- 0:05Welcome back to The Remodel Report, the show
- 0:07from USA Cabinet Store, where we talk real numbers
- 0:10on kitchen and bath projects. I'm Chris, and
- 0:13today we're tackling the decision that shapes
- 0:15everything else in a remodel, choosing the right
- 0:18kitchen remodel contractor in Fairfax, Virginia.
- 0:21We've just refreshed our Fairfax guide with updated
- 0:24numbers for October 2026, and those numbers have
- 0:27been checked by Emin Halak, the author of the
- 0:30guide. So this is the current picture. And as
- 0:33always, Jessica is here to walk us through it.
- 0:36Jessica, welcome back. Thanks, Chris. Happy to
- 0:39be here because this one really matters. The
- 0:42kitchen is where most homeowners put their biggest
- 0:44renovation dollars, so the contractor you pick
- 0:46decides whether you get a smooth transformation
- 0:48or a very expensive headache. Today we'll cover
- 0:51what the market looks like right now, what you
- 0:54actually get back when you sell, eight qualities
- 0:56to look for in a contractor, the red flags, the
- 1:002026 design trends, real cost ranges for Northern
- 1:03Virginia, and how the process runs from the first
- 1:06consultation to the final walkthrough. Let's
- 1:09start with the big picture. How much are people
- 1:12actually spending on kitchens these days? Quite
- 1:14a lot. According to the House Kitchen Trend Study
- 1:18published in 2025, the median kitchen remodel
- 1:22cost $60 ,000 in 2024. That's up about 9 % from
- 1:27$55 ,000 the year before. Kitchens make up around
- 1:3138 % of all home improvement projects, well ahead
- 1:35of every other interior upgrade. Zoom out further
- 1:38and the National Kitchen and Bath Association
- 1:40puts the total U .S. residential kitchen and
- 1:43bath market at roughly $173 billion in 2024.
- 1:48And the professional side is growing faster than
- 1:51do -it -yourself. The Home Improvement Research
- 1:53Institute forecast about 4 .9 % sales growth
- 1:57for professional services in 2025, nearly double
- 2:01the 2 .6 % projected for DIY. Kitchens are complicated,
- 2:05and homeowners know it. 60 ,000 is the median
- 2:09is a real number. So here's the question everybody
- 2:11asks. What do you get back when you sell? This
- 2:14is where the October update matters most, because
- 2:17the guide now uses the 2025 cost versus value
- 2:20report. and it shows both the national figure
- 2:23and the Washington DC market figure, which is
- 2:26the one that covers Fairfax. A minor kitchen
- 2:29remodel, think refaced or painted cabinets, new
- 2:32countertops, new fixtures and appliances, same
- 2:36footprint, recoups about 113 % of its cost nationally
- 2:40and about 101 % in the DC market. So around here,
- 2:44a minor remodel roughly pays for itself, dollar
- 2:47for dollar. That makes it the highest -returning
- 2:50interior project in the whole report. A major
- 2:53mid -range kitchen remodel with layout changes
- 2:56and new cabinetry recoups about 51 % nationally
- 2:59and 49 % in DC. And an upscale major remodel
- 3:04with custom cabinetry and high -end finishes
- 3:06comes back at about 36 % nationally and 32 %
- 3:10in DC. Now, 49 % sounds low next to 101, but
- 3:15look at the dollars, not just the percentage.
- 3:18A $100 ,000 major remodel in Fairfax can still
- 3:22add roughly $50 ,000 to the home's value. Timing
- 3:25matters too. The average return on a minor kitchen
- 3:28remodel went from 71 % in 2022 to 113 % in 2025.
- 3:35And resale is only half the story. You're living
- 3:38in that kitchen every day. Better function, more
- 3:41efficient appliances, and a space that actually
- 3:43fits how you cook and entertain. So give us the
- 3:47Fairfax price tags. What does each tier cost
- 3:49here? Here are the current USA cabinet store
- 3:52ranges for Northern Virginia paired with the
- 3:55Washington DC market return. A minor kitchen
- 3:58remodel runs about $25 ,000 to $45 ,000 and returns
- 4:02roughly 100%. A mid -range remodel runs about
- 4:06$45 ,000 to $95 ,000 with roughly 49 % coming
- 4:09back. So around $22 ,000 to $46 ,500 in added
- 4:14value. A major remodel runs about $95 ,000 to
- 4:18$150 ,000, returning somewhere between 32 % and
- 4:2149%. And a luxury renovation starts around $150
- 4:25,000 and goes past $300 ,000, with a return of
- 4:29about 32%. One more benchmark. The top 10 % of
- 4:34kitchen spenders invest $180 ,000 or more, about
- 4:38triple the median. At that level, you're paying
- 4:41for how you live in the space, not for resale.
- 4:44And a lot of Fairfax homeowners are choosing
- 4:46to remodel instead of moving, right? Right. And
- 4:50the math explains why. Roughly 85 % of U .S.
- 4:54homeowners with a mortgage locked in a rate below
- 4:56today's levels. Trading a 3 or 4 % mortgage for
- 5:00one in the 6 to 7 % range can push the monthly
- 5:03payment up by $1 ,500 to $2 ,000 on a comparable
- 5:06home. Meanwhile, the housing stock is aging.
- 5:10The median American home is about 41 years old.
- 5:13and half of all homes were built before 1980.
- 5:16So a lot of original kitchens have dated layouts,
- 5:19tired cabinets, and not enough storage. Home
- 5:22values in Fairfax County are above $700 ,000.
- 5:25So if the location and the schools already work
- 5:28for your family, improving the house you have
- 5:30often makes more sense than paying transaction
- 5:32costs and a higher rate to move. Makes sense.
- 5:37Let's get into the heart of it, the eight qualities
- 5:39to look for in a contractor. Where do we start?
- 5:42Number one is licensing, bonding, and insurance,
- 5:45plus local know -how. Virginia requires a contractor
- 5:49license for work valued over $1 ,000. And for
- 5:52a kitchen remodel, you want a Virginia Class
- 5:55A contractor license, the highest qualification
- 5:58level. Licensing gets you bonding that protects
- 6:01you if the contractor fails to finish, insurance
- 6:04for your property and the workers, state oversight,
- 6:07and legal recourse in a dispute. You can check
- 6:10any license yourself on the website of the Virginia
- 6:12Department of Professional and Occupational Regulation,
- 6:16DPOR, at dpor .virginia .gov, and you should
- 6:21ask for current insurance certificates before
- 6:23you sign. Local experience matters just as much.
- 6:27A contractor who knows Fairfax County codes,
- 6:29the county's plus permitting system, and your
- 6:32HOA rules avoids delays. Number two is designed
- 6:36to installation under one roof. A traditional
- 6:39remodel means juggling cabinet suppliers, countertop
- 6:42fabricators, tile setters, plumbers, and electricians.
- 6:46An integrated contractor gives you one point
- 6:48of contact, coordinated scheduling that avoids
- 6:51those two - to three -week gaps between phases,
- 6:54and one company standing behind all of the work.
- 6:57Number three has to be cabinets. That's literally
- 6:59our name. It is, and it's where cheap jobs fail
- 7:03first. Budget cabinets usually have particle
- 7:06board boxes that absorb moisture, warp over time,
- 7:10and can struggle to support a heavy stone countertop
- 7:13or soft close hardware. Quality cabinetry has
- 7:16solid wood doors and frames with mortise and
- 7:19tenon joints, plywood boxes for moisture resistance
- 7:22and strength, dovetail drawers, soft close doors
- 7:26and drawers, full extension glides, and real
- 7:30warranty coverage, where budget lines typically
- 7:33carry a one to five year limited warranty. Fabuwood
- 7:37is a good example of the premium standard. Plywood
- 7:40boxes, solid wood doors and frames, and comprehensive
- 7:43warranty protection. Then there's the money side.
- 7:47How should the contract look? Quality number
- 7:49four is transparent pricing. The guide cites
- 7:53a home advisor figure that 91 .5 % of renovation
- 7:56projects go over their original budget, usually
- 7:59because of vague estimates and hidden fees. So
- 8:03look for a fixed price contract with the total
- 8:05set before work starts. detailed line item pricing,
- 8:09payments tied to milestones, a deposit of no
- 8:12more than 10 % upfront, and no surprise charges.
- 8:15If someone asks for 50 % or more before starting,
- 8:19walk away. Quality number five is a proven local
- 8:22track record, years serving Northern Virginia,
- 8:26memberships like NARI, NKBA, and NVBIA, recognition
- 8:31like Best of House, a BBBA plus rating, or Angie's
- 8:35List. Detailed reviews on Google, Yelp, and Houzz,
- 8:40and recent projects right here in Fairfax County.
- 8:43Read the recent reviews for patterns and communication,
- 8:46problem solving, and whether the team hit the
- 8:48schedule. What about timelines? I hear wildly
- 8:51different numbers. Kitchen remodels range from
- 8:54about 5 to 16 weeks, and cabinet delivery is
- 8:57the biggest variable. Traditional cabinet ordering
- 9:00takes 8 to 12 weeks. Contractors with established
- 9:04manufacturer relationships can cut that to three
- 9:06to five weeks, which is how efficient teams finish
- 9:09a standard kitchen in five to eight weeks instead
- 9:12of the 12 to 16 week industry average. That's
- 9:15quality number six, realistic timelines and real
- 9:18project management, meaning clear communication,
- 9:22crews that show up when promised, a clean job
- 9:25site, and honest talk about possible delays.
- 9:28Be wary of anyone promising under four weeks
- 9:31for a full remodel. Quality number seven is a
- 9:34professional design team that studies how your
- 9:36family actually uses the kitchen, the work triangle
- 9:40and traffic flow, creative storage, layered task,
- 9:44ambient and accent lighting, and designers who
- 9:47stay available during construction. And number
- 9:50eight is a strong warranty and a satisfaction
- 9:53guarantee. Manufacturers cover cabinet construction,
- 9:57the contractor guarantees the installation, and
- 9:59a good contractor fixes concerns without arguing
- 10:02and still answers the phone after the final payment.
- 10:05Let's do the flip side. Give me the red flags
- 10:08fast. Five big ones. First, a large upfront payment.
- 10:13Anything over the 10 % standard and especially
- 10:1550 % or more exposes you to abandoned projects,
- 10:19contractor bankruptcy, and liens from unpaid
- 10:21suppliers. Second, no license or no insurance,
- 10:26which means no legal permits, no state oversight,
- 10:29and liability if a worker gets hurt on your property.
- 10:33Third, vague lump sum estimates or broad allowances
- 10:36with no itemization. Fourth, poor communication
- 10:40before you've even signed, like unreturned calls,
- 10:43missed appointments, or fuzzy answers. That's
- 10:46a preview of the whole project. And fifth, no
- 10:50local references and no completed Fairfax County
- 10:52projects to show you. One bonus warning. If a
- 10:56contractor suggests you pull the permits yourself,
- 10:59that's a sign they either lack the right license
- 11:01or want to avoid inspections. Licensed pros handle
- 11:04permitting as standard practice. Good list. Now
- 11:08the fun part, what are Fairfax kitchens looking
- 11:10like in 2026? The all -white era is fading. Only
- 11:15about 29 % of designers now prefer all -white
- 11:18kitchens, and light wood stains have become the
- 11:21top cabinet finish preference for 2026. according
- 11:24to the USA Cabinet Store 2026 Trends Release.
- 11:29Industry research also shows around 60 % of designers
- 11:32choosing greens for 2026 projects, and 96 % using
- 11:37warm neutrals as foundation colors. Sage Green
- 11:40is leading. It pairs beautifully with brass hardware,
- 11:44warm wood, and natural stone. You'll also see
- 11:47Forest Green, Cabernet Red, Mushroom Taupe, and
- 11:50Warm Cream. and the use of multiple colors in
- 11:53one kitchen is up about 15 % over the past two
- 11:56years. Warm browns are back too, with lightly
- 11:59stained oak, toffee, and honey tones that show
- 12:02off the grain. Earthy neutrals like clay beige
- 12:06and terracotta work with travertine, limestone,
- 12:09and wood. And two -tone kitchens keep growing,
- 12:12with darker base cabinets in olive, forest green,
- 12:15or natural wood under lighter uppers in beige
- 12:18or cream. And beyond color? What's happening
- 12:21with layouts and tech? The National Kitchen and
- 12:24Bath Association reports that 72 % of designers
- 12:27cite a kitchen with a greater connection to the
- 12:29outdoors as a top client request for 2025. So
- 12:33think large windows, retractable glass walls,
- 12:36and pass -through counters. About 35 % of homeowners
- 12:40enlarge the kitchen during a renovation, often
- 12:43taking space from the dining room, 29%, or the
- 12:47living room, 12%. and nearly one in five build
- 12:50-in addition. On tech, ENERGY STAR appliances
- 12:54cut utility costs, and smart lighting lets you
- 12:57change brightness and color temperature for cooking
- 12:59versus entertaining. Storage is smarter, too.
- 13:03With vertical tray dividers, cutting board storage,
- 13:06built -in spice racks, and dedicated spots for
- 13:09small appliances and soft, close, and full -extension
- 13:11hardware are now expected rather than premium.
- 13:15For surfaces, quartz and granite still lead.
- 13:18and backsplashes are getting bigger. 67 % of
- 13:22homeowners take the backsplash up to the cabinets
- 13:24or range hood, and 12 % go all the way to the
- 13:27ceiling. Tile is still the majority at 76%, while
- 13:31nearly a quarter choose bold, large -format slab
- 13:34backsplashes. Let's go back to budget. Within
- 13:38any tier, what moves the final number? Square
- 13:41footage first, since a bigger kitchen means more
- 13:44cabinets, countertop, flooring, and lighting.
- 13:47Then materials. Stock cabinets run about $100
- 13:50to $300 per linear foot, semi -custom about $200
- 13:54to $650, and custom about $500 to $1500 or more
- 13:59per linear foot. Countertops run about $20 to
- 14:02$50 per square foot for laminate, $50 to $100
- 14:06for quartz, and $100 to $250 or more for premium
- 14:09natural stone. Layout changes, like moving plumbing,
- 14:14upgrading electrical service or structural work.
- 14:16Add roughly $5 ,000 to $20 ,000 or more. And
- 14:21appliances range from about $2 ,000 to $4 ,000
- 14:23for a builder grade package, $5 ,000 to $10 ,000
- 14:26for mid -range, and $20 ,000 to $50 ,000 or more
- 14:29for professional grade. The key is keeping appliance
- 14:32quality in proportion to the rest of the project.
- 14:36Walk us through the process. What happens after
- 14:38I call a contractor? It starts with a consultation
- 14:41and design phase. The designer measures and photographs
- 14:45the space and asks how you cook, store and entertain.
- 14:48Then you get detailed plans and renderings and
- 14:51you choose cabinets, countertops, hardware and
- 14:54fixtures, with pricing refined as you go so you
- 14:56can see the cost of each choice. Next comes permitting.
- 15:01Fairfax County requires permits for most kitchen
- 15:03work, including plumbing changes, electrical
- 15:06work beyond simple fixture swaps, structural
- 15:09changes and ventilation work. and your contractor
- 15:11should handle all of it through the PLUS system,
- 15:14including inspections. Construction follows a
- 15:18set order. Rough plumbing and electrical, then
- 15:21cabinets, then countertop templating, countertop
- 15:24installation, and finally the backsplash. A standard
- 15:28remodel runs five to eight weeks from demolition
- 15:31to completion. And yes, you can usually stay
- 15:35in your home. Expect the kitchen to be out of
- 15:38commission for two to eight weeks depending on
- 15:39scope. So set up a temporary kitchen with a microwave,
- 15:43a coffee maker, maybe a toaster oven, and a slow
- 15:46cooker. Good crews use dust barriers and clean
- 15:49up daily. At the end, there's a full walkthrough.
- 15:53Cabinet adjustments, drawer checks, lighting,
- 15:56leak checks, appliance instructions, and warranty
- 15:58paperwork. Final payment comes only after you're
- 16:02satisfied. All right, this is the USA Cabinet
- 16:05Store Show. So let's be upfront about it. How
- 16:07does the Fairfax team stack up against that checklist?
- 16:10Here's what the company can point to. USA Cabinet
- 16:13Store handles everything from design through
- 16:16installation, and its sister company, USA Marble
- 16:19and Granite, is directly across the street from
- 16:22the Fairfax showroom, which removes those two
- 16:25- to three -week gaps between phases. Cabinet
- 16:27lines include fabuwood, with solid wood doors
- 16:30and frames and plywood boxes. The design team
- 16:33has won the Best of House Service Award ten times
- 16:36between 2016 and 2026. and the company is a 2026
- 16:41NKBA Award winner. It holds Virginia class, a
- 16:44contractor license number 2705, 182026, and Maryland
- 16:50license number 98655, has held BBB accreditation
- 16:54with an A -plus rating since 2013, and is a member
- 16:58of NARI, NKBA, and NVBIA. Contracts are fixed
- 17:03price with line item detail, and the deposit
- 17:06never exceeds 10%. Cabinet delivery typically
- 17:10takes three to five weeks, and kitchens are completed
- 17:13in five to eight. Financing is available too,
- 17:16including 0 % interest for 12 months and two
- 17:19to six -year payment plans, and the Google reviews
- 17:21back it up. Mike Domena's review credits Anna
- 17:25with solving sink sizing and appliance placement
- 17:27issues and finding savings without cutting quality,
- 17:31while manager Sean guided the installation details.
- 17:35Rabala Terry praised Hamid and Helen for their
- 17:37attention to detail. And Jihan Ghaffar's cabinets
- 17:41arrived on schedule despite pandemic supply chain
- 17:43delays, with Selman designing the full kitchen
- 17:46layout. Before we wrap, give people the questions
- 17:49to ask in that first meeting. Ten of them. One,
- 17:53what's your Virginia license number and can you
- 17:55show proof of insurance and bonding? Two, how
- 17:59many kitchens have you completed in Fairfax County
- 18:01in the past year? Three, can I contact recent
- 18:05clients directly as references? Four, What's
- 18:09the timeline from contract signing to completion?
- 18:125. What's the payment schedule and how much is
- 18:15due up front? 6. Who handles the permits and
- 18:18are permit costs in the estimate? 7. What warranty
- 18:23covers the workmanship and the materials in writing?
- 18:268. How do you handle surprises like structural
- 18:30problems found during demolition and how are
- 18:32change orders priced? 9. How will you keep me
- 18:36updated during construction? and 10. Can I get
- 18:40line item pricing instead of a lump sum? If the
- 18:43answers are clear and backed by paperwork, you're
- 18:46in good hands. Love it, Jessica. Give us the
- 18:4930 -second version. Verify the Virginia Class
- 18:52A license on DPR. Keep the deposit at 10 % or
- 18:56less with a fixed price and line items. Insist
- 18:59on plywood boxes and solid wood doors. Expect
- 19:02five to eight weeks from a contractor who controls
- 19:05cabinet delivery. And when you think about resale,
- 19:08use the DC market numbers. A minor remodel roughly
- 19:11pays for itself, and a major mid -range remodel
- 19:14gets back about half. Perfect. If you're in Fairfax
