- 0:08If you want to grow your business successfully, hear from
- 0:10the best, network alongside the best, and don't miss it.
- 0:14What can people expect from this year's Scale UK in Manchester?
- 0:18Why should hosts and property managers attend events in the
- 0:22STR space? And what are the lessons learned
- 0:25from hosting conferences around the world for the vacation
- 0:28rentals industry? Damien Sheridan from Scale
- 0:31Rentals will be answering all these questions and more on
- 0:34today's Host Planet podcast. Damien, thank you for joining us
- 0:42on the House Planet podcast. Scale UK is back.
- 0:46It will be held in Manchester on the 12th and 13th of November.
- 0:50What can people expect from this year's event?
- 0:54I don't know where to start, James.
- 0:56So, well, we're, we've got a different location this year.
- 0:59I guess that's fundamentally the biggest change We're, we're
- 1:02moving up north to Manchester. We have traditionally, like many
- 1:07other events, held our conference in London, America
- 1:11Square two years ago, The Oval last year.
- 1:14And this year we're moving to Manchester.
- 1:16We felt like it was good to freshen things up, appeal to to
- 1:20a different crowd across the UK. And yeah, we're looking forward
- 1:23to that. We have two days, two days to
- 1:27educated to both Scale and the book direct show.
- 1:30And yeah, we've, we have a ton of speakers.
- 1:32We've got 50 odd speakers, We've got probably 30 odd sessions.
- 1:37And it's going to be a lot of fun, a lot of networking, and
- 1:40it's going to be a busy couple of days.
- 1:43Fantastic. And just tell us in terms of the
- 1:45location change we've seen especially STR events in the UK,
- 1:49most of them are held in London. How important is it, do you
- 1:53think, to get out to the regions?
- 1:56I'm not going to lie, James, this is a bit of a punt and it
- 1:59was, it was really off the back of a few conversations I've had,
- 2:03but we really didn't know necessarily that this was going
- 2:06to resonate with so many people but and sponsors as well, but a
- 2:11lot of people have jumped on this.
- 2:13Our ticket sales are, are much faster than they were
- 2:16traditionally for our London event.
- 2:18And I think it's just created a bit of excitement.
- 2:21I, I hear a lot of people going, yeah, it's great.
- 2:23It's coming up north and you know, that's, that's what we
- 2:26wanted. We want to resonate with more
- 2:28people. We don't want to be pigeon holed
- 2:31in certain venues or, or cities. And we like to think of
- 2:34ourselves as, you know, forward facing fresh and, you know,
- 2:38wanting to really to appeal to more people.
- 2:41So it was, yeah, it was, it's an exciting how it's how it's
- 2:45transpired. It's been an exciting
- 2:46development and really one that works.
- 2:49We're very, very much looking forward to.
- 2:50Yeah, we're seeing this with our roadshow next year where we're
- 2:53going to seven different locations across the UK.
- 2:56And the question we've always had in the past is when are you
- 2:58going to do, do an event in X location?
- 3:02And I think, you know, in, in terms of property managers going
- 3:05to London, spending a couple of days there is really expensive.
- 3:09If they have something on their doorstep, I I imagine it's going
- 3:13to open you and eventually yours with the roadshow up to new
- 3:16audiences, right? Well, look, I hope so, James.
- 3:19Yeah, but we don't for one moment, we don't appreciate the
- 3:24fact that these are expensive events to go to.
- 3:26Even if you're just going for one day or half a day or
- 3:29whatever it is, you've got your travel, you may have
- 3:31accommodation, etcetera, and you've got your time off work,
- 3:34which for a lot of people is the biggest obstacle.
- 3:37But I think once you're all in and you've made that decision to
- 3:39go, obviously like yourself and ourselves, we try to make our
- 3:44tickets as affordable as possible.
- 3:47And yeah, I just think it's, it's really important for people
- 3:51to be there to, you know, to see the value of, of networking,
- 3:55collaborating, the education, et cetera.
- 3:57And yeah, and I just hope we've, we've, we're going to appeal to
- 4:01even more people this year and in Manchester.
- 4:04Okay, real talk now for all you hosts out there, you know that
- 4:07moment when you guest messages you again with hey, what's the
- 4:11Wi-Fi code? Or you're staring at 5 different
- 4:14calendars wondering if you've accidentally double booked the
- 4:17cottage. Yes, we've all been there.
- 4:20That's why here at Houseplanner, we recommend Housefully.
- 4:23It's basically your rentals Control Center.
- 4:26It handles bookings across all the big platforms, syncs your
- 4:30calendars to ensure there are no double bookings, automates guest
- 4:33messages, and even creates these really slick digital guidebooks
- 4:37that stop all the repeat questions.
- 4:39Honestly, it just makes your life easier and keeps your
- 4:43guests happier, helping you achieve those all important five
- 4:47star reviews. And here is a little bonus.
- 4:50If you're a House Planet listener, you can get $500 off
- 4:54onboarding for Housefullie's property management software and

- 5:09And if you'd like a proper walkthrough, there's also a link
- 5:12to book a demo with Frank Bosey from Housefullie.
- 5:15He will show you how it all works.
- 5:18Less stress, more bookings sorted with hopefully.
- 5:22Tell us about the stand out sessions then What can people
- 5:26look forward to? What do they need to be making
- 5:29a, you know, mark in their Diaries to make sure they get to
- 5:31attend? Well, you've got to see my own
- 5:34session. Of course, I will be speaking,
- 5:37but I won't make too much of a big deal of that.
- 5:40So that we have a lot of direct booking strategy talks planned.
- 5:45It's, I mean, it's all on the schedule.
- 5:47I am hesitant to, to identify just one or two because we do
- 5:51have so many amazing speakers and, and many coming for the
- 5:54first time. We've, we've made it, We always
- 5:57make a big play on trying to encourage more women to, to come
- 6:00and, and to be involved. We're close to having a 5050
- 6:05split and we'll see how we go. Come, come November 12th.
- 6:09Uh, but that, that really excites me.
- 6:11The fact that we've got so many women on board this year, umm,
- 6:14and sharing their stories. I think the most, probably the
- 6:17most important thing is we've got a lot of property managers
- 6:19for the most, uh, most property managers ever involved in a show
- 6:23and they're sharing their stories.
- 6:25So it's not necessarily industry experts who are sharing theory.
- 6:30Maybe these are property managers who've got down and
- 6:33dirty and cleaned their toilets and, you know, they know how it
- 6:36is from from the bottom up. They've they've got some amazing
- 6:40success stories. We've got a couple of speakers
- 6:43who sold their business this year and they're going to share
- 6:45that experience. So yeah, very excited really to
- 6:48have the the property managers on board as well.
- 6:51I think, I think that's really going to help kind of resonate
- 6:54with with our attendees. We've all cleaned a few toilets
- 6:59in our time. Tell us then who is Scale UK
- 7:03designed for? Who are the people that need to
- 7:05be coming along to this event? So we primarily have dedicated
- 7:10this event to professional property managers.
- 7:12So they are property management companies who operate and manage
- 7:17more than 10 units. Our second day, however, so the
- 7:21Thursday, the 12th is open to all because we have the book
- 7:24direct show that day. And that is primarily focusing
- 7:27upon direct booking strategies and all of those, you know, hot
- 7:32takes in terms of trying to get more direct bookings reduce that
- 7:36reliance upon the OTAs. So day 2 is open to all day one
- 7:40open to professional property managers.
- 7:43So it's a bit of both. We're going to have a nice
- 7:45variety of people over the two days, probably by 200, between
- 7:492, by 250 or so in 10 days. And talk to us about the
- 7:53networking opportunities. You and I have been to lots of
- 7:55STR events and we always hear about how important networking
- 7:59is. So how do you curate that
- 8:01experience and make sure that people get the most out of the
- 8:04networking opportunities? We're still learning.
- 8:08It's, it's pretty hard, James, because I, you know, I'm an
- 8:10introvert and I know, I mean, I'm so busy at, at these events,
- 8:16it's hard for us to take the time out to, to, to talk and,
- 8:19and network. But I know how it is going to
- 8:22other events, how if you're the only person in the room, it's
- 8:25pretty difficult to get out and talk to somebody.
- 8:27And you know, that first, that first break, especially or upon
- 8:31registration on that first date can be really daunting.
- 8:34So we're trying to think of a few things to to get people to
- 8:37be a little bit more comfortable.
- 8:39We've got a pre event the night before, which is going to be a
- 8:42lot of fun. And it's really focused upon
- 8:45those those people who perhaps haven't been to a scale show
- 8:48before. They don't know anybody there.
- 8:50But we're working with Bruce Lee simply owners and boom on that.
- 8:55Mark Simpson's going to be curating the, the evening going
- 8:58to be a lot of fun. But I guess just the networking,
- 9:01the value of networking, it just it's, you can't really, it's
- 9:08hard to, to say how important it is.
- 9:10You know, we, we have, it's a really, it's a really difficult
- 9:14job being a property manager. We're, we're very siloed.
- 9:17We have our head down doing so much, you know, greeting guests
- 9:22each day and just dealing with everything we have to do.
- 9:26It's hard to look up every now and again and think, you know,
- 9:30can I afford to take two days, two or three days away from my
- 9:34business to meet others to, to, to get inspiration to, and, and
- 9:40really just to, to forge relationships.
- 9:42And it might sound a bit corny, but it's incredible the power of
- 9:46those relationships that people get from these events.
- 9:48And we, we see that, we see people coming together and
- 9:52forming, you know, official partnerships, um, let alone the
- 9:56ones with, with our sponsors. So that to me excites me more
- 10:01than anything else from the networking, seeing property
- 10:03managers come together and, and, and, and move forward together,
- 10:08you know, regardless of the, the level of competition that they
- 10:11might have, you know, I think most of our attendees see the
- 10:14value in networking over any kind of competitive streak that
- 10:17they might have. And I think that's really
- 10:18important. Yeah, it is.
- 10:20And I think what I've seen and host planet, we've experienced
- 10:23this as well at some of our events, particularly the dinners
- 10:25that we've put on, is being a connector in the industry.
- 10:29And I had a couple of calls the other week with two people who
- 10:31were at one of our dinners and you were at one, of course,
- 10:34Damien. And both of them said to me, oh,
- 10:36I've, I've done some business with other people in the
- 10:39industry as a result of sitting next to somebody at your dinner.
- 10:42So the power of that and being able to instigate that is, is
- 10:45really important in terms of the, the speakers and curating
- 10:50the topics. How do you put that together and
- 10:53ensure it's as impactful as possible for the attendees and
- 10:58also for the exhibitors? Well, one thing we, we do like
- 11:03to do and we've done from day one is we ask all of our
- 11:05attendees what it is they want to learn about.
- 11:08So they choose up to five topics that they're interested in.
- 11:12And we do hold back the vast majority of our sessions
- 11:15according to those topics. So we, we, we feel that we're
- 11:18unique in terms of conferences in, in our particular industry
- 11:22that we really do try and curate the, the sessions around what is
- 11:26popular, what is trending amongst those attendees.
- 11:29So it really should be of value to, to everybody who's there.
- 11:33Now there's, there's things you can be pretty sure of, like
- 11:35regulation, like AI, data trends, market trends, etcetera.
- 11:41And they're, they're always revenue management, they're
- 11:43always a part of it. But we, we try to just keep an
- 11:45eye on what it is that, that perhaps is changing because I,
- 11:50I'm not a professional property manager of over 10 units at this
- 11:54time. So I, I know things are
- 11:56sometimes out of my remit and I, we don't, you know, you know,
- 11:59fully understand what's maybe going out on the ground.
- 12:04So that's why it's important. We need to know.
- 12:05And as much as we have a lot of conversations with our attendees
- 12:09and clients and people we work with all the time, it's great
- 12:12for us to know everybody who's coming to the show, what it is
- 12:15they're feeling, are we right, are we wrong?
- 12:18And just making sure we have those key themes on board for
- 12:22over the two days. We had an event in April in
- 12:25London and I think one of the most impactful sessions was when
- 12:29we had three property managers on stage sharing their story,
- 12:33their challenges, their lessons learned.
- 12:36You could see everybody in the audience just hanging on their
- 12:39every word. How important is it for other
- 12:43property managers out there to learn from others who've been
- 12:45there and done it? Especially for the people out
- 12:48there I'm thinking who've maybe never been to a conference event
- 12:51before, you know, what are the, what would you say to those
- 12:53people, the advantages of coming along and, and learning and
- 12:56networking? You, so you mentioned a three
- 13:00person panel with property managers.
- 13:02We have the same this year. We have actually several panels
- 13:06with property managers. But one especially is we know AI
- 13:09is a hot topic and chosen by the vast majority of our attendees
- 13:13to learn about. But we wanted a session whereby
- 13:16we can learn from what property managers are actually doing.
- 13:19And they're real. They're they're real life
- 13:22day-to-day operations. What tools are they using?
- 13:24Why are they using it? So we've got, we've got 3
- 13:28property managers who, who are going to share their stories,
- 13:31share the tools that that they use.
- 13:33So really excited about that because it's, as I said, it's
- 13:37all well and good having people telling you what you should be
- 13:40doing, but it's even better for people to tell you what they are
- 13:43doing and what's worked and what hasn't worked.
- 13:46So little things like that I think can can really inspire
- 13:49other property managers, maybe ones who are maybe starting out
- 13:52on their journey, maybe even those, they may have more, more
- 13:56units, but they maybe haven't dipped their toe into AI or any
- 14:00topic like this. So to learn from those who have
- 14:03and have experienced it and done the right things, wrong things,
- 14:06I think that's invaluable. What are the challenges of
- 14:10organizing an event in the STR space?
- 14:12And when you are in that planning stage, how do you kind
- 14:17of switch things up and think right, how can we do stuff
- 14:20better? What are the things that you
- 14:22think you can improve on going forward?
- 14:25We can always improve. There's there's never a perfect
- 14:28event and you, we will never, you know this, we spoke about
- 14:32this last weekend. You're never going to please
- 14:34everyone ever. There will always be, you know,
- 14:37some people who don't get the same experience as others.
- 14:42We try to obviously, you know, make an appeal to as many as as
- 14:45we can. Some, some people might even be
- 14:49colder during the event or they might like the food more.
- 14:54It's very difficult. The, the level of detail you
- 14:56need to go into is, is mind blowing prior to an event.
- 15:02So we really just, we try and just communicate.
- 15:05We try and speak, you know, we're fortunate in that our
- 15:08company is just four of us. So we can, we're real people.
- 15:11We can speak to people and we, you know, answer a lot of
- 15:14emails, a lot of questions. So we just try to just make it
- 15:17appeal to as many people as possible.
- 15:20You know, this, this, this event in, in Manchester will be our
- 15:2320th. I I can't believe it.
- 15:25So our 20th conference. So I'd like to think the
- 15:29previous nineteen. Well, you know, we've, we've
- 15:31learned a thing or two, but no, I mean, there's always things to
- 15:35improve upon. And yeah.
- 15:38And we welcome everyone's feedback always, because without
- 15:40that, you know, as you know, we can't learn unless people tell
- 15:44us, you know, and they, they feedback on our surveys after
- 15:48the event. That's how we learn, you know,
- 15:50and we accept the fact that we're not, we're not always
- 15:53right and sometimes we're, we're wrong.
- 15:54We've, we've tried things that are wrong.
- 15:56I hope the choice to move to Manchester isn't wrong, but I
- 15:59don't think so. Yeah, it's, it's always a
- 16:02challenge. Yeah.
- 16:03And, and you know, you're always going to get feedback, sometimes
- 16:05good, sometimes bad. How much do you think the onus
- 16:09is on the people who are coming along, whether they're
- 16:12exhibitors or attendees? They have to take maybe a level
- 16:15of responsibility to kind of, even if you are an introvert,
- 16:18put yourself out there a little bit and try and talk to people
- 16:20to get the most out of it. Because if you come along and
- 16:23hide in the corner a little bit and don't really talk to
- 16:25anybody, you're probably not going to get that much out of
- 16:27it. And that's whether you're an
- 16:28attendee or you're an exhibitor, maybe just sat there at the
- 16:31table. Yeah, You know, I never really,
- 16:35I'm conscious of telling people what they should do at an event
- 16:38because everybody's different and everybody has their level
- 16:41of, you know, social awkwardness.
- 16:44And, you know, I would never want to tell people, hey, you
- 16:48need to get out there. Come on, meet someone.
- 16:52With that said, we, we have an amazing amount of, of, of
- 16:56education there. So if somebody is quieter and
- 16:58they don't want to necessarily mingle, that's fine.
- 17:01But come and at least just hear the sessions and learn from,
- 17:05from everyone. Yeah.
- 17:06If you're, if you're OK with, with, you know, just approaching
- 17:10people during, during the breaks or in evening drinks or coming
- 17:14along to our, our prescale event, you're going to get more
- 17:17out of it. Yes, for sure.
- 17:19But do what you're comfortable with because as I said, we're
- 17:21all different. We all have our our different,
- 17:24our different comfort levels. If you can't push yourself out,
- 17:27yes, you will get more out of it.
- 17:29But yeah, do what you're comfortable with.
- 17:31Yeah, absolutely. Yeah.
- 17:32And you mentioned that this is now the 20th event.
- 17:34Congratulations on that. It's been amazing to see the
- 17:37growth of scale, not just in the UK, worldwide.
- 17:40You, you guys, you guys are everywhere.
- 17:42What have been the biggest lessons learned from the other
- 17:4519? Not to do too many in one year.
- 17:49We've, we, if anything, we're scaling down a little bit next
- 17:53year in terms of our events. But yeah, just, yeah, not to do
- 17:58too much. I think we, we did have plans
- 18:00to, to do an event in, in the US next year, but that's been put
- 18:04on hold for the moment. But just to try and do what's
- 18:07within our capacity and, and do, do things for the right reasons.
- 18:12Perhaps we we're guilty of trying to do too much too soon,
- 18:17considering we've only been doing this for three years.
- 18:19It's the growth has, you know, it's surprised me for sure, but
- 18:23it's, yeah, look, it's all great and it's fun and everything, but
- 18:29just mental health I think is important.
- 18:31Just just consider your mental health and the travel that's
- 18:34involved in doing things and living up to a certain level of,
- 18:38of, of service and what doing what you do well, I think is
- 18:43important and, and keep doing that.
- 18:46Fantastic then, So tell us where can people find out further
- 18:50information and book their ticket?
- 18:52Well, you can search for scale UK or go to UK dot scale rentals

- 19:32going to be a set out. So get your tickets.
