- 0:00SPEAKER_00: Realtors, have you started a YouTube channel and you're wondering what's going on?
- 0:06SPEAKER_00: My phone's not ringing off the hook.
- 0:08SPEAKER_00: You know, you've made a few videos, they have some views, maybe 37, maybe 150 views, and you're looking at it thinking, what is going on?
- 0:18SPEAKER_00: Well, it might not necessarily mean it's not working, so don't quit yet.
- 0:24SPEAKER_00: Because most agents quit before you give YouTube a chance to actually begin to work for you.
- 0:31SPEAKER_00: Consistency and persistence.
- 0:34SPEAKER_00: And I've done the homework.
- 0:36SPEAKER_00: So in this video, I want to talk with you about why your early videos might not be getting the views that you anticipated they were getting, why that doesn't necessarily mean they're failing, and what you should be paying attention to more than just a subscriber count.
- 0:52SPEAKER_00: And lastly, most importantly, is why YouTube can become one of your greatest long-term assets in your real estate business.
- 1:01SPEAKER_00: My name is Robin Cavallero.
- 1:03SPEAKER_00: Welcome to Stop Chasing, Start Attracting.
- 1:05SPEAKER_00: I am a practicing realtor in the villages, Florida, and I built my business on YouTube.
- 1:12SPEAKER_00: Buyers found me online and they knew me before they even called me.
- 1:19SPEAKER_00: And it didn't happen because I uploaded a couple of videos and suddenly thousands of people showed up calling me wanting to buy homes.
- 1:27SPEAKER_00: That's far from the case.
- 1:29SPEAKER_00: It took a lot of time and a lot of work to get my YouTube channel to where it is today.
- 1:34SPEAKER_00: And it took experimenting and trial and error.
- 1:37SPEAKER_00: And believe me, I've loaded up videos that were amazing.
- 1:42SPEAKER_00: And I've uploaded videos where I thought, wow, this is awesome.
- 1:45SPEAKER_00: And it was a dog.
- 1:47SPEAKER_00: So it happens to all of us, but you have to stay with it because some videos will absolutely go nowhere.
- 1:54SPEAKER_00: And you cannot pay attention to each person's channel that you see on YouTube, you know, or even like TikTok and Instagram, you see them dancing around and their video goes viral.
- 2:05SPEAKER_00: Well, I talk about this in my training.
- 2:08SPEAKER_00: Um, that doesn't prove anything.
- 2:10SPEAKER_00: That proves you can dance online.
- 2:13SPEAKER_00: Doesn't mean people are going to be attracted to you and want to use you for representation and to help them find a home to purchase or to sell their home.
- 2:23SPEAKER_00: So point number one, your first videos you have to think of as research.
- 2:28SPEAKER_00: You know, you have to stop expecting 10 videos to perform like your hundredth video because early on in the process, you're learning.
- 2:39SPEAKER_00: You're learning about how to film, what to sound like, how to position the camera, what to say, what not to say, what kind of uh thumbnail you need to make.
- 2:51SPEAKER_00: How long should the video be?
- 2:53SPEAKER_00: How do I talk?
- 2:54SPEAKER_00: Should I talk naturally, or should I read from a script like this?
- 2:59SPEAKER_00: Will this be better?
- 3:01SPEAKER_00: And things will work for others that may or may not work for you.
- 3:07SPEAKER_00: So you have to experiment.
- 3:10SPEAKER_00: Subject lines for your titles.
- 3:14SPEAKER_00: Obviously, we talked about the thumbnails, the descriptions.
- 3:18SPEAKER_00: You know, there's so many elements that go into this, and you just need to persevere.
- 3:24SPEAKER_00: So keep posting and publishing.
- 3:28SPEAKER_00: Point number two, most of us, even myself, obsess over views, and we get way caught up in vanity numbers.
- 3:38SPEAKER_00: I'm living proof you don't need big numbers to make a lot of money in real estate.
- 3:45SPEAKER_00: I have right now, today, I've had that channel for I've been selling uh six years and my seventh year.
- 3:52SPEAKER_00: I have 17,200 and I think 16 subscribers.
- 3:56SPEAKER_00: But 75% of the people that watch my content aren't subscribed.
- 4:01SPEAKER_00: And I sell a lot of homes.
- 4:04SPEAKER_00: Like this year to date, I've already sold 65, and I am a single agent, and I accredited all to social media and video content.
- 4:14SPEAKER_00: And I can have a video that only gets 300 views and get three buyers from it.
- 4:19SPEAKER_00: And the reason for that is because the content is impactful and it's saying something to my buyer and my seller.
- 4:27SPEAKER_00: I know what I'm talking about, I'm the one that they have to have working for them because I've educated them through video.
- 4:38SPEAKER_00: So you put out content about moving into your community, what your market is doing, um, new construction.
- 4:48SPEAKER_00: You know, it's really going to be all about the content.
- 4:52SPEAKER_00: And if your video got 300 views, was that a bad video?
- 4:57SPEAKER_00: Well, absolutely not, because I would rather have 500 targeted, engaged people watching my video than 50,000 people watching me dance eating an ice cream cone.
- 5:10SPEAKER_00: And I know you've all watched that.
- 5:12SPEAKER_00: And to me, those videos are funny and people are watching, but they're just watching.
- 5:19SPEAKER_00: They're not engaging.
- 5:21SPEAKER_00: And that, my friends, is the best advice that I can give you.
- 5:25SPEAKER_00: You have to create content that is engaging because views are not the only metric you need to worry about.
- 5:34SPEAKER_00: You need people to engage, and whether that's questions that they're asking, they're picking up the phone.
- 5:42SPEAKER_00: And that's how you're really going to measure if your content's successful.
- 5:46SPEAKER_00: Are my customers picking up the phone to call me?
- 5:50SPEAKER_00: And it's really about the content.
- 5:53SPEAKER_00: Point number three: one right client changes all of that math because real estate is really different from a lot of YouTube niches.
- 6:06SPEAKER_00: If you're selling a$29 product, um, I don't know, some little exercise equipment, or could be this phone case.
- 6:14SPEAKER_00: One transaction can be worth a thousand, two thousand, ten thousand dollars.
- 6:19SPEAKER_00: And that completely changes how you should look at your channel.
- 6:23SPEAKER_00: One client can make dozens of videos worthwhile because one client has to watch your video, and you could make 10, 15, 20, 30, 40,000 from that one video because that content resonated with your customers.
- 6:41SPEAKER_00: Again, persevere, keep recording, because one right client is going to be a thousand random views every day of the week, and you can take that to the bank, people.
- 6:54SPEAKER_00: So, point number four YouTube content has a long life because it's one of the biggest reasons I love YouTube.
- 7:04SPEAKER_00: A Facebook post will disappear almost immediately, and you can't search it and go back and look for it, right?
- 7:11SPEAKER_00: And you know that.
- 7:12SPEAKER_00: And I have been very successful in the past year.
- 7:16SPEAKER_00: I didn't really use Facebook all that much.
- 7:19SPEAKER_00: I I don't know why.
- 7:20SPEAKER_00: I just started, it was back in December of last year, of 2025, that I purchased a program called Opus Clips.
- 7:29SPEAKER_00: And what it does is it takes my long form content and it'll cut it into um shorts and add captions.
- 7:38SPEAKER_00: And now I also upload a lot of my shorts that I'll just record a short on my phone and I uploaded it into Opus Clips so I can edit it a little bit and add captions.
- 7:50SPEAKER_00: And the same thing is like with Instagram reels, they can't, you can't search it, it won't come back, it'll just appear in your potential customers' feeds and they'll make comments.
- 8:02SPEAKER_00: Like I've seen some shorts that I made maybe a year ago and they're still resurfacing, but not on demand.
- 8:09SPEAKER_00: Does that make sense?
- 8:11SPEAKER_00: So um you have to use it all, but if you're interested with Opus clips, so I've saw my engagement on Facebook increase.
- 8:21SPEAKER_00: Now I'm up to almost 4 million views since last year on Facebook, and now my customers are finding me on there by posting video content.
- 8:31SPEAKER_00: So that content is actually on YouTube and it is on Facebook.
- 8:36SPEAKER_00: And I love Opus Clips for that because it puts that, you know, it just gives you all those captions that I think are pretty cool.
- 8:44SPEAKER_00: Um, if you're interested, I do have an affiliate link listed below for Opus Clips.
- 8:50SPEAKER_00: Um, I love it.
- 8:51SPEAKER_00: I use it, schedule out my clips every day.
- 8:54SPEAKER_00: It's an amazing product and just check it out.
- 8:57SPEAKER_00: It might work for you, it might not be right for you.
- 9:00SPEAKER_00: And just a little caveat.
- 9:02SPEAKER_00: Um, in my in my real estate coaching and teaching, I do tell realtors, don't keep picking up the next greatest software or service.
- 9:12SPEAKER_00: Learn one, move on, don't overwhelm yourself.
- 9:15SPEAKER_00: All right, let's back to YouTube and video.
- 9:18SPEAKER_00: Um, so we're just talking about how on Facebook the um reels will disappear and you can't search them.
- 9:26SPEAKER_00: The same thing is with Instagram.
- 9:28SPEAKER_00: You know, I guess you could search hashtags, but let's face it, do you think your customers are going and searching hashtags?
- 9:35SPEAKER_00: I don't.
- 9:36SPEAKER_00: I think uh your customers are looking at their feed, and uh content creators are looking at hashtags on Instagram anyway.
- 9:46SPEAKER_00: But with YouTube, your content is evergreen.
- 9:50SPEAKER_00: People will watch your videos three months later, six months later, a year later.
- 9:55SPEAKER_00: I've had people call me and say, hey, you know, I saw that house you have for sale.
- 9:59SPEAKER_00: It was blah, blah, blah.
- 10:01SPEAKER_00: I was like, yeah, that was a nice house.
- 10:03SPEAKER_00: Um, I sold that four years ago because they're searching my market and the videos are coming up.
- 10:08SPEAKER_00: So think of it as you're creating a library of answers for people who are researching your market.
- 10:16SPEAKER_00: And remember, you pound YouTube will compound over time.
- 10:21SPEAKER_00: And that's where stats become very different from consistently chasing to the next level.
- 10:27SPEAKER_00: Your content starts working while you're doing something else.
- 10:31SPEAKER_00: Remember that.
- 10:33SPEAKER_00: I have people call me all the time.
- 10:35SPEAKER_00: Like I produce uh content that is very specific to my community, obviously, but I put it in um playlists and I send those back out.
- 10:48SPEAKER_00: And it's content that they really need to know about.
- 10:52SPEAKER_00: So if you are creating timeless content, and it could be time-sensitive, but somebody might pick it up and say, oh wow, she said that or he said that, let me give them a call.
- 11:03SPEAKER_00: So you're creating a library of content for your business, and because real estate is a business.
- 11:12SPEAKER_00: So point number five, you know, people have to see you more than once.
- 11:18SPEAKER_00: They actually have to see you three or four times before you become, oh hey, I recognize that person.
- 11:25SPEAKER_00: That's why it's so important.
- 11:27SPEAKER_00: I believe on my thumbnails, I always put my little, I have a cartoon logo, my broker's name, and my email and or my phone number.
- 11:37SPEAKER_00: And look, I run these thumbnails through Chat GBT a lot, and it'll say, Oh, take that away, take that away.
- 11:44SPEAKER_00: But I don't want to do that because when somebody goes to that thumbnail, I want them to know it's me, it's my branding.
- 11:51SPEAKER_00: And especially you want to make sure you stay branded if someone's relocating from another state because they're watching, they're researching, and they're comparing other agents and they're deciding who they can trust with one of the biggest decisions of their life.
- 12:07SPEAKER_00: And I just had a customer, she bought um, we went under contract yesterday.
- 12:13SPEAKER_00: I never met her.
- 12:14SPEAKER_00: We talked on the phone once.
- 12:16SPEAKER_00: She actually came to the community and I didn't meet up with her.
- 12:20SPEAKER_00: Uh, she put an offer in on a home and it fell through.
- 12:24SPEAKER_00: With and where I am, there's two different ways.
- 12:28SPEAKER_00: She put an just for argument's sake, she put uh an offer in with the developer and it fell apart.
- 12:35SPEAKER_00: And then she called me, she found another property.
- 12:38SPEAKER_00: And I asked her, you know, what made you choose me?
- 12:40SPEAKER_00: And she said, Well, I follow and I watch three other realtors on YouTube, and you've given me the most education and the most helpful information, and you were very real, very natural, and I res resonate with you, and I knew you would be the right partner for me.
- 13:02SPEAKER_00: So she called me.
- 13:04SPEAKER_00: We went, I went and videoed a house because she's out of state, uh, wrote up the offer, and it was accepted this morning.
- 13:11SPEAKER_00: But I mean, it's not that easy.
- 13:14SPEAKER_00: I've spent six years developing this trust with my potential buyers because they've been watching me for years and I don't even know it.
- 13:25SPEAKER_00: And they know me before they even pick up the phone.
- 13:29SPEAKER_00: They know I'm the one for them.
- 13:31SPEAKER_00: So when it comes to what they're watching and researching, the more you show up, the more familiar you become and you eventually stop being a stranger.
- 13:43SPEAKER_00: You're almost like their family.
- 13:45SPEAKER_00: The point number six, don't make YouTube harder than it really needs to be.
- 13:49SPEAKER_00: You don't have to have a television studio like here.
- 13:53SPEAKER_00: I've created a studio as a second location for me to record content.
- 14:00SPEAKER_00: You don't need a crazy situation like I have here.
- 14:04SPEAKER_00: All you need is this.
- 14:06SPEAKER_00: Start with this.
- 14:07SPEAKER_00: You don't need fancy graphics, you don't need a lot of b-roll and a lot of flash.
- 14:13SPEAKER_00: Start out simple.
- 14:15SPEAKER_00: Edit, record on your phone and edit on your phone.
- 14:20SPEAKER_00: Just start doing it.
- 14:22SPEAKER_00: Make sure you have good lighting.
- 14:25SPEAKER_00: YouTube, I mean, sound, these iPhones are amazing anymore with the quality of audio and video they put out.
- 14:34SPEAKER_00: And I do have a video, and you want to check this out here on my studio, which has actually changed a little bit from when I recorded that last year.
- 14:43SPEAKER_00: Um, but just get started, make the content and post it.
- 14:49SPEAKER_00: And think about topics that people are actually care about and the willingness to keep showing up.
- 14:56SPEAKER_00: Because sometimes all the editing becomes another excuse to not publish.
- 15:01SPEAKER_00: And believe me, when I set this studio up, I kept recording out my computer in my front office because I was afraid of this between the computer and the I do have a teleprompter to keep me on track.
- 15:19SPEAKER_00: Um, I have a Sophie light, I have a light that's shining up on the ceiling to produce more light, and then I have my backlighting, I don't know if you can see it here, but you don't need all of that.
- 15:31SPEAKER_00: I've evolved into it because I'm taking my real estate channel and I'm expanding it to this.
- 15:38SPEAKER_00: Stop chasing, start attracting for realtors to build their brand, grow their authority, reinvent their life in real estate, and my training coaching business.
- 15:47SPEAKER_00: So I've created a second space for myself.
- 15:50SPEAKER_00: But just be yourself, be straightforward, be authentic.
- 15:56SPEAKER_00: You don't have to be sound, you don't have to sound like a newscaster.
- 16:01SPEAKER_00: You just have to be yourself because that's what people want.
- 16:05SPEAKER_00: And point number seven, talk about what buyers and sellers actually care about.
- 16:11SPEAKER_00: Now, by you talking about what they care about, you are branding yourself as the expert, and you probably don't even realize it.
- 16:19SPEAKER_00: Every video shouldn't be, oh, hey, here's my new listing, this is a new market update.
- 16:25SPEAKER_00: Call me if you're buying, selling.
- 16:26SPEAKER_00: Please don't ever say that.
- 16:28SPEAKER_00: Say that as part of a video, but make sure you're providing education.
- 16:32SPEAKER_00: So in my home tour videos, I always say, Hey, remember, if you're looking to buy or sell in the villages, Florida, I'm your girl.
- 16:42SPEAKER_00: And people will come up to me and say that.
- 16:44SPEAKER_00: And I actually do this, call me, I'm your girl.
- 16:46SPEAKER_00: Because I'm old school, I'm actually gonna be 63 in a couple weeks.
- 16:50SPEAKER_00: I say now, millennials do this, younger people do this because this is what the phone looked like.
- 16:56SPEAKER_00: But when we grew up, this is the phone, and that's my market.
- 16:58SPEAKER_00: They get this.
- 16:59SPEAKER_00: Call me, I'm your girl.
- 17:01SPEAKER_00: And they love that.
- 17:02SPEAKER_00: So just one silly little tagline is really impactful.
- 17:06SPEAKER_00: It makes people feel comfortable.
- 17:08SPEAKER_00: And just talk and educate first, because by educating, you're asking for the business and without even knowing it.
- 17:17SPEAKER_00: Talk about taxes in your community, talk about homeowners insurance, the differences of neighborhoods, construction, new developments, schools, after-school programs, kids' programs for sports, commutes to the city, cost of living, expenses.
- 17:35SPEAKER_00: Um, talk about power bills.
- 17:38SPEAKER_00: How much does it cost to build a pool?
- 17:40SPEAKER_00: How much does it cost to maintain a pool?
- 17:43SPEAKER_00: All of these things prove yourself as an expert.
- 17:46SPEAKER_00: So your YouTube channel isn't failing.
- 17:50SPEAKER_00: People aren't watching because you're not saying anything that they really want to hear.
- 17:54SPEAKER_00: So here is the challenge.
- 17:57SPEAKER_00: I want you to remember this.
- 17:58SPEAKER_00: If you make six videos and decided YouTube doesn't work for you, you didn't test YouTube enough.
- 18:05SPEAKER_00: You tested six videos that probably didn't say anything to give people the reason to click on it.
- 18:12SPEAKER_00: I want you to now start posting videos, give yourself enough time to get better at it.
- 18:17SPEAKER_00: Give your audience enough time to find you.
- 18:20SPEAKER_00: Give YouTube enough content to understand who the videos are for, who is the market so they can send it out to them.
- 18:30SPEAKER_00: Because you don't need one viral video, you need a body of useful content that makes the right people say, I keep seeing this person, she's showing up in my feed all the time.
- 18:41SPEAKER_00: What's all this about?
- 18:43SPEAKER_00: And that's how you stop chasing every lead and you start building a business where people come looking for you.
- 18:49SPEAKER_00: So if you're a realtor trying to become better known in your market without spending an entire career chasing leads, make sure you hit that subscribe button.
- 18:58SPEAKER_00: But what I want you to do is in the link below, I have something called my agent authority assessment.
- 19:05SPEAKER_00: It's a free, takes about five to eight minute, 18 question quiz.
- 19:12SPEAKER_00: So you can rate yourself on where you are as far as being visible on social media.
- 19:20SPEAKER_00: And then it at the end of the quiz, it'll tell you where you are doing well and where you probably need to improve.
- 19:28SPEAKER_00: And that's exactly what we talk about here at Stop Chasing Start Attracting.
- 19:34SPEAKER_00: This is available on YouTube, and also you can catch me on a podcast, Stop Chasing, Start Attracting on Apple, iTunes, Um, Spotify.
- 19:44SPEAKER_00: Everywhere where there's a podcast, you can find me.
- 19:48SPEAKER_00: So make sure you like and subscribe.
- 19:50SPEAKER_00: And if you're interested in taking that next step, you need to join me in my agent authority lab and you will learn more about that.
- 19:58SPEAKER_00: But I really want you to take that agent authority assessment first.
- 20:02SPEAKER_00: Find out where you are being visible on social media and where you're strong and how you can improve, and then we will get you on your way to becoming a successful realtor.
- 20:14SPEAKER_00: Thank you for joining me on this episode, and I will see you next time.
