- 0:06Now he's done 140 transactions and 100 million in volume in Denver,
- 0:11and he'll tell you the engineer brain is the reason.
- 0:15In this episode, you'll learn how he funds his own seller renovations
- 0:20so they profit like investors.
- 0:22The AI stack running his lead follow-up and the ChatGPT question that
- 0:28he had lenders blowing up his phone the next day.
- 0:31If you want the system side of this for your own real estate business,
- 0:35head over to RealDealCrew.com.
- 0:38Let's get started.
- 0:42Juan Munoz joins me here today.
- 0:44You can follow him at on Instagram.
- 0:48Look for Juan Munoz at real estate Ron at Ron Mun Munio
- 0:52Yeah, yeah, at Juan Munoz real estate.
- 0:54Why don't you just say it Juan?
- 0:56I'm I'm struggling here for some silly reason.
- 0:56Yeah.
- 0:59At Juan Munoz Real Estate. So J U A N and then U N O Z Real Estate.
- 1:06And I'll have that as clickable link in the show notes.
- 1:09But really appreciate your time here today,
- 1:11Juan.
- 1:12Yes, thanks for having me.
- 1:13So we're gonna have to start with your origin story,
- 1:16how you found your way into real estate,
- 1:18because you got an interesting one because if I unless I have the wrong notes,
- 1:23you went from NASA to real estate?
- 1:26Like that's gotta be a pretty big stretch.
- 1:28Yeah. Yeah, I guess ten
- 1:29What or or is that just another moonshot?
- 1:33no, so you know, technically it was from put a company called Sierra Space.
- 1:37But yes, most of my career was at NASA working on the NASA International Space
- 1:41Station.
- 1:42You know, three and a half years Boeing Seattle,
- 1:44saving a saving Dreamliner, six and a half years NASA's International Space Station,
- 1:48and about a year and a half Sierra Nevada Corporation,
- 1:52some top top secret clearance was Air Force stuff,
- 1:54and then Sierra Space on a Dream Chaser,
- 1:57which is like a mini space shuttle.
- 1:59So yeah. But from there, technically,
- 2:01I still think like an engineer,
- 2:02right? Very logical. technically it was from Sierra Space to that.
- 2:05But yes, most of my career was NASA,
- 2:07so
- 2:07So and so how did you find your way into real you know,
- 2:12you're you're a realtor now, right?
- 2:13Like what what made you to make the
- 2:14Yeah, I'm a realtor now.
- 2:16this is a hard pivot.
- 2:18Now it is, it's had no family members in real estate.
- 2:22You know, of course you've heard of maybe a real estate agent,
- 2:24you know, but n it was never in my realm,
- 2:27I guess you could say. And I guess the way I found out about I guess real estate,
- 2:31it was more the investor side of things.
- 2:33And you know, I
- 2:35you know, of course grateful for the opportunity,
- 2:37you know, this really started when I was working at NASA and I was actually
- 2:41did some financial advising on the side and some you know,
- 2:44some other MLM called Kayani and I was just this is not,
- 2:48you know, f necessarily for me.
- 2:49It was fun, but like not a long term thing.
- 2:51Anyway, long story short, I did some like,
- 2:53you know, self-development, self-discovery,
- 2:56you know, and you know, whether it's the Zig Ziggler,
- 2:59Jim Rohn, you know, Tony Robbins out there
- 3:02the w what I found was the common denominator was of these successful people.
- 3:07You of course define success wealth the way you like,
- 3:10but the common denominator was real estate.
- 3:12They had a real estate portfolio.
- 3:14Whether it was big or small, they had real estate.
- 3:17And so like, I need to look into that.
- 3:18And then what can I do while I'm doing my engineering,
- 3:21you know, on the side. So th maybe some fixing flips,
- 3:24some wholesaling, you know and I went down the bigger pockets dot com rabbit hole.
- 3:29And I was obsessed with that and that's what it started.
- 3:33And then I did my own fix and flip and flips and then I thought,
- 3:37let me get my license to sell my own fix and flips.
- 3:39I can understand that part. And then things just started snowballing,
- 3:43snowballing, snowballing, and I was like,
- 3:45I can't do this anymore, I can't handle both.
- 3:47you know, much to the opposing of what my wife said,
- 3:50you know, a couple of times, like,
- 3:51Hey, you can do both, it's fine,
- 3:53I'll take care of this and all that.
- 3:54It got to be too much and I was like,
- 3:55you know what? I'm gonna go full time.
- 3:57Also there was little incident at work that also made me leg just make
- 4:01the jump as well, so
- 4:02Well, it it's that's really interesting that you went you know,
- 4:06f could you maybe tie things together there a little bit?
- 4:09Like what are some of the lessons that you learned in your engineering,
- 4:14NASA, the space station that you've brought forward and and apply it
- 4:19to your real estate business?
- 4:22Yeah, I mean of course I still f think like an engineer,
- 4:26so I I like to reverse engineer things,
- 4:29right? Start from the end result,
- 4:30work your way back. And very still very analytical,
- 4:33a lot of data, I still use trans data,
- 4:36automation technology, you know,
- 4:38all the things still. that's really helped me in the course and
- 4:42you know, what I say to people,
- 4:44my your I wasn't your stereotypical engineer and what I mean by that
- 4:48is that of course a lot of engineers are really smart.
- 4:51But let's just say they're not the most extrovert or,
- 4:54you know, most communicative. They're kinda,
- 4:56you to themselves for the most part.
- 4:57I was super of course extrovert and everything.
- 4:59but so I had the natural people communication sales side
- 5:04But also, you know, the analytical data,
- 5:06you know, everything else side,
- 5:08right? It kinda combine it into one.
- 5:09but that really helps me, really break things down,
- 5:11really listen to the clients and their situations and have all the tools
- 5:16and assess everything from all angles,
- 5:18you know. And that's still the engineer brain in me.
- 5:22Mm-hmm. It's is we'll have to get into that later l later half of show regarding
- 5:27AI and automation and how you're leveraging some of these tools today.
- 5:29Yeah. Yep. Yep.
- 5:31Because I don't know if you've
- 5:33looked into it because that's what I provide for real estate investors.
- 5:36but you've done over a hundred and forty transactions,
- 5:42a hundred million dollars in volume in the Denver Metro.
- 5:45What was the hardest stretch on the way to those numbers?
- 5:48I guess the hardest stretch was
- 5:51when I was really starting to get burnt out before I went full time.
- 5:54Once I went full time, you know,
- 5:57I kind of streamlined more things and was able to con do more of the things
- 6:02and took control of a lot. But then I found myself like doing all that
- 6:06and feeling like, man, this is too much.
- 6:08You know? And so then I got like a assistant and then I got a transaction
- 6:13or and then I got a transaction coordinator.
- 6:16And then I had got some people on my team I'm a team leader.
- 6:20and I gotta mentor them but also leverage them,
- 6:22you know, and include them on deals or pay them for showings or their coalist agents
- 6:27or what have you just to delegate more.
- 6:30I've tried to get I've gotten better at that because I'm a control freak in a way.
- 6:33Because my mindset is no one can do it better than me and it has to
- 6:38be perfect for better or worse,
- 6:40you know, but I've gotten better to trust them,
- 6:42of course teach them and everything and it's it's been working out,
- 6:45you know, because I have a ten year old daughter and a five year old boy
- 6:48And so I still, you know, want to be present,
- 6:50be a good dad, be a good husband and but still continue to thrive
- 6:53and serve my clients at the highest level.
- 6:55So you've kind you're kind of bridging the gap there between being a realtor,
- 6:59there's on market opportunities,
- 7:02off market opportunities. Where does your business actually sit between
- 7:07all of all of the options there compared to like what we'd perceive
- 7:11as a traditional realtor and the investor deal flow side of things?
- 7:18Yeah, of course I've come across like some off market things and you know
- 7:23situational that might fit an investor.
- 7:25However, a lot of times since I was an investor,
- 7:28and I guess technically I still am if I find something with enough margins
- 7:31and it makes sense, I actually enable my clients to be their own investor.
- 7:34I actually fund the project for them and coordinate the contractors and everything.
- 7:39And it's a win win win. I call it I call it the list assist program where basically
- 7:44I fund it and then so they get net more money of course when we fix it up,
- 7:49my contractor gets work and I,
- 7:50you know, get more because it
- 7:52I can sell it at a higher purchase price and it's of course based
- 7:54off percentage so all our interests are aligned.
- 7:56But also you know, of course the traditional side.
- 7:59People some people don't want to deal with that.
- 8:00I mean some people don't want to deal with and do the cash offer.
- 8:03Some people want like a hybrid where they do very minimal cleanup and
- 8:06you know list as is ish and then the list assist.
- 8:10And so I give people all all those three options and it kinda just case
- 8:14by case basis. So but a lot of my deals and everything's just come from other
- 8:18relationships I've built.
- 8:19Mm-hmm.
- 8:20My neighborhood, my clients, repeat clients,
- 8:24referrals from my clients, just people that I used to work with
- 8:27in the engineering world and then l you know,
- 8:30some AI stuff but that where they find me and my hundred and forty Google reviews
- 8:35or what have you, or it's word of mouth.
- 8:38And she overheard some other people talking about helping someone else find
- 8:43a home or something. She was you should call this guy Juan Moon,
- 8:46I saw online, he used to be a NASA engineer and she overheard that.
- 8:49You know? And she actually called me and long story short,
- 8:52about six weeks ago we sold her house and she was happy and all that.
- 8:55But it's just funny how some people find me,
- 8:58you know.
- 8:59It's funny that you you said that no one can do it better and you have that that
- 9:03mindset. it I think every entrepreneur,
- 9:06solopreneur has that as a I I'm gonna call it a limitation.
- 9:11Like what did you do to kind of work through that and start to feel comfortable
- 9:17to delegate and and add those
- 9:19Yeah.
- 9:19team members to your to your
- 9:21I would say once you I felt really like overwhelmed a at times.
- 9:25Like I d really need to delegate this,
- 9:27right? And then just listening to I still listen to like self development,
- 9:31right? And
- 9:33things and like one of the one of the I forgot his name,
- 9:35I I know his face, but w one of his big things is like if
- 9:39you refer reverse engineered your dollar per hour that you actually could make,
- 9:44right? and you can ha pay someone thirty percent of that or less,
- 9:47I think I forgot the exact number,
- 9:49but somewhere around there, then get that done because that'll make you produce,
- 9:52you know, more because you're gonna get it on the things that you don't need
- 9:56to do there. It's taking time away.
- 9:57Right? And what are the
- 9:59Top 20% things that you know that are making you 80% or more of your money.
- 10:04Well focus on those top 20% and if you can down to 10%,
- 10:07right? But at least 20%. the 80-20% of course per principal.
- 10:11So just with that over time and then like you know,
- 10:13trusting the people that I work with and like really mentoring them,
- 10:18leaning into them to where they you know,
- 10:20some some people let's just say it didn't work out and that's fine because
- 10:23I really have a high standard.
- 10:25I'm not mean by any means, but like
- 10:27I really have a high standard,
- 10:28you gotta stick to it, right? Because it's a reflection of not only themselves
- 10:31but me and my business when I try to,
- 10:33you know, help them out delegate and they're in front of my clients,
- 10:36right? So
- 10:36Well it's probably one of those things that your engineering background kind
- 10:40of comes through a little bit.
- 10:42I I would imagine, especially dealing with the things you did in NASA,
- 10:47some of those decisions and and details can make or break an operation.
- 10:53There might even be lives on the line.
- 10:55So there's there's things
- 10:56Yeah.
- 10:57that the level of detail that you have to follow,
- 11:00and it probably comes through in your real estate investing.
- 11:05Yeah, I also did my P and P certification when I was engineer.
- 11:08The project managerable professional certificate.
- 11:10And of course, like one of the slogans at NASA is failure is not an option,
- 11:14right? And so for me, like when you have people's lives,
- 11:18the missions, the the redundancies,
- 11:20you have to make sure you check out and vet and everything.
- 11:23it's one of those things, yeah,
- 11:25it's not a life or death for someone in their house because just more
- 11:28of a financial hit, but it can make a bigger impact on the fan one on one.
- 11:33Like that was one of the things too that I wanted me to transition
- 11:36to real estate, right? Because yes,
- 11:37I was working on a cool, you know,
- 11:39project and everything, but I was building someone else's,
- 11:41you know, empire, I guess you could say.
- 11:43and I wasn't building something for myself.
- 11:45And then I would, you know, get my raise anywhere from whatever,
- 11:483% to 8% per year, just to keep you around,
- 11:50no matter how how many, how hard or great I think I did,
- 11:53it was always within that realm.
- 11:55Well with real estate, you know,
- 11:56what you put input you get is with the output you get.
- 11:59So I love that.
- 12:00Well, give us a little snapshot of the Denver market right now.
- 12:03Like w what are some of the things that an investors might underestimate
- 12:09or ha might get wrong?
- 12:10Not so with the investors I would say there's there is some opportunity here
- 12:14and there, right, where there's
- 12:16As you may know, like a lot of people are are doing more and more short sales
- 12:19are coming forth, you know, and pre foreclosures and all that.
- 12:23And I know I think the administration had something with the FHA mortgage rules
- 12:27and changing stipulations on that.
- 12:28I scanned that so I can't give you the detailed detail on that.
- 12:31But that's gonna affect some people on that on that end.
- 12:34and of course, you know, with everything going on over there with the
- 12:37oil and Iran and everything, the straight
- 12:40A lot of uncertainty, right? So people are kind of hesitant.
- 12:44We're at what what six point seven something right now?
- 12:47I think sometime this week actually was a all-time high in 11 months.
- 12:51So that doesn't help things at all either,
- 12:54right? but for from the investor side of things,
- 12:56yeah, there's some opportunity in Colorado still have you know some investor friends
- 13:01that are of course are still doing a lot of deals in Colorado and they're
- 13:04a little bit being a little bit more cautious,
- 13:06right?
- 13:07the trends of the prices are going down a little bit.
- 13:09except for some neighborhoods.
- 13:11They are still, you know, on fire and multiple offers in here here and there.
- 13:15but, you know, yet yes to be a little more cautious,
- 13:17I will say. So
- 13:19Yeah, I I would imagine that you know,
- 13:20I I don't wouldn't have any i direct insight into Denver itself,
- 13:24but y there's this there is some perception and you have like military bases
- 13:30in that in in in and around that area too.
- 13:33Yeah, Lowry is more East Denver.
- 13:35and then of course Colorado Springs,
- 13:37the big base over there. and and and also from the best side of things,
- 13:41they're getting a little bit more r you know,
- 13:43s stricter or or more strict for landlords,
- 13:47right? They're giving renters a little bit more rights and everything.
- 13:49So you know, some of the investors that have like the burr or the rental,
- 13:53you know, method, are not liking that so much,
- 13:55I will say.
- 13:57So what what's your core business?
- 13:58I think I saw that you operate under a couple brands,
- 14:02right? Now properties and homes in Denver now.
- 14:06Are do they are they similar or or how do they
- 14:07Yeah, so so for me yeah,
- 14:12so for for me I used to have we used to r run my own team.
- 14:15I called it now properties, you know,
- 14:17like why not now? Let's do this now,
- 14:19you know, it was the whole thing.
- 14:21But now I've aligned myself with you know
- 14:24course one of the biggest brokerages in the world,
- 14:26EXP Realty. And then also now like within about a night ninety person team called
- 14:31the Apollo group and I'm a team leader on there and they you know there's about
- 14:35ninety of them and we're the number one team by far for large team for
- 14:39EXP and the number f we're number five of the nation,
- 14:43you know, within EXP on there.
- 14:44So that's a huge, you know, advantage and you know there are a lot
- 14:49of great people on that team and
- 14:51I love the culture, but not only that,
- 14:53there's so many producers on there on a lot of times with other teams or brokerages,
- 14:57a lot of people don't even do any deals.
- 14:58So it's great like bounce ideas and see what's going on in the market
- 15:03and kind of really keep up to date on things.
- 15:06What what's your ideal client at this point then?
- 15:08Is is it investors? Is it first time home buyers?
- 15:11Move up sellers? Like what does that look like?
- 15:14I you know, I will say like I d of course I do residential,
- 15:17but I w a lot of my clients are listings,
- 15:20homes for sale and the and then and then another like one third I guess would
- 15:25be the buyers. And then investors,
- 15:27I just list it for my clients typically and then the investors come and do,
- 15:31you know,
- 15:32bit it out. I don't work direct I used to work when I first went into real estate
- 15:35with investors and of course do like you know CMAs and on a bunch of just offers
- 15:40on a volume site basis, you know.
- 15:42So I got really good at that. And then of course when I worked with
- 15:45a second investor, would I did the same thing,
- 15:48a lot of offers out there and looked at properties in person for him
- 15:50and then I would list them on the back end,
- 15:52you know, and just volume. You know,
- 15:55he's doing, I don't know, probably like a hundred flips a year here in Colorado,
- 15:59you know.
- 16:00him and then the other one I think moved out of state.
- 16:03but yeah, to answer your question,
- 16:04it's more residential, resale and more listings.
- 16:07But the ideal one would be people who
- 16:10know that they have to get do the listing preparation to make it move
- 16:13in ready and realistic about pricing.
- 16:15Not don't not think that they can list the same price as twenty twenty one,
- 16:19right? When interest rates were thirty percent or lower.
- 16:22I guess and someone that actually listens to my recommendations 'cause
- 16:24I know what you should do in this market to actually sell,
- 16:27right? That's my ideal client,
- 16:29right? So
- 16:30Yeah, it it's it's probably hard to have some of those conversations.
- 16:33I it seems like ~
- 16:35Yeah.
- 16:35expectations in in any market right now,
- 16:38expectations are a little out of whack with reality.
- 16:41Yeah, yeah, I will say that, you know.
- 16:43And some people get, you know,
- 16:45emotional about things, some people just,
- 16:47you know, don't want to understand.
- 16:48And there's there's actually times where I've turned away people,
- 16:51you know, it's like, hey, no matter yes,
- 16:54you know, I'm the best of what I do in my belief and I do this marketing strategy,
- 16:58da da da da far and far far and beyond what other agents would do and
- 17:01I go through the whole spiel. But I like but even I can't do any of this
- 17:05if you're not realistic about pricing,
- 17:07you know.
- 17:08yeah, but we had this, we had yeah,
- 17:09so does this one, this other one.
- 17:10Y you're just because you had this couple of things more it doesn't make your house
- 17:13fifty thousand dollars more, you know?
- 17:15So
- 17:17To remind everybody, we're talking to Juan Munoz,
- 17:19and you can follow him on Instagram.
- 17:21I'm gonna have that as a direct root link in the show notes.
- 17:24But look for Juan Munoz Real Estate.
- 17:27and if you found some value in what we're chatting about for so far,
- 17:31do us a favor, share this with one of your friends if you're watching us on YouTube.
- 17:34Give us a like and subscribe. So,
- 17:38Juan, let's let's dive into this because I'd be curious with your engineering
- 17:41background.
- 17:43What does your actual leading take system look like now?
- 17:46Like or d what levels of automation or AI have you implemented to kind
- 17:52of streamline things?
- 17:54Yeah, I mean I of course I'd like face meta ads.
- 17:57y and I do Google ads and I do short firm versus long form intake forms
- 18:03and then I th all zapier over to follow up boss,
- 18:05C R I and then you got the AI voice,
- 18:07the AI text and they have these different smart plans and everything.
- 18:11And of course the engagement alerts me via text and email,
- 18:14you know, all that yeah I do. But also then a lot of chat G P T
- 18:18for the certain things and strategies and I use it every day,
- 18:22you know, to be honest. And then I've been recently
- 18:24using Claude co-work, you know,
- 18:27to do certain things, set it up,
- 18:28do this, and it's just crazy to see it just churning away.
- 18:31You know, of course I still check it.
- 18:32I was sitting down with a title rep yesterday and just going through some Google
- 18:37ads. Okay, I want to do a seller campaign,
- 18:38do this, that this is what I want,
- 18:39and it was just churning away.
- 18:40Alright, now mimic that same one,
- 18:42do a buyer campaign, you know,
- 18:44and and but change it but this way this is the tone I want,
- 18:47this is that, boom boom boom, right?
- 18:49It was just it's crazy how it does it.
- 18:52And you you
- 18:52You you hear about it and you do some of it,
- 18:54but there's so much more you can do with that that people don't even know it's
- 18:57capable of. A little scary, but it's pretty awesome at the same time.
- 19:00Yeah. It's it is kind of
- 19:03it's it is kind of crazy. Even though I'm working on the working in this every
- 19:06day all the time, I'm still mesmerized as to what can be done.
- 19:12But you know, I in in the real estate I I'm gonna say I'm gonna pick
- 19:17on realtors a little bit. The real estate
- 19:18Yeah.
- 19:19industry for the most part is is seems to be slow to adopt any any kind
- 19:24of new technology. Have you been seeing that in your world or
- 19:28Or is this something that's kind of
- 19:29~
- 19:30garnered attention quicker than most?
- 19:33A little bit. There's some lotta people who do use it that I know.
- 19:37and then a lot of the title reps that I know are really pushing it as a value add.
- 19:41you know, doing classes all the time and everything.
- 19:43So they're I think they're getting on it.
- 19:44But of course a lot of agents are lazy,
- 19:46you know? And like and don't keep up with stuff.
- 19:49They do what they know what to do,
- 19:51you know, and it's w always work.
- 19:52For me, like, I'm still obsessed with like all the podcasts and,
- 19:57you know, Amazon Audible Books and I still go to a lot of c classroom things
- 20:02and I like today I'm going from one to five and they're doing one class
- 20:05on advanced AI, you know, and Claude and everything.
- 20:09and
- 20:09And then I'm going to the Tom Ferry Success Summit next week in Anaheim,
- 20:12August 3rd or the 5th. You know,
- 20:14so for me it I feel like you should always try to improve yourself and get better.
- 20:19For me it's not about, you know,
- 20:21all these accolades, top one percent in Colorado,
- 20:23top one per five percent in the nation,
- 20:25dah dah da. It's about getting better and still refining your skills,
- 20:28having that competitive edge against your competition and all that,
- 20:31but still be collaborative with other agents and everything because
- 20:34you never know when you're you know in a deal with them and how you made them feel,
- 20:38how you
- 20:38know, I could h help you make the deal or or break the deal,
- 20:41right? So yeah.
- 20:44It's it's it's one of the things that I I talk about quite often.
- 20:48It's like the the biggest leveling of the playing field we've seen in
- 20:52a very long time. And a lot of these tools that you're even talking about
- 20:57are things that would have been reserved for some of the big dogs or
- 21:02big players or somebody with a lot of capital to to implement some
- 21:08of this stuff before
- 21:10A twenty dollar a month subscription,
- 21:12I I struggle to think of anything that can provide a a bigger return right now.
- 21:17Yeah.
- 21:18Yeah, I mean I use all the tools,
- 21:20right? Whether it's cap cut with video editing,
- 21:22overlays, voiceovers to Gemini to,
- 21:25you know, gamma for presentations,
- 21:27like all the things, right? There's so many so much stuff out there.
- 21:30Then my my assistant, he's really good at implementing a lot of the things
- 21:34and doing all the edits for me and everything,
- 21:36the blogging, the AEO, SE SEO keyboard,
- 21:40all the stuff. You know, because I was doing it for a good while myself
- 21:44and then I was like then I paid a company and then I
- 21:46You know what, I need to teach this person,
- 21:48he knows a little bit, let's get him through this training that I did to
- 21:50get him to refined and now he's up to you know date.
- 21:53It's just always it's always gonna build,
- 21:55it's always gonna improve, it's always gonna and you gotta stay on top of it,
- 21:58you know. You don't have to, but if you really wanna be on the leading edge
- 22:02of things, then yes you do.
- 22:03Is there anything that you've seen,
- 22:05maybe even in marketing, like from your fellow realtors that just kinda makes your
- 22:09eyes roll though because they've just climbed on the the the next AI trend
- 22:16or or something that just like you just want to stop?
- 22:19Well, when
- 22:19they when they when they do the very basic stuff and you can tell that they just
- 22:24try to do it in the very but you gotta get really good at prompts.
- 22:27You know, prompts, you know, if you real basic,
- 22:29it'll kind of show and you know,
- 22:31that it usually's lazy about the prompts and didn't really put into like
- 22:34I customized all my things, I put my you know,
- 22:36like Chat GPT knows me better than myself,
- 22:38I guess. You know, and it's kinda scary and then I put things that my wife asked
- 22:42me into Chat GPT and she'd won.
- 22:45Don't put that into chat. Like I'm telling you,
- 22:47just let me do it. And then I mean that was actually pretty good.
- 22:50Like, but don't put that in chat.
- 22:51I want a real answer from you.
- 22:53So it's just crazy like how accurate and get in it gets to know you.
- 22:56And of course you put all your things that all your personalizations
- 22:59and settings and all that, right?
- 23:00but you know
- 23:02How how far have you gone? Like what have you allowed it to connect to in your
- 23:06well a lot of like different things that I use,
- 23:09right? Whether L S or, you know,
- 23:11my socials or what have you, just get access to it,
- 23:14you know. so that it can pull from what I actually use,
- 23:17you know, ev almost every day,
- 23:19you know.
- 23:20And so yes, you know, some people say,
- 23:22you shouldn't give that much access and all this,
- 23:24you never know and all that, you know.
- 23:26And it was crazy, like actually like I was just,
- 23:28you know, d I like I like to dream here and there.
- 23:32I'm more of a realistic type person,
- 23:33right? Realist, but I saw this,
- 23:35let's just say, really expensive home and I was like chat to re teeth,
- 23:39like, hey if I were to do this,
- 23:41how much would this be? And then this and the just and then if it what's
- 23:43the HOA there, what's the the you know,
- 23:45whatever? And it was like ps crazy.
- 23:47Like 16,000 a month or something,
- 23:49you know, with everything included and all that.
- 23:51I was like, Yep, nope, they can't afford that,
- 23:53you know. but I put in Chat GPT just to say,
- 23:56how much would it be? Not that I want to get a loan,
- 23:58that I want to prepare none of that.
- 23:59But the next day, it got blown up,
- 24:02you know, with all these loan calls,
- 24:04all the man, now chat's selling
- 24:06input which is not cool in my opinion,
- 24:09you know. But you knew that was gonna end up happening,
- 24:11right? Where they sell your information ads for different things like that.
- 24:15So
- 24:17Yeah, it well it's it is pretty crazy.
- 24:20Like you you're right. I I think there's in fact we're even seeing marketplaces
- 24:24now just for good prompts. You know,
- 24:27you can people are are actually selling it as like a commodity.
- 24:32And it is kind of interesting
- 24:34Yeah.
- 24:34that you're right. there are a number of people that I've worked with
- 24:39or or have talked to and they give very,
- 24:43very little direction.
- 24:44And they expect the world as if,
- 24:46you know, have you seen anybody s submit the prompt how do I run
- 24:52my real estate business? And they expect it to get a clear,
- 24:56complete answer. that's where hallucinations
- 25:00Yeah.
- 25:01come into play. There's just not enough context and it's trying to f make things
- 25:04Yeah.
- 25:05up.
- 25:06Yeah, I tell like I tell my teammates like try to you know,
- 25:09ask me a question of hey, did you put in chat?
- 25:11What did chat say to you first?
- 25:13You know, just to get into practice and they have been.
- 25:15They've been good about that, you know.
- 25:17And I was like, Well, say do prompt it this way,
- 25:19put this factor in there before they put the output,
- 25:21do this and that, see what it says.
- 25:23But also this is what I said before you said Chepshi,
- 25:26da da da this is my experience,
- 25:27da da da you know, but you know,
- 25:29like you said, it's the prompting,
- 25:31the personaliz personalization,
- 25:34the custom, like that's all a big factor and you get better as the time goes
- 25:38to how to prompt it better, you know.
- 25:40So or you can even ask it.
- 25:41Right? Ask me the questions to know this and that,
- 25:44right? And it helps you do that.
- 25:45So that's pretty cool too.
- 25:46Yeah. What what other tool can you use that you can just simply ask it
- 25:52how do I use you kind of a kind of a scenario?
- 25:55Or or have
- 25:57Right, yeah.
- 25:57it drill you with a number of questions so that it can get the context
- 26:02it needs in order to get whatever tasks done.
- 26:05And one of the things that I end up using it for a lot is that I don't think I've
- 26:09been able to concern consume and learn things quicker than I do right now.
- 26:14Like to what what a great way in which to to get something up to speed
- 26:20as quick as as I can now is is pretty crazy.
- 26:25Yep. I put that too. Like I wanna learn about X and I wanna do it
- 26:28in the most efficient amount of time.
- 26:29I wanna do it to where I have two different sources of learning.
- 26:32One when I'm in the gym or in my car audio,
- 26:36but ones that you label that I need to actually be in front of my,
- 26:39you know, computer to actually re be able to read,
- 26:41it's not just audio and I need to you know,
- 26:44have a better retention of it,
- 26:45take notes on it and everything.
- 26:47And so I get it to categorize that too,
- 26:48you know, so
- 26:49Well why this has just been a great conversation.
- 26:52before we start closing things out here,
- 26:54is there anything else we should have hit on that we might have missed so far?
- 26:57No, I mean, from the real estate investor AI stuff,
- 27:00you know. And I guess I'm on my fun time.
- 27:03C concerts, I'm going one tonight,
- 27:05happy hours, sporting events, dance party with my
- 27:07Yeah. Well concert. We gotta know wha what
- 27:10show are you going to tonight?
- 27:12Well, it's I'm into E D you know,
- 27:14even though I'm not, you know,
- 27:16y young, I guess anymore.
- 27:18There's lot of people actually in Colorado,
- 27:20there's all ages, so that's awesome.
- 27:22But it's Mal P is that's his name.
- 27:25And A C D C was here two days ago.
- 27:27A lot of my friends went to that.
- 27:29And like I have little dance parties with my daughter.
- 27:32She likes to dance in sasa, merenga,
- 27:33bachata, cumbia with me. She likes it.
- 27:35And then my son, he's more into the AC D C you know,
- 27:39and Aerosmith and all that. And then we have jam sessions where I put
- 27:43my speaker out in our front patio and then other kids from the neighborhood
- 27:45are you know.
- 27:46hear it, they come and they rock out,
- 27:47you know. And so it's just fun,
- 27:49you know, things like that. we're going to the Palisades tomorrow where it's
- 27:52p picking peaches, you know. So just things like that,
- 27:55that I that I love to do with the family.
- 27:58Very family oriented, community oriented,
- 28:00you know, so
- 28:02This is such a interesting age because I find it v interesting.
- 28:06My my kids, especially my son,
- 28:08he he likes the classic Roxist stuff too.
- 28:11And it's not like I listened to a
- 28:12Mm-hmm.
- 28:13lot of that one he him growing up,
- 28:15you know. It's it's
- 28:17Right.
- 28:17like the kids don't have that you know,
- 28:20we we used to listen to the radio.
- 28:22It everything that we liked and everything that I I I grew
- 28:24Right. ~
- 28:26to listen to was spoon fed to us.
- 28:30Like that's what was available.
- 28:31Now they can explore
- 28:32Yeah.
- 28:33any direction that interests them and they have like a whole different
- 28:38asp viewpo of whatever rabbit hole they they want to go down when it comes
- 28:43to any kind of really any inner team.
- 28:45Yep. And I think a l like my son is more influenced by his friends at the Y C A's,
- 28:49you know, camps and things like that.
- 28:50And the and the teachers w you know,
- 28:52listen to her certain throughout the whole day.
- 28:54Right? And the front door neighbor loves the the classroom rock.
- 28:56So that's and then my daughter is more like,
- 28:59you know, like the Katy Perry's and,
- 29:01you know, Taylor Swift and all that,
- 29:02you know. But then she listens to me when I you know,
- 29:04when we go to my parents' house and the Satsamanga Bachata stuff,
- 29:07you know. So she's well rounded from that end,
- 29:10so anyway.
- 29:11Yeah, that's cool.
- 29:13Well, it's that's probably the memory she's gonna h hold on to her hold
- 29:17on to for the all of her life is the time she got to dance salsa with her dad.
- 29:21Yeah.
- 29:23And she was real impressed. I said I'm doing Dancing with the Stars,
- 29:25Denver Metro Association of Realtors edition,
- 29:28not the national T V one. She thought it was national.
- 29:29Right.
- 29:30No, no, not the national. just like the Denver which is still like a you know,
- 29:34cool thing, you know, for Colorado or me being dancing with the stars there.
- 29:38but, you know, it's one of those things kinda let loose and it's fun,
- 29:41you know, so
- 29:43Sure. Well Juan, if you're ready,
- 29:45we'll dive into the rapid fire and close out this episode.
- 29:48But before we do, just remind everybody again,
- 29:51you can follow Juan on Instagram.
- 29:53Head over to Juan Munios Real Estate.
- 29:56That's going to be a clickable link in the show notes.
- 29:59But if you're ready, Juan, we'll close out the show with the rapid fire.
- 30:03Alright, let's do it.
- 30:04What lie do real estate investors often tell themselves?
- 30:08What lie do real estate investors often tell themselves?
- 30:11The house is only worth this much and I I can only pay this much?
- 30:15I don't know, that's my opinion.
- 30:17If you if you could go back in time and give your
- 30:18Go ahead.
- 30:20younger self a piece of advice,
- 30:22what would it be?
- 30:22I would say get into real estate sooner or learn about it sooner and invest
- 30:26in it sooner, rather than later.
- 30:28Looking at your current business and when you're trying to scale,
- 30:31what was your first hire and what was your most recent hire?
- 30:35I guess first hire was transaction coordinator.
- 30:38I guess most recent hire was a more expensive interaction
- 30:43cra transaction coordinator and the listing input side of the thing,
- 30:47which is the additional service of that.
- 30:49Would you have made any changes to those decisions?
- 30:51I would have not because that has really helped streamline me and
- 30:57not worry about the the small stuff.
- 30:58So
- 30:59And finally, what single tool or process have you implemented that
- 31:02has had the biggest time saving impact?
- 31:04AI Chat GPT slash Claude. More ChatGPT than I'm used to,
- 31:08but I'm getting more into Claude.
- 31:10And of course there's other little ones,
- 31:12you know, out there that I tamper with too,
- 31:14but those are the main two.
- 31:16Well Juan, this was fantastic.
- 31:17One more time. It is on Instagram.
- 31:20Look for Juan Munoz Real Estate.
- 31:22But really appreciate your time.
- 31:25This was great. Hope you'll consider coming back again.
- 31:27That was great to meet ya.
- 31:29Yeah, thanks for having on having me on on this beautiful Friday morning
- 31:33or now it's afternoon almost, but yeah.
