- 0:27momentum, you don't know where to really head
- 0:30from here? Are you a seasoned real estate investor
- 0:33who is doing great but maybe you just want to
- 0:35hone a few skills here and there? This is the
- 0:38place for you. The Academy Presents Real Estate

- 0:44industry experts so that you can save time, avoid
- 0:48costly mistakes, and begin living the life you've
- 0:52dreamed of all through real estate investing.
- 0:56You're already taking the first step. just by
- 1:00joining us here today. I like it too because
- 1:04that that helps with scalability right so now
- 1:07you could use your superpower and I'm going to
- 1:10talk to these brokers and I'm and he can still
- 1:12do it on his own with the people that he relates
- 1:15to and that's like the crossover again but when
- 1:17you focus on your superpower then you you know
- 1:20you do get to scale faster. And I tell people
- 1:23like when they don't, like I have, I work with
- 1:26people that only want to talk to brokers. They
- 1:28never want to run the numbers. Okay. That means
- 1:30you're going to have to create a relationship
- 1:32with people that do want to run numbers and fully
- 1:35be able to trust them. And so now I have people
- 1:37that just, all they do is talk to brokers and
- 1:40they have so many deals coming in. They have
- 1:42multiple underwriters now and they're like, I'm
- 1:45going to get there because they like it so much.
- 1:49And now they're like, you're sending it out to
- 1:51multiple different underwriters and that they're
- 1:54going to scale faster just because they have
- 1:56so many more underwritings happening at the same
- 1:59time. Well and I like what you're saying there
- 2:02too like get an underwriter that you trust. I
- 2:04got lucky because I'm married to my underwriter
- 2:06um but then Sarah and Alan well Sarah's Jason's
- 2:10sister and she's an amazing part of the team
- 2:13and then her husband is amazing also. And then
- 2:17Frank Petalano is with us and Frank's a fellow
- 2:19teacher. We were both teachers. And then he brought
- 2:22another guy on that is a property manager. And
- 2:25so we have a really, a really nice team on this
- 2:28deal. And I foresee us continuing to do deals
- 2:31together. And that makes me happy too, because
- 2:35in the teams that we've seen that have over a
- 2:38billion in assets and management, they have a
- 2:41set team. They're not, they're not mixing it
- 2:44up all the time. It's. the sponsorship team is
- 2:47always the same. And I've heard before from other
- 2:51people that the only way to grow is to be on
- 2:53different teams. But I mean, we've got three
- 2:57people in our circle that have over a billion
- 2:59dollars in essence under management and they're
- 3:00not switching up their team. So I think really
- 3:04it's find a team that you work well with and
- 3:08grow together. And a lot of time, I tell the
- 3:12people that I work with that are coming in fresh
- 3:15and new is do a deal, do two deals, do three
- 3:19deals. Like, do it to where you see them and
- 3:23not just the one, maybe, you know, the first
- 3:26one goes great and there's no hiccups. And then,
- 3:29you know, trying to, and not that I want there
- 3:31to be a hiccup, but I think like when it comes
- 3:34to, I don't know if, you know, I kind of relate
- 3:38it to marriage. Like when it comes to marriage,
- 3:41you don't want to just put a ring on it right
- 3:43away, and you don't even know them, and you've
- 3:45never done a deal with them yet. So feel them
- 3:47out, and do one or two, do three. And I study
- 3:51a lot of teams. Anytime I reach out and I'll
- 3:55see the roster and who are talking about what,
- 3:59and if I see any team building, I'm listening.
- 4:02Because that's kind of the role that I do for
- 4:03my day job is I I talk team building. So I do
- 4:07a lot of research on team building. And I do
- 4:08see the people like you're saying that, you know,
- 4:11billions under assets under management. And yeah,
- 4:14they do have a solid core. And it's usually three
- 4:17to four. And so I'm like list looking like and
- 4:21then I look at their roles like, OK, they do
- 4:23the acquisitions, they do the asset management,
- 4:25they do the capital raising like, OK, and even
- 4:28under them. And they still partner with people
- 4:30and they have people that can help in those like.
- 4:33asset management, like I shared is a lot. There's
- 4:36like financial stuff, the physical stuff like
- 4:38you do, there's online marketing presence that
- 4:42we can help with. So I think it's amazing, the
- 4:48ability to scale with teams and, and a solid
- 4:51core team is definitely a necessity. But sometimes
- 4:56I just tell people just wait. just do a deal
- 4:58or two just to feel them out and make sure you
- 5:00know like and trust them and and if times get
- 5:02tough are you guys going to pull together are
- 5:04you guys going to go the separate separate your
- 5:07separate ways um so that's my only hesitation
- 5:10is just like just don't go so fast um but here
- 5:15like you guys have been doing this for a while
- 5:16and you have you know you have worked with numerous
- 5:19people so yeah work with people who you like
- 5:21and you know, these are holds for three to five
- 5:25or five to seven years, depending on your business
- 5:27plan. And, and are you in the current economic
- 5:30environment? Yeah, I've seen, I've seen on their
- 5:33writings from 10. I'm like, oh my gosh. So it's
- 5:38a, it's a long, it's a long courtship. So just
- 5:42finding the right ones, I think is amazing. So
- 5:45I'll, I'll, I'll be following you guys and, and
- 5:48always, you know, trying to, to learn. Well,
- 5:51and I've, I've been really impressed with Jason
- 5:54too, because like when he, he literally filled
- 5:58something out online today and then fielded a
- 6:00call and it was, he thought it was funny. And
- 6:03then when I'm hearing what's going on, it was
- 6:04funny too, because there are some residential
- 6:08eight, there's some residential brokers here
- 6:10that are trying to do commercial, but they try
- 6:12and do commercial like it's residential. And
- 6:16so Jason is like, he's not messing with them,
- 6:19but he kind of is. Because he's like, well, can
- 6:23I get a PNL? And the seller's agent said, oh,
- 6:29no way, not happening. And that's literally what
- 6:32the tech said, not happening. And I was just
- 6:33like, that's not good. But it was, it was that
- 6:39it was just funny to see because a year ago,
- 6:44two years ago, I was the one having those conversations.
- 6:48And he wasn't, he was still, he had still had
- 6:50a W -2, but he not only didn't have the time
- 6:54to create those relationships, but he also didn't
- 6:57have the same confidence that he has now. And
- 7:00so now it's not even stepping out of his comfort
- 7:04zone. Now it's like, it's his, it's like one
- 7:07of his things. Like he can, I can introduce him
- 7:10to brokers. And the next thing I know is, yeah,
- 7:13I was talking to someone the other day. What?
- 7:18And so we've, we just do a really good job of,
- 7:22I guess, handing off because as a, and I hate
- 7:27to bring up female versus male because I don't
- 7:29think it should matter, but there are absolutely
- 7:32going to be investors that are outside of your
- 7:34generation. And Jason and I had been on walks
- 7:38before on our street. And we were talking to
- 7:41this guy that lives, I don't know, maybe, maybe
- 7:44a block away from us. And when I was talking
- 7:47about financial stuff with him, he looked at
- 7:50me and it was almost like I hadn't said anything.
- 7:53Like he didn't, I don't know if what, maybe he
- 7:56didn't hear me, but he said, he certainly acted
- 7:59like he didn't hear me. And then Jason said the
- 8:02exact same thing I had just said, and he agreed
- 8:05with them and they talked about it. And I was
- 8:06just like, but in that moment, I was a little
- 8:11shocked, but then I was like, you know what,
- 8:12wait, this is a Jason conversation. This needs
- 8:17someone that Jason needs to be talking to. And
- 8:19so I just kind of, I didn't leave the conversation.
- 8:23I just, I wasn't inputting anything when it came
- 8:26to financials. I would talk about other things
- 8:30like maybe the number of units or, you know,
- 8:32I might talk about like where it was located,
- 8:34why we liked it, but I didn't talk anything else
- 8:37about financials because This person in whatever
- 8:42particular generation. I'm not gonna nail it
- 8:44down Preferred talking to Jason about the financials
- 8:50Maybe something to do with my purple hair. Maybe
- 8:52he has to do with I did yeah, I mean we just
- 8:58decided that that was a Jason conversation and
- 9:01I Didn't get my I mean I didn't get my feelings
- 9:04hurt. I didn't feel like somebody is sucker punch
- 9:06me or anything I was just like this is the way
- 9:08this one is Yeah, we do. I do get a lot of people
- 9:12that come at me and they'll ask questions. Like,
- 9:15you know, is it because I'm a woman? Is it because
- 9:18I'm a minority? Is it because of, and we'll think
- 9:23of everything there is, but at the end of the
- 9:27day, it probably is just that person. And they
- 9:29just prefer somebody and it has nothing to do
- 9:32with us. I do like what you said about confidence
- 9:35and how, you know, Jason's like growing his confidence.
- 9:38And now he's talking to these brokers. Like,
- 9:40I found that, like, I found that confidence.
- 9:43You know, you, you close your first deal and
- 9:45you find your confidence. And I remember in the
- 9:47beginning, I didn't want to raise money at all.
- 9:49I really had the outlook of I'm asking someone
- 9:52for money. And, and it wasn't until you, you
- 9:56get your investors in there thanking you that
- 9:58it's like, Whoa. So I'm completely like now,
- 10:02you know, transitioning from, you know, I want
- 10:04to do asset management to like, no, I actually
- 10:07like talking to people and helping people. And
- 10:10that's what the investor relations role truly
- 10:13is, is we're helping them. And, you know, we
- 10:16have to get over the, like, the stigma of like,
- 10:19well, we're getting something out of it. Well,
- 10:21yeah, like both. yeah and before us like they
- 10:26they're preferred like so it's okay we can both
- 10:30win and that's that's what business is like if
- 10:33you if i had a clothing store would i be mad
- 10:36that i'm getting paid that they're buying a shirt
- 10:38like no they still they still get like we all
- 10:42win and that's not a bad thing so The confidence
- 10:46didn't come though until after and the more the
- 10:48more you're involved in the more that you're
- 10:50learning the more you're adding value to others
- 10:52and the more you're You know giving so much that
- 10:55you get so much in return and that's where you
- 10:58know, like when people are like Well, I don't
- 11:00know what role I want to do. Well, just start
- 11:02giving just start giving to people see, you know
- 11:04listen I tell them to listen to what people are
- 11:07talking about. You ask them, what are they working
- 11:08on? What do they need? And some people might
- 11:12not tell you what they need. Some people ask
- 11:14me all the time, Kim, what do you need? And I'm
- 11:16like, no, I'm good. What do you need? I need
- 11:20you to not make me have to come up with something
- 11:21for you to do. Exactly. That's my adding value.
- 11:25We do talk about that. We 100 % talk about that.
- 11:28Please don't ask them, what can I do for you?
- 11:32So listen. to stop listen and and when you're
- 11:37asking like and you keep asking and pulling questions
- 11:39from them and you know what are you working on
- 11:42how is that going and and asking i hate when
- 11:45i'm in i'm in a in a world where people say ask
- 11:48better questions and i'm always like if i knew
- 11:51better questions i would for sure ask that but
- 11:54it really is true um I guess if I can't say ask
- 11:58better, then ask more. Just keep asking and you'll
- 12:01eventually hear. So you have to be with a mindset
- 12:05of, I want to, the way I can add value is just
- 12:09keep them talking. And then I eventually hear
- 12:12what it is they, even like I've poured into people
- 12:15that they didn't need anything, but I hear their
- 12:19love for their children or I hear their love
- 12:21for this particular charity or something like,
- 12:25you know what? I that let me show my love to
- 12:28like I love that person enough to show my love
- 12:30to them so you know I'll send their kid a baseball
- 12:33or I'll I'll donate to the charity that they
- 12:36prefer um just to you know just that that's a
- 12:40value that we don't even consider I'm a big gift
- 12:43giver I love gifts um and it's not even my love
- 12:46language but I definitely love to give it to
- 12:48people so value can come in different ways and
- 12:52the confidence comes the more you the more active
- 12:55you are and fully emerged in this business and
- 12:59the roles, yeah, it can change. And that's another
- 13:02lesson I always have to like, it can change.
- 13:05You can think all day, this is what you want
- 13:06to do. And maybe, sure enough, maybe Jason will
- 13:10say, okay, sister, you underwrite and I'm talking
- 13:12to all the brokers, right? We never know what's
- 13:15coming and it's okay to grow and to do things.
- 13:20And so finding our role is even just a start,
- 13:25just a start. And they can grow and take on and
- 13:29morph and shape into anything we let it. Absolutely.
- 13:34Wow. Thank you so much for being here. And this
- 13:37was a really great conversation. And guys, for
- 13:39those of you out there, you don't have to be
- 13:42in that hard, fast, this is my role. These are
- 13:45my roles and responsibilities. And this is all
- 13:48I'm going to do. because there needs to be some
- 13:50fluidity there. There needs to be some ebb and
- 13:52flow. And you might find that you like one piece
- 13:56of a roll and you don't like the rest of it.
- 13:59And I'm like, when I said roll, I'm like, oh,
- 14:02wow. I'm starting to think about those sweet
- 14:04rolls. Like what they have at Mrs. Roadhouse
- 14:06and Logan places. I must be agree. But no, just
- 14:11it doesn't have to be cut and dry. It doesn't
- 14:15have to be like super strict. Um, and you can
- 14:19absolutely create a brand new non -traditional
- 14:22role. And if it works for you and your team,
- 14:24then it works. You know, on a, on TikTok, yes,
- 14:29I am addicted to TikTok. Um, my, my name on TikTok
- 14:33is rebel real estate investor because we do things
- 14:37different. Um, and it works and I thought it
- 14:41was a fluke and I was never going to tell anybody
- 14:42that that's who I am on TikTok because if what
- 14:45we were doing didn't work. then I was just gonna
- 14:48leave it in the dust or just never post anything
- 14:51on it. But we are doing things differently and
- 14:55it's working. And so I'm eventually gonna do
- 14:59something with it, but it's okay to be different
- 15:02if it works for you and your team. Yeah, I'll
- 15:05be following, because I love it. I'm like, what?
- 15:08Angel's gonna be there? I wanna be part. So you
- 15:10do have that great personality and... Yeah, I
- 15:15hope people hear you when they say that's an
- 15:17important role because that's how Relations like
- 15:20relationships is the the cornerstone at relationship
- 15:23based business and The more good ones we have
- 15:27with those the better off will be so thank you
- 15:29for your relationships And I'm so glad I get
- 15:31to meet and work with Jason. Yeah, it's like
- 15:33it was really like I love her and he's gonna
- 15:38be a part so if I love her I have to love him
- 15:41and so it's been nothing but great and so thank
- 15:46you guys for letting me and now i can't make
- 15:48eye contact it is i love it i was like i have
- 15:53to i have to absolutely thank you guys for all
- 15:56that you do and giving back to all of this multifamily
- 16:00this community um it's definitely something i
- 16:03look forward to promoting and i'll share it all
- 16:06over the place that's awesome so again here's
- 16:09thank you and guys This site is great. If you
