- 1:08SPEAKER_07: Hey, I'm your host, Chris, with Big Dog Construction, your local window depot, USA.
- 1:13SPEAKER_07: And as usual, my co-host, Caitlyn, is with us today.
- 1:16SPEAKER_07: Hi.
- 1:17SPEAKER_07: Hello, as she's framing her face there for the listeners.
- 1:20SPEAKER_07: Yes.
- 1:20SPEAKER_07: Hey, if you've been following along in our big dog game plan series, we've been building your remodeling knowledge one step at a time.
- 1:27SPEAKER_07: We started with creating the plan, then we talked about building a realistic budget.
- 1:32SPEAKER_07: We covered DIY versus hiring a professional.
- 1:35SPEAKER_07: We also discussed defining the scope of your project.
- 1:38SPEAKER_07: Last week we talked about choosing the right contractor.
- 1:40SPEAKER_07: Now you've hired the contractor, you've signed the agreement, you've picked out your materials, and now comes the question almost every homeowner has.
- 1:48SPEAKER_07: What happens next?
- 1:49SPEAKER_04: Right.
- 1:50SPEAKER_07: And how long today we're going to pull back the curtain and walk you through what a professional remodeling project actually looks like from the day you sign the contract until the day we're shaking your hands at the final walkthrough.
- 2:01SPEAKER_07: Because when you know what to expect, the entire process becomes a whole lot less stressful.
- 2:06SPEAKER_07: Not saying it's not stressful, it's a whole lot less stressful, right?
- 2:10SPEAKER_07: And communication plays a lot in that.
- 2:12SPEAKER_07: But at first, we need to pay some bills, right?
- 2:15SPEAKER_07: We want to talk about our 10x partner, Elite Roofing Professionals.
- 2:19SPEAKER_07: They are covering mid-Illinois and beyond, even into Western Ohio area, taking care of clients up there too.
- 2:26SPEAKER_04: Amazing.
- 2:26SPEAKER_07: They got hit with a lot of terrible storms earlier this spring.
- 2:29SPEAKER_07: And so Elite reached out and set up an office up there now.
- 2:32SPEAKER_07: So, hey, at Elite Roofing Professionals, they believe your roof shouldn't be a question mark.

- 3:05SPEAKER_07: All right.
- 3:06SPEAKER_07: Ding ding.
- 3:06SPEAKER_07: Ding ding ding.
- 3:07SPEAKER_07: Cha ching.
- 3:08SPEAKER_07: Yep.
- 3:08SPEAKER_07: Just paid that bill, right?
- 3:10SPEAKER_07: Yeah.
- 3:10SPEAKER_07: No.
- 3:10SPEAKER_07: Hey, that's not bad.
- 3:11SPEAKER_07: Cha-ching.
- 3:12SPEAKER_07: Paid.
- 3:13SPEAKER_07: Move on.
- 3:13SPEAKER_07: No.
- 3:14SPEAKER_07: Hey, we are going to talk about you know that construction starts long before demo day, right?
- 3:19SPEAKER_07: One of the biggest misconceptions homeowners here have is thinking construction begins when the crew arrives with hammers and pry bars.
- 3:27SPEAKER_07: No.
- 3:27SPEAKER_07: The truth is construction starts weeks before anyone steps foot inside your home.
- 3:32SPEAKER_07: Behind the scenes, your contractor, whether it be us at Big Dog or not, your contractor is ordering materials, scheduling crews, right?
- 3:39SPEAKER_07: If there's subcrews coming in with things that they don't do, we talked about contractors and not or W-2s.
- 3:45SPEAKER_07: It wasn't yesterday.
- 3:45SPEAKER_07: It was last week.
- 3:46SPEAKER_07: It's okay.
- 3:46SPEAKER_04: It's yesterday.
- 3:47SPEAKER_07: It's all right.
- 3:48SPEAKER_07: Hey, it's all good, right?
- 3:49SPEAKER_07: It's all good.
- 3:50SPEAKER_07: You know, I got that grandpa brain.
- 3:52SPEAKER_07: You've got that mom brain.
- 3:53SPEAKER_07: Whatever brains going on.
- 3:54SPEAKER_07: Yeah, we don't know.
- 3:55SPEAKER_07: It's hard telling.
- 3:56SPEAKER_07: Yeah.
- 3:57SPEAKER_07: But anyway, scheduling crews, applying for permits, confirming inspections, finalizing measurements, and coordinating deliveries.
- 4:03SPEAKER_07: So you may see contractors on site there confirming measurements on stuff, right?
- 4:08SPEAKER_07: Hey, measure twice, order once, measure twice, cut once.
- 4:12SPEAKER_04: And not to mention they have to a lot of times they have to go pick up those materials at different places.
- 4:16SPEAKER_04: So I mean they're doing all that stuff, and it might not all be at one place.
- 4:20SPEAKER_07: Right.
- 4:20SPEAKER_07: And there's some specialty items.
- 4:22SPEAKER_07: So here's the thing: if there's specialty items that have to be ordered or customed to your home, then once you signed, those things are now in it's in the system.
- 4:30SPEAKER_07: Like we got to confirm the measurements, then we got to order it.
- 4:33SPEAKER_07: We got to have that lead time of that stuff coming in.
- 4:35SPEAKER_07: Again, some areas that have permits needed, those permits have to be applied for.
- 4:39SPEAKER_07: It's like right now we're waiting on the permit we applied for for a job in Springfield.
- 4:42SPEAKER_04: Well that's what I'm saying.
- 4:43SPEAKER_04: Then you have to wait on other people.
- 4:44SPEAKER_07: Exactly.
- 4:45SPEAKER_07: Right.
- 4:45SPEAKER_07: Out of our heads.
- 4:46SPEAKER_04: That's why the communication with the homeowner is so important so that they know it's not you guys, you know?
- 4:52SPEAKER_07: And we're also reviewing your selections.
- 4:54SPEAKER_07: We're building a schedule that keeps everyone moving in the house in the same direction, right?
- 4:58SPEAKER_07: Most homeowners never see this part.
- 5:00SPEAKER_07: They just think, oh, we signed it, gave them a check.
- 5:02SPEAKER_07: Now what are they doing?
- 5:04SPEAKER_07: Right.
- 5:04SPEAKER_07: But it's one of the most important phases of the entire project.
- 5:07SPEAKER_07: We're building that preparation, that schedule.
- 5:10SPEAKER_07: We're trying to do the best we can to make your project as smooth as possible through that construction phase, right?
- 5:17SPEAKER_07: Because poor preparation causes chaos.
- 5:20SPEAKER_07: Chaos causes more stress.
- 5:21SPEAKER_07: And like I said at the beginning, we want to make the entire process less stressful if we can.
- 5:27SPEAKER_07: Right?
- 5:27SPEAKER_04: Absolutely.
- 5:28SPEAKER_07: So that's why letting this episode, hopefully, our clients know that we are thinking about your project and how it fits into the overall scope of everything.
- 5:34SPEAKER_07: And I'm going to get on my soapbox here and preach a little bit.
- 5:37SPEAKER_04: Step on up.
- 5:38SPEAKER_07: Preach it, Grandpa Chris.
- 5:39SPEAKER_04: Step on up, Grandpa.
- 5:40SPEAKER_07: Let's go, G Dog.
- 5:41SPEAKER_07: No, I'm not sure.
- 5:41SPEAKER_07: Oh, no, no, he's not Grandpa.
- 5:42SPEAKER_07: He's G Dog.
- 5:43SPEAKER_04: He's G Dog.
- 5:43SPEAKER_04: G Dog.
- 5:44SPEAKER_07: Right.
- 5:45SPEAKER_07: Grandpa Dog.
- 5:46SPEAKER_07: So anyway, look, there are a lot of again good contractors, and we're not bashing anybody, right?
- 5:52SPEAKER_07: But there are contractors out there that work one project at a time.
- 5:55SPEAKER_07: They don't worry about that next project until their first project is done, which is fine, right?
- 5:59SPEAKER_07: But that means that they're going to have a bigger gap in between getting from one project to another.
- 6:04SPEAKER_07: Or if they're like, oh, we'll get to you when we get done with so-and-so down the street or whatever that is.
- 6:09SPEAKER_07: Your companies, your like Big Dog Construction, your other companies that that are in the area or in the mid-Illanois area, you know, we are building out schedules one month, two months three months, five months, six months, even six months.
- 6:20SPEAKER_07: A year maybe even schedules, right?
- 6:23SPEAKER_05: Right.
- 6:23SPEAKER_07: And that that has to do with a lot of coordinating and it takes a good team.
- 6:27SPEAKER_07: We have a good team here in our showroom, right?
- 6:30SPEAKER_07: Design studio.
- 6:31SPEAKER_07: We have a great team here that helps make that happen because I individually, as Chris, can't do everything at once.
- 6:39SPEAKER_07: No, I can do a lot of stuff.
- 6:40SPEAKER_07: I can do I can do everything.
- 6:42SPEAKER_07: I just can't do it efficiently enough to keep my clients happy, right?
- 6:46SPEAKER_04: Well, and also it's not efficient.
- 6:48SPEAKER_04: You wouldn't be able to have as many if you were just by yourself.
- 6:52SPEAKER_04: You know what I'm saying?
- 6:53SPEAKER_04: Like you want to take this 10x system.
- 6:55SPEAKER_04: Exactly.
- 6:56SPEAKER_07: We are 10x in this shit.
- 6:57SPEAKER_07: And that's that's the thing.
- 6:58SPEAKER_07: So again, nothing against the guys that are out there that are working one project at a time, or they don't worry about the next project until the first project's done or close to being done.
- 7:05SPEAKER_07: That's not fair to the the trade, right?
- 7:07SPEAKER_07: And and what we are trying to do in the industry.
- 7:10SPEAKER_07: And again, I'm saying it again.
- 7:12SPEAKER_07: We are not perfect at big dog construction.
- 7:13SPEAKER_07: We are not.
- 7:14SPEAKER_04: Well, no, not one human is perfect besides my husband.
- 7:17SPEAKER_07: Besides your husband.
- 7:18SPEAKER_04: But you know, like my uncle was a contractor.
- 7:20SPEAKER_04: Obviously, he's retired now.
- 7:21SPEAKER_07: Right.
- 7:21SPEAKER_04: But he they would always be working on multiple projects.
- 7:25SPEAKER_04: He'd be like, now tomorrow we're going down to Blackburn to do this, but we'll be back in two days to finish this for you.
- 7:30SPEAKER_04: And I think that's normal.
- 7:31SPEAKER_04: Could you imagine if we only did one like podcast?
- 7:34SPEAKER_07: Yeah, ever?
- 7:35SPEAKER_07: Yeah.
- 7:36SPEAKER_07: Wait, we're gonna do that.
- 7:36SPEAKER_07: No.
- 7:37SPEAKER_07: So and I, as a business owner, right?
- 7:39SPEAKER_07: I'm an entrepreneur.
- 7:40SPEAKER_07: As a business owner, I take my team members, their livelihood in consideration.
- 7:44SPEAKER_04: Right.
- 7:45SPEAKER_07: So that means if if something holds up on a job and we're waiting on materials or something came in wrong, misordered or broken or whatever.
- 7:51SPEAKER_07: Sorry, guys, you're gonna have to go sit at home and not do anything until you think about that as far as the employees.
- 7:58SPEAKER_07: I do.
- 7:58SPEAKER_07: Yeah.
- 7:58SPEAKER_07: As the owner of big dog construction, I worry about that.
- 8:01SPEAKER_07: I have never laid off employees because of lack of work.
- 8:04SPEAKER_07: Never.
- 8:04SPEAKER_07: That's amaz that's and we probably we probably in the 14 years of big dog construction, we probably have only had two weather-related days off.
- 8:13SPEAKER_04: Wow, that's impressive.
- 8:15SPEAKER_04: Ten accents.
- 8:16SPEAKER_07: Because a lot of a lot of summer jobs, right?
- 8:18SPEAKER_07: It's like, oh, you're building a deck, uh, rains that day.
- 8:20SPEAKER_07: Sorry, you guys aren't working.
- 8:22SPEAKER_07: No, we have jobs going to where, hey guys, it's raining, get ready to get it's like an indoor job.
- 8:27SPEAKER_07: We have we have this bathroom, remember that we've got going over here, let's get it going, or let's get that one cracked open because we'll have this one done when it stops raining in a day and we'll be back on that one.
- 8:35SPEAKER_07: And that's where communication with our clients to let them know it's like, hey, we can start this, but just know that we got to finish this when it quits raining.
- 8:42SPEAKER_04: Right.
- 8:42SPEAKER_07: So, and that also when we're we're in this all the work going ahead before we're physically there with hammers and pry bars, is clients need to understand that if it rains or if it snows, it will hold up or it's extremely hot.
- 8:55SPEAKER_07: I'm not gonna have my guys out there, especially with Illinois trying to force a law down our throat.
- 8:59SPEAKER_07: You know, if it's too hot, you you can't work them past.
- 9:01SPEAKER_07: So, yeah, anyway.
- 9:02SPEAKER_04: Oh, I didn't know that, Chris.
- 9:04SPEAKER_07: Yeah.
- 9:04SPEAKER_07: Pritzker, shithead.
- 9:05SPEAKER_07: Anyway, what a wuss.
- 9:07SPEAKER_07: I'm not politics, but anyway, it will delay the start of your project.
- 9:11SPEAKER_07: A hundred percent.
- 9:12SPEAKER_07: Right?
- 9:12SPEAKER_07: Because we aren't just working on one project until that was done and starting another one.
- 9:16SPEAKER_07: We're working on multiple.
- 9:17SPEAKER_07: And if it rains and we have a uh concrete job to do, the ground's too wet, we can't get it.
- 9:21SPEAKER_04: You can't do it.
- 9:22SPEAKER_04: Yeah.
- 9:22SPEAKER_07: Yet they sign before you, so we will work on that.
- 9:25SPEAKER_07: So it means it bumps the schedule a little bit.
- 9:27SPEAKER_07: And people have to understand that.
- 9:28SPEAKER_07: We're like, my job's not an outside job.
- 9:30SPEAKER_07: No, yours is an inside job, but we're working on an outside job out here, and that delayed us on that, and that delayed the finishing of the other inside job.
- 9:36SPEAKER_04: So it's just but I'm glad that people I'm glad we're saying this to people because people there's a lot of delays that are not your guys' faults.
- 9:45SPEAKER_07: Correct.
- 9:45SPEAKER_04: And not just as far as materials coming in, but if you're doing a remodel, if you discover something that you didn't plan for.
- 9:52SPEAKER_04: Yep, yep, yep, which and then you have to order more material.
- 9:55SPEAKER_07: Which great segue.
- 9:56SPEAKER_07: I love that, right?
- 9:57SPEAKER_07: Because week one of the project or the first of getting into the project is demolition, you know, on a remodel, not new construction.
- 10:05SPEAKER_07: Well, new construction be demolition of the earth, right?
- 10:08SPEAKER_07: Excavation, we call it.
- 10:09SPEAKER_04: But or if you're tearing garage down.
- 10:11SPEAKER_04: Yeah, exactly.
- 10:12SPEAKER_04: Right.
- 10:12SPEAKER_07: In addition, you gotta tear some stone.
- 10:14SPEAKER_07: So, so demolition, that you know, that's the exciting part because it's like, oh my gosh, demo day.
- 10:19SPEAKER_07: Everyone loves demolition.
- 10:20SPEAKER_07: Everyone loves demo day.
- 10:21SPEAKER_07: I love demolition, right?
- 10:22SPEAKER_07: It's loud, it's exciting, and finally it feels like something is happening, right?
- 10:27SPEAKER_07: Because you see massive changes right off the bat.
- 10:30SPEAKER_07: You're like, holy crap, that's walls done.
- 10:31SPEAKER_07: Right, exactly.
- 10:32SPEAKER_07: That's what she said.
- 10:33SPEAKER_07: And but here's what I want homeowners to understand demolition is also the point where we begin learning the real story of the home.
- 10:39SPEAKER_07: This is the segue, right?
- 10:41SPEAKER_07: Once walls come down, we might discover water damage, old plumbing, outdated wires.
- 10:45SPEAKER_05: Termites.
- 10:46SPEAKER_07: Termites, structural issues caused by termites or water, right?
- 10:49SPEAKER_07: Previous repairs that weren't done correctly.
- 10:51SPEAKER_04: Ooh, that's a big one.
- 10:52SPEAKER_07: Um, these are setbacks.
- 10:54SPEAKER_07: They're opportunities to fix problems right away before we cover them back up.
- 10:59SPEAKER_07: I'd much rather discover a problem today than have you discover it in five years from now when you said, oh no, just cover it up, and then there's a failure.
- 11:07SPEAKER_07: Because that's who you're gonna come back on, that's the issue.
- 11:09SPEAKER_07: You're gonna come back on me.
- 11:10SPEAKER_04: Mm-hmm.
- 11:11SPEAKER_07: I'm like, no, no, no, no, no.
- 11:12SPEAKER_04: And you have a certain, you know, standard.
- 11:14SPEAKER_07: Ethic and yeah, yeah, morals that we like.
- 11:16SPEAKER_07: No, we need to put that back right.
- 11:18SPEAKER_07: So, but anyway, demo is is fun and all that.
- 11:21SPEAKER_07: But anyway, that's what I want people to understand.
- 11:23SPEAKER_07: Uh that's where yes.
- 11:26SPEAKER_07: Week one right off the bat.
- 11:27SPEAKER_07: So the the next phase is the building phase, right?
- 11:32SPEAKER_07: So after demolition, your home starts coming back together.
- 11:35SPEAKER_07: This is where the craftsmanship really begins, depending on your project.
- 11:39SPEAKER_04: Yeah, this is the fun part.
- 11:40SPEAKER_07: Yeah, we may frame new walls, yeah, we may install windows, update electrical, replace plumbing, improve insulation, prepare for drywall, hanging it, getting it ready, build custom features, little niches in the wall or niches, whatever you want to call them, built-in shelving nooks, reading nooks.
- 11:57SPEAKER_07: We've got to be able to do that.
- 11:58SPEAKER_04: It is amazing to watch you guys do that.
- 12:00SPEAKER_04: Like I because I could never do it, but it is very it's an art form.
- 12:04SPEAKER_07: It is.
- 12:04SPEAKER_07: It is.
- 12:05SPEAKER_07: And this is where communication becomes incredibly important.
- 12:08SPEAKER_07: But professional contractors should keep you informed.
- 12:10SPEAKER_04: Absolutely.
- 12:11SPEAKER_07: You shouldn't have to wonder what's happening.
- 12:13SPEAKER_07: You shouldn't be chasing updates, right?
- 12:16SPEAKER_07: So, because here's the thing when it's in that framing stage, obviously in the design phase, everything should have been worked out.
- 12:21SPEAKER_04: Right.
- 12:22SPEAKER_07: But some people can't see spatially on paper or on a computer screen.
- 12:26SPEAKER_07: And so when they physically are standing there where that new wall is framed, where it's been agreed upon on the drawings and all that, they're like, no, when I come out of this room, that wall's gonna be right in my face.
- 12:34SPEAKER_07: I don't like that.
- 12:35SPEAKER_07: That's the time to stop and sit down and that's where as professional contractors, we need to walk you through.
- 12:41SPEAKER_07: Okay, no, this is where your new kitchen's gonna be, this is where your island's gonna be.
- 12:44SPEAKER_07: You know, on the floor, we've got this size of island.
- 12:46SPEAKER_07: Is this gonna work for you?
- 12:47SPEAKER_07: Right?
- 12:48SPEAKER_07: Because change it now.
- 12:49SPEAKER_07: It will cost some money to change it then, but do it then before wires get ran in those walls, before plumbing gets run in those walls.
- 12:56SPEAKER_07: Yeah, right?
- 12:56SPEAKER_07: Drywall gets hung on those walls.
- 12:58SPEAKER_04: The drywall, exactly.
- 12:59SPEAKER_04: When you have just the the framing up, let's correct.
- 13:02SPEAKER_04: So do you so in between every phase, obviously.
- 13:04SPEAKER_04: So what you're saying is you are connecting with the homeowner to be like, hey, this is what the homeowner also.
- 13:10SPEAKER_04: Yes.
- 13:11SPEAKER_04: This is week one.
- 13:12SPEAKER_04: Wait, what did I say?
- 13:13SPEAKER_07: Home homer.
- 13:14SPEAKER_04: First of all, you're drinking water today.
- 13:16SPEAKER_07: I am drinking water.
- 13:17SPEAKER_07: Is that okay?
- 13:17SPEAKER_04: Really weird.
- 13:18SPEAKER_04: Where's your tea?
- 13:19SPEAKER_07: MT.
- 13:20SPEAKER_07: MT?
- 13:20SPEAKER_04: I was like, where's your tea?
- 13:22SPEAKER_04: No tea?
- 13:22SPEAKER_04: You're freaking me out.
- 13:23SPEAKER_07: Yeah, yeah, yeah, yeah.
- 13:24SPEAKER_04: But yeah, just like checking in and be like, hey, the demo's done.
- 13:27SPEAKER_04: This we're getting ready to put the framing up here.
- 13:29SPEAKER_04: Hey, the framing's done.
- 13:30SPEAKER_07: Talking about what's completed, what's coming next.
- 13:32SPEAKER_07: Yes.
- 13:32SPEAKER_07: Right?
- 13:32SPEAKER_07: Is there any changes?
- 13:33SPEAKER_07: Anything changes and why, right?
- 13:35SPEAKER_07: Communication builds that confidence.
- 13:37SPEAKER_07: Silence creates anxiety, creates anxiety, creates stress, unnecessary stress.
- 13:42SPEAKER_07: Again, we're not perfect at big dog construction.
- 13:45SPEAKER_07: Again, if you can imagine close to.
- 13:49SPEAKER_07: I'll say it.
- 13:50SPEAKER_07: Yeah, thanks.
- 13:51SPEAKER_07: I appreciate that.
- 13:51SPEAKER_04: Yeah.
- 13:52SPEAKER_07: But when we're running anywhere between four to six, seven projects at a time.
- 13:56SPEAKER_04: I was gonna ask you how many.
- 13:58SPEAKER_07: Yeah, four to seven clients running at a time, right?
- 14:00SPEAKER_07: Jobs, and we've got people going.
- 14:02SPEAKER_07: Sometimes a call, a phone call will slip through the cracks.
- 14:05SPEAKER_07: Like we were just recording the podcast before this, right?
- 14:07SPEAKER_07: And I forgot to communicate to my guys, hey, I've got delivery of windows showing up, and I had a call come through the middle of our podcast recording, and then a text.
- 14:16SPEAKER_07: I'm like, crap under my breath, so it's not on the recording.
- 14:19SPEAKER_07: So I'm feverishly sending texts.
- 14:20SPEAKER_07: Hey, can you get over there to do this?
- 14:23SPEAKER_07: But luckily, God bless my office manager Debbie, she already had it covered.
- 14:26SPEAKER_04: Debbie is a badass.
- 14:27SPEAKER_07: That's right.
- 14:28SPEAKER_07: That's right.
- 14:28SPEAKER_07: She is a badass.
- 14:29SPEAKER_07: So communication is key, but again, it happens.
- 14:31SPEAKER_07: We try to do our best in communicating that stuff, right?
- 14:35SPEAKER_07: So then we've got the framing, we've got that phase of it.
- 14:38SPEAKER_07: Now we kind of move into that framing phase, the build back phase, you know, all the electrical, all the plumbing, all that stuff's in there.
- 14:44SPEAKER_07: Drywall's up.
- 14:45SPEAKER_07: Now we're at that drywall's up.
- 14:46SPEAKER_07: Okay.
- 14:47SPEAKER_07: Drywalls up, right?
- 14:48SPEAKER_07: We're at the finish stage.
- 14:49SPEAKER_07: Now we move into everyone's favorite phase, the transformation, right?
- 14:53SPEAKER_07: The unveiling.
- 14:54SPEAKER_04: The unveiling.
- 14:55SPEAKER_07: Cabinets go in, countertops are installed, islands.
- 14:58SPEAKER_07: Flooring is completed.
- 14:59SPEAKER_07: Paint brings everything together.
- 15:01SPEAKER_07: Lighting comes alive.
- 15:03SPEAKER_07: Woohoo! It's alive.
- 15:05SPEAKER_07: Trim work adds the finishing touch.
- 15:06SPEAKER_04: Yes, it sure does.
- 15:07SPEAKER_07: This is when homeowners finally begin seeing the vision become reality, where that from that computer image or the paper, now it's becoming a reality.
- 15:15SPEAKER_04: So fun.
- 15:16SPEAKER_07: Right.
- 15:16SPEAKER_07: And this is where they get excited.
- 15:18SPEAKER_07: The homeowners get excited.
- 15:20SPEAKER_07: Uh they see the reality.
- 15:21SPEAKER_07: But the important reminder is the finished stage requires patience, right?
- 15:26SPEAKER_07: Because multiple trades are trying to work together in there.
- 15:28SPEAKER_07: The countertop people, the kids.
- 15:30SPEAKER_07: The countertop, if you've got quartz coming in or solid surface material, or even laminate tops coming in, those are usually installed by a countertop manufacturing company that's coming in and putting those in, right?
- 15:39SPEAKER_07: Because they've got the suction cup equipment, they've got the epoxies, the heat guns, and everything.
- 15:43SPEAKER_07: It needs to make those tops.
- 15:44SPEAKER_04: And like my countertops, they had to come and like they couldn't cut them until they got there because I have like an old wall that's like not straight all the way.
- 15:52SPEAKER_04: You know what I'm saying?
- 15:52SPEAKER_07: So they describe it to that insight.
- 15:55SPEAKER_07: Yeah.
- 15:55SPEAKER_04: And that's right.
- 15:56SPEAKER_04: I I totally forgot that that's a separate company.
- 15:58SPEAKER_04: Yeah.
- 15:58SPEAKER_04: And then sometimes you have separate plumbers and electricians that you got to wait on.
- 16:03SPEAKER_04: We didn't even think about that in the last one.
- 16:05SPEAKER_04: You got to wait on them a lot.
- 16:06SPEAKER_04: They expect people too.
- 16:07SPEAKER_07: Exactly.
- 16:07SPEAKER_07: And that's and that's the thing that will delay.
- 16:10SPEAKER_07: And again, we try to do our best with communicating.
- 16:12SPEAKER_07: So we're communicating with our clients, but we're also communicating with the trades, supposed to be.
- 16:16SPEAKER_04: Helpless other people.
- 16:17SPEAKER_07: Yeah, to and on multiple different projects.
- 16:20SPEAKER_04: I mean, you have to okay, stop.
- 16:22SPEAKER_04: We do several hundred projects.
- 16:26SPEAKER_07: Several hundred projects a year that we do, right?
- 16:28SPEAKER_07: We're a multi-million dollar company.
- 16:30SPEAKER_04: And if you think of well, no, I knew that, but I'm glad you need to say that.
- 16:34SPEAKER_04: So but I feel like some things you've done, projects you've done, have to be just massive.
- 16:39SPEAKER_05: Right.
- 16:40SPEAKER_04: With all the material and every little nook.
- 16:42SPEAKER_04: But going back to the finishing stage, that is when it takes a while.
- 16:46SPEAKER_04: The trim work.
- 16:47SPEAKER_07: Right.
- 16:47SPEAKER_07: Details matter.
- 16:48SPEAKER_07: Yeah.
- 16:48SPEAKER_07: Right?
- 16:49SPEAKER_07: Rushing the stage usually creates problems later, right?
- 16:52SPEAKER_04: Ugly.
- 16:52SPEAKER_07: The the last 10% of the project often takes the most precision.
- 16:56SPEAKER_07: And that's okay because excellence lives in the details.
- 16:59SPEAKER_04: It really does.
- 17:00SPEAKER_07: It it's kind of like you can mix the batter, you can bake the cake.
- 17:04SPEAKER_07: It can get a little dark on top.
- 17:05SPEAKER_07: It's like you can cut it off, right?
- 17:07SPEAKER_07: But it's the icing.
- 17:08SPEAKER_07: It's the details and that decoration on that.
- 17:10SPEAKER_07: That's the that's the icing on the case.
- 17:13SPEAKER_07: Exactly.
- 17:14SPEAKER_07: So that's where literally 90% of the job is demolition.
- 17:17SPEAKER_07: Yeah, no problem.
- 17:18SPEAKER_07: The framing back.
- 17:19SPEAKER_07: You know, if a stud has a little knot hole in it, it doesn't matter at that point, right?
- 17:23SPEAKER_07: Because it's not going to be seen when the job is done.
- 17:26SPEAKER_07: And sometimes clients can't see the finish because they're looking at that knot hole in that stud.
- 17:31SPEAKER_07: Right.
- 17:32SPEAKER_07: Why is that knot hole in that stud?
- 17:33SPEAKER_07: I that's just not going to be right.
- 17:35SPEAKER_07: You will never see that knot hole in that stud when we are done, right?
- 17:38SPEAKER_07: If we do our job right.
- 17:40SPEAKER_07: And that's what we try to communicate to our clients.
- 17:42SPEAKER_07: Or I tell my guys, my my team this repeatedly.
- 17:45SPEAKER_07: You know, it's like when you leave the job at the end of the day, make sure you turn around and look at that job or the phase of where we're at from a homeowner's perspective.
- 17:53SPEAKER_04: Would you like it?
- 17:54SPEAKER_04: Would you be happy with it?
- 17:55SPEAKER_07: Well, not necessarily that, but we know what the finished product's gonna be, but the homeowner doesn't.
- 18:00SPEAKER_07: So they may see a gap between two studs that our guys didn't finish putting together that they're gonna do tomorrow, but it's into shift, they're gonna change.
- 18:07SPEAKER_07: But guess who gets the phone call or the email that has to respond to that?
- 18:10SPEAKER_07: You and then it starts like, well, that quality's not good.
- 18:13SPEAKER_07: They're not, it's like we're not done.
- 18:14SPEAKER_04: Right.
- 18:15SPEAKER_04: And you and you have to, yeah, get that communicated, even if they're not home, like shoot them a text, be like, hey, that you'll notice that there's which you obviously do.
- 18:22SPEAKER_04: You're an expert communicator.
- 18:23SPEAKER_04: I know it's to you.
- 18:25SPEAKER_04: Yeah.
- 18:25SPEAKER_07: We try.
- 18:25SPEAKER_07: So and I try my team members as well to be the same way.
- 18:28SPEAKER_04: I know.
- 18:28SPEAKER_07: So once once we get that the on that last 10% of the job, the details and the last trades in there, putting the icing on the cake, right?
- 18:35SPEAKER_07: We have the final walkthrough.
- 18:36SPEAKER_07: And it's one of my favorite days on every project, right?
- 18:38SPEAKER_07: It's the final walkthrough, not because the work is over, but because we get to experience the excitement with our clients.
- 18:44SPEAKER_07: Yes.
- 18:45SPEAKER_07: Some clients will move out of their home for a remodel and then come back in, right?
- 18:49SPEAKER_07: And then it's like my parents did that.
- 18:50SPEAKER_07: Others will cordon off the whether we're doing the addition or whatever, and then they'll peek through every once in a while to see what's going on, right?
- 18:57SPEAKER_07: But together we review every room, we test everything, we answer any questions that they have, address any final touch-ups, maybe.
- 19:04SPEAKER_07: You know, maybe maybe our guys, their their toolbox scuff something on the way out.
- 19:09SPEAKER_07: It happens, right?
- 19:10SPEAKER_07: Explain the warranties.
- 19:11SPEAKER_07: We give, we give a warranty packet to everybody because we have our labor warranty with us, which we've talked about.
- 19:16SPEAKER_07: Right, we talked about, but then you have all your warranties on all your materials, like your windows, a lifetime breakage warranty on those and and seal failure warranty, and your floors, you know, have 15, 20, 25 year warranty on the countertops too.
- 19:28SPEAKER_07: Countertops have warranties, your cabinets have warranty, everything you should do.
- 19:32SPEAKER_04: And see, I didn't know that.
- 19:32SPEAKER_04: Like I like that you sit down and talk about that and go over it with them so that they know.
- 19:36SPEAKER_07: Yeah.
- 19:37SPEAKER_07: And then that gives that handoff as in now any warranty issues is handled between you and the manufacturers, right?
- 19:43SPEAKER_07: We will assist on that.
- 19:44SPEAKER_07: We're not walking away because when you become a part of the body, you're part of the big dog family.
- 19:49SPEAKER_04: So you can they can always lean on you.
- 19:51SPEAKER_07: But you want to be a black sheep.
- 19:53SPEAKER_04: That's me.
- 19:53SPEAKER_04: I'm the black sheep of the big dog family.
- 19:55SPEAKER_07: So then we also provide maintenance recommendations like change your furnace filters, or you need to do this, or you need to wash this off, or this is treated lumber decking, you will need to seal that coming up.
- 20:05SPEAKER_07: Okay, you know, and stuff like that.
- 20:07SPEAKER_07: Our goal isn't just to hand you the keys, our goal is to make sure you feel completely confident in your investment because our relationship doesn't end with that construction, right?
- 20:15SPEAKER_07: It it continues long after that because our motto that we live by is we don't look for a client for a one-time, we look for a client for a lifetime.
- 20:22SPEAKER_07: And we do stand by that.
- 20:24SPEAKER_07: So uh I'm gonna give some big dog tips.
- 20:26SPEAKER_07: All right.
- 20:27SPEAKER_07: The best kind of tips.
- 20:28SPEAKER_07: The tip of the big dog.
- 20:29SPEAKER_07: We won't touch that one.
- 20:30SPEAKER_07: Expect the unexpected, please.
- 20:33SPEAKER_07: Okay.
- 20:34SPEAKER_07: Expect the unexpected.
- 20:35SPEAKER_07: Here's one thing homeowners should remember even the best planned remodeling projects can have surprises.
- 20:42SPEAKER_04: Absolutely.
- 20:42SPEAKER_07: Weather changes, materials get delayed, hidden conditions are uncovered, the rot, the termites, the ant, carpenter ants, whatever.
- 20:50SPEAKER_07: Those things happen.
- 20:51SPEAKER_07: The difference isn't whether challenges appear, the difference is how your contractor handles them and communicates them with you, right?
- 20:59SPEAKER_07: Preparation, communication equals solutions.
- 21:02SPEAKER_07: That's what separates professionals from everyone else.
- 21:05SPEAKER_05: Yeah.
- 21:06SPEAKER_07: And that's that's what we want to make sure our clients remember when they're going through this remodeling process or last week hiring the right contractor.
- 21:14SPEAKER_04: Right.
- 21:14SPEAKER_04: And and guys, we're not just talking about big dog.
- 21:16SPEAKER_04: He we're going from what you know he usually does, but these again are the things you need to tell yourself no matter who's doing it.
- 21:23SPEAKER_07: Correct.
- 21:24SPEAKER_07: Correct.
- 21:25SPEAKER_07: Ask yourself.
- 21:25SPEAKER_07: Yeah, yeah.
- 21:26SPEAKER_07: Again, our podcast isn't just self-promoting big dog construction.
- 21:30SPEAKER_04: But we're talking, you're coming from your perspective.
- 21:32SPEAKER_04: That's all you know.
- 21:33SPEAKER_04: You can't talk about like from another contractor's perspective.
- 21:36SPEAKER_07: Exactly.
- 21:37SPEAKER_07: It's coming from my 28 plus.
- 21:39SPEAKER_04: And you're obviously successful with the multi million dollar company, so you're allowed to get advice.
- 21:44SPEAKER_07: Exactly.
- 21:45SPEAKER_07: Exactly.
- 21:45SPEAKER_07: So big dog rapid fire.
- 21:47SPEAKER_07: Okay.
- 21:48SPEAKER_07: Here's how to make your remodeling project smoother.
- 21:51SPEAKER_07: Keep communication open, make selections early.
- 21:53SPEAKER_04: Yes.
- 21:54SPEAKER_07: Ask questions.
- 21:55SPEAKER_07: This is for the client.
- 21:56SPEAKER_07: Be flexible when necessary.
- 21:58SPEAKER_04: Yeah, you guys got to.
- 21:59SPEAKER_07: Focus on On the finished product, not just today's progress.
- 22:03SPEAKER_07: I touched on that briefly that we try to tell our guys what to look for at the end of the day because we know our clients are going to look at it and they see what they see then and they lose focus on the big picture.
- 22:12SPEAKER_07: Exactly.
- 22:13SPEAKER_07: And finally, trust the process.
- 22:15SPEAKER_07: I know I didn't really fire those out rapidly, but that's the rapid thing.
- 22:18SPEAKER_04: That's pretty rapid.
- 22:19SPEAKER_07: Okay.
- 22:19SPEAKER_04: And guys, go back and look at the paper that you f if fill out at the beginning.
- 22:23SPEAKER_07: Yep.
- 22:24SPEAKER_04: If if you're worried at night, like after the contractors leave.
- 22:27SPEAKER_07: Yep.
- 22:27SPEAKER_07: I get those emails and text too.
- 22:28SPEAKER_07: Yeah.
- 22:29SPEAKER_04: Well, I'm sure you do, but I mean, at least you can be like, hey, refer back to this.
- 22:33SPEAKER_04: But you it's not like you'll also you won't answer the question.
- 22:35SPEAKER_04: Exactly.
- 22:36SPEAKER_07: But right.
- 22:36SPEAKER_07: I'm pretty responsive.
- 22:37SPEAKER_04: Yeah.
- 22:38SPEAKER_04: No, you're literally the most responsive person in my life.
- 22:41SPEAKER_04: I mean it.
- 22:42SPEAKER_07: Well, hey, uh, one last big dog final thought on this topic, right?
- 22:46SPEAKER_07: So remodeling isn't always convenient at all, depending on what's being remodeled, especially if it's the only bathroom in the house and you need your kitchen.
- 22:54SPEAKER_07: And you need your shitter at the end.
- 22:55SPEAKER_07: Well, kitchen, you can go out to eat.
- 22:57SPEAKER_07: The shitter, you got shit in the middle of the night.
- 22:58SPEAKER_07: You got you got a five-gallon bucket with a pool.
- 23:01SPEAKER_04: I was just gonna say you better head on out to the outhouse.
- 23:04SPEAKER_07: No, you got we have a client that we're working with right now that uh they have two bathrooms, but we were doing a remodeling of both, but one at a time.
- 23:11SPEAKER_05: Yeah.
- 23:12SPEAKER_07: And but one was on the first floor, and they were staying on the first floor while we were working on their master bedroom on the second floor, and the middle of the night, the husband just goes out the front door and whips it out and does his thing, right?
- 23:22SPEAKER_07: I love him.
- 23:23SPEAKER_07: But the wife has to navigate down upstairs to the second floor bathroom in the middle of the night.
- 23:28SPEAKER_07: So they're very happy now that bathroom on the first floor is now done, and the second one is almost done, and they're yeah, so it's like a labyrinth.
- 23:37SPEAKER_07: Very much so.
- 23:38SPEAKER_07: But you know, just remind it's not always convenient.
- 23:41SPEAKER_07: There will be dust.
- 23:42SPEAKER_04: Get you a sawdust sandwich.
- 23:44SPEAKER_07: There will be dust.
- 23:45SPEAKER_07: Usually it's the drywall dust that really gets people bent out of shape, right?
- 23:49SPEAKER_07: We do the best we can to minimize and contain dust, but drywall dust is just invasive, right?
- 23:56SPEAKER_05: It is.
- 23:57SPEAKER_07: It's temporary inconveniences because you got to focus on the end result, right?
- 24:01SPEAKER_07: Moments where your kitchen isn't usable, days when it feels like progress has slowed, but remember why you started.
- 24:07SPEAKER_07: And I'm gonna back up to why why it looks like progress is slowed.
- 24:10SPEAKER_07: Drywall phase is where I get most people like, there's nothing done today.
- 24:15SPEAKER_07: Yes, we were there after you went to work.
- 24:17SPEAKER_07: We put a coat of mud on everything, and it has gotten to that dry point by the time you got home.
- 24:22SPEAKER_07: And you didn't know a whole coat of mud was put on there.
- 24:24SPEAKER_04: And the mud, oh yeah, because they couldn't see it.
- 24:26SPEAKER_04: But the mudding takes a lot of time.
- 24:29SPEAKER_07: It takes time to dry.
- 24:30SPEAKER_07: It takes time to dry.
- 24:32SPEAKER_07: That's what I mean.
- 24:32SPEAKER_07: Because you can't your first coat, the tape joint, is the longest because you're taping and mudding.
- 24:37SPEAKER_04: The taping, yeah.
- 24:37SPEAKER_07: And then your next coat, your heavy your heavy coat, your bed coat, your heavy coat, and then you have your uh skim coat, you know, it takes time.
- 24:44SPEAKER_07: And sometimes you have some touch-up coats to do.
- 24:47SPEAKER_04: And it's monotonous.
- 24:48SPEAKER_04: Yeah.
- 24:48SPEAKER_07: Because on remodel, if you're trying to tie new drywall into old drywall that's been painted, your mud will fish eye with little pock marks in there, right?
- 24:57SPEAKER_07: Yeah, it's the off-casting and stuff.
- 24:59SPEAKER_07: And so you can use different products and get the but when you sand, it fills in with with drywall dust, and you don't know it until you go to paint.
- 25:06SPEAKER_07: You're like, oh crap, we got pock marks.
- 25:08SPEAKER_04: That makes a lot of sense.
- 25:09SPEAKER_07: Because your paint roller will pull out that little bit of drywall dust and those little pock marks, and then you're like, yeah.
- 25:14unknown: Damn, yeah.
- 25:15SPEAKER_04: So that's actually happened to me.
- 25:17SPEAKER_07: But it has happened to you, has it?
- 25:18SPEAKER_07: Hey, and also you're not living through construction, you're investing in your future of your home.
- 25:23SPEAKER_04: Right.
- 25:23SPEAKER_07: Right?
- 25:23SPEAKER_07: A little bit of inconvenience.
- 25:25SPEAKER_07: Every day of the inconvenience brings you one day closer to the space that's more functional, more beautiful, and built around the way your family lives.
- 25:33SPEAKER_07: And at Big Dog Construction, we believe that remodeling journey or that the remodeling journey should be just as positive as the finished products.
- 25:41SPEAKER_07: We try to make it exciting as we can.
- 25:43SPEAKER_07: Sometimes they drag on, unfortunately, but we do what we can, right?
- 25:46SPEAKER_07: That's our commitment to every family we serve.
- 25:48SPEAKER_07: So, yeah, that's us staying on our podium right there, saying that, right?
- 25:52SPEAKER_04: You stay on that podium.
- 25:53SPEAKER_07: We'll do the best we can.
- 25:54SPEAKER_07: So, hey, if you're thinking about remodeling, don't wait until demo day to start asking questions.
- 26:00SPEAKER_07: Right.
- 26:00SPEAKER_07: Again, you can download our big dog remodeling game plan checklist and begin preparing today.
- 26:05SPEAKER_07: And if you'd like to sit down with our team, we'll be here to help you understand exactly what your project will look like before construction ever begins.
- 26:13SPEAKER_07: No surprises, just a clear plan.
- 26:15SPEAKER_07: That's the big dog way, right?
- 26:16SPEAKER_07: Every day.
- 26:17SPEAKER_07: Every day, every day, every day.
- 26:18SPEAKER_07: Every day, every day, every day, every day, every day?
- 26:21SPEAKER_07: Yeah.
- 26:21SPEAKER_07: Anyway.
- 26:21SPEAKER_04: It is.
- 26:22SPEAKER_04: It's a great plan.
- 26:22SPEAKER_07: You know what?
- 26:23SPEAKER_07: I love this big dog game plan series that we're on.
- 26:25SPEAKER_04: Me too.
- 26:26SPEAKER_07: Because I'm hoping that it educates our clients.
- 26:28SPEAKER_07: It's very educating.
- 26:29SPEAKER_07: Excites them about projects.
- 26:30SPEAKER_07: Don't be, don't, don't, don't fret it.
- 26:32SPEAKER_07: Don't stress about it.
- 26:33SPEAKER_04: Yeah, just it's temporary, guys.
- 26:35SPEAKER_04: Say it with temporary.
- 26:38SPEAKER_07: Temporary.
- 26:39SPEAKER_07: That's all right.
- 26:40SPEAKER_07: Hey, done, runt off.
- 26:41SPEAKER_07: All right.
- 26:42SPEAKER_07: Hey, well, anyway, thank you for joining us for another episode of Designing and Building Mid-Illanois, One Home at a Time.
- 26:48SPEAKER_07: We are the podcast.
- 26:49SPEAKER_05: You didn't know you needed.
- 26:50SPEAKER_07: You didn't know you needed.
- 26:51SPEAKER_07: But guess what?
- 26:52SPEAKER_07: You're going to get it anyway, right?
