- 0:00SPEAKER_00: Everybody, we're at the 30th of July 2025.
- 0:03SPEAKER_00: Let's get into your Santa Clarita real estate update.
- 0:06SPEAKER_00: Right now we have 795 total active listings on the market for sale.
- 0:09SPEAKER_00: This is going to run between single-family residences, both those attached and detached.
- 0:14SPEAKER_00: We have both types out here.
- 0:16SPEAKER_00: We have both types of music, country and western.
- 0:19SPEAKER_00: And then we're getting to the townhouses.
- 0:21SPEAKER_00: Usually a townhouse, the way that that's defined is typically multi-story, attached by common walls.
- 0:28SPEAKER_00: That's usually townhomes.
- 0:29SPEAKER_00: And condominiums are single story.
- 0:32SPEAKER_00: Kind of just imagine a box, a box with an inlet, which would be the front door, and then surrounded by potentially other properties.
- 0:40SPEAKER_00: You might share a ceiling or a floor with somebody else.
- 0:43SPEAKER_00: Town homes are usually bottom-up, all yours, depending on how many stories.
- 0:47SPEAKER_00: So that's kind of the differentiation factor between the single family residences, attached and detached.
- 0:52SPEAKER_00: And in Santa Clarita Valley, as far as attached single-family residences, you might share a garage wall.
- 0:58SPEAKER_00: You might actually share a living space wall.
- 1:01SPEAKER_00: There's uh some in Valencia there.
- 1:03SPEAKER_00: There's some out in Canyon Country, of course, some in Saugus.
- 1:05SPEAKER_00: But these properties basically are attached to another.
- 1:08SPEAKER_00: So if you could just imagine two houses sitting together, attached by a common wall, each with their own backyard and own front yard.
- 1:15SPEAKER_00: A lot of those are the attached types.
- 1:17SPEAKER_00: So you really wouldn't know it.
- 1:18SPEAKER_00: But the important thing to investigate on those is when you are looking at those types of properties, you're going to be able to buy them for less than the standalone single-family residences.
- 1:28SPEAKER_00: But one of the things that I always point out to buyers, we want to make sure that you do your due diligence with regard to the insurance coverage and also look into that clue report, which is going to be around five years of claims.
- 1:42SPEAKER_00: The reason being, let's say something happened in the neighbor's unit or the neighbor's home and it impacted the home that you're going to be buying, it could be an increase or cause an increase of your insurance rates.
- 1:53SPEAKER_00: So you want to see where that historical record happens to be.
- 1:56SPEAKER_00: And then, of course, with everything, especially now as we're closing out July of 2025, getting into August, insurance is a big deal.
- 2:05SPEAKER_00: You need to check that early.
- 2:07SPEAKER_00: In fact, in a lot of cases, before I would make an offer, depending on the market, depending on speed, if you see that, you know, Cinderella property, no, that's probably the wrong word.
- 2:15SPEAKER_00: The unicorn property, the property that you just can't live without.
- 2:19SPEAKER_00: If that hits the market, you'll have time.
- 2:21SPEAKER_00: Typically, depending on what kind of rights you happen to give up in the negotiation process up front, typically you will have time to secure or at least find out about insurance, and then should have enough time to cancel if those numbers are just so high, it doesn't make any sense to you.
- 2:39SPEAKER_00: But you want to do that early.
- 2:40SPEAKER_00: And it's really more of a benefit, more of a benefit to both you and the seller, I guess, just to be able to get that done.
- 2:47SPEAKER_00: So you know if you're going to be able to move forward, it insurance isn't going to be the reason you would stop.
- 2:53SPEAKER_00: Everything else, the investigations, the inspections, the disclosures, looking at all the information that the seller is going to convey about their property, you should have time to do that.
- 3:03SPEAKER_00: But again, if the market's hot, it is that one property, there's a lot of competition.
- 3:07SPEAKER_00: Buyers out there might give up all their rights.
- 3:09SPEAKER_00: That's why having a good agent going in and knowing a lot about at least the neighborhood and the area, maybe not that specific residence, but also maybe about the specific residents, calling the agent and say, you know what, did when you walk through it, what'd you feel?
- 3:21SPEAKER_00: Did you see anything that's going to be a big deal for my buyer if they waive this contingency or give up this right to do this sort of thing?
- 3:28SPEAKER_00: Did you see any issues?
- 3:29SPEAKER_00: And of course, that's verbal to verbal.
- 3:31SPEAKER_00: And you know, salespeople, oh my God, it's the best property in the world.
- 3:34SPEAKER_00: Never seen anything like it.
- 3:36SPEAKER_00: Well, and unfortunately, that's uh that's the way that goes.
- 3:39SPEAKER_00: But at least your agent did their due diligence and followed up.
- 3:42SPEAKER_00: You hiring that same agent represents you, yeah, they're gonna tell you, they're gonna tell you, maybe, maybe not be as upfront with you as somebody else, but that's that's your choice.
- 3:52SPEAKER_00: Dual agency.
- 3:53SPEAKER_00: The agent representing the seller and the buyer is still legal in California.
- 3:56SPEAKER_00: It's outlawed in a few states, including Canada.
- 3:59SPEAKER_00: But again, your choice.
- 4:01SPEAKER_00: You can choose the same attorney that's representing the person suing you, or get your own.
- 4:05SPEAKER_00: Hopefully, you get your own shark in the game and they'll be able to take care of things.
- 4:08SPEAKER_00: Let's look at what's happening as far as the market goes.
- 4:10SPEAKER_00: Market watch, seven days.
- 4:12SPEAKER_00: Santa Clarita Valley, 13 listings coming soon.
- 4:15SPEAKER_00: 74 new listings have hit the market for sale in the past week.
- 4:19SPEAKER_00: We have 101 properties that have had their prices changed.
- 4:22SPEAKER_00: I gave a strategy a couple days ago when I was doing an online uh online system or Zoom meeting with some people, looking at those properties that have the longest time frames on the market, looking at the websites that allow you to search like this.
- 4:35SPEAKER_00: So, what I was doing is I went to Santa ClaritaOpenhouses.com, and there I was able to change the format.
- 4:41SPEAKER_00: So all the listings on that website show everything newest first.
- 4:46SPEAKER_00: So the least the properties with the least amount of time on the market are going to show up at the very beginning, and then you trickle through and see the older properties.
- 4:54SPEAKER_00: Well, instead of going to the last page, because if you're looking at all of Santa Clarita, you could have eight or ten pages of listings there.
- 5:00SPEAKER_00: Instead of going to the last page, all you have to do is just change the rendering to show older properties first.
- 5:06SPEAKER_00: And it's a little click, it's a little button up at the top.
- 5:08SPEAKER_00: You'll see it on any of the search pages, and then you'll see the oldest properties on the market.
- 5:13SPEAKER_00: And then from there, you look at those and you'll see in little green with a downward arrow or red and an upward arrow.
- 5:20SPEAKER_00: And though reds are very rare, that would be a price increase.
- 5:23SPEAKER_00: These price changes are these 101 that we saw in the last seven days are mostly decreases in price.
- 5:29SPEAKER_00: So then you'll look at those properties that haven't had a decrease, and maybe some that have, depending on the strategy.
- 5:35SPEAKER_00: And then on the listing itself, you'll see how long it's been for sale.
- 5:38SPEAKER_00: And you'll see some that haven't had their prices reduced in 60, 80, 90 days.
- 5:42SPEAKER_00: Those are really good properties.
- 5:44SPEAKER_00: If you like them, if they fit, go look at them and then make your offer accordingly.
- 5:48SPEAKER_00: The reason why they're not selling, of course, is the price.
- 5:51SPEAKER_00: So you can go and you can do your due diligence.
- 5:54SPEAKER_00: Your agent should also be able to also formulate that into your search.
- 5:59SPEAKER_00: If you have a particular parameter that you're looking for in real estate, specific bedrooms, bathrooms, area, maybe you have one identified, especially price range.
- 6:09SPEAKER_00: Your agent should be able to be looking at your price range because they're doing the search with you.
- 6:14SPEAKER_00: Now you're going to be doing it yourself.
- 6:15SPEAKER_00: Hopefully, they have a system that you'll be able to use that's theirs, that's tied to the multiple listing service, that doesn't have all those ads and all that other BS and isn't going to resell your private and personal information to a whole bunch of agents, a whole bunch of lenders.
- 6:28SPEAKER_00: Hopefully they have their own system.
- 6:29SPEAKER_00: It's updated, it works well.
- 6:31SPEAKER_00: SantaClaritaOpenhouses.com.
- 6:33SPEAKER_00: That's mine.
- 6:33SPEAKER_00: So if you have an agent, stay away.
- 6:36SPEAKER_00: If you don't have an agent, feel free.
- 6:37SPEAKER_00: It's unlocked.
- 6:38SPEAKER_00: You can look at everything that happens to be for sale.
- 6:41SPEAKER_00: But on their system, you'll be able to use that to search on your own, but they should be looking at where your purchase power is.
- 6:49SPEAKER_00: Let's say you're qualified at a million dollars, but let's say 900,000 is the maximum you want to go.
- 6:55SPEAKER_00: They should be looking at those older listings that fit your criteria that you might not be seeing showing up just because they're deeper in the days on market time frames, and you're looking at the first 30 that might have less than a month on the market.
- 7:07SPEAKER_00: They should be going into that data set and they should be looking at those properties that have been on the market longer and then looking at the ones that haven't had price reductions and then finding out where those real values are.
- 7:18SPEAKER_00: And it's not hard, ladies and gentlemen.
- 7:20SPEAKER_00: These agents should be able to take all of that data, plug it into large language, model their Chat GPT or GROK or whichever one that they use, anthropic clauds, and they should be able to pull that data and then develop a formulation and a strategy and send it out and say, listen, these are these properties that also fit your criteria.
- 7:38SPEAKER_00: You might not have seen them.
- 7:39SPEAKER_00: They do exceed your top level as far as what you want to pay for a property.
- 7:44SPEAKER_00: They go above$900,000, for example.
- 7:47SPEAKER_00: But with a proper offering strategy, I believe we can get them all under$900,000, and this is why.
- 7:52SPEAKER_00: And then that offering strategy should include that kind of a breakdown, whether it's uh some kind of an AI-made spreadsheet or whether it's in the way of a letter from the buyer to the seller's agent to be communicated to the seller, not a love letter.
- 8:06SPEAKER_00: Those aren't allowed any longer.
- 8:08SPEAKER_00: But basically a letter showing proof of we're not just making this price because we want to steal away the seller's property.
- 8:14SPEAKER_00: We're offering at this price because it is a good value, and that's where the data set happens to align with.
- 8:19SPEAKER_00: And these are the sold properties that validate what we're saying, and you haven't had a price reduction, and you were overpriced at the forefront at the beginning, and so on and so forth.
- 8:29SPEAKER_00: And then you can tie in there the days on market time frames of other properties in the neighborhood because if they've been on the market that long, there have been other properties that have sold.
- 8:39SPEAKER_00: And understand, you're going to usually get the sellers aren't in a hurry, they're not in a rush.
- 8:44SPEAKER_00: And then the question comes back is I don't know what they're waiting for.
- 8:48SPEAKER_00: The market is dynamically changing.
- 8:50SPEAKER_00: Now, that doesn't mean it's going to get worse, but we're not going to see those increases that we saw back in 2020 and 2021 when the market completely blew up, and we saw that again.
- 9:02SPEAKER_00: And between the halfway point between there and today, we saw the market blow up again.
- 9:06SPEAKER_00: Now, in the next couple months, here's a little bit of news on the on the horizon.
- 9:10SPEAKER_00: I know Jerome Powell, the Fed chair, and Trump, they go back and forth.
- 9:16SPEAKER_00: And yeah, Trump's a bully and it's what it's it's it's something to watch.
- 9:20SPEAKER_00: But I will tell you this I don't know if the pressure's gonna get there, but if those interest rates come down, whatever and however it happens, if they come down, the market's gonna blow up.
- 9:30SPEAKER_00: Now we're gonna see it on both sides, though.
- 9:32SPEAKER_00: So don't think that we're gonna still, well, we might still run an inventory shortage, but it's not gonna be as prevalent as some are saying out there in the real estate world.
- 9:40SPEAKER_00: Because what's gonna happen, a lot of things that are holding sellers down are the golden handcuffs.
- 9:45SPEAKER_00: The the boomer generation, they're they're caught.
- 9:47SPEAKER_00: Baby boomers, they're kind of caught.
- 9:49SPEAKER_00: They have a super low mortgage payment at maybe 2 or 3%.
- 9:53SPEAKER_00: If the interest rates come down, at least the main Fed funds rate comes down, and it does affect the mortgage interest rate, because they're somewhat related, but they're kind of distant cousins.
- 10:03SPEAKER_00: But once that comes down, if it gets close, if it gets to the point where those property owners say, you know what, it does make sense.
- 10:09SPEAKER_00: We're gonna jump ship, we're gonna get out of California, we're gonna leave, we're gonna go to another state because cost of living, uh, it's it's more aligned with our belief system, whatever it may be.
- 10:18SPEAKER_00: If that happens, then we're gonna see an abundance of listings come on the market for sale.
- 10:23SPEAKER_00: The question, the better question to ask, are there gonna be those buyers to buy in the state of California to be able to pick up all that excess inventory?
- 10:31SPEAKER_00: And is it going to make the market more expensive or is it gonna cause a declination in the market just for the simple reason that we now have more listings and more buyers to choose those listings and the buyer more the market morphs from a seller's market to a buyer's market?
- 10:46SPEAKER_00: Great questions.
- 10:47SPEAKER_00: Right now, there is a high buyer drive.
- 10:49SPEAKER_00: There are people looking for things to purchase.
- 10:52SPEAKER_00: In fact, a lot of agents on my teams out there, they are going out there and they are soliciting properties that happen to be in particular neighborhoods that are not for sale, that have buyers that are looking for those properties.
- 11:03SPEAKER_00: But the issue with this, you can identify the property.
- 11:06SPEAKER_00: A lot of times that tactic is used for an agent to pick up a listing.
- 11:10SPEAKER_00: But ultimately, if a lot of times it's also used to they don't even have a buyer, they're just trying to solicit and see if somebody is actually willing to sell their house.
- 11:20SPEAKER_00: But also, if they do have a specific buyer, the odds that that seller is going to want to sell to that specific buyer and not put the property on the free market and watch the market do what it will with this lower than average inventory.
- 11:32SPEAKER_00: Well, at least we're higher now, but lower in average overall inventory.
- 11:36SPEAKER_00: A still high, uh still a high buyer drive and also a lower days on market.
- 11:41SPEAKER_00: Once that happens, when you get these offers in on those properties, the seller is probably going to say, you know, I'd rather market this property to a lot of people, everybody out there in the buying realm, than just your particular buyer, Mr.
- 11:52SPEAKER_00: and Mr.
- 11:53SPEAKER_00: Agent.
- 11:53SPEAKER_00: But it's worth a shot from an agent standpoint, but we're seeing an uptick in that kind of marketing because there are that many buyers out there looking for those special types of properties.
- 12:03SPEAKER_00: And if you're not looking and searching in the right way, if your agent isn't putting your property in some kind of a 3D matter port virtual tour, they're really doing you a disservice.
- 12:12SPEAKER_00: People should be able to walk through that house, have a 360-degree view up, down, and sideways to be able to look at all components before even going out there and looking at it the first time.
- 12:22SPEAKER_00: In addition, if you want, if you think it's a good idea to put historical photos on the property because maybe your property isn't in great shape.
- 12:31SPEAKER_00: Maybe you've changed the colors of the rooms to something that most people wouldn't be able to stand.
- 12:36SPEAKER_00: And you're going to use those older pictures maybe when you purchase that property.
- 12:40SPEAKER_00: Don't do it.
- 12:41SPEAKER_00: When a buyer goes in there and they see that property for real in the flesh, it's hard enough for them to wrap their mind around a fish eye lens that a photographer might use or a weird angle that shows something bigger than it really is.
- 12:53SPEAKER_00: It's hardest, they're harder to wrap their mind around that, not to mention hard to wrap their mind around somebody having basically looking completely misleading when they're trying to sell their house.
- 13:03SPEAKER_00: All right, so that's where we are currently.
- 13:05SPEAKER_00: This is the 30th of July, 2025.
- 13:07SPEAKER_00: I'm Connor with Honor.
- 13:08SPEAKER_00: When you're ready, Santa ClaritaOpenhouses.com.
- 13:11SPEAKER_00: Also, zoommescv.com.
- 13:14SPEAKER_00: Zoomme scv.com.
- 13:15SPEAKER_00: Let's get on a call, get on a zoom meeting.
- 13:17SPEAKER_00: We'll find out where your real estate strategies lie, and then we'll find out the way to make them better, to maybe get you what you want in a better fashion with less effort and more of a benefit on both sides, sellers and buyers.
- 13:31SPEAKER_00: I'm Connor with honor.
- 13:32SPEAKER_00: We'll see you in the next one.
