- 1:32For further details. Hello and welcome to the very
- 1:40first episode of Holiday. Let's Insider.
- 1:43Today's special guest is Harriet Kerr, the portfolio director at
- 1:47Sykes Holiday Cottages. How's it going, Harriet?
- 1:50Great. Thank you.
- 1:51How's it going for you? Oh good.
- 1:52Thank you. Yeah, the sun's shining so.
- 1:54Very happy. All right, today we're going to
- 1:57discuss making your first holiday.
- 1:59Home investment so. Just explain to us how Sykes
- 2:03helps people. Who are entering the market for
- 2:06the first time? Yeah, Thanks, James.
- 2:08I think it's really important to note that it, this is still very
- 2:11much holiday letting, is very much a thriving market.
- 2:14And for anyone entering the market, it may feel slightly
- 2:17overwhelming and there's lots of information and there's lots of
- 2:20changes going on. So it's really important for us
- 2:24to make it simple and straightforward and provide as
- 2:27much advice as as we possibly can.
- 2:29So for people entering the market, we've got lots of pieces
- 2:33of information available to them and we've also got lots of
- 2:37services available. So we can on our website, we've
- 2:41got a host of content which will provide articles on on how to
- 2:46approach holiday letting for success, how to optimize
- 2:50property, how to go about all the varying different things
- 2:54they need to know depending on where in the country they're
- 2:57looking to, to purchase. We've got a, a holiday homes for
- 3:02sale page, which are market marketplace full of holiday
- 3:07homes that are, that are for sale.
- 3:10We also have income calculators for people who are not sure on
- 3:13how much they may may earn, which give really good guidance
- 3:17on on the income based on the location and usually the size
- 3:21and any features of the of the property.
- 3:24And we also have mortgage comparisons, so anyone who's
- 3:28looking to obtain a, a holiday let mortgage.
- 3:32So we've got various different services available.
- 3:34So it depends on where they are in their journey, whether
- 3:36they're dreaming of something currently on holiday and
- 3:39dreaming of it, or whether they're a lot further down the
- 3:41line, we can help them. Yeah, really comprehensive set
- 3:45of resources. There and just.
- 3:46How important is it to do your research if you're getting
- 3:49involved in this sector? It's really important setting a
- 3:53property up for success at the very early stages and whether
- 3:56that's whether you're building, buying, planning, having a
- 4:01holiday home and setting it up is quite different to how you
- 4:05may live in a house and you know, and whether you for a
- 4:08residential use or long term less.
- 4:10So it's important to know, know your stuff and do lots of
- 4:14reading and or gain support from the experts.
- 4:17So for anyone who is slightly further down in their journey
- 4:21and they have a property and that maybe they're looking to
- 4:24renovate or they, they're not quite sure what to do.
- 4:26Our local experts can go to the property, give them local
- 4:32information if they're not from the area, local suppliers and
- 4:36support and also give advice, practical advice around
- 4:39important issues such as health and safety or again, how to to
- 4:44set the property up for success from a personal choice
- 4:48declaration perspective. But all the really important
- 4:50practical points of view to ensure that once the property's
- 4:54up and running, that the property gets the best reviews
- 4:58from the customers and holiday makers enjoy themselves
- 5:00ultimately. With Sykes, is it a case?
- 5:03With owners to give them as much hand holding as they might need
- 5:07during the journey. It really depends on what they
- 5:10need. If they're a seasoned,
- 5:12experienced holiday let owner who's been doing it for years,
- 5:16but perhaps they're looking for a different level of service,
- 5:19then we can on board them in a, in a super efficient way in a
- 5:22matter of hours. So however, if somebody's really
- 5:27on, on the early stages, we could handhold them and support
- 5:30them through their journey for years, genuinely.
- 5:33And we do see that. So it really depends on the
- 5:36level of service that that individual needs and, and how
- 5:40much advice and support they want.
- 5:42But they can work with us in any way they choose, really.
- 5:47There will be investors out there who know the area that
- 5:51they want to buy in. You know, maybe they've been
- 5:53holidaying to a particular seaside resort for years and
- 5:56they've always dreamed of owning somewhere there.
- 5:58But I guess there might be people out there who investors
- 6:01also that want to buy a whole dealer and they want to know
- 6:04what the best locations are to invest.
- 6:06So with that in mind, where are the places that people should be
- 6:09looking to buy the first rental? Yeah.
- 6:12I mean, we, we do, we publish lots of data around around this
- 6:17and, and, and hot off the press is some data in reference to
- 6:22sort of key locations. And really there's kind of five
- 6:26large locations. So those bit and it's it's no
- 6:30surprise that the locations are top holiday hotspots.
- 6:34So in first place is the Lake District and the number of key
- 6:37locations there. Grassmere, Windermere, bow nest
- 6:41and so on. The Cotswolds is, is a is a
- 6:45classic Stow on the world. I'm from Oxford, so know it well
- 6:50and both on the water. Cornwall.
- 6:52So the North Coast of Cornwall in you're focusing around
- 6:56Harvest Bay, Cran Top, Newquay, that kind of area, the peak
- 7:00districts and then also an up and coming location, which
- 7:04hasn't featured in our kind of top ten before is is Suffolk.
- 7:09So and it's also been noted as a kind of key location, but from
- 7:14the Lonely Planet as a new up and coming location.
- 7:17And so it's maybe we we're sort of referring to it as a location
- 7:20of 1 to watch. Excellent.
- 7:22Yeah. And it's.
- 7:23Suffolk, a place where perhaps you might be seeing more demand
- 7:27in future. And maybe there's not as much
- 7:29competition there as there are in places like the Cotswolds and
- 7:32Lake Districts, of course. Yeah.
- 7:34So one of the things that's not this, that's not really too
- 7:38surprising on some of these key locations are that they are year
- 7:41round locations. And you know, we, we've we see a
- 7:46lot of what we refer to as kind of staycation snacking and and
- 7:52like more shorter, more regular trips and and people booking
- 7:57last minute. So the locations such as the
- 8:00Lake District, Cotswolds, Peak District are quite easy to get
- 8:03to for and perhaps we're seeing that slightly maybe with
- 8:07Suffolk, although you know, for some it can be a lot further to
- 8:10go to, but perhaps for others it's a much place where it's
- 8:13sort of a shorter trip. So whereas some other locations
- 8:18such as Scotland and Cornwall, we tend to see longer trips in
- 8:22those locations because they're slightly further to get to.
- 8:25Yeah, of course you've got to get your get your money's worth
- 8:27if you've got a 5 or 6 hour drive or something like that.
- 8:30Are there any other up and coming locations that people
- 8:33should be having a look at? I mean, those are the main sort
- 8:37of key focus areas that we've looked at in our report.
- 8:41And it really does depends on, you know, what somebody's
- 8:44looking for from an investment. I mean, you know, in terms of
- 8:48the the cost, the output, whether they want to use the
- 8:51property themselves and so on or whether they're looking purely
- 8:55for an investment. So we like to say to people,
- 8:57talk to us about what are the, what are your, your needs, what
- 9:00you know from your business idea and we can help shape that for
- 9:04you. Yeah, always interests me with
- 9:06the holiday let industry that we have people on such a huge
- 9:10scale. You've got people who've got a a
- 9:12property maybe that they've inherited and they might use it
- 9:15a few times a year all the way up to the really serious
- 9:18investors who were looking to scale and scale as much as they
- 9:20can. What do you find that the split
- 9:22is between those people? Is it mostly people who've got
- 9:25their own rentals that they want to use several times a year or
- 9:28or is it a lot of like high end investors I guess?
- 9:31Genuinely like even splits and we see, you know, some people
- 9:35who are kind of hobbyists where it's, it's, it's their
- 9:39lifestyle, you know, so they live on site they want to
- 9:42provide, they've got lands, they want to provide good quality
- 9:46accommodation and they, they are part of the holiday experience.
- 9:49So they might, for example, provide a shepherd's pie on
- 9:53arrival and they'll organise local activities or provide a
- 9:57really fantastic local hamper. And then there are others that
- 10:02have never even been to their property.
- 10:03So they live overseas and, and so, and then there's every mix
- 10:06in between. So yeah, we do see a vast array
- 10:11of, of, of different reasons and that and there's, there's an
- 10:14emotive element to it too for some.
- 10:16So somewhere, you know, like, like you say, where they've
- 10:21inherited the property and they've got an emotional tie.
- 10:23So there's the decisions that they make aren't easy to make.
- 10:28And, you know, we're sympathetic to that.
- 10:31And we just, you know, we want to support owners in the best
- 10:34way that that we can that suits them.
- 10:36For others, I say if they've not been there and actually it's
- 10:39just a matter of how the income, the return of investment and the
- 10:43income that comes in, great, OK, we can support that too.
- 10:46So yeah, got the completely complete mix.
- 10:49I'm sure there are people out there listening who were really
- 10:52excited at the prospect of buying the first holiday rental.
- 10:56What would be the? Top bits of advice you would
- 10:59give them, maybe the top one or two things that they have to get
- 11:01right from the start. Yeah, I think getting getting
- 11:06the advice and talking to the right the right organisations
- 11:11around setting the property up for success.
- 11:14And, and when I say that, what that means is not only, you
- 11:18know, the, the sort of interior and the declaration, but the
- 11:21health and safety aspects, setting it up for thinking about
- 11:26from a customer perspective, ensuring that they that you're
- 11:30working with a reputable organization, give you good
- 11:32advice on income. And so therefore get the getting
- 11:36the pricing right. So to ensure that you optimise
- 11:40the number of the pricing and bookings and therefore the
- 11:44income and, and all, all of that, those that that you know,
- 11:48that's the sort of recipe for a successful business.
- 11:52And yeah, you know, gaining as much information as you possibly
- 11:55can at the earliest stages is key.
- 11:59And when owners work with you, what are your top tips for
- 12:04success in managing the property effectively?
- 12:08You know what are the kind of the common traits between the
- 12:11owners and the properties that that are really successful?
- 12:14I think so quality is key and ensuring that, you know, when
- 12:19people go on holiday, they usually want to go on holiday
- 12:22and stay in the place that's nicer than their own or you
- 12:26know, at least match their own if not nicer than their own.
- 12:29Responding to guest feedback. What what's up and running?
- 12:33Responding to guest feedback is. And again, this can be an
- 12:35emotive topic for some. For some owners, they find that
- 12:39they find it difficult that a customer may not have enjoyed
- 12:42their stay or may have made a comment on something that that
- 12:47to them was important and to an owner, not necessarily.
- 12:50So I think, you know, making sure that there is a response
- 12:53to, to all reviews. We, we work with owners around
- 12:59what's important to them. Is it, is it the income or is it
- 13:02the because for some they, they, some people have two properties
- 13:06and treat it to treat them completely differently.
- 13:08So that maybe that they want to get lots of property, lots of
- 13:12bookings in in one property because they want to maximise
- 13:15the income and then the other they want they're quite happy
- 13:17for there to be some open availability so that they can
- 13:20use it when it's not booked. So it really depends on what
- 13:23they are looking to achieve from their business, you know, but we
- 13:28always focus in on, on quality, health and safety, responding to
- 13:31reviews from a booking and and an income perspective, ensuring
- 13:36that the pricing is right and we can give obviously lots of
- 13:39different options and guidance around that.
- 13:42Accepting short breaks is also really important.
- 13:46We see it, we're seeing shorter, more regular trips, people
- 13:51booking last minute, really last minute, you know, so having the
- 13:55ability to book shorter breaks is really important.
- 13:58Yeah. I think that comes down to
- 14:00flexibility a lot of the time. And when it comes to flexibility
- 14:04with maybe the shorter breaks and particularly the pricing,
- 14:07how important is that and and how do you make sure that?
- 14:10You get the. Pricing, right?
- 14:11And especially when you're having those conversations with
- 14:13the owners at the start of, you know, making sure that the rate
- 14:16is something that they're going to be happy with.
- 14:18Yeah, we always try to provide a realistic income projection
- 14:22rather than anything that's that, you know that that's
- 14:25potentially pie in the sky. So yeah, we focus in on getting
- 14:31the get, setting the base price at the most realistic price.
- 14:35And then we have the ability depending on again on the
- 14:37choices the owner has that choice, the options the owner
- 14:42chooses, we have varying different things available that
- 14:46we can do to optimise that price.
- 14:49So we can move it upwards or downwards depending on the
- 14:53demand in in the market. And this is some of our
- 14:55superpower around understanding the demand that's in the market
- 15:00and optimising the price towards that.
- 15:02So if in in super peak, for example, we can see that there's
- 15:06particular demand in an area, then we will look to to flexibly
- 15:11move those prices and vice versa at the times of the year.
- 15:14So setting that base price is, is really important.
- 15:18And again, we work with our owners and talk to our owners
- 15:22where we see performance perhaps off par or we see performance
- 15:26really flying, then we look to potentially move and increase
- 15:30those base prices and look at doing various reviews.
- 15:33Now, there are challenges in the holiday industry at the moment.
- 15:37There's lots of things being thrown at owners, whether it's
- 15:39tax changes or regulation or registration schemes, fire
- 15:44regulations, all this kind of thing.
- 15:45There will be people out there a little bit worried, thinking I'm
- 15:48not sure if I want to get involved in this, but what would
- 15:51your message be to people who perhaps are a little bit
- 15:54standoffish about investing at the moment?
- 15:56Yeah, it it, it absolutely is involving landscape for people
- 16:03who are either joining or in the holiday letting industry.
- 16:06And the things that our owners are are most worried about are
- 16:10increases in council tax, a potential levy, tourism levy and
- 16:16also the potential licensing schemes.
- 16:19That it that you know, these things do worry do worry people
- 16:22either entering or or currently in it.
- 16:24We, we, however, having said all all of that, only 3% of of our
- 16:30owners are leaving because of any regulatory issue.
- 16:35So you know, we see that as fairly small and actually 23%
- 16:40of, of owners that we spoke to are looking at investing in
- 16:44more. So, so they're already making a
- 16:45success out of what they currently do and they're looking
- 16:49at growing that, which I think is a really healthy, healthy
- 16:52start. However, we, we support our
- 16:55owners with, with all of these regulatory issues and we have a,
- 17:00a, a highly skilled, knowledgeable team who are
- 17:04working with the government and lobbying the government and to
- 17:08make sensible decisions in this space.
- 17:11It's really important to us that the right decisions are made for
- 17:14the right reasons. And we've seen in the past that
- 17:17hasn't always happened. And, you know, it's important to
- 17:20us that we have a voice and that we have a voice on behalf of our
- 17:23owners. Yeah, Sykes is always really
- 17:25good as sharing kind of what's going on in the industry as well
- 17:29and the lobbying efforts, of course.
- 17:31And just how important is it to? Keep your owners.
- 17:34Informed about what's happening in the industry and how do you
- 17:37do that? Really important, you know, our,
- 17:40our CEO Graham has just recently been announced as the Chair of
- 17:43the STAA, which is short term accommodation association who
- 17:48work together to obviously support owners in this space.
- 17:54And I think it's really important for us to, to, you
- 17:57know, to ensure that we are communicating with owners about
- 17:59what may be up and coming, what we're, what we're doing about
- 18:02it. We've invested heavily in
- 18:05providing and, and collating data to share with the
- 18:08government and talk about, you know, the importance of, of, of
- 18:13varying topics, the empty housing, the, the economy, you
- 18:17know, with the, the contribution to the local economies that,
- 18:20that, that this sector brings. So I think it's important that
- 18:24we continue to to do all of that, complete that activity and
- 18:28communicate with our owners openly and honestly about what
- 18:32what you know, changes on the change in landscape as it is.
- 18:36Now, we've referenced it a couple of times, but a lot of
- 18:38the stats that you're talking about today are from your
- 18:40holiday letting Outlook report the 2025 version, which has just
- 18:44come out. So if people want to see that,
- 18:46where can they find it? Yeah, that's right.
- 18:49It's our 4th report annual report and it's and and we
- 18:53collect this to really get a kind of sense check on, on you
- 18:57know, kind of the industry. We also produce monthly pulse
- 19:01reports which sort of provides insights into kind of a monthly
- 19:05snapshot of kind of evolving trends and and behaviours.
- 19:09So yeah, they can download it from our websites, fully
- 19:12available, some really great stats in there and opinions.
- 19:16Yeah, it's encourage people to go and take a look.
- 19:20Yeah, definitely it is really, really useful and we've we've
- 19:24prepared a lot of newsletters based on the various data that
- 19:27Sykes shares and it's very interesting to see what's
- 19:29happening in the holiday let's industry just.
- 19:32Finally, then. Harriet, if people are
- 19:34interested in working with Sykes, either with their
- 19:38existing portfolio that or they want to get involved with
- 19:40investment, where should they go For more information?
- 19:43Yeah, on the Sykes website, so sites, cottages, sites
- 19:47cottages.co.uk and they can go to let your property and all the
- 19:52information that they that they're interested in lots of
- 19:55various different articles they can find or just send an enquiry
- 19:59through or pick up the phone. Superb.
- 20:02We will put all those details in the show notes.
- 20:05Harriet, thank you so much for joining us on the 1st.
