- 0:34Speaker 1: the fam. Stop those tuna, then stop those la fam
- 0:44Speaker 1: the nats.
- 1:25Speaker 2: Good morning. It is Thursday, the sixteenth already of the month.
- 1:32Speaker 2: Hope you got your taxes done yesterday. It's a nine
- 1:35Speaker 2: o two. We're at fifty eight degrees already, which is
- 1:41Speaker 2: so so nice. Scattered thunderstorms developing this afternoon. Some of
- 1:46Speaker 2: them could be packing a pretty good punch. Seventy two
- 1:50Speaker 2: degrees for the daytime hot well disappointed. A couple of
- 1:54Speaker 2: days ago they were saying seventy six, which is almost eighty.
- 1:59Speaker 2: But we'll take it. We'll take it. I am definitely
- 2:01Speaker 2: not complaining. Showers and thunderstorms tonight, down around fifty four,
- 2:05Speaker 2: and then tomorrow on Friday, cloudy sky's and sixty eight
- 2:12Speaker 2: degrees for the daytime high. Just perfect. John beyond a
- 2:16Speaker 2: Lillo stumbling over here this morning, hasn't even had a
- 2:20Speaker 2: cup of coffee yet, but man, it was nice to
- 2:23Speaker 2: come in the short sleeve shirt though.
- 2:25Speaker 3: Wasn't it absolutely the first day of the year I
- 2:28Speaker 3: think without a coke?
- 2:29Speaker 2: Yeah, it was nice, isn't it? Good morning, my friend?
- 2:33Speaker 3: How are you? I'm good? Good morning to you man.
- 2:35Speaker 2: I haven't seen you in a while. Everything everything all.
- 2:37Speaker 3: Right, Thing's been good, been busy.
- 2:39Speaker 2: What's happening over at BCK real Estate? Right down the
- 2:43Speaker 2: road here?
- 2:43Speaker 3: We have been busy listing property the last several weeks.
- 2:46Speaker 2: I'm sure, I'm sure. What's what's going on across the street.
- 2:52Speaker 2: I got to ask you do you do you.
- 2:53Speaker 3: Know in the old Ormsby building? Yeah, Christen Vermont. We
- 2:58Speaker 3: always refer to the building I three owners ago, but
- 3:01Speaker 3: always going to be it's gonna be apartments. Yeah.
- 3:07Speaker 2: Nice to see, uh, some change, some some development.
- 3:10Speaker 3: Building looks great. The facidity of the building. They put
- 3:13Speaker 3: it back to you know way it was years ago
- 3:15Speaker 3: and modern with modern windows and doors. It looks great.
- 3:19Speaker 2: Yeah. What do you think of should we be having
- 3:22Speaker 2: apartments right on the sidewalk on North Main Street? What
- 3:27Speaker 2: do you what do you say about that?
- 3:30Speaker 3: Yeah? Why not? We need them. It's a downtown area.
- 3:32Speaker 3: You don't need a carrie, you can walk to just
- 3:34Speaker 3: about everything. I think it's great.
- 3:37Speaker 2: Okay, we have we have a lot to talk about
- 3:40Speaker 2: this morning. It's been a while since I've had you on.
- 3:43Speaker 2: Every time I hear the h word housing or homes
- 3:49Speaker 2: or anything like that. I generally think of of you
- 3:52Speaker 2: guys over at b c K real Estate. I've walked by,
- 3:56Speaker 2: I've seen some of the listings that you've you've gotten
- 3:59Speaker 2: the window. We're gonna sho some of those on the
- 4:01Speaker 2: monitor here in just a little bit. But first though,
- 4:04Speaker 2: I want to read something that I'm going to ask
- 4:10Speaker 2: you a lot of stuff. I'm going to ask you
- 4:11Speaker 2: about the housing market and how is it being impacted
- 4:14Speaker 2: by the war and I ran and all that stuff.
- 4:17Speaker 2: But first something that I clipped out of the World
- 4:20Speaker 2: newspaper that I want to read here and get your
- 4:24Speaker 2: your response on. And I know you'll have an opinion
- 4:28Speaker 2: on this. Listen, We'll say to folks, right now, this
- 4:36Speaker 2: is aired out, is off the cuff, it's it's live.
- 4:40Speaker 2: It's very very much nonscripted. Poor John comes in here,
- 4:44Speaker 2: he doesn't know that I'm going to throw this at him.
- 4:47Speaker 3: So we're just going to talk about a few houses.
- 4:49Speaker 2: Well, we are going to talk about a few houses.
- 4:52Speaker 2: Of course, we're gonna all right, hit me.
- 4:54Speaker 3: I'm ready.
- 4:54Speaker 2: But you know what, though, honestly, on a serious note,
- 4:58Speaker 2: this is people are getting the the authentic John Beyondolilo
- 5:02Speaker 2: right now, because you're you're real. You say it like
- 5:08Speaker 2: it is, even though I'm throwing something at you. Here,
- 5:12Speaker 2: here it is, I'm going to read it. Governor Phil
- 5:13Speaker 2: Scott signed Executive Order six' twenty, five which aims to
- 5:19Speaker 2: promote housing construction and rehabilitation and Address vermont's severe housing.
- 5:27Speaker 2: Shortage the order addresses regulatory barriers and permitting, requirements energy code,
- 5:34Speaker 2: standards and permitting costs associated with housing. Projects, currently a
- 5:41Speaker 2: quarter a quarter Of vermont renters spend more than fifty
- 5:48Speaker 2: percent of their income on housing, costs which will continue
- 5:52Speaker 2: to trend in the wrong direction if action isn't. Taken
- 5:58Speaker 2: here's the big. One here's the big take. Away with
- 6:01Speaker 2: forty thousand new homes needed by twenty, thirty that's in
- 6:09Speaker 2: a couple of years to meet the, Demand Governor scott's
- 6:14Speaker 2: Executive order takes steps to increase the pace of home
- 6:18Speaker 2: building in the. State what's Say john Beyond alilo on?
- 6:24Speaker 3: THIS i, MEAN i think we're in a tough. SPOT
- 6:28Speaker 3: i MEAN i THINK i don't know the specifics of
- 6:30Speaker 3: the executive.
- 6:31Speaker 2: ORDER i know that.
- 6:34Speaker 3: One of the biggest items is that the biggest item
- 6:36Speaker 3: on The governor's agenda has been to have more, housing
- 6:38Speaker 3: and we certainly need more. Housing you, know the devil's
- 6:42Speaker 3: always in the. DETAILS i don't, know you, know it's
- 6:45Speaker 3: pretty hard to turn a big ship on a. Dime and,
- 6:48Speaker 3: yeah you, KNOW i don't know how much impact permitting
- 6:53Speaker 3: reform can have right. Away it seems like the majority
- 6:56Speaker 3: of the development ends up In Chittenham, county so it
- 6:59Speaker 3: doesn't really necessary really help us here so. Much you,
- 7:03Speaker 3: know that's not necessarily on, purpose but just you, know
- 7:07Speaker 3: they have the infrastructure and, frankly the, staff the town planning,
- 7:13Speaker 3: staff you, know much more abundantly than we do here
- 7:17Speaker 3: in Central vermont to be able to handle those kind of. Projects.
- 7:19Speaker 2: Yeah. Yeah article, continues saying the order requires performance metrics
- 7:28Speaker 2: to be reported to The governor's office on a monthly.
- 7:31Speaker 2: Basis metrics include the average permit processing times for housing,
- 7:35Speaker 2: projects number of permits issued under expediated, procedures the impact
- 7:43Speaker 2: on fee, revenue and any resulting budget, adjustments as well
- 7:47Speaker 2: as regulatory barriers identified and. Resolved do you think the
- 7:55Speaker 2: governor is AND i know this is a little bit
- 7:59Speaker 2: of a blame thine here is as fully aware of
- 8:05Speaker 2: the crisis in our state when it comes to. HOUSING
- 8:10Speaker 2: i think.
- 8:10Speaker 3: It's more aware than most. People AND i, mean you,
- 8:15Speaker 3: KNOW i don't bear not get too, political but he's
- 8:19Speaker 3: more aware than the most of the people in the State, house,
- 8:21Speaker 3: honestly and that's part of the.
- 8:23Speaker 2: Issue all you, say the affordability problem isn't a lack of.
- 8:31Speaker 2: Financing expand on that a little.
- 8:34Speaker 3: Bit, well IT'S i, mean there's there's an example. Financing you.
- 8:40Speaker 3: Know the challenge that we have is, that you, know
- 8:43Speaker 3: one of the challenges is that there's really, nowhere there's
- 8:46Speaker 3: not a lot of options for people when they get
- 8:50Speaker 3: older to like for senior housing or assisted. Living THERE'S
- 8:54Speaker 3: i mean there's, some but there's just it's not here in,
- 8:56Speaker 3: abundance and so they stay in their houses as long
- 8:59Speaker 3: as they possibly, can sometimes you, know too, long, honestly
- 9:03Speaker 3: and so you, know their houses never come on the,
- 9:07Speaker 3: market and so people that maybe want to you, know
- 9:09Speaker 3: they're in the middle of the, market or have a
- 9:11Speaker 3: starter home that want to move, up there's nothing to
- 9:12Speaker 3: move up. To you. Know it's it's getting a little
- 9:17Speaker 3: better because you can only hang on to your three
- 9:19Speaker 3: percent interest rate so long before you, know you're putting
- 9:22Speaker 3: your life on. Hold but the people you, know older
- 9:27Speaker 3: people options are are are, slim and that's part of
- 9:31Speaker 3: the difficulty.
- 9:35Speaker 2: Wages able to keep up with rising home.
- 9:42Speaker 3: PRICES i, mean on the face of, it you would say,
- 9:49Speaker 3: no but you, Know i've been hearing this for, decades
- 9:55Speaker 3: so that to date. Myself BUT i, mean, honestly part
- 10:00Speaker 3: of the challenge is, that you, know when we were,
- 10:05Speaker 3: kids WHEN i was a, kid you, know people would
- 10:08Speaker 3: be even older people would buy what they could. Afford
- 10:11Speaker 3: it wasn't their dream house, necessarily they would buy what
- 10:14Speaker 3: they could. Afford they'd put money into, it build, equity you,
- 10:18Speaker 3: know they'd pay down their mortgage in the meantime and
- 10:20Speaker 3: build more equity that, way and then they'd move up
- 10:23Speaker 3: to a bigger. Home and a lot of the buyers
- 10:28Speaker 3: today want to skip that step and they want to
- 10:31Speaker 3: go right to their dream. Home and so, yeah of
- 10:34Speaker 3: course they can't afford, it you know, That and that's you,
- 10:41Speaker 3: know it's tough to put a broad brush over you,
- 10:44Speaker 3: know not all buyers are like. THAT i, MEAN i
- 10:46Speaker 3: really APPLAUD i see some you, know see some young
- 10:50Speaker 3: buyers that are buying multifamilies and they're living in a,
- 10:53Speaker 3: unit and that's, smart you, know because they've got the
- 10:56Speaker 3: tenants paying the mortgage for. Them they're building equity and
- 10:59Speaker 3: they know it's not, there you, know their end i'll
- 11:02Speaker 3: be all dream, house but they're willing to put in
- 11:04Speaker 3: the work to do.
- 11:05Speaker 2: That what do you think of the rate of which
- 11:10Speaker 2: buyers are are getting priced out Of Chittenden county well going?
- 11:17Speaker 3: Up oh, yeah THAT'S i, mean that's the thing that's,
- 11:19Speaker 3: helped helped or hurt hear us in Central vermont because
- 11:23Speaker 3: the people get priced out of the. Market it's always
- 11:25Speaker 3: been that. WAY i mean back EVEN i remember back
- 11:28Speaker 3: in the, nineties it was that. Way they'd get priced
- 11:30Speaker 3: out Of Shitton. County they'd come down, here they decide
- 11:33Speaker 3: they're going to commute forty five minutes or an, hour
- 11:35Speaker 3: and you, know they feel like they got you, know
- 11:38Speaker 3: a heck of a house down, here and they're willing to.
- 11:40Speaker 2: Commute look what happened At exit ten a couple of years, ago,
- 11:44Speaker 2: well late, nineties mid to late. Nineties it just exploded
- 11:50Speaker 2: that whole Area. Waterbury waterbury is.
- 11:53Speaker 3: TREMENDOUS i mean, yeah, REALLY i mean all the restaurants and,
- 11:56Speaker 3: stores and it's.
- 11:59Speaker 2: WHEN i, lived WHEN i lived, there WHEN i lived
- 12:01Speaker 2: there in ninety. Four totally, different totally, different and it
- 12:08Speaker 2: just exploded late. NINETIES i think it was was when
- 12:11Speaker 2: the secret got out that you could work In burlington
- 12:17Speaker 2: and live In waterbury right next to the Beautiful waterbury
- 12:21Speaker 2: Reservoir ben And jerry's Called Holo Cider, mill and be
- 12:25Speaker 2: still be right there in the. Hills secret got. Out.
- 12:29Speaker 3: Man, OH i know the prices have gone up significantly In. Waterbury,
- 12:32Speaker 3: yeah In.
- 12:33Speaker 2: Middlesex but then there's there's another line where it seems
- 12:36Speaker 2: like kind of maybe you correct, me you're you're the
- 12:42Speaker 2: expert that the secret's getting out on the other side
- 12:47Speaker 2: to the, east that you can work In, hanover you
- 12:52Speaker 2: can you can work At, dartmouth you can work In Saint,
- 12:56Speaker 2: jay but also kind of go to the west a
- 13:00Speaker 2: little bit and get into the hills out of the
- 13:03Speaker 2: out of the, valley out of The Connecticut river. Valley.
- 13:06Speaker 3: Yeah that, yeah that that's the thing that's really that is.
- 13:09Speaker 3: HAPPENING i, MEAN i don't think that affects us so
- 13:12Speaker 3: much here In, barrie but, certainly Like randolph is, seen
- 13:16Speaker 3: there's been you, know home prices have benefited from people
- 13:18Speaker 3: Commuting randolph down. Too you, know handover In.
- 13:21Speaker 2: Dartmouth mortgage rates jumped with the CONFLICT uh In iran
- 13:30Speaker 2: affecting the housing. Market you basically, say take a deep.
- 13:38Speaker 2: Breath all real, estate at least for what you're concerned,
- 13:44Speaker 2: With all real estate is local real. Estate Relax is
- 13:50Speaker 2: that is that what you're? Say?
- 13:51Speaker 3: YEAH i also, say you, know marry the, house date the.
- 13:55Speaker 3: Rate so, yeah rates have popped up a little, bit
- 13:58Speaker 3: and it's become a challenge for some, buyers but you
- 14:02Speaker 3: know you'll get a chance to refinance that down the.
- 14:04Speaker 3: Road the important thing is is to you, know get
- 14:06Speaker 3: get a good. House.
- 14:07Speaker 2: Yeah tell me about some of these these homes that
- 14:13Speaker 2: you have on the. MARKET i want to show Uh. Clifton,

- 18:28Speaker 3: got wide, hallways no basement to worry, about got an
- 18:36Speaker 3: outbuilding in the back sits up on a. Hill it's
- 18:39Speaker 3: a great one level.
- 18:41Speaker 2: House vaulted wood.
- 18:42Speaker 3: Ceiling, yeah TWENTY i think it's a little over twenty
- 18:45Speaker 3: seven hundred square feet.
- 18:46Speaker 2: And is what is? Is what is? This is that
- 18:50Speaker 2: the living?
- 18:51Speaker 3: Room THAT'S I i guess i'd call that the family. Room, Okay,
- 18:56Speaker 3: yeah it's got really cool wood ceiling and geez, yeah that's.
- 19:02Speaker 2: AMAZING i love.
- 19:03Speaker 1: That.
- 19:04Speaker 2: Again this is In barry at Three Hutchins, Circle Barry.
- 19:09Speaker 3: Town.
- 19:09Speaker 2: Yep very, unique very. Unique what else do we? Have
- 19:15Speaker 2: let's see WHAT i got? Here?
- 19:17Speaker 3: Oh this one is that's. It that's that's from the,
- 19:20Speaker 3: backyard big big. Backyard, yeah, yeah Then i've got some coming.
- 19:24Speaker 3: ON i don't THINK i sent you pictures OF i
- 19:26Speaker 3: got a single wide mobile. Home it's not that. Old,
- 19:32Speaker 3: actually it's going to come on for one fifty In Barry.
- 19:35Speaker 3: City the owner just put a new roof on. It
- 19:39Speaker 3: lindbergh App, yeah in the process of getting the yard
- 19:44Speaker 3: cleaned up and, everything you, know looking good for curb.
- 19:48Speaker 3: Appeal that that'll be coming on in the. Market, oh
- 19:53Speaker 3: depending on when all the work it's. Done i'd say
- 19:55Speaker 3: probably in about a week or. SO i, mean talk
- 19:58Speaker 3: about affordable there you. Go you know it's one hundred
- 20:00Speaker 3: and fifty two. Bedroom, yeah it's unheard, of SO i
- 20:04Speaker 3: expect THAT i was going to have a lot of
- 20:06Speaker 3: activity on for.
- 20:07Speaker 2: Sure, yeah entry level opportunity good for buyers looking to
- 20:12Speaker 2: get in to something. Affordable one hundred and fifty EIGHTY
- 20:16Speaker 2: us seem like they're kind of popping up. NOW i,
- 20:20Speaker 2: Mean fectos is just there's they're moving, them they're selling.
- 20:25Speaker 2: Them oh, yeah, YEAH i mean there's there's some some
- 20:28Speaker 2: real advantage to, that and the state seems like they're
- 20:33Speaker 2: pretty friendly with with regard to.
- 20:35Speaker 3: That, well, yeah it's a state, laws so it supersedes
- 20:40Speaker 3: any local, zoning so they can't turn somebody. Down you
- 20:43Speaker 3: can have up to thirty percent of the square footage
- 20:46Speaker 3: of the house as an accessory dwelling in law apartments
- 20:49Speaker 3: some people call, them, yeah backyard cottage. Whatever, yeah so
- 20:54Speaker 3: that's nine hundred square feet something like.
- 20:57Speaker 2: That nine hundred or, LESS i, think, yeah.
- 21:00Speaker 3: But it can't be more than thirty percent of the
- 21:02Speaker 3: of the. House, SO i, mean there's an example of
- 21:05Speaker 3: something that the state did. That it's good because it
- 21:07Speaker 3: encourages you know, people you, know, apartments somebody can live in.
- 21:11Speaker 3: Them kids and, yeah.
- 21:13Speaker 2: Friends, relatives, mother, father list goes. On, yeah you get
- 21:17Speaker 2: in a fight with your, Wife you're you're in the
- 21:22Speaker 2: backyard cottage for a, week maybe two living.
- 21:27Speaker 3: Garage that's WHY i, meant that's why men always want
- 21:30Speaker 3: a big. Garage, right what?

- 22:48Speaker 3: be a good. One i'm going to have a fimhouse In,
- 22:55Speaker 3: berrytown a couple of. Acres it's gonna go. Quickly it's
- 23:02Speaker 3: going to be priced around four. Hundred, okay so, yeah
- 23:07Speaker 3: IT'S i it's really broken wide. OPEN i mean it
- 23:11Speaker 3: was dead this winter both, buying you, know buyers and,
- 23:15Speaker 3: listings and it's just broken wide open in the last
- 23:19Speaker 3: three four. WEEKS i feel, like you, know back in
- 23:24Speaker 3: the in the days WHEN i used to lift twenty
- 23:26Speaker 3: five to thirty properties and you, know in a. Month,
- 23:29Speaker 3: yeah and, YEAH i don't Think i'm quite there. Yet but.
- 23:33Speaker 2: What what's what's considered a rough winter less than ten?
- 23:41Speaker 2: LISTINGS i don't.
- 23:44Speaker 3: KNOW i never really thought about it in those. TERMS
- 23:46Speaker 3: i just about how BUSY i am or not?
- 23:48Speaker 2: Busy yeh, yeah, yeah but things are things are our
- 23:52Speaker 2: phone's ringing? Now, yeah definitely once once that grass greens
- 23:56Speaker 2: up a little.
- 23:57Speaker 3: Bit, well we had those two warm days like four weeks.
- 23:59Speaker 3: Ago honestly that that kind of changed, everything even though
- 24:02Speaker 3: the weather's not been that great since until about.
- 24:05Speaker 2: Yesterday but but you, say you, know don't necessarily wait
- 24:10Speaker 2: for the snow to.
- 24:11Speaker 3: Melt listen to, ME.
- 24:12Speaker 2: JD I i, KNOW i know a lot of people
- 24:15Speaker 2: that are there this. MORNING i know a.
- 24:16Speaker 3: Lot of people that are putting on putting their houses.
- 24:18Speaker 1: On.
- 24:18Speaker 3: Now it's good they're still ahead of the curve because
- 24:20Speaker 3: everybody thinks they got to wait till like the third
- 24:22Speaker 3: or fourth week In may because everything's going to be.
- 24:24Speaker 3: Green but that's when your most most of your competition.
- 24:27Speaker 3: Is and, again this isn't A covid. Market this is you,
- 24:30Speaker 3: know we're back in a normal. Market so in a normal,
- 24:33Speaker 3: market there's only so many buyers every, Year so you're
- 24:36Speaker 3: better off getting on the market, early, yeah and and
- 24:40Speaker 3: getting one of those buyers, then you, know then, Waiting.
- 24:44Speaker 2: Yeah and and get it listed as early as you
- 24:52Speaker 2: can in the, year and find those photos that you
- 24:56Speaker 2: have of that green backyard with the beautifully modile just
- 25:01Speaker 2: because you don't have to take a current picture. Always that's. Right,
- 25:07Speaker 2: YEAH a lot of a lot of, us including, myself
- 25:10Speaker 2: need to be reminded of. That we, don't we don't
- 25:12Speaker 2: think that. Way tell me, about, uh the the mortgage.
- 25:19Speaker 2: Rates they're they're moving around a little. Bit you, know
- 25:23Speaker 2: everything gets affected when uh something like you, know a,
- 25:29Speaker 2: war uh is. Happening, Uh Freddie mack is adjusting. Things
- 25:34Speaker 2: numbers are moving around a little. Bit rates spiked a little.
- 25:38Speaker 2: Bit thirty year fixed mortgage RATE i think is right
- 25:44Speaker 2: around six three eight right, Now, yeah somewhere in.
- 25:48Speaker 3: The institution six three eight six five a's you, know
- 25:52Speaker 3: up a little bit from, YEAH i mean they got
- 25:54Speaker 3: up almost a. Seven, Briefly, Okay, uh what do you
- 25:59Speaker 3: say about?
- 26:00Speaker 2: That panic?
- 26:01Speaker 3: RELAX i, mean, honestly, historically anything below eight percent is
- 26:05Speaker 3: a good. Rate, okay you, know and you, know and you,
- 26:11Speaker 3: know nobody likes, inflation but inflation causes home prices to go,
- 26:15Speaker 3: up so you, know if you're worried about, inflation as
- 26:19Speaker 3: soon as you buy the better, Honestly.
- 26:21Speaker 2: Yeah, yeah what about the fifteen year?
- 26:27Speaker 3: Fixed oh if you can do it fifteen, years great
- 26:29Speaker 3: because then your you, know your debt gets paid off
- 26:32Speaker 3: much quicker and it's a lower interest. Rate those are,
- 26:34Speaker 3: RIGHT i don't think around five and a, half five and,
- 26:36Speaker 3: seven five point seven to. Five you, know if you
- 26:40Speaker 3: can do a fifteen, year that's you, know that's. Ideal.
- 26:43Speaker 2: Yeah folks that are confused about some, listen this is
- 26:52Speaker 2: some crazy waters to. Navigate sometimes most of the TIME
- 26:57Speaker 2: i might even, say can they come in and just
- 27:00Speaker 2: chat with? You, hey SHOULD i do a fifteen year
- 27:03Speaker 2: to SHOULD i do a thirty? Year or should they?
- 27:05Speaker 2: Go would you point them in the direction of a
- 27:08Speaker 2: trusted lender in the.
- 27:09Speaker 3: AREA i, mean one of the advantages of working with
- 27:12Speaker 3: us seasoned real estate. Professionals we have, contacts we have,
- 27:17Speaker 3: Lenders we know who you, know the best lenders, are
- 27:20Speaker 3: so you, know we can talk in general terms with
- 27:22Speaker 3: somebody about the. Markets but, yeah they should go talk
- 27:25Speaker 3: to somebody who's an expert on financing and get pre. Approved,
- 27:29Speaker 3: okay how complicated is? That it's getting per? Approved isn't
- 27:35Speaker 3: really that. DIFFICULT i mean it's a little heart more
- 27:38Speaker 3: challenging if you're self. Employed but you, know if you've
- 27:41Speaker 3: been in your job for at least two years and
- 27:45Speaker 3: you know you don't have a ton of. Debt even
- 27:49Speaker 3: if you do have a ton of, debt a lot
- 27:50Speaker 3: of times some of these lenders will tell you what
- 27:52Speaker 3: you need to do is, say, oh you're not ready
- 27:53Speaker 3: to buy, now but you, know if you DO, X
- 27:56Speaker 3: y and z for the next six to twelve, months
- 27:58Speaker 3: your credit score is going to be here and you'll
- 28:00Speaker 3: be able to.
- 28:00Speaker 2: Buy what did you say? Earlier you, said, marry marry the,
- 28:06Speaker 2: house marry the, house date the.
- 28:08Speaker 3: Rate. Yeah so if you really love, something if you
- 28:15Speaker 3: really uh have your sense of, place.
- 28:21Speaker 2: Stay with.
- 28:21Speaker 3: It. YEAH i, mean you, know in my first, HOUSE
- 28:28Speaker 3: i MEAN i stretched to buy as much house AS i.
- 28:30Speaker 3: Could it was a little. CONDO i MEAN i had
- 28:34Speaker 3: lawn furniture in the living room for the first nine
- 28:38Speaker 3: months BECAUSE i couldn't afford to. Buy you, KNOW i
- 28:41Speaker 3: put all my money into the house to be able
- 28:42Speaker 3: to buy the.
- 28:43Speaker 2: House, sure.
- 28:45Speaker 3: You, know so you do what you gotta do to you,
- 28:48Speaker 3: know to buy a. House it goes back to WHAT
- 28:50Speaker 3: i said, people you can't always start off with your.
- 28:52Speaker 3: Dream you can't start with your dream house. Necessarily you
- 28:54Speaker 3: went in the lottery.
- 28:57Speaker 2: The the adult age old question SHOULD i? Buy SHOULD i?
- 29:01Speaker 2: Rent how do we get the answer to? That for
- 29:05Speaker 2: folks that are, renting that've been renting for a long,
- 29:08Speaker 2: time and they just get comfortable with that norm and
- 29:17Speaker 2: don't necessarily, wonder, hey is it even possible THAT i
- 29:23Speaker 2: could buy, something you encourage them to explore get an.
- 29:29Speaker 3: Answer, YEAH i, mean you, know and and buying isn't
- 29:34Speaker 3: necessarily right for. Everyone if you if you know you're
- 29:38Speaker 3: in a transitional phase of your life and you don't
- 29:41Speaker 3: think you're going to be in a particular, area a particular,
- 29:44Speaker 3: job you know renting is a good. Option or you
- 29:48Speaker 3: know you're really super busy you don't have time to
- 29:51Speaker 3: take care of a, house then you, know if you
- 29:53Speaker 3: don't buy a condo or, something then you, know renting
- 29:56Speaker 3: is a good option because you just you, know you're
- 29:58Speaker 3: leave in the, morning you come, back you don't worry about.
- 30:00Speaker 3: Anything but you, know for most people, historically over, generations
- 30:07Speaker 3: they'd they've made their wealth by buying a house and
- 30:11Speaker 3: having to appreciate and paying down the mortgage and then
- 30:14Speaker 3: buying the next, house and it's you, know it's the
- 30:16Speaker 3: biggest source of wealth people have in this.
- 30:18Speaker 2: Country would you like to see and do you think
- 30:23Speaker 2: there will be more new home construction In Washington, County Orange?
- 30:30Speaker 3: COUNTY i, mean the cost of materials is so. EXPENSIVE
- 30:35Speaker 3: i don't think they'll be an appreciable. AMOUNT i, REALLY
- 30:41Speaker 3: i really. Don't first of, all there aren't that many builders,
- 30:44Speaker 3: anymore and you, know it's a it's a big risk
- 30:50Speaker 3: to put in the. INFRASTRUCTURE i, mean, honestly we've got,
- 30:54Speaker 3: gosh two or three hundred city lots that were laid
- 30:59Speaker 3: out years. Ago so if we could just if the
- 31:02Speaker 3: city or the state or somebody could just put in
- 31:05Speaker 3: the infrastructure of the, roads those could be developed at
- 31:09Speaker 3: a reasonable. Price but the problem now is nobody wants
- 31:13Speaker 3: to spend the money to put in the road and
- 31:16Speaker 3: the water line and all that stuff and be the
- 31:19Speaker 3: first one and have everybody, else you, know ride on their.
- 31:22Speaker 3: COATTAILS i, mean those lots should be. Developed there's there's
- 31:27Speaker 3: a ton of them here in the. City have you.
- 31:32Speaker 2: Had a chance to drive up Around Beckley hill and
- 31:37Speaker 2: see what the fectos are.
- 31:39Speaker 3: Doing yeah up? There, wow, yeap that came up in a.
- 31:43Speaker 3: Hurry looks, amazing doesn't. He and they've sold some some are.
- 31:48Speaker 2: Rented, yeah you mentioned infrastructure just a little while. Ago
- 31:57Speaker 2: pardon the, pun BUT i want to go down that.
- 31:58Speaker 2: Road what are your what are your thoughts? About AND
- 32:05Speaker 2: i don't want to get too off topic, here but
- 32:07Speaker 2: the perception is reality, man and coming into an area
- 32:13Speaker 2: wanting to buy a home around here and driving on
- 32:17Speaker 2: these roads just getting FROM a TO. B i wonder
- 32:23Speaker 2: do you if people are, like oh my, god we're
- 32:26Speaker 2: on our way to to see this new listing here
- 32:30Speaker 2: AND i got stuff flying off my dashboard. Here i'm
- 32:35Speaker 2: not sure are the road's going to stay like?
- 32:38Speaker 3: This AND i mean it's been particularly bad this, winter you.
- 32:42Speaker 3: Know and some of that's just you, know the frost
- 32:47Speaker 3: eves and so. FORTH i, mean, honestly In Berry, city
- 32:53Speaker 3: after the first Time Tom lowson stopped being, mayor they
- 32:58Speaker 3: cut the road budget LIKE i think less than half
- 33:02Speaker 3: of what it, was and you, know and now we're
- 33:05Speaker 3: paying the price for, that you. KNOW i think it
- 33:09Speaker 3: was like seven hundred and fifty. Thousand they cut it
- 33:11Speaker 3: down to three hundred and it shows you, know NOW
- 33:16Speaker 3: i know, that you, know the mayor and the city
- 33:18Speaker 3: council are trying to address the situation as best they.
- 33:20Speaker 3: Can now some of it we got to deal with
- 33:22Speaker 3: the state because three oh two, fourteen, right so fourteen
- 33:27Speaker 3: to three h two right. Here, Yeah AND i mean
- 33:30Speaker 3: you know this intersection down, here you, know you go
- 33:37Speaker 3: across and it's like dukes Of. Haffard you're flying in the,
- 33:40Speaker 3: AIR i.
- 33:41Speaker 2: Know and have you seen the beautiful couplestones right in
- 33:44Speaker 2: front of, me right in front of the post.
- 33:45Speaker 3: Office, yeah we're down to, yeah. Exactly SO i, mean
- 33:48Speaker 3: and they're out, there the city cruis are out, there you,
- 33:51Speaker 3: know filling the. Holes so they're doing the best they.
- 33:53Speaker 3: Can BUT i mean that's you, know it's a temporary
- 33:56Speaker 3: fix at.
- 33:57Speaker 2: Best, Yeah buying, selling whether it's, residential whether it's, commercial
- 34:07Speaker 2: it's it's it's really one of the biggest events in your,
- 34:12Speaker 2: life one of the biggest financial, events, sure, Yeah and
- 34:17Speaker 2: and one of the biggest and most important uh decisions
- 34:21Speaker 2: that you can make in your whole. Life whether this
- 34:25Speaker 2: is your your first rodeo or your second or your.
- 34:28Speaker 2: Third it's always a, big big deal and it can
- 34:33Speaker 2: be very. Stressful we encourage folks take deep, breath walk
- 34:38Speaker 2: into the doors OF bck Real. Estate you're going to
- 34:40Speaker 2: meet anyone. There linda could be. You who's at the
- 34:45Speaker 2: front Desk.
- 34:47Speaker 3: Cheryl.
- 34:47Speaker 2: Cheryl, yeah and she'll probably be the one to field
- 34:52Speaker 2: the initial. QUESTIONS i, MEAN i answer.
- 34:55Speaker 3: The phone a. Lot linda's. There And linda's an awesome.
- 34:59Speaker 3: Agent She she's helped a lot of his and is
- 35:03Speaker 3: helping currently a lot of first time. BUYER i mean
- 35:05Speaker 3: it's funny because it's you, know my kids and her
- 35:09Speaker 3: kid went to school, together and now she's helping a
- 35:12Speaker 3: lot of those, kids kids to call them, kids young
- 35:14Speaker 3: adults buy, houses and she protects them like she's their.
- 35:20Speaker 3: MOTHER i, mean she's so. DILIGENT i mean she'll come
- 35:26Speaker 3: into my, office gets worked up more than one time
- 35:28Speaker 3: and you know about you, know something that's, happening how
- 35:31Speaker 3: she doesn't want them to get. Hurt and so you,
- 35:34Speaker 3: know that's the kind of person that you, need is
- 35:35Speaker 3: knowledgeable but also really, cares not just a transaction for.

- 41:07Speaker 3: Now that's, yeah that's our website shows all our sales
- 41:12Speaker 3: since nineteen eighty. One it's well bragging too. MUCH i,
- 41:20Speaker 3: say it's pretty, impressive AND i don't think there's anybody
- 41:23Speaker 3: that sold more property than, us particularly And.
- 41:25Speaker 2: Barry we, say no matter what your question, is what
- 41:32Speaker 2: your concern, is what's your level of knowledge or ignorance
- 41:39Speaker 2: is when it comes to, buying, selling, renting, owning whatever
- 41:44Speaker 2: you want to? Do what town SHOULD i look? At
- 41:49Speaker 2: what areas SHOULD i stay away? From who's a great
- 41:56Speaker 2: lender that would that would meet with? Me these are
- 41:59Speaker 2: all questions that anyone over a PC ca can can't,
- 42:04Speaker 2: answer and don't be afraid to ask. Him walk in
- 42:07Speaker 2: the just walk in the. Door is your Dog lily
- 42:10Speaker 2: still hanging out over?
- 42:11Speaker 3: There lily is? There, yes and she is really enjoying
- 42:14Speaker 3: when visitors come.
- 42:15Speaker 2: In so absolute least you're going to be greeted by
- 42:19Speaker 2: a beautiful black lab and you might get a, growl
- 42:23Speaker 2: but then you follow up with kisses as soon as
- 42:25Speaker 2: you get.
- 42:26Speaker 3: It, yes she, barks ferociously sometimes when she's wagging her
- 42:28Speaker 3: tail and gives.
- 42:29Speaker 2: Away it's all a, facade Isn't it's.
- 42:33Speaker 3: Really just trying to just trying to get you to
- 42:35Speaker 3: go to the front desk and throw some dog biscuits like.
- 42:37Speaker 3: That it's really what she.
- 42:38Speaker 2: Wants that's so. Funny that's so. Funny, uh anything else
- 42:42Speaker 2: you can think of that you want to you want
- 42:44Speaker 2: to push. It he got some really impressive. Properties she
- 42:46Speaker 2: got some really really nice stuff going on In central
- 42:49Speaker 2: from On.
- 42:50Speaker 3: NO i think the important, thing you, know if anybody's
- 42:52Speaker 3: buying or selling is you, know whether it's me Or
- 42:56Speaker 3: linda A ladder or, whoever working with somebody that is
- 43:00Speaker 3: experienced and. Knowledgeable and WHEN i say, experienced like you,
- 43:05Speaker 3: know doesn't he have one year of experienced twenty? Times
- 43:09Speaker 3: somebody's been involved in a lot of different, transactions and you,
- 43:15Speaker 3: know because it's gotten more and more complex every, year
- 43:20Speaker 3: and there's a lot of. Pitfalls not even just like
- 43:24Speaker 3: that you could fall into trying to sell on your,
- 43:26Speaker 3: own but if you have the wrong, agent you, know you,
- 43:30Speaker 3: know for, instance this week we had a deal fall.
- 43:33Speaker 3: Apart agent from another office who will remain, nameless but
- 43:40Speaker 3: he had an old pre approval and his client interest
- 43:45Speaker 3: rates went. Up his client was right on the edge,
- 43:47Speaker 3: financially and they didn't qualify for the house that they wanted.
- 43:52Speaker 2: Within a week's time because the rates.
- 43:54Speaker 3: Changed no that they had when they got pre approved
- 43:58Speaker 3: rates for you, know half a percent low because it got,
- 44:00Speaker 3: approved you, know a few months, ago and he hadn't
- 44:03Speaker 3: gotten an updated, letter and you, know so those buyers
- 44:08Speaker 3: are really, disappointed you. Know and that's that's a minor,
- 44:11Speaker 3: example but there's other. Pitfalls you, Know it's not just
- 44:16Speaker 3: real estate is not just like you, know throwing a
- 44:18Speaker 3: sign out and put in THE. Mls AND i always,
- 44:22Speaker 3: say we earn our money once it's under. Contract really
- 44:24Speaker 3: as hard as it is sometimes to get things under
- 44:26Speaker 3: contract and negotiate those those, details but there's just a
- 44:32Speaker 3: lot of you, know you got to deal with the
- 44:34Speaker 3: appraisers and the home inspectors and the, lenders and there's
- 44:37Speaker 3: just a lot of things that come up and if
- 44:40Speaker 3: you do things the wrong, way it can jeopardize the whole.
- 44:44Speaker 3: Transaction and, honestly one of the worst things that are
- 44:49Speaker 3: my pet peeve in our industry is that a lot
- 44:51Speaker 3: of agents like to negotiate by text and, email and you,
- 44:56Speaker 3: know ideally you talk face to, face that's not really,
- 44:58Speaker 3: practical but you talk on the. Phone you have fewer.
- 45:02Speaker 3: Misunderstandings and you, know these, agents you, know because they're
- 45:06Speaker 3: doing everything, electronically and you know sign documents electronically AND
- 45:10Speaker 3: i AND i do that too. Often but you can't
- 45:14Speaker 3: negotiate by. Text there's too much room for mistakes and.
- 45:20Speaker 3: Misunderstandings and these are, people you, know hopes and dreams
- 45:24Speaker 3: you're dealing. With it's not you, know something you can do,
- 45:27Speaker 3: casually especially if you're in a hurry and you, know
- 45:30Speaker 3: you think you're being efficient and you rip off a
- 45:32Speaker 3: quick text and it comes across as kurt or you,
- 45:36Speaker 3: know or you, know just the wrong. Tone so phone
- 45:40Speaker 3: conversation is much. Better and you, KNOW i always tell
- 45:44Speaker 3: my agents is remember you're going to do way more
- 45:48Speaker 3: transactions with other agents than you're going to do with
- 45:51Speaker 3: even your best. Client so you need to treat them
- 45:53Speaker 3: with respect and be. Collegial and you, know a lot
- 45:57Speaker 3: of times it gets lost in the.
- 45:58Speaker 2: Shuffle, today you guys have an impeccable reputation over AT.
