- 0:05Speaker 1: And good morning, good morning, good morning, and welcome, welcome,
- 0:08Speaker 1: welcome me.
- 0:09Speaker 2: He is at time now for one on one with
- 0:12Speaker 2: the pro and.
- 0:13Speaker 1: With this here we have Shelley here with the cost
- 0:16Speaker 1: Realty and we have got the team going today. What's wow,
- 0:20Speaker 1: what is going on today? We've got a bunch going
- 0:23Speaker 1: on today. We hear a lot about home value and
- 0:25Speaker 1: how they think of Zillo or their tax assessment. What's
- 0:29Speaker 1: the difference between those numbers and the true market value.
- 0:33Speaker 3: There's got to be a little bit of there actually
- 0:35Speaker 3: is a difference, and that is such a common question.
- 0:38Speaker 4: So Zillo is one of the top searched sites.
- 0:44Speaker 3: However, what Zillo does is they pull it's not local.
- 0:48Speaker 3: They just are pulling stats maybe off of tax records
- 0:51Speaker 3: and things like that. So really real estate, what most
- 0:54Speaker 3: people need to know is real estate is very very local.
- 0:57Speaker 3: What's going on in the East Coast and the West
- 0:59Speaker 3: Coast is not happening here, and we're very fortunate. So
- 1:04Speaker 3: my recommendation is never go off of Azilo or the
- 1:06Speaker 3: tax records. Tax records are assessed based on what somebody
- 1:10Speaker 3: purchased that home for. So if you've been there for years,
- 1:14Speaker 3: you sell your home for quite a bit more than
- 1:16Speaker 3: the taxes then will go up on that.
- 1:19Speaker 2: Okay, so we've got that.
- 1:21Speaker 1: As far as the market conditions and everything else like that,
- 1:25Speaker 1: you've got the numbers that are just a little bit different.
- 1:28Speaker 2: But one is not local. You are local.
- 1:30Speaker 4: I am local, and even as local.
- 1:33Speaker 3: As far as why you want an expert is we
- 1:36Speaker 3: can take you down to what is selling in the market,
- 1:39Speaker 3: What is our hot price ranges? What price range, what
- 1:43Speaker 3: homes are sitting on the market a little bit longer,
- 1:45Speaker 3: and you really want to look at days on market.
- 1:48Speaker 3: You want to look at just the overall how many
- 1:52Speaker 3: homes are on the market, not necessarily what's active. The
- 1:56Speaker 3: most important thing that I was told when I first
- 1:59Speaker 3: got into real est, say, it's a home price rights
- 2:01Speaker 3: half sold, And so that's where you want to go
- 2:04Speaker 3: to your local expert and see what price range am
- 2:06Speaker 3: I in?
- 2:07Speaker 4: Do I?
- 2:08Speaker 3: And statistically, if you price your home right, you're going
- 2:11Speaker 3: to get a lot more for it than if you
- 2:13Speaker 3: price your home too high and you're chasing that market down.
- 2:16Speaker 4: That's what we want you to avoid.
- 2:18Speaker 1: All right now, For seniors who might be thinking about
- 2:20Speaker 1: retirement or downsizing, why is it so important to understand
- 2:24Speaker 1: your actual equity right now.
- 2:28Speaker 3: Well, most of the time, our homes are our biggest assets,
- 2:32Speaker 3: right and so we hear a lot about you know,
- 2:35Speaker 3: home price is going up and a lot of people
- 2:37Speaker 3: don't realize how much equity they actually have in their home.
- 2:40Speaker 3: So it's very important to know that, especially for seniors.
- 2:44Speaker 3: Well number one, whether you're just a senior of like
- 2:47Speaker 3: my age and you're moving, we do a lot with
- 2:50Speaker 3: that people moving. I service Grand Lake as well, and
- 2:53Speaker 3: so they may need to know what equity they ham
- 2:56Speaker 3: in their current home, so that helps them decide what
- 2:58Speaker 3: home to buy. In As far as seniors, you might
- 3:01Speaker 3: want to look at it is that going to help
- 3:02Speaker 3: me cover healthcare? What sources do I have? What am
- 3:05Speaker 3: I going to be able to afford? And many seniors
- 3:08Speaker 3: will turn towards what equity do I have in my home?
- 3:12Speaker 2: Oh boy, I'll.
- 3:12Speaker 1: Tell you what you need to pro You just need
- 3:16Speaker 1: a pro And that's why you're here because when it
- 3:19Speaker 1: comes to buying, selling, homes, downsizing, you're thinking about retirement,
- 3:25Speaker 1: there's more than just what fits me, what.
- 3:28Speaker 2: Space do I need? You need to know all these different.
- 3:31Speaker 3: Factors and to go back like you go back to
- 3:34Speaker 3: your zillo or your tax records.
- 3:36Speaker 4: They don't know the condition of the home.
- 3:38Speaker 3: They don't know what improvements could be made to improve
- 3:41Speaker 3: the value of your home. There's no way for them
- 3:44Speaker 3: to know that to give you an accurate amount.
- 3:47Speaker 2: And this is something you're on top of every second
- 3:49Speaker 2: of every.
- 3:49Speaker 4: Day, every second of every day.
- 3:51Speaker 1: Yes, and you know when you said that, you know
- 3:53Speaker 1: the market has changed significantly in recent years.
- 3:57Speaker 4: It has, it has.
- 3:58Speaker 3: Yeah, it changes every day, it does so, and our
- 4:02Speaker 3: business for realtor's change every day. It's no longer you're
- 4:06Speaker 3: just looking up in home value. It's it's what you
- 4:09Speaker 3: want to know is how are you going to market
- 4:10Speaker 3: your home? Where am I going to reach? Who am
- 4:12Speaker 3: I gonna you know, what's my target audience? And a
- 4:16Speaker 3: lot of it is we'll sit down and do a
- 4:19Speaker 3: kind of a needs analysis. How quick do I want
- 4:22Speaker 3: to get out? You know, you want to think like
- 4:24Speaker 3: that and a lot of times just getting a market
- 4:26Speaker 3: analysis a peace of mind and typically like for me,
- 4:29Speaker 3: I'm happy to come by and tell anybody it's it's free,
- 4:32Speaker 3: no obligation, Just what's my property value worth right now?
- 4:36Speaker 1: My goodness sake? You know, peace of mind is really
- 4:38Speaker 1: what it's all about, isn't it. And this is what
- 4:41Speaker 1: you provide and you really can't put a price on that, no,
- 4:45Speaker 1: but if you find it, go for it. And this
- 4:48Speaker 1: is what Shelley provides.
- 4:49Speaker 2: Yes.
- 4:50Speaker 3: And in this market, you know, you hear a lot
- 4:52Speaker 3: of O homes aren't selling right now, Well, that's not
- 4:55Speaker 3: necessarily true.
- 4:57Speaker 4: Homes.
- 4:58Speaker 3: There's one thing that will always happen no matter what
- 5:00Speaker 3: goes on. Everybody needs a place to live.
- 5:02Speaker 2: Oh.
- 5:03Speaker 1: Indeed, now when we talk about you know, the next
- 5:06Speaker 1: home purchase, we have talked about supplemental retirement income and
- 5:10Speaker 1: things like that, all these different factors that come into play.
- 5:13Speaker 2: You help out with that, so well, yes.
- 5:15Speaker 4: That is our level of expertise.
- 5:18Speaker 3: We're never there to force somebody to sell their home,
- 5:20Speaker 3: right Oh no, And our job is always to get
- 5:24Speaker 3: you the most amount of money in the timeframe that
- 5:27Speaker 3: meets your needs.
- 5:28Speaker 4: Right.
- 5:29Speaker 2: Oh yeah?
- 5:29Speaker 1: And shall you always talk about options? Yes, there are
- 5:32Speaker 1: plenty of options.
- 5:33Speaker 3: There's plenty of options, yes, And that's why you want
- 5:35Speaker 3: somebody that's well diversified. Right, Like, if I have a
- 5:38Speaker 3: home and I don't have a seller that doesn't want
- 5:41Speaker 3: to do anything, okay, well let me go see if
- 5:43Speaker 3: I can find you some investors that may be willing
- 5:45Speaker 3: to come in and take that on right, or we
- 5:49Speaker 3: want you to be proactive. Let's get an inspection prior
- 5:52Speaker 3: to listing it, so we see what we're going what
- 5:54Speaker 3: obstacles we're going to go up against, so there's no surprises.
- 5:57Speaker 1: Not the worst thing a person can do is be
- 5:58Speaker 1: impulsive about it something. Yes, yes, it does take a
- 6:02Speaker 1: little time.
- 6:02Speaker 4: It does.
- 6:03Speaker 2: And if you want to smooth the ride, plan ahead.
- 6:05Speaker 4: Right, plan ahead, Yes, be prepared and playing ahead.
- 6:08Speaker 3: Even if you're looking to retire or your family member,
- 6:12Speaker 3: even if it's a year or two down the road,
- 6:14Speaker 3: that doesn't mean your value is going to be the same.
- 6:16Speaker 3: Will always reevaluate where your home sits and what the
- 6:20Speaker 3: market is. But I can't stress enough that real estate market,
- 6:24Speaker 3: our real estate market here in Bartlesville, is completely different
- 6:27Speaker 3: than it is for me, for my late clients. Oh yeah, right,
- 6:29Speaker 3: So it's not a it's not a national thing.
- 6:32Speaker 4: It's a very very local thing.
- 6:34Speaker 2: Very good.
- 6:35Speaker 1: Nobody likes that cookie cuttin. No, it doesn't always know.
- 6:39Speaker 1: Some of the biggest factors that increase home value today,
- 6:44Speaker 1: lots of things that homeowners think add value but they don't.
- 6:49Speaker 3: They don't not all, and you want to make sure
- 6:53Speaker 3: and this is something that I've learned from experience, especially
- 6:57Speaker 3: we've done a few flip homes.
- 6:59Speaker 4: It's you want to make sure that you Again, this.
- 7:02Speaker 3: Is where we come in to help you if the
- 7:04Speaker 3: improvements you're going to make, you're actually going to see
- 7:06Speaker 3: a return on that investment. Okay, we don't want you
- 7:09Speaker 3: to go in and remodel your kitchen and put a
- 7:11Speaker 3: very high high end where you're going to price yourself
- 7:14Speaker 3: out of the neighborhood. That's where you want someone with
- 7:18Speaker 3: expertise to come in and say, look, this is what
- 7:20Speaker 3: I think you could do. This is going to get
- 7:21Speaker 3: us increase the value you're going to make.
- 7:24Speaker 1: This.
- 7:24Speaker 3: When I do an evaluation for you, I kind of
- 7:27Speaker 3: give you a range. Right, it's always the seller's decision
- 7:30Speaker 3: what they want to list it for.
- 7:31Speaker 4: It's my job as the agent.
- 7:33Speaker 3: Our team's job is to give you the information to
- 7:35Speaker 3: make the best educated decision for that.
- 7:38Speaker 1: Now I can see this updated kitchens in bathrooms because
- 7:42Speaker 1: you're going to spend a lot of time with those.
- 7:43Speaker 3: Yes, and those are the two most expensive things to remodel.
- 7:47Speaker 4: And so we want to make sure that you do it.
- 7:49Speaker 3: If that's something that we're going to do, we want
- 7:51Speaker 3: to do it efficiently and not go in and put
- 7:54Speaker 3: something too custom in there that we're never going to
- 7:56Speaker 3: get that back.
- 7:57Speaker 2: Yeah, and you always want to make sure the ears flowing.
- 8:00Speaker 3: Yes, yes, exactly exactly. And we we want to be proactive.
- 8:06Speaker 3: Is there something with the roof? Is that going to
- 8:08Speaker 3: be called? We want our clients to know what to
- 8:10Speaker 3: be prepared for. We try to be proactive instead of reactive.
- 8:14Speaker 2: Great.
- 8:15Speaker 1: Also keeping it clean. It pays for itself. It always does. Yes,
- 8:19Speaker 1: it always does. And uh, location, location, location, wherever I
- 8:23Speaker 1: heard that maybe for me. Some of the things that
- 8:30Speaker 1: don't add value. You know, you see all kinds of
- 8:33Speaker 1: things on the internet. This add value to your home.
- 8:35Speaker 1: And I'm looking at this list, I'm like, I'm not
- 8:38Speaker 1: sure about that.
- 8:39Speaker 3: And and some things don't again go back to you
- 8:43Speaker 3: don't want to overly personalize it because you want to
- 8:46Speaker 3: keep everything neutral. If you're going to paint your home,
- 8:49Speaker 3: you know, not everybody wants bright blue, bright pink. We're
- 8:53Speaker 3: going to say stay more neutral. That's just you know,
- 8:56Speaker 3: and staging is a big thing to and in part
- 8:59Speaker 3: of my team is we'll come in and help you
- 9:01Speaker 3: stage that, and it's we kind of enter and listing
- 9:06Speaker 3: as a partnership. To be honest with you, it's your
- 9:10Speaker 3: job to keep your home you know, where it shows
- 9:13Speaker 3: well and it's ready to show all time. It's my job,
- 9:16Speaker 3: as our job as agents to go out and get
- 9:19Speaker 3: you ready, willing and enable buyers. In other words, people,
- 9:21Speaker 3: we make it look easier, but there's so much more
- 9:25Speaker 3: behind the scenes than just getting that contract. You've got
- 9:27Speaker 3: to go through inspections. Are they qualified because the last
- 9:31Speaker 3: thing you want is to have your home set on them,
- 9:33Speaker 3: off the market for thirty forty five days to find
- 9:35Speaker 3: out the buyer wasn't qualified.
- 9:37Speaker 2: Oh yeah, that's just.
- 9:38Speaker 1: A spin in your wheels as they say, yeah, oh
- 9:41Speaker 1: goodness sakes too.
- 9:42Speaker 2: Now.
- 9:42Speaker 1: We talk a lot about conditioning updates, you know, and
- 9:46Speaker 1: how much things like maintenance, repairs and modernizing the home
- 9:49Speaker 1: really impact what it could sell for.
- 9:51Speaker 2: It almost seems like to be priceless.
- 9:53Speaker 4: It is.
- 9:54Speaker 3: You're definitely going to increase, especially maintenance, because maintenance is
- 9:57Speaker 3: not the buyer's responsibility. A home well maintained is going
- 10:02Speaker 3: to show because what will happen is sometimes people don't
- 10:06Speaker 3: understand if I just go in and invest just a
- 10:08Speaker 3: little bit, that buyer is going to walk through there
- 10:10Speaker 3: and say, okay, I can see myself here. What might
- 10:14Speaker 3: cost you one thousand, two thousand in their mind, if
- 10:17Speaker 3: it isn't done, it's going to cost them ten thousand.
- 10:20Speaker 3: Oh right, So they're going to take in their mind
- 10:23Speaker 3: because they have no idea.
- 10:24Speaker 2: True. Yeah, so you got to keep that always over.
- 10:28Speaker 3: In and of course we're always sensitive to the client situation.
- 10:31Speaker 4: Not everybody has the funds.
- 10:32Speaker 3: To do that, So then there's creative ways to go
- 10:35Speaker 3: out and find those buyers.
- 10:37Speaker 2: First impressions are the best impression.
- 10:40Speaker 3: Yes, you only get one time to make a good
- 10:41Speaker 3: first impression.
- 10:42Speaker 1: You don't want to step on the rake and say
- 10:45Speaker 1: right right, well, my goodness sake. Now, if someone has
- 10:50Speaker 1: been in their home, say I don't know, twenty or
- 10:53Speaker 1: thirty years, how can they get a clear and accurate
- 10:56Speaker 1: picture of what that home is worth day?
- 11:00Speaker 4: Well, and you can do to one or two things.
- 11:03Speaker 4: You can get an appraisal.
- 11:06Speaker 3: However, I think for us, we can go in and
- 11:09Speaker 3: give you a more professional value. We can go in
- 11:11Speaker 3: and tell you exact because we're going to pull the
- 11:13Speaker 3: same comps. And again mainly I look at closed comps right,
- 11:18Speaker 3: and I look at active listings. How long are they
- 11:20Speaker 3: on the market, because again, we don't want to chase
- 11:22Speaker 3: that market down, and we're going to go in there
- 11:25Speaker 3: and give you an accurate because most of the time
- 11:28Speaker 3: people reach out to an agent before they reach out
- 11:30Speaker 3: to an appraiser, right, because that appraiser is going to
- 11:33Speaker 3: have that contract, so they're going to protect that bank.
- 11:36Speaker 3: But we can actually give you what is accurate, and
- 11:39Speaker 3: then we work behind the scenes with the lenders.
- 11:43Speaker 4: To make all of that happen.
- 11:45Speaker 2: That's because you have the tools. That's what you do
- 11:47Speaker 2: every day.
- 11:47Speaker 4: That's what I do. It's what I love to do.
- 11:50Speaker 2: And of course the price can change with the market
- 11:53Speaker 2: or you know whatever, and we.
- 11:54Speaker 4: Want to we want to revisit.
- 11:56Speaker 3: We say, if we put a home on the market,
- 11:58Speaker 3: kind of our saying is if we're not in any
- 12:00Speaker 3: showings in ten days to two weeks, they probably are
- 12:05Speaker 3: rejecting our price. If we're getting a lot of showings
- 12:08Speaker 3: and no offers, the public's rejecting our price. So that's
- 12:12Speaker 3: when we want to stay in communic communication with our
- 12:15Speaker 3: clients to make sure we're adjusting it sooner than later,
- 12:19Speaker 3: because people automatically think of a home's been on the
- 12:21Speaker 3: market that long, what's wrong with that?
- 12:23Speaker 1: Yeah?
- 12:24Speaker 3: Right, That's why pricing it right is so important at
- 12:28Speaker 3: the very beginning to get you the most for it
- 12:30Speaker 3: now for.
- 12:31Speaker 1: Seniors who aren't sure if they want to sell quite yet,
- 12:34Speaker 1: and seniors can be a little reluctant being one yes.
- 12:38Speaker 1: How again, knowing their homes value help them plan for
- 12:42Speaker 1: the future and whether that's either staying put, downsizing, or
- 12:47Speaker 1: perhaps something else.
- 12:48Speaker 3: Yeah, I think that again, the best way is to
- 12:51Speaker 3: contact walk us, let us walk.
- 12:53Speaker 4: You through that again.
- 12:55Speaker 3: If I give you a value today, in six months,
- 12:57Speaker 3: you decide, Shelley, I'm ready. I'm going to say, well,
- 12:59Speaker 3: let me update and make sure we're still on with
- 13:01Speaker 3: that price, because a lot can happen in real estate
- 13:04Speaker 3: in six months, right, And so it's just it's not
- 13:07Speaker 3: necessarily we're going to do in market analysis and you
- 13:09Speaker 3: have to list. We're going to kind of help you
- 13:11Speaker 3: create that plan, right, No rush, no hurry, because you
- 13:15Speaker 3: might be moving out of state, you might be moving
- 13:17Speaker 3: closer to grandkids, you might be moving further away so
- 13:20Speaker 3: you don't have to be around them.
- 13:22Speaker 4: I don't know.
- 13:22Speaker 3: We help you identify what your needs are and then
- 13:25Speaker 3: we help you create that path to get there.
- 13:28Speaker 1: Oh wow, and you do it so well too. That's
- 13:30Speaker 1: why you've been in business so long.
- 13:32Speaker 4: Yeah, I'm in selling real estate since two thousand and two.
- 13:35Speaker 4: Day I'm old.
- 13:36Speaker 2: No you're not.
- 13:37Speaker 4: I am not.
- 13:39Speaker 2: You're very very very young professional, young lady.
- 13:42Speaker 1: And tell us where we can find you if we
- 13:44Speaker 1: have questions or perhaps so we just want to use
- 13:46Speaker 1: your service right.
- 13:47Speaker 4: Now, right now, or refer me. I love refers it too.
- 13:50Speaker 3: I'm Shelley Coster with the Coster Team and we're with
- 13:53Speaker 3: Keller Williams partner. So again, I sell here in Bartlesville
- 13:57Speaker 3: and I sell at the Lake Grand like, yes, beautiful Grandlake.
- 14:02Speaker 1: Well, chany, thank you for being with us. You are
- 14:04Speaker 1: such un wealth of information.
- 14:06Speaker 4: Well, thank you folks
- 14:07Speaker 1: You've been watching and listening to are one on one
- 14:10Speaker 1: with the pro right here on K one, the one
- 14:12Speaker 1: you trust
