Speaker 1: The rent-to-rent strategy can be hard, but the next time you get yourself out there and you find it hard, I want you to do this.
• 0:07
Speaker 1: Hello, my name is Mark Fitzgerald and welcome to the Property Unleashed podcast.
• 0:23
Speaker 1: Great to have you here joining me here today.
• 0:24
Speaker 1: So today I just wanted to help you with a quick sort of sound bite when it comes to doing the rent-to-rent strategy.
• 0:33
Speaker 1: Now, whether you're doing HMO service accommodation, however, you are looking at doing that strategy and it's a great strategy to get involved with you will find times where it's difficult.
• 0:43
Speaker 1: You will find times where it's very, very hard and in those times you really want to be asking yourself a few questions internally.
• 0:51
  Speaker 1: Why?
• 0:52
Speaker 1: Because sometimes we can take for granted what we're doing.
• 0:55
Speaker 1: It's very easy to start taking for granted things that, realistically, a lot of people outside of our environment would look at and say I'd love to do that.
• 1:06
Speaker 1: Yet we are sometimes procrastinating over doing those things.
• 1:10
Speaker 1: We're actually procrastinating over actually just getting ourselves out there and getting stuck in talking to people.
• 1:16
  Speaker 1: Why?
• 1:16
Speaker 1: Because we feel like we're a fraud.
• 1:18
Speaker 1: We feel like we haven't got the knowledge.
• 1:20
Speaker 1: We feel like we're not worthy.
• 1:21
  Speaker 1: Why?
• 1:22
  Speaker 1: Everybody is worthy.
• 1:24
Speaker 1: Everybody has a right to be able to go out there and start a successful property business in whatever it is that they want to do.
• 1:33
Speaker 1: Okay, when I got out there, people used to say to me Matt, what do you do for a living?
• 1:37
Speaker 1: I used to say I'm a property investor.
• 1:38
Speaker 1: I got a property management company, which is what I called my rent-to-rent business, and I felt like a fraud.
• 1:43
Speaker 1: When I said it Internally, I used to think I'm not a property investor, I'm not, you know this, and that I haven't even got a property yet.
• 1:51
Speaker 1: But I was saying this, talking it into existence, before I actually achieved it.
• 1:55
Speaker 1: Now the thing is, a lot of the times we can put ourselves down internally, we can come forward and we want to start criticizing ourselves.
• 2:03
Speaker 1: We want to start saying who are you to say this, who are you to say that, who are you to do this?
• 2:07
Speaker 1: But what you want to do is start taking that energy, start giving yourself compliments.
• 2:11
Speaker 1: Yes, I am a property investor.
• 2:14
Speaker 1: I may not have a property right now, but I am on the cusp of getting a property very, very soon.
• 2:19
Speaker 1: So I will be calling myself a property investor and I will be saying that with pride.
• 2:25
Speaker 1: Also, think to yourself the next time you want to criticize somebody else.
• 2:30
Speaker 1: You're looking at something.
• 2:32
Speaker 1: I do this all the time when I'm driving oh, look at that bad driver, look at him cutting them up and it is always something now that I'm mindful of.
• 2:42
Speaker 1: I want to put the same effort into complimenting people as well, looking for something, something and now you can always find it but looking for something that you can compliment rather than criticize, because I don't want to be somebody that criticizes all the time.
• 2:57
Speaker 1: Now, there's going to be certain things in your property business that you're going to have to do, that you don't want to do Okay, even I have that, and unfortunately I still have to do them.
• 3:07
Speaker 1: But I change how I think about these things and this can really really help you too.
• 3:13
Speaker 1: Rather than thinking, oh no, I have to do this, I have to do that, put it to yourself Instead.
• 3:21
Speaker 1: I get to do this because there will be a lot of people out there that would love, as I said before, to do what it is you're about to do.
• 3:30
Speaker 1: You get to do things.
• 3:32
Speaker 1: You get to go on viewings.
• 3:33
Speaker 1: You get to talk to landlords.
• 3:35
Speaker 1: You get to do deals.
• 3:36
Speaker 1: You get to build a property business.
• 3:38
Speaker 1: You may have to be consistent and persistent with that.
• 3:41
Speaker 1: You may take a bit of time to do that, but you can do that.
• 3:44
Speaker 1: You can build that rent-to-rent business.
• 3:47
Speaker 1: You can do the rent-to-rent strategy that you want to do, but you have to make sure that your mind is not talking you out of it or playing tricks on you.
• 3:55
Speaker 1: You also need to make sure that you are doing it correctly.
• 4:02
Speaker 1: Visit thepropertyunleashcom, my website.
• 4:04
Speaker 1: There's a lot of free tools and resources.
• 4:05
Speaker 1: Go to the free resources stage.
• 4:07
Speaker 1: Help yourself to everything there.
• 4:08
Speaker 1: There's some magical deal-sourcing guides, hmo guides, service accommodation guides, there's a deal analysing spreadsheet and there's some masterclass, free trainings that you can do.
• 4:19
Speaker 1: If you ever then want to take action and actually build that business, you can take those masterclass.
• 4:26
Speaker 1: You can learn from them and you can get out there or do it, or you can come and join our bespoken coaching programmes where we will handhold you to getting the results that you want in service accommodation, rent-to-rent and all of that with the ultimate service accommodation business builder.
• 4:41
Speaker 1: If you're looking at doing the HMO strategy, I'll show you how to systemise and build a rent-to-rent business using that strategy in the rent-to-rent business builder.
• 4:49
Speaker 1: Anyway, enough about that.
• 4:50
Speaker 1: Let's make sure that you're getting out there.
• 4:53
Speaker 1: You're putting the energy into positivity, you're looking at doing the strategy in the right manner and you're putting yourself in the right frame of mind.
• 5:01
Speaker 1: You don't want to start feeling frustrated.
• 5:04
Speaker 1: You don't want to be moody with yourself, you don't want to be pushing yourself in the wrong direction.
• 5:08
Speaker 1: You want to take that energy and you really want to make sure that, if nothing else, you're not criticising people out there, you're not criticising yourself.
• 5:16
Speaker 1: You're putting that energy into making either yourself and that's very important or somebody else feel good about themselves that day.
• 5:24
Speaker 1: So start sending people a message.
• 5:27
Speaker 1: Start sending old friends maybe you haven't spoken to for a while a little message.
• 5:31
Speaker 1: Just thought about you today, wondering how you are, why you might be saying what's that got to do with rent-to-rent?
• 5:36
Speaker 1: I'll tell you why.
• 5:37
Speaker 1: Because you start putting the building blocks in place for you feeling good about yourself, for you being able to go that extra mile, for you to push yourself out there.
• 5:45
Speaker 1: And, who knows, you may even message somebody you haven't spoken to for a long time.
• 5:49
Speaker 1: They may have a property, they may have some money, they may want to invest.
• 5:53
Speaker 1: I'm not saying start talking about that.
• 5:55
Speaker 1: All I'm saying is right here, right now.
• 5:57
Speaker 1: What goes around, comes around in life.
• 5:59
Speaker 1: Put yourself out there, make somebody's day, but first and foremost, do it to yourself.
• 6:05
Speaker 1: Write yourself down some mantras.
• 6:07
Speaker 1: I have a journal I write down every day.
• 6:09
Speaker 1: I write down mantras about the man that I want to become, the man I am trying to become.
• 6:15
Speaker 1: The father I want to be to my boys, the husband that I want to be to my wife okay, the friend that I want to be.
• 6:23
Speaker 1: And a lot of people can say, well, that's egotistical.
• 6:25
Speaker 1: You know that's really.
• 6:27
Speaker 1: You know talking about yourself.
• 6:28
Speaker 1: It's only me talking to myself and that is what I want to talk into existence, so that I believe it.
• 6:33
Speaker 1: But also do the same with what you want to achieve, with your goals.
• 6:36
Speaker 1: I want to achieve five rent-to-rent deals in a year.
• 6:39
  Speaker 1: Eh, scrap that.
• 6:40
Speaker 1: Let's double it 10, exit, but let's at least double it 10 deals.
• 6:44
Speaker 1: I want to get 10 deals in my first 12 months.
• 6:47
  Speaker 1: Why?
• 6:48
Speaker 1: Because that will replace my income, give me time, freedom and I can do a really good job for the landlords out there.
• 6:52
Speaker 1: Okay, that is what I want to do over the next 12 months.
• 6:55
Speaker 1: Then systematically break that down into bite-sized chunks and then make sure that you're consistent and persistent in your approach.
• 7:03
Speaker 1: Don't let somebody sell you up on one thing.
• 7:05
Speaker 1: Well, all you have to do is run Facebook ads.
• 7:08
Speaker 1: All you have to do is post out letters.
• 7:10
Speaker 1: All you have to do is speak to agents.
• 7:13
Speaker 1: There isn't one specific thing to get property deals that is better than all the others.
• 7:19
Speaker 1: They're all good, so do them all.
• 7:21
  Speaker 1: That's what I show and that's what I teach.
• 7:23
  Speaker 1: Do them all.
• 7:24
Speaker 1: Hit every single different platform.
• 7:27
Speaker 1: You can do with it.
• 7:28
Speaker 1: With letters we're talking to people with ads, with social media.
• 7:31
  Speaker 1: Hit them all.
• 7:33
Speaker 1: Put yourself in a strong position.
• 7:35
Speaker 1: There isn't Wave a magic wand and I'll get you a deal in 90 days.
• 7:40
  Speaker 1: There isn't.
• 7:40
Speaker 1: I can get you a deal in three weeks.
• 7:42
Speaker 1: You can do that, but you've just got to make sure you're doing the right things to get it.
• 7:48
Speaker 1: And if anybody promises you that you can do it in 90 days, they're lying to you.
• 7:52
Speaker 1: Okay, they may very well get it in 90 days, but not everybody will do it.
• 7:56
Speaker 1: So it's a bold old claim.
• 7:58
Speaker 1: I can help people and I have helped people get deals within a matter of weeks, but do I go out there and say I can get you a deal in a matter of weeks?
• 8:07
  Speaker 1: Why?
• 8:07
Speaker 1: Because I've done it already.
• 8:08
Speaker 1: I could do, but it wouldn't be true, it wouldn't be fair.
• 8:12
Speaker 1: What I say to you is come in, work with us, follow this process and get the results that you need, and you will get them.
• 8:20
Speaker 1: Okay, you will also get the coaching and the support as and when you need it, not just in 90 days.
• 8:25
Speaker 1: You'll get it forever, basically because you're in our community and you never have to leave our community once you're in it.
• 8:31
Speaker 1: But that's another discussion, as always.
• 8:34
Speaker 1: But make sure that you know the rent-to-rent strategy is going to be hard.
• 8:38
Speaker 1: It is going to be tough.
• 8:39
Speaker 1: There are going to be times you want to quit.
• 8:40
Speaker 1: There are going to be times that you've had enough.
• 8:42
Speaker 1: I don't want to do this anymore.
• 8:43
Speaker 1: You just got to remember you don't have to do it.
• 8:46
Speaker 1: You get to do it and you've chosen to do it.
• 8:49
Speaker 1: And if you are serious about this, then check out thepropertyonleashcom or reach out to me.
• 8:54
Speaker 1: I'm more than happy for myself or a member of my team to have a chat with you.
• 8:57
Speaker 1: Go through some training products, see if they're right for you.
• 8:59
Speaker 1: You can email us at helloatthepropertyonleashcom or you can reach out to me and DM me on social media.
• 9:06
  Speaker 1: You'll know me.
• 9:06
Speaker 1: I've got official accounts, they've got the blue tick there, so come in and send us a message and let's hook up and see if we can help you on your journey.
• 9:14
Speaker 1: I'm loving it at the moment.
• 9:14
Speaker 1: There's loads of deals out there.
• 9:16
Speaker 1: We're doing deals ourselves at the moment and whether it's developments, rent to rent, service to accommodation, hmos now is a great time to be getting involved.
• 9:26
Speaker 1: So don't hold yourself back, don't overthink things, don't worry, you will have problems, it will be hard, but you can do it and it's all about getting yourself out there and doing it.
• 9:37
Speaker 1: And remember, nothing in life that's worth doing is ever easy.
• 9:43
Speaker 1: It's always going to be sacrifice, effort, but it just depends on how much you want to put in to get the results you want.
• 9:51
Speaker 1: Come and join us in the next episode and I look forward to seeing you again soon.
• 9:56
  Speaker 1: Bye for now.
• 9:58
  Speaker 1: Music.
