Transcript
- 0:00SPEAKER_00: There are now officially more sellers than buyers in the United States housing market than at any point in the past 13 years.
- 0:06SPEAKER_00: That's not a prediction.
- 0:07SPEAKER_00: That number came out today.
- 0:09SPEAKER_00: 46% more sellers than buyers.
- 0:12SPEAKER_00: The widest gap since they started tracking it.
- 0:14SPEAKER_00: And in the middle of this, a man in Florida used ChatGPT to sell his home for$100,000 more than every agent he talked to said it was worth.
- 0:22SPEAKER_00: If you're thinking about selling your home, this is the most important thing you need to understand right now.
- 0:26SPEAKER_00: The industry isn't paying attention to you.
- 0:29SPEAKER_00: I've been in this business 27 years.
- 0:31SPEAKER_00: I've watched every cycle, every shift, every new thing that was supposed to change everything.
- 0:36SPEAKER_00: And what just happened in the last seven days is totally different.
- 0:40SPEAKER_00: Compass, the brokerage, just merged with a company called Anywhere Real Estate.
- 0:44SPEAKER_00: The company owes Cold Well Banker, Century 21, Sotheby's, and Cochrane.
- 0:49SPEAKER_00: So combined, they now have 340,000 agents.
- 0:52SPEAKER_00: That's the largest residential brokerage in the world.
- 0:55SPEAKER_00: The Zillow launched a new product called Zillow Preview.
- 0:58SPEAKER_00: It lets certain brokerages display listings on Zillow before they even hit the MLS.
- 1:03SPEAKER_00: Keller Williams signed on.
- 1:05SPEAKER_00: Remax signed on.
- 1:07SPEAKER_00: The next day, EXP Realty cut a deal with Realtor.com and Homes.com.
- 1:11SPEAKER_00: So now we have two mega alliances fighting over one thing.
- 1:14SPEAKER_00: Who gets to show your house first?
- 1:17SPEAKER_00: Now, who gets you the best price?
- 1:20SPEAKER_00: Not who negotiates the hardest, not who markets your home so well the buyers fight over it, but who gets to show it first?
- 1:27SPEAKER_00: On their website, on their app.
- 1:29SPEAKER_00: This is a distribution war.
- 1:31SPEAKER_00: It benefits companies.
- 1:32SPEAKER_00: It doesn't actually benefit you at all.
- 1:34SPEAKER_00: You know what benefits you?
- 1:36SPEAKER_00: An agent who can walk into your kitchen, look at your home, and tell you exactly what it's worth and why it's worth what it's worth with conviction, with data, and with a story that makes sense.
- 1:45SPEAKER_00: The Florida guy said the agents he talked to lacked confidence in their own pricing.
- 1:50SPEAKER_00: Well, that's a problem.
- 1:51SPEAKER_00: Not which portal shows the listing first or whether the human being representing you actually knows what they're doing.
- 1:58SPEAKER_00: They're 46% more sellers than buyers right now.
- 2:01SPEAKER_00: That means if you list your home, you're competing with every other seller on your street, in your neighborhood, and in your zip code.
- 2:08SPEAKER_00: The agents who are going to win in this market are the ones who can differentiate your home, who can create demand, who can market it so well that buyers chose your house over the one down the block.
- 2:17SPEAKER_00: The agents who are going to lose are the ones who stick a sign in the front yard, throw in the MLS, and pray.
- 2:23SPEAKER_00: If you're thinking about selling, there are three things I would want you to look at before you hire anybody.
- 2:28SPEAKER_00: Number one, ask them to explain your home's value in a way that makes you feel certain.
- 2:32SPEAKER_00: Not some printout of three comps, a story, a narrative.
- 2:35SPEAKER_00: And if they can't defend the price, defend the price with conviction, well, neither will a buyer.
- 2:40SPEAKER_00: Number two, ask them what they're going to do that the agent down the street won't.
- 2:44SPEAKER_00: If the answer is I'm going to put it on the MLS and Zillow, that's actually not a strategy.
- 2:48SPEAKER_00: That's the bare minimum.
- 2:49SPEAKER_00: Every agent does that.
- 2:50SPEAKER_00: But what else?
- 2:51SPEAKER_00: Number three, ask them who they represent.
- 2:54SPEAKER_00: You or the buyer.
- 2:55SPEAKER_00: Because of the same agents trying to represent both sides, their loyalty is divided.
- 2:59SPEAKER_00: And in a market with 40% more sellers than buyers, you can't afford divided loyalty.
- 3:03SPEAKER_00: Your home is probably the largest asset you own.
- 3:06SPEAKER_00: Equity inside it's real money.
- 3:07SPEAKER_00: And in this market, the margin between a great reset and a mediocre one comes down to who's sitting across the table from you.
- 3:13SPEAKER_00: Make sure you choose carefully.
- 3:15SPEAKER_00: It's your equity, your rules.
- 3:17SPEAKER_00: I'm Connor with Honor, 17K.com.
- 3:20SPEAKER_00: Talk to you soon.
- 3:21SPEAKER_00: Thanks for watching.
