- 0:27Speaker 3: on this Friday. Hey, another Friday show for you. If

- 0:34Speaker 3: Don Wilson from Capitol Insurance Group.
- 0:36Speaker 2: Don, Good morning, How you doing this morning? Good morning
- 0:38Speaker 2: doing great?
- 0:38Speaker 4: Man.
- 0:39Speaker 2: It's a little cold. I mean, I thought it was October.
- 0:42Speaker 3: I thought we had this past us, you know, I
- 0:44Speaker 3: thought it was going to be you know, all seventy some.
- 0:46Speaker 2: Degrees and I had to wear a little sweatshirt in
- 0:48Speaker 2: here this morning. Jo wearing shorts today. I don't know
- 0:51Speaker 2: who sweatsuit man on one of those fridays. I hear
- 0:53Speaker 2: what you're saying.
- 0:54Speaker 3: Don Wilson is here from Capitol Insurance. Great more informational
- 0:57Speaker 3: line cigwv dot com is where you can find him
- 0:59Speaker 3: out and has an all new location. You want to
- 1:01Speaker 3: tell us a little bit about that too.
- 1:02Speaker 2: Yeah, we moved in on Pennsylvania Avenue, same neighborhood, still
- 1:07Speaker 2: on the west side of Charleston, but we're on six
- 1:11Speaker 2: seven Pennsylvania Avenue now. We moved from two sixteen West
- 1:15Speaker 2: Washington Street over to six oh seven Pennsylvania Avenue or
- 1:20Speaker 2: not too far from the Kroger fueling station right there,
- 1:23Speaker 2: close to the convention Center, right across the bridge. And
- 1:27Speaker 2: we've got eighteen parking spots if anybody wants to stop
- 1:30Speaker 2: in and say hello. And we invested by the building,
- 1:35Speaker 2: remodeled the building, and are keeping our dollars right here
- 1:38Speaker 2: in Charleston, West Virginia for the long term.
- 1:40Speaker 1: Man.
- 1:40Speaker 3: That's what That's always one of my favorite things in
- 1:42Speaker 3: talking to you was how how you keep everything here
- 1:45Speaker 3: in state? I mean your employer in the state, your
- 1:48Speaker 3: your world headquarters is here in the States. When you moved,
- 1:50Speaker 3: you just moved across the street, I mean basically across
- 1:52Speaker 3: the street. Man.
- 1:53Speaker 2: That's good stuff. Man, keeping it here in the in
- 1:54Speaker 2: the city and in the state. Added six jobs already
- 1:57Speaker 2: this year. We've brought on six new employees just five
- 2:01Speaker 2: months in and planning to do more of that.
- 2:04Speaker 3: So now we're going to get to we're going to
- 2:05Speaker 3: get to Dawn and what he does from more of
- 2:08Speaker 3: a of a more of a generals perspective. Here in
- 2:11Speaker 3: just a moment, you had a recent experience that you
- 2:13Speaker 3: wanted to share with the folks, something that really illustrates
- 2:15Speaker 3: what you're able to do.
- 2:16Speaker 2: For Yeah, we had a caller or you know, last month,
- 2:20Speaker 2: called in currently with their carrier, had been with their
- 2:23Speaker 2: carrier for probably I think twenty two or twenty three years,
- 2:27Speaker 2: and you know, they just didn't have that insurance watchdog
- 2:30Speaker 2: like us. Remember we don't work for insurance carriers. We
- 2:34Speaker 2: work for our clients. Called in and said, man, I
- 2:36Speaker 2: think my insurance agent. He didn't have an agent. He
- 2:40Speaker 2: was he was one of those general one eight hundred
- 2:43Speaker 2: number online, didn't have an agent, didn't have a local presence,
- 2:47Speaker 2: and he was paying His auto was twenty two hundred
- 2:50Speaker 2: and fifteen dollars every six months. So write those numbers. Now,
- 2:55Speaker 2: he's spending twenty two hundred and fifteen dollars every six months.
- 2:59Speaker 2: So basically forty four, one hundred and thirty dollars a year. Okay.
- 3:02Speaker 2: His homeowners was about eighteen hundred or nineteen hundred dollars
- 3:05Speaker 2: a year somewhere there, and we were able to enhance
- 3:08Speaker 2: his coverages, increase the coverage, ad diminishing deductible at accident,
- 3:12Speaker 2: forgiveness at all of these riders and things of that nature.
- 3:16Speaker 2: And we got his auto when he's paying forty four
- 3:19Speaker 2: hundred and some dollars, we got his auto down to
- 3:21Speaker 2: twenty five hundred, about sixty dollars year, almost fifty percent. Yes,
- 3:26Speaker 2: it's like we got the six months worth and the
- 3:28Speaker 2: homeowners down to one thousand and sixty two. And guess
- 3:31Speaker 2: what we did. We added an umbrella for extra asset
- 3:35Speaker 2: protection so we're covering those needs. We added sewer and
- 3:38Speaker 2: drained back up. We add a very utility line to
- 3:41Speaker 2: his homeowners. We added equipment breakdown, We lowered his deductibles.
- 3:45Speaker 2: You know, we did all of these things and saved
- 3:47Speaker 2: him over fifty percent over, you know, two thousand dollars
- 3:51Speaker 2: a year and real money back in his pocket to
- 3:53Speaker 2: do whatever he needs to do for a better plan,
- 3:56Speaker 2: for a better plan, better coverage. Yeah, all it took
- 3:58Speaker 2: to me.
- 3:59Speaker 3: I mean, I don't know if you can construct the
- 4:03Speaker 3: scenario where somebody would turn that down. Hey, I got
- 4:05Speaker 3: a better deal for you for a better cost for
- 4:06Speaker 3: better service, right, would you like to do that?
- 4:08Speaker 2: Right? And then we enrolled him in the Wii Shop program. Nice.
- 4:11Speaker 2: We are independent agents. What's that meme? We work for
- 4:14Speaker 2: our clients, not a carrier. What's the Wi Shop program?
- 4:17Speaker 2: Every single year, my staff and my team looks at
- 4:21Speaker 2: your renial to make sure the insurance companies are doing
- 4:24Speaker 2: exactly what they're supposed to do with your pricing, coverage
- 4:27Speaker 2: and claims.
- 4:28Speaker 3: Man, that is it's great information and what a great
- 4:30Speaker 3: illustration from Don Don Wilson from Capitol Insurance Group. If
- 4:33Speaker 3: you have a question, maybe you're in a situation where
- 4:35Speaker 3: maybe you have a little complication, complicated inswurtce portfolio.
- 4:39Speaker 2: You're wondering what you can do with it. Maybe here's
- 4:40Speaker 2: a straight lace.
- 4:41Speaker 3: You're like, hey, man, I've been with my carrier for
- 4:43Speaker 3: twenty years and maybe I could do something too. Whatever
- 4:45Speaker 3: your question might be, Don could probably at least point
- 4:47Speaker 3: in the right direction and tell you what to give
- 4:49Speaker 3: him a call with later right here on the air.
- 4:51Speaker 3: If you want to give us a call this morning,
- 4:52Speaker 3: three er A four three five fifty eight fifty eight
- 4:54Speaker 3: three four five, fifty eight fifty eight. You can text
- 4:55Speaker 3: over any questions you have as well. Three zerre a
- 4:57Speaker 3: four nine three five five zeros. Your eighth threes are
- 4:59Speaker 3: A four nine three five zero zero eight. So you're
- 5:01Speaker 3: welcome to get a hold of us either way during
- 5:03Speaker 3: the course of the show, and Don will be happy
- 5:05Speaker 3: to answer your questions to the best you can, because
- 5:07Speaker 3: I mean it's really that's one of the things that
- 5:10Speaker 3: you do so great, at least from my experience with you,
- 5:12Speaker 3: is it's a real education piece as well. You've not
- 5:15Speaker 3: only explained to people this is going to be a
- 5:17Speaker 3: better deal for you, but this is why it's a
- 5:18Speaker 3: better deal for you. That really arms your clients to
- 5:21Speaker 3: make informed decisions. Yes, it's that pre planning. And you know,
- 5:24Speaker 3: I've been saying that for years we've been doing this show.
- 5:26Speaker 3: Is pre planning instead of crisis planning. You know, we
- 5:28Speaker 3: have clients that leave the agency and they go, I
- 5:31Speaker 3: found the cheaper price, and I go, well, does it
- 5:33Speaker 3: have X, Y and Z to you know that X,
- 5:35Speaker 3: Y and Z could be some of our policies. Wave
- 5:38Speaker 3: your deductible and if you total your vehicle right and
- 5:42Speaker 3: then you go to a plan with a thousand dollars deductible, right,
- 5:44Speaker 3: and you total your vehicle and now you're out one
- 5:46Speaker 3: thousand dollars that you would to save with us, right.
- 5:49Speaker 3: And so it's knowing those things, having those bells and whistles,
- 5:52Speaker 3: and being armed with the knowledge that the insurance carriers
- 5:55Speaker 3: may not want you to have, because if you've seen
- 5:56Speaker 3: insurance commercials lately, they don't do much educating right about
- 6:00Speaker 3: this like a stand up comedy show. And so what
- 6:03Speaker 3: we do is we dive deep into these policies because
- 6:06Speaker 3: if there's a claim or claim scenario, we want to
- 6:09Speaker 3: have those questions answered before something happens, not after it
- 6:12Speaker 3: happens or while it's happening. Man, Once again, great information
- 6:15Speaker 3: from Don Wilson. It's always educational. And let's kind of
- 6:18Speaker 3: start on some of those things. And we're going to
- 6:20Speaker 3: talk about homeowners' policies a little bit to start with.
- 6:22Speaker 3: And there's a lot of Don and I have done
- 6:24Speaker 3: a few of these shows, and I learned so much
- 6:26Speaker 3: every time, starting with one of the big things, and
- 6:28Speaker 3: that is when we talk about replacement costs. Now, this
- 6:31Speaker 3: is something that I was a little bit aware of
- 6:32Speaker 3: because I was in the mortgage industry for a little while,
- 6:34Speaker 3: so I knew what that rider page had to have.
- 6:35Speaker 3: But even in my experience, as I understood that the
- 6:37Speaker 3: homeowners didn't really understand what that replacement cost was for.
- 6:40Speaker 2: Right, Yeah, it's to rebuild your home as it currently
- 6:45Speaker 2: stands today. The first rule of insurance is a big
- 6:47Speaker 2: word called indemnity. Right. That means return you back to
- 6:50Speaker 2: the way you were, no better, no worse than before
- 6:53Speaker 2: the incident. Right. Does your agent know that word? Right?
- 6:56Speaker 2: Maybe maybe not. You should know it, and now you
- 6:59Speaker 2: do listening to this show. So what we want to
- 7:01Speaker 2: do is make sure that we can return you back
- 7:03Speaker 2: to whole if something does happen. Right, it's making sure
- 7:07Speaker 2: that you have the proper and adequate replacement of cost amount.
- 7:11Speaker 2: Is it an HO three? Is it an HO five?
- 7:12Speaker 2: Do you know the difference? Right? What types of coverages
- 7:16Speaker 2: and perils? Peril pe r I L is the cause
- 7:19Speaker 2: of loss? Right, So we want to make sure that
- 7:21Speaker 2: you have adequate and appropriate replacement costs. We add typically
- 7:25Speaker 2: on ours, on our policies, we'll add what's called extended
- 7:29Speaker 2: dwelling replacement costs. And you're like, what is that? So
- 7:31Speaker 2: let's say you have you know, a five hundred thousand
- 7:34Speaker 2: dollar home, right, we would add maybe an additional two
- 7:37Speaker 2: hundred and fifty or one hundred and twenty five thousand
- 7:39Speaker 2: dollars of additional cushion in case of a total loss.
- 7:44Speaker 2: And when that total loss happens building materials of spiked right,
- 7:48Speaker 2: and you may that five hundred thousand dollars initial amount
- 7:51Speaker 2: may not be enough to replace your home. With one
- 7:54Speaker 2: of our policies, we're going to have an additional one
- 7:55Speaker 2: hundred and twenty five maybe even two hundred and fifty
- 7:58Speaker 2: thousand dollars bucket of money right to replace that home
- 8:02Speaker 2: in the case that your replacement costs isn't adequate. So
- 8:05Speaker 2: do you have that? Does your policy have that? I know,
- 8:08Speaker 2: costs is a real thing, right, and a real everybody's
- 8:12Speaker 2: budget matters. But at the end of the day, are
- 8:15Speaker 2: you adequately appropriately covered is a bigger issue.
- 8:19Speaker 3: Yeah, man, And those are all questions that you might have.
- 8:23Speaker 3: And when you think about that as the difference, I think,
- 8:25Speaker 3: at least in my experience, a lot of people would think, well,
- 8:27Speaker 3: I had my House of praise last year to praise
- 8:28Speaker 3: for two undred and twenty thousand, so I need an insurance.
- 8:30Speaker 3: What maybe two fifty will be find Yeah, you know,
- 8:32Speaker 3: and that's just not the way that it works.
- 8:33Speaker 2: That is not in So and think about like this,
- 8:35Speaker 2: the older your home is, right, the greater the difference
- 8:40Speaker 2: in market value and replacement should be. Because the building materials, right,
- 8:45Speaker 2: the building materials that your home has, right, or potentially
- 8:50Speaker 2: you may be in a historic district or something like that,
- 8:53Speaker 2: those things can be more expensive to replace because remember
- 8:57Speaker 2: we're talking about replacement, not actual cash value replacement costs.
- 9:02Speaker 2: We don't want to depreciate your your greatest tangible asset
- 9:06Speaker 2: in your home, right. We want to make sure that
- 9:08Speaker 2: we can replace that in the event of a loss.
- 9:10Speaker 3: Yeah, I think I just remember years and years ago. Well,
- 9:13Speaker 3: I used to be in the rental car industry as well,
- 9:15Speaker 3: and so I was fairly familiar with the purchase price
- 9:18Speaker 3: of cars. We think about how much that the price
- 9:20Speaker 3: of cars has increased just in the last ten years.
- 9:22Speaker 3: If you bought your house twenty years ago and you're
- 9:25Speaker 3: thinking that you're going to be able to replace it
- 9:26Speaker 3: for it's a praise value, there's just no chance.
- 9:29Speaker 2: Yeah, And does your policy have inflation protection?
- 9:32Speaker 3: That's the next thing I want to ask about this
- 9:34Speaker 3: I've actually this is something I'm completely ignorant about. So
- 9:36Speaker 3: so help me out here a little bit. There's inflation protection, yes, yeah,
- 9:39Speaker 3: does that work?
- 9:40Speaker 2: So built into your policy should be inflation protection. If
- 9:44Speaker 2: you have a solid agent, right, and if you have
- 9:47Speaker 2: a solid carrier, you should have replace replacement costs with
- 9:52Speaker 2: inflation protection. So that means it's going to increase typically
- 9:55Speaker 2: two four six eight percent. You know, every year your
- 9:59Speaker 2: replacement costs should be going up. So if you see
- 10:02Speaker 2: your homeowner's policy increase in price, give us a call.
- 10:06Speaker 2: We can take you right through that and take you
- 10:08Speaker 2: and show you exactly if you have inflation protection, because
- 10:12Speaker 2: sometimes the built in increase is the fact that you
- 10:14Speaker 2: have built in inflation protection. We just had a client
- 10:17Speaker 2: we went over yesterday. He had three hundred and eight
- 10:20Speaker 2: thousand replacement costs twenty twenty four to twenty twenty five.
- 10:24Speaker 2: His renewals coming up in May. See, we do these things.
- 10:27Speaker 2: We sit down and talk with our clients every year
- 10:29Speaker 2: May twenty If is this renewal, he said, don let's
- 10:31Speaker 2: go over this thing, and why did my price go up?
- 10:34Speaker 2: And what happened was his replacement costs went from threeho
- 10:37Speaker 2: seven to three fifty five. That was the entire reason,
- 10:41Speaker 2: and he goes, oh, man, that's great. I was just
- 10:43Speaker 2: looking and seeing that building materials had increased in all
- 10:45Speaker 2: these things. We put that inflation protection on our policy
- 10:48Speaker 2: so that we make sure that our clients are indemnified
- 10:51Speaker 2: any event of any type of loss.
- 10:53Speaker 3: Man good information from Don Wilson, Capitol Insurance, CREPT. More
- 10:56Speaker 3: information online if you want to take a look at
- 10:58Speaker 3: his website is absolutely fantastic. Don Wilson's website CIGWV dot com,
- 11:02Speaker 3: cigwv dot com where you can find out all kinds
- 11:05Speaker 3: of great information for the for the for the business.
- 11:09Speaker 3: One of the things I want to make sure that
- 11:11Speaker 3: we got out there for you. Though, before we move
- 11:13Speaker 3: along and looking at your web page, I just was
- 11:15Speaker 3: reminded about this is your affiliation with Dave Ramsey. Well,
- 11:18Speaker 3: we talk about it on here a lot Dave. Dave
- 11:20Speaker 3: has been on this station for a long time with
- 11:23Speaker 3: you know where that free in really showing people the
- 11:26Speaker 3: way to financial health and good insurance is a part
- 11:29Speaker 3: of that.
- 11:29Speaker 2: Yeah, it is. And we I've been the exclusive and
- 11:33Speaker 2: only Dave Ramsey endorsed insurance agent since twenty seventeen in
- 11:38Speaker 2: the State of West Virginia. We've held that you know,
- 11:42Speaker 2: recognition and partnership for almost ten years now, and it's
- 11:46Speaker 2: it's they review you typically on a monthly basis. I
- 11:50Speaker 2: have my call with them today at two forty five,
- 11:53Speaker 2: and it is no, you know, I don't I don't
- 11:55Speaker 2: take that lightly, that partnership being the exclusive agent or
- 12:00Speaker 2: the entire state of West Virginia, the only agent in
- 12:02Speaker 2: the last decade to be endorsed by Dave Ramsey. And so, uh,
- 12:07Speaker 2: what that simply means is, UH, you know, I'm held
- 12:09Speaker 2: to the highest standards in the industry by one of
- 12:12Speaker 2: the top financial experts you know, in the entire world.
- 12:16Speaker 2: And uh, I don't take that lightly. And so we've
- 12:18Speaker 2: been working with Dave Ramsey's listeners as they go through
- 12:21Speaker 2: the baby steps and Financial Peace University and I've actually
- 12:24Speaker 2: taught uh Financial Peace University here in Morgantown and in Columbus, Ohio.
- 12:29Speaker 2: And so uh, through that partnership, we've you know, done
- 12:34Speaker 2: a really good job of helping thousands and thousands of
- 12:37Speaker 2: listeners over the last ten years with Dave Ramsey man.
- 12:40Speaker 3: Uh, and that's something that when when you have that
- 12:44Speaker 3: that kind of branding and that that certainty in there.
- 12:46Speaker 3: That means that one of your views to start with
- 12:49Speaker 3: is the person's financial health. How to make that holistically
- 12:52Speaker 3: work for this actually within their within their financial reality,
- 12:55Speaker 3: not just I mean you're the insurance agent, but you
- 12:57Speaker 3: can still say, okay, well here's what we're doing with
- 12:59Speaker 3: your insurance, and you need to make sure that these
- 13:01Speaker 3: other portions of your financial life are in order.
- 13:04Speaker 2: Exactly. Yeah, we look at your budget, you know, and
- 13:07Speaker 2: like you said, that family, I just gave the scenario
- 13:09Speaker 2: and their budget's a lot more healthy as a result,
- 13:11Speaker 2: to save over two thousand dollars a year on their
- 13:13Speaker 2: insurance and on average, our clients save about eight hundred
- 13:16Speaker 2: dollars a year, and every single time, one hundred percent
- 13:19Speaker 2: of the time your coverage will be enhanced. It's not
- 13:22Speaker 2: an option. We make sure we close those gaps every
- 13:25Speaker 2: single time. And so it's not just the sale. We
- 13:27Speaker 2: don't we're not looking for a transaction. We're looking for
- 13:30Speaker 2: a relationship. And that's why we have the Wii Shop program.
- 13:33Speaker 2: That's why we review every single renewal because we want
- 13:37Speaker 2: to be fair and honest and make sure that our
- 13:39Speaker 2: clients are equipped with as much knowledge about their policy
- 13:41Speaker 2: so that if there is an issue, they know exactly
- 13:43Speaker 2: who to turn to.

- 16:22Speaker 7: our values. Conservative Justice Gerald Titus spent his career fighting
- 16:26Speaker 7: for both. As a prosecutor, Titus took on criminals and traffickers. Now,
- 16:32Speaker 7: as a justice, he applies the law as written fairly
- 16:36Speaker 7: and independently. Endorsed by law enforcement, he stands with those
- 16:40Speaker 7: who protect and serve because when courts uphold the law,
- 16:44Speaker 7: criminals are held accountable and communities are safer. For Justice Titus,
- 16:49Speaker 7: it's personal.

- 17:25Speaker 9: my wife and I had a plan early on in
- 17:28Speaker 9: our firm. Our lawyers only work on certain types of cases.
- 17:31Speaker 9: Our products liability and dangerous drug lawyers only work on
- 17:35Speaker 9: those cases. Same for car crashes, workers' compensation, medical malpractice,
- 17:40Speaker 9: and insurance disputes. Our thinking is for these lawyers to
- 17:43Speaker 9: focus on one area of the law and live it
- 17:45Speaker 9: and breathe it.
- 17:46Speaker 2: Power comes from knowledge.
- 17:47Speaker 9: Many lawyers do everything jack of all trades, not us,

- 18:32Speaker 3: us this morning answering your questions about insurance. You can
- 18:34Speaker 3: give us a call this morning three zer a four

- 18:37Speaker 3: fifty eight fifty eight. You can text threes are a
- 18:39Speaker 3: four non three five five zero zero eight three zer
- 18:40Speaker 3: four none three five five zero zero eight, Plenty of
- 18:43Speaker 3: things that we need to talk about this morning. Don
- 18:45Speaker 3: really does a great educational portion when we're talking about
- 18:48Speaker 3: these things we just learned about. Inflation protection, which in
- 18:50Speaker 3: this day and age is something that's very important and
- 18:52Speaker 3: I just legitimately had no idea it existed. Yeah, so
- 18:56Speaker 3: make it so once again if you're out there maybe
- 18:59Speaker 3: again the twenty some years with your with your carrier,
- 19:02Speaker 3: and and you're and you have no adjustment to the
- 19:05Speaker 3: base of your rebuilty your replacement, and that a problem
- 19:08Speaker 3: because even if you did it right twenty years ago,
- 19:11Speaker 3: it's not right now.
- 19:11Speaker 2: It can also work in the opposite direction, right, you
- 19:14Speaker 2: could have had six percent inflation protection over the last
- 19:18Speaker 2: you know, twenty five years, and now you're one hundred
- 19:21Speaker 2: and eighty five thousand our houses insure for you know,
- 19:24Speaker 2: six hundred and twelve thousand dollars, right, So you need
- 19:27Speaker 2: these things reviewed, right, and having a licensed agent eyes
- 19:31Speaker 2: on your policy can never hurt, right, and having a
- 19:33Speaker 2: second look also never hurts, right, And so what we
- 19:36Speaker 2: want to do is just review what you're currently doing.
- 19:39Speaker 2: And if you're doing a great job where you're currently
- 19:40Speaker 2: at and we can't help you out, we'll let you
- 19:42Speaker 2: know that. But having that peace of mind is powerful,
- 19:46Speaker 2: and we want to empower our clients and our consumers
- 19:49Speaker 2: of insurance because the commercials certainly don't do that.
- 19:53Speaker 3: We've talked about we've talked about the replacement costs, we've
- 19:56Speaker 3: talked about inflation protection. Now we can get down into
- 19:58Speaker 3: the nitty gritty a little bit because there's all kinds
- 20:00Speaker 3: of coverages down there that maybe fly under the radar
- 20:02Speaker 3: a little bit.
- 20:03Speaker 2: Those are a through.
- 20:04Speaker 3: F as you've explained them to me, So explain to
- 20:07Speaker 3: your potential clients exactly what that is.
- 20:08Speaker 2: Yeah, So if you ever look at your deck page
- 20:10Speaker 2: and hopefully some of you guys are doing your homework
- 20:12Speaker 2: and you have your deck, your homeowner's declarations page out,
- 20:17Speaker 2: and that's your coverage segments, right, There's there's some key coverages.
- 20:20Speaker 2: So the dwelling or the home itself is coverage a right,
- 20:24Speaker 2: and that is the home you're buying. That's the thing
- 20:26Speaker 2: that you see on the zilo and you know all
- 20:29Speaker 2: the realtor sites and the glamour shots of the home.
- 20:33Speaker 2: That's the structure itself. That's the primary structure and everything
- 20:37Speaker 2: attached to it, right. So it's the things that you
- 20:39Speaker 2: don't take, including everything in the bathrooms and kitchens and
- 20:42Speaker 2: things of that nature. The things that you remodel that
- 20:45Speaker 2: would increase the home value, right, that are attached to
- 20:49Speaker 2: the primary structure. That's the dwelling. That's coverage. A coverage
- 20:53Speaker 2: B is your other structures. That's the stuff that doesn't
- 20:56Speaker 2: have its own address, but it's and it's on your
- 20:58Speaker 2: property and it's not attached to the home. So think
- 21:01Speaker 2: of a detached shed, detached garage, detached card port, things
- 21:05Speaker 2: of that nature, privacy fence, things that aren't attached directly
- 21:09Speaker 2: to the home that are still on your property. Those
- 21:11Speaker 2: things need to be covered. And then think about these things.
- 21:14Speaker 2: Have you remodeled your home in the last five, ten,
- 21:17Speaker 2: twelve years, right and not reviewed your insurance. You could
- 21:20Speaker 2: be behind on your coverage or your replacement costs. Have
- 21:24Speaker 2: you added an outbuilding that wasn't there five ten, twelve,
- 21:27Speaker 2: fifteen years, right and not told your insurance. You may
- 21:30Speaker 2: not have that properly or adequately insured. Right, So think
- 21:33Speaker 2: about those two things. Those are the two Those are
- 21:35Speaker 2: your structures on the outside, right, the building and anything
- 21:39Speaker 2: detached coverage A, the dwelling coverage B other structures. And
- 21:43Speaker 2: then you go into the house, right, you think about
- 21:45Speaker 2: all of your personal property, so couches and furniture and
- 21:51Speaker 2: pictures and clothing and stuff like that. That's coverage seed,
- 21:55Speaker 2: that's called personal property, right and what there are limits
- 21:59Speaker 2: to that. If you haven't large collection, right, guns, coins, shoes, jewelry,
- 22:05Speaker 2: things of that nature, those things need to be insured
- 22:09Speaker 2: on a separate policy in my professional opinion, because there's
- 22:13Speaker 2: limitations typically five hundred dollars for guns on a policy.
- 22:17Speaker 2: So if you've got a huge gun collection and you
- 22:19Speaker 2: haven't bought a collector's policy, you may not have the
- 22:23Speaker 2: proper coverage. If you have a huge watch collection or
- 22:25Speaker 2: a huge bourbon collection or whatever you're collecting those things
- 22:29Speaker 2: that are out of the ordinary, right that most people
- 22:32Speaker 2: don't have, that are unique to you, you need to
- 22:35Speaker 2: purchase a separate policy. We do. We use a couple
- 22:38Speaker 2: of carriers, American collectors for your collectibles. Go figure, right,
- 22:42Speaker 2: and this is a real uh, we went out on
- 22:44Speaker 2: a limb here on the jewelry stuff. We use jewelers
- 22:47Speaker 2: mutual right, Go figure that they know how to ensure
- 22:51Speaker 2: jewelry a little bit than your homeowner carrier does. And
- 22:54Speaker 2: what does that do for you? If you have jewelry lost, stolen, misplaced,
- 22:58Speaker 2: whatever it is, right, you can file a separate claim
- 23:02Speaker 2: without a deductible instead of having it on your homeowners
- 23:05Speaker 2: and it's a claim on your jeweler's policy or your
- 23:08Speaker 2: jewelry policy instead of fouling a claim on your homeowner's policy.
- 23:11Speaker 2: And it's better coverage because they specialize in this sort
- 23:14Speaker 2: of thing, just like the collector's stuff. They specialize in
- 23:17Speaker 2: this sort of thing, so you can get more robust coverage,
- 23:19Speaker 2: more comprehensive coverage, sometimes no deductible or really low deductible,
- 23:24Speaker 2: and you don't have to file a homeowner's claim that's
- 23:27Speaker 2: going to follow your homeowner's policy and prices around for
- 23:30Speaker 2: the next five, six, seven years.
- 23:32Speaker 3: I love. The one thing I learned about about you
- 23:33Speaker 3: is how to sort of like placing motes in front
- 23:36Speaker 3: of your primary insurance policy. You have all these different
- 23:39Speaker 3: layers of coverage that are specialized. It doesn't cost more
- 23:42Speaker 3: when you add them all together, but they're specialized to
- 23:44Speaker 3: deal with like jewelry or your watches.
- 23:46Speaker 2: Or something along those lines.
- 23:48Speaker 3: And the other thing that dawned on me one other
- 23:49Speaker 3: time when we were talking is that a watch is
- 23:53Speaker 3: a great example.
- 23:54Speaker 2: That's something that.
- 23:56Speaker 3: Like I've always felt like, well, that's somebody that's super
- 23:59Speaker 3: affluent that gets to that rule. And they do need
- 24:01Speaker 3: insurance too, Don't get me wrong, but there's a lot
- 24:02Speaker 3: of people that just really like a particular watch, and
- 24:05Speaker 3: maybe they have one or two, but they're really.
- 24:07Speaker 2: Value and you know, we see you inherit that way.
- 24:10Speaker 2: And I was going to say that too, jewelry or
- 24:12Speaker 2: else from Grandpa twenty years ago, and it's worth twelve
- 24:16Speaker 2: thousand dollars, right, it's probably.
- 24:18Speaker 3: Not covered on your homeowners So you might be just
- 24:20Speaker 3: like your your regular You might have your house, your
- 24:22Speaker 3: two cars, your kid, everything else, and you don't have
- 24:24Speaker 3: a pool, you don't have anything normally Like, man, I'm
- 24:25Speaker 3: the most generic person in the world. Don't forget about
- 24:27Speaker 3: that inherent that watch, that jewelry or whatever it might be.
- 24:29Speaker 3: And people collect stuff. Your collection is unique to you,
- 24:33Speaker 3: Your policy is unique to you, but it does not
- 24:36Speaker 3: know what you have that is unique to you.
- 24:38Speaker 2: You see what I'm saying. Because you have that thing
- 24:40Speaker 2: doesn't mean it's covered on your homeowner's policy just because
- 24:43Speaker 2: it's personal property. There's a limit in your policy for
- 24:46Speaker 2: all of these things. For jewelry, for first, for whatever
- 24:51Speaker 2: it may be, for coins, for shoes that you can't have.
- 24:55Speaker 2: You know, if you have you know ten persons that
- 24:57Speaker 2: are expensive, right, those things may not be covered on
- 25:00Speaker 2: the homeowners policy. So you may need to get a
- 25:02Speaker 2: collector's policy or jeweler's mutual policy from us to make
- 25:06Speaker 2: sure that you're appropriately covered. You don't want to find
- 25:09Speaker 2: out you're not covered too late what you think is missing.
- 25:13Speaker 3: Let me, let me ask you, Let me give you
- 25:15Speaker 3: a hypothetical scenario and in this economy. I talked to
- 25:18Speaker 3: a guy Yesterday's a He's a friend of the program
- 25:20Speaker 3: on our afternoon show on Hotline and a relatively well
- 25:23Speaker 3: known guy. Jeff Erickson is the host of rode Wire
- 25:26Speaker 3: on XM and rights for the roade Wire site. He
- 25:30Speaker 3: created the whole thing. He's one of the best fantasy
- 25:33Speaker 3: sports people in the country. He's really really good at
- 25:37Speaker 3: that stuff, and this has been his passion forever. And
- 25:40Speaker 3: the thing that he worked himself towards is he was
- 25:42Speaker 3: able to just Christen this week is he opened up
- 25:45Speaker 3: a in La. He opened up his own prefab studio.
- 25:48Speaker 3: So his his studio now that he does his XM
- 25:50Speaker 3: show out of that he does our show out of,
- 25:52Speaker 3: and all that different stuff is now he got that.
- 25:54Speaker 3: You can buy him. Now you get a prefab stude.
- 25:56Speaker 3: They're really nice and it's it's beautiful, but it's on
- 25:59Speaker 3: his property. So he has a house in La normal house,
- 26:02Speaker 3: normal family and everything else. But now they have a
- 26:04Speaker 3: whole prefab studio. That's his business. That's in his backyard.
- 26:08Speaker 3: That's not your normal insurance policy.
- 26:10Speaker 2: Right, that is not your normal insurance policy. And it's
- 26:12Speaker 2: probably in my professional experience, probably that's a lot of
- 26:18Speaker 2: that stuff's owned in some sort of LLC or es
- 26:20Speaker 2: corps or i'm a business, right which is now on
- 26:24Speaker 2: his homeowner's premises. Right until you need to notify the
- 26:28Speaker 2: insurance carrier if you're doing if you're baking cookies and
- 26:30Speaker 2: you're selling them online or whatever. We need to know
- 26:33Speaker 2: about your home based businesses and the things that are
- 26:36Speaker 2: happening at your primary residence. If it's anything business related,
- 26:40Speaker 2: So he would buy, in my professional opinion, get a
- 26:43Speaker 2: policy just for that at the same address for his
- 26:47Speaker 2: all of his equipment.
- 26:48Speaker 3: And you'd have to make sure that's where you have
- 26:49Speaker 3: to your equipments and including and that's a different policy altogether.
- 26:52Speaker 3: You want to make sure you keep that separate in
- 26:54Speaker 3: some ways as well. Right, you've probably heard of dj
- 26:56Speaker 3: EJ or EJ. Of course he's one of our clients.
- 26:58Speaker 3: So yeah, we run into that sort of thing all
- 27:01Speaker 3: the time. And then the other thing that you have
- 27:03Speaker 3: to you have to worry about, you know, everything that
- 27:05Speaker 3: you have in and we talked about all the different
- 27:06Speaker 3: schedules going down through there. One of the important things
- 27:08Speaker 3: that you always bring up as well when you talk
- 27:10Speaker 3: about things is uh and you mentioned a second ago, but.
- 27:13Speaker 2: The loss of use of things.
- 27:14Speaker 3: Yeah, you have to make sure that you have those
- 27:16Speaker 3: things covered because we think about the material value of
- 27:19Speaker 3: replacing one for one something, but the loss of use
- 27:22Speaker 3: of something that you use, I mean seriously, that is
- 27:25Speaker 3: life disrupting.
- 27:26Speaker 2: Right and loss of use coverage on your homeowners it's
- 27:29Speaker 2: very similar to the rental car reimbursement on your auto insurance.
- 27:32Speaker 2: So you've been displaced from your home as a result
- 27:34Speaker 2: of an insurance claim. It could be uh water burst,
- 27:38Speaker 2: pipes burst, and you can't occupy the home as a
- 27:40Speaker 2: result of mold or whatever. Right, so while that's remediated
- 27:44Speaker 2: or repaired, we our policies will put you in a
- 27:47Speaker 2: temporary living situation, sometimes a hotel of if it's going
- 27:50Speaker 2: to be three four or five days, if it's going
- 27:52Speaker 2: to be three four or five months, we find your
- 27:54Speaker 2: rental home, right and we cover that on our policies. Uh,
- 27:58Speaker 2: So you need to make sure that you coverage d
- 28:01Speaker 2: loss of use is adequate and appropriate as well, because
- 28:03Speaker 2: some people get under insured that in that area and
- 28:06Speaker 2: you don't want to find that out. You know, hey,
- 28:08Speaker 2: I don't have that. You know, that's a big reason
- 28:11Speaker 2: right here. This is that, in my opinion, is the
- 28:13Speaker 2: number one reason you should have renters insurance if you're renting,
- 28:18Speaker 2: because it's the likelihood that someone comes to your house
- 28:21Speaker 2: still something or but what if there's a big fire
- 28:24Speaker 2: right at your rental property, at your rental the home
- 28:27Speaker 2: that you're renting, and you can't live in that place
- 28:29Speaker 2: until they prepare the kitchen, Right, where do you live
- 28:32Speaker 2: at for that ninety days? Right? Your renter's insurance policy
- 28:36Speaker 2: covers that just like your homeowner's policy.
- 28:38Speaker 3: Would I remember you explaining that to me for the
- 28:40Speaker 3: first time is maybe last year sometime or another. In
- 28:42Speaker 3: the last couple of years, I had a friend that
- 28:44Speaker 3: was in Chicago and they had that wild interurban flooding
- 28:48Speaker 3: that they ok, okay, it wasn't from the river, it
- 28:49Speaker 3: was like from from water back up. But there was
- 28:51Speaker 3: like the blocks of Chicago where some of these ground
- 28:55Speaker 3: floor apartments got flooded and it ruined a bunch of
- 28:57Speaker 3: people finding out that that they didn't have any coverage
- 29:01Speaker 3: of their personal possessions that they had in there, and
- 29:03Speaker 3: that's destructive.
- 29:04Speaker 2: We hear it weekly. It's like, hey, we go, hey,
- 29:06Speaker 2: and you should bundle your renters insurance of it. They go,
- 29:08Speaker 2: I don't have much stuff. Well, you do live somewhere, right,
- 29:11Speaker 2: and so if you ever have a claim that results
- 29:14Speaker 2: in you not being being able to occupy the home
- 29:16Speaker 2: for any extended period, your rudder's policy can pay for
- 29:20Speaker 2: you to lift someone.
- 29:20Speaker 3: And I think you even did you mention to me
- 29:22Speaker 3: at that time that you would have even recommend some
- 29:24Speaker 3: sort of a water damage although they weren't in a
- 29:27Speaker 3: flood zone because something like that specifically could happened.
- 29:30Speaker 2: Sewer drain, water back up, all that stuff is highly important.
- 29:34Speaker 2: If you live in any sort of condo building, any
- 29:37Speaker 2: shared wall situation where the pipes and stuff like that
- 29:41Speaker 2: are shared amongst multiple units, you definitely and even if
- 29:45Speaker 2: you don't, we used to. I remember a long time ago,
- 29:49Speaker 2: ten twelve years ago, when I first starts getting into
- 29:52Speaker 2: P and C, people said, Oh, if you don't have
- 29:55Speaker 2: a finished basement, you shouldn't have water back up, right,
- 29:58Speaker 2: But what if that stuff backs up in your bathroom? Yeah,
- 30:02Speaker 2: pipes can back up anywhere. Right, you need to have
- 30:04Speaker 2: adequate coverage for that. What we've seen in our research,
- 30:07Speaker 2: the average claims about eighteen thousand dollars. The average person
- 30:10Speaker 2: has between zero and five thousand dollars in coverage. How
- 30:13Speaker 2: happy would you be if your insurance agent walk to
- 30:16Speaker 2: you a check in for five thousand dollars to fix
- 30:18Speaker 2: an eighteen thousand dollars issue? Right, So look at your policies,
- 30:21Speaker 2: get your declaration pages out. You can call us three
- 30:25Speaker 2: zero four nine nine three save or three zero four
- 30:28Speaker 2: six zero six two nine sixty nine, or you can

- 30:34Speaker 2: oh seven Pennsylvania Avenue on Charleston's West Side and just
- 30:37Speaker 2: have your declarations pages out. You can go to our
- 30:40Speaker 2: website if you click to get a quote. Now. On
- 30:43Speaker 2: our website, you log into your current carrier and it
- 30:46Speaker 2: will send us your current declarations pages. I think we've
- 30:49Speaker 2: already had two people do it this morning, which is
- 30:51Speaker 2: great sending those declarations pages. Let us give you a
- 30:55Speaker 2: free second. Look. There's no obligation to work with us
- 30:58Speaker 2: after we review your policy, even after we save you
- 31:01Speaker 2: two thousand dollars, there's no obligation to work with us.
- 31:04Speaker 2: We just want to make sure that you have the
- 31:06Speaker 2: information that you need so that you're adequately appropriately covered.
- 31:09Speaker 2: That's all we want to do.
- 31:10Speaker 3: I want to give you some time to recap here
- 31:11Speaker 3: in just a second. But I wanted to ask you
- 31:13Speaker 3: because this is another thing that when you explain to
- 31:16Speaker 3: me the math behind it and the reasoning for it,
- 31:18Speaker 3: that I was really pretty shocked.
- 31:19Speaker 2: What isn't appropriate deductible? Yeah, so me, for me in
- 31:23Speaker 2: this day and age, one percent of coverage A is
- 31:28Speaker 2: considered reasonable. You're doing okay if you're one percent of
- 31:33Speaker 2: coverage A right, think about that? That means the insurance
- 31:36Speaker 2: company is going to cover ninety nine percent of the home,
- 31:40Speaker 2: you cover one percent. I think that's fair, right. A
- 31:43Speaker 2: lot of the times we will do one thousand, twenty
- 31:47Speaker 2: five hundred, you know, five thousand. It depends on the
- 31:50Speaker 2: home value and your emergency fund. Right. If you have
- 31:54Speaker 2: a healthy emergency fund, you can afford to increase your deductible,
- 31:58Speaker 2: put more money in your pocket, take the money out
- 32:01Speaker 2: of the insurance company's pocket. By having that effective emergency fund,
- 32:05Speaker 2: the higher you're deductible to lower your premium, right, And
- 32:08Speaker 2: you shouldn't be filing those smaller claims on a home
- 32:11Speaker 2: policy anyway. My rule is if you wouldn't access your
- 32:15Speaker 2: heelock right, right, Okay, they probably shouldn't file the claim. Right. So,
- 32:21Speaker 2: if it's two thousand dollars on a four hundred and
- 32:24Speaker 2: eighty five thousand dour house, you're probably not accessing the
- 32:27Speaker 2: helot for that. You probably shouldn't file that claim. And
- 32:30Speaker 2: so if that's the amount that you're going to self ensure,
- 32:33Speaker 2: your deductible should also reflect that. And if it doesn't
- 32:36Speaker 2: give us a call, we can make that happen and
- 32:39Speaker 2: potentially lower your premium by hundreds if not thousands of dollars.
- 32:43Speaker 3: Man, that and that's really the These nuances of coverage
- 32:48Speaker 3: and the explainer is really what I get a legitimate
- 32:51Speaker 3: interest out of every time we do these shows because
- 32:53Speaker 3: I learned so much. We have about two minutes left
- 32:55Speaker 3: here though on give us a quick elevator pitch on
- 32:57Speaker 3: what we learned here today because there's just so much information.
- 33:00Speaker 2: Yeah, make sure you have replacement costs on your homeowners right.
- 33:03Speaker 2: Make sure that you're reviewing your renewal every single year
- 33:06Speaker 2: with your insurance professional or a insurance professional. Make sure
- 33:10Speaker 2: that you know that you have inflation protection, and do
- 33:14Speaker 2: you have adequate and appropriate loss of use coverage? And
- 33:17Speaker 2: is your deductible your deductible and not the insurance carriers
- 33:21Speaker 2: deductible because this is your policy, not their policy. You
- 33:24Speaker 2: need to come up with these numbers and these plans
- 33:27Speaker 2: and don't let them do that for you. Man, that's
- 33:29Speaker 2: great information.
