- 0:00SPEAKER_00: This is not a lecture about fear.
- 0:02SPEAKER_00: This is your survival playbook.
- 0:04SPEAKER_00: If you meet strangers in empty homes, remote properties, or unexpected places, you're going to need a system.
- 0:10SPEAKER_00: Today you're going to get that system.
- 0:12SPEAKER_00: Policy sound, street tested, and survival first.
- 0:17SPEAKER_00: Just a couple things.
- 0:18SPEAKER_00: My background, I've taken many preliminary investigation reports with the LAPD, with people that were victimized.
- 0:25SPEAKER_00: Lots of different scenarios.
- 0:27SPEAKER_00: Preparation really is the key.
- 0:28SPEAKER_00: I know we don't want to think about us potentially becoming victims, but it's kind of important.
- 0:34SPEAKER_00: In fact, your life may depend on it.
- 0:37SPEAKER_00: Yes, there's tools you can buy, less than lethal stuff, pepper spray, all of these great things.
- 0:43SPEAKER_00: But I figured if somebody really is hell-bent on creating hell for you, there's there's really more importance around preparation than the tools that you have at your disposal.
- 0:57SPEAKER_00: It's great to be prepared.
- 0:59SPEAKER_00: But everybody kind of loses their shit when they get popped in the face, as Mike Tyson so eloquently once said, probably in a different way.
- 1:09SPEAKER_00: But you as a real estate agent, you as somebody that meets with clients, it's an unusual circumstance in the real estate agent world because we're meeting with people that we might have had them sign some documentation.
- 1:22SPEAKER_00: We might have had them on a Zoom meet, but who they are really, really and truly, yeah, it's hard to say.
- 1:28SPEAKER_00: Of course, you can have a lender that sends a pre-approval letter.
- 1:31SPEAKER_00: The lender can be some kind of a uh crime partner with them and potentially send that over.
- 1:38SPEAKER_00: And again, how much more verification do we do?
- 1:40SPEAKER_00: Of course, if it's local and we know the other players involved, that's fine.
- 1:44SPEAKER_00: But how often does that happen?
- 1:46SPEAKER_00: It's not all the time.
- 1:47SPEAKER_00: And one time is enough.
- 1:49SPEAKER_00: So let me get into this here.
- 1:51SPEAKER_00: With my background and the way that I've uh seen other agents work in the field of real estate, let me cover some things that hopefully you'll make some strong considerations in reference to.
- 2:03SPEAKER_00: So three rules you must live by.
- 2:05SPEAKER_00: Preparation releases releases fear, replaces fear.
- 2:08SPEAKER_00: Communication creates safety, awareness is protection.
- 2:12SPEAKER_00: When danger goes from possible to imminent, your job changes.
- 2:15SPEAKER_00: Survival, escape, and getting help in that order.
- 2:19SPEAKER_00: So first you have to survive, then you have to escape, and then of course you have to get help.
- 2:25SPEAKER_00: You already have the buyer broker agreement.
- 2:27SPEAKER_00: That's something that's mandated now.
- 2:29SPEAKER_00: Use it.
- 2:30SPEAKER_00: It's the perfect professional reason to verify ID every time.
- 2:33SPEAKER_00: Say, as part of our buyer broker paperwork, and for the seller security, I'll need a quick ID check before we start.
- 2:40SPEAKER_00: You're gonna log the name, phone, and vehicle info when feasible.
- 2:44SPEAKER_00: That record helps if something goes sideways.
- 2:46SPEAKER_00: Just snap a picture with your cell phone and send it to your file, your secretary, your transaction coordinator to make it part of the actual record.
- 2:56SPEAKER_00: So the other thing is you want to definitely build a safety sphere.
- 3:00SPEAKER_00: Two or three people who get your check-ins.
- 3:03SPEAKER_00: Use neutral, believable phrases as codes.
- 3:06SPEAKER_00: Don't use clear or anything else that somebody might assume.
- 3:10SPEAKER_00: You want to use pro phrases, ones that look like business.
- 3:16SPEAKER_00: Entering, on site and ready to go, safe leaving, all paperwork signed, distress, maybe immediate help, missing one document, something of that nature.
- 3:26SPEAKER_00: Text before you enter and text when you leave.
- 3:29SPEAKER_00: Keep location sharing on.
- 3:31SPEAKER_00: Let me go over these again real quick.
- 3:33SPEAKER_00: So these type of phrases are going to be in response to occurrences, things that are happening.
- 3:40SPEAKER_00: So maybe going in, you're on site and ready to go, or I'm just about to go in.
- 3:45SPEAKER_00: When you're leaving and everything's safe, like a police officer might use code for, and that's something that police use often, at least with the LAPD, sheriffs use tin codes, of course.
- 3:56SPEAKER_00: But basically, when the scene is settled, all suspects are in custody, or there's no more imminent danger, we would say there's a code for here.
- 4:05SPEAKER_00: Now, in the real estate circle, you might say all paperwork signed to indicate that you're leaving.
- 4:10SPEAKER_00: And of course, you would not want to change this because this video's out here.
- 4:14SPEAKER_00: And predators are very good at well, preparation.
- 4:17SPEAKER_00: And then if you need immediate help, you could say we're missing something, or one document's missing, or something of that nature.
- 4:24SPEAKER_00: And you definitely want to text whomever you're working with, or you know, if you're at a brokerage, I'm sure there's another agent that would be more than happy to do some kind of uh run a little bit of interference to have you send them information.
- 4:38SPEAKER_00: Also, where you're going, that location, that's important.
- 4:42SPEAKER_00: I know police officers use notepads in their vehicles, at least they used to.
- 4:46SPEAKER_00: Not sure where the current technology gets people, but it makes it easy for people to follow up, especially when you're pulling over vehicles.
- 4:53SPEAKER_00: Maybe there's high radio traffic.
- 4:55SPEAKER_00: A police officer would make a sketch on the scratch pad in the vehicle of a license plate number.
- 5:01SPEAKER_00: Let's just say.
- 5:02SPEAKER_00: For you, you can also do that same thing.
- 5:05SPEAKER_00: You can write something down, then there's an extra layer of something somebody can actually look up or find that potentially might reveal, you know, where you are and how to help in that best way possible.
- 5:18SPEAKER_00: Okay, so you're always when you when you get to a location, here's something that's not talked about as much.
- 5:24SPEAKER_00: You want to pay attention to where you parked.
- 5:26SPEAKER_00: You want to park your vehicle forward if you can.
- 5:28SPEAKER_00: Try to back it in.
- 5:30SPEAKER_00: So if you need to get out quickly, you can.
- 5:33SPEAKER_00: You don't have to worry about trying to clear behind you.
- 5:36SPEAKER_00: You can actually pull out quickly.
- 5:38SPEAKER_00: And keys and your phone need to stay with you.
- 5:41SPEAKER_00: Don't drop them in your purse.
- 5:43SPEAKER_00: Trying to fish for your keys are really horrible.
- 5:45SPEAKER_00: If you have to get one of those god-awful little things that have your keys on if they go around your wrist, that's super helpful.
- 5:51SPEAKER_00: In addition, keys can be a weapon, keys can be something that you use to strike at people or swing at people, and it could be just enough to get them out of the way and you on your way.
- 6:03SPEAKER_00: Speaking of getting people out of the way, in so many movies you see if somebody's being attacked, typically they go just enough to try to get away.
- 6:14SPEAKER_00: The person is down, and that's good, and you know, they're not, you know, they seem to be not responding, and then the people run out, and then what happens?
- 6:22SPEAKER_00: Well, they get caught before they get to the door because the person came to.
- 6:27SPEAKER_00: The person was either playing or the person wasn't really as bad as the victim thought, or of course, in most cases, the victims aren't thinking clearly anyway, because well, remember what Tyson said, right?
- 6:39SPEAKER_00: Until you get punched in the face, everything's, you know, pretty much green lights.
- 6:43SPEAKER_00: That's really the game changer.
- 6:45SPEAKER_00: In this particular case, my suggestion, depending on circumstance, you really want to make sure that they're down so you can get away.
- 6:53SPEAKER_00: Uh running out and having your hair grabbed and them, you know, yanking you back and things like this, it's not going to be helpful.
- 7:00SPEAKER_00: If you are able to use keys you have on you, or the cell phone you have as weapons to be able to protect yourself, then those are advantages.
- 7:08SPEAKER_00: But if in fact you get something in and it does render them somewhat incapable at the moment, don't think that that's going to stop.
- 7:17SPEAKER_00: If they want to curch you, they probably want to kill you.
- 7:22SPEAKER_00: And that's that mindset.
- 7:23SPEAKER_00: As police officers, that was incredibly important.
- 7:26SPEAKER_00: Somebody who's going to shoot at a police officer, it doesn't come down to thinking that, well, they're just trying to injure us or in an attack situation, well, he's just going to rape me.
- 7:37SPEAKER_00: He's not going to kill me.
- 7:39SPEAKER_00: You know, these are violent acts, folks.
- 7:43SPEAKER_00: This this is deadly stuff.
- 7:45SPEAKER_00: A rape can end up deadly.
- 7:48SPEAKER_00: Don't don't try to justify your, don't try to rationalize what somebody else's motives are.
- 7:55SPEAKER_00: It's what's in your mind that they're going to explore in court.
- 7:59SPEAKER_00: It's what you're thinking that the police department's going to want to know about.
- 8:02SPEAKER_00: If we go talking that we're going to kill people all the time without worrying about safety, that's one thing.
- 8:08SPEAKER_00: But if you really thought your life was going to be stripped from you forever, that is your mindset and you need to act accordingly.
- 8:16SPEAKER_00: Incredibly important.
- 8:18SPEAKER_00: All right, so where are we going here?
- 8:19SPEAKER_00: All right, we got um part four.
- 8:21SPEAKER_00: I talked about that.
- 8:22SPEAKER_00: Pause in your car, scan for weird vehicles as well.
- 8:25SPEAKER_00: I mean, if there's other people sitting in their car, I would be thinking to myself, hmm, did this cat uh invite somebody to meet him over here as well?
- 8:34SPEAKER_00: You know, so be wary.
- 8:36SPEAKER_00: So um you also, if something feels weird, the commission's not worth it.
- 8:43SPEAKER_00: So I would blow it off.
- 8:44SPEAKER_00: I wouldn't go, I would, I would reschedule, make a different appointment.
- 8:48SPEAKER_00: Maybe you have somebody at your office that would be able to help, whatever that may be.
- 8:53SPEAKER_00: But I if it feels funny, I definitely wouldn't go in.
- 8:57SPEAKER_00: Uh, when you enter, you want to let the client lead.
- 8:59SPEAKER_00: I like this.
- 9:00SPEAKER_00: So, you know, you do your knock and notice, as we used to say in the police world, but in your case, it's going to be basically you're going to say, open the door and say, you know, broker showing, whatever it may be, just to make that announcement.
- 9:12SPEAKER_00: Even in vacant properties, I do that.
- 9:14SPEAKER_00: And there's actually been squatters I've run into in vacant properties that answer up.
- 9:18SPEAKER_00: Oh, hold on, hold on.
- 9:20SPEAKER_00: And anyway, police are called and so on because they're not supposed to be there.
- 9:23SPEAKER_00: But these are things that I think are good to do and develop habits of doing each and every time.
- 9:28SPEAKER_00: And plus, it reminds me of the cop days.
- 9:30SPEAKER_00: I get to scream out, you know, police, we have a search warrant, whatever.
- 9:33SPEAKER_00: Anyway, so when you enter, let the client lead.
- 9:35SPEAKER_00: Uh, you trail enough just so the exit remains in view.
- 9:39SPEAKER_00: Now, here's something else.
- 9:40SPEAKER_00: In when you go into a residence, like any good police officer and we used to go out to eat, we want to make sure we know where the exit is.
- 9:46SPEAKER_00: Where is the exit?
- 9:48SPEAKER_00: What in case something happened inside?
- 9:50SPEAKER_00: Are you in a position to be able to respond accordingly?
- 9:53SPEAKER_00: Police at drive-throughs just drives me crazy to see police officers in black and white police vehicles go into a drive-thru at any kind of a fast food restaurant.
- 10:02SPEAKER_00: Not because the food is healthy and horrible, which it is, but other than that, they're trapped.
- 10:08SPEAKER_00: They're trapped in the drive-thru.
- 10:10SPEAKER_00: They have another 5,000-pound vehicle in front, typically another 5,000 pound vehicle behind.
- 10:16SPEAKER_00: There's no getting out.
- 10:17SPEAKER_00: There's curbs on either side, and usually with curbs, there's large trees or more parking lot or more vehicles.
- 10:22SPEAKER_00: They're trapped.
- 10:24SPEAKER_00: What a great ambush situation.
- 10:26SPEAKER_00: I can't believe police actually go in drive-throughs.
- 10:29SPEAKER_00: And I see it all the time.
- 10:30SPEAKER_00: When you're going into a residence, you need to know your exit.
- 10:34SPEAKER_00: You need to keep all your options open when you're going in with somebody.
- 10:37SPEAKER_00: You don't want to stop any options.
- 10:40SPEAKER_00: Something else I'll talk in in just a second here, but I'll talk about locking that front door.
- 10:45SPEAKER_00: But again, try to find your exit.
- 10:47SPEAKER_00: If you're really good at prep and you have these listings shown, a lot of the listings that you're going to show, you're going to make certain assumptions where doors are, and you're probably going to be most correct.
- 10:57SPEAKER_00: Just don't go in naked.
- 10:59SPEAKER_00: Don't go in without having that consideration.
- 11:02SPEAKER_00: What if all you know the shit goes to hell in here and I have to make my way through the back door?
- 11:07SPEAKER_00: What does that look like?
- 11:09SPEAKER_00: Where is it?
- 11:09SPEAKER_00: Is there a fence?
- 11:10SPEAKER_00: Is there a block wall that's eight feet tall that I'm not going to be able to scale?
- 11:14SPEAKER_00: What does that look like?
- 11:15SPEAKER_00: At least it gives you options and you don't go trapping yourself in a room or something or in an area of the residence where you know somebody's going to be able to take advantage.
- 11:25SPEAKER_00: Just consider these things.
- 11:27SPEAKER_00: If you operate under the idea that every kind of situation out there, and this doesn't create stress, everybody says, oh, if you think that way, you're so negative.
- 11:38SPEAKER_00: No.
- 11:39SPEAKER_00: Just pay attention.
- 11:40SPEAKER_00: Things could happen.
- 11:42SPEAKER_00: And when they do, you know, if it helps, think of it as a video game.
- 11:46SPEAKER_00: You just have to escape.
- 11:47SPEAKER_00: You just have to win the game.
- 11:48SPEAKER_00: You have to get away and you have to do your best to get away and be a good witness.
- 11:53SPEAKER_00: So whoever this person is, they can be arrested and they can serve out, you know, the rest of their days in prison.
- 11:58SPEAKER_00: That's exactly what you're going for.
- 12:00SPEAKER_00: And if they attack you and they're not stopping and you believe they're going to kill you, then you need to be unrelentless.
- 12:09SPEAKER_00: You need to continue and go as hard as you can.
- 12:13SPEAKER_00: And you need to be very concerned that you might never be able to see your family, friends, or associates or anyone again because this prick is trying to hurt you or harm you and trying to kill you.
- 12:25SPEAKER_00: That has to be where your mindset goes if that's the scenario.
- 12:30SPEAKER_00: All right, so we talked about client leading.
- 12:32SPEAKER_00: Um keep yourself positioned, you know, closer to doorways.
- 12:38SPEAKER_00: I it's not easy with showings, especially if you have, you know, two or three people in there with you.
- 12:44SPEAKER_00: Maybe they're all in it together as well.
- 12:46SPEAKER_00: This is this is a possible scenario.
- 12:48SPEAKER_00: But, you know, it's it's not easy to keep that much control over everybody, especially if, and I can't imagine people with kids, but who knows, right?
- 12:56SPEAKER_00: But you know, at least try to stack it up, try to keep that distance, try to keep yourself in a position of best advantage.
- 13:04SPEAKER_00: As a police officer, we try to get you know behind or we try to have our gunside faced away.
- 13:10SPEAKER_00: That's kind of general off, you know, officer type procedures.
- 13:15SPEAKER_00: It's called the position of advantage in real estate when you're showing properties.
- 13:20SPEAKER_00: Position of advantage is really, really important as well.
- 13:23SPEAKER_00: Don't get yourself in a situation where you know there is no escape for you.
- 13:28SPEAKER_00: And I know that's difficult.
- 13:29SPEAKER_00: You walk into a room to show it, you know, maybe not going first is a better idea, just like going into the property.
- 13:36SPEAKER_00: You know, you clearly do you're not gonna notice, please, after you, please, this sort of thing.
- 13:41SPEAKER_00: And if they insist that you go first, well, you know, I mean, it's gonna depend on you how long you're gonna let last that one out.
- 13:48SPEAKER_00: But, you know, if they can go first, you are the professional, you are showing properties.
- 13:53SPEAKER_00: I think after you've given your notice, I think first in is kind of special, it keeps the property kind of fresh.
- 14:00SPEAKER_00: If they end up writing an offer, they were the first ones in, not you.
- 14:03SPEAKER_00: You know, it's kind of kind of a weird don't wear my jacket thing.
- 14:06SPEAKER_00: All right.
- 14:07SPEAKER_00: So um, gut titans, listen, listen to your to your feelings during this time, please.
- 14:14SPEAKER_00: If something starts to feel weird, if I had hair on the neck of the back of my neck and it started standing up, you know, maybe maybe I would change change my procedure at that moment.
- 14:26SPEAKER_00: Here's the question: should you lock the front door?
- 14:29SPEAKER_00: I lock the front door.
- 14:31SPEAKER_00: I like to lock the front door.
- 14:32SPEAKER_00: I don't want people walking into the residence when I'm showing a property.
- 14:38SPEAKER_00: And there's good and there's bad with both.
- 14:41SPEAKER_00: There really is no one size answer.
- 14:43SPEAKER_00: Locking can deter walk-ins and other people coming in that might not have been uninvited.
- 14:48SPEAKER_00: Somebody might have been scoping a watch in the property.
- 14:51SPEAKER_00: They saw the real estate for sale sign, they kind of think it's vacant, but they're really not sure.
- 14:55SPEAKER_00: Now you're going in, now's their chance, right?
- 14:57SPEAKER_00: You go in with your client and you don't lock the front door.
- 15:01SPEAKER_00: Now all of a sudden, this has happened for me in the very beginning.
- 15:04SPEAKER_00: I've been doing this since '98 as far as the real estate end of it.
- 15:07SPEAKER_00: Yeah, you turn around, there's a whole other group of people inside.
- 15:11SPEAKER_00: Well, can you just wait?
- 15:12SPEAKER_00: We're not done yet.
- 15:13SPEAKER_00: Oh, well, we had a 1230 showing.
- 15:16SPEAKER_00: So, yeah, we're still finishing up.
- 15:17SPEAKER_00: I'm sorry.
- 15:18SPEAKER_00: Please wait outside till we get finished.
- 15:20SPEAKER_00: And yeah, they get a little quirky and a little weird.
- 15:23SPEAKER_00: And then also the key exchange after that point.
- 15:25SPEAKER_00: I'm not going to hand them the key to the property.
- 15:28SPEAKER_00: I'm going to put the key, I'm going to lock the property up, get my clients out.
- 15:32SPEAKER_00: I'm locking the property up.
- 15:33SPEAKER_00: I am going to put the key back in that lockbox.
- 15:36SPEAKER_00: And if they're offended, they don't pay my bills.
- 15:39SPEAKER_00: I don't care.
- 15:40SPEAKER_00: That's proper procedure.
- 15:42SPEAKER_00: Now they reopen the box.
- 15:44SPEAKER_00: Now the agent on the other end of it representing the seller knows that somebody else now has access to the property.
- 15:50SPEAKER_00: They I didn't leave my own credential being there.
- 15:53SPEAKER_00: So if they burn it down or do all sorts of stuff, it's not me.
- 15:57SPEAKER_00: It's on them.
- 15:58SPEAKER_00: So that's important too as an agent.
- 16:01SPEAKER_00: Don't worry about being offensive.
- 16:03SPEAKER_00: You know, the days of that are over.
- 16:06SPEAKER_00: This isn't the 1960s and 70s when I grew up, when my parents left their front door unlocked all day long when nobody was home.
- 16:15SPEAKER_00: Everybody did.
- 16:16SPEAKER_00: Nobody locked anything.
- 16:17SPEAKER_00: It's crazy.
- 16:18SPEAKER_00: All right, so there is no one-size answer.
- 16:23SPEAKER_00: Locking can also, so here's the other end of this: locking can slow your exit if things go sideways.
- 16:28SPEAKER_00: So, you know, maybe case by case, but whatever you do, get in the habit of it.
- 16:34SPEAKER_00: And habits, of course, you should be able to modify them.
- 16:37SPEAKER_00: But uh, some example, some law enforcement agencies carry their guns with a decocking lever down.
- 16:43SPEAKER_00: People call that a safety.
- 16:44SPEAKER_00: It's really not.
- 16:45SPEAKER_00: It it decocks the hammer.
- 16:47SPEAKER_00: You move the safety on a Beretta 92F or 92FS, and when you the side, people say it's a safety, but it's not.
- 16:53SPEAKER_00: Basically, if the hammer is back and you push down this lever, it decocks it.
- 16:58SPEAKER_00: So it the hammer goes forward without igniting the round in the chamber and firing the gun, it's a decocking lever.
- 17:04SPEAKER_00: But some agencies, their method and their standard is you always carry it with that decocking lever engaged with it down.
- 17:12SPEAKER_00: So if you press on the trigger, nothing can happen.
- 17:15SPEAKER_00: Is that bad or is that good?
- 17:17SPEAKER_00: It's really neither.
- 17:18SPEAKER_00: It depends on the training of the officer and how much they've practiced.
- 17:22SPEAKER_00: Because if you take a cop that's been doing something a certain way, i.e., a real, as an example of a real estate agent doing the same thing the certain way, and you change it on them, there's not gonna, there's gonna be nothing but problems.
- 17:35SPEAKER_00: The practice has to be put in.
- 17:37SPEAKER_00: So if you took an LAPD cop, and if they were still carrying breds, which I don't think they are anymore, but there's that external decocking lever, and you said, okay, now we have new policy, everybody has to carry decocking lever down, there's gonna be some issues.
- 17:50SPEAKER_00: When when it comes to that moment of truth, when you are in immediate defense of your life as a police officer, and you come out of your holster to go guns up and target on somebody, and you press that trigger, there's gonna be a delay because you're not gonna realize why the gun isn't firing because you trained one way.
- 18:07SPEAKER_00: For 20 years, let's say, you knew that if the gun was ready when it came out of the holster, it's ready to go.
- 18:14SPEAKER_00: Now you press that and you get that long spongy trigger and you realize, oh, great.
- 18:19SPEAKER_00: And then you have to sweep that decocking lever and then you know do your battle.
- 18:24SPEAKER_00: If you train that way from the beginning, no sweat, just as fast.
- 18:27SPEAKER_00: Because you're coming out of the holster, you're sweeping that decocking lever, you're coming up on target, and you got it.
- 18:31SPEAKER_00: There is no delay, there is no lag.
- 18:33SPEAKER_00: In real estate, same thing.
- 18:35SPEAKER_00: If you are going to make a practice of locking the front door every single time, then after a while, if you have to get the hell out, you're gonna know the front door's locked, you have to unlock it.
- 18:46SPEAKER_00: That's the point.
- 18:47SPEAKER_00: Instead of running to the front door and then panicking because you can't get the thing open, because you locked it and you're slowing your own roll, that's a problem.
- 18:54SPEAKER_00: There won't be any delay, just make sure you practice that way.
- 18:58SPEAKER_00: That's what's important and have that as part of your mindset.
- 19:01SPEAKER_00: Depending on your client, you might tell them, you know, hey, if we have to run out of here, we have to get out of here quick, you know, the front door is locked, just so you know, or whatever it may be.
- 19:10SPEAKER_00: I usually tell my clients that I lock the front door, especially if it's somebody of maybe a different gender, just because I don't want it to be weird.
- 19:18SPEAKER_00: And I explain to them why.
- 19:20SPEAKER_00: Well, I'm locking the front door because I don't want other people coming in behind us, because I don't know who has access, who has permission, who doesn't have permission.
- 19:28SPEAKER_00: I want us to be safe and be able to relax during our showing instead of feeling pressured by all these people walking in, wanting to see the house.
- 19:35SPEAKER_00: And especially in a new listing or a hot listing, yeah, there's gonna be a ton of people in that first couple of days.
- 19:41SPEAKER_00: All right, so understanding locking can also make your exit slow.
- 19:44SPEAKER_00: If things go sideways, make it situational.
- 19:46SPEAKER_00: If you if you lock, stay within reach of the door if you don't maintain position near the exit.
- 19:52SPEAKER_00: Use neutral policy language.
- 19:54SPEAKER_00: We keep primary access available for scheduled entries or whatever it may be.
- 19:58SPEAKER_00: All right, so here's some red flags.
- 20:01SPEAKER_00: Kind of a human nature kind of thing.
- 20:04SPEAKER_00: People shouldn't be on you.
- 20:06SPEAKER_00: They shouldn't get that close.
- 20:07SPEAKER_00: And what gender, genders don't really matter.
- 20:11SPEAKER_00: Predators are in all types, all shapes, all sizes.
- 20:14SPEAKER_00: And you notice that in this, I'm not saying, you know, women agents, male agents, or whatever gender agent.
- 20:20SPEAKER_00: It's not about that.
- 20:22SPEAKER_00: It's really about predatory, predatory habits and predatory alignment.
- 20:27SPEAKER_00: If somebody wants to go out and hurt somebody, they're going to hurt somebody.
- 20:31SPEAKER_00: You can be the best ninja in the world.
- 20:34SPEAKER_00: That first surprise punch, when you're not expecting it, a lot of that times has uh something to do with proximity.
- 20:41SPEAKER_00: You might have been too close.
- 20:43SPEAKER_00: But, you know, you don't want to be offensive either, so that's a balancing act.
- 20:47SPEAKER_00: That unnecessary closeness when you're inside of a property or showing real estate, or somebody's rubbing up against you or bumping into you or doing these sorts of things, maybe that's an indicator that something is a little awry.
- 21:00SPEAKER_00: Maybe that's the way you operate.
- 21:01SPEAKER_00: Maybe you're a touchy-feely person, maybe you always have your hands on people.
- 21:05SPEAKER_00: That's something else entirely.
- 21:07SPEAKER_00: But if you haven't met this person and you don't know their habits and the way that they operate, and you're showing them residential real estate or any kind of real estate, you know, there's there's a risk.
- 21:17SPEAKER_00: So if they start to do things that make you uncomfortable, I would just say it, oh, please, if you wouldn't mind, I don't, I don't really uh like to be touched.
- 21:26SPEAKER_00: You know, I know it's going to go over like a fart in church, but you're really gonna have to stand up for yourself.
- 21:31SPEAKER_00: That's just the way it is.
- 21:32SPEAKER_00: At the end of the day, if they're not going to use you to buy real estate because you you brought their proximity to you into question or their touching or whatever it may be, so be it.
- 21:41SPEAKER_00: All right.
- 21:42SPEAKER_00: So that uh unusual boundary testing as well, somebody kind of testing the waters or somebody trying to control your movement.
- 21:48SPEAKER_00: If any of that happens, I would use this exit line.
- 21:51SPEAKER_00: I'm gonna step outside to confirm something with the office, I'll be right back.
- 21:56SPEAKER_00: And then text your code phrase if you need, as far as Help goes, maybe call somebody, maybe call somebody in within earshot of them, you know, to make it sound good.
- 22:06SPEAKER_00: Oh, oh, hey, hey, Tony, yeah, it's Connor.
- 22:08SPEAKER_00: Yeah, are you coming to show this property today?
- 22:11SPEAKER_00: Because, you know, I I know I just got here, but I just remembered, I thought you mentioned that you wanted to show it today.
- 22:16SPEAKER_00: Oh, you are?
- 22:17SPEAKER_00: Okay, well, you mean to leave it on okay, yeah, I got it.
- 22:21SPEAKER_00: All right, no worries.
- 22:22SPEAKER_00: And then go back in, and now you've just made some kind of a notification that maybe somebody else is coming.
- 22:27SPEAKER_00: So if there was going to be an issue, maybe there won't be.
- 22:31SPEAKER_00: Okay, little games, right?
- 22:34SPEAKER_00: Okay, screaming.
- 22:36SPEAKER_00: Screaming, you know, primal scream therapy, that's a thing, actually.
- 22:39SPEAKER_00: People go in.
- 22:40SPEAKER_00: I think you see it when people uh uh in reference to the president, that seems to happen a lot.
- 22:45SPEAKER_00: People that don't like what he's doing and so on, they go out and there's a lot of screaming.
- 22:49SPEAKER_00: Maybe that's just the feed that I'm tuned into, but it's a lot.
- 22:52SPEAKER_00: People scream.
- 22:53SPEAKER_00: Screaming is underrated.
- 22:55SPEAKER_00: Don't be scared to scream, don't be scared to go all in on a voice-destroying scream and multiple screams, and just a lot of verbiage and a lot of words.
- 23:09SPEAKER_00: People pay attention.
- 23:11SPEAKER_00: People pay attention to women that are screaming, men that are screaming, human beings that are screaming.
- 23:17SPEAKER_00: It's a big deal.
- 23:18SPEAKER_00: In some cases, I don't know why, people feel deep inside it's rude or it's offensive, or we're you're fighting over your life here.
- 23:29SPEAKER_00: So, yes, scream.
- 23:30SPEAKER_00: Don't be scared to scream.
- 23:32SPEAKER_00: Call 911, call 911.
- 23:34SPEAKER_00: This is an emergency.
- 23:35SPEAKER_00: You call 911 now.
- 23:37SPEAKER_00: If if you're if you run outside of a house, don't try to do it on your own.
- 23:41SPEAKER_00: If you if you've gotten away from a dangerous situation, let everybody know to call the police.
- 23:48SPEAKER_00: You point, you call 911, call, you just go, and when you're inside of something bad is happening, the same thing.
- 23:55SPEAKER_00: You scream, you just be so loud it's irritating.
- 23:58SPEAKER_00: If they say, if you don't shut up, I'm gonna do this, do that, don't stop.
- 24:03SPEAKER_00: Don't stop.
- 24:04SPEAKER_00: All right, so this is gonna bring me into this next thing.
- 24:08SPEAKER_00: I took a lot of notes here.
- 24:10SPEAKER_00: So if somebody tries to get you into a car, into a trunk, or move you from the location you're currently in somewhere else, I personally I would treat that as a life threat.
- 24:23SPEAKER_00: This this isn't gonna end well.
- 24:26SPEAKER_00: It's not gonna end well at all.
- 24:27SPEAKER_00: It's going to end tragically.
- 24:29SPEAKER_00: And more than likely you're gonna be on the receiving end of that tragic.
- 24:35SPEAKER_00: So, what I would do is I wouldn't go with anybody.
- 24:39SPEAKER_00: Uh it's, you know, if if I have the wherewithal to stand there and have a conversation with this predator that's trying to kill me, and I have a conversation, I don't understand how that works.
- 24:53SPEAKER_00: It's very movie-centric.
- 24:55SPEAKER_00: You know, they bring you back to the car, your hand, you're you're you're tied up, or maybe you're not even restrained, they tell you to get in the car.
- 25:02SPEAKER_00: There's a lot of targets, even if I'm not as strong as them.
- 25:06SPEAKER_00: I I have eyeballs to go to, I have the growing to go to.
- 25:09SPEAKER_00: I I, you know, and even if I'm not a trained fighter, the eyes aren't hard to push through, and they can't see.
- 25:17SPEAKER_00: I mean, I'm not telling you your business, but if somebody's gonna try to get me in the car, we're not gonna have a conversation about it.
- 25:25SPEAKER_00: We're, you know, if if I if they if they get me far enough, see, fighting all the time, I mean, wearing yourself out fighting, it's gonna be hard to get me close to the car.
- 25:36SPEAKER_00: In fact, if this happened in a condo and I'm being attacked in there, I'm not sure if I'm gonna be leaving that condo.
- 25:43SPEAKER_00: I know I will.
- 25:45SPEAKER_00: They probably won't.
- 25:47SPEAKER_00: But the fact of the matter is, is that's the mindset, okay?
- 25:50SPEAKER_00: I don't care if this guy's, you know, seven foot eight, four hundred and sixty pounds, fucking ripped with ripped with muscle, and here I am being, you know, attacked in the property.
- 26:02SPEAKER_00: It's my mindset.
- 26:04SPEAKER_00: I cannot die.
- 26:06SPEAKER_00: I will not allow some prick to take me out because they want to take advantage or whatever it may be, some type of personal agenda.
- 26:15SPEAKER_00: That's the mindset you need.
- 26:17SPEAKER_00: So many police officers get into confrontations and fights.
- 26:20SPEAKER_00: Some officers get into shootings, and and they don't they don't do well on the other end of it, but you take a criminal, put them in the same situation, they they they survive like cockroaches.
- 26:31SPEAKER_00: You can't kill them.
- 26:32SPEAKER_00: You shoot them multiple times and then they just don't die.
- 26:36SPEAKER_00: The point being is it's that will to survive that's going to be the differentiation, differentiation.
- 26:43SPEAKER_00: It's gonna be the difference between whether you survive or whether you don't survive.
- 26:48SPEAKER_00: You have to have that intrinsic will to live.
- 26:51SPEAKER_00: Whatever your kryptonite is, is it your kids?
- 26:54SPEAKER_00: If you don't have kids, is it a friend?
- 26:56SPEAKER_00: Is it the Bible?
- 26:57SPEAKER_00: Is it God?
- 26:58SPEAKER_00: Is it what is it?
- 26:59SPEAKER_00: You have to identify that, and that's what you hold on to.
- 27:02SPEAKER_00: That's your reason for survival.
- 27:04SPEAKER_00: That is why you're gonna get the hell out of the situation and you're going to survive.
- 27:08SPEAKER_00: That's why.
- 27:09SPEAKER_00: It's not because of any other reason, but you have a reason to live, and this, whatever that is for you, that's that reason.
- 27:17SPEAKER_00: The greatest athletes always play out the game before they throw the first the first ball or or you know, kick the first field goal.
- 27:26SPEAKER_00: Whatever it is, they've played this out.
- 27:28SPEAKER_00: They know exactly how it's going to go.
- 27:30SPEAKER_00: A lot of times in business, the top business coaches out there will tell you to kind of do that same prep when you're talking to a seller.
- 27:37SPEAKER_00: You basically you've already gone through the entire scenario beforehand mentally, and you got the signed listing contract.
- 27:44SPEAKER_00: Or, you know, you're meeting with a buyer for the first time and they're interviewing agents, and they leave with giving you that signed buyer-broker agreement.
- 27:52SPEAKER_00: There's no reason you shouldn't be able to do that in real life when it comes to tragic and horrible and deadly situations of people trying to attack you.
- 28:00SPEAKER_00: I would play this out occasionally.
- 28:02SPEAKER_00: I would get my ducks in a row and make these preparations.
- 28:06SPEAKER_00: So if something does happen, it's not going to be so far out of left field, it's not going to surprise you.
- 28:11SPEAKER_00: Surprise is dangerous for people.
- 28:14SPEAKER_00: And a lot of times, unless you're in the world of law enforcement or military, all speeds and grades are military.
- 28:23SPEAKER_00: That surprise is going to be something that causes you pause.
- 28:28SPEAKER_00: And pause is not a good thing.
- 28:30SPEAKER_00: You slowing down or stopping or not moving or being paralyzed for a moment, a predator is going to attack.
- 28:36SPEAKER_00: And especially a lot of this, a lot of this pause happens during the time a predator is attacking.
- 28:42SPEAKER_00: So you really have to, you really have to get that mindset, that warrior mindset where you're going to survive.
- 28:49SPEAKER_00: All right, so um, let's see, where are we?
- 28:53SPEAKER_00: Do not get in a trunk.
- 28:54SPEAKER_00: Okay, do not accept a ride that removes your agency.
- 28:57SPEAKER_00: Be careful with that.
- 28:58SPEAKER_00: Be loud immediately, use your phones, SOL, slam the horn, open windows, shout emergency lines, whatever they may be, call 911, create witnesses.
- 29:08SPEAKER_00: Do not reason, do not negotiate.
- 29:10SPEAKER_00: Your objective is to break contact and get to a public space where you can be somewhat safer while the police arrive.
- 29:18SPEAKER_00: If somebody's trying to kill or sexually assault you, your legal and moral requirement is to is to survive.
- 29:25SPEAKER_00: Your legal and moral requirement is to survive.
- 29:30SPEAKER_00: You're entitled to do whatever is necessary to stop the attack at escape.
- 29:36SPEAKER_00: And if they don't stop, you don't stop.
- 29:40SPEAKER_00: Do you hear that?
- 29:41SPEAKER_00: If somebody is attacking you, and if they're not stopping, when you're trying to stop them, you don't stop.
- 29:48SPEAKER_00: You don't stop.
- 29:49SPEAKER_00: You become the bigger asshole.
- 29:52SPEAKER_00: Do not let them take you.
- 29:54SPEAKER_00: Alright.
- 29:54SPEAKER_00: That's survival, not revenge.
- 29:56SPEAKER_00: After you're safe, call 911.
- 29:59SPEAKER_00: Get as much information as you can.
- 30:02SPEAKER_00: Try to become that recorder that's seeing everything so you can report all the different circumstances and situations.
- 30:10SPEAKER_00: Hopefully, you know, the individual is still present, able to be taken into custody.
- 30:18SPEAKER_00: But you survive, and surviving is a big deal.
- 30:21SPEAKER_00: Get medical help, preserve evidence, contact legal counsel, so on.
- 30:24SPEAKER_00: Alright, so a couple other tips set up your phone SOS and your smartwatch SOS.
- 30:29SPEAKER_00: These things work.
- 30:30SPEAKER_00: It's the technology, I think that would be beneficial.
- 30:33SPEAKER_00: So just get in a good practice of doing that.
- 30:35SPEAKER_00: Practice the sequence of showing.
- 30:37SPEAKER_00: Use smart lockboxes.
- 30:38SPEAKER_00: We have log access.
- 30:40SPEAKER_00: Almost all the lockboxes out here are Bluetooth enable.
- 30:42SPEAKER_00: The agent's gonna know you went in.
- 30:44SPEAKER_00: Sometimes they time out those.
- 30:45SPEAKER_00: So it depends on the time frame that the keys left out of the box as to how they update.
- 30:51SPEAKER_00: And whenever the app on your phone updates as well, that's how that connection point's made.
- 30:55SPEAKER_00: I wouldn't trust that all in.
- 30:57SPEAKER_00: It could be, you know, 45 minutes or an hour before anybody thinks anything strange.
- 31:01SPEAKER_00: And if it's a lot of the agents I know, they'll never think anything strange.
- 31:05SPEAKER_00: All right.
- 31:05SPEAKER_00: Save the text snippets on your phone and also on site ready to go, all paperwork signed, missing one document, or whatever your code phrases happen to be.
- 31:16SPEAKER_00: A lot of the canines for the police department, they um train them in other languages, and they train them in other languages because they don't want the dog to get confused when they're trying to give it an attack phrase or a halt phrase or a stop phrase.
- 31:32SPEAKER_00: And then the the of course the natural reaction from a human being that speaks English is, oh my God, stop, don't do it, stop, quit, stop, stop.
- 31:40SPEAKER_00: If stop is the dog's word, then the dogs might get confused and might stop.
- 31:47SPEAKER_00: Or vice versa.
- 31:48SPEAKER_00: Maybe the other ends, if he's attack is the word and the suspect says attack again, it's going to confuse the dog.
- 31:54SPEAKER_00: So they use other languages.
- 31:55SPEAKER_00: Whenever you're doing some kind of a trying to have a covert communication because you feel like you're in danger, you know, maybe not make it as clear as being able to use those words.
- 32:07SPEAKER_00: There's a lot of tech out there, cloning a voice, not to say that somebody would go to that kind of a length to clone your voice or to have a snippet of it to be able to use it in a situation.
- 32:17SPEAKER_00: But, you know, maybe you're more valuable than maybe I'm more valuable than I think.
- 32:23SPEAKER_00: Maybe somebody would go to that extent, and maybe they would do it for you.
- 32:26SPEAKER_00: So watch out for these things.
- 32:28SPEAKER_00: All right.
- 32:29SPEAKER_00: Open houses require discipline.
- 32:32SPEAKER_00: You know, with with today, that signing in at the front door thing, I know agents don't like to have it done.
- 32:39SPEAKER_00: It's important.
- 32:40SPEAKER_00: Please sign in.
- 32:41SPEAKER_00: Please leave your information.
- 32:42SPEAKER_00: My seller's requiring it.
- 32:44SPEAKER_00: It's it's important to do.
- 32:46SPEAKER_00: When people at least put their name down, whether it's true or not, because you're not going to be asking for ID, at least not yet.
- 32:53SPEAKER_00: I don't see that occurring.
- 32:54SPEAKER_00: Maybe that is something you can kind of spin in to an open house presentation.
- 33:00SPEAKER_00: Because frankly, you know, if you're in an open house, anybody gets to come in that sees the open house signs.
- 33:05SPEAKER_00: There has been no vetting.
- 33:06SPEAKER_00: Hopefully, there's more vetting to clients that you show properties to.
- 33:10SPEAKER_00: But with open houses, there is no vetting.
- 33:12SPEAKER_00: So that's really something to pay attention to, especially in that situation.
- 33:16SPEAKER_00: You got to know your exits.
- 33:18SPEAKER_00: I'd bring in a camera if they still have Wi-Fi hooked up or something that you can have rolling just to record people coming in.
- 33:25SPEAKER_00: That's how properties work.
- 33:26SPEAKER_00: We see a lot of cameras, you know, check with your local jurisdiction on the legality of it.
- 33:30SPEAKER_00: If you have to put up some kind of a sign, hey, recording in progress, but at least you have that verification.
- 33:36SPEAKER_00: And if and make it big, you know, smile, you're on camera, or welcome to the open house, filming in progress, something like that.
- 33:44SPEAKER_00: People really will think twice.
- 33:46SPEAKER_00: If they're a predator that's coming to get you, they're gonna think a lot before they do it because now they're on camera.
- 33:52SPEAKER_00: And a lot of the cameras, there is no, there is no tape housing or any magnetic recording uh process.
- 33:58SPEAKER_00: These go right to the cloud.
- 34:00SPEAKER_00: So they're not gonna be able to go and pull a VCR or a DVR, whatever it may be, that's holding some kind of tape or some kind of uh the memory of who came in.
- 34:10SPEAKER_00: It's gonna be immediately to the cloud.
- 34:12SPEAKER_00: So the best they're gonna be able to do is try to get your login to delete things, and that's probably gonna be more they're not gonna want to move forward.
- 34:20SPEAKER_00: So try to try to have that.
- 34:22SPEAKER_00: You just bring in a camera with a light blinking on it.
- 34:25SPEAKER_00: And if it's real or if it's not real, you know, nobody's gonna want to take the chance.
- 34:30SPEAKER_00: Most people wouldn't, anyway.
- 34:31SPEAKER_00: Okay, I hate using absolutes.
- 34:32SPEAKER_00: Sorry about that.
- 34:33SPEAKER_00: All right.
- 34:35SPEAKER_00: So at the at the open house, I was gonna talk about this.
- 34:39SPEAKER_00: Visible sight lines.
- 34:41SPEAKER_00: So try to keep contact with everybody possible, right?
- 34:44SPEAKER_00: And especially if it's an owner-occupied property.
- 34:46SPEAKER_00: They got their stuff in there.
- 34:48SPEAKER_00: I don't know what it is.
- 34:49SPEAKER_00: People like to open up drawers and stuff and go into the closets I get because they want to see the depth, but some sellers don't pay attention to that pre-open house, uh the pre-open house work we want them to do.
- 35:00SPEAKER_00: Sometimes they'll leave guns in the closet in the corner against the wall, they'll leave that massive drawer change, they'll leave a jewelry box.
- 35:08SPEAKER_00: You know, there's a lot of predators out there.
- 35:09SPEAKER_00: People just want to go into open houses and steal stuff.
- 35:12SPEAKER_00: Just be wary.
- 35:13SPEAKER_00: You know, cameras are good in those situations.
- 35:15SPEAKER_00: Ask a seller to if they have some portable cameras or as an agent, that's probably not a bad investment.
- 35:21SPEAKER_00: You know, pick up a few of those uh nest cameras or whatever it may be, some Google cams and just have them throughout the house.
- 35:28SPEAKER_00: Wi-Fi connect to your phone and your network if there isn't a Wi-Fi at the residence, and then retain the data.
- 35:33SPEAKER_00: Not a bad idea.
- 35:34SPEAKER_00: At least you have a record in case something does happen, you have law enforcement, you're able to send them these uh video files, and maybe they'll follow up if somebody's missing their hope diamond or whatever it may be.
- 35:44SPEAKER_00: Keep valuable, secured, your path to the front exits open.
- 35:48SPEAKER_00: If people split up or something gets weird, move to the door, close early if needed, and document what you've observed.
- 35:54SPEAKER_00: Yeah, so you're in an open house and you're alone, and then a couple people come in, and again, here we are judging people because that's what human beings do.
- 36:04SPEAKER_00: But you know, maybe it feels strange, maybe it doesn't feel right, you know, maybe you're a racist.
- 36:09SPEAKER_00: But bottom line is you need to stay alive on all ends of it.
- 36:14SPEAKER_00: And when things don't feel right, they don't feel right.
- 36:20SPEAKER_00: So take heed in that and don't think you're being silly.
- 36:25SPEAKER_00: A lot of the things, a lot of the victims I talked to, they knew something was wrong.
- 36:31SPEAKER_00: But their bias, because maybe they've had hammered into them that, you know, they shouldn't be racist, or they shouldn't be biased gender wise, they shouldn't be religiously aligned against any other religions, or they shouldn't, whatever they shouldn't be, they that's what stopped them from maybe making a phone call that would have helped them out because they felt they felt correctly.
- 36:56SPEAKER_00: They self-judge, though, and then they say, Well, I'm being ridiculous, you know?
- 37:00SPEAKER_00: No, oh, come on.
- 37:01SPEAKER_00: And then it just goes to hell in a handbasket.
- 37:05SPEAKER_00: Trust those feelings.
- 37:06SPEAKER_00: You know, if if you're going out there and you're purposely stopping people from purchasing real estate because of their race or gender or religion, yeah, you got a problem.
- 37:16SPEAKER_00: If you go out and want to hurt people because of their race or gender religion, yeah, another problem.
- 37:21SPEAKER_00: You have big problems.
- 37:22SPEAKER_00: These aren't, I'm talking about people that are coming into your world, coming into the open house, coming into a piece of property.
- 37:29SPEAKER_00: And there are people out there that are that are seeking to do people harm.
- 37:34SPEAKER_00: If they act strange or violent or weird or, you know, I think maybe you need to put whatever you think aside and go with that gut.
- 37:44SPEAKER_00: Call somebody in.
- 37:46SPEAKER_00: Call somebody from the office, and you know, if if it's a big enough deal, call law enforcement.
- 37:51SPEAKER_00: Say, you know, this is this is what's going on.
- 37:54SPEAKER_00: Can you send somebody by?
- 37:55SPEAKER_00: Most of them will do it, and uh then it will help.
- 37:59SPEAKER_00: All right.
- 37:59SPEAKER_00: So I let's see, where are we?
- 38:01SPEAKER_00: Move to the door, close early if needed, document what you observed.
- 38:05SPEAKER_00: If anything happens, odd behavior, threats, theft, write it down immediately, time address, vehicle details, names if you can, what was said, share that with your broker, law enforcement.
- 38:14SPEAKER_00: Patterns matter, mental rehearsal rehearsal helps.
- 38:19SPEAKER_00: As I said, spend five minutes a day visualizing, arriving, scanning exits, saying your check-ins, screaming if needed.
- 38:26SPEAKER_00: That's also that good time to do that mental prep of the right person or people coming in, wanting to buy the house at the open house.
- 38:33SPEAKER_00: That stuff's important.
- 38:34SPEAKER_00: That visualization, that putting it out there thing, it's a big deal.
- 38:38SPEAKER_00: You could have that part of that process as well.
- 38:40SPEAKER_00: Um, scanning exits, saying your check-ins, doing some practice, screaming a little bit if needed, if you want to practice.
- 38:47SPEAKER_00: I mean, you got to be careful.
- 38:49SPEAKER_00: Maybe in your car might be better.
- 38:50SPEAKER_00: Rehearse your exit line, your code phrases, and your SOS sequence until they really are muscle memory.
- 38:56SPEAKER_00: So, two actions to do right now: set up your safety sphere, those people that you're gonna call and trust if you go show properties just so you can let them know where you are.
- 39:05SPEAKER_00: I don't know, mom, dad, brother, sister, husband, wife, friend, significant other, whatever you want to call it.
- 39:11SPEAKER_00: You know, put that in there.
- 39:13SPEAKER_00: Um, that would be the first thing I would do.
- 39:15SPEAKER_00: And I would save those text snippets in your phone as auto replies.
- 39:21SPEAKER_00: It's kind of helpful.
- 39:22SPEAKER_00: You're showing a lot of properties.
- 39:23SPEAKER_00: That also basically stages it so you'll get delivered more properties to see because you're just so well prepared.
- 39:30SPEAKER_00: You know, that people that that that is felt, I think.
- 39:33SPEAKER_00: Communication creates safety, awareness is protection, and you're allowed to survive.
- 39:39SPEAKER_00: So I would run the same play every time.
- 39:42SPEAKER_00: Be somewhat nimble, but know your code, know your toolbox, know the options that you have.
- 39:50SPEAKER_00: And again, you have to you're gonna have to have that conversation with yourself.
- 39:55SPEAKER_00: If somebody is attacking you, what is their actual intention?
- 40:01SPEAKER_00: And if it comes down to them taking your life, then that's you how you need to act.
- 40:07SPEAKER_00: All right, thanks for watching.
- 40:08SPEAKER_00: I'm Connor with Honor.
- 40:09SPEAKER_00: We'll see you in the next one.
