- 2:14Speaker 2: I'm sorry, website for us, and I am just so
- 2:17Speaker 2: excited about it. I just cannot wait. I've seen this
- 2:21Speaker 2: thing coming together over the last couple of weeks and
- 2:24Speaker 2: I'm just beyond excited about it. It's gonna be coming soon.
- 2:27Speaker 2: I will let you know when we give it the

- 2:36Speaker 2: the birthday list today Heather Osterberg, Happy Birthday, Logan Clark,
- 2:42Speaker 2: Christy Pearson, and Rosie Emmons all celebrating birthdays today. What
- 2:47Speaker 2: a weekend, Maple open house weekend across the Green Mountain State.
- 2:52Speaker 2: It was a busy one. The weather was pretty much
- 2:54Speaker 2: perfect for it. The Battle in Bury sixteen on Saturday
- 2:59Speaker 2: night at the Bury Auditorium took me a better part
- 3:06Speaker 2: of the day Yesterday to kind of get the Actually,
- 3:10Speaker 2: I'm doing quite well. I've been drinking a lot of
- 3:12Speaker 2: tea to get the voice back from screaming like a
- 3:16Speaker 2: little girl at that battle in Bury sixteen on Saturday night.
- 3:19Speaker 2: It was unbelievable. Just Rex is going to be in
- 3:23Speaker 2: Friday and he's going to recap it and tell you
- 3:26Speaker 2: all about what you missed if you weren't there, and
- 3:29Speaker 2: if you were there, maybe some of the some of
- 3:31Speaker 2: the things that you may have missed. But it was
- 3:34Speaker 2: just amazing, so much fun. Our speaker series last night.
- 3:39Speaker 2: We do it once a month here at Flying the
- 3:41Speaker 2: Wall Productions. The aired out podcast brings it to your
- 3:45Speaker 2: eyes in your ears. Kristen Williams last night amazing. I
- 3:49Speaker 2: mean what she was saying, I have to go back
- 3:52Speaker 2: and re listen and take some notes. It was that
- 3:57Speaker 2: good last night. Weather. Well, here's what we have. We
- 4:02Speaker 2: have kind of a dodgy morning. Depending on where you are,
- 4:06Speaker 2: little spring snow. The further south you go, like Wyndham
- 4:12Speaker 2: County Ish and for end points south is where it's
- 4:20Speaker 2: the potential for some freezing stuff to mix in, whether
- 4:26Speaker 2: it be freezing rain or sleet with the snow, but
- 4:29Speaker 2: not much, not much today, but certainly just enough to
- 4:33Speaker 2: make it slick, so hopefully you haven't put on your
- 4:37Speaker 2: summer tires yet. It was a year ago this past
- 4:41Speaker 2: weekend that we had over a foot of snow, so
- 4:44Speaker 2: little dustin, no complaints. Now off and on, snow showers again.
- 4:49Speaker 2: Thirty seven for the daytime high today tonight thirty one.
- 4:54Speaker 2: Still some snow showers, some breaks in it, and then
- 4:58Speaker 2: they'll come back and then tomorrow a cloudy one, forty
- 5:02Speaker 2: three rain and snow showers on Wednesday and forty two
- 5:07Speaker 2: degrees looking ahead. John Beyondolillo is sitting right here next
- 5:12Speaker 2: to me this morning. Good morning, my friend.
- 5:14Speaker 3: How are you? Good morning, j D. I'm great, Thank
- 5:16Speaker 3: you you.
- 5:17Speaker 2: I'm happy to see you, buddy, I really am. You know,
- 5:20Speaker 2: I was thinking about you this morning as I was
- 5:22Speaker 2: driving in, and I'm like, here's a guy that you
- 5:26Speaker 2: do so much. Buddy. There's like you're passionate about kids,
- 5:31Speaker 2: You've you've coached stuff, You've just been all through our community.
- 5:36Speaker 2: I'm wondering, do you still have your I'm assuming that
- 5:39Speaker 2: you do still have your pilot's license. I do, Yeah,
- 5:43Speaker 2: you do. Might you take hold this this fat old
- 5:49Speaker 2: fella and we'll run up and take a buzz around,
- 5:52Speaker 2: uh camel some point of these days. Well, I don't
- 5:55Speaker 2: know about me doing what I have to do. We
- 5:59Speaker 2: can probably make that up in for a room in
- 6:01Speaker 2: there for me.
- 6:02Speaker 3: Yeah.
- 6:03Speaker 2: Now when you when are you going to be flying again?
- 6:07Speaker 3: When?
- 6:07Speaker 2: When? Notice?
- 6:08Speaker 3: I went? I went with up with Bill Kotch and
- 6:13Speaker 3: his plane just the other day. It was beautiful last day,
- 6:19Speaker 3: last Sunday.
- 6:20Speaker 2: Wow, where'd you go?
- 6:22Speaker 3: We just flew up to like Morrisville and you know,
- 6:25Speaker 3: over Mountain Mansfield and yeah, that type of thing is good.
- 6:29Speaker 2: Are you going to be getting another plane? Is it
- 6:34Speaker 2: in the carts?
- 6:34Speaker 3: I don't know. It's too hard to say.
- 6:37Speaker 2: Okay, but you're going to maintain the license though?
- 6:42Speaker 3: Yeah? See yeah, so there's hope. Yeah. I'm busy though,
- 6:45Speaker 3: I don't have that much time to fly.
- 6:47Speaker 2: Yeah, I know what do you do in these days?
- 6:50Speaker 2: Tell us about everything that you're up to.
- 6:53Speaker 3: Well, I've been traveling a lot, a lot. I just
- 6:57Speaker 3: just got back. I spent a week with my mom
- 7:01Speaker 3: and Florida. Yep, just turned eighty eight. So wow. Yeah.
- 7:06Speaker 3: Since COVID, she hasn't really gotten a chance to really
- 7:08Speaker 3: go go south. So last year Marsia and I took
- 7:12Speaker 3: her out to Palm Springs for a week. And this
- 7:14Speaker 3: year she went to Florida with me for a week
- 7:17Speaker 3: and it was good. So done that doing things with
- 7:21Speaker 3: my kids. I was in Washington, DC. My daughter had
- 7:26Speaker 3: a competition in law competition down there, and been to
- 7:31Speaker 3: New York for some of my son's openings. I didn't
- 7:33Speaker 3: didn't get to go to the his London opening A
- 7:37Speaker 3: White Rose because that's the week I was in Florida
- 7:39Speaker 3: with my mom.
- 7:40Speaker 2: But yeah, so she'll be busy. Show picture that on
- 7:44Speaker 2: the screen right now. There he is with the with
- 7:47Speaker 2: the team. Uh what that's really impressive what he's doing. Man,
- 7:52Speaker 2: Look at this.
- 7:54Speaker 3: It is I mean he's you know, he's got one
- 7:56Speaker 3: Tony Award and NAK would hopefully get another one this
- 8:00Speaker 3: year for our town.
- 8:03Speaker 2: Yeah, and that was in New York City, New York City.
- 8:06Speaker 3: Jim Parsons was the lead in it, did a great job,
- 8:11Speaker 3: and Zoey Deutsch was in it. Richard Thomas. For those
- 8:14Speaker 3: of us old enough to remember the Waltons.
- 8:17Speaker 2: I don't. I don't remember the Waltons. Okay, Walton's what Yeah,
- 8:27Speaker 2: that's that's that's really cool man. And and look at this.
- 8:30Speaker 2: Did he And he's been to London before, He's he's
- 8:33Speaker 2: done some stuff in London. Does he love it there?
- 8:38Speaker 3: I think he likes to travel. He loves New York City. Yeah,
- 8:42Speaker 3: I'm good for a couple of days in New York
- 8:43Speaker 3: and then I'm ready to get back at the lot.
- 8:45Speaker 3: So he you know, he he when everybody was coming
- 8:49Speaker 3: up here during COVID and prices were depressed on there,
- 8:52Speaker 3: he bought a condo. So he's right in midtown. So
- 8:56Speaker 3: he loves it.
- 8:58Speaker 2: Wow. And how old is he?
- 9:00Speaker 3: Just turned twenty nine?
- 9:03Speaker 2: Good for him?
- 9:04Speaker 3: Man?
- 9:05Speaker 2: Wow? What about Tory? See you were saying she was
- 9:09Speaker 2: in for the DC.
- 9:12Speaker 3: DC Cup what they called moot Court, So basically they
- 9:16Speaker 3: argue a fictitious case and it's a competition among the
- 9:20Speaker 3: six Washington DC area law schools, and her school, Catholic
- 9:26Speaker 3: University Law School, had never won it before until this year.
- 9:29Speaker 3: So I flew down there and watched her argue the case.
- 9:35Speaker 3: It's in that it was in the historic US Court
- 9:39Speaker 3: of Appeals building right right like stone's throw from the
- 9:44Speaker 3: White House practically, and it was fun. You know, the
- 9:48Speaker 3: Court of Appeals is not a jury situation. It's three
- 9:50Speaker 3: judges and they don't know. The judges are random, the
- 9:54Speaker 3: judges don't know which school the kids are from. Keep
- 10:00Speaker 3: it totally unbiased, and they present their case, They write
- 10:05Speaker 3: the right briefs, they present their case. The judges ask
- 10:08Speaker 3: them tough questions, which yes, okay, yeah, they try and
- 10:17Speaker 3: pick a case that hasn't been heard in d C before.
- 10:22Speaker 3: So this particular case was about a Yeah, I was
- 10:24Speaker 3: just gonna ask you what it was about a broken
- 10:27Speaker 3: engagement and whether the woman had to return the ring
- 10:30Speaker 3: to the man. So it was kind of interesting because
- 10:34Speaker 3: they had to. I mean, you know, you think all
- 10:36Speaker 3: kind of a fluffy case, but really wasn't because they
- 10:38Speaker 3: had to. There was there is no precedent in d C.
- 10:41Speaker 3: So they had to look at other jurisdictions.
- 10:43Speaker 2: And this is we're not playing around here though. This
- 10:49Speaker 2: is actually really serious stuff. Like they're oh, yeah, they've
- 10:54Speaker 2: got to they've they've kind of argued this case.
- 10:57Speaker 3: Like they were asking them tough questions. I mean, like,
- 11:00Speaker 3: you know, there's the case there was a similar case
- 11:02Speaker 3: in Massachusetts and the one judge was asking Kate, you know,
- 11:05Speaker 3: point blank questions about it. And you know, another case
- 11:10Speaker 3: someone cited a case in the well, what year was that, oh,
- 11:15Speaker 3: nineteen seventy four, she knew it was amazing, really yeah,
- 11:20Speaker 3: but it was. It was fun and they totally random
- 11:24Speaker 3: which side they got to argue. The woman's argument was
- 11:29Speaker 3: more challenging. Tory actually had wanted that side, but the
- 11:33Speaker 3: draw they got was the men's man's side. She had
- 11:36Speaker 3: some interesting arguments for the other side, but we'll never
- 11:39Speaker 3: know that.
- 11:39Speaker 2: She was all prepared to do.
- 11:41Speaker 3: Oh yeah, yeah, they have to because they don't know
- 11:44Speaker 3: which side they're going to get.
- 11:47Speaker 2: So Tory was arguing the man's side of it, yeah
- 11:51Speaker 2: and one and one.
- 11:53Speaker 3: Yeah, So she basically proved that they didn't get married,
- 11:57Speaker 3: so she hadn't fulfilled the contract. Didn't matter the reasons.
- 12:06Speaker 2: That's really cool though. It was there like a crowded
- 12:09Speaker 2: there was just open to the publicouse.
- 12:12Speaker 3: Isn't that big, but it was full. I'm sure it
- 12:15Speaker 3: was mostly family members and other you know, faculty members
- 12:19Speaker 3: and stuff like that.
- 12:19Speaker 2: But yeah, how many how many schools were were there?
- 12:23Speaker 3: Six?
- 12:24Speaker 2: Six?
- 12:25Speaker 3: But the dread of Georgetown team went out in the
- 12:29Speaker 3: first round, so you know they they've won it many times.
- 12:32Speaker 3: So really, yeah.
- 12:34Speaker 2: So Catholic got it. Huh damn. So what is what
- 12:39Speaker 2: does she want to do with with her career? What
- 12:41Speaker 2: kind of lawyer does she want to be?
- 12:43Speaker 3: Well, she likes constitutional law. I bet she can do
- 12:47Speaker 3: a lot of things with that degree. I mean, of course,
- 12:50Speaker 3: with her background working for the governor here in Vermont, Yeah,
- 12:55Speaker 3: she could. She could be in politics. She could do
- 13:00Speaker 3: public policy, which is really what kind of started her
- 13:04Speaker 3: down the path. When she was senior staff and for
- 13:06Speaker 3: the governor. She was frustrated by the laws that some
- 13:11Speaker 3: of the legislators would come up with, but they really
- 13:13Speaker 3: didn't have much of a legal staff to help them.
- 13:15Speaker 3: So she really got interested in, you know, how laws
- 13:19Speaker 3: are written and how they're interpreted and unintended consequences and
- 13:24Speaker 3: things like that.
- 13:24Speaker 2: Does Torri want to practice hearing from aunt? Do you know?
- 13:29Speaker 3: Well, that remains to be seen, but I would say
- 13:32Speaker 3: that she really loves loves DC, and I'd be surprised
- 13:36Speaker 3: if she came back here.
- 13:38Speaker 2: Okay, interesting, Yeah, I've heard that once you get down
- 13:42Speaker 2: there you get bitten by that bug. You love it.
- 13:46Speaker 3: Yeah, it's a Washington's fabulous. I like it down there too.
- 13:48Speaker 2: It's never been, never been. We're hoping to go though.
- 13:51Speaker 2: We want to take Lily down and show her the
- 13:52Speaker 2: Capitol and all that. Boy, we got a lot of
- 13:55Speaker 2: people tuned in this morning. Good morning everyone, Yes it
- 13:59Speaker 2: is a Monday, the twenty fourth. John Beyondolillo is my
- 14:04Speaker 2: guest this morning from BCK real Estate right here on
- 14:08Speaker 2: North Main Street. Been a presenting sponsor for a long time.
- 14:13Speaker 1: Now.
- 14:13Speaker 2: I don't know, I've lost track. I've lost track. And
- 14:16Speaker 2: of course I want to ask you about real estate.
- 14:18Speaker 2: But so Torri doesn't want to do real estate law.
- 14:23Speaker 3: No, actually no, I don't think she does.
- 14:26Speaker 2: Have you Have you ever kind of steered your kids
- 14:34Speaker 2: in a certain direction and then gave him a little nudge,
- 14:37Speaker 2: or have you backed off? You and Marsha backed off
- 14:41Speaker 2: and just said we're going to let them take any
- 14:46Speaker 2: road they want to take.
- 14:47Speaker 3: Well, I would say steering doesn't work, Otherwise I'd have
- 14:52Speaker 3: I'd have two really good golfers.
- 14:58Speaker 1: Wo.
- 15:00Speaker 3: No, I mean we've always supported him, We've always given
- 15:02Speaker 3: him opportunities, we've always traveled extensively with them to broaden
- 15:09Speaker 3: their horizons. But we've always supported whatever they wanted. Like
- 15:15Speaker 3: you know, I've just killed me that my daughter didn't
- 15:17Speaker 3: want to play basketball? She played a couple of years,
- 15:19Speaker 3: but she was tall and athletic, but she just was
- 15:23Speaker 3: passionate about gymnastics and she and I went all over
- 15:25Speaker 3: the country doing gymnastics for a number of years until
- 15:30Speaker 3: she grew six inches one summer and that was kind
- 15:32Speaker 3: of the end of that. But so you know, and Sam,
- 15:38Speaker 3: I mean really, you know, the guidance counselor told him
- 15:42Speaker 3: not to even apply to Boston College. He got in. Yes,
- 15:46Speaker 3: he ended up dropping his math major and being just
- 15:50Speaker 3: a theater major, which is supposed to be a second
- 15:52Speaker 3: major for him. And yep, and Martian Arre kind of like,
- 15:56Speaker 3: oh she, I mean, really, we're spending all that money
- 15:59Speaker 3: he's gonna have withater degree, and you know, what's he
- 16:02Speaker 3: going to be able to do with that? But yet
- 16:04Speaker 3: he's proven us quite wrong.
- 16:08Speaker 2: Yeah he is. He's really really done some great I mean, god,
- 16:12Speaker 2: he's not even but is he thirty now?
- 16:15Speaker 3: Twenty nine?
- 16:16Speaker 2: Still twenty now?
- 16:17Speaker 3: I know he won that Tony who he's twenty six
- 16:20Speaker 3: or twenty seven, And he said, well, no, twenty yeah,
- 16:23Speaker 3: twenty eight, twenty eight, And he said, well, my goal
- 16:27Speaker 3: was to win it by twenty six, but COVID messed
- 16:29Speaker 3: me up. I lost two years. Wow, and how old
- 16:36Speaker 3: is toy Toy's twenty six? Wow.
- 16:40Speaker 2: You got some really successful kids already. And I said
- 16:43Speaker 2: that last time that they were.
- 16:45Speaker 3: Very city elementary and Spawling High. Say what you want, yeah,
- 16:50Speaker 3: you know, Wow, opportunities there if you take it.
- 16:53Speaker 2: It's all about drive, ambition, motivation, dedication, staying in the game.
- 17:02Speaker 2: It's not easy. It's not easy. We see, uh, we
- 17:07Speaker 2: see people that that get on a good road and
- 17:10Speaker 2: they're cruising along and something happens in life and they
- 17:14Speaker 2: they jump ship. Kids haven't done that, no, you know.
- 17:20Speaker 3: I mean, and there's you know, a certain amount of
- 17:26Speaker 3: luck involved, but you know, I mean, it really takes.
- 17:29Speaker 3: It's the kid, it's the parents, it's you know, the
- 17:32Speaker 3: school and who they associate with. And you know, our
- 17:37Speaker 3: kids have been been fortunate and they're on a good path.
- 17:41Speaker 2: I want to ask you about any any stories or
- 17:46Speaker 2: experiences you have with Arnold Palmer.
- 17:53Speaker 3: Arnold Palmer, Yeah, I've had a few. Like what well.
- 17:58Speaker 3: I was captain of the golf team at the University
- 18:01Speaker 3: of Rochester and in nineteen eighty four they played the
- 18:08Speaker 3: US Senior Open in Rochester at Oakhill and that was
- 18:11Speaker 3: our home course, and one of the members who was
- 18:14Speaker 3: good friends with Arnold, came up to me on It's
- 18:19Speaker 3: like the Thursday before Father's Day. It's like, what are
- 18:23Speaker 3: you doing on Sunday? Do you want to caddy for
- 18:26Speaker 3: Ronald Palmer? Like, oh, let me check my calendar, you know.
- 18:31Speaker 3: So yeah, So I got to caddy for Arnald Palmer
- 18:34Speaker 3: a practice round before the US Senior Open. And it
- 18:39Speaker 3: was amazing because nobody really knew he was coming. So
- 18:42Speaker 3: when he got there, there was hardly anybody there, and
- 18:45Speaker 3: he's warming up and he's got this huge tour bag
- 18:49Speaker 3: and he had twenty six club I'm not exaggerating there
- 18:51Speaker 3: are twenty six clubs in it, because he was quite
- 18:53Speaker 3: a tinker with golf clubs. And so it was like
- 18:56Speaker 3: two or three putters and a bunch of wedges, and
- 18:58Speaker 3: the thing weighed on and Arnold says to to Bob,
- 19:04Speaker 3: the guy that invited, He said, oh, well, let me
- 19:07Speaker 3: put a few of these clubs in your locker, and
- 19:09Speaker 3: oh no, he can carry it. And but I was
- 19:12Speaker 3: so excited. I had so much adrenaline that I that
- 19:14Speaker 3: I could. But what a what a great guy. You know,
- 19:18Speaker 3: you autographed the scorecard for me and gave me a
- 19:21Speaker 3: hundred bucks, which was a lot of money in those days.
- 19:24Speaker 3: The only only regret is that I didn't save the
- 19:26Speaker 3: hundred dollars bill, but I needed it.
- 19:28Speaker 2: So wow, that's so cool man. And so you're a
- 19:37Speaker 2: former All Star American, All Star, n C double A
- 19:41Speaker 2: All American. Ye know, damn.
- 19:45Speaker 3: See why? And I know I'm disappointed. I don't have
- 19:47Speaker 3: any any golfers, so Sam doesn't see him plays. He
- 19:51Speaker 3: just play very often. I mean he'll he'll know, he'll
- 19:54Speaker 3: pick up a club and he hasn't picked up a
- 19:55Speaker 3: club in two years and go out and you know,
- 19:57Speaker 3: hit the ball further than me down the fairway. But
- 20:00Speaker 3: and my daughter is starting to pick it up and play.
- 20:06Speaker 3: She's pretty athletic. I mean when she was ten years old,
- 20:09Speaker 3: she could hit a three iron with a high draw,
- 20:11Speaker 3: you know, one hundred and seventy five yards.
- 20:14Speaker 2: Wow, it's sory inexperience other than caddying for Arnold palmert
- 20:22Speaker 2: that you remember a tournament or anything that stands out
- 20:26Speaker 2: in your mind, it's a it's a great memory.
- 20:31Speaker 3: Well, I mean there are a lot of good ones.
- 20:37Speaker 3: I mean I want a fair number of tournaments at college.
- 20:41Speaker 3: I broke my mother's heart. I skipped my college graduation
- 20:45Speaker 3: to play in the Northeast Championships. Yeah. I still haven't
- 20:50Speaker 3: lived it now. I still hear about it to this day.
- 20:52Speaker 3: But I won the tournament, So you won the turn.
- 20:54Speaker 3: I consider that vindication. My mother does not.
- 20:56Speaker 2: But yeah, so no regrets, no, no, no regrets. That's
- 21:07Speaker 2: pretty cool to hear that.
- 21:09Speaker 3: Yeah.
- 21:09Speaker 2: Wow, So mom's eighty eight and she's still hammering you
- 21:13Speaker 2: on that. Yep, did she ground you? Did she say
- 21:19Speaker 2: that's it if you're not going to your college graduation?
- 21:23Speaker 3: But her disappointment was duly noted. Yeah.
- 21:27Speaker 2: Yeah, So what point did you get into real estate?
- 21:32Speaker 2: What was the driving force behind Well.
- 21:35Speaker 3: After graduating from college, I really wanted to like try
- 21:39Speaker 3: the pro tour, but uh, but you know, in those days,
- 21:42Speaker 3: you had to go to each tournament and on Mondays
- 21:45Speaker 3: and play a qualifier and try and get in. It
- 21:47Speaker 3: wasn't They didn't have like a qualifying school like they
- 21:50Speaker 3: do now. And my father was like, go get a job,
- 21:56Speaker 3: so I did. So I got into banking, and you know,
- 22:00Speaker 3: that was really after a couple of years, and I
- 22:03Speaker 3: was in the credit department and worked my way up.
- 22:06Speaker 3: I ended up beating commercial real estate, and so that
- 22:10Speaker 3: was my first you know, all throughout the banking career,
- 22:13Speaker 3: I was involved in in real estate. And then when
- 22:17Speaker 3: everything went crazy at the like the late eighties, you know,
- 22:23Speaker 3: the economy was terrible. Yeah, that's when I really started
- 22:27Speaker 3: actually selling real estate for the banks, like everything from
- 22:30Speaker 3: houses to apartment complexes and hotels and you name it.
- 22:37Speaker 2: What was two thousand and eight like for you.
- 22:41Speaker 3: I wouldn't want to go back there. I mean it was,
- 22:46Speaker 3: it was awful. I mean two thousand, two thousand and seven,
- 22:52Speaker 3: like in September, the market just fell off the table.
- 22:55Speaker 3: I mean, two thousand and seven was a great, great year.
- 22:58Speaker 3: I think I sold one hundred and one or one
- 23:01Speaker 3: hundred and three properties that year, but it just fell
- 23:05Speaker 3: off the table. And it's funny because Marsha predicted it.
- 23:09Speaker 3: And I'm like, well, how do you slow there's no
- 23:11Speaker 3: money in our trust account, hardly any money in our
- 23:13Speaker 3: trust account. I'm like, well that that doesn't mean anything,
- 23:16Speaker 3: because sometimes you have big deposits and small deposits. No, no, no,
- 23:19Speaker 3: I've never seen it like this. I'm like yeah, yeah, yeah,
- 23:22Speaker 3: And of course, you know, on a normal market in
- 23:25Speaker 3: Vermont in the wintertime, you don't really know what's gonna
- 23:29Speaker 3: happen because it slows down anyway. So it's kind of like,
- 23:31Speaker 3: you know, he's always liking it to the old NASA
- 23:34Speaker 3: mission when they come back from the moon, you'd have
- 23:36Speaker 3: the six minutes of blackout, and that's kind of like
- 23:39Speaker 3: winter and Vermont in the real estate market. You don't
- 23:41Speaker 3: know how it's gonna be until they break out in
- 23:42Speaker 3: the spring. But she said, oh no, it's gonna it's
- 23:45Speaker 3: gonna this is bad, it's different, and she was right.
- 23:48Speaker 3: And you know, the worst part was eight nine. Eight
- 23:53Speaker 3: and nine were especially bad because there was a disconnect
- 23:56Speaker 3: between the buyers and the sellers. The stellers still had
- 23:59Speaker 3: the you know, the two thousand and six prices in
- 24:02Speaker 3: their head, and the buyers had already adjusted and they
- 24:05Speaker 3: were you know, so there was even though there were
- 24:09Speaker 3: a lot of lists, there were a lot of listings,
- 24:12Speaker 3: the buyers weren't biting on it, and so stuff just sat.
- 24:18Speaker 3: So I made a conscious decision that I was going
- 24:20Speaker 3: to take on four times as many listings as I
- 24:24Speaker 3: normally do because that's what I needed to maintain our sales.
- 24:29Speaker 3: At the place I wanted. There was a lot of work.
- 24:34Speaker 3: Oh yeah, sure, well, especially when stuff's that selling, because
- 24:37Speaker 3: you know, you're having all those conversations with sellers every
- 24:39Speaker 3: week about what you're doing and why their property isn't
- 24:43Speaker 3: sold and they don't want to hear they need to
- 24:45Speaker 3: improve the price. So no, I wouldn't I wouldn't want
- 24:49Speaker 3: to go back and here in Vermont. I mean it
- 24:52Speaker 3: was twenty and eight, nine, ten, eleven, twelve, thirteen, fourteen,
- 24:57Speaker 3: fifteen was probably when it started to get rather so
- 25:03Speaker 3: it was like, you know, seven years a hell.
- 25:07Speaker 2: And then what a good four or five years before COVID.
- 25:13Speaker 3: Started ramping up before COVID, but it was, you know,
- 25:15Speaker 3: it was still pretty balanced, but it was on an
- 25:18Speaker 3: upward trend, especially for sellers. And COVID is crazy. What
- 25:23Speaker 3: about now? What about right now?
- 25:27Speaker 2: And how does this compare to the hardships of eight
- 25:31Speaker 2: And when I say now, I mean I think most
- 25:34Speaker 2: of us know and you and I have had this
- 25:35Speaker 2: conversation that the national news on the real estate market
- 25:42Speaker 2: is is pretty grim but here and fromont but it's yeah, that's.
- 25:47Speaker 3: The problem is that the way the news they way
- 25:49Speaker 3: they present it, us home sales are down forty Well,
- 25:55Speaker 3: oh my gosh, yo, that must have been the real estate
- 25:58Speaker 3: market's terrible. No. That means we don't have any listings
- 26:01Speaker 3: to sell. So it's not like car sales where they
- 26:06Speaker 3: have a bunch of cars to sell and they're not selling.
- 26:08Speaker 3: It's like we don't have the product to sell. But
- 26:11Speaker 3: the market's changed, I would say in the last six months.
- 26:15Speaker 3: It's still a seller's market for sure, because there's not
- 26:19Speaker 3: I mean, it's like, I look this morning, there's like
- 26:22Speaker 3: ten listings in bury Town and nine in Berry City
- 26:27Speaker 3: on the market, which is more than we had last year.
- 26:29Speaker 3: But what you've got is you've got some listings are overpriced,
- 26:37Speaker 3: and you know, the sellers are learning that, the buyers
- 26:40Speaker 3: are getting more discerning. The prices are stable. I mean, honestly,
- 26:45Speaker 3: I've been a long time since I've seen this many
- 26:47Speaker 3: opportunities for both buyers and sellers in the same market
- 26:51Speaker 3: because the prices are stable. So as a seller, you
- 26:55Speaker 3: can sell with confidence and you know you're not leaving
- 26:58Speaker 3: any money on the table. You know, during COVID and
- 27:01Speaker 3: the year, you know, prices were going up and up
- 27:03Speaker 3: and up and up and up, and everyone was you know,
- 27:05Speaker 3: afraid to sell because oh it might be worth more
- 27:08Speaker 3: in six months.
- 27:10Speaker 2: Bingo. Yeah, that's that's one of the things I wanted
- 27:14Speaker 2: to ask you about, is you know, how much longer
- 27:17Speaker 2: are people going to be hanging on here? I mean,
- 27:20Speaker 2: it's I'm sure, you know, you really should. Somebody ought
- 27:24Speaker 2: to get you. Maybe I'll fucking find one. I'm gonna
- 27:27Speaker 2: get it for you. Just a big giant crystal ball
- 27:31Speaker 2: for your desk, so you know it would be great, beautiful, Yeah,
- 27:39Speaker 2: and then you can say, hang on, ladies, let me
- 27:43Speaker 2: just check that's right here.
- 27:47Speaker 3: Yeah. So, but it's interest rates have come down some,
- 27:55Speaker 3: there's still you know, we have a whole generation of
- 27:57Speaker 3: people that I think rates are high because they haven't
- 28:01Speaker 3: lived through what some of the rest of us have.
- 28:05Speaker 3: You know, thirty year mortgage rates mornings at six and
- 28:07Speaker 3: a quarter, which is a you know, a fire cry
- 28:10Speaker 3: from when they were up at seven and a quarter
- 28:12Speaker 3: seven and a half. So I you know, I think
- 28:15Speaker 3: there's opportunities for buyers that can stretch them buy as
- 28:18Speaker 3: much house as they can because these rates are temporary.
- 28:22Speaker 3: You know, they say, you know, it's saying in real estate,
- 28:26Speaker 3: marry the house and date the rate so you know,
- 28:32Speaker 3: get into a house at a higher rate now. And
- 28:34Speaker 3: and you know, I think, without getting into all the
- 28:39Speaker 3: politics of the swamp in Washington, I think, you know,
- 28:42Speaker 3: clearly if the federal government's headed in the direction trying
- 28:45Speaker 3: to lower interest rates. I mean, and it makes sense
- 28:47Speaker 3: as a taxpayer, because I think every tenth of a
- 28:51Speaker 3: percent an interest is like one hundred trillion dollars on
- 28:55Speaker 3: the US debt. We have a lot of debts, so
- 28:58Speaker 3: it's in everybody's best interest for rates to come down.
- 29:02Speaker 3: But I think what's going to happen, you know, if
- 29:04Speaker 3: you see mortgage rates get back to you know, four
- 29:07Speaker 3: four and a half again, I think that's going to
- 29:10Speaker 3: cause prices of houses to go up again because it's
- 29:13Speaker 3: going to put more buyers back into the market. Right now,
- 29:15Speaker 3: a lot of buyers got knocked out of the market.
- 29:18Speaker 3: It's created tremendous upward pressure on rental prices. It's hard
- 29:23Speaker 3: to find a good rental these days for you know,
- 29:27Speaker 3: less than two thousand bucks.
- 29:32Speaker 2: John Beyondolillo is our guest this morning from BCK real
- 29:38Speaker 2: Estate right here on North Main Street in Perry, presenting
- 29:42Speaker 2: sponsor of the Aired Out podcast. You know, I wanted
- 29:44Speaker 2: to ask you about rentals. Do you guys have rentals
- 29:49Speaker 2: that you have available for the public.
- 29:53Speaker 3: We have one sixty unit complex and Waterbury that we
- 29:57Speaker 3: manage have a waiting list. I mean people will call
- 30:04Speaker 3: or they'll send us an email and oh, I need
- 30:07Speaker 3: an apartment next month. I mean we kind of laugh.
- 30:10Speaker 3: I mean it's literally it can be three or four
- 30:13Speaker 3: months before we even have an opening to get in
- 30:16Speaker 3: those apartments. We haven't done anything here in Berry in
- 30:20Speaker 3: a number of years, but the Waterbury one keeps us,
- 30:26Speaker 3: keeps us busy. What about commercial real estate? Do a
- 30:31Speaker 3: lot of commercial and actually there's some interesting, actually businesses
- 30:37Speaker 3: on the market right now. I don't really want to
- 30:39Speaker 3: get into a lot of the details because you know,
- 30:42Speaker 3: if you say a business is for sale, and you know,
- 30:45Speaker 3: people like Stall, the rumors start and everything. Really it
- 30:48Speaker 3: could just be the owner retiring or simplifying his life
- 30:51Speaker 3: or whatever. But I have some really interesting business opportunities
- 30:55Speaker 3: right now in central Vermont.
- 30:57Speaker 2: Okay. You guys also know how to do a nice
- 31:07Speaker 2: audit of a commercial building and say, look, that's wonderful,
- 31:14Speaker 2: you've you've moved out, You've got your your property for
- 31:17Speaker 2: sale here. But we need to tighten this up. We
- 31:19Speaker 2: need to make this more efficient before we put it
- 31:23Speaker 2: on the market. And that's that's impressive. You don't just
- 31:27Speaker 2: take a vacant property and throw a for sale sign
- 31:31Speaker 2: on it. No, that's pretty cool.
- 31:34Speaker 3: No.
- 31:34Speaker 2: Yeah, and there's technology involved with that too. I guess
- 31:40Speaker 2: the state comes in and they know what they're doing.
- 31:43Speaker 2: They get their radar guns there and do the heat
- 31:47Speaker 2: detection and stuff like that.
- 31:49Speaker 3: But just you gotta have it.
- 31:50Speaker 2: I mean, people want properties that are tight, especially up
- 31:55Speaker 2: here in the North Country. If it's commercial or if
- 31:57Speaker 2: it's residential, doesn't matter. They want something that's going to
- 32:00Speaker 2: be able to take some wind in some weather.
- 32:03Speaker 1: Right.
- 32:04Speaker 3: Yeah.
- 32:07Speaker 2: Let's talk about you as dad and community member. You
- 32:15Speaker 2: have worked with youth a lot for the last however
- 32:21Speaker 2: many decades. Tell me about what you've done. You've been
- 32:25Speaker 2: a coach.
- 32:27Speaker 3: Oh, yeah, I've coached basketball. I've coached soccer, both boys
- 32:33Speaker 3: and girls. I've actually done some golf coaching as well.
- 32:41Speaker 2: So high school, high school level.
- 32:43Speaker 3: Yeah, basket, Yeah, in basketball, both boys and girls.
- 32:47Speaker 2: What schools.
- 32:52Speaker 3: Well, it's helped helped out with the Spalding team when
- 32:54Speaker 3: Sam's on it. Basketball, I did b O. I say
- 32:58Speaker 3: base baseball too. I forgot about that. Buy s a
- 33:02Speaker 3: b U s a soccer.
- 33:07Speaker 2: You you seem like the type of person that just
- 33:11Speaker 2: has you have your your calm personality. Guy, you don't
- 33:19Speaker 2: seem like you're the the You seem like you're You're
- 33:23Speaker 2: the epitome of grace under pressure. I can't see John
- 33:28Speaker 2: beyond Alillo out there going on run faster. I don't know.
- 33:34Speaker 3: I mean, I'm gonna I'm glad you think I'm calm
- 33:37Speaker 3: because a lot of people say I'm not. I I
- 33:40Speaker 3: do really get into the sports, and I get into it.
- 33:42Speaker 3: I'm passionate about everything that I do. I will tell
- 33:45Speaker 3: you I learned there are some real differences between coaching
- 33:51Speaker 3: boys and coaching girls. Boys are more motivated by you're
- 33:56Speaker 3: getting worked up and yelling. The girl, by and large
- 34:01Speaker 3: will shut down. It's not a good method for them.
- 34:05Speaker 3: So I had I had the privilege of coaching my daughter,
- 34:08Speaker 3: who was a really good soccer player, and I think
- 34:13Speaker 3: we lost one game out of like thirty and the
- 34:19Speaker 3: one game we lost, the other coaches had finally figured
- 34:23Speaker 3: out that they literally just needed to put four players
- 34:28Speaker 3: on tory and just let the other players play and
- 34:31Speaker 3: they did and I and I didn't have a I
- 34:34Speaker 3: did not have a plan for that, and they shut
- 34:38Speaker 3: her down. I think she only scored one or two
- 34:41Speaker 3: goals with four players on her, and we lost the game.
- 34:44Speaker 3: And as you know, we're getting deep into the third
- 34:48Speaker 3: quarter and I'm starting to get agitated and yelling and
- 34:52Speaker 3: and and it's actually was. Sam was like with me.
- 34:56Speaker 3: He's like, Dad, Dad, these girls aren't responding. You need
- 35:00Speaker 3: to content. You're making them nervous.
- 35:05Speaker 2: So you didn't. You didn't punch a wall though, Oh.
- 35:08Speaker 3: No, no, no, no, no no. But I but you know,
- 35:13Speaker 3: all the all the wins, and there were a lot
- 35:15Speaker 3: of them in basketball, and that one loss is the
- 35:18Speaker 3: one that sticks with me that I.
- 35:19Speaker 2: Always think that's something else.
- 35:22Speaker 3: And you know in basketball, and sam'stein, we're there, third
- 35:25Speaker 3: and fourth graders are sixteen and oh and because I
- 35:28Speaker 3: thought that I was just like the greatest coach of
- 35:30Speaker 3: all time. And then you fast forward and four of
- 35:35Speaker 3: the five starters on the Spawling High school team who
- 35:37Speaker 3: were on that third and fourth grade team. So I
- 35:39Speaker 3: wasn't that good, but the players were. Wow.
- 35:44Speaker 2: Do you still do any of this today? Are you
- 35:46Speaker 2: still involved with with youth in any capacity in our community.
- 35:52Speaker 2: I'm not at the moment.
- 35:54Speaker 3: I've really I've I've really toyed with getting back into
- 35:57Speaker 3: the coaching. And you know, actually like I'll drive by
- 36:02Speaker 3: Well when the street was open to cut through to
- 36:05Speaker 3: Orange Street, I drive by Spalding High and I'd see
- 36:07Speaker 3: the lights on they'd be playing. I just get that
- 36:10Speaker 3: etch to really want to get involved. And and I
- 36:13Speaker 3: get nostalgic if I you know, we go down to
- 36:16Speaker 3: we go to Rutland and I drive past the field
- 36:19Speaker 3: there because there was the one the one game where
- 36:21Speaker 3: Tori actually played goalie. So I always always think of
- 36:26Speaker 3: that situation there. So so I do I do miss it.
- 36:31Speaker 3: I mean, I've certainly had my hands full the last
- 36:34Speaker 3: the last few years with the business and Marcia's health
- 36:38Speaker 3: issues and all that. But but I could I could
- 36:41Speaker 3: see myself getting back back into it.
- 36:44Speaker 2: You you just said it, so now you know expected
- 36:48Speaker 2: an email or two today. Uh, but that's something that
- 36:53Speaker 2: you you genuinely love to do.
- 36:56Speaker 3: Oh yeah, it's it's because you know, they're kids and
- 36:59Speaker 3: you can really shaped their lives. And I mean one
- 37:03Speaker 3: of the basketball players I had, I you know, I
- 37:06Speaker 3: see works here locally, and I see him a lot
- 37:08Speaker 3: of mornings, and you know, it's just kind of cool.
- 37:13Speaker 2: Yeah, you have, you've put some some miles under your
- 37:20Speaker 2: belt in your your life. You've traveled some, uh with
- 37:25Speaker 2: with Marcia. Tell me about some of the places that
- 37:29Speaker 2: you have visited in the world.
- 37:33Speaker 3: I've traveled a lot. I've been fortunate to do that.
- 37:36Speaker 3: I mean last you know, last year, when you know,
- 37:40Speaker 3: we thought everything was fine with her health, we made
- 37:43Speaker 3: a decision we were going to travel every month, and
- 37:44Speaker 3: we went. We went to well, we took we went
- 37:48Speaker 3: to California with my mom. We went to Miami with
- 37:53Speaker 3: the kids. For New Years. We went to the Kentucky Derby,
- 37:57Speaker 3: which was it was so much fun. I would have
- 38:01Speaker 3: gone again. I mean it was we she martially had
- 38:03Speaker 3: a ball. All the women their dresses and big hats
- 38:06Speaker 3: and and you know, and I had never been to
- 38:10Speaker 3: a racetrack horse racing track ever. Yeah, it was really.
- 38:16Speaker 2: A whole different planet.
- 38:17Speaker 3: It was really it was really cool. And then from
- 38:21Speaker 3: there we drove to Chicago. We went to Miranda Losan's
- 38:25Speaker 3: wedding in Chicago. No, we had some great we did
- 38:29Speaker 3: some did some great trips, especially that that last year.
- 38:32Speaker 3: But you know we took we went with my in
- 38:36Speaker 3: laws and the kids at Christmas, we went to Europe
- 38:38Speaker 3: one year. Was it was a rip. I mean it
- 38:40Speaker 3: was like, you know, seventeen cities and fourteen days we
- 38:44Speaker 3: went on. You know, we were in Paris and London
- 38:46Speaker 3: and all over the place. And it was great because
- 38:49Speaker 3: at that stage of their lives they were you know,
- 38:51Speaker 3: they were learning about the Middle Ages and the Renaissance
- 38:53Speaker 3: and so you know, they got to see the Colosseum
- 38:56Speaker 3: and we went all. It was an amazing trip. It
- 38:59Speaker 3: was now wrestle at all. I mean the first day
- 39:01Speaker 3: we had to get up at four thirty and be
- 39:02Speaker 3: in the lobby to get on the bos and what
- 39:05Speaker 3: are we doing? But but they loved it. They you know,
- 39:07Speaker 3: they still remember, they still remember that trip.
- 39:12Speaker 2: Of all of these places where you have visited, I've
- 39:19Speaker 2: got to ask you. I'm getting another question here in
- 39:22Speaker 2: my mind. Which one had the best food? Which where
- 39:26Speaker 2: was it where you were? Like, if I could go
- 39:27Speaker 2: back for two or three days and just eat, where
- 39:34Speaker 2: would it really? Yeah, no question, Oh beyond a lillo.
- 39:38Speaker 2: I mean that's uh yeah.
- 39:40Speaker 3: Man, biased, But no, it does. The food there is
- 39:43Speaker 3: amazing that and the Disney Cruise. Took the kids on
- 39:45Speaker 3: Disney Cruise and they were little, and that, I mean,
- 39:48Speaker 3: I was amazed there were there were a lot of
- 39:50Speaker 3: adults without didn't you have kids around were on the
- 39:52Speaker 3: Disney Cruise because the service was so good and the
- 39:54Speaker 3: food was so good. But yeah, that's cool.
- 39:58Speaker 2: Have has there been a My next question, is there
- 40:02Speaker 2: a city where or anywhere or a country that you
- 40:06Speaker 2: have visited where you have said to yourself, if there
- 40:13Speaker 2: was a day that I was not living in Vermont,
- 40:17Speaker 2: I could see myself right here.
- 40:21Speaker 3: M Well, I would never move out of the country
- 40:27Speaker 3: because I love the United States. But and you know,
- 40:32Speaker 3: and for all the problems and challenges we have, there's
- 40:35Speaker 3: really no place better than here. I could see myself
- 40:40Speaker 3: at some point having a house in Washington, DC area
- 40:46Speaker 3: in Virginia, you know, being close to my daughter. I've
- 40:49Speaker 3: never lived in New York, sorry Sam, But I wouldn't
- 40:52Speaker 3: New York City, so I could see that. I'm not
- 40:56Speaker 3: really a Florida person. I mean, it's nice for a
- 40:59Speaker 3: short time, but I would want to own a house there. Yeah,
- 41:03Speaker 3: but you know, I mean Vermont's pretty darn nice most
- 41:08Speaker 3: of the year. I mean, I'm getting so I don't
- 41:11Speaker 3: love the winter weather anymore, which I always used to
- 41:13Speaker 3: laugh at people my age when I was younger that
- 41:17Speaker 3: would talk about talk about how they can't handle it anymore.
- 41:19Speaker 3: And I get it. I get it now.
- 41:21Speaker 2: Yes, I get it too. I get it too. Yeah,
- 41:27Speaker 2: especially days like this. You know, it's like, come on, man.
- 41:30Speaker 3: Yeah, welcome to spring.
- 41:31Speaker 2: Right, come on, come on, tell me about some of
- 41:36Speaker 2: these properties that you.
- 41:39Speaker 3: There weren't many to tell you about. I mean, we
- 41:41Speaker 3: had quite a weekend day yesterday. Actually we got we
- 41:46Speaker 3: had a property for six hundred and ten thou in
- 41:50Speaker 3: Marshfield and went under contract this weekend, like in like
- 41:55Speaker 3: a day really, which was amazing. I've got property up
- 42:00Speaker 3: on country Club Road four thousand square feet seven and
- 42:03Speaker 3: a half acres six seventy five that's available. We've got
- 42:10Speaker 3: a house on Currier Street, which I think you posted
- 42:13Speaker 3: on your website. I love the comments. It's a three bedroom,
- 42:18Speaker 3: three twenty.
- 42:19Speaker 2: Nine beautiful little house. Really.
- 42:22Speaker 3: Oh, it's cute as a button. Yeah. And that neighborhoods.
- 42:24Speaker 3: I just loved the comments from the people on your
- 42:27Speaker 3: posts about how they love the neighborhood. And my friend
- 42:31Speaker 3: Scott Martin who used to live there, and he's like, oh,
- 42:34Speaker 3: it was a great neighborhood. I missed that neighborhood and
- 42:37Speaker 3: it was fun to fun to see those comments and
- 42:40Speaker 3: it's you know, it's Currier Streets right out of Treemont
- 42:42Speaker 3: for those of you that don't know. And it's a
- 42:44Speaker 3: great it's a great, great neighborhood. I love that neighborhood
- 42:48Speaker 3: up there, quiet too.
- 42:50Speaker 2: Yeah, anything else?
- 42:57Speaker 3: What else have I got that's available for sale? Had
- 43:00Speaker 3: one in an Orange on Strong Road which he had
- 43:04Speaker 3: school choice, that went under contract yesterday, so I don't
- 43:08Speaker 3: have that anymore. That was five hundred thousand four bedrooms.
- 43:14Speaker 3: I've got one coming in Berlin soon, so it'll be
- 43:19Speaker 3: interesting probably in the five somewhere. You know, we're back
- 43:24Speaker 3: to a more traditional market where it slows down in
- 43:29Speaker 3: the winter, so you'll, you know, you'll start seeing stuff
- 43:32Speaker 3: April May you start seeing a lot more stuff come
- 43:35Speaker 3: on in the market, So stay tuned.
- 43:37Speaker 2: And I know you've said in the past, don't let
- 43:42Speaker 2: winter deter you from wanting to sell your property.
- 43:48Speaker 3: That's true.
- 43:49Speaker 2: It's actually a very good time to sell because you're
- 43:56Speaker 2: gonna get more eyes.
- 43:57Speaker 3: Unless you live on a dirt road. Yeah, it's sticking
- 44:01Speaker 3: month season. That can be a challenge.
- 44:02Speaker 2: But but you know, as long as you've got some
- 44:09Speaker 2: photos of what your house looks like on a beautiful
- 44:13Speaker 2: summer day with that green grass and the blue sky,
- 44:16Speaker 2: you're good.
- 44:17Speaker 3: Well yeah, and funny, I prefer seasonally appropriate photos just
- 44:22Speaker 3: from a marketing standpoint, because even if I have a
- 44:24Speaker 3: beautiful summer photo, if you're looking at it now and
- 44:28Speaker 3: you see that summer photo, your first thought's going to be, oh,
- 44:31Speaker 3: that house must have been on the market for nae months.
- 44:34Speaker 2: Interesting.
- 44:35Speaker 3: So if I have a summer photo of this time
- 44:38Speaker 3: of year out, I'll put it in the mlspit it'll
- 44:40Speaker 3: be toward the end interesting.
- 44:43Speaker 2: What say you about Vermont's housing issues? Is it a
- 44:51Speaker 2: And I know that you're watching, you're listening, You're paying
- 44:55Speaker 2: attention to what's being said under the goal Olden Dome
- 45:02Speaker 2: here in our state. And I think the last time
- 45:07Speaker 2: you were in here you were like, listen, it's not
- 45:12Speaker 2: just for month that's got a housing crisis. I think
- 45:15Speaker 2: you even said it's the whole country, but it's all
- 45:17Speaker 2: the New England states. It's not just a Vermont problem.
- 45:21Speaker 2: But what say you about are housing issues. Is it
- 45:27Speaker 2: a crisis?
- 45:30Speaker 3: You know, I mean they've been calling a crisis for
- 45:33Speaker 3: as long as I can remember. It's it is a crisis.
- 45:39Speaker 3: But I think, you know, we've used that word, politicians
- 45:42Speaker 3: have used that word at least thirty years, and so
- 45:46Speaker 3: people are a little bit numb to it. The challenge
- 45:49Speaker 3: we have is, you know, everybody deserves to have a
- 45:52Speaker 3: nice home or apartment that we all deserve. That everyone
- 45:58Speaker 3: deserves that. The challenge is that a lot of times
- 46:05Speaker 3: the knee jerk reaction is to have subsidized or low
- 46:09Speaker 3: income housing, which we do need, but that can't be
- 46:13Speaker 3: our only housing stock because you can't build an economy
- 46:18Speaker 3: based on that. You need to have houses for workers,
- 46:23Speaker 3: which we don't have, you know. I mean, we used
- 46:27Speaker 3: to have an office in Stow and you know the
- 46:32Speaker 3: resort there. We're trying to hire people and stuff, but
- 46:34Speaker 3: nobody could have None of the workers could afford to
- 46:36Speaker 3: live in Stow. You know, they'd have to go further
- 46:39Speaker 3: afield to try and find a place to live, or
- 46:42Speaker 3: even an apartment was challenging. So we need more middle
- 46:49Speaker 3: income houses for working class people. That's that's what we need.
- 46:54Speaker 3: And the you know, the costs are so expensive to build.
- 47:00Speaker 3: You know, we really need to have the developers and
- 47:06Speaker 3: builders need to have help with the infrastructure costs because
- 47:09Speaker 3: it costs so much to build a road and put
- 47:12Speaker 3: it in water and sewer that you know, Barry City's
- 47:16Speaker 3: got all these old city lots that people don't even realize,
- 47:20Speaker 3: our city lots that are drawn up in a map
- 47:22Speaker 3: years ago, but there's no roads to them or they're
- 47:25Speaker 3: just dirt. And if we could ever develop though, it
- 47:31Speaker 3: would take you know, money, which I'm sure that you know,
- 47:34Speaker 3: the Scott administration would help us with. But we have
- 47:37Speaker 3: to have the will you know, local politicians to want
- 47:39Speaker 3: to do it, to build that infrastructure and then create
- 47:45Speaker 3: opportunities for people to build houses. And you know, I
- 47:50Speaker 3: don't know what's going to happen with all this tariff stuff.
- 47:52Speaker 3: It's you know, I mean, you know, we rely on
- 47:55Speaker 3: on Canada for a lot of lumber. You know, I
- 47:58Speaker 3: don't think it's going to be a long term thing,
- 48:00Speaker 3: what do I know? So that's just going to make
- 48:02Speaker 3: building more expensive in the short run certainly, so you know,
- 48:08Speaker 3: it never gets any cheaper. So we've got to bite
- 48:10Speaker 3: the bullet and deal with putting in some of this
- 48:14Speaker 3: infrastructure so we can build more houses in Berry City's
- 48:17Speaker 3: got a lot of capacity because they have these small
- 48:19Speaker 3: lots that really what people want now, easy to maintain,
- 48:24Speaker 3: not expensive to acquire. You know, that's a real advantage
- 48:29Speaker 3: Berry City he has and these lots have just been
- 48:32Speaker 3: sitting there doing nothing for years.
- 48:35Speaker 2: I don't want to get you in trouble, but great,
- 48:39Speaker 2: But you know, I just have to ask, you know,
- 48:43Speaker 2: do you have and if you don't want to come
- 48:46Speaker 2: at that's fine. Do you have an opinion about the
- 48:50Speaker 2: JJ Newberry building?
- 48:52Speaker 3: Oh?
- 48:54Speaker 2: You know, if you'd rather not say, that's fine.
- 48:58Speaker 3: You know, I'm I don't know I feel about it. Honestly,
- 49:01Speaker 3: I think that it's a it's been a blight on
- 49:04Speaker 3: the city for years. I think the city does need
- 49:08Speaker 3: to deal with it that long. In the long run,
- 49:12Speaker 3: it's going to be a good thing for us to
- 49:14Speaker 3: end up with. It galls me to enrich the pockets
- 49:19Speaker 3: of the owners of that building, because they really haven't
- 49:22Speaker 3: been good citizens, you know, they just they just haven't been.
- 49:28Speaker 3: But I don't I don't think we should cut off
- 49:30Speaker 3: our noses, spie our face that that building. You know,
- 49:33Speaker 3: I think it's a good thing that it's acquired. And
- 49:37Speaker 3: even in the short term, if it's just torn down
- 49:39Speaker 3: and we had parking, I think that's an improvement. So,
- 49:46Speaker 3: you know, stay tuned. But so it's you know, it's
- 49:50Speaker 3: a tough one because you've got to kind of bite
- 49:55Speaker 3: your tongue and then look past, you know, rewarding these
- 50:00Speaker 3: owners that were terrible corporate citizens. But in the long run,
- 50:07Speaker 3: it's in the best interest of Barry City to deal
- 50:11Speaker 3: with it.
- 50:11Speaker 2: Yeah, even you know, they were saying, you know, best
- 50:16Speaker 2: case Nicholas story castro or city manager was in here
- 50:20Speaker 2: and Steve McKenzie was in here, both saying best case
- 50:25Speaker 2: scenario is that it would be a green space for
- 50:29Speaker 2: a couple of years until we get it figured out
- 50:32Speaker 2: what's going to go in there. But there were hopes
- 50:34Speaker 2: for retail and residential living both.
- 50:43Speaker 3: Yeah, I mean it would make sense. They have you know,
- 50:46Speaker 3: some some we could use. We could use good apartments,
- 50:50Speaker 3: you know, some building with an elevator. There's a lot
- 50:54Speaker 3: of people that want one level living that don't want
- 50:59Speaker 3: to have a main paint of house that you know,
- 51:01Speaker 3: if you had an elevator, they could they could live there.
- 51:03Speaker 3: It'd be great, and they would open up some of
- 51:05Speaker 3: the housing stock for other working people. Yeah, you know,
- 51:08Speaker 3: the elderly people could sell their homes. You know, they're
- 51:11Speaker 3: not ready to go in a nursing home yet. They
- 51:13Speaker 3: still take care of themselves, but they want something simple,
- 51:16Speaker 3: something they can you know, close the lights and lock
- 51:20Speaker 3: the door and go to Florida for three months and
- 51:21Speaker 3: not worry about I.
- 51:23Speaker 2: Get a lot of comments here on aired out of
- 51:27Speaker 2: what also makes sense is that before we start put
- 51:33Speaker 2: the the the cart before the horse, we need to
- 51:39Speaker 2: really get control of from a preventative standpoint, to make
- 51:44Speaker 2: sure that our city isn't going to suffer from another
- 51:50Speaker 2: flood that we had two in one year's time on
- 51:54Speaker 2: the very day. Remember well yeah, and maybe not to prevent.
- 52:04Speaker 2: I mean, we can't control mother nature, but we can
- 52:08Speaker 2: maybe make some some real efforts to make sure that
- 52:15Speaker 2: our city isn't gonna flood as badly as it did.
- 52:21Speaker 2: If we're if we're.
- 52:22Speaker 3: Going to start talking, yeah, we stuff, and it's a
- 52:26Speaker 3: real it's a it's a it's a battle for what
- 52:31Speaker 3: we need. I mean, you know, years ago, they used
- 52:36Speaker 3: to they used to do work on the rivers to
- 52:39Speaker 3: keep the capacity you remember that, of course, and they
- 52:43Speaker 3: did it everywhere, you know, But now it's like, oh,
- 52:49Speaker 3: you know, we just have to let nature take its course. Well,
- 52:52Speaker 3: nature's taking its course, and you know, it's put seven
- 52:54Speaker 3: feet of water in the basement of my building down
- 52:56Speaker 3: the street here. I mean, you know, I don't don't
- 53:00Speaker 3: know what we're protecting. But I had fish in my basement,
- 53:07Speaker 3: so you know, and the some pump they're literally they're
- 53:10Speaker 3: flapping around in my parking lot because the sum pumps
- 53:13Speaker 3: sucking them up, sending them outside. So are we protecting fish?
- 53:17Speaker 3: I don't know. I know there's a lot of it's
- 53:20Speaker 3: a complicated thing and I'm oversimplifying it, but the rivers
- 53:27Speaker 3: need to have more capacity, and there's a way to
- 53:30Speaker 3: do that, but it's going to require us the political
- 53:34Speaker 3: will to to do it.
- 53:37Speaker 2: And there's and there's talk and I know you've heard
- 53:40Speaker 2: it of altering infrastructure, raising bridges. I don't know. I mean, listen,
- 53:50Speaker 2: I have oversimplified this on the air, I'm sure countless
- 53:54Speaker 2: times as well. And I know it's a complicated thing,
- 53:58Speaker 2: but man, if if we're going to be if we're
- 54:02Speaker 2: going to be protecting North Main Street, if we're going
- 54:05Speaker 2: to be protecting some of the commercial properties that are
- 54:10Speaker 2: already in existence and new business that needs to be
- 54:15Speaker 2: attracted here, and we're going to be we're having conversations
- 54:20Speaker 2: about additional retail space and residential space. We need to
- 54:28Speaker 2: do more than, I think anyway, than just saying we're
- 54:33Speaker 2: going to bring in some newer technology with with construction
- 54:37Speaker 2: and we're going to lift things a little bit higher.
- 54:39Speaker 2: I think that's a great idea, but I think that
- 54:42Speaker 2: that's just the start of it. We need to do
- 54:44Speaker 2: a lot more than just say we're just gonna build
- 54:46Speaker 2: a little bit higher.
- 54:48Speaker 3: Oh yeah, I totally agree. I mean, and you know,
- 54:51Speaker 3: maybe everybody knows this than maybe they don't. I don't know.
- 54:54Speaker 3: But basically, what happens when when we flowed downtown, it's
- 54:58Speaker 3: not the water like running down the street and going
- 55:02Speaker 3: into the buildings is coming up from the groundwater. So
- 55:05Speaker 3: we all have these perimeter drains. I go into the
- 55:07Speaker 3: storm stows, the storm stores go into the river Stephens Branch,
- 55:12Speaker 3: and when the Stephens Branch the level gets so high
- 55:16Speaker 3: the water can't go into the river, so it backs
- 55:19Speaker 3: up into the buildings and comes up through the floor.
- 55:22Speaker 3: Hence fish in my basement. Yeah, so it's you know,
- 55:27Speaker 3: it's a complicated process. I mean, you know, and the
- 55:31Speaker 3: big dig and Berry was was great and you know,
- 55:35Speaker 3: we hadn't had a problem since they did it until
- 55:39Speaker 3: you know, two years ago.
- 55:43Speaker 2: Yeah, And I mean here we are, springtime and summer
- 55:47Speaker 2: right in front of us, and you know, I'm glad
- 55:51Speaker 2: that we brought this into our discussion today because it's important.
- 55:55Speaker 2: We've got to have this in the forefront of our
- 55:57Speaker 2: of our minds and not just walking around ound with
- 56:02Speaker 2: our fingers crossed.
- 56:04Speaker 3: Yeah. And you know, again it's a it's a political
- 56:07Speaker 3: lightning rod. We we have to be good stewards of
- 56:12Speaker 3: the environment we do and wildlife. It's important, but people
- 56:18Speaker 3: are important too, and people's you know, businesses and livelihoods
- 56:22Speaker 3: are important. So there needs to be a little more
- 56:25Speaker 3: balanced than we've had recently.
- 56:31Speaker 2: Let's close out this morning talking about a very important
- 56:35Speaker 2: lady who was driving the bus in many departments here
- 56:45Speaker 2: in central Vermont, your wife, Marcia. She was an outstanding mom, wife,
- 56:53Speaker 2: community leader, chair of the Berry City Elementary and Middle
- 56:59Speaker 2: School Board, did an awful lot. And there is a
- 57:04Speaker 2: foundation that has been set up Marsha's Foundation dot org.
- 57:09Speaker 2: That your kids had a hand in and maybe a
- 57:13Speaker 2: full hand in creating that that foundation and that web
- 57:17Speaker 2: at least the website think did a great job.
- 57:18Speaker 3: Marris should be foundation dot org.
- 57:20Speaker 2: Yeah, tell me about uh, tell me about this foundation.
- 57:26Speaker 2: As it says right on the page that Marcia wholeheartedly
- 57:31Speaker 2: believed that having a strong foundation for any child in
- 57:38Speaker 2: their life was essential. That those early years, especially like
- 57:44Speaker 2: the first ten fifteen years of a kid's life, are
- 57:48Speaker 2: so so important, and it's it's not just mom and
- 57:55Speaker 2: dad's responsibility, but it's the community's responsibility to make sure
- 57:59Speaker 2: that that kid is not only okay, but flourishing, doing well.
- 58:05Speaker 2: That's what she was all about.
- 58:08Speaker 3: Oh yeah, she she was very selfless and worked tirelessly
- 58:14Speaker 3: to improve the community, especially the lives of children and
- 58:18Speaker 3: it you know, having been heavily involved in our kids
- 58:23Speaker 3: being in school and being on the school board, she
- 58:25Speaker 3: saw first hand a lot of the challenges that that's.
- 58:30Speaker 2: Right, that people face, and that not everybody has a
- 58:34Speaker 2: mom and a dad.
- 58:35Speaker 3: No, no, and you know, we're very fortunate that you know,
- 58:38Speaker 3: our kids had both their parents there. It's a tough,
- 58:41Speaker 3: tough situation. I can remember when she was on the
- 58:44Speaker 3: school board. They had a first grader they had a knife,
- 58:46Speaker 3: and it's like, my gosh, you know, and when they
- 58:50Speaker 3: asked the kid, he said that he was afraid of
- 58:52Speaker 3: his brother's boyfriend and so that's why he had the knife. Yeah,
- 58:56Speaker 3: so you know, you hear that just ripped your heart
- 58:58Speaker 3: out and you realize how fortunate your family is to
- 59:03Speaker 3: not be in that situation. But yeah, she was all
- 59:06Speaker 3: about helping, helping people that needed a hand and we're
- 59:11Speaker 3: in tough situations.
- 59:13Speaker 2: I'm gonna I'm gonna show the the web page here
- 59:18Speaker 2: on the monitor right now so folks can see it.
- 59:22Speaker 2: But but tell me about this. This was this was
- 59:26Speaker 2: something that what your kids just.
- 59:29Speaker 3: Came up with it right after she died, And you know,
- 59:34Speaker 3: we we're still still raising money. I mean, she wouldn't
- 59:41Speaker 3: have wanted us to do a lot of little tiny things,
- 59:47Speaker 3: so we're the process of raising money, trying to build
- 59:52Speaker 3: a little bit more significant capital so that could generate
- 59:55Speaker 3: some interest income that we can do things with.
- 1:00:00Speaker 2: Yeah, what would you like to do? I mean, I know,
- 1:00:04Speaker 2: and I see right here on the screen that she
- 1:00:06Speaker 2: was very passionate about after school in summer programs, keeping
- 1:00:10Speaker 2: kids engaged. Uh, not just in the whatever six hours
- 1:00:16Speaker 2: or so that they were in school, but that the
- 1:00:18Speaker 2: real important stuff could be after school and during the
- 1:00:21Speaker 2: summer that they're not forgotten.
- 1:00:23Speaker 3: Absolutely, Yeah, the after school stuff was really near and
- 1:00:26Speaker 3: dear to her, and I know by in laws, you know,
- 1:00:34Speaker 3: her parents, Lamon Linda Ams, so I know they're working
- 1:00:37Speaker 3: with the school and some after hours programs right now.
- 1:00:40Speaker 3: I don't actually know where that's at right now. It's
- 1:00:45Speaker 3: the Saint Monica's playground that they did land they acquired
- 1:00:49Speaker 3: that's going to be named after Marcia or in her memory.
- 1:00:57Speaker 3: But yeah, we need, you know, we need to We
- 1:00:58Speaker 3: need to raise more money so that we can do
- 1:01:02Speaker 3: more meaningful projects. And that's you know, that's really what
- 1:01:07Speaker 3: this summer at some point, the kids that I need
- 1:01:09Speaker 3: to get together and really you know, focus on how
- 1:01:13Speaker 3: to get that really going.
- 1:01:16Speaker 2: Right now, we're asking for donations right on right on
- 1:01:20Speaker 2: the site Marsha b Foundation dot org. But anything you
- 1:01:25Speaker 2: guys have going on this summer or this fall, please
- 1:01:32Speaker 2: include me. I would love to help promote this great
- 1:01:34Speaker 2: thank you and get behind this because this is this
- 1:01:37Speaker 2: is wonderful. You lost your your wife, the mother of
- 1:01:44Speaker 2: your children, and your best friend. Suddenly your life has changed.
- 1:01:49Speaker 2: But you've also been shown a great demonstration of uh
- 1:01:57Speaker 2: some some love, a lot of love from your community,
- 1:02:01Speaker 2: from from business leaders, property owners, and folks in our
- 1:02:07Speaker 2: community and frankly beyond our community that have supported you
- 1:02:12Speaker 2: and said, hey, we got your back, and you've you've
- 1:02:18Speaker 2: got a lot of friends, and that's that's huge.
- 1:02:21Speaker 3: John, Thank you, No, I do, it's been The outpouring
- 1:02:23Speaker 3: has been incredible, and people still reaching out. You know,
- 1:02:26Speaker 3: a lot of times you hear people just kind of
- 1:02:28Speaker 3: forget after a couple of weeks. That's really not been
- 1:02:31Speaker 3: the case. And I'm blessed to have a lot of really,
- 1:02:35Speaker 3: really good friends.
