Transcript
- 0:00SPEAKER_00: Hey everybody, it looks like Chat GPT 5 just dropped.
- 0:03SPEAKER_00: Today's the 9th of August 2025.
- 0:07SPEAKER_00: I'm Conor McIver.
- 0:08SPEAKER_00: If you want to join the community, all you have to do is go to SantaClaritaai.com and there you'll be able to join and we can have many discussions.
- 0:17SPEAKER_00: It's a private community invite only, so you have to be a real estate agent here in our vicinity or a local business owner, but that's where we will shed some light on what's happening in artificial intelligence, everything AI and the things that you can do to implement it better in your business.
- 0:35SPEAKER_00: I'm not talking about replacing people.
- 0:37SPEAKER_00: I'm merely talking about using it to enhance the business operations you currently have.
- 0:42SPEAKER_00: And of course, if we all had an extra couple hours a day because AI is making it more simple for us with better content, with better items, then of course we would have more time to prospect and of course grow our business and potentially expand our base and all these other things.
- 0:58SPEAKER_00: So it's very, very important.
- 1:00SPEAKER_00: So what's the newest development here in the AI space?
- 1:03SPEAKER_00: It's GPT-5.
- 1:04SPEAKER_00: That's if you're not familiar, ChatGPT.
- 1:07SPEAKER_00: It's by OpenAI.
- 1:08SPEAKER_00: If you haven't been using any of the models yet, definitely it's probably time that you might explore those.
- 1:14SPEAKER_00: And if you're going in kicking and screaming, saying, well, I'm never going to ascribe to that world, unfortunately, I believe you're going to be overrun by the people that will.
- 1:24SPEAKER_00: And it's very simple.
- 1:26SPEAKER_00: We have created as human beings, we've created something that is smarter than us in most realms.
- 1:32SPEAKER_00: In fact, it's basically like having a PhD level assistant.
- 1:36SPEAKER_00: GPT-5 is a fantastic addition to this because there's not as many buttons you have to switch on anymore.
- 1:44SPEAKER_00: Basically, you just put in your prompt and it takes it from there.
- 1:47SPEAKER_00: Prompt being your inquiry or your question.
- 1:50SPEAKER_00: One of the things that you shouldn't do, and this is some training that I implement at SantaClaritaai.com, one of the things you shouldn't do is use it as a Google search.
- 1:59SPEAKER_00: Now you can, of course, but ultimately you should look at it more as an assistant, a partner in your business or your strategy or whatever it is you're looking for.
- 2:08SPEAKER_00: In fact, I have it a lot of time look at some of the items and documents I'm preparing to send to other people, be it clients, people in the real estate process, people that are signing on for my AI, my AI agency, wanting to answer questions.
- 2:22SPEAKER_00: A lot of times they I will answer them, but tune it up a little bit with using AI.
- 2:29SPEAKER_00: I don't believe that makes me worse at anything.
- 2:31SPEAKER_00: I actually believes it enhances the product that I produce for people.
- 2:36SPEAKER_00: And I think they much more appreciate me just taking that little bit extra time instead of winging it sometimes.
- 2:42SPEAKER_00: The first thing to do though is, of course, either you have the free account and GPT-5.
- 2:46SPEAKER_00: From what I understand, it is going to be free, probably for a limited use.
- 2:52SPEAKER_00: But over that, then you have the$20 a month, and of course you have that$200 a month.
- 2:56SPEAKER_00: I believe it's the Pro Plan or the Ultra Plan.
- 2:59SPEAKER_00: The most of the other systems have those different types of levels.
- 3:03SPEAKER_00: As a real estate agent, a local business owner, you can basically just ask it the question as to what you might want to start looking for.
- 3:12SPEAKER_00: Basically, where is your business now?
- 3:14SPEAKER_00: I'm Connor McIver.
- 3:16SPEAKER_00: I have Santa ClaritaOpenhouses.com.
- 3:19SPEAKER_00: I'm known as Connor with Honor.
- 3:20SPEAKER_00: I'm a local agent, have been.
- 3:22SPEAKER_00: And then I just give it the story, just basically a story about who and what I am.
- 3:26SPEAKER_00: Then from that point, I'll say, what are the things that I can implement over the next seven days to increase my findability or people searching for my particular business or product?
- 3:37SPEAKER_00: How can I make that better?
- 3:39SPEAKER_00: And then they'll fire off with something.
- 3:41SPEAKER_00: Read it carefully.
- 3:42SPEAKER_00: They took the time to produce it, look at it and read it carefully and say, well, can you expand on it?
- 3:47SPEAKER_00: Or that really doesn't sound like what I want.
- 3:49SPEAKER_00: Can you give me some other options?
- 3:51SPEAKER_00: Can you give me five other things I can do?
- 3:53SPEAKER_00: Can you explore it maybe more?
- 3:55SPEAKER_00: Can you look at the other people that I might be in competition with online and see what they're doing and if they have more traffic, what are they putting in their videos?
- 4:05SPEAKER_00: What are the items that they're talking about?
- 4:07SPEAKER_00: So you can very much approach it that way, whether you type it in the keyboard or you speak with it on the microphone.
- 4:13SPEAKER_00: Either way, you'll be able to have that done.
- 4:15SPEAKER_00: And I find I'm still having difficulty breaking away from the keyboard, getting into the microphone, but I'm I'm adjusting.
- 4:24SPEAKER_00: I'm adjusting to it.
- 4:25SPEAKER_00: So now it's probably going to start being a lot easier.
- 4:28SPEAKER_00: I just have to practice with it, talking with it, and it seems like I'm able to convey a lot more thought to it by speaking versus typing.
- 4:38SPEAKER_00: So that's something to consider when you start to use these models.
- 4:42SPEAKER_00: Maybe you should speak with it and then see what it produces.
- 4:45SPEAKER_00: Now, one of the disconnects I find is especially when I'm using the uh the iPhone model, or you might have an Android, you can pick it up on there as well, is the fact that a lot of times it just responds in voice, but I want to see documents, I want to see text, so I'll ask it to please whatever you're going to speak to me, make sure you include giving it to me in text form.
- 5:06SPEAKER_00: So I also have that.
- 5:07SPEAKER_00: And I believe the model's probably going to adjust and just start doing that naturally.
- 5:12SPEAKER_00: But as long as you're having a conversation with it, it's not bad to kind of brainstorm and figure things out.
- 5:17SPEAKER_00: Also ask it to challenge you.
- 5:19SPEAKER_00: You can ask it to teach you, you can ask it to train you, you can ask it to make you better at certain things.
- 5:25SPEAKER_00: Maybe you want it to assume the role of being uh a real estate seller that might be difficult to deal with.
- 5:31SPEAKER_00: Maybe it's a real estate seller that has a lot of experience selling real estate and they're looking for that agent.
- 5:37SPEAKER_00: And maybe you are that agent that was able to get an interview with them.
- 5:40SPEAKER_00: Ask the large language model, ChatGPT-5 or ChatGPT, basically to act as that real estate seller and to have a conversation with you so you can overcome whatever objections that they might have when it comes to you being the listing agent of their house.
- 5:56SPEAKER_00: Work it out that way.
- 5:57SPEAKER_00: It's really fun, it really works well.
- 5:59SPEAKER_00: And then from there, you can take a transcript of that conversation, and then you can plug it into Notebook LM, for example, which is through Google.
- 6:08SPEAKER_00: It's another system that basically teaches things.
- 6:11SPEAKER_00: It does a great job, but you take that transcript and plug it into that, and then from there you can have it produce, uh generate an audio show, which are gonna be a couple, a male and female, is what it sounds like, going back and forth, discussing the information you put into that particular system.
- 6:29SPEAKER_00: And then you can listen to it again.
- 6:31SPEAKER_00: So it's basically going to be two people talking about that interview that took place between you and a real estate seller.
- 6:38SPEAKER_00: And I use that for a lot of other things as well.
- 6:40SPEAKER_00: That's part of the training that I give people with regard to AI.
- 6:43SPEAKER_00: There's nothing like learning again, and there's nothing like being able to wrap your mind around these different things, including objections in real estate, if that happens to be your market, what to look out for, the best ways to answer.
- 6:55SPEAKER_00: And definitely objections today are much different than they were when I started real estate in 98.
- 7:01SPEAKER_00: And if you've been in the business that long or longer, you'll appreciate what I'm saying.
- 7:06SPEAKER_00: It's not the same.
- 7:07SPEAKER_00: People that are looking to buy residential real estate, transparency, even though it's a completely overused word, is huge in the business.
- 7:15SPEAKER_00: Where it's not BS transparency, it's actually you being real with somebody and actually being able to adjust to the way that they prefer to communicate.
- 7:25SPEAKER_00: Some people don't want to communicate in person.
- 7:28SPEAKER_00: A lot of people are more comfortable either on a Zoom video meeting or on text, believe it or not, which is very different from the way that I was raised, and maybe you if you're somewhere in the same generation as I am.
- 7:40SPEAKER_00: Other people, though, even the newer generations, they're very good with wanting to meet in person and speaking almost as if they've lacked that, and this is a good time to do it.
- 7:50SPEAKER_00: Whatever way they want to work it, work it out with you, then of course you you will abscribe to that and do that.
- 7:56SPEAKER_00: One of the things about these other systems as well, whether it's GROK or OpenAI, you can maybe jump around different ones.
- 8:04SPEAKER_00: I do know that GPT-5 is really going to be something.
- 8:08SPEAKER_00: The overall desire for them is to be this all-encompassing AI, one that's a complete general model that you can plug anything into.
- 8:18SPEAKER_00: You don't have to click any extra buttons as far as searching online or not searching online or doing deep research or any of those things.
- 8:26SPEAKER_00: They want it so you just plug in what you're looking for, or you start your conversation with it, and it will then do the thing that most likely you would want done.
- 8:37SPEAKER_00: But if it doesn't, if for some reason it comes back with something that you're not expecting, or something that you didn't have that same alignment with, then you tell it.
- 8:45SPEAKER_00: You basically explain to it, no, that's not what I wanted.
- 8:47SPEAKER_00: I wanted this.
- 8:48SPEAKER_00: A lot of times when I'm preparing content, I'm preparing for the shows that I put on, or I'm preparing for, you know, speaking with clients when I'm doing that preparation, especially when it comes to sellers trying to get their property priced correctly, when I'm dumping in a lot of real estate data into the large language model and then asking it to work up different things.
- 9:08SPEAKER_00: A lot of times it's not giving me what I'm looking for, it's missing the point.
- 9:12SPEAKER_00: So I have to go back and I have to continue to change what I'm asking for.
- 9:18SPEAKER_00: And then, you know, the third, fourth, or fifth time, usually it comes out pristine, everything that I've wanted.
- 9:24SPEAKER_00: And I have to do this in a lot of different ways if I wanted to change some code.
- 9:27SPEAKER_00: A lot of times you see, for example, if you go to Santa ClaritaOpenhouses.com to the homepage, there's a place to put that video.
- 9:35SPEAKER_00: So if I plug in the video into the website just with the HTML embed code that it gives me, and I plug it in there, it's rendering across the entire screen.
- 9:45SPEAKER_00: It doesn't look good.
- 9:46SPEAKER_00: And when I go to a mobile viewing of it, then it cuts off the video down to basically a sliver.
- 9:52SPEAKER_00: So even though the video is embedded at 100% adjustable and responsive, it's still not doing it because there's some kind of an issue with my website provider of just the way that it's structured.
- 10:03SPEAKER_00: So then I take that embed code, I'll plug it into GPT-5, and I'll say, listen, here's a screenshot of the problem.
- 10:11SPEAKER_00: I want you to change the code.
- 10:13SPEAKER_00: I want this video to be embedded, but I want it to be adjustable in all platforms.
- 10:17SPEAKER_00: And now I look at it and then it has a specific space for it.
- 10:21SPEAKER_00: So it's not completely overwhelmingly all across the page.
- 10:24SPEAKER_00: It's in a smaller format, but it is still responsive, it is still adjustable.
- 10:29SPEAKER_00: And when I look at it on a mobile site, it looks perfect.
- 10:32SPEAKER_00: So these are some of the things you can do.
- 10:34SPEAKER_00: You can also ask it to prepare for you some kind of a web application.
- 10:39SPEAKER_00: I was working on one yesterday that I'll be releasing, talking about real estate commissions and costs, where it's basically a real estate commission and cost calculator that people will be able to use to figure out what the commission would be at whatever their agent's saying that they're gonna work for them for, and then what that would look like if in fact they're gonna use them, the same buyer's agent, if they're gonna pay that commission, if they're not gonna pay the commission, and whatever they're gonna pay their agent, then with typical escrow costs and title costs, and then also lenders' fees, if it happens to be the buyers that are trying to look at their closing costs and what it costs to buy residential real estate.
- 11:16SPEAKER_00: You can do all sorts of things with it.
- 11:17SPEAKER_00: So that's one of the other ones I would do as well.
- 11:20SPEAKER_00: But to have it compare and contrast other businesses in your world, that's also helpful.
- 11:26SPEAKER_00: What I do with new clients when I'm talking to them, I and they're interested in, let's say, agentically uh preparing their business, getting AI ready to work on whatever, whether it's a voice call system with AI, whether it's a website chat widget with AI, whether it's having their CRM reputation management, nurturing past sales, these sorts of things.
- 11:48SPEAKER_00: Whatever it happens to be, we have to get together beforehand and give it have a discussion about where they want it to go.
- 11:55SPEAKER_00: So if somebody just wants to put an AI chatbot on their phone number, that's fine.
- 11:59SPEAKER_00: But what do you want the chatbot to do?
- 12:01SPEAKER_00: Do you want it to be in ingrained with answers to questions like FAQs, which is huge?
- 12:06SPEAKER_00: Then it's going to be able to answer a lot of those questions beforehand.
- 12:10SPEAKER_00: But then ultimately, what's the goal?
- 12:11SPEAKER_00: Is the goal to have it schedule an appointment with somebody, or is the goal to have it pull their information, or is the goal to have it do both?
- 12:18SPEAKER_00: Get all the information and then get a calendar out to them so they can schedule an appointment to speak with you, your business, or whatever it is, and take it the next step.
- 12:25SPEAKER_00: So we have to have programming guidelines in our eyes, in my brain, so we know how to best build these things out.
- 12:32SPEAKER_00: And that's what it's like dealing with AI.
- 12:35SPEAKER_00: You want to prepare it, and then it does a great job at prompting you as to maybe giving you a better outcome than you expected, or maybe giving you different alignment statistics than where you actually wanted it to go.
- 12:48SPEAKER_00: Maybe your particular alignment was just get you to this place.
- 12:52SPEAKER_00: But then it says, Well, have you ever thought of this?
- 12:54SPEAKER_00: Because you could ask it, please suggest other options.
- 12:57SPEAKER_00: Please let me know where I'm missing.
- 12:58SPEAKER_00: What am I missing?
- 12:59SPEAKER_00: Is there something that I can also do?
- 13:02SPEAKER_00: In fact, a lot of times after I'm having it prompt me to maybe teach me something or give me some kind of content for the next month, it might come back and say, Would you like, would you like the next week planned out with scripts and the way that you're going to be formatting these videos?
- 13:18SPEAKER_00: Would you like the next month?
- 13:19SPEAKER_00: Would you like me to create thumbnail examples of what would be the best for this particular type of business or this particular place that you're going?
- 13:27SPEAKER_00: And then, yes, you can have it do all of that.
- 13:29SPEAKER_00: In addition, you can have it give you particular image descriptions as well.
- 13:34SPEAKER_00: So if you happen to go into ChatGPT-5 and you give it content from a video such as this, which is exactly what I'll do, I'll take this video that I'm preparing on Loom, I'll pull the transcript, I'll copy it, I'll plug it into Chat GPT-5 in a GPT that I created to do real estate content.
- 13:54SPEAKER_00: It'll take all of this verbiage and it'll then basically put together a blog post.
- 14:00SPEAKER_00: And from that information, after I go through it and read it, it's going to hyperlink to other basic articles that have to do with what I'm talking about in the sit map that I've given it.
- 14:11SPEAKER_00: Then it's going to give me comma-separated keywords and tags that I ask it to do in the programming step.
- 14:18SPEAKER_00: And then it's also going to give me a video description, so then I can take that video description and plug that in back into ChatGPT 5 and ask it to make me a not a video, not a video description, excuse me, an image description.
- 14:32SPEAKER_00: So I plug that back into ChatGPT ChatGPT 5 and it gives me the image.
- 14:37SPEAKER_00: So then I have that.
- 14:38SPEAKER_00: Then a lot of times I'll take that same image, I'll throw it into Canva, and I'll do an overlay of me, a still of me sitting in front of it or sitting on top of it, removing my background.
- 14:48SPEAKER_00: I'll just shoot that here, just kind of an upper body photo of me having some reaction or some excitement or whatever it may be.
- 14:54SPEAKER_00: Because those thumbnails with real human beings that are panicked or excited, they happen to get a higher click-through rate.
- 15:01SPEAKER_00: So I know that, so I'll put that in there as well.
- 15:04SPEAKER_00: It's not about spam, it's just about putting out things that people want to click on, then hopefully, like your business, they'll see you and they'll say, oh my gosh, I really like them.
- 15:13SPEAKER_00: Well, next time I need a roofer, next time I need a plumber, next time I need an electrician, you know, I'll definitely call him because he's doing this kind of content.
- 15:21SPEAKER_00: It doesn't take long.
- 15:23SPEAKER_00: Once you get your system in place and keep it nimble, but once we talk about whatever that system happens to be, then posting is very easy.
- 15:31SPEAKER_00: It just creates, takes just a couple clicks to produce the content.
- 15:35SPEAKER_00: And then from there, you can take that content and have AI pull it apart.
- 15:39SPEAKER_00: You can make shorts from it, you can then make sure that it's designed from an SEO, which search engine optimization standpoint, and also an AEO answer engine optimization standpoint, which now is more in line with the results that you're going to see on ChatGPT and GROK and these others when you're asking it questions as if it were Google.
- 16:01SPEAKER_00: And a lot of people are still searching that way.
- 16:04SPEAKER_00: If you have the proper AEO strategy, the way that your blog post is put together, your social media posts, YouTube descriptions and titles, these sorts of things, then you're going to start showing up when people are typing in these types of queries into the large language models, the AI, the ChatGPTs, the GROCs, all of these anthropics, and so on, you're going to then start to see your face, your video show up if you're doing informational stuff.
- 16:33SPEAKER_00: Maybe it's about electricity, maybe it's about plumbing, maybe you found something that was totally substandard.
- 16:39SPEAKER_00: Those are great things to film for your content.
- 16:41SPEAKER_00: And then when you have the agentic wrapper around it where you're able to start to get it posted, then hey, have AI attend to any of the clicks, any of the DMs, any of the future inquiries, put them into a CRM or a database for you, and then completely follow up with them, then you have a complete business.
- 17:00SPEAKER_00: So basically, you've taken your business, you put your business in a box.
- 17:04SPEAKER_00: So as long as you take care of that and keep it together, at some point, if you're looking for a ejection strategy to jump out of it and do something else, you already have a pre-formed business that basically you can just sell to somebody else.
- 17:17SPEAKER_00: They can come in, just like in real estate, we'll sell our client list whenever we're going to get out of the business.
- 17:23SPEAKER_00: But most of them are formatted horribly.
- 17:25SPEAKER_00: They're basically just a CSV file of stuff that's not organized, not put together.
- 17:30SPEAKER_00: So that's why whether you're an old agent or new agent, whether you're going to be escaping in a year, you got the next 50 to work, you should have your CRM put together, something that's put together in such a way that it's able to be attended to, whether it's your CRM that's doing it or somebody else, is something that you could transfer for money to somebody else at some point.
- 17:50SPEAKER_00: So that's thinking a little bit future, but I think that's important to at least wrap your mind around.
- 17:55SPEAKER_00: And that's why just having that connection point and that CRM is just vastly important for anybody's business, whether you're a plumber, electrician, roofer, you get that client base.
- 18:06SPEAKER_00: You've attended to them for so long.
- 18:08SPEAKER_00: When Jack's jumping out of the business and Johnny's jumping in and they're buying your database from you, again, you have a very sellable product and they're going to be able to purchase a business that's going to earn them X amount of dollars every single year.
- 18:20SPEAKER_00: All right, everybody, thanks for watching this.
- 18:22SPEAKER_00: I will see you in the next one.
- 18:23SPEAKER_00: Again, SantaClaritaai.com.
- 18:26SPEAKER_00: It's a free source.
- 18:28SPEAKER_00: It is a community.
- 18:30SPEAKER_00: It talks about AI here in the valley and how I implement it, and then how we can basically commune and understand how it works and the best ways to either keep ourselves safe from it and also incorporate it into our businesses.
- 18:43SPEAKER_00: Take care, everybody.
- 18:44SPEAKER_00: I'll see you in the next one.
- 18:45SPEAKER_00: Connor with honor, over and out.
