- 1:43Carlos, thank you for joining us on host planet Bite Size.
- 1:46You've got 5 hosting tips to share, so take it away with tip
- 1:50#1 Well, thanks for having me, James.
- 1:53Our first tip is build trust like it's your business.
- 1:56You know, guests don't just book a property, they book trust and
- 2:00they want to make sure that they are safe.
- 2:02They know where they're going, they know who they're going to
- 2:04be seeing, they know where they're going to be staying.
- 2:07And then get to know your guest, find your niche, you know,
- 2:10understand your ideal guest and who your market and who you're
- 2:13directly going after. If it's honeymooners, if it's an
- 2:17event, maybe a football match or any festival or any concert.
- 2:21If you get to know your niche, you can definitely go after that
- 2:24specific traveler that you're seeking.
- 2:26And then communication is your superpower.
- 2:28A quick thoughtful message can turn into a four-star state.
- 2:32Just be thoughtful and remember that someone's there standing in
- 2:34your property and you're have to look up for them and then
- 2:38systemize what you can, personalize what you can't.
- 2:41Automate your routine so that things can be easier like
- 2:45hospitality and paying attention to the host so you can be there
- 2:49and make those personal touches. And then at the end of the day,
- 2:51remember it's it's hospitality. Act like it.
- 2:55So you want people to feel like it's a vacation.
- 2:59You want them to feel that warm fuzzy feeling as they say that
- 3:02they're coming over to your place, whether it's for a long
- 3:04term stay because they're jobs in them there or that money that
- 3:07they saved to spend that great family vacation.
- 3:10But it's hospitality. Don't rely just on AI and all
- 3:13these technology. Be there for your guest.
- 3:16Makes a lot of sense. Yeah, so trust, know your guest
- 3:22communication is your superpower.
- 3:24Systemize and automate where you can and remember it's
- 3:27hospitality. I just want to go back to that
- 3:29first one specifically, trust specifically when it comes to
- 3:34building direct booking websites.
- 3:36How do you build in that trust? How do you ensure that when a
- 3:39guest sees your property or sees your website, they're going to
- 3:43trust you and trust that they they want to make this booking?
- 3:46I say that consistency is the biggest key.
- 3:49You know, make sure your website is always functioning.
- 3:53Make sure that your listing is always looking good, that your
- 3:56pictures, if you're going to change something, that's fine.
- 3:58You know, you can change up a few things, but be consistent in
- 4:02the overall approach. Consistency is key and when it
- 4:06comes to knowing your guest, then tip #2 a lot of people
- 4:11think about this and maybe kind of don't kind of dig down far
- 4:16enough to really think about who their guest is.
- 4:18They might think, well, I, I just take bookings from whoever,
- 4:22but just how important is it to like clearly understand who
- 4:26you're targeting with your rental?
- 4:28Well, everyone's always saying I need bookings, I need bookings,
- 4:32I need my calendar full. Sure, that's great, but
- 4:35sometimes that's not possible. So if you can just make that
- 4:39tweak and go after, let's say I'm going to use I live in
- 4:43Florida, right? So who comes here?
- 4:46You know, there's, there's young, young, younger people
- 4:48that like to party, there's beachgoers, a lot of people that
- 4:50go on cruises, certain things that are happening within your
- 4:54community, events. Use that to your advantage
- 4:57because not always someone's going to want to come to where
- 5:00you're in your area. So if you stay up to date with
- 5:02things that are happening, then that gives you another tool,
- 5:05another way to get more bookings and keep your calendar, you
- 5:08know, within that certain percentage of, of of keep
- 5:12keeping bookings, you know. And what are your top tips in
- 5:15relation to guest communication and also automation?
- 5:20Where can hosts really nail these two aspects of hosting?
- 5:26Well, as far as automation, I, I like to use automation for, for
- 5:29those small messages, you know, those, those details that people
- 5:33always like to know, the Wi-Fi, if you have a code to get into
- 5:37your door, you know, how to turn on the air condition, how to
- 5:41turn on the heat. Those little small details that
- 5:44you don't have constantly have that, you know, people
- 5:46constantly ask, you know, just automate those because those
- 5:50don't change, you know, those are always the same effect.
- 5:53How does the light come on? How do I use the, the
- 5:55dishwasher? How do I get to the backyard?
- 5:58You know, those, those, those, how do I get to your place?
- 6:01So those little things you can automate.
- 6:03And then what was the second part of your question?
- 6:04I'm sorry, in terms of the guest communication, what are your top
- 6:07tips for communicating with guests?
- 6:11Well, AI is going, it's becoming the, the, the big thing that
- 6:14people are, are, are, are, are trying out.
- 6:18I've yet to come across a platform that I really rely on,
- 6:22but emails and text messaging and a phone call and just your
- 6:27best ability is availability. Just be available, you know, for
- 6:31your guests because at the end of the day, that's what we were
- 6:32there for. And talk to us about hospitality
- 6:35as well. I mean, how important is it,
- 6:37especially with AI and you know, so many automations in place and
- 6:42self checking and all that kind of thing.
- 6:43How important is it to remember the hospitality aspects and, and
- 6:47occasionally have that face to face interaction with your
- 6:49guests? Of course, and I understand with
- 6:52hospitality, you, you might not even be in the same area as
- 6:56your, as the, as your place that you're, you're having listed.
- 6:59So that's when the messaging comes into play.
- 7:01But I just always be available and, and and be hospitable, know
- 7:06that someone's there. And and then it's also a two way
- 7:09St. The guest has to know that's,
- 7:12you know, a 10 to 15 minute window of responding sometimes
- 7:16can happen. You know, you don't the host
- 7:18does have, you know, have a life as well, right?
- 7:22So it's a two way treating understanding.
- 7:23But hospitality with especially with all the AI that's going on,
- 7:27it's kind of taking away a little bit.
- 7:29I say we rely on it. We don't want to rely too much.
- 7:32It should have its place in it. But hospitality is is definitely
- 7:36important. We have to be able to be there
- 7:39for, I guess, and just be available for, for their needs
- 7:42for when they need something. So tell us a bit more about
- 7:45direct book me. What is this, this platform and
- 7:49why did you set it up? So direct book me in a nutshell,
- 7:52it's a marketing platform for short term rentals.
- 7:55We, we loved short term rentals and, and what the, that unique
- 8:01feeling that they bring. And but then we started wanting
- 8:05to book direct and try to find these hosts and kind of save on
- 8:08these fees and all these algorithms and all these things
- 8:11that were happening with the bigger platforms.
- 8:13So that's when the light bulb went off.
- 8:14And I was like, wait a minute, There isn't a central hub or a
- 8:18place where direct bookings do live.
- 8:21It was all over the place. Yeah, you could search on, on
- 8:24Google search on social media, Couldn't get in touch with the
- 8:27host. So we said, wait a minute, let's
- 8:29beat that bridge. You know, let's connect guest
- 8:32and host so they have somewhere where they can meet in the
- 8:34middle. And that's when the light bulb
- 8:36went off. And just tell us more about the
- 8:39platform. Is this it's a kind of a listing
- 8:40platform. And if people want to find out
- 8:42more, where do they go? So direct book me, it's
- 8:46considered a marketing platform. We are we are lead generators.
- 8:51The host can list their property on our website for a
- 8:56subscription based fee. Right now we're in trial phase
- 9:00and you can go on www.directbookme.co to find our
- 9:04website. And like I said, we just
- 9:06generate that lead at the end of the day, it's a book per request
- 9:10so that the host will get that e-mail, that notification that
- 9:14that their guest wants to stay on your property.
- 9:16And then you you make the final decision on on whether they stay
- 9:18or not. So with these, it's like an
- 9:21annual subscription. It's just like a one off fee and
- 9:24it doesn't matter like how many bookings you get and all that
- 9:26kind of thing. So right now it's a
- 9:31subscription, monthly subscription.
- 9:33There's two tiers. It's $10 a month per property
- 9:37that you have listed on the site, plus $15 per booking
- 9:40request that goes to the host whether you finish that booking
- 9:44request or not. Or if you want, you can go to
- 9:48the 3999 a month plan. If you're seeing that you gain a
- 9:51little more traction and then you no longer that $15 per
- 9:54booking request, it's no longer. But right now we're in trial
- 9:58phase, we're gathering, you know, more inventory for hosts.
- 10:03We want to be able to to provide inventory and so that when we do
- 10:07market to guests and guests can come on over and see that there
- 10:10is places. I mean, right now we just hit
- 10:12100 listings on our site. We've been around for about a
- 10:15year putting this thing together.
- 10:18So little by little we're we're building sounds great.
- 10:21We will put the links to it in the show notes.
- 10:24Carlos, thanks very much for sharing those tips and for
- 10:27joining us on host planet bite size.
