- 0:20Speaker 1: ock Wisconsin dot com. TELF number six oh eight six
- 0:23Speaker 1: seven three fifty four hundred. That's six oh eight six
- 0:26Speaker 1: seven three fifty four hundred and joining us this morning
- 0:28Speaker 1: from Rockrealty, mister Matt, Heyman, Matt, how.
- 0:30Speaker 3: You been man?
- 0:32Speaker 4: Doing good are you this morning?
- 0:33Speaker 1: I'm doing fantastic. It's great to talk to you, and
- 0:36Speaker 1: we are going to take a look at some of
- 0:38Speaker 1: the recent market numbers, some of the stats, the statistics
- 0:42Speaker 1: for the month of August, the most recent numbers Availble.
- 0:44Speaker 1: We're gonna get to that in just a moment. If
- 0:46Speaker 1: you haven't been to the website Rock Wisconsin, I'm gonna
- 0:48Speaker 1: urge you to had on over there a couple of reasons. One,
- 0:50Speaker 1: it's a great place to visit check out, but also
- 0:52Speaker 1: this week's featured listing is there as well at Rockwisconsin
- 0:56Speaker 1: dot com. And Matt, you always bring beautiful, amazing home
- 1:00Speaker 1: home to the program this week, no exception, A really
- 1:03Speaker 1: really nice house in sun Prairie, right at eleven forty
- 1:05Speaker 1: two O'Keefe Avenue in Sun Prairie. And it's I know
- 1:10Speaker 1: we've used this term before, but I'm gonna use it again.
- 1:12Speaker 1: It's picturesque. It's it's just got that look of like
- 1:15Speaker 1: the quintessential American home. It's a really nice place.
- 1:20Speaker 4: Yeah, I agree. It's you know, got that everything from
- 1:23Speaker 4: the white ticket fence done right.
- 1:25Speaker 2: Yes, that's the little library out front.
- 1:27Speaker 4: Yah, yeah, yeah, no, it's it's kind of an ideal
- 1:33Speaker 4: home for you know, just about any buyer really. I mean,
- 1:36Speaker 4: you've got three bedroom, two and a half bath, it's
- 1:40Speaker 4: like fifteen hundred square foot and it's priced pretty decently
- 1:43Speaker 4: for some Prairie at four hundred and twenty five thousand dollars.
- 1:46Speaker 1: It's a great price. A great area too. You mentioned
- 1:49Speaker 1: in sun Prairie, right on O'Keefe av That is you
- 1:51Speaker 1: are you are close to everything, but just far enough
- 1:54Speaker 1: away from everything as well. By the way, I question
- 1:58Speaker 1: I have for you met and I should have asked
- 2:01Speaker 1: you this. I've had this popping in my head for
- 2:02Speaker 1: months and I've never never thought to ask if you
- 2:06Speaker 1: have two half baths, does that count as a full bath?
- 2:09Speaker 2: Or how does the math bath math work there?
- 2:12Speaker 4: Bath math? Yeah, No, it's uh yeah, it's a little
- 2:15Speaker 4: complex because the MLS counts it sometimes differently than websites
- 2:19Speaker 4: you might might be on. So in the MLS, it
- 2:23Speaker 4: will show us too half baths. Okay, you know, it'll
- 2:27Speaker 4: specifically let you know that those are half pass which
- 2:29Speaker 4: is good. We want to be able to make sure
- 2:31Speaker 4: buyers know exactly how many shower heads are in the home, right.
- 2:35Speaker 2: That's the important thing.
- 2:36Speaker 4: How many shower heads. Shower heads and toilets are two
- 2:40Speaker 4: different things. So yes, the uh, you know, it'll show
- 2:43Speaker 4: too half fast. Some of the websites, you know when
- 2:45Speaker 4: it you know, there's a feed that goes out from
- 2:47Speaker 4: the MLS two websites. Sometimes those websites will kind of
- 2:51Speaker 4: add it together and all of a sudden it'll be
- 2:53Speaker 4: one full bass, so you won't be sure. Just another
- 2:55Speaker 4: reason why it's good to have a realtor to let
- 2:57Speaker 4: you know the specific details. They can even let you
- 3:00Speaker 4: know what flora the bathrooms are on, you know, so
- 3:02Speaker 4: you know if there's a full bath in the basement
- 3:05Speaker 4: that goes along with that bedroom. Murph, it's just half bath.
- 3:08Speaker 1: Fascinating out Now, questions been answered, and I understand why
- 3:11Speaker 1: I got a little confused, as it can be a
- 3:13Speaker 1: little confusing. And you mentioned the great thing of working
- 3:16Speaker 1: with an agent as we talk about this fantastic house
- 3:19Speaker 1: in sun Prairie that is two and a half baths. Again,
- 3:21Speaker 1: it's located right at eleven forty two Okeef Avenue in
- 3:25Speaker 1: Sun Prairie. That is the what's that name, Oh, Smith's
- 3:28Speaker 1: Crossing Subdivision. I like, I know, it's got a it's
- 3:31Speaker 1: got a title. It's got a nice name, the Smith's
- 3:34Speaker 1: Crossing Subdivision. We'll talk a little bit more about this
- 3:36Speaker 1: home as well. Some great square footage as well, fifteen
- 3:39Speaker 1: hundred square feet on this house. Again, you can check
- 3:41Speaker 1: that out online Rock Wisconsin dot com. That's Rock roc
- 3:44Speaker 1: k Wisconsin dot com. Even better, give Laura Furman a call,
- 3:49Speaker 1: she is a listing agent on this one. Telephe number
- 3:51Speaker 1: six oh eight nine two one zero six four to one.
- 3:55Speaker 1: That's nine two one zero six four to one for
- 3:58Speaker 1: Laura Furman with Rock Realty. To you want to see
- 4:00Speaker 1: this fantastic house on o'keef ab in sun Prairie, Matt.
- 4:04Speaker 1: One of the great things we get to do each
- 4:06Speaker 1: each month is kind of look back at the previous months,
- 4:10Speaker 1: the most recent market stats. Kind of overall, as we
- 4:14Speaker 1: look at August twenty twenty five, it's kind of an
- 4:17Speaker 1: overall snapshot. What's kind of the big picture stuff, what
- 4:19Speaker 1: are we seeing in the in the markets when it
- 4:22Speaker 1: comes to when it comes to real estate.
- 4:25Speaker 4: Yeah, so we we did get the August stats back.
- 4:28Speaker 4: You know, they tend to take a few weeks to
- 4:30Speaker 4: actually publish, so you know, it's it's similar to it's
- 4:34Speaker 4: what we've been seeing, right where you're getting a balancing
- 4:38Speaker 4: of the market. And by that I mean, for instance,
- 4:42Speaker 4: in August, home sales increase year over year, So they'll
- 4:46Speaker 4: prepare August twenty twenty four to August twenty twenty five,
- 4:49Speaker 4: and home sales increased by about one point eight percent, right,
- 4:53Speaker 4: So that's you know, the summer months, right, and it's
- 4:58Speaker 4: starting to level out of just have you know, slight
- 5:01Speaker 4: increases instead of a large four to five percent we're
- 5:05Speaker 4: seeing for so many years. The median price actually rose
- 5:09Speaker 4: to about you know, three hundred and thirty eight thousand statewide,
- 5:14Speaker 4: but annualized, you know, you're still looking at about a
- 5:17Speaker 4: five point three percent increasing.
- 5:20Speaker 1: So it's moorn of with Matt Heytman of Rockrealty Online
- 5:23Speaker 1: rock Wisconsin dot com. That's rockerck Wisconsin dot Com. Interesting
- 5:27Speaker 1: stuff too, as we talk about because when you when
- 5:30Speaker 1: you're mentioning the word increase, I hear from people in
- 5:33Speaker 1: the media sometimes they make it seem like like real
- 5:36Speaker 1: estate is not happening, and the reality is it is
- 5:40Speaker 1: definitely definitely a great time to be in the market.
- 5:43Speaker 1: You mentioned too, as we're kind of coming off peak season.
- 5:46Speaker 1: It's also and we'll get back into some of these
- 5:48Speaker 1: numbers as well this time right now. And I know
- 5:51Speaker 1: we talked about this a little bit on last week's program,
- 5:53Speaker 1: but you mentioned it. I think it's important to mention
- 5:56Speaker 1: for folks that are in a position today right now
- 5:59Speaker 1: to be looking to buy or looking to list their home,
- 6:02Speaker 1: it's a really good time, isn't it.
- 6:05Speaker 4: Yeah, Yeah, it's it's whenever there's a balanced market, you know,
- 6:09Speaker 4: it feels like things are right right. You've got you've
- 6:13Speaker 4: got buyers in a balance market topically, have you know
- 6:17Speaker 4: a handful you don't have ten or twenty of them? Right,
- 6:20Speaker 4: and then you have sellers that want to sell. And
- 6:22Speaker 4: so when you have a balanced market, people can still
- 6:25Speaker 4: take advantage of the actually that builds up over the years,
- 6:28Speaker 4: and buyers they have a few more options. Right, If
- 6:30Speaker 4: you're a buyer, you might be able to go out
- 6:32Speaker 4: and see a number of homes and make a decision,
- 6:35Speaker 4: you know, a little faster than within the first five
- 6:37Speaker 4: hours of seeing.
- 6:38Speaker 2: Yeah.
- 6:39Speaker 1: Yeah, it gives a little time to kind of mull
- 6:41Speaker 1: it over, think about it. And of course, as we
- 6:44Speaker 1: talk with Matt this morning, it's always that's always a
- 6:46Speaker 1: good thing to have a little opportunity to kind of
- 6:49Speaker 1: think a little bit about is that the exact exact perfecting.
- 6:52Speaker 1: Do you see though, and I want to ask you
- 6:53Speaker 1: in a minute too about about time on market, But
- 6:56Speaker 1: do you see a lot of folks where they know away,
- 7:00Speaker 1: like they kind of either pull in the driveway or
- 7:02Speaker 1: park outside the home and they kind of know right
- 7:05Speaker 1: away that like this this is going to be home,
- 7:08Speaker 1: this is going to be our place.
- 7:09Speaker 2: Does that happen quite often?
- 7:12Speaker 4: Yeah, So I would say that, you know, there's definitely
- 7:15Speaker 4: a vibe that you can you can tell from buyers
- 7:17Speaker 4: a lot of times. I mean, there are some people
- 7:18Speaker 4: that hold their cards close to the jest, right, they're
- 7:21Speaker 4: just not sure they're going through. They just have a
- 7:24Speaker 4: skeptical eye. Then all of a sudden, you know, they
- 7:26Speaker 4: want to offer larger than asking price. So there are
- 7:29Speaker 4: the exceptions, but the majority of the time you've got
- 7:32Speaker 4: people that I find that if you're running close to
- 7:35Speaker 4: the end of the total time allotments for the showing
- 7:38Speaker 4: and you're still in the living room or still in
- 7:40Speaker 4: the kitchen just chatting it up, usually that's the sign.
- 7:43Speaker 4: You know, when people feel very comfortable in the home,
- 7:46Speaker 4: don't necessarily want to walk out the front door even
- 7:48Speaker 4: though they're supposed to because the next byers are coming through.
- 7:51Speaker 4: That's usually the sign that they're very interested. And you know,
- 7:54Speaker 4: it's always fun having that moment, and usually I'll bring
- 7:58Speaker 4: it up to them and say, hey, you know, just oh,
- 8:00Speaker 4: Typically when you're when you're just feeling comfortable and chatting
- 8:03Speaker 4: that it's a good sign that this might be the
- 8:05Speaker 4: right home for you.
- 8:06Speaker 1: Right, especially if you run out to the cardo grab
- 8:08Speaker 1: your sleeping bag, you're probably it's also probably.
- 8:11Speaker 4: When it's hard to get the buyers off the couch and.
- 8:15Speaker 2: Yes, and you've seen it all, that's for sure.
- 8:18Speaker 3: As we talked this morning with Matt Heiman of Rock
- 8:21Speaker 3: Realty Online Rock Wisconsin dot com, that's r O c
- 8:24Speaker 3: K Wisconsin dot com telphone number six eight six seven
- 8:27Speaker 3: three fifty four hundred.
- 8:28Speaker 1: That's six oh eight six seven three fifty four hundred.
- 8:31Speaker 1: What are we seeing as far as days on the market? Uh,
- 8:34Speaker 1: what are we seeing for that number? And how does
- 8:35Speaker 1: that differ from a year ago?
- 8:39Speaker 4: Yeah, so yeah, we'll go over days on the market.
- 8:42Speaker 4: Maybe maybe give some breakdown of the two counties we
- 8:46Speaker 4: normally follow. Oh yeah, yeah area, but yeah, days on
- 8:49Speaker 4: the market. So in Dane County in August, there's twenty
- 8:54Speaker 4: nine days on the market was the average, right, and
- 8:56Speaker 4: then in Rock County it was twenty seven days, so
- 8:59Speaker 4: very similar. And those are both about forty percent increases
- 9:04Speaker 4: year over year. So the homes are sitting a bit longer, right,
- 9:08Speaker 4: Buyers have a little more time to make decisions, And
- 9:11Speaker 4: that's kind of what we had chatted about just to
- 9:13Speaker 4: start the call here. And you know, thirty days on market,
- 9:20Speaker 4: you know, very typical of a normal market, right. You know,
- 9:23Speaker 4: sometimes you know, you can go up to you know,
- 9:25Speaker 4: forty five days or whatever. But having having thirty days
- 9:30Speaker 4: in the market is is kind of a more of
- 9:31Speaker 4: a balanced market, and I think that sellers do need
- 9:35Speaker 4: to understand that they may just need to wait a
- 9:40Speaker 4: little longer to find the right buyer. Now, it doesn't
- 9:43Speaker 4: mean they have to panic. And you know, we've had
- 9:44Speaker 4: to kind of coach some sellers through that that, you know,
- 9:47Speaker 4: it's just a matter of waiting a little bit longer
- 9:50Speaker 4: in this market and having a few more buyers through.
- 9:53Speaker 4: You know, when people are saying, hey, should we do
- 9:57Speaker 4: a price reduction, you know, we kind of step back
- 10:00Speaker 4: at this point and just just look like, all right,
- 10:02Speaker 4: how long has it been on the market, how does
- 10:03Speaker 4: it compare. Let's let's look at it again. Let's look
- 10:06Speaker 4: at the comparables. Let's look at the ones that recently sold.
- 10:08Speaker 4: Let's look at the ones that are still on the
- 10:10Speaker 4: market without an offer, and if if the numbers make sense,
- 10:14Speaker 4: then no, let's just hold off. There's no need to
- 10:16Speaker 4: do a price reduction when you're not priced wrong, and
- 10:19Speaker 4: let's wait a week or two and see what happens.
- 10:21Speaker 4: And typically when we've done that as recently, the right
- 10:24Speaker 4: buyer comes through, that's right home for them.
- 10:27Speaker 2: And the transaction happens works out really great that way.
- 10:30Speaker 1: As we talked this morning with Matt Heyman of Rock
- 10:31Speaker 1: Realty online Rockwisconsin dot com, that's r O c K
- 10:36Speaker 1: Wisconsin dot com. Tell if number six O eight six
- 10:38Speaker 1: seven three fifty four hundred, that's six h eight six
- 10:41Speaker 1: seven three fifty four hundred. We'll get a market update.
- 10:43Speaker 1: As Matt mentioned, of course we'll focus in on Dane
- 10:46Speaker 1: and Rock and we'll kind of get into those specific
- 10:48Speaker 1: county see some of the numbers there. Also talk about
- 10:51Speaker 1: I mentioned the website Rock Wisconsin dot com. I haven't
- 10:53Speaker 1: mentioned rocklistings dot com. I'm going to talk with Matt
- 10:56Speaker 1: two about just about that website. What it's able to
- 10:59Speaker 1: do for you you're looking to list or if you're
- 11:01Speaker 1: looking to buy, some really really good benefits in working
- 11:04Speaker 1: with Rockrealty. During the break, head on over to Rocklistings
- 11:06Speaker 1: dot Com. You've get a preview of what Matt and
- 11:08Speaker 1: I are going to talk about. But we will have
- 11:10Speaker 1: that market update for Danaan Rockcounty. We will do that
- 11:12Speaker 1: next as ask the experts with Rockrealty continues right here
- 11:16Speaker 1: on thirteen ten Double U I b A thirteen ten
- 11:21Speaker 1: Double U I b A and ask the experts with
- 11:24Speaker 1: Rockrealty online Rock Wisconsin dot com. That's Rock ro O
- 11:29Speaker 1: c K Wisconsin dot com TELF number six O eight
- 11:32Speaker 1: six seven three fifty four hundred. That's six oh eight
- 11:35Speaker 1: six seven three fifty four hundred mentioned the website Rock
- 11:37Speaker 1: Wisconsin dot com. I also urge you to head on
- 11:39Speaker 1: over to rock listings dot Com during the break. I
- 11:43Speaker 1: hope you had a chance to do that, and Matt
- 11:45Speaker 1: when folks out on over to rocklistings dot com. Really
- 11:47Speaker 1: cool promotion you have going on right now, making it
- 11:50Speaker 1: easier on everyone when it comes to whether you're showing
- 11:54Speaker 1: or moving or moving to and from and really makes
- 11:58Speaker 1: it easier on everybody. Let's talk about what you got
- 12:00Speaker 1: going on at rocklistings dot com.
- 12:03Speaker 4: Yeah, the biggest pain point for buying or selling a
- 12:09Speaker 4: home is the move right, and we wanted to come
- 12:11Speaker 4: up with an easy solution for that and we partnered
- 12:15Speaker 4: up with Totally spaced out there, you know, Madison Area
- 12:19Speaker 4: based privately owned company similar to pods right that will
- 12:25Speaker 4: deliver a source container to your driveway or your side
- 12:29Speaker 4: yard wherever you want it and you can load that up.
- 12:32Speaker 4: You could even store it down at their facilities and
- 12:36Speaker 4: then you can have it delivered to the new location. Right, So,
- 12:39Speaker 4: really it makes it easier pain and hassles scheduling a
- 12:45Speaker 4: bunch of friends and family on one big moving day
- 12:50Speaker 4: and and keeping it all in the U haul at
- 12:52Speaker 4: the title company while you sign off on a new
- 12:55Speaker 4: house and then heading over to the new place. I mean,
- 12:57Speaker 4: it just it makes it a lot easier. And so
- 12:59Speaker 4: what we want to do is, you know, find a
- 13:01Speaker 4: service that we could include for our client. And that's
- 13:04Speaker 4: that's how we partner it up to that rocklistings dot com.
- 13:07Speaker 4: You can go there, you can see the promotion, you know,
- 13:10Speaker 4: and it's you know, when you sign up to be
- 13:13Speaker 4: a client, whether a buyer or a seller, there's some
- 13:16Speaker 4: stipulations that apply, but when you sign up to be
- 13:18Speaker 4: a buyer seller client with Rock Real Season, we will
- 13:21Speaker 4: include the majority or all of that with your purchase
- 13:25Speaker 4: or your sale.
- 13:26Speaker 1: And so really, and you mentioned, you know, some of
- 13:28Speaker 1: the big hurdles to moving. It's such a great, great
- 13:32Speaker 1: thing to be taken off your plate and just kind
- 13:34Speaker 1: of a box to check. It also helps that, you know,
- 13:36Speaker 1: I think a lot of times we think about the
- 13:38Speaker 1: actual act of moving, which is is you know anybody
- 13:41Speaker 1: that's done it, especially if it's for their friend, but
- 13:43Speaker 1: even for their cells it's moving is never all that
- 13:46Speaker 1: fun having something so convenient, But it also helps as
- 13:50Speaker 1: you're staging and getting your house listed and shown. It
- 13:53Speaker 1: really helps kind of declutter. Put some of those you know,
- 13:56Speaker 1: those family treasures of their looms, those things that are
- 13:58Speaker 1: very unique to you, put them in the in the
- 14:00Speaker 1: in the storage unit right conveniently located in the driveway,
- 14:04Speaker 1: and really put your best forward for your listing of
- 14:05Speaker 1: your home to really get you the most amount of
- 14:07Speaker 1: money for that sale.
- 14:09Speaker 2: How convenient that's not going to beat, isn't Matt, Well.
- 14:12Speaker 4: That's a that's a huge deal actually, because you know,
- 14:15Speaker 4: most people have so many places to put things right.
- 14:18Speaker 4: The default the default was the garage, right, and you
- 14:21Speaker 4: throw everything in the garage to make the house look bigger,
- 14:23Speaker 4: but then the garage looks small. So yeah, this this
- 14:26Speaker 4: keeps everything clean, helps people envision, you know, parking the
- 14:30Speaker 4: cars in the garage helps them envision the house as
- 14:32Speaker 4: it should be, makes the pictures turn out much better.
- 14:35Speaker 4: It's just it's great overall for any sort of new listing.
- 14:38Speaker 2: All those details at Rocklistings dot Com. That's Rocklistings dot Com.
- 14:43Speaker 1: Uh so we're doing, of course, our our market staff
- 14:46Speaker 1: taking a look at the month month of August, the
- 14:48Speaker 1: most recent numbers available out there, and Matt breaking down
- 14:52Speaker 1: the different counties. Let's start off with new listings. Let's
- 14:55Speaker 1: start off looking at Dane County. What did we see
- 14:57Speaker 1: as far as new home listings in Dan County?
- 15:00Speaker 4: Yeah, so in Dane County we did see a drop
- 15:05Speaker 4: of new listings. Right, so it's down about seven point
- 15:08Speaker 4: six percent a year over year. Right now, that can
- 15:12Speaker 4: fluctuate months to month, but you know, uh, there's fewer
- 15:17Speaker 4: listings that went on the market, you know this this
- 15:21Speaker 4: August than than last August. And in Rock County it
- 15:25Speaker 4: was actually unchanged. So there was one hundred and ninety
- 15:29Speaker 4: five new listings in Rock County, five hundred and twelve
- 15:32Speaker 4: new listings in Dane County, and uh, I think, I
- 15:35Speaker 4: think a fairly flat all things considered. Now, as far
- 15:39Speaker 4: as home soul, we did, we did have a flight
- 15:41Speaker 4: increase in homes sold. We had four hundred and seventy
- 15:46Speaker 4: four sold in Dane County and then we had it
- 15:51Speaker 4: looks like one hundred and ninety five sold in Rock County,
- 15:54Speaker 4: which is an eighteen percent increased in Rock County, and
- 15:59Speaker 4: it looks like about three percent in Day County.
- 16:03Speaker 1: Well, Matt, to me, that was when I saw that statistic.
- 16:06Speaker 1: I was a little surprise or that those those numbers,
- 16:08Speaker 1: the statistics, because you know, I would have just assumed
- 16:11Speaker 1: with fewer houses available than it would you know, fewer listings,
- 16:15Speaker 1: we would see fewer sold. But but I think it
- 16:18Speaker 1: reinforces the fact there are there are plenty of buyers
- 16:21Speaker 1: out there, aren't there.
- 16:23Speaker 4: Exactly exactly so there's still as still a strong market.
- 16:27Speaker 4: I mean I mean leveling out. I just mean that
- 16:29Speaker 4: there's you know a good amount of buyers for the
- 16:32Speaker 4: number of sellers, right, and so it's a balanced market,
- 16:35Speaker 4: which means it's kind of good for sellers still but
- 16:39Speaker 4: also better for buyers than it was before. Right. The
- 16:42Speaker 4: more balanced we get, the more fair it'll be on
- 16:45Speaker 4: both sides.
- 16:46Speaker 1: What about dollars and cents kind of And I know
- 16:49Speaker 1: it's always amazing to me as somebody who lives I
- 16:53Speaker 1: see dan and this is not an exaggeration from my
- 16:56Speaker 1: front doorstep. I can look over and I can see
- 16:58Speaker 1: Dane County. It's at the end of my literally at
- 17:00Speaker 1: the end of my street, at the at the corner
- 17:02Speaker 1: is where Dane and Rock County come. I'm always surprised
- 17:06Speaker 1: by the by the difference, and it really shows there's
- 17:09Speaker 1: a lot of great opportunity out there no matter who
- 17:11Speaker 1: you are and what you're looking. When it comes to
- 17:13Speaker 1: median prices, there is a lot whether you're looking Dane County,
- 17:18Speaker 1: looking Rock County, Jefferson County, there's a lot of there's
- 17:21Speaker 1: a lot of opportunity out there. And and depending on
- 17:23Speaker 1: which county you're in, the prices are are are are different,
- 17:28Speaker 1: quite a bit different as a matter of fact, when
- 17:29Speaker 1: it comes to the median price.
- 17:32Speaker 4: Yeah, I mean in general, over the last you know,
- 17:35Speaker 4: ten years, really you know, we've seen uh, you know,
- 17:39Speaker 4: price appreciation, but we've seen it a larger price appreciation
- 17:45Speaker 4: in Rock County than Dane County. So it kind of
- 17:49Speaker 4: accelerated out of the bottom much quicker, right as people
- 17:52Speaker 4: were searching count affordability. The median price right now, as
- 17:56Speaker 4: of last month any ways, in Rock County was sitting
- 17:59Speaker 4: right at tree hundred thousand market two hundred and ninety
- 18:02Speaker 4: nine nine hundred, right, that's up nine percent year over year,
- 18:06Speaker 4: so people are still you know, searching out that that affordability.
- 18:10Speaker 4: And we can talk about affordability if you want. And
- 18:14Speaker 4: versus Dane County you're at four ninety six nine fifty,
- 18:17Speaker 4: So I mean there's a two hundred thousand dollars price
- 18:19Speaker 4: difference just between Dane and Rock County, and that is
- 18:23Speaker 4: you and I know, it's not that far away from
- 18:25Speaker 4: each other really, I mean you got with the with
- 18:27Speaker 4: the interstate into yeah yeah, about a half hour maybe
- 18:32Speaker 4: forty minutes away. You could you could, you know, find
- 18:35Speaker 4: a house for two hundred thousand dollars less. And a
- 18:37Speaker 4: lot of people are taking taking that opportunity. So that's
- 18:39Speaker 4: why in Rock County you've got the nine percent price increase.
- 18:42Speaker 4: In versus Dane County, it's a five point nine percent.
- 18:45Speaker 1: It is literally thirty minutes from my front door to
- 18:47Speaker 1: the front door of this radio station as I sit
- 18:49Speaker 1: here in Fitchburg, which is which isn't too bad. And
- 18:52Speaker 1: I always I always look at exiting I ninety to
- 18:55Speaker 1: get on the belt line as a halfway point for
- 18:57Speaker 1: me of my morning commute. So it's and that's and
- 19:00Speaker 1: as you're as you're seeing and as as h as
- 19:02Speaker 1: we see as people are taking that opportunity. Let's talk
- 19:05Speaker 1: about affordability, and you know that reinforces the importance of
- 19:08Speaker 1: working with a really good agent. Is I know that
- 19:11Speaker 1: at Rock Realty, whether it's Dane County or the surround counties,
- 19:14Speaker 1: you guys know these markets inside and out. And for
- 19:17Speaker 1: somebody that's looking to get a lot of home and
- 19:19Speaker 1: save some money, boy, working with a great agent that
- 19:22Speaker 1: can that can find those places in Rock or maybe
- 19:24Speaker 1: some of the outlying parts of Dane or some of
- 19:26Speaker 1: those other counties. That's it's a great that's a great
- 19:29Speaker 1: benefit to working with Rock Realty, isn't it?
- 19:32Speaker 4: Yeah? Absolutely, And you know, finding those pockets of affordability
- 19:37Speaker 4: and you know, getting you know the most for the
- 19:41Speaker 4: dollar is important right now, right the affordability index that
- 19:46Speaker 4: kind of tracked you know, how much the mortgage is,
- 19:49Speaker 4: how much you know, taxes are and maintenance kind of
- 19:52Speaker 4: tracks you know, how affordable the housing market is compared
- 19:57Speaker 4: to previous times. It was hitting all time eyes and
- 20:00Speaker 4: I mean everybody everybody kind of knows that, right. We
- 20:04Speaker 4: know how expensive you know, the mortgage payments got with
- 20:09Speaker 4: these you know, interest rates kind of skyrocket for a
- 20:11Speaker 4: short period of time, right, So it's nice to see
- 20:15Speaker 4: that in this particular case, in August, affordability index was
- 20:19Speaker 4: essentially unchanged, right, So it's it's decelerated and it's starting
- 20:24Speaker 4: to level off. My expectation is that we're going to
- 20:27Speaker 4: to see maybe a few notches down over the coming months,
- 20:30Speaker 4: you know, as maybe mortgage rates come down, hopefully a
- 20:33Speaker 4: little bit, you know, after the Fed's decisions here at
- 20:37Speaker 4: the end of October as well, they're gonna have another
- 20:40Speaker 4: rate decision. But keep in mind that if I'm a buyer,
- 20:44Speaker 4: the thing that it's kind of missed is buyers that
- 20:48Speaker 4: are sitting on the fence are waiting for rates to drop.
- 20:52Speaker 4: And when you wait, you're waiting with every other buyer
- 20:55Speaker 4: out there. Right. So the fact that we have a
- 20:58Speaker 4: nice leveling out is the time to advantage, right, because
- 21:01Speaker 4: you know, the minute you don't and you wait for
- 21:03Speaker 4: those rates to drop and maybe ten other buyers jump
- 21:06Speaker 4: in the market at the same time, and then you're
- 21:08Speaker 4: competing again, and then that can push price up a bit.
- 21:11Speaker 4: So you know, if you can buy now at a
- 21:14Speaker 4: certain prices as you refinance later, So it's it's a
- 21:17Speaker 4: great time to get out there into the market right now,
- 21:20Speaker 4: and if the prices dropped the future, you're going to
- 21:23Speaker 4: be happy because you can refinance. As far as the
- 21:24Speaker 4: mortgage rates. Now, the mortgage rates go up, guess what,
- 21:28Speaker 4: You're still going to be happy you locked it now
- 21:30Speaker 4: because yours is lower.
- 21:32Speaker 1: That's great perspective. And the other thing too, to think
- 21:33Speaker 1: about is is it puts you in the driver's seat.
- 21:35Speaker 1: It puts you in control. Is if you know, and
- 21:38Speaker 1: historically I mean big picture stuff, rates today are are
- 21:42Speaker 1: you know, we look back twenty thirty years and you go,
- 21:44Speaker 1: oh my goodness, we love where rates are. And the
- 21:47Speaker 1: great thing is, as you point out, you're not for
- 21:50Speaker 1: those you know, those people that are waiting on the sidelines.
- 21:53Speaker 1: They're going to jump in. When you jump in, it's
- 21:54Speaker 1: going to drive a price is going to cost more.
- 21:56Speaker 1: You can jump in now, get a great, great deal
- 21:58Speaker 1: on a house, get de and rates. And if in
- 22:00Speaker 1: the future you say, you know what rates are down,
- 22:04Speaker 1: let's look into refinancing. As you point out, what a
- 22:06Speaker 1: great tool that can be. And as we talk about too,
- 22:09Speaker 1: really really good timing and a really good opportunity this house.
- 22:13Speaker 1: This week's featured listing on O'Keeffe Avenue in Sun Prairie

- 22:49Speaker 4: in the primary suite. The whole basement has actually got
- 22:54Speaker 4: a basement home gym down there, and the seller is
- 22:57Speaker 4: willing to leave that gym for you too, So you

- 23:02Speaker 2: What is what a deal that is?
