- 0:10Speaker 1: Hello and welcome to the Property Unleashed podcast with me, your host, mark Fitzgerald, and you will find this episode is going to be a good one.
- 0:18Speaker 1: Why?
- 0:19Speaker 1: Because I have invited back onto the show a very good friend of mine, mr Guillaume Black, who is the CEO of Property Filter.
- 0:26Speaker 1: Great to have you back, guillaume.
- 0:27Speaker 1: How are you?
- 0:28Speaker 2: Thanks a lot, mark.
- 0:29Speaker 2: Really really good.
- 0:30Speaker 2: All things going well, only good problems to have.
- 0:33Speaker 2: As I like to frame it.
- 0:35Speaker 1: Well, you're a busy man with your system, with your tool, which we'll talk more about, and everything, and of course, you were on the podcast.
- 0:43Speaker 1: Well, we just checked it, actually about a year ago, episode 201.
- 0:47Speaker 1: So please do make sure that you go back and check that one out, because it's great to find out more about Guillaume and his property investing background.
- 0:53Speaker 1: We will go through that a little bit here as well, but as an introduction.
- 0:57Speaker 1: But your system property filter, which has been going from strength to strength and every time I log into it to use it as well, there seems to be some sort of new device that you can use, new way of looking at data and things.
- 1:11Speaker 1: But I'm getting ahead of myself right here, right now.
- 1:13Speaker 1: This is going to be great.
- 1:14Speaker 1: So for the people or the listeners that don't know about you, my friend, can you tell us a little bit about yourself?
- 1:21Speaker 2: Yeah, sure, mate.
- 1:21Speaker 2: So yeah am the ceo and co-founder of property filter.
- 1:25Speaker 2: We help property investors find great deal faster.
- 1:28Speaker 2: So the way it works is we match and merge all these property related data from all places you can think about and we just layer the methodology on top of the, on top of the data.
- 1:38Speaker 2: All about finding motivated sellers, all about doing deals, you know.
- 1:42Speaker 2: So there's a blueprint methodology, people, and it's not uncommon for people to do their first deal within a few weeks, or their third deal within a few months, or indeed 30, 50 deals a year on the platform.
- 1:55Speaker 2: So people do really really well and I guess, now that we've been running for some time now, it's really been rewarding to see how much people can really achieve following a good system, a good blueprint, and I'm really humbled and it's been really super rewarding to be a small part in those people's success in property.
- 2:18Speaker 2: And now we've grown to be addicted to this impact and we wake up every day all about what can we do to improve the platform, to help people do more deals, and we are obsessed about the outcome.
- 2:29Speaker 2: You know, obsessed about the results.
- 2:32Speaker 2: So PropsFuture is not a place where you go and procrastinate.
- 2:34Speaker 2: It's a place where you go and you're like, here's my to-do list to go and do some viewings on the best leads in my area, you know, and leads in my area, you know, and it's a bit unsettling for people because you know we we're stuck in our own ways, aren't we?
- 2:45Speaker 2: And we've kind of uh, learned bad a bit over time and we procrastinate.
- 2:50Speaker 2: And here's a system where you log in and within five minutes you know, like these are five, five properties, ten properties.
- 2:55Speaker 2: You want to go and pick up the phone or send letters.
- 2:59Speaker 2: Uh, send letters to right now, you know.
- 3:01Speaker 1: So within minutes you're, you've got the momentum going and I think the beautiful thing about it is it really does cut down the time.
- 3:09Speaker 1: You know, a lot of us got busy schedules, a lot of us got busy lives, people that are getting into property as well, maybe doing it as a bit of a hobby to build up a nest egg don't always have the times to be rooting through all of the different portals and, of course, property filter sends, as we like to you say it yourself all these little bots that are going out there.
- 3:26Speaker 1: They're looking at all of the different adverts, all the different property types out there, and they're sort of amalgamating them into your own little funnel, which then you go through yourself and you can see which ones really tick the box.
- 3:39Speaker 1: So I think the massive thing for a lot of people is how quickly effective and how much time it saves, isn't it?
- 3:48Speaker 2: Yeah, that's right.
- 3:49Speaker 2: So you know, in this day and age, if you're finding yourself scrolling through the portals, you're wasting your time.
- 3:53Speaker 2: You know you don't stand a chance, or if you find yourself randomly sending letters to random properties, you're wasting your money.
- 3:59Speaker 2: So, basically, because we're obsessed about the results, obsessed about the ROI, and we've got 1,000, I think 1,500 plus members using PropsField to help another country, finding deals every day.
- 4:12Speaker 2: They give us feedback all the time, and it's not so much over the years, it's not so much what we've earned because we reinvest everything in the product, but it's very much been what we've learned and where I'm really not worrying I don't lose any sleep over other people in our other products, in our space is that we're probably the most customer-centric company out there and we've had thousands of conversations and we've got thousands of exchange every week in the chat, in the live calls we run and things like that.
- 4:47Speaker 2: So we've got a huge advantage because we have the community of the most savvy.
- 4:52Speaker 2: You know the savviest and the most active property investors in the country and they interact with us a lot, you know.
- 4:59Speaker 2: So it means we can take some assumptions, but the reality is you can't beat a thousand pair of boots on the ground doing deals every day, and because we're quite close to our community like this, we already know what you guys care about, what you guys need, how to improve efficiency in your business and your sourcing and finding deals, and so now we're just plowing a lot into.
- 5:23Speaker 2: We spent 2 million on the software you know so far in just like making it easier, simpler, better, and it's all been fed by the huge and I'm forever grateful for all the feedback we have from our members, you know.
- 5:36Speaker 2: So you can't really beat that.
- 5:39Speaker 2: So the idea is to make it even simpler and there's a lot, as you said, there's lots happening right now.
- 5:46Speaker 2: So, depending on when this podcast will be released, basically, you might find PropsFuture is very, very different to what it used to be in terms of what it looks like.
- 5:56Speaker 2: We've halved the amount of click you need to find your next deal, so there's less buttons, there's less things to click, it's just.
- 6:04Speaker 2: The whole interface is a lot simpler and it's very, very simple and intuitive to build.
- 6:11Speaker 2: And I think it's fair to say because we built the story.
- 6:14Speaker 2: We built it for ourselves to start with, so we really cared about some functionalities, but not so much about how it looked like.
- 6:22Speaker 2: So it took us a bit of catching up, you know, with modern UI, ux and making it look cool and easy to use and not so daunting, and I think now we are there, or well on the way there, and the feedback's been really cool, you know, so easy to use and it's even a lot easier to use and a lot easier to get deals and results.
- 6:46Speaker 1: Well, I think you've hit the nail on the head there.
- 6:48Speaker 1: It's built for property investors by property investors, so it really is looking at what people need, the information that they need.
- 6:59Speaker 1: You can really go down a rabbit hole with a lot of it as well, which is great for the people that really want all of those data.
- 7:06Speaker 1: We want to really 100% be sure.
- 7:08Speaker 1: But equally to that, on a high-level overview, if you see these properties quickly, you can get the vital data that you need straight away to know, like you say, whether you're booking viewings, whether you're taking time out to do those viewings and what properties you can go and see, see potentially what you can offer them as well.
- 7:24Speaker 1: And I also like the interface, because it's not just the system, it's the team that you've got.
- 7:30Speaker 1: You've got a great team around you as well that are on hand to help you run deal clinics, of course, every week well, weekly, every you know, a couple of times a week, let's be right here where you've got investors on there.
- 7:40Speaker 1: So you know the support is there for people, because that can be a lot, a lot of time.
- 7:45Speaker 1: The problem is you get hold of a new tool and you're like going through the training videos and they're great, but you're still not 100 sure what to do, what to look at.
- 7:53Speaker 1: But just by going on those deal clinics and I, I go on deal clinics myself with ret and things uh, who works works on your team?
- 8:01Speaker 1: A brilliant guy, and you know.
- 8:02Speaker 1: It just makes things so easy to use.
- 8:05Speaker 1: So it really is one of those that, no matter what sort of property strategy you're doing, you will find leads there.
- 8:12Speaker 1: You will find potential deals that you can go out there.
- 8:15Speaker 1: Unless you said at the beginning, not waste your time on as well.
- 8:18Speaker 1: But of course, it's been just over 12 months and, as I say, the system itself is always being updated.
- 8:25Speaker 1: It's always being tweaked to make it better.
- 8:27Speaker 1: You've reinvested two you know two million into into it, or you've spent two million on the on the product itself, so to speak, since it's first come in.
- 8:36Speaker 1: So what are some of the major things that you can think?
- 8:38Speaker 1: I know there's going to be loads going through your mind, so I'll put you on the spot here a bit.
- 8:42Speaker 1: But what are some of the major things that have happened over the last 12 months since we last spoke?
- 8:46Speaker 2: Yeah, I think, to be fair, the main thing has been it's a lot easier, simpler to use, so that the product itself is just.
- 8:53Speaker 2: It just makes more sense.
- 8:54Speaker 2: It is a lot more intuitive because you know, if I go back, you know four or five years when we built this for ourselves and in this functionality.
- 9:02Speaker 2: So just add a button anywhere.
- 9:03Speaker 2: It's like telling a builder I want five sockets in the kitchen and he puts them all next to the door Because we just needed the basic thing quick for us to do our own deal.
- 9:14Speaker 2: I'm exaggerating a bit, but basically, for anyone who's looked at it a while back and is coming back to it, it would be a breath of fresh air.
- 9:25Speaker 2: It's very clean, neat and easy to use.
- 9:29Speaker 2: And then we know all the more work we need to do in that way and we're just working on it now.
- 9:36Speaker 2: And I think the main thing, the main, main, main, big deal is really around this.
- 9:42Speaker 2: So you can draw an area on the map.
- 9:44Speaker 2: There's lots of things where it was a bit clunky initially, where you have to put your postcode and things.
- 9:49Speaker 2: Now you can draw on the map, you can put radius and things like that.
- 9:52Speaker 2: That just helps.
- 9:53Speaker 2: You know a lot.
- 9:53Speaker 2: And then the next thing is really around the.
- 9:56Speaker 2: I think the big deal this year is the functionality around direct to vendor.
- 9:59Speaker 2: So not only you'll be able to click a button, send a letter, but you'll be able to well, we've really gone the extra mile with this where you can bulk add all the properties that have fallen through, for example in your area, into a campaign and you can program the letters to be sent today, the ones to be sent in two weeks, in four weeks, in eight weeks, and you always know where you are with these things.
- 10:22Speaker 2: You always know which property has received two letters for which campaign.
- 10:26Speaker 2: Because it's easy to send letters.
- 10:29Speaker 2: Everybody can send letters.
- 10:30Speaker 2: You pull a list, you send it.
- 10:32Speaker 2: But then you can't reorganize your follow-up really well because you don't know where to start.
- 10:37Speaker 2: You've created a mess.
- 10:39Speaker 2: As soon as you've sent your first campaign, your first wave, let's say, your first batch of letters, you don't know who.
- 10:45Speaker 2: You've sent your first campaign, your first wave, let's say, uh, your first batch of letters, uh, you've, you don't know who you've sent it to first time, second time and so on.
- 10:50Speaker 2: Uh, and it's where you.
- 10:51Speaker 2: You can't really follow through there, but and we know and we've measured that.
- 10:53Speaker 2: You know again, the deals are in the follow-up and it's it's true for the letters.
- 10:58Speaker 2: So having the ability to be exhaustive and well organized and be able to track, you know where you sent your letter, one letter, two with this copy, et cetera, and you know you don't send the same letter twice to the same property, so you can really dominate your investment area and be super, super targeted.
- 11:12Speaker 2: So some of our members are doing so well with these.
- 11:16Speaker 2: We've got things like 40%, 60% response rate on some of the letter campaigns.
- 11:22Speaker 2: So it's a long way off the sub one percent you normally get as an industry startup like.
- 11:28Speaker 2: It's like proper game changer.
- 11:30Speaker 2: So and people are, I think people are, I think people are starting to understand and trust the process a bit.
- 11:37Speaker 2: So when we started a couple of years ago, we came in it with you know very contrarian truth to say, most of the most of the sellers, especially in the resi space, are on the market.
- 11:48Speaker 2: Most of it is a waste of time.
- 11:50Speaker 2: So you just need to find the needles in the haystack there and you've got qualified leads, very well-qualified leads.
- 11:56Speaker 2: They leave a trace of being on the market and they don't have to be on the market right now, something that was for sale two years ago and is still not sold and maybe is off the market, leaves a trace on the internet which we pick up and then you can go and send them letters.
- 12:10Speaker 2: So it's this contrarian truth.
- 12:14Speaker 2: We brought this and we had to educate the whole industry and now I think we are on the other side of it, because people have there's literally thousands of deals have been done on the platform.
- 12:22Speaker 2: So it's there's literally thousands of deals that have been done on the platform.
- 12:24Speaker 2: It's changed the lives of dozens and dozens and dozens, hundreds of people, because people get their time back and they do more deals and it's very, very predictable.
- 12:35Speaker 2: So once they believe and trust the process, they trust the methodology.
- 12:40Speaker 2: And then, just five minutes a day, one viewing a week, one offer a week you know we have all the old I can't explain, if you want, the framework a bit we use and people get the results you know.
- 12:52Speaker 2: So the whole thing becomes very, very predictable.
- 12:55Speaker 2: So I think what's changed this year it's the perception of this, which used to be we were a small voice and now we are.
- 13:03Speaker 1: You know, this is the methodology that, the recognized methodology that works and for everyone, that everyone can follow, you know yeah, and I think you know what I'm always teaching and saying as well is we've got to look for the problems a lot of the time when we wanted the best deals.
- 13:17Speaker 1: Now, don't get me wrong, there will be some deals out there that are market value.
- 13:20Speaker 1: Just go in there, pay market value, because you know what you can do to the properties.
- 13:23Speaker 1: But to really get the best deals, to get creative.
- 13:26Speaker 1: You know, a good friend of ours is always saying you've got to be looking for motivated sellers because you've got to be seeing if you can solve a problem.
- 13:33Speaker 1: And I think Property Filter does a great job in letting you find those motivated people, not to take advantage of anybody as we always say, but to be able to go in there and see if you can help them in their situation.
- 13:44Speaker 1: Because chances are, if you've got a bit of education as well and you know, you know how to get creative, you know how to help and support people in the right methodology, you can go in there and you can do deals very, very quickly and it can really, really help you.
- 13:57Speaker 1: Do you want to just talk us through the sort of methodology process that you incorporate into PropertyFilter?
- 14:02Speaker 2: property filter yeah, yeah, so it's.
- 14:05Speaker 2: You are exactly right.
- 14:06Speaker 2: You know like, and when you talk about asking price and things like that.
- 14:08Speaker 2: So I think, because of you know the, the internet and the online shopping instant gratification I've really taught taught us to be impatient, so I call this the.
- 14:19Speaker 2: You know the amazon generation where you go online on you know the price is the price you add to the basket and it's delivered to your door next day.
- 14:27Speaker 2: You know, and people come into property and they expect the same thing.
- 14:29Speaker 2: You know so it's not how it works.
- 14:31Speaker 2: You know so, first of all, it is a people's business, so the best deals are bought from motivated sellers.
- 14:37Speaker 2: So you need to see through and find those needles in the A-stack leads to start with, pointless wasting your time in places where there's no deals to be made.
- 14:45Speaker 2: And, on the second hand, you know the deals are in the follow-up.
- 14:50Speaker 2: You know I was speaking with some of our members, you know, last week and some guys done 12 deals this year and I won 30 deals this year, and then all of you know they just follow these principles.
- 15:01Speaker 2: You know so they work on the best leads to start with, and then the deals are in the follow-up.
- 15:06Speaker 2: They've embraced the methodology and so basically it's a game of two halves.
- 15:11Speaker 2: So one is recognizing that it is a people's business, so the best deals are bought from motivated sellers.
- 15:20Speaker 2: So you want to generate good leads.
- 15:21Speaker 2: That's the first half, and then the second half is very much around the deal-making and it's where properties and numbers game and it's about following up ultimately.
- 15:31Speaker 2: So basically, how it works is you set and forget your criteria so that you don't have to override your search by another search and every day you don't know where you started and you finished.
- 15:43Speaker 2: People are just busy, busy.
- 15:46Speaker 2: Being busy, they are confusing activity with results and they're doing you know 90 of what they're doing they shouldn't do and it's just wasting their time.
- 15:55Speaker 2: So so you set and forget your criteria.
- 15:58Speaker 2: The truth is you, you know if you're clear on your criteria, you're always looking for the same thing.
- 16:01Speaker 2: You'll have one, maybe one or pockets of area and you let the bots work for you and they bring you leads today and every day that match your criteria, updates multiple times a day, and then the way the leads inbox works is you go straight to the motivated seller.
- 16:16Speaker 2: So step two is really about going straight to the motivated seller.
- 16:18Speaker 2: So we've got different categories that show you that, amongst maybe 100 properties that match this criteria, if you only do one thing today, it's go after this five or this 10.
- 16:26Speaker 2: You know, that's it.
- 16:27Speaker 2: You've got your hit list, you know.
- 16:34Speaker 2: And then the third step is very much you want to take a decision on every lead.
- 16:36Speaker 2: You know, and this is where you'll move things from your leads inbox to your pipeline.
- 16:39Speaker 2: You know, and or you'll hide certain things or you'll hide certain things.
- 16:46Speaker 2: So the biggest time sucker of property investors is scrolling through pages and pages of properties you've already seen yesterday.
- 16:51Speaker 2: So the truth is, when you see something online, on whatever portal, it's, either you like it or you don't.
- 16:57Speaker 2: So basically, we give you the ability to take a decision.
- 17:02Speaker 2: Okay, hell yes, I want to work on this.
- 17:04Speaker 2: Put it in a place where I'm going to work on this or, hell, no, no matter the price, I never want to see this again.
- 17:08Speaker 2: Hide it, you know.
- 17:10Speaker 2: Put it away from my site and you'd be surprised how much you know decision fatigue.
- 17:16Speaker 2: People build up all the just minutes and hours of scrolling through these portals.
- 17:20Speaker 2: Just, you know, looking at properties they've already seen yesterday and having to memorize all of right move, having to retake the same decisions again and again.
- 17:29Speaker 2: And the idea here is, once you decide, instead of deciding every day.
- 17:35Speaker 2: You decide once and the system will remember what you've saved, what you've disregarded, and then tomorrow, when new properties become available or have fallen through or become motivated or hit certain triggers so that you see them, you only see the new stuff.
- 17:49Speaker 2: You know.
- 17:49Speaker 2: This is where your competition might be scrolling for pages and pages of properties they've already seen the day before, et cetera, and be stuck in this, you know.
- 17:56Speaker 2: And then the sad thing is this builds really bad habits because it plays with your dopamine and it's just like the endless doom scrolling, you know.
- 18:04Speaker 2: And so you want to break from this cycle here.
- 18:07Speaker 2: And the chances are, if you're not achieving much in Propsys because you're stuck there and you are being taught by technology to procrastinate and every day you stay there, it's just getting worse and worse and you are becoming more fearful and fearful to book viewings and things like that.
- 18:23Speaker 2: You're just stuck there and you don't really do anything.
- 18:26Speaker 2: I might resonate with some people it's not your fault, it's just Rightmove and the other guys.
- 18:30Speaker 2: They are built.
- 18:31Speaker 2: When a product is free, you are the product and it's built so that they sell footfall to agents and estate agents will pay Rightmove like two and a half grand a month subscription.
- 18:43Speaker 2: But the way they justify this uh cost is uh, because you are the analytics.
- 18:49Speaker 2: You know, like uh, in the last 18, you know, in the last 28 days, we've had 16,222 unique sessions of an average of 12 minutes.
- 18:58Speaker 2: You know, and you, just you, you are the, you know when a product is free, you are the product and you.
- 19:04Speaker 2: It's built so that you stay there a lot and it's not really built for you to find deals or things like that.
- 19:10Speaker 2: It's just built so that again, it just pushes up the analytics so we can sell it to the agent.
- 19:16Speaker 2: So the idea here is break free from these bad habits you are compounding and the bad habits you are learning through this technology and using something that frees you from that.
- 19:30Speaker 2: So that's the third step of Props Filter.
- 19:32Speaker 2: So we set and forget our criteria, we go straight to the motivated sellers and we take a decision once and for all on these deals and that's really the lead generation first half and the second half is really all about deal-making.
- 19:44Speaker 2: So once you save a good lead, you want to do a bit of due diligence to assess if it's worth your time to go on a viewing or not.
- 19:50Speaker 2: Basically and so is it, like you know, does it stack.
- 19:53Speaker 2: You know quick comparables on any red flags, so you don't waste your time on these.
- 19:58Speaker 2: And then when you pass that criteria.
- 20:01Speaker 2: So it's all about organizing viewings and making offers.
- 20:04Speaker 2: So it's all about the execution.
- 20:05Speaker 2: There's no deals out there that's been made without you making an offer.
- 20:08Speaker 2: So it really starts here and it sounds really basic.
- 20:12Speaker 2: But most people out there spend a lot of time scrolling through the portals.
- 20:16Speaker 2: They don't really book viewings and on the viewings they do, they don't put offers.
- 20:19Speaker 2: So what you want to do is do 10 times fewer viewings, send 10 times fewer letters, but actually look at leads where they are likely to convert and if it's worth viewing, it's worth offering like offer on everything, like if you've seen something and you didn't offer it, you just wasted your time.
- 20:38Speaker 2: Realize that.
- 20:38Speaker 2: And the last step is really to follow up basic stuff.
- 20:41Speaker 2: Follow up with them in two weeks, in four weeks and that's it.
- 20:45Speaker 2: So there's the full cycle from lead generation to deal making.
- 20:53Speaker 2: It's really been recognizing that all your success in property are downstream from your ability to find great deals.
- 20:56Speaker 2: No one out there has built a property empire or has built the lifestyle we wanted from property and not being good at finding deals.
- 21:06Speaker 2: So basically, we empower.
- 21:09Speaker 2: So the idea with PropertyFuture is we empower you to excel at finding deals, to build very quickly this, uh, this skill.
- 21:17Speaker 2: And you mentioned about all the, the support.
- 21:20Speaker 2: You know, the deal clinics, the momentum calls, deal final corners, the q?
- 21:23Speaker 2: A calls we run every week, the live chat we have.
- 21:26Speaker 2: It's very much about helping people with the mindset of momentum.
- 21:30Speaker 2: You know it's like look like it's five minutes a day, one viewing a week, one offer a week.
- 21:33Speaker 2: That's the minimum.
- 21:34Speaker 2: If you want a deal a year on five minutes a day, you'll get a deal a year.
- 21:38Speaker 2: But you need to push people and sometimes people need to find an environment where they are, because we are the first persons to let ourselves down and we find that we've created this environment where everybody's doing deals.
- 21:54Speaker 2: So therefore you've got this momentum going.
- 21:58Speaker 1: No, that's great and I think sometimes you can get caught in, you know, like analysis, paralysis when it comes to those sorts of things.
- 22:05Speaker 1: You can get comfortable just looking at deals and it's all about for me, you know, listening to your methodology and everything.
- 22:11Speaker 1: It's all about quality, isn't it over quantity?
- 22:13Speaker 1: We're looking for those quality deals because I've seen it myself.
- 22:17Speaker 1: Sometimes I'm looking and I think what is it?
- 22:19Speaker 1: I've only found four properties, but that's because those four leads are actually the leads that are probably most motivated.
- 22:25Speaker 1: That would suit my needs as well.
- 22:27Speaker 1: And of course you can look at different areas and things like that as well and do other searches.
- 22:32Speaker 1: But, like you say, those four leads that potentially I'm just spitting out numbers here or 10 leads or whatever.
- 22:37Speaker 1: You don't want 100 leads, do you?
- 22:40Speaker 1: At the end of the day, you're better off having between 10, maybe between five and 15 good leads here and now to be working on.
- 22:48Speaker 1: And that's what property filter stops you having to go through in the other portals, your right moves and stuff, where you'll be scrolling hundreds and hundreds and hundreds to just five, maybe potentially five properties to look at.
- 22:59Speaker 1: Property filter will just cut all of that.
- 23:01Speaker 1: And I think sometimes when you first go on it, you're thinking, well, there's not many properties there.
- 23:05Speaker 1: But if you actually roll it back to what I used to do before property filter existed, which was because I'm so used, as you say, to scrolling through property after property after property, oh there's one property, after property, oh there's another one, and then I would probably get five leads.
- 23:20Speaker 1: But it just makes it super fast.
- 23:23Speaker 1: And I think sometimes you can look at that and just think, well, I must be missing stuff.
- 23:28Speaker 1: Maybe there's stuff out there, but it's not, it's just sifting through it all Very, very clever, very, very clever.
- 23:33Speaker 1: And the other thing that I like to say, on just on top of that as well, is the market data and everything like that is.
- 23:38Speaker 1: A lot of people get hung up on the price.
- 23:40Speaker 1: Well, that one seems a bit expensive and it's just like no, no, no, negotiations is completely different.
- 23:45Speaker 1: The price that you see probably will not be the price that you pay.
- 23:49Speaker 1: So you know if the price has dropped and stuff, great stuff, but at the end of the day, it's all going to be negotiations.
- 23:55Speaker 1: At the moment, you're just seeing it, aren't you?
- 23:57Speaker 1: Whether that's a good deal for you yeah, you're right, so it's what we.
- 24:02Speaker 2: So the first part of your comment was around the yeah, the habit we have of scrolling and things and and it seems, it seems like people need to build a list.
- 24:11Speaker 2: You know they procrastinate on building their own list until they start to pick up the phone and book meetings and the truth is none of this is making you money.
- 24:20Speaker 2: And then you find excuses at the end of the day because you just found four and it's a bit late and you've missed the time, and then you do nothing.
- 24:27Speaker 2: So it's why we try to make this.
- 24:30Speaker 2: It's done for you, so you can make some phone calls today and then, if you are, you fear of missing out.
- 24:38Speaker 2: You know and you want to see.
- 24:39Speaker 2: You know you can see all the available properties.
- 24:40Speaker 2: You know.
- 24:41Speaker 2: So when you said the top four, the top 10, this is in the most motivated seller category, but you know you can see all of them if you want to.
- 24:51Speaker 2: But again, you know, I don't know why people have this where they want to look at 100 properties before they do the first phone call.
- 25:00Speaker 2: You know, and the truth is what if someone had worked for you know, if you pay a VA to scrape through all the everyday, go everywhere and give you a list and then someone has manually done this list for you and then all you have to do is go and book the viewings or send the letters or something like that.
- 25:15Speaker 2: So we've automated all of this with with technology, you know, and it is quite transparent.
- 25:19Speaker 2: You can see all the other stuff you know.
- 25:20Speaker 2: But I think fear of missing out is the biggest hurdle you know in terms of procrastination.
- 25:27Speaker 2: People have so, so uh, and they they will use fear of missing out.
- 25:32Speaker 2: I need to look, I need to finish scrolling through all of Rightmove before I start booking viewings, and some people are stuck there, which is quite sad.
- 25:40Speaker 2: So we try to do a lot to help people with this mindset.
- 25:42Speaker 2: It's why we run these calls and things, because, the way we see it, we have no subscription contract.
- 25:48Speaker 2: So the way we see it is, it's keeping us on our toes.
- 25:51Speaker 2: The quicker we get you to your first deal, the quicker you want your second one and the longer you stay with us.
- 25:57Speaker 2: You know, once you've done your first deal on property, we'll tell you you're with us forever.
- 25:59Speaker 2: So our North Star metric as a company is like how many deals.
- 26:02Speaker 2: Can we help you guys do so?
- 26:04Speaker 2: We're really like vested in it in a way.
- 26:07Speaker 2: And the second part of your question.
- 26:10Speaker 2: What was the second comment, mark?
- 26:13Speaker 1: I think it's just getting used to, isn't it?
- 26:15Speaker 1: It's just getting used to obviously always trying to find the deals and everything, oh the analytics, the data and stuff.
- 26:23Speaker 2: Yeah, yeah, yeah, yeah.
- 26:25Speaker 2: So it's what I you know we made a comment earlier about yeah, analysis, paradises and people obsessing about the data and things like that.
- 26:34Speaker 2: Look, we sit on the biggest property-related database in the country.
- 26:39Speaker 2: We've got more than any you know, instead of any property company you can think of.
- 26:43Speaker 2: We've got more data than anyone else you know.
- 26:46Speaker 2: And despite that, I will still tell you that, when it comes to finding deals, you know properties are people, business.
- 26:53Speaker 2: You know the data will only give you an average performance of an area and you want to buy above performing assets.
- 27:00Speaker 2: And the way you buy above performing assets is, you know, as you say, with a negotiation or understanding the problem, you're finding the problem properties sorting.
- 27:07Speaker 2: You know you can create huge value by solving someone's problem.
- 27:11Speaker 2: You know whether it be structure.
- 27:13Speaker 2: You know tax structure, speed, certainty, all sorts of things you can do.
- 27:19Speaker 2: You know in terms of the terms of the sale and things like that.
- 27:23Speaker 2: You know and this is really where you know the data there's no place in the country that says, oh, where's the postcode where you get all the money out when you buy stuff?
- 27:32Speaker 2: You know like it doesn't exist, but somehow, somehow, lots of people are putting their money out on deals all the time.
- 27:37Speaker 2: You know so or you know achieving like 50%.
- 27:40Speaker 2: ROI or more or cool stuff like that.
- 27:43Speaker 2: So, yeah, so I think there's different profile of people, more analytical people and things like that, and it's very dangerous.
- 27:52Speaker 2: If you are analytical, you want to take you know, take so-called data-informed decision and it doesn't work.
- 27:58Speaker 2: The property market is full of irrational actors and people will do stupid stuff because they love the front garden and the curb.
- 28:05Speaker 2: So you can't really take too much of a data approach with this.
- 28:12Speaker 2: You don't use the data to find which side of the street to invest or which part of the country has the yield better.
- 28:21Speaker 2: You find out, surprise, surprise they're better in the north than in the south.
- 28:25Speaker 2: I went through all this rabbit hole years and years ago because I'm an engineer and all the stuff I describe is I spent 18 months doing all of this meaningless stuff before we started to okay, actually what matters is doing deals.
- 28:38Speaker 2: So how can we use technology to qualify the best leads?
- 28:42Speaker 2: And then the whole point is to do 10 times fewer viewings, send 10 times fewer letters, be a lot more targeted and actually get deals done.
- 28:51Speaker 2: So that's what we care about.
- 28:52Speaker 2: But I guess people need to be on their own journey with this.
- 28:57Speaker 2: You know like you have to make the mistakes, you know, a lot of the time, despite the advice, despite being you know, you're told by your parents right, don't touch the hub, it's hot.
- 29:08Speaker 2: And then, until you do it, you know so there's nothing you can do against human nature like this, you know.
- 29:13Speaker 2: So I think it's the same.
- 29:14Speaker 2: People need to waste six months of their life to do the mistakes and then they tend to come back to us.
- 29:25Speaker 2: So I see this analysis paralysis, procrastination, because if you find a good deal, if you can negotiate it well and then ignore the asking price, you'd be surprised and shocked.
- 29:37Speaker 2: You need to do your first deal to realize that, yeah, people will, it's on for 250, but you can buy it for 265.
- 29:45Speaker 2: It's crazy, but I think it's just practice and actually doing deals or seeing other people who've done deals like this, that will help you believe.
- 29:54Speaker 2: But don't be shy, you know, if it's on a 50, like, don't offer two, four, five, you know, offer what works for you, and often what works for you is to 80, you know, or something like that.
- 30:02Speaker 2: And then you'd be surprised because the deals are in a followup in six months time.
- 30:11Speaker 2: They you occupy some headspace with them, they think about you in their bed and when they worry about their property problem, and you'll get the call.
- 30:19Speaker 2: You know.
- 30:19Speaker 2: So the design, the follow-up, so understand the principles that make success in property, the success in finding deals.
- 30:25Speaker 2: So it's working with motivated sellers or problem properties, and then it's following up.
- 30:31Speaker 2: You know it's positioning yourself as the only and you, with the right follow-up, you will position yourself as the only solution we can think of.
- 30:41Speaker 2: You know, and that's really where the deals are.
- 30:43Speaker 1: It is and of course, the market data is something that I always do.
- 30:48Speaker 1: Look at the market data, I get an idea for myself and then it's just a case of picking up that phone, like you say, booking a viewing.
- 30:53Speaker 1: But I'll have a few questions before I book that viewing.
- 30:56Speaker 1: Have they had any offers?
- 30:57Speaker 1: All of those sorts of different questions you can go through to really see is this a property now which is really popular?
- 31:03Speaker 1: Is this a property that maybe I need to put in a follow-up, because right now it just sounds like they're not motivated at all because it's quite new to the market and things.
- 31:12Speaker 1: But you can get all of that, you can do all of that analysis and I think one of the biggest things I've always heard you say as well and you're right because I've done it myself is it narrows down you wasting a lot of time doing a lot of viewings on properties that you're never going to offer them because it's just not 100% right.
- 31:27Speaker 1: But off of the other portals, the information that you had you didn't really know you weren't 100% sure, because a lot of the time the information when you go to your right moves your zooplas and things like that sometimes it's not even the right property that they're talking about.
- 31:41Speaker 1: Do you know what I mean?
- 31:42Speaker 1: I've seen that with descriptions talking about a flat and I'm like that's a three-bed house?
- 31:46Speaker 1: I'm sure it is, unless it's got a flat inside.
- 31:48Speaker 1: So you ring them up and they're just like oh no, this is so.
- 31:51Speaker 1: Nobody's been inquiring about it, and things like that.
- 31:53Speaker 1: But of course you get the extra information on, probably filtered, to be able to help you with that.
- 31:57Speaker 1: And of course you can stack your deals as well, which I think is great.
- 31:59Speaker 1: You can do your comparisons, you've got your built-in deal stackers for all of your different strategies and it's nice just to be able to get those numbers, run those over and have them all in one place, which works for everybody, doesn't it?
- 32:13Speaker 2: Yeah, that's right.
- 32:14Speaker 2: So you know there's a double entendre when I say property.
- 32:17Speaker 2: You know property is a people business and it's a numbers game.
- 32:19Speaker 2: When I say it's a numbers game there's a double entendre.
- 32:21Speaker 2: What I really mean is that the deals are in the follow-up, but of course you know, in there, the obvious thing is you are in property to make money, so you want to, you want to beat the stock market.
- 32:30Speaker 2: You know like you like.
- 32:31Speaker 2: Why would you choose this asset class against another one?
- 32:34Speaker 2: So of course you need to understand your numbers.
- 32:36Speaker 2: You know, and I take this for granted and I think it's because, maybe because it's been built in property filters in so long, you know.
- 32:41Speaker 2: So people don't really understand what our yield and ROI and it's, I find, really basic.
- 32:46Speaker 2: But yeah, people need some resources.
- 32:49Speaker 2: So it's why we've got all of these people struggle with setting up their spreadsheet and things like that.
- 32:55Speaker 2: So you can stack your deal.
- 32:56Speaker 2: For whatever your strategy, you can compare exit A, b, c, d.
- 32:59Speaker 2: You know, am I buying this to refurbish it to SA for a holy delet?
- 33:04Speaker 2: So am I gonna, you know, buying this to flip it as an assisted sale?
- 33:09Speaker 2: Exit A 40% ROI.
- 33:11Speaker 2: Exit 2, I'm making 20K, but it's just 10% return on my money.
- 33:16Speaker 2: Well, maybe I'll go for exit A, but I know that I've always got exit B and you do this in seconds, basically Because it's all in one place.
- 33:26Speaker 2: It follows the life of your property.
- 33:28Speaker 2: Whenever you stack something, it's all there.
- 33:30Speaker 2: So, yeah, if you think of what you can do with property filter, it's very much about.
- 33:37Speaker 2: Yeah, you can define your goldmine area.
- 33:39Speaker 2: If you're looking for an area to invest, you can look at the data if you want.
- 33:42Speaker 2: There's all things you want for that.
- 33:46Speaker 2: But I always have the caveat that, yeah, it's nice and well, but the way you buy, the best deals are bought from motivated sellers, so your area will just give you an average performance.
- 33:56Speaker 2: So the way you buy, you know the best one is really by engaging with the motivated sellers, which is like the main half of property filter there, and then you can assess your deals in seconds.
- 34:07Speaker 2: So you got automated due diligence, so we find the full address of those properties From there.
- 34:12Speaker 2: It tells you if it's in or out of an Article 4 area if you're into HMOs, and there's lots and lots of lease lengths and lots and lots of other stuff restrictive covenants and lots of things that helps you with the and there's all framework about due diligence.
- 34:24Speaker 2: I shared in some of the materials and and the support you know we, we give and then ultimately it's you know you want the pipeline you know to convert all these good leads into a great deal.
- 34:33Speaker 2: So that's you know the all-rounded thing all about doing deals it's basically.
- 34:38Speaker 1: I mean, some people say to me I haven't got a lot of time so I'm going to try and find, you know, a deal sourcer to get the deals done, and stuff like that.
- 34:45Speaker 1: And I say we, we use PropertyFilter because it is basically your own deal sourcer isn't it?
- 34:49Speaker 2: Yeah, yeah, so a lot of deal sourcers are actually using it, you know, and they're not very vocal about it, but yeah, it's a big deal.
- 34:57Speaker 2: Sourcer's biggest secret, yeah.
- 35:00Speaker 1: I mean it is for deal sourcers.
- 35:02Speaker 1: But I do say to people if you haven't got much time, if you have property filter yourself, you've got your own deal source working for you, haven't you your own electronic one that will only try and find you the best deals, as?
- 35:12Speaker 2: well, the majority of our members are investing for themselves.
- 35:16Speaker 2: I think 70% or 75% the remaining is 23% or something are deal sources.
- 35:23Speaker 2: It's just the nature of how many people are active in the market.
- 35:27Speaker 2: I think it's quite representative of who is available and what I've seen and I found quite fascinating.
- 35:34Speaker 2: We've integrated with a friend platform, let's say that's called SiteFinder, which is a marketplace for deals, you know, which do some clever stuff, and we've integrated with them because we realized that our partnership and the thing we do, the thing they do and the way we work together has created a new breed of investor and it's what I call the you know, I've not really given a name, but I'll come up with a name just now.
- 36:04Speaker 2: So the active investor, so the property professional.
- 36:08Speaker 2: So these are people who are investing for themselves primarily.
- 36:12Speaker 2: But they understood that once they got the momentum going or the flywheel going of them being out there doing deals they can't buy everything, but they come across a lot of stuff and they basically now have an avenue finding the deals on PropFilter, selling them through SiteFinder.
- 36:30Speaker 2: Finding the deals on Props Filter, selling them through Site Finder through the Props Filter integration, where they don't have to build the old sourcing infrastructure.
- 36:38Speaker 2: You know the deal, how do you call it?
- 36:39Speaker 2: The conveyancing, the sales progression and all that you know, it's all taken care of by this integration and all that, you know, it's all taken care of by disintegration.
- 36:50Speaker 2: And all of a sudden it's very, very easy for them to just focus on finding good deals, you know, and the best one they keep for them, and then maybe ones that are a little bit out of area they can sell on.
- 36:59Speaker 2: And the most successful people we have on Property Filter, they are this new breed, you know.
- 37:03Speaker 2: They're just people who love, you know, property, have come to love doing deals and they understand that if they are, the more active, the more deals they do, the more out there they are, the more opportunities come to them.
- 37:18Speaker 2: And it comes to them in so many different forms.
- 37:22Speaker 2: One is they make it, you know, because on Property Filter they find all the problem properties, the motivated sellers.
- 37:27Speaker 2: Then they make it to the little black book of all these agents.
- 37:29Speaker 2: Once you've bought a property, once and you are seen as being active and out there all the time, then they call you before things are listed, they call you before things fall through, and PropSilter really helps you to make it to those little black books within a few months, you can really elevate your personal brand yourself, you know, as the go-to person in your area when it comes to sending deals.
- 37:53Speaker 2: And then, same thing vendors recommend themselves, you know, recommend to each other and things like that.
- 37:59Speaker 2: Dating agents recommend them.
- 38:00Speaker 2: So it's just having this flywheel going.
- 38:03Speaker 2: So I think a big mistake I see people do is they are either looking for a deal or they are either doing a project, and every one of these two activities is just a huge flywheel.
- 38:16Speaker 2: You need to get a huge inertia to get started.
- 38:19Speaker 2: It's like riding your bike.
- 38:21Speaker 2: When you start you're like, oh, I need to go to small gear and I need to stand up from the saddle and really force through things.
- 38:30Speaker 2: And then, once you've got velocity, it's no effort for you to keep moving, you know.
- 38:35Speaker 2: And it's really the same with doing deals.
- 38:38Speaker 2: So, yeah, I think once people have got the belief that they can do deals and the deals are there, the next, you know, the next problem is really around what we talked about the analysis, paralysis and scrolling and the inefficiencies.
- 38:52Speaker 2: But then the next problem is very much about the stop-start of deals.
- 38:57Speaker 2: So I'm sourcing right now.
- 38:59Speaker 2: Let me go into Property Filter, get a deal within a few months, okay, great, no, I don't need to source anymore.
- 39:06Speaker 2: Let me do a project.
- 39:07Speaker 2: And then they start sourcing again in six months or in nine months, and every time there's this huge friction they need to start the whole thing again and again, the most successful people we see the ones who do a deal a month, a deal every two weeks, a deal a week on Property Filter.
- 39:24Speaker 2: It's just what they do.
- 39:25Speaker 2: They do deals, they go out there and they do deals and they've got projects.
- 39:30Speaker 2: They've got plenty of projects on the go.
- 39:31Speaker 2: They've got plenty, plenty, plenty going going on.
- 39:34Speaker 2: Um, but uh, but then.
- 39:37Speaker 2: But then the deals are coming to them all the time.
- 39:39Speaker 2: You know it's like better than buses, you know like so it's a real compound effect to this.
- 39:44Speaker 2: So I guess you know sharing some value, you know like some some advice here here.
- 39:49Speaker 2: Yeah, you, you want to be sourcing all the time.
- 39:52Speaker 2: If you're a property investor, if you call yourself a property investor, if you call yourself, you know, yeah, a property investor or property professional, you want to be sourcing all the time and and and if, even if it's five minutes a day, even if it's one viewing a week, you know, and and it's this compound effect that gives you the deal.
- 40:10Speaker 2: So that's really part of the methodology we try to, you know, give to people and help people with them.
- 40:18Speaker 1: I think that's brilliant as well and, of course, interlocking it with SiteFinder as well, as you say, I mean that gives other people another revenue stream, so to speak, as well, for the deals that potentially they don't want to do themselves or aren't in their area.
- 40:30Speaker 1: Go on a site finder, sell those deals.
- 40:32Speaker 1: Obviously, site finder take their fee for doing it, but they do all the work for them Doesn't mean you have to be set up and a compliant as a deal sourcer.
- 40:38Speaker 1: So I think integrating that into the fact that you can find all of and cherry pick all of these great deals, that's amazing and that is something I think that's only going to go from strength to strength in the future.
- 40:48Speaker 1: Is there any other things that I know you're always working on certain things, any other little tidbits or secrets that you're going to let us into?
- 40:55Speaker 1: That's coming our way.
- 40:56Speaker 2: Yeah, so later in the autumn.
- 41:00Speaker 2: So we'll have a mobile app.
- 41:01Speaker 2: So it's designed.
- 41:05Speaker 2: Most of the resources of the company are directed now towards the mobile app.
- 41:09Speaker 2: It's a huge, huge project and it's going to become a product on its own and, yeah, I'm really, really excited about this.
- 41:19Speaker 2: So you expect cool mobile-only features.
- 41:20Speaker 2: I can't say too much just yet.
- 41:23Speaker 2: And, yeah, this is going to grow massively.
- 41:26Speaker 2: Imagine you have your little property filter assistant in your pocket and there's a lot of other stuff.
- 41:31Speaker 2: This will grow into something quite cool and I think it's again because we need to find people where they are.
- 41:41Speaker 2: We will now occupy this sitting on the toilet time, which is a right move.
- 41:49Speaker 2: Real estate at the moment, because we've got the mobile app and we're coming for this time.
- 41:57Speaker 1: Yeah, well, that's it.
- 41:58Speaker 1: I mean, the app will be an amazing thing.
- 42:00Speaker 1: We've been waiting for that for a while, but I bet that's not easy to integrate with everything from a desktop either, is it?
- 42:06Speaker 2: No, no, there's lots.
- 42:07Speaker 2: Not that I understand all all of this works, but the team is amazing and what's cool is because we've changed the UI a bit and it's a lot more slick.
- 42:17Speaker 2: Now we can put all of these learnings into the mobile app so you can do deals on the go, and there's going to be lots of other functionality that will come regularly on the app.
- 42:29Speaker 2: After which are making the most of you being out and about and outside, and the truth is the deals are outside your building.
- 42:38Speaker 2: You need to get out there to get out there.
- 42:42Speaker 2: So it's nice and good to do the work you do on Property Filter now, but we know, you know the deals are out outside, you know.
- 42:51Speaker 2: So I think it's.
- 42:52Speaker 2: It's going to be a really cool continuity of your experience of finding deals in your audio viewings, when you do the negotiations with agents, with vendors and all that.
- 43:04Speaker 2: There's lots of really cool stuff we're going to add to this, you know brilliant, brilliant.
- 43:08Speaker 1: That's always great to hear.
- 43:09Speaker 1: I love it, I love it.
- 43:10Speaker 1: And, of course, if you have not ever tried property filter, then we will have link in the description below.
- 43:15Speaker 1: You can have a 14 day free trial.
- 43:18Speaker 1: So you know, get it, get stuck in there, have a good go with it.
- 43:21Speaker 1: Um, go on to some of the deal clinics and things like that.
- 43:25Speaker 1: Get into the.
- 43:25Speaker 1: The community, do that for 14 days.
- 43:27Speaker 1: And also, on the link, your first month, you'll get a 15% reduction in your first month and then it's only £99 plus VAT after that anyway.
- 43:36Speaker 1: So it really is very, very cost-effective.
- 43:39Speaker 1: To save you time, think of your hourly rate.
- 43:42Speaker 1: How much is your time actually worth when you're going out there and you're looking at deals and you're trying to get started, which you can have.
- 43:48Speaker 1: Basically, as we said before, your own sort of deal sourcer on your systems, and of course, there's new systems coming out.
- 43:54Speaker 1: Now I know, because you're always adding things as well the price of property filter has to go up at some point because of everything that's going into it.
- 44:02Speaker 1: But also it's a great time to be getting into property filter because I believe that you know you can lock those sort of prices in, can't you?
- 44:09Speaker 2: yeah, that's right.
- 44:10Speaker 2: So we've not put the price up since two years and we've grown quite massively and also the, the product, the offering, the support we give, is just 10x what it was, you know, at that time.
- 44:18Speaker 2: So so, uh, yeah, we come to a place where we, you know, we'll have to, uh, increase the price.
- 44:24Speaker 2: Uh, you know, in a couple of months, and and the idea is for anyone who joined us before, basically you'll have a funder member status and we will know whatever price and plans you pick with us.
- 44:36Speaker 1: That's brilliant.
- 44:36Speaker 1: That's brilliant and that's really nice and fair as well.
- 44:38Speaker 1: Looking after people A lot of companies don't do that sort of thing.
- 44:42Speaker 1: The price is the price as it goes up, but letting people be able to do that lock it in, you know.
- 44:46Speaker 1: Looking after the people that have helped you build and grow as well.
- 44:49Speaker 2: Yeah, yeah, yeah, definitely.
- 44:50Speaker 2: I mean everything we have we owe to our members, you know.
- 44:53Speaker 2: So, as I said at the start, it's not so much what we've earned, it's very much been what we've learned.
- 44:58Speaker 2: And most startup and most, you know, most technology entrepreneurs they don't really understand this.
- 45:04Speaker 2: They think they know it all and they're just going to build their thing.
- 45:10Speaker 2: And I think one of the big values that drive us is this humility to say we can't be everywhere, we can't know everything.
- 45:16Speaker 2: And we love our members, we love the feedback, we love the interaction we have in the chat, in the calls we run every week, the emails we receive, the phone calls, everything.
- 45:25Speaker 2: So I think this was our strength is the.
- 45:27Speaker 2: The community is our biggest asset and so, yeah, we have to respect that, you know, to the fullest.
- 45:34Speaker 2: So, yeah, definitely so brilliant.
- 45:37Speaker 1: I appreciate your time today, my friend.
- 45:38Speaker 1: Just a quick question any good books you've read recently, because I always look for a good book review I'm actually already a bookmark, but I'm not too sure I can share.
- 45:49Speaker 2: It's called she Comes First.
- 45:52Speaker 2: Don't ask me what it's about.
- 45:54Speaker 1: She Comes.
- 45:55Speaker 1: First okay that's good, nice one, nice one.
- 46:01Speaker 1: So any final leaving thoughts or anything like that as we wrap this one up yeah, all good, I think.
- 46:11Speaker 2: I think there's a lot of things that have changed in the market and there was a lot of uncertainty that stopped with the elections and now it is what it is.
- 46:21Speaker 2: But at least there's a window where we know what's happening.
- 46:24Speaker 2: There's good prospects of rates coming down.
- 46:26Speaker 2: There's been a slow start of the year because of some of this uncertainty and it seems like the property market is going to pick up.
- 46:35Speaker 2: You know quite a lot with sort of a pent-up demand for the last 12, 18 months, where there's been less volume of things happening and people still need to move around.
- 46:44Speaker 2: You know, so I can see a busy autumn for, uh, for you know, 2024, and so I can.
- 46:52Speaker 2: I see, and I'm the advice I'm I sort of saying to our members is uh, the next couple of months is probably one you want to focus on doing your deals this year, because then everybody will come back onto it.
- 47:02Speaker 2: You know the sentiment and we get everybody excited again and and we still are in this buyer's market.
- 47:08Speaker 2: But I don't know, it will really depend on what they sell on the budget in the autumn.
- 47:12Speaker 2: It could continue like this or it could be that there's so much confidence and that everybody wants to move houses and then we move into another seller's market.
- 47:21Speaker 2: So there's very much a window of opportunity next couple of months.
- 47:25Speaker 2: And remember, you know all your success in properties are downstream from your ability to find deals.
- 47:30Speaker 2: So just focus on finding the needles in the a stack.
- 47:34Speaker 2: You know, like properties, people, business, find the motivated sellers.
- 47:37Speaker 2: It's a numbers game.
- 47:38Speaker 2: And then, you know, do follow up.
- 47:39Speaker 2: You know, don't be that person who doesn't offer on a viewing.
- 47:42Speaker 2: Don't be that person who doesn't follow up, you know, after your offers and and this is where the deals are.
- 47:48Speaker 2: You know.
- 47:48Speaker 2: So I would recommend you go like what about?
- 47:50Speaker 2: It's the best time of the year uh, this summer, basically to go out and and go and do deals no, I couldn't, couldn't agree more.
- 47:57Speaker 1: Actually, it is a really good.
- 47:59Speaker 1: This is the sort of timing that I think in a few years time we'll look back and say, oh, I wish I'd invested back then so that's why it's a great time to be doing it because we've all had that in the past and stuff.
- 48:10Speaker 1: But if a deal is a good deal, get out there and do it.
- 48:12Speaker 1: As you say, it's all in the follow-up.
- 48:14Speaker 1: You have to make sure that you're following up with everybody, but it's been an absolute pleasure to have you back on.
- 48:20Speaker 1: As I say, we'll put a link in the show notes as well.
- 48:22Speaker 1: Go and try Property Filter out for 14 days on us.
- 48:26Speaker 1: Have some fun with it and see what an amazing tool it is as well.
- 48:30Speaker 1: And don't be afraid, of course, with the great support that Guillaume and his team put on there to reach out to his team.
- 48:35Speaker 1: If you have any problems or if you're just trying to find out more.
- 48:39Speaker 1: There's videos in there, video tutorials for you to work your way through, and it's you know they're simplifying it all the time.
- 48:45Speaker 1: Even I can use it.
- 48:46Speaker 1: So that's saying get yourself out there and have a go.
- 48:49Speaker 1: Thank you for joining me again, my friend.
- 48:50Speaker 1: It's been great to have you on.
- 48:52Speaker 2: Thanks so much, mark.
- 48:52Speaker 2: Thank you guys.
- 48:54Speaker 1: That's great.
- 48:54Speaker 1: That's great.
- 48:54Speaker 1: So I hope you've enjoyed this episode.
- 49:05Speaker 1: If you have, feel free episodes going out each week, so why not come and join me in the next episode?
- 49:11Speaker 1: If you're watching this in the past, but if you're watching this here and now, come and join me next week, and I look forward to seeing you.
- 49:17Speaker 1: Then you all take care and bye for now.
