• 1:19
SPEAKER_03: So hey, on today's Realtor Segment Podcast, we are going to be talking about what happens after you get the keys, which we got some stories about that today, I think, right?
• 1:29
SPEAKER_03: I mean, today we're talking about things first-time buyers regret the most.
• 1:33
SPEAKER_03: So hopefully you don't make the same mistakes, right?
• 1:36
  SPEAKER_03: Right.
• 1:37
SPEAKER_03: So and by the way, we have Caitlin with us today, too.
• 1:40
SPEAKER_03: Just want to make sure everyone knows Caitlin is here.
• 1:42
  SPEAKER_06: Oh, they'll know.
• 1:42
  SPEAKER_06: Correct.
• 1:43
SPEAKER_03: Oh, trust me, I know they'll know.
• 1:44
  SPEAKER_04: And Lydia's back.
• 1:46
  SPEAKER_04: Oh, I know.
• 1:46
  SPEAKER_03: She was sick.
• 1:47
  SPEAKER_03: I'm here.
• 1:48
SPEAKER_04: It's hard for us not to be sick.
• 1:51
  SPEAKER_04: It happens.
• 1:51
  SPEAKER_04: It happens.
• 1:52
  SPEAKER_03: It's all good.
• 1:53
  SPEAKER_03: It's all good.
• 1:53
  SPEAKER_03: You know what?
• 1:54
  SPEAKER_03: The sun is shining.
• 1:55
SPEAKER_03: We're all above the ground.
• 1:58
SPEAKER_03: And we've got positive stuff to share with our listeners and followers today.
• 2:01
  SPEAKER_03: Yes.
• 2:02
  SPEAKER_03: Right.
• 2:02
  SPEAKER_06: So that's a positive note.
• 2:04
  SPEAKER_06: Yeah, it is.
• 2:05
  SPEAKER_06: Above ground.
• 2:06
  SPEAKER_03: Yeah.
• 2:06
SPEAKER_03: So could be one of the mistakes.
• 2:08
SPEAKER_03: What's one of the mistakes that a first-time homebuyer could make?
• 2:11
  SPEAKER_03: Hit us with one.
• 2:12
SPEAKER_05: I think first-time homebuyers, and this is I've lived it, is buying a house that they will fit in right then.
• 2:18
SPEAKER_05: That makes us then, they just got married, or they've been married and they're thinking about having kids, but they just buy a home and they didn't they don't think about if they're gonna have two kids in two years.
• 2:28
SPEAKER_05: I mean literally, yes, it fits their needs then.
• 2:31
SPEAKER_05: Because it's it did twice, twice, back to back.
• 2:34
  SPEAKER_03: Hopefully not a thrice.
• 2:37
SPEAKER_05: They buy the house, but then they don't think three to five years ahead, and they've outgrown it after two dogs, a cat and a baby, then they're having their second baby and it's a big thing.
• 2:48
  SPEAKER_05: Exactly.
• 2:48
SPEAKER_05: Yeah, it's too small for them.
• 2:50
  SPEAKER_05: Yeah.
• 2:50
  SPEAKER_05: What would you say?
• 2:51
SPEAKER_06: Well, and you know, it says here, you know, thinking starter home too, literally.
• 2:55
  SPEAKER_06: Yeah.
• 2:55
SPEAKER_06: So you can go, yeah, I'm just gonna do that.
• 2:58
SPEAKER_06: I'm gonna buy that one.
• 2:59
SPEAKER_06: It's just gonna be a starter home.
• 3:01
SPEAKER_06: And then you put a lot of money into it, you better look at your location because location means everything.
• 3:07
  SPEAKER_06: Uh-huh.
• 3:08
SPEAKER_06: Um, because you may not get the money out of it if you're in a location that doesn't meet that market.
• 3:15
  SPEAKER_06: Yeah, support that.
• 3:16
  SPEAKER_06: Yeah.
• 3:16
SPEAKER_04: I never understood, you know, I guess when you're and and maybe people will come for me when I say this, but when you're you're you're single, like why would you want to buy a house at that time?
• 3:28
SPEAKER_04: Like to me, I I just want to rent.
• 3:30
SPEAKER_04: Because what if you only buy a little bit of this?
• 3:34
SPEAKER_04: This is what I'm saying.
• 3:35
SPEAKER_04: If you're only single, you're gonna choose to probably buy it a small house.
• 3:38
  SPEAKER_06: Yes.
• 3:38
SPEAKER_03: And then you're and then what you're gonna meet somebody unless you're like these two that are forward thinkers, thinking, I will not be single my whole life.
• 3:47
SPEAKER_03: And I want to be the one to bring this to the relationship.
• 3:49
SPEAKER_03: Well, so I'm gonna think ahead.
• 3:51
SPEAKER_04: Lydia's admitting that she was in fact not like that, Chris.
• 3:54
  SPEAKER_04: Right.
• 3:55
SPEAKER_04: So that's what she's trying to say is they're educating through their own failure.
• 4:00
  SPEAKER_03: Experience.
• 4:00
  SPEAKER_03: No, failures, experiences, right?
• 4:03
SPEAKER_03: You only fail if you quit.
• 4:05
SPEAKER_06: My daughter bought a house and I guess who was a realtor.
• 4:11
  SPEAKER_06: Was me.
• 4:11
SPEAKER_06: Who was a guy from today?
• 4:14
  SPEAKER_06: No.
• 4:15
SPEAKER_06: The the realtor, me, I kept saying, I think this is a little small, it doesn't have the storage, it doesn't have everything.
• 4:23
SPEAKER_06: What does they can't afford a bigger house?
• 4:25
SPEAKER_06: But she it wasn't about that because a lot of times if you continue to look, you might be able to find something in your price range that has more storage.
• 4:35
SPEAKER_06: So don't just fall in love with the looks of that first one.
• 4:40
SPEAKER_06: Do something more, go a little deeper and wait for that right one.
• 4:45
  SPEAKER_06: I agree, I agree.
• 4:47
SPEAKER_06: Because now she she loves her home, but she'll say, I wished I would have listened.
• 4:53
  SPEAKER_06: Because I don't have any storage.
• 4:55
SPEAKER_06: Where am I gonna put my kids' closed?
• 4:56
SPEAKER_04: And like we've talked about so many times, like it might not just be easy for her to go get something that she wants right now with the market.
• 5:03
SPEAKER_06: Right, right, yeah, and renting, renting is an option, but I look at that as pulling up the window and throwing that money for someone else to get rich because that money does not go into for yourself, you know.
• 5:19
  SPEAKER_06: Right.
• 5:19
SPEAKER_06: Nothing against landlords or anything like that, because that's their deal, that's what they want to do.
• 5:24
SPEAKER_06: But renting, you can buy.
• 5:26
SPEAKER_04: I've always been raised that way.
• 5:28
SPEAKER_04: I was just trying to think about how I'm a realtor and she knows.
• 5:33
SPEAKER_04: Well, even before she was a realtor at least.
• 5:35
SPEAKER_04: I mean, it's just that's how my parents raised me is to buy house, get the equity, all that.
• 5:39
  SPEAKER_04: Get the equity stuff.
• 5:40
SPEAKER_04: Yeah, but I have several friends that truly believe the opposite of this.
• 5:45
SPEAKER_04: And I know that's not what we're talking about.
• 5:47
SPEAKER_04: That's okay, because we But I think it's good.
• 5:49
  SPEAKER_04: We can pivot.
• 5:50
  SPEAKER_04: I think that's her episode.
• 5:52
SPEAKER_03: We can pivot all she wants.
• 5:53
SPEAKER_04: Like you said, like the starter home, we've all been taught to like, all right, that's the first thing you're gonna get.
• 5:59
SPEAKER_04: Maybe a smaller house, you're gonna start off, then you're gonna sell it.
• 6:02
SPEAKER_04: But now with things the way they are, you might not be able to do that as quick as you thought.
• 6:06
  SPEAKER_04: Is that right?
• 6:07
  SPEAKER_04: You're saying?
• 6:07
  SPEAKER_04: Yeah, yeah.
• 6:08
  SPEAKER_06: Yeah, yeah, absolutely.
• 6:10
SPEAKER_06: Because if you get in that starter home and you've put a lot of money in there and say the market is not as good as what it is, maybe right now, um, then you're you might it might take a little longer.
• 6:21
SPEAKER_06: You don't get the money out of it that you need to put on that next home that you're wanting to buy.
• 6:26
SPEAKER_04: So do you guys like sit down?
• 6:28
SPEAKER_04: I mean, I know you're you call yourself like the realtor mom, but like, and I mean Lydia could be the realtor mom now too.
• 6:34
SPEAKER_04: Or the aunt, maybe she's younger.
• 6:36
  SPEAKER_03: Yeah, realtor moms.
• 6:38
SPEAKER_04: Yeah, okay, not bad moms club, realtor moms.
• 6:41
  SPEAKER_03: That's right.
• 6:41
  SPEAKER_03: That's right.
• 6:42
SPEAKER_04: So do you sit down?
• 6:43
SPEAKER_04: And you may have already said this with like your buyers or so, like, what's your five-year plan?
• 6:50
SPEAKER_04: That way you can help them decide.
• 6:52
SPEAKER_06: I've had clients before looking for a house and they'll go, you know, we'll just we like this one.
• 6:58
  SPEAKER_06: I know it's only a two-bedroom, and I'll say, now think about that.
• 7:01
SPEAKER_06: Two bedrooms are sometimes harder to sell than a three-bedroom.
• 7:07
  SPEAKER_06: Okay.
• 7:07
  SPEAKER_06: So think about that.
• 7:09
  SPEAKER_06: Think about your location.
• 7:10
SPEAKER_06: I talk about all those things.
• 7:12
SPEAKER_06: This might be a hard resale.
• 7:14
SPEAKER_06: If you're looking for a five-year plan and this is it has this, this, or this, you might want to think about this.
• 7:21
  SPEAKER_06: And yes, I do.
• 7:22
SPEAKER_06: I sit down with them, we do a budget, we do all of the things because I want them to know I'm not gonna go into foreclosure, I'm gonna stay here.
• 7:30
SPEAKER_04: And I'm glad that Lydia brought up, like you said, the kids.
• 7:33
SPEAKER_04: Like you never, I mean, that's something you need to think at.
• 7:36
SPEAKER_05: Not even just kids, animals too.
• 7:37
SPEAKER_05: Whenever you move into a house, you want a dog and everything, and then you've got two dogs, and you're like, oh my gosh, I don't have room for all of this.
• 7:43
  SPEAKER_05: You're right, you're right.
• 7:45
  SPEAKER_05: Education location.
• 7:46
  SPEAKER_05: There it goes.
• 7:47
  SPEAKER_05: Yeah.
• 7:48
  SPEAKER_04: Yeah.
• 7:48
SPEAKER_03: So I'm gonna I'm gonna pivot back to the rental purchase thing.
• 7:51
SPEAKER_04: I knew you wouldn't be able to stand it.
• 7:53
SPEAKER_03: Well, no, the reason I want to is because he just likes this.
• 7:56
  SPEAKER_04: Okay, go ahead.
• 7:57
SPEAKER_03: Well, I want to look at both sides of the coin, right?
• 7:59
  SPEAKER_03: Yeah.
• 7:59
SPEAKER_03: So as far as the renting versus buying, uh-huh.
• 8:04
SPEAKER_03: Is there a condition where it would be more beneficial for someone to rent versus buy?
• 8:11
SPEAKER_05: If they're not staying in a location very long, but to me, that's the only reason.
• 8:15
SPEAKER_05: If they're trying to build up their credit score, that's okay.
• 8:20
SPEAKER_03: Because I just want to make sure that the listeners and followers understand that too, that you're not anti-rentry.
• 8:25
SPEAKER_03: Oh, yeah, no, renting is there are purposes.
• 8:27
SPEAKER_03: Like a professor comes in to Blackburn that's just gonna be here for two years, maybe.
• 8:32
SPEAKER_03: Right or a year, you know, whatever that is, or they're testing it out to see if it's gonna be a fit for them.
• 8:37
SPEAKER_03: That happens a lot of time, visiting professors and stuff.
• 8:39
  SPEAKER_06: Right.
• 8:40
  SPEAKER_06: Yes.
• 8:40
SPEAKER_03: They're not they don't want to come by and then be stuck with a house and anything.
• 8:43
  SPEAKER_06: Exactly.
• 8:43
SPEAKER_06: And that's why it's so important that if somebody comes in like that to talk to them about what their goals are, what they're trying to do, maybe we could set you up with somebody who has rentals because you're not going to be here long term, but they might turn it around and say, But I do want to buy and I'd like to buy a fixer upper so I can put a little money into it and maybe make something to go off somewhere else.
• 9:07
SPEAKER_03: And so or they could rent it when they move.
• 9:09
SPEAKER_04: Or they can be a landlord, well, I'm glad you can be a landlord because who's to say that people don't come to you?
• 9:14
SPEAKER_04: They want to buy a house from Lisa or Lydia, and then they want to turn that into a rental property for now, the ever famous Airbnb, which is exactly the same thing, right?
• 9:24
SPEAKER_04: We had a rental property.
• 9:25
  SPEAKER_04: No, it's not a rental.
• 9:26
SPEAKER_04: Long-term rental versus long-term rental versus Airbnb.
• 9:30
  SPEAKER_03: It's like a hotel.
• 9:30
  SPEAKER_03: Yeah.
• 9:31
SPEAKER_04: So see, and then you're making all these connections.
• 9:33
  SPEAKER_04: Somebody comes in.
• 9:34
SPEAKER_04: I just want to try this out.
• 9:36
SPEAKER_04: Oh, well, so-and-so bought this house that I listed.
• 9:39
SPEAKER_04: They turned it into a rental.
• 9:40
  SPEAKER_04: I know that it's great.
• 9:41
SPEAKER_04: And then that guy's gonna remember that you had all these.
• 9:45
  SPEAKER_04: It's just really good.
• 9:46
SPEAKER_06: Well, I just had yeah, I just had a a a listing, and the daughter is coming in to visit her dad, and she said, I don't want to stay there, but I want an an Airbnb.
• 9:57
SPEAKER_06: And so she said, Can you find me an Airbnb?
• 10:00
  SPEAKER_06: And I said, Yeah.
• 10:01
SPEAKER_06: And I started listing out what was available.
• 10:03
SPEAKER_06: So I mean, that's we're kind of your contact to get more information.
• 10:07
  SPEAKER_06: Yeah.
• 10:07
  SPEAKER_03: So what's what's another first-time home buyers regret?
• 10:12
SPEAKER_05: Think emptying their savings account.
• 10:14
SPEAKER_05: They don't think about whenever they buy the house, say they don't do home inspections or anything.
• 10:18
SPEAKER_05: And even if they do home inspections, we've done them.
• 10:21
SPEAKER_05: And then what was it, a month?
• 10:23
SPEAKER_05: And our gas line something happened with that.
• 10:26
SPEAKER_05: We'd have Amron come out and everything, and you don't think about the money that after you buy your AC goes out a week later.
• 10:31
  SPEAKER_03: It's you now.
• 10:31
  SPEAKER_03: It's not the landlord.
• 10:32
  SPEAKER_03: It's all you.
• 10:33
  SPEAKER_03: Yeah.
• 10:36
  SPEAKER_05: Yes.
• 10:36
SPEAKER_05: If they empty their savings account and then they have no extra money to fix anything that goes wrong within the next month, five months after, then they're screwed.
• 10:44
  SPEAKER_05: Yeah.
• 10:45
SPEAKER_04: Well, it's kind of like your big dog game plan.
• 10:47
SPEAKER_04: I know I always bring this up, but like leaving those allowances, like and you guys can help guide them to make sure you're not housework.
• 10:55
SPEAKER_06: Leave a little bit in your till for yeah, yeah.
• 10:58
  SPEAKER_06: Because you're becoming a homeowner.
• 11:01
  SPEAKER_06: Yes, yes.
• 11:02
SPEAKER_06: Home ownership means something totally different than being a renter.
• 11:07
  SPEAKER_07: Correct.
• 11:07
  SPEAKER_07: Yeah.
• 11:08
  SPEAKER_07: Correct.
• 11:08
SPEAKER_04: And you guys really offer a lot of education.
• 11:10
SPEAKER_04: I saw this like real, it really actually kind of broke my heart, you guys.
• 11:15
  SPEAKER_04: And this guy, he's like, I'm a first-time homeowner.
• 11:18
SPEAKER_04: Like nobody taught me how to take care of my house or do these things or updates.
• 11:23
SPEAKER_04: And he's kind of like doing little things like that.
• 11:25
SPEAKER_04: But see, you're offering this, we're offering this.
• 11:28
  SPEAKER_04: It is hard.
• 11:29
SPEAKER_04: Like you said, being a homeowner.
• 11:31
SPEAKER_04: I mean, you gotta Yeah.
• 11:32
  SPEAKER_04: You gotta know.
• 11:32
  SPEAKER_04: You gotta sell it.
• 11:33
  SPEAKER_04: It's all on you.
• 11:34
SPEAKER_03: One thing too about finance is I mean, how are they gonna move?
• 11:38
SPEAKER_03: Are they hiring a moving company?
• 11:39
SPEAKER_03: Are they doing it themselves?
• 11:40
SPEAKER_03: They're gonna have to hire or get our U-Haul.
• 11:42
SPEAKER_03: I mean, that's expenses that they probably didn't think about.
• 11:44
SPEAKER_03: They just want their home.
• 11:45
  SPEAKER_06: See, I wouldn't think of that.
• 11:46
SPEAKER_06: Well, even on the seller side and the buyer side, if you're going to be moving, you start talking to your furniture, you know, who's gonna move these moving companies.
• 11:54
SPEAKER_06: And when you find out it costs$13,000,$25,000 to move out of state, I mean it is a big deal.
• 12:03
SPEAKER_06: So you need to think about that and make sure that you have the money for that as well as your closing costs.
• 12:09
SPEAKER_03: So is it is it true though that not necessarily, but most of the time if someone's moving from state to state, they're not a first-time homebuyer, usually.
• 12:17
  SPEAKER_06: Most of the time.
• 12:18
  SPEAKER_06: Most of the time.
• 12:19
  SPEAKER_06: Yeah.
• 12:19
  SPEAKER_06: Right.
• 12:19
  SPEAKER_06: Yeah.
• 12:19
SPEAKER_06: Depending on did they get married or military moving this one, military.
• 12:24
SPEAKER_03: So I was just on that, you know, but that is a big expense to keep that in mind though.
• 12:28
  SPEAKER_06: Most definitely.
• 12:29
  SPEAKER_03: Yeah.
• 12:29
SPEAKER_03: So we've got buying too small and finances.
• 12:33
SPEAKER_03: You know, what are some of the other regrets that if I'm a first-time homebuyer, what what am I going to regret?
• 12:37
SPEAKER_03: Well that you guys are going to help us avoid to regret.
• 12:40
SPEAKER_05: One thing you've said was location.
• 12:42
  SPEAKER_05: Oh, yeah.
• 12:43
SPEAKER_05: I still think there's more to talk about on that.
• 12:45
SPEAKER_05: Just this is kind of going back to the kids that I've shown a house in town and we were looking at a house.
• 12:50
SPEAKER_05: They fell in love with it.
• 12:51
SPEAKER_05: They wanted to put an offer in.
• 12:52
SPEAKER_05: My first thing I said is they've got two kids.
• 12:54
SPEAKER_05: They're on the busiest road in town.
• 12:55
  SPEAKER_05: What's first out?
• 12:56
SPEAKER_05: Is that first out they there was no fence.
• 12:59
SPEAKER_05: I'm like, you've got to get a fence up.
• 13:01
SPEAKER_05: Like you've got two little kids.
• 13:02
SPEAKER_05: They're not going to be staying in the yard 24-7.
• 13:04
SPEAKER_05: Like, you need to get a fence up.
• 13:05
SPEAKER_03: Oh, I keep them on a leash.
• 13:07
  SPEAKER_03: It's all right.
• 13:07
  SPEAKER_05: Yeah.
• 13:08
  SPEAKER_05: Yeah.
• 13:08
SPEAKER_05: I actually have used one before for Rosie.
• 13:11
SPEAKER_05: I just ordered a leash for Kate for Disney.
• 13:13
  SPEAKER_05: You got to.
• 13:13
  SPEAKER_05: I I a backpack leash.
• 13:15
SPEAKER_05: You gotta have it at Disney.
• 13:17
  SPEAKER_05: I know for Rosie.
• 13:19
SPEAKER_04: My dad walked her around the airport like a dog.
• 13:21
  SPEAKER_04: It was hilarious.
• 13:22
  SPEAKER_04: Swirl.
• 13:23
  SPEAKER_04: Yeah.
• 13:24
  SPEAKER_04: No, but that's a good point.
• 13:26
  SPEAKER_04: And and also animals.
• 13:28
  SPEAKER_04: I'm losing control, folks.
• 13:30
  SPEAKER_04: I'm losing control.
• 13:33
SPEAKER_03: You didn't face Caitlin when I talked.
• 13:34
  SPEAKER_06: Hey.
• 13:35
  SPEAKER_06: Huh?
• 13:36
  SPEAKER_06: Location means everything.
• 13:38
SPEAKER_06: I'm going to get it.
• 13:40
SPEAKER_06: We're going to keep moving.
• 13:42
  SPEAKER_06: Location is everything.
• 13:43
SPEAKER_06: Just like you said, if you have animals, you need that fence.
• 13:47
SPEAKER_06: If you don't have animals and you don't have children.
• 13:52
  SPEAKER_06: Bad neighbors.
• 13:53
SPEAKER_06: And then you go in and you're looking at the house, and the dog next door has barked and barked and barked the whole time that you are there.
• 14:03
SPEAKER_06: And if you're not an animal person, it may not be Lisa's weary person.
• 14:08
  SPEAKER_06: I'm allergic.
• 14:09
  SPEAKER_06: I'm allergic.
• 14:10
SPEAKER_06: And my mom isn't either.
• 14:11
SPEAKER_03: Well, I'm glad you're not allergic to the big dog.
• 14:13
SPEAKER_04: No, the big dog doesn't have dancers.
• 14:15
SPEAKER_04: But Lisa, you really are so right.
• 14:17
SPEAKER_04: And that has kept me from moving.
• 14:20
SPEAKER_04: Because you have good neighbors.
• 14:21
SPEAKER_04: And I have a great location, and there's nothing else.
• 14:24
SPEAKER_06: There's nothing better than that.
• 14:26
SPEAKER_06: When you have good neighbors and you have a support system around you that you know when your kids go outside, they're at the neighbor's house and it's all fine.
• 14:34
SPEAKER_06: That's or maybe not in a busy street or something like that.
• 14:38
SPEAKER_04: I think you guys are 100% I mean, I remember adults used to say location is everything.
• 14:43
SPEAKER_04: I'm like, I just want it to look nice, but now I get it, man.
• 14:46
  SPEAKER_06: I get it.
• 14:47
SPEAKER_06: It will affect a resale.
• 14:49
SPEAKER_06: I sold a house one time and I was on the seller side, buyers, different agent.
• 14:54
SPEAKER_06: They bought the house, and within a month it went back up on the market.
• 14:59
SPEAKER_06: And I called them and and I said, What's going on?
• 15:02
SPEAKER_06: And they said, We don't like the commute.
• 15:06
SPEAKER_06: All of our stuff is in Springfield, and now we're commuting back and forth, and we don't like it.
• 15:11
SPEAKER_06: Please drive that back and forth before you put your name on a contract.
• 15:16
SPEAKER_06: That was a real error on their part.
• 15:19
SPEAKER_06: That was a very high dollar home, and then they didn't like it.
• 15:24
SPEAKER_06: And then so if you put it back up on the market within that month, you got your closing costs.
• 15:29
SPEAKER_06: I mean, you made them get that back.
• 15:31
SPEAKER_06: Yeah, you're not they raised the price.
• 15:33
SPEAKER_06: Well, then that doesn't go because people look at that and go, a month ago.
• 15:37
  SPEAKER_03: Why is it more?
• 15:41
SPEAKER_04: I I agree with the location, is everything.
• 15:44
SPEAKER_04: Another thing, you have to get an inspection, or you don't have to.
• 15:48
  SPEAKER_04: Right.
• 15:48
SPEAKER_04: So if you choose to cut those costs, yeah.
• 15:51
  SPEAKER_04: Don't you feel like that's a mistake?
• 15:53
  SPEAKER_05: 100%.
• 15:54
SPEAKER_05: We didn't get our home inspection on one of our houses just because we were ready to get in there and I regretted it immediately.
• 16:00
SPEAKER_05: I was like, why did we do this?
• 16:02
SPEAKER_05: Why did we not get the inspection?
• 16:03
  SPEAKER_05: So we knew.
• 16:04
SPEAKER_03: Well, it's sound like we talked on last episode we had about you know DIY versus professional.
• 16:09
  SPEAKER_03: Yep.
• 16:10
SPEAKER_03: In this case, DIY, oh, I don't need inspection.
• 16:12
  SPEAKER_03: I I it looks fine.
• 16:13
  SPEAKER_03: I'm good, right?
• 16:14
SPEAKER_03: Versus hiring a professional inspector to come in and pay that$500 to save you$15,$20,$30, whatever that expense would be, that would now be you, the homeowner's responsibility to pay for.
• 16:25
SPEAKER_06: And some people get confused because FHA and VA loans, they send out the appraiser slash inspector, and they're inspecting that home for the bank, not for you.
• 16:41
SPEAKER_06: It's not the 45 page with the pictures and going through everything.
• 16:45
SPEAKER_06: They're looking at the specific checklist.
• 16:47
SPEAKER_06: Yes, certain checklists that they're looking at because people will say, No, I think I just want to do.
• 16:52
SPEAKER_06: And I say, just so you know.
• 16:55
SPEAKER_06: Because I'm so, you know, because I don't want buyers' remorse.
• 16:58
  SPEAKER_06: Don't want home buyers.
• 16:59
SPEAKER_06: Don't want that at the end.
• 17:01
  SPEAKER_06: I want a good closing.
• 17:02
  SPEAKER_06: I don't want craziness.
• 17:04
  SPEAKER_06: And we tried to.
• 17:06
  SPEAKER_03: Lisa don't like craziness.
• 17:07
SPEAKER_06: I do not like craziness.
• 17:08
SPEAKER_06: I'm glad you explained that because I did, that's what I thought.
• 17:12
  SPEAKER_06: Yes.
• 17:12
SPEAKER_06: And I had a guy who did that, he said, oh no, the VA will check it for me.
• 17:16
SPEAKER_06: The VA is more picky than most, but it's still not that full thing.
• 17:23
SPEAKER_06: But but VA doesn't require home inspections.
• 17:25
SPEAKER_06: No, they don't require it.
• 17:27
SPEAKER_03: But there are some things that the banks and the FHA and all those coming in and doing the appraisal and inspection.
• 17:34
SPEAKER_03: There are some crossovers that are inspected by the individual home inspection.
• 17:39
  SPEAKER_03: Yes.
• 17:39
  SPEAKER_03: Just not as thorough.
• 17:40
  SPEAKER_03: As thorough.
• 17:41
SPEAKER_03: Because the banks need them to check off their little boxes that you have a roof, it's got a foundation, it's got this, right?
• 17:48
  SPEAKER_03: Right.
• 17:48
  SPEAKER_03: Yeah.
• 17:49
  SPEAKER_07: Okay.
• 17:49
  SPEAKER_03: Yep.
• 17:49
SPEAKER_03: So yeah, I would agree.
• 17:51
SPEAKER_03: I mean, from a professional standpoint, definitely hire a professional, have your home inspected before you sign on that dotted line.
• 17:57
  SPEAKER_03: Absolutely.
• 17:58
  SPEAKER_03: Definitely.
• 17:58
SPEAKER_03: And you guys are pushing that.
• 17:59
  SPEAKER_03: Not pushing.
• 18:00
SPEAKER_03: You're recommending it heavily to have that dotted line.
• 18:03
SPEAKER_04: And you guys and listeners can believe it because Lydia did it herself and she learned.
• 18:08
SPEAKER_04: So now she's telling you.
• 18:09
SPEAKER_04: And this was before you were a realtor.
• 18:11
  SPEAKER_04: Yeah.
• 18:12
  SPEAKER_04: Yeah.
• 18:12
SPEAKER_04: So there's your case in point.
• 18:14
  SPEAKER_04: Proof in the button.
• 18:15
  SPEAKER_06: Yep.
• 18:15
  SPEAKER_06: Yes.
• 18:16
  SPEAKER_06: Yes.
• 18:16
SPEAKER_06: And you ask the question, what do you do if the roof, you know, is leaking?
• 18:20
SPEAKER_06: Then if you can go back and talk to the inspector, but the inspector, if he finds something with that roof, he says to have that inspected by a professional roofer.
• 18:31
  SPEAKER_06: So Okay.
• 18:33
  SPEAKER_05: Yeah.
• 18:33
SPEAKER_05: So don't put on there what you need to have it inspected by.
• 18:37
SPEAKER_05: If you need an electrician to come in to look at anything.
• 18:39
  SPEAKER_05: Oh, yeah.
• 18:40
  SPEAKER_05: Yeah, yeah.
• 18:40
  SPEAKER_05: Okay.
• 18:41
SPEAKER_06: And if that happens and the professional roofer goes and he looks at it and he gives us the okay.
• 18:46
SPEAKER_06: I want that in writing because I put that in the folder.
• 18:49
SPEAKER_06: And so if something comes up, my buyers or sellers know who to call.
• 18:54
  SPEAKER_06: So yeah.
• 18:55
  SPEAKER_03: No, it's awesome.
• 18:55
  SPEAKER_03: It's all right there.
• 18:56
  SPEAKER_06: It's all right there.
• 18:57
SPEAKER_03: So so back to the financial part on that, there's some other things that maybe some first first home buyers may not catch, right?
• 19:05
SPEAKER_03: Not just financially, but time is money also, right?
• 19:09
  SPEAKER_06: Oh, yeah.
• 19:10
  SPEAKER_03: Maintaining that home.
• 19:11
SPEAKER_03: I mean, if they've been renting their whole life or living with mom and dad and they've been pretty pampered, and so they're not used to that on my own at 17.
• 19:20
SPEAKER_03: Yes, that pause in the audio was me staring at Caitlin about that.
• 19:24
SPEAKER_03: She's just pampered now, which is great.
• 19:26
  SPEAKER_03: Chris should pamper you.
• 19:27
  SPEAKER_03: It's all good.
• 19:27
SPEAKER_04: I just started getting pampered.
• 19:29
SPEAKER_03: But what what are some things they should be be worrying about?
• 19:31
SPEAKER_03: You know, they they say, Oh, I got this, no big deal.
• 19:34
SPEAKER_05: Well, we want them to make sure they maintain the home.
• 19:37
  SPEAKER_05: Yes.
• 19:37
SPEAKER_05: I don't think people realize how much work goes into maintaining a home.
• 19:41
SPEAKER_05: Is there's outside work, there's inside work.
• 19:43
SPEAKER_05: You've got why am I mind blinking?
• 19:45
  SPEAKER_05: The yard.
• 19:46
SPEAKER_05: Something that I don't think about is like our appliance failures.
• 19:49
SPEAKER_05: Yes, that that is a big one.
• 19:51
SPEAKER_05: We moved into our home already.
• 19:53
  SPEAKER_05: There's a fridge there.
• 19:54
  SPEAKER_05: Guess what?
• 19:54
SPEAKER_05: We had to get a new we have to get a new fridge already.
• 19:56
SPEAKER_05: And we've been there since November.
• 19:58
SPEAKER_05: Little things like that, people don't think of whenever the sellers left the appliances.
• 20:04
SPEAKER_05: They need to know the ages on everything, when it was put in, when what is the water thing?
• 20:08
SPEAKER_05: What am I thinking of that's in your fridge?
• 20:10
  SPEAKER_05: A water.
• 20:11
  SPEAKER_05: Water filter.
• 20:12
  SPEAKER_05: Yes.
• 20:12
SPEAKER_05: People don't think about it.
• 20:13
SPEAKER_05: Caitlin, ding, ding, ding, ding, ding.
• 20:15
  SPEAKER_05: Those things.
• 20:16
SPEAKER_05: There's just so much that goes into owning a home that if you're a first-time homebuyer, you don't think about those types of things.
• 20:22
SPEAKER_04: Oh, I really screwed up on my hat.
• 20:24
SPEAKER_04: I think people don't think about their yard.
• 20:27
  SPEAKER_04: I have two acres.
• 20:28
  SPEAKER_04: There's hills.
• 20:29
SPEAKER_04: They had it so beautiful landscaping.
• 20:32
  SPEAKER_04: Oh, yeah.
• 20:32
SPEAKER_04: There was I never we ended up ripping half that stuff out, but because I couldn't keep it up.
• 20:38
  SPEAKER_05: Yeah.
• 20:39
SPEAKER_04: But see, you think you see how beautiful it looks.
• 20:40
SPEAKER_04: You're like, oh, I'm gonna do that.
• 20:41
SPEAKER_05: Yeah, they probably had a company.
• 20:44
  SPEAKER_05: Yeah, no.
• 20:45
  SPEAKER_05: You hire somebody.
• 20:47
  SPEAKER_04: Yeah.
• 20:48
SPEAKER_06: Your do-it-yourself projects that you do at your home.
• 20:52
SPEAKER_06: Please make sure that you do them well.
• 20:56
SPEAKER_06: Either know how to use a hammer, know how to use a paintbrush.
• 21:01
SPEAKER_06: I'm saying that because you don't want me to come paint your house.
• 21:04
  SPEAKER_06: Okay.
• 21:05
SPEAKER_06: It you will show because I'll have it all over me on the floor all over here.
• 21:08
SPEAKER_04: Oh, I have it everywhere too.
• 21:09
  SPEAKER_04: Okay.
• 21:10
SPEAKER_04: Is it on my fingers still?
• 21:11
SPEAKER_06: People look when they go paint through a home and they'll say, This looks like a do-it-yourselfer.
• 21:18
SPEAKER_06: So that that can diminish what that buyer thinks your house is.
• 21:22
SPEAKER_04: And do we not we talk about this literally every week on the whole other segment?
• 21:27
SPEAKER_04: But to me, why would you want to eat up so much time if you're not a hundred percent competent on how to do it?
• 21:35
SPEAKER_04: To me, what a waste.
• 21:36
SPEAKER_06: It's gonna take you 10 times longer because we procrastinate on what we don't know.
• 21:40
SPEAKER_06: And so just hire it done, make it beautiful, make it beautiful, put it on the market and watch it go.
• 21:46
SPEAKER_05: I mean, that's no one tells you.
• 21:49
SPEAKER_05: We're working on our landscaping right now at our house.
• 21:51
SPEAKER_05: We've been there since November.
• 21:52
  SPEAKER_05: So we've been there a while.
• 21:53
SPEAKER_05: No one warns you that your whole personality is going to become comparing prices of mulch, rock, everything, flowers.
• 21:59
SPEAKER_05: I don't know what Same thing about flowers.
• 22:01
SPEAKER_05: And I'm trying to grow wildflower things in my prepared.
• 22:04
SPEAKER_05: And I have no idea what I'm doing.
• 22:06
SPEAKER_05: I've looked it all up.
• 22:07
SPEAKER_05: We'll have to compare notes.
• 22:08
SPEAKER_05: I have no idea what I'm doing.
• 22:10
  SPEAKER_05: Lydia's whole personality.
• 22:11
  SPEAKER_04: Lydia's a little bit more.
• 22:12
SPEAKER_05: Right now it literally is my front yard.
• 22:14
SPEAKER_05: I have a bush that's this tall, and then the other ones are this little, and I don't know what to do about it.
• 22:17
SPEAKER_03: So cut the big one down to match the little one.
• 22:19
  SPEAKER_05: I was told I couldn't, that I can't cut that bush.
• 22:21
SPEAKER_05: I hate it when people tell me I can't.
• 22:23
SPEAKER_05: I need to hire a professional professional.
• 22:24
  SPEAKER_03: There you go.
• 22:25
SPEAKER_03: Oh wait, I believe someone just said that a minute ago.
• 22:27
  SPEAKER_06: Yes, hire a professional.
• 22:28
  SPEAKER_06: Get it done.
• 22:29
SPEAKER_03: So because you're gonna you do first home home buyers ever get emotional?
• 22:33
SPEAKER_06: Do they ever the whole process is emotional?
• 22:37
  SPEAKER_06: Yeah.
• 22:38
SPEAKER_06: It's our job to keep them smooth, saline.
• 22:42
SPEAKER_06: If they start if other houses come out after you've purchased your house, yes, and other houses come out on the market and you start comparing your house with the others, and you go, then you have that buyer's remorse.
• 22:55
  SPEAKER_06: You can have that.
• 22:56
  SPEAKER_03: That's a real thing.
• 22:57
SPEAKER_06: It is a real thing.
• 22:58
SPEAKER_06: So I always say, when you hit the house that you know that you know, you'll feel it in your gut.
• 23:03
  SPEAKER_06: Yeah.
• 23:04
SPEAKER_06: If you don't feel that, oh my gosh, I can see me living here, then this isn't the house for you.
• 23:08
SPEAKER_06: And let's keep working, let's keep looking.
• 23:10
SPEAKER_04: And and I I really felt that because when I had been trying to possibly look for a bigger house, like nothing did I have that feeling besides the house I live in now.
• 23:19
SPEAKER_04: So I think it is important to trust your gut, take the time, do the things you're supposed to do.
• 23:25
SPEAKER_04: So you don't have the first time buyer emotion.
• 23:29
SPEAKER_06: Yeah, and homeowners, now it's up to you to do all the fixes that we're talking about.
• 23:33
  SPEAKER_06: Right.
• 23:34
SPEAKER_06: And sometimes I'm telling you, you can have every inspection, every professional come in and look, and they've all said it's all good.
• 23:42
SPEAKER_06: And then something other than what you've looked at is falling apart, and it can get overwhelming.
• 23:49
SPEAKER_06: Yeah, and people will just be like, This is too much.
• 23:53
  SPEAKER_06: I wish I hadn't done this.
• 23:55
  SPEAKER_04: Especially when you're young.
• 23:56
SPEAKER_04: I mean, think about it.
• 23:57
SPEAKER_04: Like in your early 20s, like Lydia.
• 23:59
SPEAKER_04: I mean, Lydia seems a lot, you're probably reincarnated like an old soul.
• 24:03
SPEAKER_04: But you know it's hard.
• 24:06
  SPEAKER_06: For these things.
• 24:06
  SPEAKER_07: There you go.
• 24:07
  SPEAKER_06: Have those home warranties.
• 24:08
SPEAKER_06: I know people say, Oh, those home warranties.
• 24:10
  SPEAKER_06: Yeah.
• 24:11
SPEAKER_06: Well, the home warranties that we do, if you have a problem with it, call me.
• 24:16
SPEAKER_06: I will call them and make sure that it's gonna work for you.
• 24:19
  SPEAKER_06: Right.
• 24:19
SPEAKER_06: You know, I'll do my best to get that done because sometimes a home warranty will help get that water heater.
• 24:25
SPEAKER_06: It'll help get that stove.
• 24:27
SPEAKER_06: It'll it'll help get those things in that first year.
• 24:30
SPEAKER_06: So that's a possibility too, so that you're not overwhelmed.
• 24:33
SPEAKER_06: But please call us and let us know what you're going through because we might be able to give you some options that can help.
• 24:40
SPEAKER_03: So, so some key takeaways from today for first home buyers, first-time home buyers, is financially don't drain your bank account.
• 24:48
  SPEAKER_06: Right?
• 24:49
  SPEAKER_06: Yeah.
• 24:49
  SPEAKER_03: That's that's takeaway I I gathered from today's discussion.
• 24:52
  SPEAKER_03: You will get emotional.
• 24:54
  SPEAKER_06: Oh, yeah.
• 24:54
SPEAKER_03: But everyone at First Choice Reality Pros is going to help them kind of kind of guide them through that ebb and flow of the emotion.
• 25:02
SPEAKER_04: They're easing the tension, baby.
• 25:03
  SPEAKER_04: That's right.
• 25:04
  SPEAKER_03: That's right.
• 25:05
SPEAKER_03: And we we found that people will will rush into buying that home and then realizing it's not the right one, it's too small, and they're not thinking ahead and all that, right?
• 25:15
  SPEAKER_03: That's really time, right?
• 25:18
  SPEAKER_05: Yeah.
• 25:19
SPEAKER_03: And don't give up not doing the inspections.
• 25:22
  SPEAKER_03: I think that's very key.
• 25:23
SPEAKER_03: I kind of pulled out of today, right?
• 25:24
  SPEAKER_03: Right, right.
• 25:25
  SPEAKER_06: I did too.
• 25:25
SPEAKER_03: Let's not let's not give up on that.
• 25:27
SPEAKER_06: If they want to say they say nope, I'm not gonna do inspections, then they have to sign a document and I'll tell them you're giving me an ulcer right now.
• 25:34
SPEAKER_06: Because I think you're giving me an ulcer right now because I think inspections are the best money you'll ever spend.
• 25:40
SPEAKER_03: If you don't have the money to go borrow from your parents, it's 500 bucks.
• 25:42
SPEAKER_06: It's like trust me, parents.
• 25:44
