- 1:16Speaker 2: moved the band, that I moved to the band, that
- 1:46Speaker 2: they are not the band, that the move to the.
- 1:55Speaker 3: Band that the mona.
- 2:17Speaker 4: All right, good morning everybody. Yes it is raining, and
- 2:20Speaker 4: yes it's going to continue to rain. Isn't that fantastic?
- 2:23Speaker 4: I can't believe that I'm saying that that's great news
- 2:28Speaker 4: after what we've been through here in Barry. I know
- 2:31Speaker 4: I kind of alluded to this yesterday, but it is
- 2:34Speaker 4: just awesome. It's awesome, misty, rainy, damp. Hopefully your well
- 2:41Speaker 4: is if you have one, is filling back up. I've
- 2:45Speaker 4: seen so many people that are bringing the big water
- 2:49Speaker 4: containers over to some of the springs on three h
- 2:52Speaker 4: two and filling them up. I hope that you haven't
- 2:55Speaker 4: gone dry, and I hope that you're doing okay. Flying
- 2:59Speaker 4: the Wall Productions bringing you the aired Out podcast on
- 3:02Speaker 4: this damp and rainy twenty fifth day of the month,
- 3:06Speaker 4: live on Facebook and YouTube. Were streamed everywhere you get
- 3:09Speaker 4: your podcasts, and we're on the web at aired Out
- 3:13Speaker 4: vt dot com. Logan Loose with us this morning and
- 3:19Speaker 4: he's all worked up. Good morning, JD.
- 3:23Speaker 5: We are locked and loaded. Welcome everybody. It is Thursday
- 3:26Speaker 5: night football, a rivalry between the Seattle Seahawks and the Cardinals.
- 3:31Speaker 5: Seattle is looking defensively amazing. They're coming off a hot
- 3:36Speaker 5: game against both the Saints and the Steelers, but an
- 3:40Speaker 5: absolute beat down that we gave the Saints. Seahawks could
- 3:44Speaker 5: definitely pick up on offense though Sam Darnold is doing great,
- 3:48Speaker 5: but you know, run game could be a lot better.
- 3:51Speaker 5: Definitely could look for some more production on people like
- 3:53Speaker 5: Cooper Cup also hoping to have Jake Bobo returned soon.
- 3:58Speaker 5: Definitely have some depth in that wide receiver and offense
- 4:00Speaker 5: in general. Everything else for Seattle's going fantastic. Cardinals, on
- 4:04Speaker 5: the other hand, are also looking amazing. They're three to zero.
- 4:08Speaker 5: I definitely wouldn't say, though, you know, compared to Seattle,
- 4:11Speaker 5: they definitely don't have like explosive numbers, so honestly, even
- 4:16Speaker 5: though they are undefeated currently, I just think that Seattle
- 4:20Speaker 5: definitely still has the upper hand coming into this game
- 4:23Speaker 5: after their two last two games. You know, it could
- 4:26Speaker 5: go either way, honestly, but like offensively though, Cardinals look great.
- 4:30Speaker 5: Kyle Murray is having a beautiful season after honestly having
- 4:34Speaker 5: up until draft point he hasn't been all that So
- 4:38Speaker 5: I think this year will really decide whether or not
- 4:40Speaker 5: he belongs in you know, Arizona or not. And so
- 4:44Speaker 5: with that being said, thank you again, JD. Thank you
- 4:46Speaker 5: to everybody listening. Also, before I head out, don't forget
- 4:51Speaker 5: to check me out. On Saturdays, the Athletics Podcast absolutely
- 4:56Speaker 5: flaming firing. I'm shooting thunder over there.
- 4:59Speaker 4: Anyway, have a good morning, everybody. Piece app that's a
- 5:03Speaker 4: guy that is so worked up about football right now,
- 5:06Speaker 4: logan loose Saturday morning. He'll be with us right around ten,
- 5:11Speaker 4: ten o'clock, ten thirty. Can't remember it's one of those,
- 5:13Speaker 4: but tune in, do watch. Only a few days left
- 5:18Speaker 4: in the regular Major League baseball season. I know that
- 5:23Speaker 4: Aaron Judge and Cal Rawley had an amazing night last night. Wow,
- 5:28Speaker 4: incredible homers. Rain in sixty five today, says the National
- 5:33Speaker 4: Weather Service. Rain in fifty eight tonight, tomorrow partly cloudy
- 5:37Speaker 4: and around seventy five. Looks like similar on Saturday, partly
- 5:42Speaker 4: cloudy seventy two. If you got plans and Sunday, look
- 5:45Speaker 4: at this partly cloudy in seventy nine degrees. Right next
- 5:50Speaker 4: to me, let's take it to the couch. It is
- 5:52Speaker 4: John Beyond a Lilo. Good morning, sir, How the heck
- 5:55Speaker 4: are you?
- 5:55Speaker 6: Good morning, I'm great, man.
- 5:57Speaker 4: I'm so glad to see you. I don't see enough
- 6:00Speaker 4: time I saw you. We were, of course talking about
- 6:02Speaker 4: real estate, and I know that some people are like
- 6:05Speaker 4: real estate. But you know what, there's some really exciting
- 6:10Speaker 4: stuff going on here in central Vermont.
- 6:12Speaker 6: There really is, there is. We should see each other
- 6:15Speaker 6: more oftens as I'm right down.
- 6:17Speaker 4: The stright across the street. I know, I know. Before
- 6:20Speaker 4: we even begin, I want to say this, it is
- 6:23Speaker 4: impossible to have a successful business no matter who you are,
- 6:29Speaker 4: where you are, what you do without the right people
- 6:32Speaker 4: behind you. And if you don't have them, you're you're
- 6:37Speaker 4: not going to do well no matter what you do.
- 6:39Speaker 4: You have a team over at BCK real Estate who
- 6:42Speaker 4: is just polished and I might even say perfect, all
- 6:48Speaker 4: of them. Let's give a shout out to some of
- 6:51Speaker 4: your team members over there. We have, of course, Linda Willett,
- 6:56Speaker 4: who is always watching what you're doing, and all is
- 7:00Speaker 4: watching what I'm doing here too.
- 7:01Speaker 6: No and she is an up and coming top agent
- 7:04Speaker 6: in central Vermont. Right now, she's on fire.
- 7:07Speaker 4: Yeah, she's really paying attention to what's going on. I
- 7:10Speaker 4: mean she lives it and breathes it every day. Richard
- 7:16Speaker 4: I be.
- 7:18Speaker 6: Richard's got a new listing in twenty seven Franklin Street.
- 7:21Speaker 6: That's awesome. Two seventy five, three bedroom, two bath.
- 7:28Speaker 4: David Jamison.
- 7:30Speaker 6: Dave's forgotten more about land than most people ever knew.
- 7:33Speaker 6: I mean, he's just amazing when it comes to analyzing
- 7:37Speaker 6: large parcels of land.
- 7:39Speaker 4: Michael Kal Kenny.
- 7:42Speaker 6: Michael is has a vast experience in a lot of
- 7:46Speaker 6: different fields, and the last several years in real estate,
- 7:50Speaker 6: and he just has a common sense, no nonsense business
- 7:54Speaker 6: approach and gets things done.
- 7:58Speaker 4: Powerhouse Butch Church.
- 8:01Speaker 6: Butch Butch is our iron man. Butch Butch's like Cal Ripkin.
- 8:04Speaker 6: He shows up every day.
- 8:11Speaker 4: Great people though really Yeah, and.
- 8:13Speaker 6: Then you got you know, Cheryl Davison's kind of the
- 8:16Speaker 6: glue that holds it all together.
- 8:17Speaker 4: So when you walk through the doors at PCK real Estate,
- 8:22Speaker 4: what can you expect?
- 8:23Speaker 6: First of all, you can be greeted, Well, you're gonna
- 8:25Speaker 6: be greeted by Lily our our black lab that thinks
- 8:28Speaker 6: she's a German shepherd.
- 8:30Speaker 4: Sometimes she owns the place, literally, she owns eighty six
- 8:35Speaker 4: North Main Street.
- 8:35Speaker 6: She does. I took a Spalding High School blanket. We
- 8:38Speaker 6: put it on the couch now because she's decided that's
- 8:40Speaker 6: her place to say.
- 8:41Speaker 2: So.
- 8:42Speaker 4: Yeah, there might be some, but not much. Generally full
- 8:48Speaker 4: of love.
- 8:49Speaker 6: Oh yeah, if you're you know, if you're a man
- 8:50Speaker 6: with a hat and beard. Sometimes she gets a little
- 8:52Speaker 6: worked up, but she's wagging her tail while she's barking at.
- 8:54Speaker 4: You exactly, and then Cheryl is gonna be right there, yep.
- 9:02Speaker 4: And I have said this to you before, and I'll
- 9:06Speaker 4: say it again. I'm sure that you've had people come
- 9:10Speaker 4: through the doors with some questions that they might feel
- 9:17Speaker 4: are dumb questions. I don't know if I can I
- 9:24Speaker 4: don't know if this is what I should be doing
- 9:26Speaker 4: right now. I'm looking at maybe getting into a house.
- 9:31Speaker 4: I have no idea whether or not my credit's good
- 9:34Speaker 4: enough for any of this. How can I get out
- 9:36Speaker 4: of the rental that I'm in? What incentives are there
- 9:42Speaker 4: for me? Is the first time home buyer? You get
- 9:47Speaker 4: questions like that?
- 9:48Speaker 6: Oh yeah, all the time. We help people navigate through
- 9:51Speaker 6: the process and connect them with lenders and other you
- 9:56Speaker 6: know people, help them clean their house out if they're
- 9:58Speaker 6: you know, like with an estate sale or something like that.
- 10:00Speaker 6: You know, I deal with a lot of seniors, you know,
- 10:05Speaker 6: and sometimes they're shocked because a lot of times I'll
- 10:08Speaker 6: tell them the best thing they can do is stay
- 10:09Speaker 6: in their house and hire someone to clean the pool
- 10:12Speaker 6: or you know, hire someone to come in and do
- 10:15Speaker 6: the things that they have trouble doing. Close up the upstairs,
- 10:18Speaker 6: stay on the first floor. And you know it sounds
- 10:22Speaker 6: you know, they kind of expect me to try and
- 10:24Speaker 6: sell them and buying a different home and listening their home.
- 10:26Speaker 6: But sometimes that's not the best thing for them. And
- 10:30Speaker 6: you know, I'm in this for the long game, so
- 10:32Speaker 6: I want to give you the best advice I can.
- 10:38Speaker 4: Folks. This this time me Every year homeowners that are
- 10:43Speaker 4: trying to make a decision or maybe plan to make
- 10:48Speaker 4: a move, are faced with the decision I really wanted
- 10:56Speaker 4: to get the house on the market. This spring or
- 10:58Speaker 4: this summer. Summer got away from me. We spent too
- 11:02Speaker 4: much time in the boat or at the camp or
- 11:03Speaker 4: hiking or whatever, and all of a sudden it's fault.
- 11:10Speaker 4: Should I wait out the winter.
- 11:13Speaker 6: I wouldn't. I mean October, September and October are two
- 11:16Speaker 6: of the very best months for sales. You know, admittally
- 11:19Speaker 6: it does slow down between like the fifteenth and November
- 11:23Speaker 6: and January first ironically, the highest sale prices per square
- 11:29Speaker 6: foot are the sales things that go into contract in January, February, March. Yeah,
- 11:34Speaker 6: it is interesting, Yeah, less competition.
- 11:37Speaker 4: I've heard you say that, you know, think about this
- 11:42Speaker 4: your home, what it is forget about the season. Your
- 11:46Speaker 4: home could be the number one item on someone's wish
- 11:51Speaker 4: list where they see it and they're like, that's the
- 11:55Speaker 4: home I want. I want to be in there by
- 11:59Speaker 4: the time the grass has grown. So yeah, how's the
- 12:06Speaker 4: market right now? I just heard recently.
- 12:12Speaker 5: That the.
- 12:14Speaker 4: National snapshot is that new home sales are up twenty
- 12:19Speaker 4: and a half percent across America. What's happening with the
- 12:24Speaker 4: market right is it?
- 12:25Speaker 5: Is it?
- 12:26Speaker 4: Are we on? You said you just told me when
- 12:28Speaker 4: you came through the door that it's the best it's
- 12:30Speaker 4: been in seven years.
- 12:31Speaker 6: It's the most balanced market I've seen in seven years.
- 12:34Speaker 6: And I and I love a balance market because everybody
- 12:37Speaker 6: has to be reasonable. Nobody really has the upper hand. Certainly,
- 12:41Speaker 6: it's still more of a seller's market and the you know,
- 12:45Speaker 6: entry level and middle part of the market. The upper
- 12:48Speaker 6: part of the market is probably more of a buyer's
- 12:50Speaker 6: market right now. But overall it's pretty balanced. So nobody
- 12:54Speaker 6: can dictate the terms. Nobody can, you know, draw too
- 12:58Speaker 6: hard a line in the sand. It's it's it's refreshing
- 13:02Speaker 6: for me. And there's a lot of agents I talked
- 13:06Speaker 6: to that from other companies that they haven't been through
- 13:10Speaker 6: it before, so they don't know what to what to
- 13:12Speaker 6: think of it. But I like it. I mean, it's
- 13:16Speaker 6: there's so many opportunities right now for both buyers and sellers.
- 13:20Speaker 6: You know, sellers can sell with confidence because prices are
- 13:23Speaker 6: stable and buyers have more inventory to choose from. Interest
- 13:29Speaker 6: rates have just come down. I mean, the thirty year
- 13:32Speaker 6: mortgage is now at six and a quarter. If you
- 13:35Speaker 6: get a fifteen year, it's like five point seven, and
- 13:39Speaker 6: those are predicted to come down more, which you know,
- 13:42Speaker 6: for us in Central vermont's more important than ever because
- 13:47Speaker 6: you know, the home prices have gone up significantly, certainly
- 13:50Speaker 6: outpaced most people's income, so you know, for rates to
- 13:55Speaker 6: come down gives them more buying power. I mean, frankly,
- 13:57Speaker 6: it's going to get some people back in the market
- 13:59Speaker 6: that have had to be on the side life.
- 14:01Speaker 4: Every time, literally every single time I speak with you publicly,
- 14:06Speaker 4: I either get text messages or I get live comments
- 14:11Speaker 4: complaining about folks from down country come up to Vermont,
- 14:17Speaker 4: buy up and try to flip at a price that
- 14:26Speaker 4: is not reachable for the majority of Vermontors, that Vermonors
- 14:32Speaker 4: are getting priced out of their own states. I have
- 14:40Speaker 4: to ask you about that again because it's something that
- 14:42Speaker 4: I know that I'm going to be asked or I'm
- 14:46Speaker 4: going to see a comment on this.
- 14:48Speaker 6: I mean, Central Not in particular has always been a
- 14:53Speaker 6: difficult market to flip then because the prices were kind
- 14:57Speaker 6: of capped, you know, they weren't really that high. During COVID,
- 15:01Speaker 6: that certainly changed, people were able to flip things. I
- 15:05Speaker 6: don't I see that not so much as an issue
- 15:09Speaker 6: right now, because prices are stable. What's an issue for
- 15:12Speaker 6: us in Central Amount, and it's just supplying demand, is
- 15:15Speaker 6: that the prices in chitting In County are so high
- 15:18Speaker 6: people are willing to drive forty five minutes or an
- 15:20Speaker 6: hour to get more house so they come down here.
- 15:22Speaker 6: That's what puts the pressure on prices in our market here,
- 15:27Speaker 6: you know. And not to get off the subject too far,
- 15:30Speaker 6: but you know, what's what's happening is we're starting to
- 15:34Speaker 6: see listings coming on the market that are way underpriced,
- 15:39Speaker 6: some way overpriced, some way underpriced. And it's always agents
- 15:44Speaker 6: from outside the area. And I know it sounds self serving.
- 15:47Speaker 6: I don't care whether you list with me or one
- 15:49Speaker 6: of my agents, or you know, go to one of
- 15:51Speaker 6: my competitors, Lori Holt or Michelle Goslin. You know, they
- 15:56Speaker 6: know the market. But I'm consistently seeing some of these
- 15:59Speaker 6: companies and I can't name them, but you know they're
- 16:01Speaker 6: they're out advertising on TV and they're you know, they're
- 16:04Speaker 6: discounting their commissions and yeah, yes, you might have saved
- 16:07Speaker 6: a little bit on the commission, but you left one
- 16:09Speaker 6: hundred and fifty grand on the table because you underpriced
- 16:11Speaker 6: the house. And I'm seeing that happened quite frequently.
- 16:15Speaker 4: Wow, more more so than a year ago.
- 16:20Speaker 6: Yes, Yes, because I think that people are you know,
- 16:24Speaker 6: they're they're focusing on finding the agents that will give
- 16:29Speaker 6: them the lowest commission and not necessarily the agent who's
- 16:32Speaker 6: the most qualified to sell their home, so they you know,
- 16:35Speaker 6: and sadly, you know, they sell their home. Oh wow,
- 16:38Speaker 6: you know I put my home on at four ninety
- 16:41Speaker 6: nine and it went under under contract in two days.
- 16:43Speaker 6: Isn't that great? Well, they should have been priced at
- 16:45Speaker 6: six fifty and it might have taken thirty or forty
- 16:47Speaker 6: five days, but they, you know, they left, you know,
- 16:50Speaker 6: they might have saved five grand on the commission, but
- 16:52Speaker 6: they left one hundred and fifty on the table. And
- 16:54Speaker 6: that's you know, again, it sounds self serving, but whether
- 16:57Speaker 6: it's me, one of my agents or another, they're good
- 17:00Speaker 6: long time asia and say that's who you need to
- 17:03Speaker 6: list your home with.
- 17:04Speaker 4: You've got to have a brokerage with solid local insight
- 17:12Speaker 4: and experience that really really knows what they're doing right here.
- 17:18Speaker 4: The structure of the family is something that you and
- 17:21Speaker 4: I have also talked about in the past, and that
- 17:24Speaker 4: there's been a shift and you can point that shift
- 17:29Speaker 4: at COVID or maybe not, maybe it's just the housing
- 17:35Speaker 4: market in general, but it just seems like it's changed.
- 17:41Speaker 4: We're seeing more and more people having their moms and
- 17:46Speaker 4: dads and other relatives move into the basement and that
- 17:52Speaker 4: we need to finish the basement because we need to
- 17:55Speaker 4: get our relatives in and share a roof. Are you
- 18:02Speaker 4: still seeing that trend?
- 18:04Speaker 6: Oh yeah, multi generational households. Yeah absolutely. I mean I
- 18:07Speaker 6: think some of that's the price of real estate. It's
- 18:09Speaker 6: made it hard for people to buy a home. Shortage
- 18:12Speaker 6: of inventory in the entry level, and just the economy.
- 18:17Speaker 6: I mean, you know there's there's full unemployment, and then
- 18:21Speaker 6: there's you know that a lot of people are underemployed.
- 18:25Speaker 6: You know, they have a job, but they're not making
- 18:28Speaker 6: as much money as they could because they couldn't get
- 18:30Speaker 6: a job that was commensurate necessarily with the skills they have, right,
- 18:33Speaker 6: which is you know, a problem across all northern New England.
- 18:37Speaker 6: It's not just a central Romote problem.
- 18:41Speaker 4: First time home buyers, folks that are renting and would
- 18:47Speaker 4: love to get out. What kind of incentives does Vermont
- 18:56Speaker 4: have for for people that are in that category that
- 19:03Speaker 4: might be able to make the jump.
- 19:08Speaker 6: It really varies by lender. I mean there's I know
- 19:11Speaker 6: there's certain banks for offering programs from the Federal Home
- 19:15Speaker 6: Loan Bank for first time buyers. It's just that buy
- 19:19Speaker 6: like multifamily properties. We just sold property on Summer Street.
- 19:23Speaker 6: The buyer is going to the two families. The buyer
- 19:25Speaker 6: is going to live in the first floor, and through
- 19:28Speaker 6: a special program, he got a rate below five percent,
- 19:31Speaker 6: which was just astounding. So you know, it varies, it
- 19:35Speaker 6: changes from time to time. That's why being connected with
- 19:38Speaker 6: a good lender is important.
- 19:40Speaker 4: Who do you recommend?
- 19:42Speaker 6: Well, I like the ones that have been around a
- 19:45Speaker 6: long time. They're not necessarily the sexy online lenders. But
- 19:49Speaker 6: you know, I like Community National Bank, I like Union Bank,
- 19:53Speaker 6: I like Northfield Savings Bank. You know, there's there's a
- 19:59Speaker 6: few other in the area. But a lot depends on
- 20:02Speaker 6: the person that's necessarily them the loan officer, not necessarily
- 20:05Speaker 6: the company, because it takes a lot of experiences. I mean,
- 20:10Speaker 6: there's there's a shortage of good loan officers because it's
- 20:13Speaker 6: so hard to learn all the programs and all the
- 20:15Speaker 6: rules and regulations.
- 20:19Speaker 4: What about what about getting your real estate license? How
- 20:23Speaker 4: how challenging is that? Is that something that's achievable and reachable?
- 20:29Speaker 6: Yeah, I'd say the bar is too low, honestly, really well,
- 20:33Speaker 6: and you know when you get your license, So you
- 20:36Speaker 6: go get your license today, and I've had mine for
- 20:41Speaker 6: you know, thirty plus years, So like, who do you
- 20:44Speaker 6: really want to work with? I mean, it's really a
- 20:46Speaker 6: license to learn, So you know, the best agents learned
- 20:51Speaker 6: under something like I was fortunate enough my first year.
- 20:54Speaker 6: You know, I worked with Brad Schanette and Nancy Jenkins.
- 20:57Speaker 6: And you know Nancy was the number one agent and
- 21:00Speaker 6: or not for years and still one of the top agents.
- 21:03Speaker 6: And I learned more from her in a year than
- 21:04Speaker 6: I could have figured out on my own twenty years
- 21:07Speaker 6: stumbling around. You know, I was working up in Burlington
- 21:11Speaker 6: with her. You know, I would have stayed with her,
- 21:14Speaker 6: but I was doing all my business down here. So
- 21:16Speaker 6: you know we're still friends to this day. Yeah, but
- 21:21Speaker 6: you know, if you're if you're a new agent, you
- 21:23Speaker 6: really need to be with somebody that can teach you
- 21:26Speaker 6: the rope, somebody that you can bounce things. I mean,
- 21:29Speaker 6: Linda with lots of good example. You know, she she
- 21:32Speaker 6: when she got into real estate. You know, Marsha really
- 21:35Speaker 6: coached and mentored her. And now I've continued to do
- 21:38Speaker 6: that and she has turned into a top notch agent,
- 21:44Speaker 6: you know, because she's open, willing to learn, not doesn't
- 21:47Speaker 6: think she has all the answers.
- 21:51Speaker 4: What a way to be Tell me about this. I
- 21:55Speaker 4: want to spotlight this property that you got us a
- 22:00Speaker 4: listing right now over in Northfield and the advantages to
- 22:08Speaker 4: living in a condo. This is beautiful proble.
- 22:10Speaker 6: Well, I'm excited about this one because we you know,
- 22:13Speaker 6: we don't have in central amount a lot of entry
- 22:16Speaker 6: level properties. And you know, there's two bedroom, one bath
- 22:20Speaker 6: townhouse style. I think it's under one thousand square feet,
- 22:26Speaker 6: but two hundred and thirty thousand dollars. I mean, honestly,
- 22:30Speaker 6: you're hard pressed to buy a mobile home these days
- 22:32Speaker 6: for you know, for that kind of money. So I'm
- 22:34Speaker 6: excited about it. It's a nice end unit. They you know,
- 22:39Speaker 6: the sellers took my advice. They went through, they had
- 22:43Speaker 6: a home inspector come in, go through. They you know,
- 22:48Speaker 6: took care of any issues that came up with the
- 22:50Speaker 6: home inspection. So somebody can move in there with confidence
- 22:52Speaker 6: and you know, really not have to do a lot
- 22:55Speaker 6: at the land. There's four acres with it. It's a
- 22:58Speaker 6: beautiful parklike set. But yet it's an easy drive to
- 23:02Speaker 6: the grocery store downtown Northfield. Sure showing the pictures right now. Yeah,
- 23:07Speaker 6: it's a it's a nice property. It's all been painted
- 23:10Speaker 6: and redone. It's beautiful.
- 23:12Speaker 4: And where exactly is this So it's on it's off of.
- 23:17Speaker 6: Route twelve going north of Northfield. You go through the
- 23:21Speaker 6: village and past the grocery store and it's the right
- 23:25Speaker 6: hand turn past there and it's up back behind the
- 23:29Speaker 6: grocery store.
- 23:30Speaker 4: And how many units do we have? Avails?
- 23:33Speaker 6: Eight units in the complex. One unit available right now.
- 23:37Speaker 4: One and that's the one that we're showing the inside
- 23:39Speaker 4: of right now.
- 23:41Speaker 6: Wow, unit eight.
- 23:45Speaker 4: Beautiful. Just looking look at that.
- 23:48Speaker 6: No, so for somebody that you know looking for a
- 23:50Speaker 6: starter home. I mean honestly, the financials worked for somebody
- 23:55Speaker 6: that has a kid at Norwich for four years, you know,
- 23:59Speaker 6: because the way ren.
- 24:00Speaker 4: Sorry yeah, well good, great point, beautiful floors, I mean clean,
- 24:06Speaker 4: this is nice, really nice.
- 24:12Speaker 6: Yeah, so call me go see it.
- 24:14Speaker 4: Yeah, just go go go do a walk through, no pressure,
- 24:20Speaker 4: I mean, just have a look at this. And so
- 24:23Speaker 4: this is a condo. Yeah, so someone else's mowing the
- 24:28Speaker 4: lawn here.
- 24:28Speaker 6: Or someone else's mowing the lawn, someone else is doing
- 24:31Speaker 6: the exterior maintenance.
- 24:32Speaker 4: Yeah wow, that's a big lawn man.
- 24:38Speaker 6: Well yeah, my, you know the kind of fees are
- 24:42Speaker 6: are are cheap. I mean a lot of places kind
- 24:44Speaker 6: of fees will be three, four or five hundred dollars
- 24:46Speaker 6: a month. These are I think one seventy six a
- 24:48Speaker 6: month that includes your trash and insurance and plowing mowing.
- 24:56Speaker 4: Incredible. Yeah, just could of comment here that pricing thing
- 25:00Speaker 4: that you're speaking of, its two way street. If people
- 25:03Speaker 4: are comfortable at listing at four ninety nine and one
- 25:07Speaker 4: a quick sale as opposed to six fifteen and waiting
- 25:10Speaker 4: one to two months for a contract, and that says
- 25:16Speaker 4: it all.
- 25:22Speaker 6: Yeah, everyone's circumstances are different, but I mean I've seen
- 25:27Speaker 6: a consistent pattern of typically underpricing, significantly underpricing happening, especially
- 25:38Speaker 6: in the entry level America.
- 25:42Speaker 4: We have heard a lot lately from the Governor's office
- 25:50Speaker 4: about the notion of kinding changing things up with how
- 26:00Speaker 4: it's been since COVID of people working from home, and
- 26:06Speaker 4: I'm not just talking about state employees. There's been a shift,
- 26:13Speaker 4: and it's a shift that has done well for businesses
- 26:19Speaker 4: and done well in certain situations and in other areas.
- 26:26Speaker 4: We've learned that this is not the type of employee
- 26:30Speaker 4: that needs to be working from home. We need them
- 26:33Speaker 4: in the office, but there's others that have flourished and
- 26:38Speaker 4: done very well with that. But it's an interesting shift.
- 26:46Speaker 4: And now we hear from the Governor's office that we
- 26:49Speaker 4: could be shifting back more to the office. How does
- 26:55Speaker 4: this affect commercial real estate? What what say you about?
- 27:02Speaker 6: I mean, I don't know if it affects commercial real
- 27:05Speaker 6: estate because the state already has a bunch of properties.
- 27:07Speaker 6: They certainly have capacity for people to come back to
- 27:09Speaker 6: work in the office. And I mean, I think it's
- 27:15Speaker 6: a good idea. I think we've been a little spoiled
- 27:18Speaker 6: being able to work from home and with I'm sure
- 27:21Speaker 6: there's some rare exceptions of people that can be more
- 27:23Speaker 6: productive working at home, but the reality is you're more
- 27:27Speaker 6: productive in the office. And it's the it's the little
- 27:30Speaker 6: things you know you need, you need a piece of information,
- 27:35Speaker 6: You can stick your head in someone's door in their
- 27:36Speaker 6: office and ask the question and go about your day,
- 27:39Speaker 6: as opposed to sending a text or an email.
- 27:43Speaker 4: People.
- 27:44Speaker 6: I think people miss the camaraderie of being in the office.
- 27:48Speaker 6: I mean I would I personally wouldn't love working at
- 27:53Speaker 6: home and being you know, away from people all the time.
- 27:58Speaker 6: So it's probably a good thing. I mean, you know,
- 28:00Speaker 6: I know some local businesses. I won't name them, but
- 28:04Speaker 6: you know that we're their employees were working remotely during
- 28:07Speaker 6: COVID and they and they work on billable hours and
- 28:10Speaker 6: the same clients they've had for fifteen twenty five years,
- 28:14Speaker 6: and all of a sudden, the hours were, you know,
- 28:18Speaker 6: thirty percent higher to get the same amount of work done. Now,
- 28:22Speaker 6: these owners didn't pass that along to their clients because
- 28:25Speaker 6: they knew historically what it had been, but clearly not
- 28:30Speaker 6: as productive. And also, you know, we were talking about
- 28:33Speaker 6: like getting a real estate license and learning. You aren't
- 28:36Speaker 6: going to learn anything in any any business at home.
- 28:39Speaker 6: You're going to learn if you're new to something, You're
- 28:41Speaker 6: going to learn being in the office and being able
- 28:44Speaker 6: to hear what's going on and talk to people.
- 28:51Speaker 4: Are you hoping that there's going to be more commercial
- 28:56Speaker 4: properties that are going to be available or do you
- 29:01Speaker 4: feel that there are already plenty that are in beautiful
- 29:06Speaker 4: shape and moved in ready.
- 29:11Speaker 6: Well, there aren't that many that are in beautiful shapes
- 29:13Speaker 6: that are moving ready. I mean, we have an old
- 29:15Speaker 6: we have old housing stock, we have an old commercial stock.
- 29:18Speaker 6: We don't have enough warehouse space by far. You know,
- 29:23Speaker 6: I think right now we're a little heavy on, you know,
- 29:28Speaker 6: on retail and office space. But you know, if the
- 29:31Speaker 6: trend that's happening continues nationwide and people start coming back
- 29:34Speaker 6: into the office, hopefully they'll take care of itself a
- 29:37Speaker 6: little bit.
- 29:39Speaker 4: What other offices does BCK have.
- 29:44Speaker 6: Well, you know, one time we had fourteen offices. It's
- 29:47Speaker 6: across three states, and I'm happy that we're down to
- 29:49Speaker 6: three offices. So we've got wet more real estate and woodstock,
- 29:53Speaker 6: and we've got wind Haul real estate down in Stratton, Stratton. Yeah.
- 29:57Speaker 4: And you were over in Maine, right.
- 30:00Speaker 6: We're in man in New Hampshire.
- 30:01Speaker 4: Yeah.
- 30:04Speaker 6: Yeah, put a lot of miles and maker.
- 30:07Speaker 4: Kid only imagine and now how many just three? Just three? Okay?
- 30:15Speaker 4: But still Central Fromounce top choice for home sales for
- 30:18Speaker 4: the last what six years? Something like that? How many
- 30:22Speaker 4: six years? Seven years?
- 30:24Speaker 6: How about since nineteen eighty one, since eighty one, No
- 30:29Speaker 6: one's I mean there's a no, no companies sold. No
- 30:33Speaker 6: one's sold more in real estate than we have since
- 30:36Speaker 6: nineteen eighty one.
- 30:37Speaker 1: Wow.
- 30:39Speaker 4: Wow, did you have a We.
- 30:43Speaker 6: Have a website bccsales dot com that shows all our
- 30:46Speaker 6: sales over the years they ad upted. I haven't put
- 30:49Speaker 6: the twenty twenty five sales on yet.
- 30:51Speaker 4: What's what is the.
- 30:55Speaker 2: What?
- 30:55Speaker 4: Why is pre approval something that is so critical? It's
- 31:04Speaker 4: so important. I'm guessing that you've had folks come through
- 31:10Speaker 4: the door and you've had to turn them around and said,
- 31:16Speaker 4: let's begin at the beginning here, get pre approved so
- 31:22Speaker 4: that we can get to a lender, so that we
- 31:24Speaker 4: can know, we can kind of refine what we're looking
- 31:28Speaker 4: at here.
- 31:28Speaker 6: Well, it's huge. Pre approval is huge, and it's not
- 31:31Speaker 6: it's because you can go online and you can fill
- 31:34Speaker 6: out a forum and get a preapproval we'll say pre
- 31:36Speaker 6: approval letter. But they haven't run your credit report, they
- 31:39Speaker 6: haven't verified you have the deposit, they haven't verified your employment.
- 31:43Speaker 6: So the letter isn't really worth the paper it's printed on.
- 31:47Speaker 6: So it's important that you have a true preapproval, not
- 31:50Speaker 6: just a prequalification letter where they've pulled your credit. They've
- 31:55Speaker 6: you know, they know you're verified your income, your employment,
- 31:59Speaker 6: and so you can buy with confidence and the sellers
- 32:03Speaker 6: can sell to you with confidence knowing that you're you know,
- 32:06Speaker 6: you're likely to get your mortgage.
- 32:09Speaker 4: M and then sit down with you and your staff
- 32:17Speaker 4: and design a strategy what you're what you're looking for.
- 32:23Speaker 6: I mean I would, unless you know you've got a
- 32:27Speaker 6: good lender, I would at least start with us asking
- 32:30Speaker 6: which lenders you should consider going to find out how
- 32:34Speaker 6: much you can afford, you know, and a lot of
- 32:37Speaker 6: times what you can afford and what you want to
- 32:39Speaker 6: pay are two different things. And that's okay.
- 32:43Speaker 4: Yeah, bridging that gap, though, is is critical. It's it's
- 32:47Speaker 4: important to do that. I mean, you know, the million
- 32:53Speaker 4: dollar question, and I've heard it from from friends, is
- 32:56Speaker 4: how you know, my god, how much you know? I'm
- 32:58Speaker 4: paying third teens a month? Can I afford to buy?
- 33:06Speaker 4: Can I afford to get out from from underneath a rental?
- 33:13Speaker 4: Is that possible?
- 33:15Speaker 6: Yeah? I mean rents have gone up so much. I
- 33:17Speaker 6: mean rents have probably gone up as much or more
- 33:20Speaker 6: on a percentage basis than houses. So I mean, at
- 33:24Speaker 6: the end of the day, you're just paying somebody else's
- 33:26Speaker 6: mortgage renting. And I'm not saying that renting is bad
- 33:28Speaker 6: because you know some people they should rent. You know,
- 33:32Speaker 6: if you're if you aren't gonna if you don't know
- 33:34Speaker 6: for certain, you're going to be in an area for
- 33:36Speaker 6: at least five years, you probably shouldn't buy a house.
- 33:39Speaker 6: If you don't have the time or the lifestyle to
- 33:43Speaker 6: want to take care of a house, then you shouldn't
- 33:48Speaker 6: buy a house. You should you should rent. So it's
- 33:51Speaker 6: it's just a it's just a lifestyle choice. But if
- 33:54Speaker 6: you you know, if you know you're going to be
- 33:56Speaker 6: in the area and you've got a stable job, and
- 33:59Speaker 6: you know you want to build some equity, you want
- 34:02Speaker 6: to have the pride of owning a home, which is
- 34:06Speaker 6: you know, hard to put a tangible value on, but
- 34:10Speaker 6: by a house.
- 34:11Speaker 4: Yeah, I don't want to ask you about the picking.
- 34:17Speaker 4: Of course. I think one of the last times had
- 34:20Speaker 4: you in here, listings were few and far between them,
- 34:25Speaker 4: which just weren't that many. But I'm seeing BCK signs
- 34:29Speaker 4: more and more now, so we're picking up.
- 34:32Speaker 6: With there's more listings. There's I mean, there's you know,
- 34:34Speaker 6: there's fifteen listings in Berry City this morning, which again
- 34:41Speaker 6: is not a lot, you know, so there's a few
- 34:45Speaker 6: in each price range, whereas you know, year year and
- 34:50Speaker 6: a half ago, we might just have like a few
- 34:53Speaker 6: listings and maybe one in each price range. If you're
- 34:56Speaker 6: lucky twenty five single family homes in Berrytown on the
- 35:01Speaker 6: market right now. I mean back in you know, the day,
- 35:06Speaker 6: in the early two thousands, it wasn't unusual. They have
- 35:09Speaker 6: you know, fifty properties in the market, you know, in
- 35:11Speaker 6: Berry City and Berrytown in the market. That was normal.
- 35:14Speaker 6: It took you know, six to nine months to sell
- 35:18Speaker 6: a lot of times. That was a normal, normal thing.
- 35:22Speaker 6: You know, this stuff, you know, selling in a few days,
- 35:27Speaker 6: that's not normal.
- 35:29Speaker 4: Interesting BCK realestate dot Com to see some of the listings.
- 35:35Speaker 4: Of course, you can always walk right up to the
- 35:36Speaker 4: glass on North Main Street and have a look.
- 35:39Speaker 6: That is one of the advantages of have in a storefront.
- 35:42Speaker 4: Sure, yeah, I want to ask you about Steve McKenzie.
- 35:48Speaker 4: I don't know if he had a chance to see
- 35:50Speaker 4: him yesterday popped in here and they did. We got
- 35:53Speaker 4: him on the couch and he was breaking the news
- 35:56Speaker 4: about the JJ Newberry building right down the road here,
- 36:00Speaker 4: a building that you are very familiar with. You have
- 36:07Speaker 4: spent your whole life right here in central Vermont. So
- 36:12Speaker 4: before we go into that, what what memories do you
- 36:15Speaker 4: have of the JJ Newberry Building.
- 36:18Speaker 6: Well, I didn't spend my whole life here my wife
- 36:19Speaker 6: grew up here, but you know, I've been here since
- 36:23Speaker 6: ninety five. But I mean it's it was operating when
- 36:28Speaker 6: I when we moved back here, it went out of
- 36:35Speaker 6: business shortly thereafter, and it's been just getting worse and worse,
- 36:39Speaker 6: kind of a blight on main street ever since. So,
- 36:44Speaker 6: you know, thank goodness for people like Steve, you know,
- 36:47Speaker 6: to pull something like that together and do it. I
- 36:50Speaker 6: think that you know, I struggled with it. You know,
- 36:54Speaker 6: they're they're, even though they've gotten the price reducer, paying
- 36:57Speaker 6: top dollar for it. And you hate to reward owners
- 37:02Speaker 6: that haven't necessarily been the most favorable stewards of Barry City.
- 37:07Speaker 6: But the pros outweigh the cons, and I think sometimes
- 37:11Speaker 6: you just have to hold your nose and and and
- 37:14Speaker 6: do it. I think it's going to be long term,
- 37:16Speaker 6: it's going to be very, very beneficial. We're lucky to
- 37:19Speaker 6: have Steve on it. I you know, they don't have
- 37:24Speaker 6: a written agreement yet. I probably personally wouldn't have have
- 37:28Speaker 6: gone public with it yet because I know how things
- 37:31Speaker 6: can fall apart when they get down to writing, because
- 37:34Speaker 6: it's like, oh, what do you mean you want this? Oh?
- 37:36Speaker 6: I assumed that that was part, Oh well, no, that
- 37:38Speaker 6: wasn't my idea. And so you know, fingers crossed they
- 37:43Speaker 6: get a written agreement soon.
- 37:46Speaker 4: Yeah, he's feeling pretty optimistic that it'll come before at
- 37:52Speaker 4: the end of the year, we'll have a purchase in
- 37:55Speaker 4: sales agreement.
- 37:55Speaker 6: I mean, thank you. Steve's working on I mean, Steve,
- 37:57Speaker 6: you know, he was at the school board. He's smart,
- 38:00Speaker 6: negotiated a lot of contracts. I mean, if anybody can
- 38:03Speaker 6: get and he has such patience. He doesn't get rattled
- 38:07Speaker 6: or excited, and that's easy to do in the situations
- 38:12Speaker 6: like this.
- 38:12Speaker 4: Yeah, and we shouldn't just say Steve, but all of
- 38:18Speaker 4: BA DC they've really taken the bowl by the horns
- 38:22Speaker 4: here and said we're going to try to And I
- 38:24Speaker 4: thought it was kind of a tall order, to be
- 38:26Speaker 4: honest with you, that we're going to try to put
- 38:29Speaker 4: some money together and have our community pitch in to
- 38:33Speaker 4: buy this this property.
- 38:34Speaker 6: Yeah, I know, and Kyl Rinker first approached me about it.
- 38:36Speaker 6: I was like, how are you going to how are
- 38:38Speaker 6: you going to do that? But I mean, over the
- 38:41Speaker 6: years we've seen that Berry people, particularly business owners, are
- 38:46Speaker 6: pretty generous and they're pretty community oriented. So I get
- 38:55Speaker 6: I'm not. I'm not really completely surprised, you know, especially
- 38:58Speaker 6: when you got people like Carl and Steve, you know,
- 39:00Speaker 6: who've been around for years and have done so much,
- 39:03Speaker 6: When you know and they come and ask you to
- 39:05Speaker 6: do something. I mean, Steve, Steve came to me twice
- 39:08Speaker 6: before I donated.
- 39:10Speaker 4: Did he threaten to put you in a chokehold?
- 39:13Speaker 6: No, he threatened to not give Lily biscuits when he
- 39:15Speaker 6: came in.
- 39:18Speaker 4: Worse. But yeah, point well made there that businesses around
- 39:27Speaker 4: here are very passionate about making our city better, and
- 39:34Speaker 4: that has been more than an ice ore. It's been
- 39:37Speaker 4: an ice ore, yes, for a long time. But it's
- 39:41Speaker 4: more than that. It's wasted space that really could be
- 39:46Speaker 4: serving a great purpose here, not just tax revenue, but
- 39:50Speaker 4: just bringing something new to I mean.
- 39:55Speaker 6: To barrass even if they throw it down and put
- 39:57Speaker 6: parking in it, would I mean, you can't thank you
- 40:00Speaker 6: for seeing. One of the big assets we have in
- 40:02Speaker 6: Barrie is we have parking.
- 40:05Speaker 4: Yep.
- 40:06Speaker 6: I mean, it's a it's a it's a big deal.
- 40:09Speaker 6: So you know, I'm sure they'll probably won't just do
- 40:12Speaker 6: parking there, but.
- 40:14Speaker 4: You're in green space for a couple of years.
- 40:16Speaker 6: Yeah, but if, but if all ultimately all ended up
- 40:18Speaker 6: as being parking, that's still a win and it's not
- 40:21Speaker 6: going to be ugly.
- 40:25Speaker 4: We know that if we can get this closing out
- 40:28Speaker 4: of the way, that the next stage, as Steve said,
- 40:32Speaker 4: was all of the permitting and the and the testing
- 40:36Speaker 4: of the environmental stuff for that building has to be
- 40:42Speaker 4: really determined before we start going in there with bulldozers
- 40:46Speaker 4: and taking that building down. And this is going to
- 40:49Speaker 4: be a process and this is frankly probably going to
- 40:53Speaker 4: test some patients of our residents here. This is this
- 40:58Speaker 4: takes time to cut through all this red.
- 40:59Speaker 6: Yeah, but the good as the Steeve's been through it before.
- 41:01Speaker 6: I mean we when we did City Place in two
- 41:05Speaker 6: thoy eighteen nineteen. You know it's three buildings, sixty apartments
- 41:11Speaker 6: and they are all wood frame, but I mean everything
- 41:15Speaker 6: got tested, all the paint, the windows, you name it,
- 41:18Speaker 6: the ground before they could do anything. You know, in
- 41:20Speaker 6: the old days they would have called it the fire
- 41:22Speaker 6: department just burned them down. But can't do that anymore.
- 41:24Speaker 4: Training. Yeah, got to comment here, the high rental prices
- 41:30Speaker 4: discourage a lot of new businesses. Unfortunately. If renting and
- 41:35Speaker 4: renovation is even an option. Any response to.
- 41:40Speaker 6: That about residential rentals, Yeah, I mean I think that's
- 41:45Speaker 6: a problem statewide. You know, the cost of I mean
- 41:50Speaker 6: even home ownership, and the cost is a percentage of
- 41:54Speaker 6: income in Vermont's high and that you know, that is
- 41:58Speaker 6: a challenge that you throw on top of, you know,
- 42:00Speaker 6: some of the difficult regulatory environment that we have here.
- 42:04Speaker 6: It's hard to get businesses to to come here. I
- 42:08Speaker 6: remember going out to Las Vegas, a huge commercial convention
- 42:13Speaker 6: that they have out there, where all the franchises and
- 42:16Speaker 6: chains and national companies were there, and every person I
- 42:20Speaker 6: talked to was like, oh, you know, it's too hard
- 42:23Speaker 6: to get permits in Vermont. I don't want to come
- 42:24Speaker 6: to Vermont. And that was discouraging, you know, to hear that.
- 42:28Speaker 6: So we've got we've got a lot of things to
- 42:30Speaker 6: work on besides just rental prices. I think, you know,
- 42:33Speaker 6: the state's trying to make some initiatives to create more
- 42:37Speaker 6: housing and that's good and business rentals. Business rentals really depends.
- 42:46Speaker 6: I mean, we've got there's certainly space available.
- 42:50Speaker 4: People need space. Yeah, what would you like to see
- 42:55Speaker 4: going the JJ Newberry space?
- 43:01Speaker 6: Oh, I don't know. I have five years from I
- 43:02Speaker 6: haven't really thought that hard about it. I mean, I
- 43:06Speaker 6: say anything a piece of Bear Dirt's improvement over what's
- 43:11Speaker 6: there now?
- 43:13Speaker 4: Outdoor skating rink, I don't know. Indoor row is kind
- 43:16Speaker 4: of no, I don't know. Come on, man, I'll go
- 43:20Speaker 4: in on that with you.
- 43:22Speaker 6: I have to think more about it.
- 43:27Speaker 4: Finally this morning. And I love the fact that you're
- 43:31Speaker 4: in here, and I love having this conversation with you,
- 43:33Speaker 4: and we should do it more frequently.
- 43:35Speaker 6: Yes, we should.
- 43:37Speaker 4: Let's talk about the Marsha b Foundation Dota Work. Yeah,
- 43:42Speaker 4: that's the site that more and more people should I'm
- 43:46Speaker 4: going to drop it in the link here. Tell me
- 43:49Speaker 4: about this. Your wife, Marcia was an amazing lady who
- 43:54Speaker 4: loved and supported her community far beyond ways that were
- 44:00Speaker 4: always visible to to others, and really embraced real change
- 44:09Speaker 4: for for kids. Wanted something great for children in our
- 44:14Speaker 4: community beyond the classroom. Tell me about this.
- 44:20Speaker 6: Well, we're still in the in the fundraising stages, so
- 44:26Speaker 6: you know, that's that's kind of where we're at. We
- 44:28Speaker 6: want to we want to build it up to an
- 44:30Speaker 6: amount that's significant enough to do something that's meaningful.
- 44:38Speaker 4: Yeah, what what schools are we talking about? For maybe
- 44:43Speaker 4: after school programs.
- 44:47Speaker 6: Barry Town for sure, very you know, Barry City, No,
- 44:51Speaker 6: Barry was always our focus and Marsh's focus. I mean,
- 44:55Speaker 6: you know, she did a lot this under the radar.
- 44:58Speaker 6: There are a lot of kids that really didn't have
- 45:00Speaker 6: a lot of guidance at home there you know that
- 45:02Speaker 6: would they'd be at our house. And I mean there
- 45:05Speaker 6: were kids she took to do their college visits because
- 45:08Speaker 6: their parents just weren't around or weren't interested to do it.
- 45:12Speaker 6: And and I think a couple of girls in particular
- 45:16Speaker 6: that ended up doing extremely well, going into good schools
- 45:22Speaker 6: and now have great careers.
- 45:23Speaker 2: And and.
- 45:26Speaker 6: You know, she didn't really tootor her own horn much
- 45:30Speaker 6: about that, but you know she really helped a lot
- 45:32Speaker 6: of people like that just kind of quietly wasn't looking
- 45:35Speaker 6: for accolades or praise.
- 45:40Speaker 4: Oh one more time, Marsha b Foundation dot org. Get
- 45:46Speaker 4: on there, learn more about it, make a donation, be
- 45:51Speaker 4: part of that movement as it continues to grow. And
- 45:57Speaker 4: of course I can rely on you and see them too.
- 46:00Speaker 4: Keep me updated on Well they.
- 46:02Speaker 6: Do a new park over at St. Monica. Is they
- 46:04Speaker 6: named after her? The playground?
- 46:06Speaker 4: Yeah, I'd be remiss if I didn't ask you before
- 46:13Speaker 4: we close out this morning about Summer Street and the
- 46:18Speaker 4: new space. The new housing space that's that's being proposed
- 46:23Speaker 4: and going to be looks like it's we're going to
- 46:27Speaker 4: have a ribbon cut here at some point soon. How
- 46:31Speaker 4: do you feel about that?
- 46:33Speaker 6: I mean, I don't know a ton about it. I'm
- 46:40Speaker 6: not overly excited about it. I mean, I think we
- 46:44Speaker 6: we need housing, and you know, we need law and
- 46:49Speaker 6: modern income housing, but we need regular, affordable workforce housing too,
- 46:57Speaker 6: and I'd rather see us focusing on that. Okay, anything else, No,
- 47:10Speaker 6: I mean, I you know, I want to be controversial.
- 47:12Speaker 6: I'm concerned about the new career center.
- 47:15Speaker 4: Go ahead.
- 47:16Speaker 6: Well, it's it's a big it's a big ticket, you
- 47:18Speaker 6: one hundred and forty nine million, and and it's it's
- 47:22Speaker 6: going to have an impact on people's people's taxes. And
- 47:26Speaker 6: you know, I think the location in the middle of
- 47:29Speaker 6: a neighborhood, on the top of a hill in Grantville's
- 47:31Speaker 6: a bad idea. I'm all for vocational training. I think
- 47:35Speaker 6: we need it desperately. I just think that with the
- 47:38Speaker 6: consolidation that's going to be happening in the schools, there's
- 47:41Speaker 6: going to be some of these school campuses that are
- 47:43Speaker 6: going to be available that could be redeveloped, and that
- 47:46Speaker 6: building a new building on that scale is really not
- 47:51Speaker 6: sustainable here in central Vermont. But again, don't get me wrong,
- 47:56Speaker 6: we need vocational training very badly. You know, it's it's
- 48:02Speaker 6: very important.
- 48:04Speaker 4: Yeah, we have a couple of industries that we need
- 48:07Speaker 4: to the need to shift gears. We need a bigger,
- 48:11Speaker 4: broader workforce, and not just the building trades.
- 48:18Speaker 6: All of them, all of them totally agree. Yeah, thank
- 48:22Speaker 6: you so much for coming in here. Man, Oh my pleasure.
- 48:25Speaker 4: Really appreciate it. Thanks always. Let's do it again soon.
- 48:28Speaker 6: Absolutely.
- 48:29Speaker 4: Will Will I ever be able to sit down with
- 48:33Speaker 4: with Linda?
- 48:34Speaker 6: Sure? Absolutely, Yeah, I'd love to have you factor.
- 48:37Speaker 4: Maybe I'll come over to the office one of the
