- 0:48costly mistakes, and begin living the life you've
- 0:52dreamed of all through real estate investing.
- 0:56You're already taking the first step. just by
- 1:00joining us here today. I would even say too that
- 1:04there's so many people that have come into the
- 1:06space from residential. Yes. And in residential,
- 1:10man, we are buy and hold kind of people. That's
- 1:13what we're used to. That's what we're conditioned
- 1:15to. I grew up in a family that invested in residential
- 1:18real estate and they owned those from the time
- 1:21I was four years old to the time they died. Yeah.
- 1:25I mean, that's the kind of buy and hold I'm talking
- 1:27about. It's a lot. You know what, Angel? I do
- 1:30want to share with you something and your guests,
- 1:33because this is huge. It started in January,
- 1:36and not a lot of people know about this. Single
- 1:40family. People who have owned single family.
- 1:44I'm not talking fix and flip. I'm talking about
- 1:46people who have owned for two years, two to four
- 1:50units. So you're talking about duplexes. tries
- 1:56quadriplexes, okay? So a minimum of five duplexes
- 2:01or combination, 10 total, you now qualify to
- 2:07be a sponsor on your own for Freddie financing.
- 2:12Did you get that? Let me say it again. I'm gonna
- 2:16go. Hold on, hold on. Okay, my mother -in -law.
- 2:20She and my father -in -law have 60 units of residential
- 2:24multi, and they've had them since Jason's dad
- 2:28was 40. They qualify. And they're 70. Yes, they
- 2:35qualify. So we just bring Jason's mama on in
- 2:39that word of agency. Absolutely. No freaking
- 2:43way. Absolutely. Guidelines just changed. January.
- 2:49This is huge. everybody, big deal. And not a
- 2:54lot of people know about it. So we don't have
- 2:58to wait 10 more months. No, we bring his mother
- 3:01on. Absolutely. And because she has 60 units
- 3:04of residential multis and has had them for 20
- 3:07years. Yes. And it makes sure I want to make
- 3:11sure you understand it's duplexes. It's not single
- 3:16one. Everything they have is duplexes, traplexes.
- 3:18Absolutely. They qualify for Freddie financing.
- 3:23Son of a gun. Son of a gun. This is big, big
- 3:28news. Huge, huge announcement. So they could
- 3:36even so I'm thinking out loud here. Absolutely.
- 3:40Mom could even turn around. So everything's fully
- 3:42paid off. She could turn around and leverage
- 3:47it because it's all within three streets. It's
- 3:50very close. It fits those rules. It's super close
- 3:54together, like door by door within two or three
- 3:57streets. They could, she could leverage it and
- 4:02come into something else. So how long has she,
- 4:05I mean, we, we could take this offline, right?
- 4:07So, you know, obviously you're live. Yeah. How
- 4:13much is she net worth? Now remember, let's just
- 4:16kind of break that down for everybody here. Anna,
- 4:20Freddie, or Fanny, you're gonna need net worth
- 4:23greater than the loan amount. By $1. By $1. So
- 4:30let's talk about that. $10 million deal, 60 %
- 4:36leverage, you need a $6 million net worth. $6
- 4:40million and $1. Liquidity is 10 % of the loan
- 4:44amount. So I need $10 million deal. $6 million
- 4:49loan amount, $600 ,000 in liquidity. That didn't
- 4:54come from one person or for how many people are
- 4:58on your team. Now keep in mind, the more people
- 5:03on your team, the less money you make. So I always
- 5:07say, make your team smaller. And again, the larger
- 5:14your team, the harder it is to make decisions,
- 5:17right? So that all goes in line. And then the
- 5:21last piece is this experience. So if you like
- 5:27Mama Williams, right? It's your mother -in -law?
- 5:30Yes. It typically is for Freddie. We're just
- 5:36talking Freddie. It's three to five transactions
- 5:41for two years. or one for five, or in this case,
- 5:48they just open these guidelines up for single
- 5:51family is a two to four units, 10 total for two
- 5:57years. I mean, this is huge. So this is, this
- 6:02is like a complete and total game changer, like
- 6:04a big, big, because they've, they've literally
- 6:07got 60 or 70 units. Some of them are in the family
- 6:10partnership. Some of them were Steve and Kathy's
- 6:13alone. But there's at least 50 that were Steve
- 6:17and Kathy's alone and they've had those at least
- 6:2020 years. So now since mama can be our agency
- 6:26card and Jason's sister and brother -in -law,
- 6:30me and Jason and Frank and a couple other people,
- 6:34we're set now. You know who to call. Call me.
- 6:42big deal because so Jason and I have been a residential
- 6:46for 20 years. Yeah and none of our residential
- 6:49experience has really mattered. It doesn't typically
- 6:53matter. It typically doesn't matter until this
- 6:56guideline got changed and it got changed in January
- 7:00and not a lot of people are talking about it.
- 7:03I mean there's why right because we're dealing
- 7:06with the bridge situation we're dealing with
- 7:09you know all of the headlines, right? This is
- 7:14just kind of under the radar. But I'm here to
- 7:17tell you, this is huge. I mean, it's big news.
- 7:21Which, by the way, I'd like to step back and
- 7:23say, number one, thank you for helping us get
- 7:25into a fixed bridge. Yeah, fixed bridge. When
- 7:28it happened, we were like, oh my god, 5 .99,
- 7:32this is so expensive. And now we're like, 5 .99?
- 7:36Heck, yeah. Where's that halo? Right? But it's,
- 7:43I'm just going to say that there are plenty of
- 7:46people out there. There's plenty of sponsors
- 7:48out there that are going to be dead set with
- 7:50their person at Bracadia or their person here,
- 7:53their person there. And I got a little jaded
- 7:58on my first deal. But then I was like, you know
- 8:01what, this is stupid. Why am I going to limit
- 8:04myself and try and figure out how to do this
- 8:07on my own? Because I don't have the kind of knowledge.
- 8:10that someone that's been in this business for
- 8:12five, 10, 15 years is gonna have. And I understood
- 8:16that in other places. Why wasn't I understanding
- 8:19it in the lone world? And I don't know. But one
- 8:23of the best moves we made was going with somebody
- 8:25and going with the company that had that experience
- 8:27and had that knowledge and was able to say, hey,
- 8:31yeah, so we're not gonna be able to do this,
- 8:32but here's X, Y, Z, A, B, C, double A's, B's,
- 8:37C's, you know, here's all these other options
- 8:38you have. you know, let us help you. It was kind
- 8:42of like quit being at AESS and let us help you.
- 8:47That's right. That's how that goes. Yeah, I mean,
- 8:53it is, it's just you want to find your people.
- 8:58And it is a trust. And at the end of the day,
- 9:03it's about, you've spent a lot of time over the
- 9:09last year trying to find the right deal. It's
- 9:12not about the quarter percent. It's not about,
- 9:16it's about who is gonna take care of you on this
- 9:19one and the deals down the road. And it's gonna
- 9:23be who else is going to, who are they going to
- 9:27bring to your team? Angel, did someone come and
- 9:31invest in your deal? Did I present an investor
- 9:35to your deal? Well, I mean, like, so it's a five
- 9:39or six B, so not really. But there are those
- 9:46introductions that happen. And so we had a fund
- 9:50that came to us and they were a substantial amount
- 9:52of money. And where there's some introductions
- 9:55made 100 percent. Why are those introductions
- 9:59made? Because people build trust. And one of
- 10:04the things that I would really say about me and
- 10:06Jason, or Jason and I, let me get grammatically
- 10:08correct. Right. Is we are who we are, whether
- 10:13that zoom or in a face to face meetup or at a
- 10:16conference or in a summit, it doesn't matter.
- 10:20We are who we are and we like to deal with people
- 10:23that are the same way. And we rely a lot on those
- 10:27gut feels and we rely a lot on those more than
- 10:32a handshake, more than a handshake relationships.
- 10:34And I would just say that if you're out there
- 10:37and you've got some gut feeling at somebody that
- 10:38you're like, oh, this doesn't feel right, do
- 10:41you trust your gut and really focus on the relationships
- 10:45that you feel like you can rely on, you can trust
- 10:48in. Because one of the things that I kept falling
- 10:51back on, and Julianne, you remember this, it
- 10:53was we're going to make it through this first
- 10:55deal because there's too many people in our network
- 10:58that want to see us succeed. That they're not
- 11:02going to let us fail. And I would also say that,
- 11:06you know, just don't be afraid to tell the world
- 11:09what your problems are and to tell the world
- 11:12what you're facing. There's going to be people
- 11:14on your team that are like, oh my God, please
- 11:16shut up. People told me that. But when I get
- 11:20stressed, the way I deal with it is I talk. And
- 11:24we got so many investors that were like, you're
- 11:28so transparent. I love how transparent you are.
- 11:31And it was really funny because I went back to
- 11:34some of these other people and I was like, you
- 11:36told me not to talk. You told me not to share
- 11:39what I was going through. But we got three, four,
- 11:42five investors because of that transparency.
- 11:46So don't be afraid of sharing your fears. Don't
- 11:49be afraid of sharing what you're going through
- 11:52because there are people out there that eat that
- 11:56up. They want to know that you're going to be
- 11:58transparent. They want to know that you're going
- 12:00to be for real. And they want to know that you're
- 12:02not afraid to be for real. Good stuff. Yeah.
- 12:08So, you know, Julian, thank you for being here.
- 12:11And thank you. My pleasure. Being a part of this
- 12:13conversation. And, you know, it's it's a big
- 12:17deal, guys. You want to have good relationships
- 12:20with everybody you're dealing with. And my mind
- 12:23is still a little blown with this whole. residential
- 12:25thing because I'm just like, holy crud, we got
- 12:29this under control now, which I kind of always
- 12:32knew. But it was now we've got some more backup.
- 12:35So let's go find a deal. No, for real. But I'm
- 12:39telling you guys, if I didn't have the relationship
- 12:43or if Jason and I didn't have the relationship
- 12:44that we do with Julianne, I don't think this
- 12:48conversation would just happen. I don't think
- 12:51that this like aha moment would have just occurred
- 12:54because I wouldn't have gotten that information
- 12:57from any other method. I mean, who's going to
- 12:59be talking about this stuff? It's going to have
- 13:03to be in a situation like this. So I am first
- 13:06off on my balloon. So I'm a little disconnected
- 13:09because I'm like thinking through this. Like,
- 13:10how do I make this work? But I'm super excited.
- 13:14And again, thank you for being here and thank
- 13:17you for sharing. all the information all the
- 13:20knowledge and everything you've shared with us
- 13:21today and guys this is a great group you know
- 13:24if you're wanting to get your deals done and
- 13:27you're wanting somebody that's going to help
- 13:28you fight to find an amazing loan product um
- 13:32they fought for us so anyway i don't know if
- 13:39you want to add to that or not it's a If you
- 13:44don't, I would just say, you know, guys, there
- 13:46is a stealthy way to get in on the VIP side so
- 13:49you can be a part of the live action. And there's
- 13:52plenty of QR codes. There's plenty of links.
- 13:55You're probably going to want to get a subscription
- 13:57because that's how you're going to get in. But
- 13:59other than that, there's a ton of information
- 14:01over here. And until next time, have a great
- 14:04day. And I look forward to seeing you again.
