- Ben: Morning and welcome to your short term rental bulletin on the 27th of October. So Ireland short term letting bill is published and the registration form it creates is a declaration about your planning position. So the text landed on Friday the 23rd of October, Bill 101 of 2026. It is not law. It was presented and published with no debate or amendment and commencement is left in ministerial order, but does not yet exist. So new section 27c would require a host applying to register a unit to include confirmation that the unit complies with the authorisation scheme. The bill defines that the scheme as of the provisions of the Planning and Development Act 2024 and any regulations made under it. You would be certifying your own planning position to get a number. Nothing checks it first. The bills, inspection and refusal routes cover hotel, guest house and similar registers and stop short-term lettings register. So the number issues on what you declare. Enforcement comes afterwards. A knowingly or recklessly false speculation would carry a class A fine up to 5,000 euros or three months in prison or both. So an authorised officer could demand your registration correspondence by notice and a local authority could pass planning information about your unit to the National Development Authority expressly for enforcing that scheme. The dates do not match. The documents page says that the register opens on the 1st of December and all hosts must register by the 31st of December. The bill says one month from the day of provision commences. The 31st of December in the bill is the annual expiry for the hotel and guest house registers, while short-term lettings would run 12 months from the day of your own number issues. The European regulation makes member states require the number when a host goes through a platform. Ireland goes wider because advertising a registered unit away from the platform without a number would be an offence too. So settle your planning. before you certify anything and do not build a diary around the 31st of December. Ireland wants you to sign for your own planning and nothing checks the signature before the number lands. So thank you for watching and I will see you tomorrow.
