- 0:00SPEAKER_00: February 19th, 2025.
- 0:02SPEAKER_00: Yesterday's show it was the 28th of February.
- 0:04SPEAKER_00: Don't know how that happens, but it did.
- 0:06SPEAKER_00: So I hope you enjoyed it.
- 0:08SPEAKER_00: Let's get to the real numbers today.
- 0:10SPEAKER_00: 499 total active listings on the market in Santa Clarita Valley.
- 0:14SPEAKER_00: That's going to span across all of the local cities out here.
- 0:18SPEAKER_00: And for all of that inventory, you can easily go to Santa Clarita Openhouses.com and then you'll be able to see each one of those active listings, including, of course, when open houses are going to be hosted, either during the week or during the weekend.
- 0:33SPEAKER_00: As the open houses get added, you will see that inventory start to populate that website.
- 0:39SPEAKER_00: That again is santaclarita open houses.com.
- 0:42SPEAKER_00: Yesterday I gave a big talk to a large realtor group talking about artificial intelligence and its implementation into real estate.
- 0:51SPEAKER_00: And one of the things that struck me as I was talking to them was the way that artificial intelligence has definitely become a big part of social media.
- 0:59SPEAKER_00: In fact, trying to convince us maybe what we like is really what we like, when in fact we really didn't like those things to begin with.
- 1:08SPEAKER_00: And it's going to be all about us putting up guardrails in our lives, understanding that we have particular lines in the sand that we're not willing to cross, and understanding we have a certain base level of operation.
- 1:20SPEAKER_00: So as I was telling the realtors in the room, when it comes to looking at things on social media, always take a break from that and try to regroup and just remember who you actually are and don't let the systems change you.
- 1:34SPEAKER_00: And if they are offering you information like so-and-so is going a government, then you want to find out, well, how is that?
- 1:43SPEAKER_00: But let's explore that.
- 1:45SPEAKER_00: If they're making claims without any factual verification, and that's how probably most people get misled, you want to then dig into and find out, well, what are they talking about and where is that information that they're spreading actually coming from?
- 2:01SPEAKER_00: Where is the factual backup for that?
- 2:03SPEAKER_00: And real estate is truth.
- 2:04SPEAKER_00: If you look at the syndication websites and you're out there trying to get a value on your property, again, if they're telling you your property is worth X amount of dollars, you want to look at what they use to compare your property with.
- 2:16SPEAKER_00: Hopefully it's not some barn in the middle of nowhere, but a property that actually does stack up and compare with yours within close proximity, hopefully close to the very same year built yours was.
- 2:29SPEAKER_00: If you live in a track system like we have a lot of here in Santa Clarita Valley, hopefully it'll be the same builder.
- 2:35SPEAKER_00: And also, hopefully, the house will carry the same elevation, which is the exterior appearance, and also the same square footage, bedrooms, bathrooms.
- 2:43SPEAKER_00: I mean, if you down to exactly the same property, the exactly the same neighborhood sold within the last six months, you'll get a really good idea what your value is.
- 2:52SPEAKER_00: I'm Connor with Honor.
- 2:53SPEAKER_00: We'll see you in the next one.
