside looks really modern and you know it's got the
- 12:22Speaker 2: paneling up on the top, it's got a trace ceiling,
- 12:25Speaker 2: and all these extra added bonuses. Compared to the exact
- 12:30Speaker 2: same square footage of another home, they're not going to
- 12:32Speaker 2: sell the same So that's that's kind of that gray
- 12:35Speaker 2: area in the range, just trying to figure out, hey,
- 12:37Speaker 2: is this house at the upper end of the range
- 12:39Speaker 2: or that lower end of that range.
- 12:40Speaker 1: It's a real it's more than just obviously numbers. There's
- 12:43Speaker 1: a real skill to to pricing, and of course we're
- 12:46Speaker 1: going to get more of the details from Matt about
- 12:48Speaker 1: what goes into the pricing of your home in the
- 12:50Speaker 1: meat time. You haven't been to the website yet, Rock

- 15:32Speaker 1: that timeline, aren't there.
- 15:33Speaker 2: Yeah, obviously everybody's you know, situation is a little bit different.
- 15:37Speaker 2: You know, if someone's wanting to list their house and
- 15:39Speaker 2: then they want to find another home, they haven't found
- 15:42Speaker 2: it yet, you know, maybe they've got a little more
- 15:44Speaker 2: time on their hands.
- 15:45Speaker 1: But for people that are looking.
- 15:46Speaker 2: To list quickly and sell quickly, there's a lot of
- 15:50Speaker 2: different strategies we can use. And it doesn't mean you
- 15:52Speaker 2: necessarily have to you know, fire or sale the home right,
- 15:55Speaker 2: but it does mean that you market it competitively. You
- 15:59Speaker 2: market it at us thing that's really desirable and makes
- 16:01Speaker 2: it a house that people want over other houses. Right.
- 16:06Speaker 2: The key is getting competition between buyers for your home right,
- 16:11Speaker 2: so that they're not only maybe bidding up price, but
- 16:13Speaker 2: maybe dropping a few of those contingencies right and maybe
- 16:17Speaker 2: not doing an inspection. Contingency maybe they decide, well, I
- 16:21Speaker 2: was hoping to finance, but you know what, since I can,
- 16:23Speaker 2: I'll pay cash. Right. And so when you get that
- 16:25Speaker 2: competitive environment, that's when you can sell it quickly and
- 16:29Speaker 2: to get top dollar.
- 16:30Speaker 1: A lot of a lot of the techniques used to
- 16:31Speaker 1: build excitement for houses that are going to be you know,
- 16:35Speaker 1: not a hurry get it done right away also applied
- 16:38Speaker 1: here as well. And Matt, what about as far as
- 16:40Speaker 1: you talk about little techniques and things that can be done.
- 16:43Speaker 1: Obviously you want to get the most value for your home.
- 16:47Speaker 1: What are things that folks can do homeowners can do
- 16:49Speaker 1: to increase the value of their houses.
- 16:51Speaker 2: Yeah, and it's going to be unique per house, right,
- 16:54Speaker 2: And as you walk as an agent walks through, get
- 16:56Speaker 2: a feel for, you know, what they can do. And
- 16:58Speaker 2: maybe that's a simple is decluttering, right, or maybe it's
- 17:02Speaker 2: as simple as getting rid of the forest green kitchen
- 17:05Speaker 2: pink color. Right. It all depends on the house, right,
- 17:10Speaker 2: but it could be something as major as like, you know,
- 17:13Speaker 2: if you did add this extra bathroom, this extra bedroom,
- 17:16Speaker 2: and you went from a three bedroom to a four
- 17:17Speaker 2: bedroom to bath it's it's really going to get your
- 17:21Speaker 2: ro o. I So the ROI of it is important
- 17:25Speaker 2: and then that's of course it depends on the cost too, right,
- 17:29Speaker 2: We've got to make sure the client has the funds
- 17:31Speaker 2: to do the big stuff, you know, if they don't,
- 17:33Speaker 2: then you can recommend some smaller stuff.
- 17:35Speaker 1: But they say money makes the world go around. It's
- 17:37Speaker 1: an important and it's important conversation. There are some things
- 17:39Speaker 1: that can be done very affordably that can increase your
- 17:43Speaker 1: home's value. And then there are some things that sometimes
- 17:45Speaker 1: may cost a little bit more but could really make
- 17:48Speaker 1: a big difference when you talk about return on investment
- 17:50Speaker 1: and other things can really make a difference on the
- 17:52Speaker 1: on the marketability of your home. Talking this morning with
- 17:54Speaker 1: Matt Heytman of Rock Realty Online Rock Wisconsin dot com
- 17:58Speaker 1: that's Rock r o c K Withisconsin dot com, we
- 18:00Speaker 1: talked about Wisconsin buyer agents dot com for folks looking
- 18:04Speaker 1: to buy. What about folks that are looking to sell?
- 18:06Speaker 1: Could they contact different agents to kind of see how
- 18:09Speaker 1: they would price their their home before deciding who they
- 18:12Speaker 1: want to work with.
- 18:13Speaker 2: Yeah, I mean we've talked about having the right buyer
- 18:15Speaker 2: agent on your side, making sure they're a good fit.
- 18:18Speaker 2: That definitely applies on the list side. Too. If you're
- 18:21Speaker 2: looking to sell your house, you know you can use
- 18:23Speaker 2: that same Wisconsin buyer agent dot com to look through
- 18:26Speaker 2: some of the top performing agents. Maybe someone that's more
- 18:29Speaker 2: local to you. You'd like to have someone that maybe
- 18:33Speaker 2: a few miles away. I don't know, right, but it's
- 18:35Speaker 2: important to have that right fit. And maybe that means
- 18:39Speaker 2: interviewing more on one agent. And you know, we'd be
- 18:41Speaker 2: happy to have have you interviewed more than one Rock
- 18:44Speaker 2: Realty agent if you're looking to list your house and
- 18:46Speaker 2: find out who's the right fit and hear what their
- 18:49Speaker 2: opinion of prices here here, you know what the comparables
- 18:52Speaker 2: they chose were. And maybe two different agents are coming
- 18:55Speaker 2: up with two different comparable lists.
- 18:57Speaker 1: Who gets to kind of make that final distermination then
- 18:59Speaker 1: about what that asking price is going to be like
- 19:01Speaker 1: as a as a as as a homeowner, can I
- 19:03Speaker 1: be like maybe a little less, well, maybe a little
- 19:06Speaker 1: bit more. I mean, can do homeowners have that that flexibility?
- 19:09Speaker 2: Well? Sure, yeah, I mean it's it's it's in the end,
- 19:12Speaker 2: it's up to them on the listing contract. However, you know,
- 19:15Speaker 2: if someone's kind of unreasonable and on their price, you
- 19:19Speaker 2: know it may be that that agent decides not to
- 19:21Speaker 2: work with them because they just know that it's just
- 19:22Speaker 2: going to sit there for months and months and it's gonna,
- 19:24Speaker 2: you know, it's gonna kind of look bad because you
- 19:26Speaker 2: didn't price it right, right. Yeah, So it's important to
- 19:28Speaker 2: listen to your agent. And let's say they give you
- 19:30Speaker 2: a range and they say, hey, here's here's what i'd
- 19:33Speaker 2: recommend to get the most excitement for it. Here's what
- 19:36Speaker 2: I recommend if you don't mind sitting for a couple
- 19:38Speaker 2: of two three months and just let the seller decide
- 19:41Speaker 2: in the end.
- 19:42Speaker 1: Something I've noticed with houses that linger, you'll see a
- 19:45Speaker 1: sign out front from somebody that you know, and then
- 19:47Speaker 1: you'll see a fizzbo for like a couple of months,
- 19:49Speaker 1: and then you'll see a sign again. It's like lesson learned,
- 19:53Speaker 1: lesson learn like it's it's a real world illustration of
- 19:55Speaker 1: the value of what agents can do for you. As
- 19:58Speaker 1: we they talked this morning with the High Bit of
- 20:00Speaker 1: Rock Realty. Before we get to this week's feature listening,
- 20:03Speaker 1: I do want to talk to you about kind of
- 20:07Speaker 1: accepting offers and what's the guidance on that. Let's say
- 20:10Speaker 1: that somebody makes you an offer less than than your
- 20:13Speaker 1: listing price. How do you handle that?
- 20:16Speaker 2: Yeah, it's all going to depend on the offer, and
- 20:19Speaker 2: it's also going to depend on you know, what you're
- 20:21Speaker 2: seeing in the market, right. I mean it could be
- 20:23Speaker 2: possible that the market cooled off significantly during your listing period, Right,
- 20:28Speaker 2: it could be that it heated up, right, It could
- 20:30Speaker 2: be that this lower offer it might not be a
- 20:32Speaker 2: good idea. Maybe maybe you do wait for another one.
- 20:34Speaker 2: But I would say, even more importantly than that, is
- 20:36Speaker 2: what are the contingencies? Right? If you're going to get
- 20:38Speaker 2: locked into a contract? How many chances are there in
- 20:42Speaker 2: this deal that the deal could fall apart and you're
- 20:45Speaker 2: sitting there with your house off market for three, maybe
- 20:48Speaker 2: even four weeks while all these other buyers are buying
- 20:51Speaker 2: other homes and the deal falls apart. So that's an
- 20:53Speaker 2: important factor, and you know that's one that the listing
- 20:57Speaker 2: agent would discuss with you and then you kind of
- 20:59Speaker 2: make edge decision on that.
- 21:01Speaker 1: It really reinforces the importance of working with a with
- 21:04Speaker 1: a listing agent, uh that you have a good relationship
- 21:07Speaker 1: with and understanding and having that open dialogue of is
- 21:10Speaker 1: this good? Is this not? You know, an understanding who
- 21:13Speaker 1: you're working with and Matt. That's the other area as well,
- 21:15Speaker 1: is maybe your agent says, let's bring the you know,
- 21:18Speaker 1: we're talking about markets that are fluid. They change. Might
- 21:23Speaker 1: somebody ask their agent to lower their price? What if
- 21:26Speaker 1: their agent ask them do that? Does that happen? Is
- 21:28Speaker 1: that something that that's that people need to have that
- 21:32Speaker 1: conversation with their agent if need be.
- 21:33Speaker 2: Yeah, yeah, and again every every situation is fluid, and
- 21:37Speaker 2: the market's obviously very fluid, right. The difference between a
- 21:42Speaker 2: March market in April is huge, right, and you could
- 21:46Speaker 2: have a you know, a flood of buyers in April,
- 21:49Speaker 2: or maybe it was really warm in March and everybody
- 21:51Speaker 2: came out in March, right, So it's it's important to
- 21:55Speaker 2: you know, listen to your agent's feedback and what they're seeing.
- 21:58Speaker 2: You know, you don't necessarily want to just drop the price,
- 22:01Speaker 2: like really quickly multiple times unless the situation warrants it, right.
- 22:05Speaker 2: But on the other hand, you don't want to just
- 22:07Speaker 2: sit and wait and hope that a buyer comes through.
- 22:09Speaker 2: And let's say you were sitting at two eighty and
- 22:12Speaker 2: if your your house been two seventy five, it would
- 22:14Speaker 2: have shown up in buyer searches.
- 22:16Speaker 1: Right, So that's that, and that we talk about that
- 22:19Speaker 1: strategy of it too, is there's a lot that goes
- 22:22Speaker 1: into this stuff. And that's the great thing about working
- 22:24Speaker 1: with a great agent, working with the folks at Rock Realty,
- 22:27Speaker 1: developing that strategy, having that game plan, and again getting
- 22:30Speaker 1: to know your agent as well. It's a great, great
- 22:32Speaker 1: way to do it. You can learn more online Rock
