- 0:00Speaker 1: An illegal alien from Guatemala charged with raping a child
- 0:03Speaker 1: in Massachusetts. An MS thirteen gang member from Al Salvador
- 0:07Speaker 1: accused of murdering a Texas man of Venezuelan charged with
- 0:11Speaker 1: filming and selling child pornography in Michigan. These are just
- 0:15Speaker 1: some of the heinous migrant criminals caught because of President
- 0:19Speaker 1: Donald J. Trump's leadership. I'm Christy nom the United States
- 0:23Speaker 1: Secretary of Homeland Security. Under President Trump, attempted illegal border
- 0:28Speaker 1: crossings are at the lowest levels ever recorded, and over
- 0:31Speaker 1: one hundred thousand illegal aliens have been arrested. If you
- 0:35Speaker 1: are here illegally, your next you will be fined nearly
- 0:39Speaker 1: one thousand dollars a day, imprisoned, and deported. You will
- 0:43Speaker 1: never return. But if you register using our CBP home
- 0:46Speaker 1: app and leave now, you could be allowed to return legally.
- 0:50Speaker 1: Do what's right. Leave now. Under President Trump, America's laws,
- 0:55Speaker 1: border and families will be protected.
- 0:57Speaker 2: Sponsored by the United States Department of Homeland Security. You
- 1:00Speaker 2: made a video.
- 1:01Speaker 3: I think about this when putting a house in your
- 1:03Speaker 3: name as opposed to putting a house not in your
- 1:05Speaker 3: name so people can't find out.
- 1:07Speaker 2: Where you live.
- 1:07Speaker 3: Different things of the nature yeah, what's the what's the
- 1:09Speaker 3: deal with that? So, when you're buying a property, and
- 1:13Speaker 3: if you're using a non QM loan, a non QM
- 1:16Speaker 3: loan is a non qualified mortgage that basically means that
- 1:20Speaker 3: Fannie Mae, Freddie mac fha VA won't purchase that loan
- 1:25Speaker 3: in the secondary market. Right this is a portfolio loan,
- 1:28Speaker 3: which more non traditional lenders will use for non traditional buyers.
- 1:34Speaker 3: Right now, if you're buying a primary residence, there are
- 1:38Speaker 3: several lenders out there that will allow you to buy
- 1:41Speaker 3: that primary residence in your LLC name. Right we are
- 1:45Speaker 3: living in the post pandemic era where a lot of
- 1:48Speaker 3: people have made a lot of money over the past
- 1:51Speaker 3: two years, and folks are buying you know, their mini
- 1:54Speaker 3: mansions and their the mansions right now. And if you
- 1:59Speaker 3: don't want the world to be able to find you,
- 2:02Speaker 3: the best way is to put it in a LLC.
- 2:06Speaker 3: So that way they can't google your name and find
- 2:09Speaker 3: you because it's in the LLC. So now the mortgage
- 2:12Speaker 3: is in the LLC name, the deed of the properties
- 2:14Speaker 3: in the LLC name. You own the LLC, the LLC
- 2:18Speaker 3: owns the property, so it's the same. It's the same
- 2:22Speaker 3: way as if you're buying investment properties and putting in LLC,
- 2:26Speaker 3: but this just so happens to be your primary residence.
- 2:28Speaker 3: So there's several lenders that out there that will allow
- 2:32Speaker 3: you to do this. But again, interest rates wise, right
- 2:36Speaker 3: now non QM loans is going to be in that
- 2:39Speaker 3: seven to nine percent range, just depending on the lender
- 2:42Speaker 3: and the deal that you're doing, but it can get done.
- 2:45Speaker 3: I've done several loans like that over the past twenty
- 2:48Speaker 3: four months where I'm working with celebrities or influencers and
- 2:53Speaker 3: we're using these products to kind of shield their identity.
- 2:57Speaker 3: And then also when you set up the LLC, and
- 2:59Speaker 3: it's gonna be a brand new LLC too. By the way,
- 3:01Speaker 3: it doesn't need to established business credit. You can have
- 3:04Speaker 3: a minimum of a six forty credit score. Obviously, the
- 3:07Speaker 3: lower the credit score, the higher interest rate. But the
- 3:10Speaker 3: key to this is when you open up the LLC.
- 3:13Speaker 3: You know what it says you open an LLC, It
- 3:14Speaker 3: says registered agent. You don't put your name there as
- 3:17Speaker 3: the registered agent. Because if someone looks in some way
- 3:20Speaker 3: somehow finds that LLC and your the name is the
- 3:23Speaker 3: registered agent, then obviously they're going to know you own it,
- 3:26Speaker 3: so you got to have another registered agent's name there.
- 3:30Speaker 2: So that way you showed it as well.
- 3:31Speaker 3: But yeah, that's a play right now that we're using
- 3:36Speaker 3: on a daily basis and my mobile. It's the highest
- 3:38Speaker 3: interest it's a higher interest rate. It's gonna if you
- 3:40Speaker 3: have a lower credit score, but if you have seven
- 3:42Speaker 3: hundred plus credit scores, because you're still personal guaranteeing the loan.
- 3:45Speaker 3: I want to make that clear too. Although it's going
- 3:48Speaker 3: in the LLC's name, you as the owner, are personal
- 3:52Speaker 3: guaranteeing it.
- 3:53Speaker 2: So if you.
- 3:54Speaker 3: Try to skip down and not pay the bank, okay,
- 3:58Speaker 3: they're gonna just put it on your personal credit and
- 4:01Speaker 3: then they're going to come after you. So yes, the
- 4:05Speaker 3: higher credit score, the lower the interest rate, and then
- 4:08Speaker 3: today's market, that lower rate will represent probably somewhere in
- 4:11Speaker 3: the sevens the higher nine ten percent, especially if you're
- 4:14Speaker 3: not low six hundred credit score.
- 4:16Speaker 4: So, are there are ways and I saw you post
- 4:18Speaker 4: this as well, are there ways to lower.
- 4:21Speaker 2: The interest rate?
- 4:22Speaker 4: Obviously we've seen them going up over the past twelve
- 4:25Speaker 4: months and come down slightly over the past month or so,
- 4:29Speaker 4: are there ways that we can use or strategies we
- 4:32Speaker 4: can use to lower our interest rates when it comes to.
- 4:34Speaker 2: Finance, and all for primary residences or I let's.
- 4:38Speaker 4: Take primary and maybe I guess so yeah.
- 4:41Speaker 3: So if we're talking the traditional route right conventional FHA,
- 4:45Speaker 3: you could do what's called a two to one by
- 4:47Speaker 3: down right now, two to one buy down is it
- 4:50Speaker 3: used to be popular during the wild cowboy days. It
- 4:52Speaker 3: was totally underwritten different, but now I like the way
- 4:55Speaker 3: the program is. So basically, essentially, as a two to
- 4:58Speaker 3: one buy down, you need to sell this concession, the
- 5:01Speaker 3: fundness buy down. You the borrower, cannot use your own
- 5:05Speaker 3: moneies to do the two one buy down. So how
- 5:08Speaker 3: it works is a lender, let's just say you're doing
- 5:11Speaker 3: the FHA loan. Let's just say today's race five and
- 5:15Speaker 3: a half percent on the thirty year fix. For example,
- 5:17Speaker 3: the first year your interest rate will be three point
- 5:21Speaker 3: five percent, the second year the rate will be four
- 5:24Speaker 3: point five percent, and year three to maturity date will
- 5:29Speaker 3: be the note rate of five and a half percent.
- 5:32Speaker 3: So the lender will determine how much money are you
- 5:35Speaker 3: saving between three and a half percent and five and
- 5:37Speaker 3: a half percent and four and a half percent and
- 5:40Speaker 3: five and a half percent.

- 7:33Speaker 1: An illegal alien from Guatemala charged with raping a child
- 7:36Speaker 1: in Massachusetts. An MS thirteen gang member from Al Salvador
- 7:40Speaker 1: accused of murdering a Texas man of Venezuelan charged with
- 7:45Speaker 1: filming and selling child pornography in Michigan. These are just
- 7:49Speaker 1: some of the heinous migrant criminals caught because of President
- 7:52Speaker 1: Donald J. Trump's leadership. I'm Christy nom the United States
- 7:56Speaker 1: Secretary of Homeland Security. Under President Trump, a tempted illegal
- 8:00Speaker 1: border crossings are at the lowest levels ever recorded and
- 8:04Speaker 1: over one hundred thousand illegal aliens have been arrested. If
- 8:08Speaker 1: you are here illegally, your next you will be fine
- 8:11Speaker 1: nearly one thousand dollars a day, imprisoned and deported, you
- 8:15Speaker 1: will never return. But if you register using our CBP
- 8:19Speaker 1: home app and leave now, you could be allowed to
- 8:22Speaker 1: return legally. Do what's right, leave now. Under President Trump
- 8:27Speaker 1: America's laws, border and families will be protected.
- 8:31Speaker 2: Sponsored by the United States Department of Homelandsecurity.
- 8:33Speaker 3: So let's just say over those two years, you're saving
- 8:36Speaker 3: a combination of ten thousand dollars, right, you need to
- 8:39Speaker 3: get a sealess concession of ten thousand dollars to fund
- 8:44Speaker 3: that to one by down and that essentially will give
- 8:47Speaker 3: you the opportunity to have a lower rate for the
- 8:50Speaker 3: first couple of years. It's kind of like the teaser rate,
- 8:52Speaker 3: so it will be but it's a thirty year fixed program.
- 8:55Speaker 3: And the idea behind this is, and this is why
- 8:58Speaker 3: Linda started bringing this program and back when rates jumped up,
- 9:01Speaker 3: is because you know what, lenders are still going to lend.
- 9:04Speaker 3: We're going to be creative, We're going to figure this
- 9:05Speaker 3: shit out. Right, it's totally illegal, so we're going to
- 9:08Speaker 3: bring back products that makes both sense and sense for
- 9:11Speaker 3: all parties involved. This is a way to make home
- 9:15Speaker 3: ownership affordable over the first couple of years while we
- 9:19Speaker 3: ride the wave of this current cycle, and when rates
- 9:22Speaker 3: tick down, there's going to be a refinance boom in
- 9:25Speaker 3: the next twelve to eighteen months, maybe sooner right now.
- 9:29Speaker 3: Another way is to buy down points. Buying down points now,
- 9:34Speaker 3: you can fund this with a salize concession, or you
- 9:37Speaker 3: can use your cash out of your bank account to
- 9:39Speaker 3: buy down points, and it's part of your closing costs
- 9:41Speaker 3: as well. And one point is equivalent of one percent
- 9:45Speaker 3: of the loan amount, So if you're buying, let's just
- 9:47Speaker 3: say it's a five hundred thousand dollars loan, one point
- 9:51Speaker 3: is five thousand dollars, and that will bring your rate down,
- 9:55Speaker 3: depending on the lender, a quarter of a point to
- 9:58Speaker 3: three eighths of a point. So if it's off at
- 10:00Speaker 3: five and a half, you brought a point, it will
- 10:02Speaker 3: go to five point one two five percent or five
- 10:05Speaker 3: and a quarter on a thirty year fix. And and
- 10:08Speaker 3: each point you buy will knock down quarter to three
- 10:11Speaker 3: as of a point, So that's also another way that
- 10:15Speaker 3: you can bring down your interest rate. But ultimately, the
- 10:18Speaker 3: way to lock in the lowest rates possible is to
- 10:23Speaker 3: have the highest possible credit score that you can have,
- 10:27Speaker 3: especially in today's market, where you know, even if you
- 10:30Speaker 3: have a seven hundred credit score, you might not still
- 10:32Speaker 3: get the lowest rate, whereas a year ago that still
- 10:34Speaker 3: would give you a great rate at seven hundred and
- 10:37Speaker 3: seven to twenty. No, you really have to be in
- 10:39Speaker 3: that if you're going conventional, you really have to be
- 10:42Speaker 3: seven forty seven sixty and higher right now to really
- 10:45Speaker 3: get that whatever that national rate that people see online
- 10:50Speaker 3: with no points, you really have to be in that
- 10:52Speaker 3: higher upper echelon of credit when you're talking conventional now, FHA,
- 10:57Speaker 3: you can have a six eighty seven hundred credit store
- 11:00Speaker 3: still get a great rate with those scores.
- 11:03Speaker 4: So in that first scenario, going from's that example three
- 11:07Speaker 4: point five to five point five, after it gets let's
- 11:10Speaker 4: say after that third year, is it capped at the
- 11:11Speaker 4: five point five?
- 11:12Speaker 2: Correct? It's capped, right, So it's not an adjustable rate.
- 11:14Speaker 3: Correct, it's not adjustable rate. It's a thirty it's a
- 11:17Speaker 3: thirty year fixed mortgage. But speaking of adjustable rates, that's
- 11:20Speaker 3: another way, but adjustble rates, you got to really look
- 11:22Speaker 3: at the math and see does it make sense for
- 11:26Speaker 3: me to take this adjustable rate because the a five
- 11:29Speaker 3: year so adjustment rates are typically fixed for five years,
- 11:32Speaker 3: seven years, or ten years, and then after that it
- 11:36Speaker 3: adjusts for the life of the moment. Depending on where
- 11:38Speaker 3: the market is, the rate can go up and go down.
- 11:41Speaker 3: So folks who had adjustable rates prior to the pandemic
- 11:46Speaker 3: they won because they rates. If there was an adjustment phase,
- 11:50Speaker 3: they rates dropped down so they didn't really necessarily have
- 11:54Speaker 3: to refinance and pay closing costs and things like that
- 11:56Speaker 3: because the market was in a favor now on a
- 11:59Speaker 3: flip side, big difference, so they I advise all my
- 12:04Speaker 3: clients and people who I was speaking to who had adjustables,
- 12:08Speaker 3: you might as well get out of it because the ten, fifteen, twenty,
- 12:12Speaker 3: and thirties the cheapest has ever been, So it doesn't
- 12:15Speaker 3: make sense to play the risk. But in this market,
- 12:17Speaker 3: adjustable rates make sense. For someone who is not looking
- 12:21Speaker 3: and they know that not going to stand at home
- 12:23Speaker 3: for the long term. This is not a thirty year
- 12:25Speaker 3: play for them.
- 12:26Speaker 2: This is a five year place.
- 12:27Speaker 3: So if you know I'm gonna be in this house
- 12:29Speaker 3: for five years, and I'm just using this as my
- 12:31Speaker 3: starter home. I wouldn't recommend getting a five year ARM.
- 12:35Speaker 3: I would probably say do a seven or ten because
- 12:37Speaker 3: life happens and you never know. And if you see
- 12:40Speaker 3: an opportunity to refinance over the next couple of years
- 12:42Speaker 3: and you still own that house, take advantage of the
- 12:44Speaker 3: refinance opportunity as well. So adjustable rate mortgagees can work
- 12:48Speaker 3: if it makes sense, But in most cases, from what
- 12:50Speaker 3: I'm seeing, sometimes it just doesn't make sense. My graduates
- 12:56Speaker 3: from my school being forced bad drops.
- 13:14Speaker 1: An illegal alien from Guatemala charged with raping a child
- 13:18Speaker 1: in Massachusetts. An MS thirteen gang member from Al Salvador
- 13:22Speaker 1: accused of murdering a Texas man of Venezuelan charged with
