- Ben: Morning and welcome to your short term rental bulletin. Nice is tightening the screws on short term rentals and it's a signal for the entire French Riviera. Authorities in Nice are stepping up enforcement against illegal Airbnb style rentals with stronger inspections and closer monitoring of its listings operate without proper registration. Under current rules, hosts must register their property within the city and primary residents are capped at 120 nights per year. Second homes face much stricter requirements often needing formal change of use permit which can be difficult to obtain. why the crackdown? Locals officials say that the rapid growth of short term rentals has reduced housing supply in a historic centre and pushed up rents for residents. And this isn't alone. Across France and much of Europe, cities are moving toward tighter licensing and more enforcement and stricter compliance to short term rental operators. If you operate in high tourism cities like Nice, being properly registered and compliant is quickly becoming the difference between staying listed or getting shut down.
