- 0:00SPEAKER_00: Hey everybody, I am Connor McIver, Connor with Honor with Realty One Group here Success in Valencia, California, Santa Clarita Valley.
- 0:07SPEAKER_00: And I'm bringing you a buyer series where I'm talking about how I search for real estate for my buyers and what I look for when I'm walking my buyers through a residence and the things that I point out.
- 0:17SPEAKER_00: So now we're going to talk about getting from just me doing that basic real estate search and then looking into the multiple listing service at a much deeper level for my clients.
- 0:28SPEAKER_00: So they go out very well armed.
- 0:30SPEAKER_00: And then when we get to the property, I discussed what I look for on the outside.
- 0:34SPEAKER_00: Now let's talk about as I'm approaching the residence, the house itself.
- 0:38SPEAKER_00: So we talked about before the outside, how does it fit within the neighborhood?
- 0:41SPEAKER_00: What are the school systems?
- 0:42SPEAKER_00: How's that going to play into the value of this property?
- 0:45SPEAKER_00: Whether gaining or lessening.
- 0:47SPEAKER_00: We also looked at some of the high frequency power lines, some of the issues with maybe neighboring bushes and trees.
- 0:53SPEAKER_00: In this particular case, now we're going to jump to the residence itself exterior.
- 0:57SPEAKER_00: And I'm going to be looking at the trim.
- 0:58SPEAKER_00: Do they have sealed eaves that could save money on insurance?
- 1:01SPEAKER_00: How's the stucco look if it's stucco?
- 1:03SPEAKER_00: If there's siding, how does that look?
- 1:05SPEAKER_00: Is there any potential termite issue on the outside?
- 1:08SPEAKER_00: Is there dry rod or wood rot?
- 1:10SPEAKER_00: Paint peeling?
- 1:12SPEAKER_00: What kind of maintenance has been done to maybe future proof at residence against age and aging?
- 1:18SPEAKER_00: Age and aging, same thing, right?
- 1:20SPEAKER_00: But again, what has been done by that homeowner?
- 1:22SPEAKER_00: And that's going to show me pride of ownership, and I will pass that information along to my clients as we're looking at the residence.
- 1:29SPEAKER_00: So I'm looking at the windows.
- 1:30SPEAKER_00: Have they been updated?
- 1:31SPEAKER_00: Are they dual pane?
- 1:32SPEAKER_00: Are they triple pane?
- 1:33SPEAKER_00: Are they single pane?
- 1:34SPEAKER_00: Are they actually framed windows?
- 1:36SPEAKER_00: Are they actually pieces of glass just inserted in the side of the house?
- 1:40SPEAKER_00: How do the doors feel?
- 1:41SPEAKER_00: What do they look like?
- 1:42SPEAKER_00: What kind of hardware do they have?
- 1:45SPEAKER_00: Have there been any updates to any of the exterior parts of the property?
- 1:50SPEAKER_00: Sometimes the water is located outside.
- 1:52SPEAKER_00: Well, it always is, but the water configuration and what kind of pipings used could indicate maybe some kind of a repipe.
- 1:58SPEAKER_00: What is that?
- 1:59SPEAKER_00: Is that copper?
- 2:00SPEAKER_00: Is it maybe still galvanized?
- 2:02SPEAKER_00: How does that look?
- 2:03SPEAKER_00: And then also on the outside, as we're looking at the exterior of the home, I also want to look at cracks.
- 2:08SPEAKER_00: What kind of cracks are there?
- 2:09SPEAKER_00: And you're always going to get concrete cracks over time.
- 2:12SPEAKER_00: But how does that play into it?
- 2:14SPEAKER_00: Are the concrete cracks stopping at the slab or they continue into the slab?
- 2:18SPEAKER_00: Or do you see an exposed slab with cracks in that as well, which could indicate foundation issues?
- 2:23SPEAKER_00: Lots to look at.
- 2:24SPEAKER_00: I am Connor with Honor.
- 2:25SPEAKER_00: I do pass this along to my real estate buyers.
- 2:27SPEAKER_00: When you're ready, reach out and say my number.
- 2:30SPEAKER_00: You never know when you're going to need it.
- 2:31SPEAKER_00: I'll see you at the next one.
- 2:32SPEAKER_00: Take care.
