- 0:00Speaker: Yo, yo, yo, everybody.
- 0:01Speaker: We're back.
- 0:01Speaker: This episode is gonna be another solo one with just me, and I'm gonna hit up on the old good topic of the VA loan.
- 0:08Speaker: So what I'm gonna call this is the VA loan is either your wealth tool or it's your biggest miss.
- 0:14Speaker: Okay?
- 0:14Speaker: What I want to do is make sure we reframe the VA loan into a repeatable strategy.
- 0:20Speaker: So that all the listeners here that maybe have not taken true advantage of the VA loan, learn exactly how to do that.
- 0:25Speaker: Okay?
- 0:26Speaker: So the VA loan is the most powerful wealth tool for the military that the military gets.
- 0:32Speaker: Period, end of story.
- 0:33Speaker: And most people use it like a dang coupon, right?
- 0:36Speaker: One house one time, then they're done, and then 10 years later, they're still staring at the pay chart, wondering why they feel behind.
- 0:44Speaker: Okay, so let's fix that.
- 0:47Speaker: The problem isn't that the VA loan is complicated.
- 0:51Speaker: The problem is everyone has an opinion about the va.
- 0:53Speaker: Like every single, it seems like, I, I, I hear this every time I'm house buying.
- 0:56Speaker: It's like, oh, I don't know that agent.
- 0:58Speaker: Did they have an issue with VA buyers or whatever?
- 1:01Speaker: Like, have you ever heard that?
- 1:02Speaker: And then your buddy will say one thing, a lender will say another thing, and then TikTok says something completely unhinged.
- 1:08Speaker: And then you're paralyzed.
- 1:09Speaker 2: and then TikTok
- 1:10Speaker: So here's the truth.
- 1:11Speaker: The VA loan isn't really confusing, it's just unexplained all over the place, and there's too many opinions out there.
- 1:17Speaker: When you don't have clarity because of that, you, you just hesitate and hesitation is freaking expensive.
- 1:25Speaker: Okay, so let me explain the quiet part out loud.
- 1:28Speaker: The one time benefit mindset is a trap.
- 1:31Speaker: The VA is not just about buying a home, it's about using your benefits strategically.
- 1:36Speaker: To build assets, and if you don't learn how to use it as leverage, you'll end up doing what most people do.
- 1:43Speaker: You PCS, and then you sell and you reset your progress every single time.
- 1:49Speaker: You do that and you tell yourself, oh, at least I made some equity, and then you start over again.
- 1:54Speaker: That's not a strategy, that's survival.
- 1:57Speaker: That's literally just like doing something to feel good about it, but it's not really getting you anywhere.
- 2:01Speaker: It's like, I don't know, walking on a treadmill.
- 2:03Speaker: Right?
- 2:04Speaker: So.
- 2:05Speaker: Let's reframe this.
- 2:06Speaker: Okay.
- 2:06Speaker: The VA loan is basically incredible leverage, plus a bunch of options.
- 2:11Speaker: I want you to start thinking like this.
- 2:13Speaker: The VA loan gives you two unfair advantages.
- 2:16Speaker: A low or no down payment, right?
- 2:18Speaker: Which everybody knows, like the 0% down payment, which keeps your you, you know, cash in your pocket, and then it gives you access to ownership earlier, which starts your compounding clock of returns.
- 2:30Speaker: And that compounding is the real cheat code, not vibes, not manifesting time.
- 2:36Speaker: And most people lose wealth because they wait to get that clock started, to get that time going.
- 2:42Speaker: The V eight helps you stop waiting.
- 2:45Speaker: Essentially.
- 2:46Speaker: Now most confusion with the lin comes from trying to do everything.
- 2:49Speaker: So here are three paths.
- 2:51Speaker: Just, just pick one.
- 2:52Speaker: If you're, if you're just getting started, pick one.
- 2:54Speaker: The first is the VA house hack.
- 2:56Speaker: Okay.
- 2:57Speaker: Best for basically new investors.
- 2:58Speaker: High housing cost areas where people just want the safer first step.
- 3:02Speaker: You live in the property and you reduce your housing costs and expenses while building equity.
- 3:07Speaker: This is how you win twice, okay?
- 3:10Speaker: You rent out other rooms or other units and lower your own cost.
- 3:13Speaker: You lower the cost of living and you build an asset for yourself.
- 3:17Speaker: Path number three is primary to rental.
- 3:20Speaker: So this is the most common military wealth play.
- 3:22Speaker: So you buy a primary, like home, A home you're gonna live in with the VA loan.
- 3:27Speaker: 'cause that's the only way you can buy a house with a VA loan is if you live in it and then you PCS.
- 3:32Speaker: The whole time you're thinking about how to make it an awesome rental and instead of selling you, you in resetting, you keep it.
- 3:38Speaker: And now your old home is paying you essentially because you have renters in it and they're paying you rent checks.
- 3:43Speaker: It's not an accident that's intentional.
- 3:46Speaker: Okay, and now they're also paying off that loan on your behalf now last but not least, path three.
- 3:52Speaker: Using the VA loan as a repeatable move.
- 3:55Speaker: Okay?
- 3:55Speaker: This is where people get stuck because they don't understand entitlement reuse and how to, you know, sequence it all.
- 4:00Speaker: But here's the simple point.
- 4:02Speaker: Your VA loan benefit can be used more than once if you do it right.
- 4:07Speaker: Not always in every situation, but often enough that you should at least learn the rules.
- 4:13Speaker: Because what you don't want is to assume you are done when you're not.
- 4:17Speaker: That's the biggest miss.
- 4:19Speaker: If you want clarity, fast, stop asking random people.
- 4:23Speaker: Ask your lender just these five questions and it'll get you on the right track.
- 4:26Speaker: Okay?
- 4:27Speaker: First, what's my current entitlement situation?
- 4:31Speaker: Question number two, can I reuse my VA loan in my situation?
- 4:34Speaker: Yes or no, and why?
- 4:37Speaker: Question number three.
- 4:38Speaker: If no, what is the fastest clean path to reset my entitlement?
- 4:43Speaker: Number four, what property types are realistic with my budget in my target market?
- 4:48Speaker: Especially if you want to look into multi-families, right?
- 4:50Speaker: Smaller, multi-families.
- 4:52Speaker: Number five, what does a smart VA strategy look like for my next two moves, not just this next purchase.
- 4:58Speaker: If your lender can't answer these clearly that's not a VA loan problem.
- 5:03Speaker: That's a lender problem all right.
- 5:06Speaker: Ready for a truth bomb.
- 5:07Speaker: Here's something most people don't understand.
- 5:10Speaker: PCSing can feel like a disadvantage.
- 5:13Speaker: But if you're strategic, it can be your advantage actually, because PCSing forces movement, it forces you to discover a new market and movement can build a portfolio if you stop selling every dang time.
- 5:28Speaker: The difference between the military member who builds wealth and the one who doesn't is usually not income.
- 5:33Speaker: It's the ability to keep assets.
- 5:36Speaker: So here's your move this week.
- 5:38Speaker: Stop scrolling.
- 5:39Speaker: Any kinda like VA loan hacks on TikTok or reels, even mine.
- 5:43Speaker: Don't watch those.
- 5:44Speaker: Just pause.
- 5:45Speaker: Instead pick your VA strategy and path.
- 5:49Speaker: Okay?
- 5:49Speaker: So whether you wanna house hack, you wanna turn a primary into a rental or you want to reuse or use a VA loan again, whatever the case may be, talk to a lender and get real entitlement clarity.
- 6:00Speaker: Map your next two moves on paper, right?
- 6:03Speaker: Like not just this next purchase, the next two PCSs and the VA loan will become a true wealth builder.
- 6:10Speaker: But if you don't do this, it could become your biggest miss.
- 6:13Speaker: And the only difference is whether you treat it like a strategy, okay?
- 6:16Speaker: This isn't just a one time tool or a coupon if you wanna help mapping this out and figuring out your own situation, that's literally what a DPI does.
- 6:24Speaker: We don't just give you info, we give you a plan, a team, and weekly support to execute.
- 6:29Speaker: Alright?
- 6:30Speaker: Go use what you earned See you in the next episode
