- 0:00SPEAKER_00: Good day, everybody.
- 0:00SPEAKER_00: We're at the 31st of July 2025.
- 0:04SPEAKER_00: We're going to talk about what happens when you have a falling out with your real estate agent, those next steps, and I think proper procedure when it comes to maybe trying to figure out what went wrong and how to maybe have it remedied.
- 0:17SPEAKER_00: Now, as far as today goes, the end of July, July 31st, 2025, inventory is 807 total active listings for sale.
- 0:26SPEAKER_00: This is up about nine from yesterday.
- 0:28SPEAKER_00: We do see these adjustments in real estate inventory every single day.
- 0:32SPEAKER_00: They come up, they come down.
- 0:34SPEAKER_00: Right now we've been stuck around 800 units for about three weeks now.
- 0:37SPEAKER_00: I know about that time we were at 750, so we had quite a jump.
- 0:41SPEAKER_00: Now it looks like the Fed is going to hold those rates.
- 0:43SPEAKER_00: Nothing's going to change.
- 0:45SPEAKER_00: That would have really kicked off a huge market where sellers would flood the market with their listings and buyers would flood the market with purchases.
- 0:53SPEAKER_00: Yes, even in Southern California.
- 0:54SPEAKER_00: We still have a very high buyer drive, even though maybe some people might not believe or care for the current political climate.
- 1:03SPEAKER_00: That being the case, people still want to live in California.
- 1:05SPEAKER_00: It's really hard to hard to imagine other places just because the way that the weather is, the beach is right here, so on and so forth.
- 1:15SPEAKER_00: But having said that, let's talk about a few other things.
- 1:18SPEAKER_00: Looking at the real estate inventory for the past seven days, before I get into today's show, uh it's going to be as follows.
- 1:25SPEAKER_00: 10 coming soon listings have been placed on the market in the past seven days.
- 1:29SPEAKER_00: 78 new listings have hit the market, 108 properties have had their prices change.
- 1:33SPEAKER_00: This is something I did a video on a few days ago.
- 1:35SPEAKER_00: If in fact you're looking for a good deal on real estate, those properties that have been on the market longer without a price reduction, that should be the strategy.
- 1:44SPEAKER_00: But that's if, of course, they fit your criteria.
- 1:47SPEAKER_00: A lot of those listings aren't even coming up to the top of the feeds at the syndication website.
- 1:52SPEAKER_00: You can easily go to Santa ClaritaOpenhouses.com and you can see listings that are older the longest time on the market listings first.
- 2:00SPEAKER_00: So then you can start with those, look for a little green indicator that shows price reductions.
- 2:04SPEAKER_00: And when you see those that have been on the market a long time that exceed the typical days on market time frames of 40, 50, and 60 days, something longer than that, without any kind of a price reduction, and even a 30-day point without a price reduction, maybe not a bad strategy.
- 2:20SPEAKER_00: Look at where those values happen to be, and of course, have your agent put together comps, and then you can put together a very strategically written offer with a letter that's going to include your why.
- 2:31SPEAKER_00: Why did you offer this amount of money?
- 2:33SPEAKER_00: And what are you looking to get out of the seller's residence?
- 2:36SPEAKER_00: Just so when people go in under that listing price, the seller doesn't think they're trying to be cheated.
- 2:41SPEAKER_00: In a lot of cases, they might be looking at comparables that might be more expensive than where their house should be priced.
- 2:48SPEAKER_00: It's important for them to see it in real, you know, black and white on a piece of paper when they get this particular offer so they can digest it.
- 2:56SPEAKER_00: Not that they're going to get it in writing anymore, or not in uh physical form.
- 3:01SPEAKER_00: It's probably going to be in the on the internet, they're going to get it via email.
- 3:05SPEAKER_00: But at least this way, if they do print it out, and I know a lot of the older generation sellers in my world, they do print these things out so they can look and they can digest it and really understand it.
- 3:15SPEAKER_00: So that's where the market happens to be.
- 3:16SPEAKER_00: The Fed did not reduce that rate.
- 3:19SPEAKER_00: And it looks like properties will continue to increase in price, at least in Santa Clarita and Southern California here over the next few months, but not very much, maybe 1%, 1.5%.
- 3:31SPEAKER_00: So we're not going to see a lot of climbing.
- 3:33SPEAKER_00: In addition, that inventory is going to stay low.
- 3:36SPEAKER_00: 8,800 units for sale, our absorption rate's about even, where we have the properties coming in listed on the market just about as fast as we have properties getting eaten up into escrow and then sold.
- 3:47SPEAKER_00: We do have back on market properties.
- 3:49SPEAKER_00: That's something else in a real estate market to know.
- 3:51SPEAKER_00: We have properties that have gone into escrow and then they're popping out of escrow because of some issue.
- 3:56SPEAKER_00: A lot of times it is not an issue with a condition of the residence.
- 4:00SPEAKER_00: So don't let that dissuade you from being that follow-up or backup offer on property.
- 4:05SPEAKER_00: A lot of the times those issues have to do with buyer financing.
- 4:08SPEAKER_00: Or maybe even they did run into something in the property and the seller was unwilling to make an amends.
- 4:14SPEAKER_00: Or one more thing that happens quite frequently, and you have to be really careful with this.
- 4:19SPEAKER_00: But as a buyer, they see another property that comes on the market that they like better, then they jump ship and go to that one.
- 4:25SPEAKER_00: Be wary with that, because there could be legal consequences, and nobody wants that.
- 4:30SPEAKER_00: All right, so you want to fire your agent.
- 4:31SPEAKER_00: Let's talk about this a little bit.
- 4:33SPEAKER_00: In the police department, we had a pecking order.
- 4:36SPEAKER_00: Whenever a cop screws up, there's internal affairs.
- 4:38SPEAKER_00: It starts at the divisional level, and you can go to their sergeant, their supervisor.
- 4:42SPEAKER_00: You see this on all these videos out there, you go to them.
- 4:44SPEAKER_00: And then after that point, if it's a big deal, if they really mess up or they were caught doing something, not just in the course and scope of their duties, but outside of employment at a bar beating people up or, you know, playing pool and ripping people off, whatever it may be, then those are different kinds of investigations.
- 5:01SPEAKER_00: It's sometimes they're done at the divisional level, and sometimes internal affairs takes it over.
- 5:06SPEAKER_00: Just depends.
- 5:07SPEAKER_00: In real estate, it's kind of the same thing.
- 5:09SPEAKER_00: So if you have an agent that you've hired and they've been, you know, whining and dining you, and they're very, very fancy and you really, really like them, do not be intimidated by that.
- 5:18SPEAKER_00: There's many agents out there that can do a very good job that would do anything to get your business.
- 5:24SPEAKER_00: So understand your position in this real estate contract, you're the boss.
- 5:29SPEAKER_00: Now, if my client, my boss, does something and it's going to get them into trouble, I will talk to my boss.
- 5:36SPEAKER_00: And if they're still willing to do this, it's going to get them in trouble.
- 5:39SPEAKER_00: And it's an ethical or it's an a lie type issue or disclosure issue, I have to recuse myself from that transaction.
- 5:47SPEAKER_00: I can no longer work with that person.
- 5:49SPEAKER_00: I'm not polypediana, but the issue is, is now my license is on the line.
- 5:54SPEAKER_00: Everything should be up front, and you should understand that.
- 5:56SPEAKER_00: And I think most people that sell their houses do.
- 5:59SPEAKER_00: Can you find somebody that'll lie for you on the real estate side?
- 6:02SPEAKER_00: I'm sure you can.
- 6:03SPEAKER_00: But again, if they're going to lie to you about something that you want them to lie about, what are they lying to you about things that you don't want them to lie about?
- 6:10SPEAKER_00: If you have this falling out, there's one way I think the best way to settle it would be to start getting the air clear.
- 6:17SPEAKER_00: Reach out to your agent over telephone or email.
- 6:20SPEAKER_00: And I have to say, email is probably the best because there's more accountability there and you're making the record.
- 6:26SPEAKER_00: You're putting into writing where your displeasure lies.
- 6:29SPEAKER_00: You're explaining to them what went on, what you didn't like, and how they can maybe remedy it or at least get an explanation from them to make sure you didn't misunderstand.
- 6:39SPEAKER_00: With the police department, whenever people came under scrutiny for some kind of a violation, ethical or legal or whatever it may be, usually if it wasn't a legal issue, it was more an administrative issue, some kind of breach of some kind of rule we had that didn't rise to the level of breaking the law, but it was breaking of an internal agreement that we all signed off on becoming police officers.
- 7:01SPEAKER_00: That particular violation was always looked at by the board of our peers, a couple command staff level officers and a civilian.
- 7:09SPEAKER_00: They all do that sort of thing most of the time.
- 7:11SPEAKER_00: They go to the Board of Rights and the police officer is there, sergeant, lieutenant, whomever it's whoever it is that's being charged with some kind of misconduct, and then they ask them to give a case.
- 7:23SPEAKER_00: So they have their defense, internal affairs puts on the other side the advocate section, and they go through the whole rule, and the officer is now having to explain their story.
- 7:32SPEAKER_00: They call witnesses in and all this sort of thing, and it's uh it's basically a civil tort or a preponderance of evidence, is what the officer, it's not beyond a reasonable doubt, it's only a 51% cause or a 51% proof that we'll find the officer guilty.
- 7:47SPEAKER_00: So you have those people in the board.
- 7:49SPEAKER_00: If they determine that this violation was a mistake of the heart and not of the mind, the penalty usually is a lot deeper, a lot heavier.
- 7:59SPEAKER_00: It's hard to reprogram somebody that's out there hurting people because they think it's fun or they like it.
- 8:05SPEAKER_00: That's a mistake of the heart, versus a mistake of the mind, which was an error, a mistake, an accident, something, a breach of judgment, a momentary lapse of normalcy, not equating to something or rising to the level of something super traumatic.
- 8:21SPEAKER_00: Again, if they can make a determination, whether it was a mistake of the heart or the mind is going to be a big difference as far as punishment is concerned.
- 8:30SPEAKER_00: Your agent, the one that you've had a falling out, or maybe at the beginning of having a falling out with, maybe you can make a determination whether it was a mistake of the heart or their mind.
- 8:40SPEAKER_00: Maybe it's something that they told you at the very beginning.
- 8:42SPEAKER_00: Maybe it's something that got them to win this listing for you, to win you as their buyer, which definitely in real estate is a prize, and everybody should be looked at as them being that prize, you know, elevated to the level of being on top of a pedestal because they've chosen this particular agent.
- 9:00SPEAKER_00: But let's say in doing so they told you something, and then later on they switch it up and they switch it back on you, and now you're offended.
- 9:06SPEAKER_00: Now you remembered what they told you in the beginning.
- 9:09SPEAKER_00: That's why you hired them in the first place, and now you're finding out it's different.
- 9:12SPEAKER_00: I would get that laid out in an email.
- 9:14SPEAKER_00: I would go to the large language models, ChatGPT or Grok, whichever one you happen to use, OpenAIs or Anthropic or Claude or whatever, and go and you maybe work it out with them to get a good email formulated, and then send that to your agent and see the response.
- 9:28SPEAKER_00: And if it comes down to it and you see that this is something you can move along with without worrying about it, without being concerned, then good for you.
- 9:36SPEAKER_00: And if again, good for your agent, especially.
- 9:39SPEAKER_00: But if you can't, there's a pecking order.
- 9:41SPEAKER_00: Now, depending on your how you're who your agent is, there's some agents that have these local brokerages.
- 9:46SPEAKER_00: They look great on billboards, but there's really that's the end of it.
- 9:50SPEAKER_00: After you get done exhausting any kind of remedy with them directly, there's really nowhere else to go except step into the board of realtors level.
- 10:00SPEAKER_00: That's the next, that's the next step.
- 10:02SPEAKER_00: So if in fact you have an agent that's a member of a franchise brokerage, usually they'll have a broker, even if they're a broker themselves, somebody that owns that particular franchise, you can step it up there.
- 10:14SPEAKER_00: Remax, exp, real T1 Group, Prudential, Christie's Estates.
- 10:19SPEAKER_00: These are examples, COWA Banker, these are examples of franchises that have a hierarchy.
- 10:25SPEAKER_00: They have a pecking order.
- 10:26SPEAKER_00: So even if your agent is a broker, has a broker's license, you can still find somebody else in that company to follow up with and have them try to fix the situation.
- 10:35SPEAKER_00: Now, this is mostly if you want to take it further, if your agent's being a stick in the mud, not going to let you out of contract, then you're going to have to go to whose listing it really is, which would be the brokerage's listing if they happen to be franchised or a member of a brokerage.
- 10:50SPEAKER_00: But you'll talk to them in the same way.
- 10:52SPEAKER_00: You'll say, listen, you know, I hired your agent.
- 10:54SPEAKER_00: He seemed like a, she seemed like they seemed like a great person in the very beginning, and this is the issues that happen.
- 10:59SPEAKER_00: And in some cases, the broker's probably going to be on your side.
- 11:03SPEAKER_00: A lot of times the broker is going to stand up for their agent.
- 11:06SPEAKER_00: And if you don't get any remedy at that level, then you take it up to the board of realtors.
- 11:10SPEAKER_00: Here in Santa Clarita Valley, it's the Southland Regional Association of Realtors or the SRAR.
- 11:16SPEAKER_00: Go to SRAR.com.
- 11:18SPEAKER_00: That's where our board is.
- 11:20SPEAKER_00: Now, a person that lists real estate here in Santa Clarita doesn't have to be a member of our board.
- 11:25SPEAKER_00: They can be a member of a reciprocal board.
- 11:27SPEAKER_00: So you name it here in Southern California.
- 11:29SPEAKER_00: There's tons of boards of realtors.
- 11:31SPEAKER_00: You deducing or finding out what board they're a member of isn't hard.
- 11:35SPEAKER_00: In fact, you can just send the agent an email or a text message, probably email better, saying, listen, what board are you a member of?
- 11:42SPEAKER_00: Even that particular action might give you some relief because now they know that you're stepping up your investigation, you're stepping up your complaint, going to a higher level, which could hold them even more accountable.
- 11:55SPEAKER_00: Let's say at the board level, you don't get what you're looking for.
- 11:58SPEAKER_00: Let's say you're running into issues, and you know, maybe bounce this off a couple other people too, because sometimes we have a we get very emotional, and maybe we want to like get blood, we want to be that, you know, that guy at the toll booth that's able to stop all the traffic in the world when somebody's short five cents and we get overzealous in our hunt.
- 12:19SPEAKER_00: That's fine.
- 12:20SPEAKER_00: But if you need to go that next level, now the state of California, the actual real estate, uh the California Department of Real Estate would be that next level to step up your complaint with.
- 12:31SPEAKER_00: Usually the local boards are great, but that would be that final cause, and more than likely they would hear your issue if in fact you didn't get remedy all the way through.
- 12:40SPEAKER_00: Now do yourselves a favor if you're going to start this process.
- 12:43SPEAKER_00: You definitely want to build a folder so you have all the information, all the correspondence you put into it, so you can recall it when you get to this endpoint because nobody's letting you get what you need.
- 12:54SPEAKER_00: There's no remedy or anything else.
- 12:56SPEAKER_00: And of course, attorneys are always an option.
- 12:59SPEAKER_00: Everybody seems to like to go that route.
- 13:01SPEAKER_00: It's very rare that people actually call somebody else and say, hey, listen, I have a problem with what you said.
- 13:07SPEAKER_00: Can you explain it to me?
- 13:08SPEAKER_00: Uh it's too bad that doesn't happen.
- 13:10SPEAKER_00: But anyway, maybe that's my generation.
- 13:12SPEAKER_00: But that's really that pecking order.
- 13:14SPEAKER_00: And if you're not getting what you want, there's always somebody else to go with.
- 13:18SPEAKER_00: I love it when I get involved in a situation.
- 13:20SPEAKER_00: It hasn't happened often, but whenever you run into maybe a security guard, you're at a location, and this has happened a few times where there's been some event, and the security guard really just went too far with their particular authority.
- 13:36SPEAKER_00: So then I want to talk to their boss, and they say, Well, I'm the boss.
- 13:39SPEAKER_00: I say, Oh, you're the boss.
- 13:41SPEAKER_00: Well, who do you call if there's well, nobody.
- 13:43SPEAKER_00: I uh it's me.
- 13:44SPEAKER_00: I said, so let's say you pulled your gun out and you blew somebody away.
- 13:48SPEAKER_00: Who would you call then?
- 13:50SPEAKER_00: Oh, well, oh, would you handle that yourself?
- 13:52SPEAKER_00: Is that that's all you would need?
- 13:53SPEAKER_00: Well, no, I would call, well, then call that person.
- 13:56SPEAKER_00: There's always somebody else.
- 13:57SPEAKER_00: So don't let people tell you, well, I'm the boss.
- 13:59SPEAKER_00: You know, I'm the guy that decides.
- 14:01SPEAKER_00: There's always somebody else.
- 14:02SPEAKER_00: So do yourselves a favor, be good to each other.
- 14:05SPEAKER_00: If you have an issue with your agent, follow up with them, give them that benefit of the doubt, see where they are.
- 14:12SPEAKER_00: I think everybody in this world deserves that.
- 14:15SPEAKER_00: And if they really do have a black heart, then move on.
- 14:18SPEAKER_00: I'm Connor with honor.
- 14:19SPEAKER_00: Thank you so much for watching.
- 14:20SPEAKER_00: You can find more information at Santa Clarita Openhouses.com.
- 14:25SPEAKER_00: Be well.
- 14:25SPEAKER_00: We'll talk to you in the next one.
- 14:27SPEAKER_00: And tomorrow's August 1st.
- 14:28SPEAKER_00: Who would have thought?
- 14:29SPEAKER_00: I uh just fly.
- 14:31SPEAKER_00: It's almost Christmas.
- 14:32SPEAKER_00: Be well, everybody.
- 14:33SPEAKER_00: Be safe.
- 14:34SPEAKER_00: We'll talk to you soon.
