Transcript
- 0:00SPEAKER_00: Good day.
- 0:00SPEAKER_00: Let's get into what's happening with the seller's world out there in real estate.
- 0:04SPEAKER_00: Currently, today, of course, is the 8th of I need to get better at circles, the 8th of October, 6.40 p.m.
- 0:12SPEAKER_00: Pacific Standard Time.
- 0:14SPEAKER_00: Looking at what's going on here in the market, we have 28.9% of the properties out there that are actually going over asking.
- 0:20SPEAKER_00: And everybody argues about asking price.
- 0:23SPEAKER_00: I mean nobody, almost nobody checks it.
- 0:25SPEAKER_00: So here's what Santa Clarita homes are actually closing at against what the sellers ask.
- 0:30SPEAKER_00: I think it's incredibly valuable.
- 0:32SPEAKER_00: Have a median price of additional$10.1,000 in the last 30 days, 228 homes closed in the Santa Clarita Valley.
- 0:40SPEAKER_00: The median price was$759,500 and the typical home sold in 31 days.
- 0:45SPEAKER_00: Now, of all of this, it's not just single family residences.
- 0:49SPEAKER_00: This is a conglomeration of single family residences, condominiums, townhomes.
- 0:53SPEAKER_00: So you're going to see that.
- 0:54SPEAKER_00: Now for specific markets, and Santa Clarita is dynamically three separate markets.
- 0:59SPEAKER_00: The closest two in relation are going to be single family residence and townhomes.
- 1:04SPEAKER_00: Condominiums are going to be an entirely different market, very much in the buyer zone.
- 1:08SPEAKER_00: Buyers full advantage.
- 1:09SPEAKER_00: I know people are out there saying, oh my God, you know, it's it's now a buyer's market.
- 1:14SPEAKER_00: Well, not yet in the single family and townhome realm.
- 1:17SPEAKER_00: Townhome more than single family, but it's not there yet.
- 1:20SPEAKER_00: Everybody, of course, argues about asking price.
- 1:22SPEAKER_00: Almost nobody checks it.
- 1:24SPEAKER_00: 24.2% of the properties going out and asking, 46.9% under asking.
- 1:29SPEAKER_00: That's what's happening in the offer world now.
- 1:32SPEAKER_00: If you want to see uh more information on this, SantaClaritaOpenhouses.com.
- 1:36SPEAKER_00: You can go in there and talk to Clara.
- 1:38SPEAKER_00: She's the AI system I put on that site.
- 1:40SPEAKER_00: Of course, you can always talk to me.
- 1:42SPEAKER_00: I don't know.
- 1:42SPEAKER_00: Some people seem to would rather just kind of get more information before they make any kind of a phone call.
- 1:48SPEAKER_00: But go ahead, talk to Clara.
- 1:50SPEAKER_00: She'll be able to shed some light on this.
- 1:52SPEAKER_00: Sold over asking properties, 13 days, sold under asking properties, 47 days on the market.
- 1:57SPEAKER_00: And again, you know, sellers got most of their uh what they were looking for, but only 48, or excuse me, 98.6 of their original price, 40.3% had some kind of a reduction.
- 2:07SPEAKER_00: Typically, back in the day, we saw reductions happen at a 30-day time on market timeframe.
- 2:13SPEAKER_00: That's not an unusual time.
- 2:14SPEAKER_00: You'll see that.
- 2:15SPEAKER_00: And that price adjustment's going to be categorically dependent on the seller's motivation.
- 2:20SPEAKER_00: Is the seller wanting to move the property faster, or do they want to wait, or they don't even uh incur any kind of a price strategy or price decline?
- 2:28SPEAKER_00: Once most sellers do this, however, if the agent is worth their salt, you'll start to see this property start to tick up to the very top of the uh search engines out there when people are searching for real estate, just like Santa Clarita Open Houses, which is my system.
- 2:42SPEAKER_00: Feel free to have a look, please.
- 2:44SPEAKER_00: I would appreciate it.
- 2:44SPEAKER_00: We'll see you tomorrow.
- 2:45SPEAKER_00: Updates coming all the time.
- 2:47SPEAKER_00: You can go to Santa Clarita Open Houses and talk to Clara as well.
- 2:50SPEAKER_00: Ask her how the market is.
