- 0:00Speaker 1: Seven fifty two thirteen ten WYBA, Madison in the morning
- 0:05Speaker 1: on this Wednesday, October ninth. Yes, we're talking Fall Parade
- 0:10Speaker 1: of homes. It kicks off this weekend. Let's see, we
- 0:14Speaker 1: have two segments this weekend and then again next weekend
- 0:18Speaker 1: Friday through Sunday. On the line with us this morning,
- 0:22Speaker 1: we have Chad Lawler with the Madison Area home Builders Association. Chad,
- 0:26Speaker 1: thanks so much for joining us.
- 0:29Speaker 2: Yeah, thanks so much for having us. Really excited to
- 0:31Speaker 2: get the Fall parade off on Friday, and hopefully we
- 0:34Speaker 2: see a lot of people out there this weekend and
- 0:36Speaker 2: next Yeah.
- 0:37Speaker 1: Absolutely. And so this is a scattered what's being called
- 0:40Speaker 1: a scattered site parade of homes. What does that mean?
- 0:43Speaker 2: Chad? Yeah, so I think there's there. We we kind
- 0:47Speaker 2: of classify things as either a clustered or a scatter,
- 0:49Speaker 2: and by scattered we meet these are individual homes that
- 0:54Speaker 2: are in the parade. Lots of them do have homes
- 0:57Speaker 2: within another block near them, so they're not kind of isolated,
- 1:03Speaker 2: but they're not multiple homes directly next to each other,
- 1:07Speaker 2: which gives us a lot of variety and not only
- 1:09Speaker 2: the size of the homes, but also the communities that
- 1:12Speaker 2: they're in and the different builders are able to get
- 1:15Speaker 2: engaged in the parade through that scattered site.
- 1:18Speaker 1: Yeah, so people, can you know, take a look at
- 1:21Speaker 1: maybe some homes with lake lake front or some suburban
- 1:25Speaker 1: or out somewhat country ish.
- 1:28Speaker 2: Oh absolutely, Yeah. We have two lake homes this year
- 1:32Speaker 2: that should be amazing ones you know in Stoton and
- 1:36Speaker 2: Lake Ganza. The other one is up on Lake Wisconsin.
- 1:41Speaker 2: Those are always a couple of my favorites to look at.
- 1:44Speaker 2: They always have a little little style that are different
- 1:47Speaker 2: than you get from something that's more suburban. So but
- 1:50Speaker 2: I can say that I've had the fortune to go
- 1:53Speaker 2: through many of the homes already and they are gorgeous.
- 1:57Speaker 1: And now these are it's a mix of occupied and unoccupied, right.
- 2:02Speaker 2: Yeah. A couple of the homes this year have been
- 2:05Speaker 2: moved into, but only recently. So we have a rule
- 2:09Speaker 2: that the home can only be lived in for up
- 2:11Speaker 2: to six months. And usually that's just because we never
- 2:15Speaker 2: know timelines, and so sometimes the builder will put a
- 2:18Speaker 2: home in and they'll be like, oh, hey, we're going
- 2:21Speaker 2: to finish two months early, and if you're the homeowner
- 2:24Speaker 2: of that, usually you don't want to wait that two months.
- 2:27Speaker 2: But thankfully we have it. And our homeowners are fantastic
- 2:30Speaker 2: because they actually vacate for both weeks and make sure
- 2:34Speaker 2: that the home is at Christine levels and they really
- 2:40Speaker 2: like to show off the house.
- 2:41Speaker 1: Yeah, making sure that Bobby didn't leave his dirty socks
- 2:44Speaker 1: laying in the hallway or something like that.
- 2:47Speaker 2: Sho oh exactly.
- 2:48Speaker 1: And what's what's the perk for these homeowners other than
- 2:52Speaker 1: bragging rights. I suppose that's plenty. I suppose huh.
- 2:56Speaker 2: Right, Well, there's always the fact that you get to
- 2:59Speaker 2: show off your home, especially some of these that are
- 3:03Speaker 2: that are custom and have unique and personal traits to them.
- 3:06Speaker 2: Another thing, and if anybody who's listening is considering building
- 3:10Speaker 2: and considering a parade house, a lot of there's some
- 3:14Speaker 2: discounts that occasionally will occur on different products. One of
- 3:18Speaker 2: the nice things about spread at home, even if you're
- 3:20Speaker 2: not looking to build a remodel, if you're looking to
- 3:23Speaker 2: find out what's the new trend. A lot of our
- 3:26Speaker 2: vendors and products suppliers will actually really promote new products, uh,
- 3:32Speaker 2: And so this is one of those ways that they're
- 3:34Speaker 2: able to put new items into the market and get
- 3:38Speaker 2: that kind of that feedback and let people see it
- 3:41Speaker 2: for the first time, kind of a hands on in
- 3:44Speaker 2: its elements. So that's one of the ways. And usually
- 3:47Speaker 2: those come with a discount.
- 3:48Speaker 1: Chad, Chad, let me ask you. You know, we're joking
- 3:50Speaker 1: earlier this morning one thing, and I thought it was
- 3:53Speaker 1: more older homes, but Preble says some newer ones too,
- 3:56Speaker 1: newer builders putting in those little devil doors, you know,
- 3:59Speaker 1: those small where the hell did they go?
- 4:03Speaker 2: Yeah, well, I think you know, we like to when
- 4:07Speaker 2: builders are building, they always like to use every square
- 4:09Speaker 2: footage and if it's a secret door. We've seen that
- 4:13Speaker 2: as a trend. That was really a trend in the
- 4:16Speaker 2: late you know, like eighteen nineteen somewhere in that rain
- 4:20Speaker 2: where we had some builders putting in one had six
- 4:25Speaker 2: hidden doors. And so yeah, we still see we still
- 4:30Speaker 2: see that and a lot of and usually it's you know,
- 4:35Speaker 2: maybe it's a space that would be under the stairs
- 4:38Speaker 2: and now it's the opportunity to use as a storage.
- 4:42Speaker 2: We've seen them become wine cellars, they become you know,
- 4:46Speaker 2: kids game areas, they become a dog's area. So a
- 4:51Speaker 2: lot of options just to use all the square footage.
- 4:53Speaker 2: And one of the things that I think is interesting.
- 4:56Speaker 2: In Dane County. This last year, we've actually seen the
- 4:59Speaker 2: square footage of houses, the average house dropped by three
- 5:02Speaker 2: hundred and fifty square feet. That is, they're actually getting smaller.
- 5:07Speaker 2: But and with that people still want to you know,
- 5:10Speaker 2: fit everything in, so they're making sure they're using all
- 5:13Speaker 2: that square footage and no dead space.
- 5:15Speaker 1: Okay, Well, and Chad, anyway, more information that our listeners
- 5:19Speaker 1: might need. A Madison Fall Parade of Homes dot Com
- 5:23Speaker 1: your website again. It kicks off this weekend and next
- 5:27Speaker 1: weekend on Friday three to seven, Saturday and Sunday eleven
- 5:31Speaker 1: am to six.
- 5:32Speaker 2: Right, correct, And I'd say that the best place to go,
- 5:36Speaker 2: as you mentioned was Madison Fall Parade to homes dot com.
- 5:39Speaker 2: You're going to see all the information on all thirteen
- 5:41Speaker 2: homes that are in this year's Fall parade, information on
- 5:44Speaker 2: the builders. You'll see some of those vendors, those featured
- 5:49Speaker 2: vendors that you can kind of see whose product is
- 5:52Speaker 2: in the homes, and then you can get a little
- 5:55Speaker 2: little taste as well as ideas of how to go.
- 5:59Speaker 2: I will say tickets are for sale online with credit card,
- 6:03Speaker 2: otherwise it's cash only. At the door.
- 6:05Speaker 1: Oh point.
- 6:06Speaker 2: You can get a ticket at any of the home, okay,
- 6:09Speaker 2: and it's only ten dollars for general admission. Seniors sixty
- 6:13Speaker 2: five and older are only five dollars. Children six to
- 6:17Speaker 2: seventeen are also five dollars, and any child five and
- 6:20Speaker 2: under is free.

- 6:24Speaker 1: a good weekend. I'm sure you get a lot. We
- 6:26Speaker 1: got a beautiful week in ahead, so I'm guessing there's

- 6:29Speaker 1: the Fall Parade of Homes coming up. It is seven
- 6:32Speaker 1: fifty eight thirteen ten Wiba
