- 0:00Welcome to the House Planet Mortgage podcast.
- 0:02This series about holiday let mortgages is brought to you by
- 0:05House Planet and House and Holiday Home Mortgages.
- 0:08On today's show, we'll outline our new collaboration with
- 0:11Triple H Mortgages and discuss 5 common mistakes that investors
- 0:16make when applying for a holiday let product.
- 0:24Ben, thank you for joining us on the host Planet Mortgage
- 0:26podcast. First of all, I'm really excited
- 0:29about the new strategic partnership between House Planet
- 0:32and House and Holiday Home Mortgages.
- 0:34So let's start by talking a little bit more about Triple H
- 0:38mortgages. Tell us about your unique
- 0:40selling points. Yeah, Hi, James.
- 0:42Thanks again for bringing me back.
- 0:44It's it's also a pleasure to be on the on the podcast.
- 0:46And yeah, the strategic partnership's an exciting
- 0:49venture. So HHH mortgages have been, have
- 0:53been soft operational for the last 10 years, I believe now
- 0:57family LED business with Mark Stallard and Joe Stallard who
- 1:01directors and, and, and yeah, what they did is they obviously
- 1:0710 years ago when the holiday let market, mortgage market was
- 1:10somewhat of a new concept. They they saw the opportunity to
- 1:13kind of really focus in and identify and work with the
- 1:16lenders, you know, that and understand their sort of their
- 1:20products and their concepts. And, you know, that's grown, you
- 1:24know, the last few years and, you know, bringing on new
- 1:26advisers like myself with kind of expanded the business and,
- 1:30you know, very much kept that kind of family business feel
- 1:34about things. You know, it's, it's, you know,
- 1:36it's all very personable and you know, you know, phone calls,
- 1:39emails, all you know, you're going to go straight through to
- 1:41us every time. It's not that kind of corporate
- 1:43feel and and yeah, and absolutely what we've primarily
- 1:48focused on is, is just establishing those relationships
- 1:52with the lenders that in this space we're finding, you know,
- 1:57that people have found that some mortgage brokers don't quite
- 2:00understand the area very well. And you know, just calling on
- 2:04our expertise, you know, we've got direct contacts with a lot
- 2:07of the lenders. You know, we get updates before
- 2:11they're announced, you know, with any changes criteria,
- 2:13affordability announcements, etcetera.
- 2:15So yeah, we've just kind of rubbed that wave of last few
- 2:18years. Excellent stuff.
- 2:20Yeah. So if you need a holiday let
- 2:22mortgage or any other type of mortgage, make sure you get in
- 2:24touch with Triple H Mortgages. We'll put all the details in the
- 2:28show notes, website address, phone number, e-mail and all
- 2:31that. So recently you mentioned Joe
- 2:34there. Joe sent A blog post that we
- 2:37published on our website and it was titled 5 Holiday Let
- 2:41Mortgage Mistakes to Avoid. So we're just going to run
- 2:44through this because we think it's really interesting and
- 2:47useful advice, advice for our audience.
- 2:49The first common mistake is ignoring location and market
- 2:55demand. So just talk to us about this,
- 2:57Ben. Yeah, no, good point.
- 2:59And Joe's kind of identified a key key area here, which is that
- 3:04demand for rental property, you know, to achieve boring the
- 3:08desired borrowing, we need to evidence that that property just
- 3:13generate a good income to get the point you need.
- 3:17So you could have a property which would be possibly in a
- 3:22city or, you know, close to good transport links, more kind of
- 3:29standard in in nature, which which could work.
- 3:32Maybe, you know, for, I don't know, people in transit or
- 3:35something along those lines. Taking those that property to a
- 3:38holiday like marketing agent, they may look at that different
- 3:41viewpoint and might say look well, the rental demand.
- 3:44Short term rental demand is pretty niche, pretty restricted
- 3:48and therefore they may give you an indication of figures which
- 3:51are not that strong. You know, with with with not
- 3:54getting strong with forecasted figures that then impacts any
- 3:58subsequent mortgage application then you may not get the
- 4:01borrowing that you do need. There are instances now where
- 4:07you can use top slicing for holiday let mortgage purposes.
- 4:12Now after our last podcast, I did mention that top slicing was
- 4:16general, well was not an option. And one of my lenders gave me a
- 4:20quick phone call last week and said, Ben, did you know we do
- 4:24top slicing on holiday like so, yeah, you know, there's always
- 4:28crisis area points that we've got to meet.
- 4:30And you know, if you do end up with a a property which isn't
- 4:33supported on affordability because of its location, let's
- 4:36say, then we could then potentially look at your
- 4:40personal situation and your personal income and earnings to
- 4:43help boost some borrowing potential.
- 4:46Yeah. So just to explain that most of
- 4:48the time the lenders are looking at what the holiday let is going
- 4:51to earn as income and that's what they'll assess in relation
- 4:55to how much they'll lend you and whether you can afford it.
- 4:57And there are some lenders out there with top slicing.
- 5:00Top slicing is basically where they'll consider your personal
- 5:03income as well, so that if they see a little bit of a shortfall
- 5:07in what that property can generate rate income wise, if
- 5:10you can then pay for that with your personal income that that
- 5:13basically will will cover the mortgage.
- 5:15Yeah, it's more common in on the buy to let products, holiday let
- 5:21stock products generally need to be stand alone self-sufficient
- 5:24based on that rental income. But as one of my lenders
- 5:27corrected me on this last week, you know there is that
- 5:29possibility. Yeah, so, yeah, so First things
- 5:32first then with the location and market demand, do your research
- 5:36and you know, talk to property management companies and they
- 5:39will give you a good steer of where the best locations are to
- 5:42to buy. So if you're thinking of a
- 5:44particular area, there's no harm in, in giving them a call and
- 5:47say, look, you know, I've got my eye on these properties.
- 5:49What do you think? Because the property management
- 5:51company will think, well, maybe they've got a chance of, of
- 5:53managing it in future. And I did this actually a few
- 5:56years ago. I was thinking of buying
- 5:57something on the East Coast and I talked to a, a letting a
- 6:01property management company there and I sent a load of links
- 6:04to different properties and she came back and said this is a
- 6:06good option, This is not so good.
- 6:08You know, I think a lot of them she'd actually managed before.
- 6:10So, so she knew, she knew the ones that were going to work.
- 6:14OK then. So the common mistake #2 is
- 6:16using the wrong type of mortgage.
- 6:18And we do hear of this, you know, quite anecdotally, people
- 6:21who've maybe got a residential mortgage and they end up letting
- 6:24it out for short term rentals or a buy to let mortgage.
- 6:27Why is this not a good idea then?
- 6:30Yeah, Well, this is a big no, no, no.
- 6:31I mean, it does happen. Don't get me wrong.
- 6:33I've come across many an instance and it's generally a
- 6:36case of, like you said, where a property was originally a
- 6:40residential and circumstances change and they didn't sell it
- 6:43this they've moved on and now it's become a buy to let or a
- 6:47holiday let and they've kept it on that kind of residential
- 6:51products or maybe it was a buy to let and now it's on a holiday
- 6:54let, kept it on that buy to let product.
- 6:58You know, ultimately you're in breach of TS and CS and lender
- 7:01can come down you on down and you're like a ton of bricks if
- 7:03they wanted to. So it's always prudent to be
- 7:07doing things correctly. You know, you don't want to end
- 7:09up sort of incurring any, any penalties at a later date.
- 7:13So with a holiday let short term let property, you know, it's key
- 7:17to identify that it's not a vital let property as far as
- 7:21mortgage lend is concerned. It's got its own niche space.
- 7:25You know, mortgage lenders have adapted over the last few years
- 7:28because more and more people were short term laying and these
- 7:30buy to let products just weren't suitable.
- 7:33So yeah, that's why they've created this this, this area
- 7:37here. If your circumstances do change,
- 7:39if, if you, if it was a residential property and then
- 7:42you want to turn it into a holiday, let you, you really,
- 7:45you should talk to your lender right and, and let them know
- 7:47what you're doing and, and you know, because often they'll,
- 7:50they'll try and help. They have to help you.
- 7:53Of course, if you, if you are a customer of, you know, of any
- 7:55mortgage lender, they will, you know, they will support you as
- 7:59far as they can and they'll give you time.
- 8:00You know, there'll never be any, you know, immediate pressure on
- 8:03you, but they may say this doesn't fit with our so lending
- 8:07policy. You know, they'll give you time
- 8:09to kind of look at your options elsewhere.
- 8:11You know, probably maybe point you to a broker so they can say,
- 8:13look, you know, there's other lenders out there that could fit
- 8:15in this space. We've, you know, we've done a
- 8:19few transfers of property which were, you know, on a residential
- 8:24basis. I've got a client actually this
- 8:26week who's, who's, who's, he's done exactly that.
- 8:28He had a residential mortgage, started to switch it to short
- 8:34term, but business is going really well and actually now
- 8:37he's thinking right, we need to kind of catch up and make sure
- 8:40we're on the right product. So yeah, this is a remortgage
- 8:43plan that's that's going ahead at the moment.
- 8:45And yeah, fantastic property up in the Lake District and you
- 8:49know, it's sort of, we're kind of getting already prepared to
- 8:52go to application posting. Yep, So Yep, speak, speak to the
- 8:55lender, speak to your brokers and and see what can be sorted
- 8:57out. Number three then overlooking
- 9:00legal and licensing requirements.
- 9:02And obviously we're seeing more regulations like the licensing
- 9:06situation up in Scotland. I think wherever you're buying,
- 9:10again, this goes back to doing your research and knowing kind
- 9:13of what you're going to have to meet from a regulation point of
- 9:15view depending on where you are. Yeah, it's an ever changing
- 9:18landscape as well. It's you know, Scotland's
- 9:24introduces its own licensing requirements and that's, you
- 9:27know, applications which need to go into the local authorities
- 9:29there. They can take time, it could
- 9:31cost money. London had its for many years,
- 9:37the restriction on 90 day uses for short term rental and let
- 9:42any of you wanted to extend beyond that again, planning
- 9:44permission required. So each, you know, areas across
- 9:48the UK are changing and adapting to holiday like second home sort
- 9:56of investors. There are, there are changes
- 9:59with council tax as well now. So we're seeing changes where in
- 10:03Wales, you know, you've got a 200% increase on council tax and
- 10:06business rates have gone. I think you know where England
- 10:09is now following the same course.
- 10:12I believe in certain. So you know, understanding where
- 10:16you're looking to buy property, understanding the local
- 10:19authorities restrictions and then licensing requirements is
- 10:24key. Yeah, with the with the council
- 10:28tax situation, some areas of the UK have doubled or even tripled
- 10:35council tax on second homes. And then one of the issues in
- 10:38Wales is that if you are running as a holiday, let, you need to
- 10:43be let out for a minimum of 182 days a year, which obviously is,
- 10:49is quite steep and much steeper than and England and I think
- 10:52Scotland as well. So this is a, a major challenge
- 10:55for people in Wales. So yeah, you, so you need to,
- 10:57you need to be really aware of, of what's happening in, in your,
- 11:00your different area where you're thinking of buying now #4 and,
- 11:04and I, I imagine this is a bugbear of mortgage brokers and
- 11:08lenders everywhere submitting incomplete documentation.
- 11:13Yeah, absolutely. This is our problem.
- 11:16Every single day. I think, you know, you're going
- 11:19to go into so to submit mortgage applications, to speak to
- 11:22brokers and you can progress in a timely manner.
- 11:26Be prepared to get everything out on the table, OK?
- 11:31You know, mortgage lenders have to kind of obviously do their
- 11:33due diligence and ID checks and all that kind of usual stuff,
- 11:35you know, in a compliant industry.
- 11:37So it's all part of that process.
- 11:39We've then got mortgage lenders as well who then will ask for
- 11:43that information plus all the other bits and pieces that they
- 11:45want to know about you. So it can feel a bit tiring.
- 11:50I would say even, you know, from my perspective, you've got going
- 11:53back and forth, go to bear with it.
- 11:56You know, there's a, there's a reason why it's there.
- 11:58There's a reason why we're doing it.
- 12:00If we don't do it on a in a timely manner, it kind of
- 12:02effects applications. Some lenders give you a
- 12:07deadline. If it's not, then when we're
- 12:09sort of one or two weeks, well, you ask your application and
- 12:12kind of pulled and you kind of have to start again.
- 12:14So a good broker will sit with you to give you a good
- 12:18indication from, you know, what to expect with holiday.
- 12:23Let's one of the key things that you do need to provide is that
- 12:26forecast letter. So you mentioned before the
- 12:28holiday let managing agents now you know, if you've got that
- 12:31property that you've to go with, we need to know their opinion on
- 12:36that property. We need to know what that rental
- 12:39return is going to be so it can take them.
- 12:42And I'm busy there. It could take one or two weeks
- 12:44to kind of come up with that, those figures.
- 12:45So getting all this information prepared and then when we're
- 12:50ready to go to application, we can just hand it out when it's
- 12:53requested. It's always a good place to be.
- 12:55Yeah, you need to be prepared, especially if you're
- 12:57self-employed, you've got limited company and your own
- 12:59personal tax returns like me. It means you get lots of
- 13:02requests for loads of different documents and yes, it is time
- 13:05consuming and quite frustrating, but that's that's the way it is.
- 13:09Always good to have the accountant's phone number to
- 13:11hand, I'd say. Yeah.
- 13:12Yes, isn't it just yeah, she's probably sick of hearing from
- 13:15me. OK then.
- 13:17So fifth one and not using a specialist holiday let mortgage
- 13:21broker and I think probably the the challenge here is that most
- 13:25High Street banks are not offering holiday let mortgages.
- 13:28This really is a niche area. So speak to the experts right
- 13:31then. Indeed, absolutely.
- 13:34I mean, if you're going direct to to your bank, your High
- 13:36Street, chances are you're they won't have a suitable products
- 13:41for you. But you're also very kind of
- 13:43narrow of scope obviously to try and find a solution as well that
- 13:46you know, there are hundreds of lenders out there and hundreds
- 13:50of products, thousands of products.
- 13:51So, you know, speaking to a broker that knows that sector,
- 13:56well, we'll stand you in good step.
- 13:58And I suppose it's a shameless plug for ourselves here, but you
- 14:02know, this is what we've done for many a year.
- 14:04And like I said at the start of the podcast, we've got those
- 14:07relationships with these lenders, which is I think is
- 14:10key. I think we know that the
- 14:12business development managers, which is basically our point of
- 14:15contacts, we know them on first name terms.
- 14:19We host and see them speak to them on a daily, weekly basis.
- 14:24To some degree. We're going to get inside
- 14:25information, you know, that can be kind of released on the on
- 14:30the quiet, I suppose, early doors.
- 14:32So that's where the good brokers who know this in well, this
- 14:36sector has got to stand out from the crowd.
- 14:40I mean, I've got, I know brokers obviously who focus more on the
- 14:43residential side of things. And and, you know, just
- 14:47coincidentally, I had a conversation this week with a
- 14:49broker I know very well and he he rang me up and goes, Ben,
- 14:53just remind me again how this holiday stuff works is obviously
- 14:56he's got, you know, the odd inquiry.
- 14:58So even a broker who is, you know, active and, you know,
- 15:02knows it the space well may not be quite up to speed on the
- 15:07holiday let side of things. So yeah, absolutely, you know
- 15:11this, I think this is again, a shameless book, but it's a good,
- 15:13good time to call HHH. Absolutely, yeah.
- 15:16And the number is 01453887179 or you can e-mail hello at
- 15:24triplehmortgages.com. And like we said at the start,
- 15:27we'll put all those links in the show notes so you can get
- 15:30straight through to Ben and the team.
- 15:33Ben, are there any decent products out there that we
- 15:36should know of? Where are rates looking at the
- 15:38moment? Yeah, I've done another kind of
- 15:41source this morning. Just have a look and it's
- 15:45interesting we're seeing some changes the you know normally
- 15:49the five year fixed products in relation to the you know was
- 15:52normally at a lower price, a lower rate in relation to the
- 15:55two year. We're starting to see those kind
- 15:57of get closer together now. So there's not much differential
- 16:01from a rate perspective. The discount products seem to be
- 16:06sourcing really well. So a lender will have their
- 16:09standard variable rate and they'll apply a discount to that
- 16:12for a two year period. Like I say, not suitable for
- 16:16everybody. And obviously, you know, taking
- 16:19the advice and looking at your situation and you know, giving
- 16:21that advice is, is fundamental really.
- 16:25But if you know if, if that scenario works for you and
- 16:29you're willing to accept that kind of variable element to
- 16:33taking on an interest rate, 2 year fixed products and two year
- 16:37discount products are now kind of in the late 4%.
- 16:40So I'd say at the moment. OK, well that's that's positive
- 16:44Fours. So fours are not bad.
- 16:45When we started this podcast over a year ago, we were talking
- 16:50of sixes and sometimes sevens. So yeah, fours, fours, a big
- 16:54improvement. Absolutely.
- 16:55And look, you know, we are talking about headline grabbing
- 16:57rates here with vanilla to use a mortgage term lenders scenario.
- 17:04You know, property scenarios are key that I've had quite a few
- 17:10enquiries in the last couple of weeks where we've had to kind of
- 17:15recommend a lender with a higher rate, like you say, sixes close
- 17:18to sevens just because of the property usage.
- 17:23And you know, this was a holiday let property, but it had,
- 17:26because it was such a large acreage, it had space for a
- 17:29residential and there was, you know, going to stay in the
- 17:31cottage there. Again, 99% of my lenders were
- 17:35said no, you know, so there is space at that.
- 17:38Higher interest rates, you know, grabbing those headline rates
- 17:44just needs to be very straightforward, very quirky,
- 17:48very vanilla, kind of a kind of case.
- 17:50Yeah, vanilla and probably a decent chunk of equity as well,
- 17:53I would, I would imagine. All right, Ben, thank you so
- 17:57much for joining us on this month's edition of the House
