- 1:47Speaker 5: Danny Jones is here now. He dropped a big bomb
- 1:50Speaker 5: on us last week that announcing that his iconic Danny's Barbecue,
- 1:54Speaker 5: Stan and Courrier is going to reopen sometime after Labor Day.
- 1:58Speaker 5: So we'll get a update on that, Plus we'll talk
- 2:00Speaker 5: about some things in the news locally and nationally as well.
- 2:04Speaker 5: I'm particularly interested in getting Danny's take on the FBI
- 2:07Speaker 5: rating John Bolton's home. That happened on Friday just as
- 2:10Speaker 5: we were about to go on the air. Morgan Tenny,
- 2:13Speaker 5: the executive director of the Putnam County Development Authority, is
- 2:16Speaker 5: going to join us a little bit later on big
- 2:17Speaker 5: announcement made last week about some much needed housing coming
- 2:21Speaker 5: to Putnam County, and I actually drove by the proposed
- 2:25Speaker 5: property in Hurricane yesterday. Already some clearing of the land
- 2:29Speaker 5: is going on. I'm talking about four hundred or so
- 2:31Speaker 5: new homes coming to the area and again much needed.
- 2:34Speaker 5: We'll talk to Morgan about that. Plus your calls and

- 2:49Speaker 5: Jenny Hamilton's with us. Good morning, welcome to the show,
- 2:51Speaker 5: Good morning, Thank you for having me, and doctor Andrew
- 2:54Speaker 5: Blackwood is here as well.
- 2:55Speaker 8: Yeah, good morning.
- 2:56Speaker 5: One of you is really loud, one of the is
- 2:57Speaker 5: really soft, so I'm going to have to adjust it.
- 3:00Speaker 5: That's all right, It's all good. It's all good. Tell
- 3:04Speaker 5: us what's going on overall. You brought me some information
- 3:06Speaker 5: here about this Master Homeowner program you got going on.
- 3:09Speaker 5: We'll get in that a little bit later on, but overall,
- 3:10Speaker 5: what's going on with habits after you mana just kind
- 3:12Speaker 5: of give us an overview since the last time you
- 3:14Speaker 5: were here.
- 3:14Speaker 8: Yeah, absolutely so, And believe it or not, we're actually
- 3:18Speaker 8: digging a footer this morning over on Grant Street on
- 3:21Speaker 8: the west side of Charleston, adjacent to a house that
- 3:24Speaker 8: we've finished up earlier this year. Okay, we have that
- 3:28Speaker 8: new construction going on, and we have a recycle house
- 3:31Speaker 8: project that's going on in North Charleston up off of
- 3:33Speaker 8: Judith Drive, a house that had seen some water damage
- 3:38Speaker 8: from a broken water line but had good bones and
- 3:42Speaker 8: we're still going to make that basically good as new.
- 3:46Speaker 8: And through this kind of cycle of new home construction.
- 3:50Speaker 8: We have our home ownership program and our education program
- 3:55Speaker 8: that's starting again this fall, and that's why Janey's here.
- 3:59Speaker 5: Oh right, Chane.
- 4:01Speaker 9: Well, we offer this program to the public, but we
- 4:07Speaker 9: have it specifically for our home buyers. Our home buyers
- 4:10Speaker 9: are required to take all nine classes of the Master
- 4:14Speaker 9: Homeowner Program and get a seventy percent accuracy on their
- 4:19Speaker 9: post tests as part of their sweat equity towards owning
- 4:25Speaker 9: their home.
- 4:25Speaker 5: What kind of things are on those tests or what
- 4:29Speaker 5: else covered in the class, then we'll talk about the test.
- 4:31Speaker 5: It tell us what's covered in the class.
- 4:33Speaker 9: Okay, Well, each class is designed to introduce different concepts
- 4:39Speaker 9: about how to be prepared to take care of your home,
- 4:44Speaker 9: maintain it, and know the signs when something really expensive
- 4:49Speaker 9: is getting ready to happen, which many people without any
- 4:52Speaker 9: experience with home ownership have had. So for example, we
- 5:00Speaker 9: do a pre and post test. The pretest is to
- 5:03Speaker 9: see what they know when they walk in the door,
- 5:06Speaker 9: and then we present the material, and then the post
- 5:09Speaker 9: test is basically asking what did you get out of
- 5:14Speaker 9: the class, And it's all focused on the learning objectives
- 5:18Speaker 9: of that particular class. And that way we take those
- 5:22Speaker 9: metrics and it tells us how well we're doing. Is
- 5:26Speaker 9: the material adequate? Is it? Is it, you know, presented
- 5:30Speaker 9: well enough by whoever's presenting it? You know? And it
- 5:34Speaker 9: shows that post test will show the efficacy of the material.
- 5:39Speaker 9: So that way, when I see things that don't that
- 5:42Speaker 9: aren't adding up, I might inform the presenter or if
- 5:46Speaker 9: it's myself, tweak the way that the materials presented, and
- 5:51Speaker 9: then also I reword some of the materials so that
- 5:55Speaker 9: it's easier to understand, you know, what the question is.
- 5:59Speaker 9: But but we also keep the classes all updated to
- 6:04Speaker 9: you know, current practices in plumbing and electric bull et cetera.
- 6:11Speaker 9: So that gives us a good overview of the efficacy
- 6:17Speaker 9: of the classes. And we have a lot of I
- 6:20Speaker 9: keep all those metrics, and we have a lot of
- 6:23Speaker 9: evaluations from all the participants, and those have been very
- 6:29Speaker 9: positive over the years we've been doing this now almost
- 6:33Speaker 9: ten years or about ten years.
- 6:36Speaker 5: I like that that you use the term and when
- 6:38Speaker 5: you talk about this with Habitat for Humanity here or wherever,
- 6:41Speaker 5: Sweat Equity that they actually have something in it, talk
- 6:45Speaker 5: about how important that is.
- 6:47Speaker 9: Well, from my perspective, and I've been in nonprofit pretty
- 6:51Speaker 9: much all my career, h Habitat this is this is
- 6:56Speaker 9: really an andy question, Okay, I would like to say
- 6:59Speaker 9: before he says it, if, as from an outsider, any
- 7:03Speaker 9: time I want to spend donations or support a nonprofit,
- 7:10Speaker 9: I want to know what they're doing with the money
- 7:14Speaker 9: and to me to give somebody a house, which we
- 7:17Speaker 9: do not give them a house.
- 7:19Speaker 5: One of the biggest misconceptions. It is, and we will
- 7:22Speaker 5: talk about that, go ahead.
- 7:23Speaker 9: But if a person's never lived in their own home
- 7:27Speaker 9: and then we provide that opportunity for them to have it,
- 7:32Speaker 9: we've missed the boat by not teaching them how to
- 7:34Speaker 9: take care.
- 7:35Speaker 5: Yeah, and I think that's a very good point, and
- 7:37Speaker 5: I'll get to you in the second Andrew, But I
- 7:39Speaker 5: think that's a good point too, because a lot of
- 7:41Speaker 5: times with these homes, you're dealing and I'm not saying
- 7:43Speaker 5: this in a derogatory matter, it's factual. You're dealing with
- 7:46Speaker 5: people that maybe if they were renting or whatever. You know,
- 7:49Speaker 5: there's a big difference between I can remember when I
- 7:51Speaker 5: was when I was renting as opposed to being a
- 7:53Speaker 5: homeowner when you just call the landlord and say, hey,
- 7:56Speaker 5: this is the hot water tanks out or the hvac's
- 7:58Speaker 5: out or whatever. Difference when it's your home.
- 8:01Speaker 8: It sure is. And that you hit on a key
- 8:05Speaker 8: point there. It's the kind of the responsibility for the property.
- 8:09Speaker 8: And as Jandi said, we do not give houses away.
- 8:14Speaker 8: The home buyers purchased the house from habitat for humanity.
- 8:18Speaker 8: The good deal here is that we finance it at
- 8:22Speaker 8: zero percent interest, which is huge savings in today's market.
- 8:28Speaker 8: But nearly every one of our homeowners comes to us
- 8:32Speaker 8: from a rental experience. Generationally, their parents were renters their
- 8:39Speaker 8: entire lives, and so this will be the first time
- 8:42Speaker 8: that they've had experience with home ownership, and that's a
- 8:45Speaker 8: different level of responsibility.
- 8:48Speaker 5: And it's preventative maintenance.
- 8:50Speaker 2: True.
- 8:50Speaker 5: You know a lot of times it's not just when
- 8:52Speaker 5: something breaks, like your car. You know, when something breaks,
- 8:55Speaker 5: I mean there are things that have to have.
- 8:56Speaker 8: To be You change your furnace filters every three months,
- 9:00Speaker 8: and you have to do that to maintain your HVAC system.
- 9:05Speaker 8: And so we mentioned the sweat equity requirement as well.
- 9:09Speaker 8: When somebody enters the program, they each adult who's going
- 9:13Speaker 8: to be living in the house is required to accumulate
- 9:16Speaker 8: two hundred and fifty hours of sweat equity helping build
- 9:20Speaker 8: their own house or the house of somebody else in
- 9:22Speaker 8: the program. And during that process they actually learn about
- 9:26Speaker 8: how their house is built, and so kind of seeing
- 9:30Speaker 8: under the skin gives you a completely different appreciation for
- 9:34Speaker 8: how to maintain the house. The master Homeowner program is
- 9:37Speaker 8: modeled after the Master Gardener style of programs things that
- 9:43Speaker 8: homeowners need to know but often don't know, and in
- 9:48Speaker 8: addition to a nine week financial literacy program that's conducted
- 9:54Speaker 8: separately from the Master Homeowner program.
- 9:57Speaker 5: Talking again with Jenny Hamilton and doctor Andrew Black from
- 10:00Speaker 5: Habitat for Humanity the Dave Violand Show on five Any Live.

- 10:16Speaker 5: so does Habitat offer any type of help to homeowners
- 10:20Speaker 5: that may need a few home repairs sagging floors, et cetera,
- 10:23Speaker 5: And it can't afford it to fully pay for them themselves.
- 10:26Speaker 5: That's something you folks are in.
- 10:27Speaker 8: We are currently not doing a home repair program. We
- 10:30Speaker 8: just don't have the capacity.
- 10:32Speaker 10: You know.
- 10:32Speaker 8: We have one paid construction person, a construction supervisor. Everybody
- 10:37Speaker 8: else is a volunteer and we just got to focus
- 10:41Speaker 8: their efforts on the new construction at this point. Some
- 10:45Speaker 8: other affiliates there are seven affiliated organizations in West Virginia
- 10:49Speaker 8: do home repair programs, but we are not currently All.
- 10:53Speaker 5: Right, I want to talk about what you mentioned at
- 10:55Speaker 5: the beginning of the interview about some things that you're
- 10:59Speaker 5: going to be doing today, digging and things of that nature.
- 11:01Speaker 8: That's right, get back to that for saying, yeah, so
- 11:03Speaker 8: that we are very fortunate to have a great relationship
- 11:06Speaker 8: with the Charleston Land Reuse Agency. If you are in
- 11:09Speaker 8: the Charleston area, you have seen dilapidated properties, and thankfully
- 11:14Speaker 8: they've made some progress in addressing them. We completed a
- 11:17Speaker 8: house on Grant Street about a year ago, and the
- 11:21Speaker 8: house next door was just completely overgrown, falling in. Thankfully
- 11:26Speaker 8: it's gone. It's an empty lot now. We were able
- 11:29Speaker 8: to get that lot through the land Reuse Agency and
- 11:32Speaker 8: we're building a new house there starting today.
- 11:35Speaker 5: Good stuff. Where can people learn more about your organization?
- 11:38Speaker 5: They're listening to us right now, they're thinking this is
- 11:39Speaker 5: something I would like to I would like to pursue,
- 11:42Speaker 5: or because I know you always need volunteers and donations.
- 11:45Speaker 5: So where's the best place to get from.
- 11:46Speaker 8: Everything is on our website HFHKP dot org. Search for

- 15:41Speaker 5: we're talking about housing, there's about to be a whole
- 15:43Speaker 5: lot more coming to Putnham County more than Tenny is
- 15:45Speaker 5: the executive director of the Putnam County Development Authority, and
- 15:48Speaker 5: she joins us. Now, good morning, welcome to the show.
- 15:51Speaker 4: Good morning, Dave roma fellow Putnam Talian, Thank you, thank
- 15:55Speaker 4: you for having me on.
- 15:56Speaker 5: Absolutely big announcement made last week. A lot of housing
- 16:00Speaker 5: coming to Putnam County, particularly in the Hurricane area. Talk
- 16:03Speaker 5: about it.
- 16:04Speaker 4: Yeah, really exciting. You know, economic development is typically industrial, Dave.
- 16:10Speaker 4: You know we've been doing manufacturing and industrial development since
- 16:13Speaker 4: the early sixties at Puttnam County Development Authority, but a
- 16:17Speaker 4: couple of years ago we recognized that we were really
- 16:20Speaker 4: having this housing shortage and we knew that we needed
- 16:25Speaker 4: more housing, but we just didn't know how to quantify it.
- 16:28Speaker 4: And then when new corep announced, we started realizing that
- 16:31Speaker 4: some of the Newcore folks that were moving into West
- 16:34Speaker 4: Virginia were bidding on the same house. So we realized
- 16:38Speaker 4: we probably need to quantify this. We decided to do
- 16:41Speaker 4: a housing study. But at the same time, Huntington needed one,
- 16:44Speaker 4: in Charleston new one, and Mason County need one. So
- 16:47Speaker 4: we actually all pitched in together with Advantage Valley and
- 16:50Speaker 4: we did a ten county housing study to show us
- 16:54Speaker 4: how many houses do we anticipate meeting in this region
- 16:58Speaker 4: by twenty twenty eighth, and we found that the numbers
- 17:02Speaker 4: were staggering. In Putnam County alone, we realized that we
- 17:07Speaker 4: needed four thousand new units by twenty twenty eight to
- 17:10Speaker 4: meet up with the demand.
- 17:11Speaker 5: Now that's let me let me back up a second.
- 17:13Speaker 5: Four thousand new units are needed in Puttnham County and
- 17:17Speaker 5: Putnam County four thousand.
- 17:20Speaker 4: So this massive announcement of four hundred homes. It is
- 17:24Speaker 4: ten percent. It's like, okay, yay, that's awesome, But at
- 17:29Speaker 4: the same time, it's a drop in the bucket to
- 17:31Speaker 4: what the need is and Davey knew we realized was
- 17:35Speaker 4: that big of a number. It's an economic development issue,
- 17:39Speaker 4: which is why Putnam County Development Authority decided to do
- 17:42Speaker 4: something about it and be proactive in attracting new homes
- 17:47Speaker 4: to our county. In addition to new business, talk.
- 17:51Speaker 5: About the property that you mentioned during the press event
- 17:55Speaker 5: last week, specifically talk about the property where these are
- 17:58Speaker 5: going to go.
- 18:00Speaker 4: So the property is Woodworth Farm. It was an old
- 18:04Speaker 4: dairy farm back in the day. It has been for
- 18:08Speaker 4: sales by a private owner and we helped connect it
- 18:12Speaker 4: off there. What's really exciting is that the development is
- 18:17Speaker 4: actually going to be named Woodworth Farms, which I just
- 18:20Speaker 4: absolutely love. So they're tying back to that historic use.
- 18:25Speaker 4: It hasn't been used as a farm for many, many years,
- 18:29Speaker 4: but it's exciting and the Woodworth family is actually excited
- 18:32Speaker 4: to see how their family farm is actually going to
- 18:36Speaker 4: be able to impact hundreds of families.
- 18:39Speaker 5: And what kind of homes are we talking about here,
- 18:41Speaker 5: because that's a big question a lot of people ask,
- 18:43Speaker 5: are we talking about, you know, town homes, we're talking
- 18:46Speaker 5: about full on hold? What exactly are we're talking about here?
- 18:49Speaker 4: Great questions. So we are looking at a mixture of
- 18:53Speaker 4: three different unit types. When we started down this venture,
- 18:57Speaker 4: we realized what we needed the most of is a
- 19:00Speaker 4: single family home, but they're the most extensive thing to build.
- 19:04Speaker 4: Labor is expensive, costs of building supplies are expensive, and
- 19:11Speaker 4: single family homes are just not easy for a developer
- 19:14Speaker 4: to build. But that was one of the things that
- 19:16Speaker 4: we asked when we started reaching out to local builders
- 19:20Speaker 4: and then eventually national builders, can you build single family
- 19:24Speaker 4: homes in a large quantity quickly? And so this about
- 19:29Speaker 4: four hundred units, right or more, depending on how this goes,
- 19:34Speaker 4: three different product types. Half are going to be single
- 19:37Speaker 4: family homes. The other half are going to be town
- 19:40Speaker 4: homes as well as what we're calling single story living villas.
- 19:45Speaker 4: So they may only be one story or they may
- 19:47Speaker 4: be two stories, but all of the main level is living,
- 19:52Speaker 4: so owners suite on the main floor, and that's to
- 19:54Speaker 4: accommodate empty nesters. We've realized that a lot of folks
- 19:58Speaker 4: are in a home bigger than what's they need. Their
- 20:01Speaker 4: kids are out of the house, but they don't have
- 20:03Speaker 4: anywhere to go, and that's kind of putting a stop
- 20:07Speaker 4: on the housing market right now.
- 20:09Speaker 5: Talking to morgantenting against the executive director of the Putnam
- 20:12Speaker 5: County Development Authority of the Dave Island Show on five
- 20:14Speaker 5: eighty Live is brought to you in part by your
- 20:16Speaker 5: hometown baseball team, the Charleston Dirty Birds. Birds are off tonight.
- 20:19Speaker 5: They begin a road series against High Point tomorrow night.
- 20:21Speaker 5: Back at Go Ballpark Friday night for a Labor Day
- 20:24Speaker 5: weekend series against Castonia. For tickets, schedules, promotions, dirty Birds merchandise,
- 20:28Speaker 5: and more, visit Dirtybirds baseball dot com. And again you
- 20:32Speaker 5: talk about because there's so many different stories out there, Morgan,
- 20:35Speaker 5: as you know, you get the same you know the
- 20:37Speaker 5: news releases, you're in the know, you're involved in the
- 20:39Speaker 5: stuff that I get. We keep talking about around the
- 20:41Speaker 5: state of West Virginia about the population drain, but Putnam
- 20:47Speaker 5: County is an area that we are simply not seeing.
- 20:52Speaker 4: That that's true. We're one of the few growing counties
- 20:57Speaker 4: in West Virginia, primarily in relation to the Northern Panhandle
- 21:02Speaker 4: and Eastern Panhandle, but Putnam County has continued to see growth,
- 21:07Speaker 4: and you know, there's a lot of an industry that
- 21:10Speaker 4: is expanding around us than even in Putnam County. And
- 21:15Speaker 4: we need more people. We need more people to stay
- 21:17Speaker 4: in West Virginia. But that's not going to do it either, Dave.
- 21:20Speaker 4: We need more people to move into West Virginia as
- 21:23Speaker 4: well in order to fill these gaps. And one thing
- 21:26Speaker 4: I don't think me and you have talked about on
- 21:28Speaker 4: the air before is our labor participation rate in West Virginia.
- 21:32Speaker 4: Not only do we not have enough people, but we
- 21:34Speaker 4: don't have enough people that are working. So having things
- 21:38Speaker 4: like Toyota's announcement with a childcare center is huge for
- 21:41Speaker 4: our area and hopes that that will allow more people
- 21:45Speaker 4: to work. And then it's kind of holistic. You know,
- 21:48Speaker 4: you have more people that can work, more companies expand
- 21:52Speaker 4: they need more people. Those people need housing, so it's
- 21:55Speaker 4: kind of full circle.
- 21:56Speaker 5: Yeah, And when you talk about the labor participation rate,
- 22:00Speaker 5: what you're talking about primarily is people that are able
- 22:03Speaker 5: bodied and of the of the of the quote unquote
- 22:07Speaker 5: working age. So we don't want people to think, well,
- 22:09Speaker 5: West Virginia is the oldest state in the nation obviously
- 22:11Speaker 5: we're going to have a lower workforce participation. That goes
- 22:14Speaker 5: without saying, but we're talking about people in many cases
- 22:17Speaker 5: that are able to work. They are of the correct
- 22:19Speaker 5: age to work. I mean, they're still within in those
- 22:23Speaker 5: that timeframe. That's that's what we're talking about here. We
- 22:27Speaker 5: got I know you and I can't solve it, okay,
- 22:29Speaker 5: but we have an issue there, Morgan. We really do.
- 22:33Speaker 4: Yeah, we do, I mean year right, and we're talking
- 22:35Speaker 4: about people that are sixteen years in older. We're discounting
- 22:39Speaker 4: children and elderly. But we don't have enough people working,
- 22:43Speaker 4: and that's that's one of the problems. But in Putnam County,
- 22:47Speaker 4: we certainly haven't seen an issue with population growth, and
- 22:50Speaker 4: a large reason for that is our school system. We
- 22:53Speaker 4: have consistently ranked one of the top school systems in
- 22:57Speaker 4: the state of West Virginia, top English scores, top masts.
- 23:01Speaker 4: And what we also learned from this housing study, Dave,
- 23:04Speaker 4: is that more than seventy percent of Putnam County residents
- 23:07Speaker 4: don't work in Putnam County. So we know that people
- 23:11Speaker 4: want to live here even if they don't work here.
- 23:15Speaker 4: And so just to tell everyone, we've also been working
- 23:19Speaker 4: extremely closely with the Putnam County Board of Education. Before
- 23:23Speaker 4: we even started down this road of more housing, met
- 23:26Speaker 4: with Superintendent Hudson instead, mister Hudband, can we handle more
- 23:30Speaker 4: students because the last thing I want to do is
- 23:33Speaker 4: put in a whole bunch more housing or encourage more
- 23:36Speaker 4: housing in our school system. Can't handle it. And they've
- 23:38Speaker 4: been a partner with this on this project for the
- 23:41Speaker 4: last year and a half to ensure that we can
- 23:44Speaker 4: grow thoughtfully.
- 23:46Speaker 5: Indeed, talking to Morgan Tenty again, the executive director of
- 23:49Speaker 5: the Putnam County Development Authority more, we had a text
- 23:51Speaker 5: to the show somebody asking about property being taken by
- 23:54Speaker 5: emminent domain. That is not the case, right, Oh, absolutely not.
- 23:58Speaker 9: No.
- 23:59Speaker 4: So this was the private owner who is selling directly
- 24:03Speaker 4: to a developer Stonewall Capital. And you know a lot
- 24:08Speaker 4: of times folks think that the county is coming in
- 24:11Speaker 4: and buying property. That's not the case. We are more
- 24:15Speaker 4: often the link between a private property owner and a
- 24:19Speaker 4: private business or developer. Sometimes we do own property, but
- 24:24Speaker 4: that is not the situation at all with this piece
- 24:27Speaker 4: of property.
- 24:29Speaker 5: What's our time frame here, Morgan, approximately, I know you're
- 24:31Speaker 5: not actually out there with a hard hat and so
- 24:33Speaker 5: maybe you are, but I wouldn't. I wouldn't put it
- 24:37Speaker 5: past you. I wouldn't put it past you. But but
- 24:40Speaker 5: what what is our time frame like here just a ballpark?
- 24:43Speaker 5: When these houses may be, when we may be you know,
- 24:46Speaker 5: I mentioned earlier my wife and I actually drove by
- 24:49Speaker 5: the property yesterday and there was some work going on
- 24:51Speaker 5: at some people doing some you know, brush work and
- 24:54Speaker 5: things of that nature. But when can we start seeing
- 24:57Speaker 5: actual development going on and when can we expect that
- 25:01Speaker 5: these homes will be ready for the first residents to
- 25:03Speaker 5: move in.
- 25:04Speaker 4: We are going to start development this ball. So the
- 25:08Speaker 4: horizontal development is taking place with Stonewall Capital that's who
- 25:11Speaker 4: we announced with earlier this year, and then as soon
- 25:14Speaker 4: as they get infrastructure laid, and they'll do it in phases.
- 25:20Speaker 4: Ward Communities is a vertical builder, and they'll come in
- 25:23Speaker 4: and they'll start building. Now. They plan to put up
- 25:26Speaker 4: a model home first and they will have a sales
- 25:29Speaker 4: office in it so folks will actually be able to
- 25:31Speaker 4: walk in and see all of their options. And then
- 25:34Speaker 4: We're Communities is just going to hit the ball rolling,
- 25:37Speaker 4: so we will definitely have homes available in twenty twenty six,
- 25:42Speaker 4: weather depending on development through all of that. But I
- 25:46Speaker 4: do want to mention, Dave, folks can actually go ahead
- 25:49Speaker 4: on Ward Communities website and see rendering schematics. They have
- 25:54Speaker 4: over ten floor plans they're bringing to West Virginia, and
- 25:57Speaker 4: you can go ahead and sign up on a VIP list,
- 26:00Speaker 4: find out when they're going to start pre sales, or
- 26:05Speaker 4: any of the information you want to know about the development.
- 26:09Speaker 5: All right, we had another text here You're pretty popular
- 26:12Speaker 5: day about the traffic situation Hurricane. How are the roads
- 26:14Speaker 5: going to be able to handle all this? I mean,
- 26:16Speaker 5: and people hear me say this all the time. You'll
- 26:18Speaker 5: never I mean, I get frustrated being in traffic to you,
- 26:21Speaker 5: but there's areas of West Virginia, Morgan that would kill
- 26:24Speaker 5: to have a traffic problem. Okay, so the question was
- 26:27Speaker 5: about how a hurricanes roads be able to handle all this.
- 26:31Speaker 4: We made it thirteen minutes talking together, Dave, without the
- 26:34Speaker 4: word traffic. So I'm really impressed. So I will share
- 26:38Speaker 4: that Stonewall Capital right out of the gate, actually implemented
- 26:42Speaker 4: a traffic study, spent tens of thousands of dollars on it,
- 26:46Speaker 4: and immediately engaged with the Department of Highways because that
- 26:49Speaker 4: is a public road through there, so we're already looking
- 26:53Speaker 4: at that and what traffic modifications might need to happen,
- 26:58Speaker 4: such as an additional turning lane traffic signal. Nothing's been
- 27:03Speaker 4: completely decided yet. But also keep in mind that this
- 27:06Speaker 4: is going to be built in phases, so the traffic
- 27:10Speaker 4: modifications may be taking place over the next year or two. Additionally,
- 27:15Speaker 4: we do have the Kalidon Interchange opening up soon fall
- 27:19Speaker 4: of twenty twenty six, so we're hoping that that will
- 27:21Speaker 4: alleviate some of it as well.
- 27:22Speaker 5: All Right, before we let you go, I got to
- 27:24Speaker 5: ask you this because there's been a some online chatter
- 27:27Speaker 5: about I want to give you a chance to address
- 27:30Speaker 5: that those magical two words that are being thrown about
- 27:33Speaker 5: in West Virginia a lot, and that's data centers. Is
- 27:38Speaker 5: there is there any talk of anything like that in
- 27:40Speaker 5: Putnam County that you can speak to speak.
- 27:42Speaker 4: Of data centers are looking all over the state of
- 27:46Speaker 4: West Virginia. I'm sure every county development authority in West
- 27:50Speaker 4: Virginia could probably say that they've received some type of correspondence,
- 27:54Speaker 4: especially with the Governor's microgrid bill opening us up for
- 27:58Speaker 4: data centers, but nothing to report at this time.
- 28:02Speaker 5: All right, Morgan, I appreciate you as always for taking
- 28:04Speaker 5: time out a schedule to be here.
- 28:05Speaker 4: Thanks a lot, absolutely, thank you, Dave. We appreciate it.

- 31:22Speaker 5: DA dot org. And we'll have Morgan on again as
- 31:25Speaker 5: we get a little bit closer to talk about that.
- 31:28Speaker 5: Got some text to get you real quick, and we're
- 31:29Speaker 5: going to get to Danny Jones.
- 31:33Speaker 7: A man with a dream for people.
- 31:36Speaker 5: Yeah, you are hold on a second, tex says. Trump
- 31:40Speaker 5: says he's finding crime and illegals. So when is he
- 31:43Speaker 5: going to National Guard to mor Lago? So since we
- 31:46Speaker 5: know he has illegals working for him and FBI is
- 31:48Speaker 5: still searching homes of people that was in his cabinet,
- 31:51Speaker 5: that's crooked. Bolton is the latest as a Texter. Texas says,
- 31:56Speaker 5: West Virginia is experienced in when California went through years
- 31:58Speaker 5: ago farmland getting turned into tracked homes. Tex says, it's
- 32:02Speaker 5: Monday and another day for Trump's fascism. What's he doing
- 32:05Speaker 5: today threatening revocation of ABC and NBC's broadcast licenses because
- 32:09Speaker 5: they report negative stories about him? Tell me, how is
- 32:11Speaker 5: this not fascism? I bet if he was doing this
- 32:14Speaker 5: to WVRC media, you all would be calling him a fascist.
- 32:17Speaker 5: That does sound like fascism. I'm gonna go ahead and
- 32:19Speaker 5: say it. It does. Texas. The problem I've heard with
- 32:22Speaker 5: empty nesters saying in the house too big for them
- 32:24Speaker 5: is that they either own the house, or have a
- 32:26Speaker 5: ridiculously low interest rate, or just don't want to move.
- 32:28Speaker 5: How do you convince a person to leave no payment
- 32:31Speaker 5: or low interest payment and take on a high interest
- 32:33Speaker 5: mortgage or move where they don't want to A very
- 32:36Speaker 5: good point.
- 32:37Speaker 7: The whole talk about revocational it's just bluster. Yeah, it
- 32:41Speaker 7: doesn't mean anything. It's not fascism, it's nothing. It's just Trump.
- 32:45Speaker 5: It's just Trump being Trump, and it's not gonna happen.
- 32:47Speaker 7: It's not gonna happen.
- 32:48Speaker 5: Hey, Danny, how you doing.
- 32:49Speaker 7: I'm fine, Thank you, well, thank you.
- 32:50Speaker 5: For being here. What's the latest with the restaurant?
- 32:52Speaker 3: Man?
- 32:52Speaker 5: You got us all excited last week?
- 32:55Speaker 7: Well, I'm going to open the fourth of September. I'm leaving.
- 33:03Speaker 7: You're not gonna be here on Monday, are you?
- 33:05Speaker 2: No?
- 33:06Speaker 7: I'm leaving on Friday, going out west for my last weekend.
- 33:12Speaker 7: I'll be back on Monday and then we'll open on Thursday.
- 33:15Speaker 5: And this is one week for this Thursday, a.
- 33:19Speaker 7: Week from this Thursday, we'll open back up, okay, and
- 33:22Speaker 7: then what are your hours going to be? Right now?
- 33:25Speaker 7: And BJA and I are still talking about this right now,
- 33:31Speaker 7: eleven to six thirty Monday through Friday. I don't know
- 33:35Speaker 7: about Sunday. Sunday people usually want to eat breakfast. Yeah,
- 33:40Speaker 7: you know, so do you ever dabble? And I know
- 33:42Speaker 7: you've cooked everything and your but you ever ever done
- 33:45Speaker 7: much better? Started?
- 33:46Speaker 5: Right?
- 33:46Speaker 7: I was a line cook. I mean back in the
- 33:49Speaker 7: back in the bootleg days in the sixties. People come
- 33:54Speaker 7: in at three four o'clock in the morning and they
- 33:58Speaker 7: get edge steak and garlic toast and home fries.
- 34:04Speaker 5: And that sounds good. Staking eggs is one of my all.
- 34:06Speaker 7: Time favorite means yeah, and now I was I got
- 34:10Speaker 7: that three things on. It's on my Facebook page and
- 34:14Speaker 7: where I gave that speech, right, and a guy showed
- 34:21Speaker 7: some confidence in me. And I was a salad boy
- 34:24Speaker 7: and he said, you move over here, you're going to
- 34:27Speaker 7: be the main line cook. He took the salads and
- 34:30Speaker 7: you had a browler man. So I was the main guy.
- 34:33Speaker 7: And I was seventeen years old. And at seventeen this
- 34:37Speaker 7: this is going to come out in the book. I mean,
- 34:39Speaker 7: it was, you know, Saturday night, we get off at
- 34:44Speaker 7: six three, four o'clock in the morning, we start drinking
- 34:48Speaker 7: and we have drink a bottle of whiskey before we leave,
- 34:50Speaker 7: and then we'd go down the course street and buy
- 34:52Speaker 7: another bottle. And that was my lifestyle. Right now, I
- 34:56Speaker 7: go on to sleep all day.
- 34:57Speaker 5: Yeah, and now you just sleep all day. I'm kidding.
- 35:03Speaker 5: I'm kidding. I'm kidding. So I know you keep up
- 35:06Speaker 5: with what's going on the news. Would you think when
- 35:08Speaker 5: you saw this raid on John Bolton's house on Friday.
- 35:12Speaker 7: I think that I hope he's done something wrong for
- 35:16Speaker 7: that to be violated like that.
- 35:21Speaker 5: It just seems to me if if what they're looking into,
- 35:24Speaker 5: which seems to be his handling or mishandling of documents,
- 35:28Speaker 5: I mean, at what point do people in Washington realize
- 35:31Speaker 5: you can't put you can't have classified documents in your home.
- 35:34Speaker 5: I mean, at what point?
- 35:35Speaker 7: What if he didn't John? I mean, what if?
- 35:38Speaker 5: What if? I know, But I'm just saying. I'm just
- 35:40Speaker 5: saying this. And look, nobody's ever going to say that
- 35:42Speaker 5: Trump is not mean he is running on retribution. He
- 35:46Speaker 5: said that on the numerous cases.
- 35:47Speaker 7: I'm your retribution. But I'm not even talking about that.
- 35:50Speaker 7: I'm talking about John Bolton. Maybe may if he didn't
- 35:56Speaker 7: do anything wrong, he's had his rights violated. First thing,
- 36:01Speaker 7: you know, what he did for this country is they
- 36:06Speaker 7: took his security away, and he did that in the
- 36:10Speaker 7: name of this country, in the name of this president.
- 36:13Speaker 7: And uh, I think it's sad, but I hope, I mean,
- 36:17Speaker 7: I don't know what to think about it. I was
- 36:19Speaker 7: just watching Bernie Sanders on TV here. You know, he
- 36:22Speaker 7: is totally fearless. He is fearless. He's not afraid of
- 36:28Speaker 7: anything or anybody. He'll say anything, and it doesn't mean
- 36:36Speaker 7: he's right, but he's He certainly is one of the
- 36:42Speaker 7: most recognized people on the planet.
- 36:45Speaker 5: And he packed him in and wheeling Charleston and a
- 36:50Speaker 5: couple of weeks ago.
- 36:51Speaker 7: I kind of admire somebody like that.
- 36:53Speaker 5: I mean, look, you can you cannot be any more
- 36:57Speaker 5: different than I am politically, as are you with Bernie Sanders. Sure,
- 37:01Speaker 5: but but I respect the guy. I respect the guy
- 37:04Speaker 5: for being for coming out and speaking like and going
- 37:07Speaker 5: into an area, especially southern West Virginia, where he is
- 37:09Speaker 5: not popular. And although he did, you know, he did
- 37:12Speaker 5: win West Virginia. But I mean, I'll give him respect.
- 37:16Speaker 7: And he's he's also has not he is is. He's
- 37:22Speaker 7: not afraid to He's not afraid to go on Fox.
- 37:28Speaker 7: He's been on with Brett Bear, and Brett Bear keeps
- 37:31Speaker 7: him over, keeps him longer, and he keeps other people.
- 37:35Speaker 7: He's to had two town halls on Fox, and he
- 37:39Speaker 7: handles him perfectly. And all the next morning Fox and
- 37:43Speaker 7: Fox and Fiends they they they talk about him in
- 37:48Speaker 7: the nicest, the kindest way, and because he has guts.
- 37:53Speaker 5: All right, I got a couple of things say. Also,
- 37:55Speaker 5: I want to get to new and as normally you're
- 37:58Speaker 5: eliciting some text. Here The Day Island showing five eighty

- 38:11Speaker 5: news broke last week Dandy about Man and Meal here
- 38:14Speaker 5: in Charleston. Of course, they were directly across the street
- 38:16Speaker 5: from US. For a while they had a distribution center
- 38:18Speaker 5: across the street, and there were some issues with the
- 38:20Speaker 5: with the school and uh and they eventually moved out
- 38:25Speaker 5: and they're struggling right now. For one, I understand what's
- 38:28Speaker 5: your take on Man and Meal.
- 38:30Speaker 7: I happen to know because I'm in the game, that
- 38:34Speaker 7: they have reduced of this one vendor I deal with,
- 38:38Speaker 7: they have reduced their purchasing by eighty eighty percent eighty
- 38:45Speaker 7: five percent. Now I don't know if they've done that
- 38:48Speaker 7: with all vendors, the switch vendors, but they're not buying
- 38:52Speaker 7: as much as they used to have. That's all I
- 38:54Speaker 7: know about Man and mel.
- 38:55Speaker 5: Okay, what about your experience when you were mayor and
- 38:57Speaker 5: dealing with the folks at Man.
- 38:58Speaker 7: And mel Man and Meal. Well, see, I don't want
- 39:02Speaker 7: to sound cruel, but our problem with homeless started with
- 39:06Speaker 7: the minimal nineteen seventy four. That's when it really that's
- 39:11Speaker 7: when it really got bad. And uh way way, when
- 39:14Speaker 7: you feed people, they will come and they were. And
- 39:21Speaker 7: plus back then, you had you had places for poor
- 39:27Speaker 7: people to stay. Now you don't, I mean you had people.
- 39:33Speaker 7: I mean I lived in the Holly for four years.
- 39:36Speaker 7: Four years I lived in that place, a lot of people.
- 39:40Speaker 7: Frankie had one person that he paid eight dollars a month,
- 39:43Speaker 7: you know, because he would help people. You don't have
- 39:47Speaker 7: any of that.
- 39:47Speaker 5: But I mean, I understand what you were saying. But
- 39:49Speaker 5: the humanitarian thing would would would be if people need help,
- 39:53Speaker 5: that you help them. Sure, but also know, because of
- 39:57Speaker 5: where we are located, I know what we dealt with
- 39:59Speaker 5: on the regular basis when they were across the street.
- 40:01Speaker 5: I'm not trying to be mean, but I know here
- 40:02Speaker 5: at eleven eleven what we dealt with when they were
- 40:05Speaker 5: across the street from my well.
- 40:06Speaker 7: When Larry Rose mother died and I watched they were
- 40:11Speaker 7: chasing that house and the Catholic Church stepped in and
- 40:14Speaker 7: bought it. Yeah, And it's what happens to us and
- 40:22Speaker 7: Charleston is people send from other counties, We'll just send
- 40:26Speaker 7: them to Charleston. Just send them to Charleston. That's what
- 40:31Speaker 7: we dealt with.
- 40:33Speaker 5: Knock out some text here, Texas. You know how you
- 40:37Speaker 5: get lazy, able bodied, self entitled people off their butts
- 40:40Speaker 5: and forced to fund themselves, end welfare and EBT, bring
- 40:43Speaker 5: back commodities. Funny how that worked for decades before stamps
- 40:46Speaker 5: came along.
- 40:47Speaker 7: Huh, I don't know what that means.
- 40:49Speaker 5: Well, we were talking earlier when I was talking to
- 40:51Speaker 5: Morgan Tiny about West Virginia's workforce participation and of able
- 40:55Speaker 5: bodied people. We have the lowest workforce participation in America.
- 40:59Speaker 5: We're talking about folks sixteen to early sixties or whatever,
- 41:03Speaker 5: people that can work but choose not to. We have
- 41:05Speaker 5: the lowest in the nation. That's what we were talking about.
- 41:07Speaker 7: Okay. And there's a lot of mental illness out there,
- 41:11Speaker 7: and that's what I deal with.
- 41:12Speaker 5: One.
- 41:13Speaker 7: I'm and there if you when you go out, I
- 41:17Speaker 7: get up in the middle of the night, I go
- 41:19Speaker 7: to my restaurant and I go to work, and because
- 41:23Speaker 7: I can't sleep, this town lights up at two thirty
- 41:27Speaker 7: in the morning. You got these guys riding these little
- 41:31Speaker 7: tiny bicycles and uh, they're checking all the doors.
- 41:35Speaker 2: You know.
- 41:35Speaker 7: They got in my plot. They broke in my place.
- 41:37Speaker 7: In your restaurant, stole five thousand dollars worth of caught
- 41:40Speaker 7: car parks for that nomad I had to go.
- 41:43Speaker 5: Was this recent mm year ago? Okay, and this was
- 41:48Speaker 5: in your restaurant.
- 41:49Speaker 7: Yeah, they got in. I kept the stuff in my restaurant.
- 41:52Speaker 5: Okay, you may not want to do that going forward.
- 41:55Speaker 7: Yeah, I think you're right.
- 41:58Speaker 5: Uh, Okay, A fearless socialist talking about Bernie that took
- 42:05Speaker 5: his honeymoon in the Soviet Union and said that the
- 42:07Speaker 5: breadlines are a good thing. That's a good thing. Oh yeah, burnout.
- 42:10Speaker 5: It's a real patriot.
- 42:13Speaker 7: I think I'm not gonna call a person unpatriotic because
- 42:17Speaker 7: I don't agree with these views. My main objection to
- 42:22Speaker 7: Bernie is I don't think he's pro Israel enough. But
- 42:25Speaker 7: that's another disagreement that reasonable people can have. Well, and
- 42:31Speaker 7: you said he's never hidden who he was or who
- 42:34Speaker 7: he is. He's always been a socialist. He was elected
- 42:37Speaker 7: as a socialist mayor of Burlington, Vermont.
- 42:41Speaker 5: And again, whether I agree with people or not, I'm
- 42:44Speaker 5: like you. I have respect for people who are who
- 42:47Speaker 5: they are, and he's fearless that I have respect for that,
- 42:51Speaker 5: Tex says Dave. Thanks for having Mayor Danny on the
- 42:53Speaker 5: program today. He was a strong leader and as a historian,
- 42:56Speaker 5: please keep having him on your program. Thank you. We'll
- 43:01Speaker 5: talk about the book. You brought a book to me,
- 43:03Speaker 5: and also you brought me some salts.
- 43:05Speaker 7: Yeah, barbecue sar.
- 43:06Speaker 5: All right, So we'll talk about that coming up a
- 43:08Speaker 5: little bit later on. And I want to talk about
- 43:11Speaker 5: this book that you have with us as well, and
- 43:13Speaker 5: I got a lot of things I want to talk

- 46:40Speaker 5: carrying a book. In addition to my barbecue saw so well,
- 46:42Speaker 5: you watched in carrying a book here.
- 46:43Speaker 7: A book that I was one of the top five
- 46:46Speaker 7: books I've ever read my life is a book called
- 46:48Speaker 7: in Broad Daylight. And for those who used to listen
- 46:53Speaker 7: to my show, I had Harry MacLean on. I got
- 46:57Speaker 7: overwhelmed with Skidmore, Missouri and the killing out there that
- 47:01Speaker 7: happened in nineteen eighty one, and I went out there
- 47:05Speaker 7: for the forty three union, and.
- 47:07Speaker 5: I remember listening, you know, to you talking about it crazy?
- 47:11Speaker 5: What what give us the synopsis of the story for
- 47:14Speaker 5: those that may may not have been listening.
- 47:15Speaker 7: The whole town saw it, and no one saw a thing.
- 47:18Speaker 7: And what he bullied the town for twenty years?
- 47:21Speaker 5: Who's he?
- 47:22Speaker 7: Uh? Ken Rex McElroy Okay, and he was he was,
- 47:29Speaker 7: he was nuts And finally they killed him, they shot him.
- 47:33Speaker 7: And what as you dig in and you listen, you listen,
- 47:38Speaker 7: everybody said, you know, the FBI, everybody investigated, all the
- 47:42Speaker 7: people that would that helped him, wouldn't help the town
- 47:45Speaker 7: when he was bullying the town. The sheriff was afraid
- 47:48Speaker 7: of him. So they went in and no one saw
- 47:53Speaker 7: a thing. Oh I was on the ground. I was.
- 47:55Speaker 7: They all saw it. They egged him on kill the
- 47:59Speaker 7: mL for that's what. That's what.
- 48:01Speaker 5: What was it, Danny about this story that got you
- 48:04Speaker 5: interested in it? Where did you first hear.
- 48:05Speaker 7: About sixty minutes sixty minutes piece? Yeah, back back in
- 48:12Speaker 7: eighty two, and just went crazy over it. And then
- 48:17Speaker 7: I got the following Harry, and read the book and
- 48:19Speaker 7: read it again. And then they have a series on
- 48:23Speaker 7: called No One Saw a Thing, which is a farce
- 48:26Speaker 7: or a series. But then Harry and I got to
- 48:29Speaker 7: be friends, and he called me last night.
- 48:31Speaker 5: You were telling me about that. He just randomly picked
- 48:33Speaker 5: up the phone and called you.
- 48:34Speaker 7: He called me and he says, and he's read my book.
- 48:38Speaker 7: I sent him a copy of it, and then I'm uncle,
- 48:42Speaker 7: say what he said?
- 48:42Speaker 5: Okay, but.
- 48:46Speaker 7: He offered to, you know, to say something in the book.
- 48:50Speaker 7: You know, but it's already gone to it's already gone
- 48:53Speaker 7: to the printer.
- 48:53Speaker 5: Okay, so when is this book going to be out?
- 48:55Speaker 5: Because I'd like to have a copy of it too.
- 48:57Speaker 5: I like to see it.
- 48:58Speaker 7: I think November first, but it might be earlier. Okay,
- 49:01Speaker 7: you know it's it's a Charleston book. I mean, it's
- 49:06Speaker 7: not something somebody and my friends in California might like it.
- 49:10Speaker 7: You know, but I talk about a lot of stuff.
- 49:17Speaker 7: I mean a lot of stuff.
- 49:20Speaker 5: He said, you can't see this on the radio. He says,
- 49:22Speaker 5: with a smirk on his face. I talk about a
- 49:24Speaker 5: lot of stuff.
- 49:24Speaker 7: I mean, you just can't. There was trying to think
- 49:31Speaker 7: of a story I could tell.
- 49:32Speaker 5: Don't get me fired.
- 49:34Speaker 7: No, I wouldn't. There was a there was a guy
- 49:41Speaker 7: that in August is seventy four. I was at the Danuboon.
- 49:49Speaker 7: I knew the guy. I drank with him. He was
- 49:51Speaker 7: there at a convention and we I thought we were friendly,
- 49:56Speaker 7: and he took the phone he was answering and Messa Rensi.
- 50:00Speaker 7: I called me when I took the phone away, then
- 50:04Speaker 7: he came and he jumped on me about the phone.
- 50:08Speaker 7: Now my strategy there was to get him outside, calm
- 50:12Speaker 7: him down. Well I've made one big mistake. I turned
- 50:15Speaker 7: my back on him and he jumped me from behind
- 50:19Speaker 7: and I got on top of him and I held
- 50:23Speaker 7: him in. But I couldn't do anything because my left
- 50:26Speaker 7: shoulder has given me trouble ever since. I've had three
- 50:30Speaker 7: operations on it, and I've got I've got a reverse
- 50:38Speaker 7: shoulder replacement, which is now it's pretty it's pretty normal.
- 50:44Speaker 7: But that's some of the stuff. Well that introduced me
- 50:48Speaker 7: to violence in the game. But there was a guy
- 50:51Speaker 7: then that said, you know, and people that would know this.
- 50:59Speaker 7: Up and Wheeling, there was a guy and they said,
- 51:03Speaker 7: I can get this guy to come down here and
- 51:05Speaker 7: he won't kill him, but he'll break his arm. Make
- 51:07Speaker 7: sure he can't use his arm. Now, there's some older
- 51:10Speaker 7: people out there that know exactly who I'm talking about.
- 51:14Speaker 7: And Frankie Velstry told me, he said, listen to me,
- 51:18Speaker 7: you're going to go places. Don't buy into that, now,
- 51:23Speaker 7: I said, Frankie has said they do it for nothing.
- 51:25Speaker 7: That's because if they want to own you, you don't.
- 51:28Speaker 7: You don't. You don't engage in activity like that.
- 51:31Speaker 5: So all right, Danny, we got to wrap it up now.
- 51:35Speaker 5: We won't be doing a show next Monday for the holiday.
- 51:37Speaker 5: But I do want to maybe have you and I
- 51:39Speaker 5: want to meet this BJ guy. I'll bring him in
- 51:42Speaker 5: maybe maybe Tuesday or Wednesday. Yeah, of next week. Well,
- 51:46Speaker 5: we're having him on the show, all right. He's got
- 51:48Speaker 5: some big shoes to fill down there, but you're going
- 51:49Speaker 5: to be right there with him, right yeah, all right?
- 51:51Speaker 5: So when are you coming back from California?
- 51:53Speaker 7: I mean, I'll just be gone three days and then
- 51:56Speaker 7: we open the rest of on Thursday, and then I'll
- 51:58Speaker 7: be I'll be back the next Monday, if you'll have.
- 52:00Speaker 5: All right, So, but you'll be available next Tuesday or Wednesday.
- 52:02Speaker 5: What you're saying to come on Tuesday.
- 52:05Speaker 7: I'll be back Monday night.
- 52:07Speaker 5: Okay, So let's plan on maybe Wednesday.
- 52:09Speaker 7: How's that Wednesday will be fun?
