- 0:28Speaker 1: you one and only Matt Heypeman. Matt, how you doing
- 0:30Speaker 1: this morning?
- 0:30Speaker 2: Good morning doing good?
- 0:32Speaker 1: Stand dry when I walked in? Yeah, how's your basement
- 0:37Speaker 1: looking good? Yeah? Yeah, good, good good.
- 0:39Speaker 2: It was good to have a dry base.
- 0:40Speaker 1: It is it is. I've got family in Walkishaw, thank goodness.
- 0:44Speaker 1: Immediate family did already did alright, but some people I
- 0:48Speaker 1: grew up with a lot of water.
- 0:51Speaker 2: Yeah. It's got rough down there.
- 0:52Speaker 1: Yeah it is rough and uh. And we're actually gonna
- 0:55Speaker 1: talk this morning about things to know and have inspected
- 0:58Speaker 1: before buying a real property. And one of the things
- 1:00Speaker 1: I touched on is floodplains and other things. So we're
- 1:03Speaker 1: going to talk with Matt about that and so much
- 1:05Speaker 1: more this morning with Ask the Experts in Rock Realty.
- 1:08Speaker 1: I have mentioned the website Rockwisconsin dot com. And I
- 1:11Speaker 1: really hope during the show or as soon as you
- 1:12Speaker 1: get into the office this morning, we will not tell
- 1:14Speaker 1: your boss. Head on over to Rockwisconsin dot com. It's
- 1:17Speaker 1: always fun, nice little escape. Even if you're not looking
- 1:20Speaker 1: to buy anything like that, it's still a fun place
- 1:22Speaker 1: to check out and see what's out there. And one
- 1:25Speaker 1: of the properties you will see is a beautiful home
- 1:28Speaker 1: on twenty one twenty Thomas Street in Beloit and matt
- 1:33Speaker 1: this week's featured listing. The house is beautiful and I
- 1:36Speaker 1: start scrolling through some of the pictures and I'm like,
- 1:39Speaker 1: this is a big, big lot. And then thankfully the
- 1:44Speaker 1: listing agent, Nicole, she actually puts some nice pictures up
- 1:48Speaker 1: so you can kind of get an idea, an aerial
- 1:50Speaker 1: view of what this lot looks like. This is a
- 1:53Speaker 1: really really nice home on a really nice piece of property,
- 1:56Speaker 1: isn't it. Yeah.
- 1:57Speaker 2: I mean it's getting harder and harder to you know,
- 2:01Speaker 2: something on acreage with a lot of garage space for
- 2:06Speaker 2: under four hundred thousand dollars, and this one fits the bill. Yeah,
- 2:10Speaker 2: I'm here to get a ranch home. It's got the
- 2:12Speaker 2: three bedrooms that most people are looking for on just
- 2:14Speaker 2: over an acre lot. And boy does it have garage space.
- 2:20Speaker 1: Let's let's talk about that, because that is from that.
- 2:23Speaker 1: When you see the house right away, you notice it's
- 2:26Speaker 1: got is it. It's one, two, three, four doors. One
- 2:32Speaker 1: of those is a double so I'm counting. And this
- 2:35Speaker 1: is this is just my my broadcast school map. Here
- 2:40Speaker 1: there you can park in covered areas, five separate vehicles.
- 2:44Speaker 1: And I'm looking at the depth of the attached garage, Matt,
- 2:48Speaker 1: and that looks like you could probably squeeze.
- 2:51Speaker 2: Well, you know what caught me by surprises a little
- 2:54Speaker 2: later in the photos, you see there's a sixth door
- 2:58Speaker 2: on the backside of separate so, oh yeah, it's actually
- 3:01Speaker 2: a six car garage on this.
- 3:03Speaker 1: Gotch How great? How cool is that? I would love
- 3:07Speaker 1: to have a six car garage and I would have
- 3:10Speaker 1: five cars, and then I put put a boat in.
- 3:13Speaker 2: That it gives you reason to buy all those toys.
- 3:15Speaker 1: It does, yes, it does. But honey, we've got this
- 3:18Speaker 1: perfect spot. That's what I run into. Now it's like
- 3:22Speaker 1: where you're gonna put it? Well, well, uh so, yeah.
- 3:24Speaker 1: So it's a great, great house right in Beloit, great
- 3:27Speaker 1: lot of over an acre, plenty of garage space, three bedrooms,
- 3:32Speaker 1: one and a half bath, and uh and square footage wise. Great,
- 3:36Speaker 1: they're under four hundred thousand dollars. You're not going to
- 3:38Speaker 1: beat this property on Nicole Fisher. She is the listing
- 3:41Speaker 1: agent on this week's featured listing. Her telephone number six
- 3:44Speaker 1: oh eight two eight nine fifty one forty five. That's
- 3:48Speaker 1: six oh eight two eight nine fifty one forty five
- 3:52Speaker 1: for Nicole. Great data set up that showing at the
- 3:55Speaker 1: house on Thomas Street in Beloit. You can see it
- 3:57Speaker 1: also if you head on over to rock with dot
- 4:00Speaker 1: com that's rck W Wisconsin dot com. Take a peek
- 4:04Speaker 1: at that beautiful house. And of course you can schedule
- 4:06Speaker 1: that listening with Nicole as well. As mentioned this week's conversation.
- 4:10Speaker 1: We'll actually talk a little bit more too about this
- 4:12Speaker 1: feature listening a little bit later on in the program,
- 4:14Speaker 1: but this week we are going to primarily talk about
- 4:17Speaker 1: some things to inspect before buying rural property. And speaking
- 4:21Speaker 1: of acreage, Matt, obviously, a lot of folks what really
- 4:24Speaker 1: draws them to the rural part of the area is
- 4:27Speaker 1: the fact that you've got space, you can get a
- 4:29Speaker 1: little bit of acreage, but there are things to think about.
- 4:32Speaker 1: And just like in a city, although maybe less restrictive
- 4:36Speaker 1: things like zoning, land use, those type of things, there
- 4:38Speaker 1: are still there are still guidelines. There are still some
- 4:41Speaker 1: restrictions in those areas, aren't there can be.
- 4:43Speaker 2: Anyway, Yeah, it's surprising how zoning can change from municipality
- 4:48Speaker 2: to municipality. You know, there's some zoning that doesn't allow
- 4:54Speaker 2: you to build an outbuilding even if you have acreage.
- 4:56Speaker 2: There's other other zoning that allows you to build just
- 4:59Speaker 2: a monstrosity of an outbuilding as long as it's used
- 5:02Speaker 2: for your own personal business. And so it's it's an
- 5:05Speaker 2: important thing to figure out too what sort of zoning
- 5:08Speaker 2: each property, rural property comes with, and then also what
- 5:12Speaker 2: you're allowed to use it for.
- 5:14Speaker 1: As a general overview with what we're about to talk about.
- 5:17Speaker 1: Also this also, and I know I bring this up
- 5:18Speaker 1: a lot, but I think it's a very important point,
- 5:21Speaker 1: is working with that right agent on this type of stuff.
- 5:24Speaker 1: You know, if you know, like I want to, I'm
- 5:26Speaker 1: looking for a rural lot, working with that agent that's
- 5:30Speaker 1: familiar with that. I mean again, I know the agents
- 5:33Speaker 1: at Rock Realty are phenomenal at what they do and
- 5:36Speaker 1: can help you with these very things. I know some
- 5:38Speaker 1: folks prefer and work a lot on the isthmus and
- 5:41Speaker 1: some of those small lots, maybe condos, some of those homes.
- 5:44Speaker 1: And I know some other agents are like, bring it on,
- 5:46Speaker 1: I want this, you know, this is my world. I
- 5:48Speaker 1: love the acreage, I love that talk. So this really
- 5:51Speaker 1: reinforces the importance of working with a really great agent
- 5:54Speaker 1: and the folks at Rock Realty would love to help you.
- 5:56Speaker 1: And one of the big differences too is when you
- 5:58Speaker 1: get away from the city also get away from some
- 6:01Speaker 1: of the infrastructure, things like water, sewer, those type of services.
- 6:06Speaker 1: You want to understand what this house has, what this
- 6:09Speaker 1: property has, what options you have, whether it's mound system
- 6:12Speaker 1: or other things. But understanding how that, how that private
- 6:16Speaker 1: system for your for your well in septic, how that works,
- 6:19Speaker 1: and what's available as far as options. It's an important
- 6:21Speaker 1: question to be asking.
- 6:22Speaker 2: Yeah, absolutely, I mean and just in talking about this
- 6:25Speaker 2: Thomas Street listing and also as well in septic. Right,
- 6:28Speaker 2: so nice little subject matter for the day. Yeah, and
- 6:32Speaker 2: you know, well in sceptic, I mean that's uh, that
- 6:34Speaker 2: in and of itself is just so many details, so
- 6:37Speaker 2: many things to look forward to know about you know,
- 6:40Speaker 2: with with your well, whether or not you've got e
- 6:44Speaker 2: Coli in it right, and you know, you know a
- 6:46Speaker 2: lot of these things are scary for people that haven't
- 6:49Speaker 2: lived in rural properties, but the truth of the matter
- 6:51Speaker 2: is almost everything can be resolved anything that's found, you know,
- 6:55Speaker 2: whether they shock the well or or you know, raise
- 6:58Speaker 2: the the casing on the well a little taller just
- 7:00Speaker 2: to make sure you don't get any you know, rodents
- 7:03Speaker 2: in there right. And septic it's it's its own unique thing.
- 7:07Speaker 2: You know. You've got your you know, below grade septic tanks,
- 7:12Speaker 2: you've got mound systems, you've got you know, pumps and grinders,
- 7:18Speaker 2: and there's just a lot to know. But it's one
- 7:20Speaker 2: of those things that if you have a experienced agent,
- 7:23Speaker 2: they can go through the details and make it a
- 7:25Speaker 2: little less intimidating because obviously there are hundreds of thousands,
- 7:29Speaker 2: if not millions, of people living in rural areas and
- 7:31Speaker 2: they're doing just fine.
- 7:32Speaker 1: Yes, absolutely, you know, I I've never had a house
- 7:36Speaker 1: with a well, but my wife grew up in northern Wisconsin,
- 7:38Speaker 1: and of course that's that is how even if you're
- 7:41Speaker 1: in cities, oftentimes they're still using well service, and she
- 7:45Speaker 1: swears like if she if she had things her way,
- 7:48Speaker 1: she'd get a rag out back and be drilling for water.
- 7:51Speaker 1: It's just like the water, you know, in her world,
- 7:53Speaker 1: nothing's better than well water. It is perfect. They're a
- 7:56Speaker 1: nice thing is when you're on a well, guess what
- 7:57Speaker 1: you're not paying.
- 7:59Speaker 2: A monthly charge? O?
- 8:01Speaker 1: What A what a blessing? That is one of the
- 8:03Speaker 1: things that can come up sometimes. I think folks may
- 8:05Speaker 1: look at maps and you'll see like a big track
- 8:08Speaker 1: of land and you're going to the same person own
- 8:10Speaker 1: all of this, and sometimes they do. Sometimes it's various owners.
- 8:14Speaker 1: And if there's an area, for example, that may be landlocked,
- 8:17Speaker 1: there may be things like easements and other things, and
- 8:20Speaker 1: those can be tricky also as you're saying, wait, I
- 8:22Speaker 1: own that land, but somebody else is allowed to use
- 8:26Speaker 1: it for certain purposes. Those are things that as a
- 8:29Speaker 1: as a potential buyer, you definitely want to want to understand, fully,
- 8:33Speaker 1: isn't aren't they?
- 8:34Speaker 2: Yeah, it's a it's a good idea to you know,
- 8:36Speaker 2: run some run some research on the title word great
- 8:39Speaker 2: to find out what easements are in place. And easement
- 8:43Speaker 2: is just allowing access on your property, right and it
- 8:48Speaker 2: could be utility companies that need to get to, you know,
- 8:50Speaker 2: some power lines. It could be the neighbor who uses
- 8:55Speaker 2: a part of your driveway to get to his section
- 8:58Speaker 2: of land. Right, maybe there's a shared driveway agreement on
- 9:04Speaker 2: the property. Sometimes even shared septic agreements. So it's good
- 9:09Speaker 2: to know ahead of time what's on there. And it's interesting,
- 9:13Speaker 2: you know how many years back some of these things
- 9:15Speaker 2: can go oh you know, you know, you could have
- 9:17Speaker 2: something from you know, in the nineteen thirties or forties
- 9:19Speaker 2: that's still in place on the property that you should
- 9:22Speaker 2: know about, just to make sure you're aware before you
- 9:25Speaker 2: make an offer.
- 9:26Speaker 1: As somebody we've got on the backside of our property,
- 9:29Speaker 1: we've got an easement for the power company because they
- 9:32Speaker 1: run the power lines through there for the homes along
- 9:35Speaker 1: one of the streets on the other side of the property.
- 9:38Speaker 1: And that was something when we were looking that question
- 9:41Speaker 1: that I had about that some of this stuff come
- 9:43Speaker 1: out also in title work or is that not included matter?
- 9:46Speaker 1: Is it kind of each individual case unique in its own.
- 9:50Speaker 2: Yeah, when you're working with the title company, and in
- 9:52Speaker 2: our state we do we work with title companies, you've
- 9:55Speaker 2: got two choices you can wait until they run the
- 9:57Speaker 2: title after you haven't accepted offer, or you can do
- 10:00Speaker 2: something you know, it's it's called different things depending on
- 10:02Speaker 2: the title company, but search and hold is a common
- 10:05Speaker 2: name where you preemptively say, hey, can you run the
- 10:08Speaker 2: title work see what pops up, and let us know
- 10:12Speaker 2: like what you're what you're seeing, what's been recorded on
- 10:15Speaker 2: the deed? What's uh, what's the description say for the property?
- 10:19Speaker 2: You know, so you know exactly what you're buying, what
- 10:21Speaker 2: you're getting into prior to making an offer. Nice that
- 10:24Speaker 2: this market's leveling out a bit, so buyers may have
- 10:27Speaker 2: the chance to actually do that sort of due diligence.
- 10:29Speaker 2: But it's important whether it's zoning or property access and easement,
- 10:34Speaker 2: it's just super important that a buyer does the due diligence.
- 10:38Speaker 2: You know, as a as an agent, we can give
- 10:40Speaker 2: them the information that has been provided to us so
- 10:43Speaker 2: that we might find ourselves. But it's extremely important that
- 10:47Speaker 2: you know, you contact, for instance, like the d n
- 10:50Speaker 2: R or the county zoning office and just double check
- 10:54Speaker 2: things right. You don't want to get into a property
- 10:56Speaker 2: and find out that you're you're not able to put
- 10:59Speaker 2: those the multiple out buildings down there like you.
- 11:01Speaker 1: Thought you could.
- 11:01Speaker 2: So it's always best to do your due diligence before
- 11:04Speaker 2: making any offer. And if you're going to make an
- 11:06Speaker 2: offer and it's a competitive situation, put in some sort
- 11:09Speaker 2: of contingency in there so that you know you have
- 11:12Speaker 2: the time and the option of maybe getting out of
- 11:15Speaker 2: the offer if you find out some bad news.
- 11:17Speaker 1: And the nice thing in the connected world we are
- 11:19Speaker 1: in now, there are a lot of great resources you mentioned.
- 11:21Speaker 1: Folks are saying, well, well, how do I know DNR
- 11:23Speaker 1: codes and other things? And I know there's fantastic websites
- 11:26Speaker 1: and other things. A simple querry oftentimes can point you
- 11:29Speaker 1: right in the right direction, as we talked this morning
- 11:31Speaker 1: with Matt Heytman. Of course, Matt comes to us from
- 11:33Speaker 1: Rockrealty Online, Rockwisconsin dot com. That's our Ock Wisconsin dot com.
- 11:38Speaker 1: They're telling number six O eight six seven three fifty
- 11:41Speaker 1: four hundred. That's six h eight six seven three fifty
- 11:43Speaker 1: four hundred. It'speaking of being pointed in the right direction.
- 11:46Speaker 1: I know these are available and they are important, which
- 11:48Speaker 1: are flood maps, flood zones, understanding where those areas are,
- 11:53Speaker 1: and of course wetlands. They each present different kind of
- 11:56Speaker 1: rules guidance. They also affect things like insurance and other things.
- 12:00Speaker 1: If you want to carry additional insurance, that's something you
- 12:03Speaker 1: definitely want to investigate also, isn't it.
- 12:05Speaker 2: Yeah, yeah, we get two different things there. Your flood zones.
- 12:08Speaker 2: In general, a lot of rural properties may have, yeah,
- 12:13Speaker 2: like wetlands and a flood zone on the property. There are,
- 12:18Speaker 2: for instance, our the insurance company that we work with,
- 12:22Speaker 2: they can actually put the address in find out if
- 12:25Speaker 2: it triggers any kind of flood zones on the property,
- 12:29Speaker 2: so that you know, you know how much more you
- 12:32Speaker 2: may have to pay for insurance if it isn't a
- 12:34Speaker 2: flood zone, you know, the wetlands and shoreland zoning. Even so,
- 12:39Speaker 2: if you have a creek or a river running through
- 12:42Speaker 2: the property, it's possible that it's subject to shortland zoning,
- 12:46Speaker 2: which offers its own bit of restrictions, right, So it's
- 12:49Speaker 2: always good to know about that as well. So again
- 12:53Speaker 2: I would say that, yeah, rural property is in general,
- 12:56Speaker 2: you know, it does take a little more preemptive due diligence.
- 12:59Speaker 2: I think then if you're just buy something in a subdivision,
- 13:02Speaker 2: that's a pretty cookie cutter.
- 13:03Speaker 1: What's fascinating is how quickly you become an expert on
- 13:06Speaker 1: these things though. Is you know, you talk about folks
- 13:07Speaker 1: that have beachfront property, for example, you talk to them
- 13:10Speaker 1: about like what is and what is is and is
- 13:13Speaker 1: not approved? They know exactly and it's it's actually you know,
- 13:17Speaker 1: as folks do this, you think about all the amazing
- 13:20Speaker 1: benefits to that, to those rural properties and you know,
- 13:22Speaker 1: whether it's acreage, whether it's a lot with with lake
- 13:26Speaker 1: or river. I mean, it's really a great, great benefit.
- 13:30Speaker 1: And again some of those things to inspect and check
- 13:32Speaker 1: out and just understand before you're buying a really important
- 13:35Speaker 1: steps to be taking. As we talked this morning with
- 13:37Speaker 1: Matt Heytman of Rock Realty, great day. Whether you're looking
- 13:40Speaker 1: to pick up some of some acreage, maybe you're just

- 13:48Speaker 1: folks at Rock Realty they are there for you. All

- 14:55Speaker 1: seven three fifty four hundred. A lot of great information
- 14:57Speaker 1: this week. Things to know and inspect before buying rural
- 15:00Speaker 1: property and Matt. One of the things I think a
- 15:03Speaker 1: lot of us love about this part of the country
- 15:06Speaker 1: and this area is you can be in the country
- 15:09Speaker 1: but still have access to all of the beautiful conveniences
- 15:13Speaker 1: of the city. I know. With you know, if you
- 15:15Speaker 1: live on the Isthmus, you're literally ten to fifteen minutes
- 15:18Speaker 1: from getting to the middle of nowhere, I know, or
- 15:20Speaker 1: vice versa. I agree.
- 15:21Speaker 2: That's one of the things that kind of attracted me
- 15:23Speaker 2: to this area when I first moved here was you
- 15:26Speaker 2: could be literally from downtown to suburbs to the middle
- 15:30Speaker 2: of a cornfield in twenty minutes. Yeah, it's everything you need.
- 15:34Speaker 1: Want to go out for a nice dinner at a
- 15:35Speaker 1: nice restaurant and a downtown locale, you can do that
- 15:38Speaker 1: and then yeah, go head out to the country and
- 15:42Speaker 1: call it a day. And that's some of the great stuff.
- 15:43Speaker 1: So we talked about all the great options and finding
- 15:45Speaker 1: that perfect place for you and your lifestyle and your family.
- 15:48Speaker 1: Of course, the folks at Rockrealty would love to help
- 15:50Speaker 1: you do that. The website Rock Wisconsin dot com. You
- 15:52Speaker 1: want to get to know some of the agents, just
- 15:54Speaker 1: head on over to Wisconsin buyeragent dot com. That's Wisconsin
- 15:58Speaker 1: buyer agent dot Com also can call six oh' eight
- 16:01Speaker 1: six seven three fifty four hundred. That's six oh' eight
- 16:03Speaker 1: six seven three fifty four hundred. When it comes to
- 16:08Speaker 1: I'm a city kid. I grew up in the city,
- 16:10Speaker 1: and as a matter of fact, until I bought my home,
- 16:13Speaker 1: I had never lived in a house. And this is
- 16:14Speaker 1: a fact where there wasn't a direct neighbor that I
- 16:16Speaker 1: shared at least one wall with and first time ever.
- 16:19Speaker 1: One of the nice things when you live in the city,
- 16:21Speaker 1: it's pretty clear about like where things start and where
- 16:24Speaker 1: things end as far as as far as property lines.
- 16:27Speaker 1: You move out into the country, things get a little
- 16:29Speaker 1: more confusing, and it's really really important to understand what
- 16:34Speaker 1: those boundaries are. Maybe get it, you know, have a
- 16:37Speaker 1: survey or come out and let you see firsthand where
- 16:40Speaker 1: those are, because when you're standing in the middle of
- 16:42Speaker 1: a forest or you're standing in the middle of a field,
- 16:44Speaker 1: it is really hard, even with the greatest GPS on
- 16:47Speaker 1: your phone to determine that. You really want to make
- 16:50Speaker 1: sure that you understand what it is that you're buying,
- 16:52Speaker 1: isn't it, Matt.
- 16:53Speaker 2: Yeah, absolutely, I mean even if you see stakes in
- 16:57Speaker 2: the ground, it doesn't mean that's where the corner is, right,
- 17:00Speaker 2: So it's important to if if the surveys, if knowing
- 17:05Speaker 2: your boundaries is really important, it's important to get a
- 17:08Speaker 2: survey right to get it professionally done. Access Dane, you know,
- 17:13Speaker 2: the county website can give you kind of a rough
- 17:17Speaker 2: idea from above using kind of a Google map overhead shot.
- 17:21Speaker 2: But you know, by no means is that for certain.
- 17:24Speaker 2: And you know we've seen surveys you know, come out
- 17:27Speaker 2: and it be significantly different, right. You know, you can
- 17:29Speaker 2: see situations where there's a fence on your property and
- 17:32Speaker 2: you know nobody you or the neighbor didn't know it
- 17:35Speaker 2: at the time.
- 17:35Speaker 1: Right.
- 17:36Speaker 2: So you know, if if it's an important thing, the boundaries,
- 17:38Speaker 2: you definitely want to have a surveyor out there. Otherwise
- 17:40Speaker 2: it's it's hard to say for sure.
- 17:41Speaker 1: You mentioned that Access Dane and I know, like Rock
- 17:44Speaker 1: County has the g I S and I think Access
- 17:46Speaker 1: Dane connects to it as well, And that's it's a
- 17:48Speaker 1: cool resource for a number of things. By the way,
- 17:50Speaker 1: as we talk about getting online Rock Wisconsin dot com.
- 17:53Speaker 1: Also if you want to Google that you can see
- 17:55Speaker 1: get a look at your own property and just kind
- 17:57Speaker 1: of see what things look like and then kind to
- 18:00Speaker 1: get an idea of of where property lines are. You
- 18:02Speaker 1: maybe a little surprised by that, but as Matt mentioned,
- 18:05Speaker 1: the importance of of you know, actually having its surveyed
- 18:08Speaker 1: if that is something that that is really of concern,
- 18:12Speaker 1: and of course think about putting in a fence or again,
- 18:14Speaker 1: oh I want to build a building over here, a
- 18:15Speaker 1: building over there, you want to make sure that ultimately
- 18:18Speaker 1: that it's going to be on your property. We're talking
- 18:20Speaker 1: earlier too about about sometimes shared driveways and other things.
- 18:25Speaker 1: Sometimes there can be access roads and uh and sometimes
- 18:29Speaker 1: and you'll see it. You'll say, you'll see signs on
- 18:32Speaker 1: the end of end of what you believe to be
- 18:33Speaker 1: a road, it'll say private drive Understanding that that who's
- 18:37Speaker 1: responsible for for what parts of the of the access
- 18:41Speaker 1: That is an important part of this that folks may
- 18:44Speaker 1: not always think about.
- 18:45Speaker 2: Yeah, absolutely, you know, it's it's surprising how nice a
- 18:49Speaker 2: roads sometimes are considered private.
- 18:51Speaker 1: Yah.
- 18:51Speaker 2: Yeah, and sometimes it's pretty obvious that the gravel road
- 18:54Speaker 2: is not something that the county is going to come
- 18:55Speaker 2: out and take care of, right, So, so knowing that
- 18:58Speaker 2: knowing if it's uh, you know, your responsibility and neighbors responsibility.
- 19:02Speaker 2: There's just so many times that you see two rural properties,
- 19:06Speaker 2: one drive going in and then it splits off, you know,
- 19:09Speaker 2: and and just knowing like who's who's in charge of
- 19:12Speaker 2: that snow removal out there? Who's charge who's in charge
- 19:15Speaker 2: of mowing around it?
- 19:16Speaker 1: It's important as we talk about this stuff too, Matt.
- 19:19Speaker 1: I feel like it's such a fun experience. I know,
- 19:23Speaker 1: for there's there are certain types of folks that really
- 19:26Speaker 1: and I have many of them in my life, that
- 19:28Speaker 1: really like that rural atmosphere, that rural environment. They love
- 19:32Speaker 1: the idea that when they walk out their door at night,
- 19:34Speaker 1: go out on the back patio, they hear nothing but
- 19:37Speaker 1: the breeze through the trees. And we think about that
- 19:39Speaker 1: stuff and we go through these some of these steps.
- 19:41Speaker 1: It's it's again we talked about some of the great
- 19:43Speaker 1: resources out there. It's really just you talk about a
- 19:47Speaker 1: great life is experiencing that for folks, And it's really
- 19:51Speaker 1: a great data to be talking with an agent. Maybe
- 19:53Speaker 1: you're tired of having neighbors, Maybe you're tired of of
- 19:55Speaker 1: street lights. Maybe you want to look up at the
- 19:57Speaker 1: sky and actually see something. Yeah, what a great dayta
- 19:59Speaker 1: is to start that work.
- 20:01Speaker 2: We're also just electronically connected, yeah right now right that
- 20:05Speaker 2: we're just in our in our phones and our socials.
- 20:08Speaker 2: It's uh really hard to disconnect at all. And having
- 20:12Speaker 2: a rural property, I mean it's a uh it's something
- 20:15Speaker 2: that people are really becoming attracted too because you know,
- 20:18Speaker 2: you can feel that sort of disconnection and kind of
- 20:20Speaker 2: get back in touch with nature. Maybe even you know,
- 20:23Speaker 2: put your bare feet in the grass occasionally.
- 20:25Speaker 1: Check that and just imagine how cool that would just agree.
- 20:28Speaker 1: And one thing too, speaking of the technology thing, is
- 20:30Speaker 1: it used to be, uh, you know you'd have to
- 20:32Speaker 1: be like, well do I if you do need to
- 20:34Speaker 1: maybe you work remotely? Other things? What about cable at
- 20:37Speaker 1: internet or or that. Now there's satellite and other things
- 20:41Speaker 1: that folks are using. It's like, eh, it doesn't you
- 20:43Speaker 1: can really get rural and and really not have to
- 20:45Speaker 1: worry about it. So that's a great day to start
- 20:48Speaker 1: that conversation, start that journey. You think about doing a
- 20:49Speaker 1: pickup phone game and call it rock Realty Tell Whenever
