- 4:03Speaker 4: I'm too high. I can't contain myself right now.
- 4:07Speaker 3: Oh man, all right, we're gonna get into it.
- 4:09Speaker 8: Before we start, text the word learn to four zero
- 4:14Speaker 8: one two three eight seven four seven nine, or click
- 4:19Speaker 8: the link in the description of this video the NTI
- 4:22Speaker 8: information for updates on the release to the relaunch of
- 4:27Speaker 8: Eyo University, which will include the regional chapters, the course
- 4:30Speaker 8: nineteen courses, the live interactive classes. Is the whole vibe.
- 4:34Speaker 8: It's a whole situation. But Matt, we're gonna end it
- 4:39Speaker 8: with real estate. We talked about business branding, social media, branding.
- 4:43Speaker 8: We talked about business credit, and we're gonna end this
- 4:46Speaker 8: with real estate, something that's extremely important and it's been
- 4:49Speaker 8: a hot topic.
- 4:51Speaker 3: All right, so let's start here. What is the forecast?
- 4:56Speaker 8: What is your forecast for twenty twenty three when it
- 4:59Speaker 8: comes to real estate, when it comes to interest rates,
- 5:03Speaker 8: when it comes to home affordability, all of this stuff.
- 5:08Speaker 4: All right, good question, Richard. I would say I'm forecasting
- 5:12Speaker 4: from appreciation standpoint. I think home values and I've said
- 5:17Speaker 4: this before and I'm gonna say it again. Home values
- 5:20Speaker 4: will continue to appreciate in twenty twenty three. It will
- 5:23Speaker 4: get back to modest appreciation, normal appreciation, I should say.
- 5:28Speaker 4: I think, depending on where you are in the country,
- 5:31Speaker 4: we should see home appreciation anywhere from two to seven
- 5:35Speaker 4: percent on average nationwide, just depending on where you are. Now,
- 5:40Speaker 4: I know a lot of people see a lot of
- 5:41Speaker 4: fear mongering type of headlines out there when you see
- 5:44Speaker 4: home prices have declined or home sales have declined in
- 5:49Speaker 4: the past nine months. I know you guys see price reductions,
- 5:55Speaker 4: and don't you have to really read between the lines
- 5:58Speaker 4: when you're looking at all of that? Right, So right now,
- 6:02Speaker 4: year over year, November of twenty twenty one, compared to
- 6:05Speaker 4: November of this year, home prices have still appreciated seven
- 6:10Speaker 4: and a half percent annually. Now, you're not going to
- 6:13Speaker 4: see crazy twenty plus percent nationwide in almost every state
- 6:18Speaker 4: like you did in twenty twenty one. Twenty twenty and
- 6:21Speaker 4: twenty twenty one was just unicorn years. That's not normal, right.
- 6:26Speaker 4: Miami right now is not normal. Miami is up twenty
- 6:29Speaker 4: percent year over year. Still these that's not normal, right.
- 6:33Speaker 4: But if you look at appreciation over the past sixty
- 6:37Speaker 4: years in America, homes on average have appreciated four and
- 6:41Speaker 4: a half percent annually, and we're getting back down to
- 6:44Speaker 4: that normal rate of return on real estate, which is needed. Right.
- 6:49Speaker 4: Affordability is going to be questioned still because of inflation.
- 6:54Speaker 4: Although inflation dropped a couple percentage points, not a couple
- 7:00Speaker 4: center points, but dropped a little from like eight point
- 7:01Speaker 4: two to seven point seven on the last CPR report.
- 7:06Speaker 4: If that continues to go down, that's great news for
- 7:10Speaker 4: interest rates because interest rates tend to follow like the
- 7:13Speaker 4: inflation numbers and also the Fed funds. If the Feds
- 7:18Speaker 4: kind of slowed down on their raises, then you'll see
- 7:21Speaker 4: interest rates start trickling back down. Now. When that CPI
- 7:25Speaker 4: data was released about two weeks ago, I believe it was,
- 7:28Speaker 4: interest rates dropped from about seven in a quarter to
- 7:32Speaker 4: six and a half percent. Right now, next month when
- 7:36Speaker 4: this report comes out again, if if we start still
- 7:39Speaker 4: seeing those inflation numbers go down, you're gonna start seeing
- 7:43Speaker 4: mortgage rates kind of slowly but surely follow it. So
- 7:47Speaker 4: it's really on this inflation report that's really going to
- 7:50Speaker 4: determine where interest rates are going to go. I told
- 7:53Speaker 4: you in you know, a couple months ago that I
- 7:56Speaker 4: did foresee rates would be around seven percent by the
- 7:59Speaker 4: end of the year. The end of the year is
- 8:01Speaker 4: here where we a little bit under seven percent right now, right,
- 8:06Speaker 4: but still it's not a terrible rate. It's higher than
- 8:10Speaker 4: it was over the past two years, but historically it's
- 8:13Speaker 4: not a terrible rate. When I brought my first property
- 8:16Speaker 4: years ago, my rate was seven in a quarter, right,
- 8:20Speaker 4: So it's not a bad interest rate per se, it's
- 8:23Speaker 4: just higher. So where I see the market going, I
- 8:26Speaker 4: still continue to see it appreciate and just at normal levels,
- 8:31Speaker 4: I see that there's going to be less inventory or
- 8:34Speaker 4: new homes hitting the market because if these rates stay higher,
- 8:38Speaker 4: then why would home sellers want to sell their home?
- 8:41Speaker 4: Like I read something the other day and it said
- 8:44Speaker 4: that eighty five percent of mortgages in America have an
- 8:48Speaker 4: interest rate below four percent. Right now, there's over thirty
- 8:52Speaker 4: trillion and equity still in homes, although that's down right
- 8:57Speaker 4: a little bit, but it's still over thirty trillion. So
- 9:00Speaker 4: homeowners are sitting on a lot of leverage with low
- 9:03Speaker 4: interest rates and a lot of equity. So there's really
- 9:06Speaker 4: no reason for a seller if they do not have
- 9:09Speaker 4: to sell, why would they sell to put themselves in
- 9:12Speaker 4: a position to be at a higher rate at a
- 9:15Speaker 4: higher price. And if you go to rent, then you're
- 9:18Speaker 4: still paying higher rental prices because although rent prices have
- 9:22Speaker 4: dropped a little bit, it's still high. It's still over
- 9:25Speaker 4: two thousand dollars on average. So you're in a position
- 9:30Speaker 4: right now. I think home buyers and investors, what home
- 9:34Speaker 4: buyers I speak to, are in the position is you
- 9:36Speaker 4: damned if you do, you damned if you don't. Right,
- 9:39Speaker 4: it's either you going to rent or you're going to buy.
- 9:41Speaker 4: Either all you're going to pay a higher price. And
- 9:43Speaker 4: that's why you need to focus on really more streams
- 9:46Speaker 4: of income and being able to create a better lifestyle
- 9:50Speaker 4: for yourself because you can't control these markets, you can't
- 9:53Speaker 4: control inflation, but you can control what you do on
- 9:56Speaker 4: your daily basis, and that's bringing in more money, because
- 10:00Speaker 4: that's the only way you really truly fight inflation is
- 10:04Speaker 4: bringing in more money and investing.
- 10:07Speaker 9: Yeah, So from an investor standpoint, in one of the
- 10:10Speaker 9: articles that I was reading earlier today, they said that
- 10:13Speaker 9: the home purchases new home purchases from investors are down
- 10:17Speaker 9: by thirty percent as the rates rise. As we start
- 10:19Speaker 9: to see, like you said, rates hit maybe seven a quarter,
- 10:22Speaker 9: they've climbed down I think maybe six and three quarters.
- 10:26Speaker 9: Now do you see that trend continuing as far as
- 10:29Speaker 9: from an investment standpoint when we talk about real.
- 10:31Speaker 4: Estate, absolutely, I think you're gonna have some investors that
- 10:34Speaker 4: sit on the sideline. But that's gonna be an investors
- 10:36Speaker 4: who probably shouldn't have been in the business regardless. Right,
- 10:40Speaker 4: you gotta look at it. Right, when money is cheap,
- 10:42Speaker 4: everybody can do something because the money is so cheap,
- 10:46Speaker 4: and there was a lot of money in the streets too.
- 10:48Speaker 4: When you think about PPP loans, where you think about
- 10:52Speaker 4: people didn't have to pay rent. When you think about
- 10:55Speaker 4: all this stuff that put money out there, people didn't
- 10:57Speaker 4: even have to go to work for crime out loud
- 10:59Speaker 4: and it still was getting paid. So there was a
- 11:01Speaker 4: lot of money that was in the streets that enabled
- 11:04Speaker 4: people to go out there to invest at a high level.
- 11:08Speaker 4: Now you have it where rates are higher, especially if
- 11:10Speaker 4: you're buying investment properties those rates. If the homeowner rate
- 11:14Speaker 4: for primary residence is in a six seven percent, then
- 11:17Speaker 4: you're talking about eight to eleven percent if you're looking
- 11:21Speaker 4: to buy a rental property. So that's going to hurt
- 11:25Speaker 4: cash flowing numbers dependent on where you're looking to buy.
- 11:29Speaker 4: So yeah, you're going to see a lot of investors
- 11:32Speaker 4: kind of sit on the sidelines right now. But let's
- 11:34Speaker 4: really look at what a lot of the big boys
- 11:36Speaker 4: are still doing. Look at JP Morgan Chase, for example,
- 11:39Speaker 4: they just committed that they're going to buy billion dollars
- 11:41Speaker 4: worth of single family rentals. Like investors are going to
- 11:45Speaker 4: invest regardless of whatever the market is. It's just depending
- 11:48Speaker 4: on what game are you're playing. So there's going to
- 11:50Speaker 4: be a lot of people that will sit on the sidelines.
- 11:52Speaker 4: But I don't want any of our people to be
- 11:55Speaker 4: deterred by the fact that you read these articles and
- 11:58Speaker 4: stuff like that. No go out there invests, because when
- 12:01Speaker 4: you see people like JP Morgan Chase, these big institutional
- 12:04Speaker 4: investors still out here getting deals done, there's no reason
- 12:09Speaker 4: why we shouldn't be out here trying to look for
- 12:11Speaker 4: our deals too. But we just got to analyze them
- 12:13Speaker 4: properly to make sure the cash on cash returns are there.
- 12:16Speaker 4: And also, Troy, before you go on overshot, you have
- 12:20Speaker 4: to look at this rate. It's temporary. So if you
- 12:23Speaker 4: get a property that's cash flow, let's just say you're
- 12:25Speaker 4: making a nine percent cash on cash return at a
- 12:28Speaker 4: ten percent interest rate, you have to look at your
- 12:31Speaker 4: pro former and see what is this going to look
- 12:33Speaker 4: like If I'm able to refinance in two years and
- 12:35Speaker 4: those rates drop down to six percent five percent, what
- 12:40Speaker 4: does my cash on cash return look like at that moment.
- 12:43Speaker 4: So it's all on how It's all on your perspective
- 12:46Speaker 4: and how you're really truly analyzing your deals to determine
- 12:49Speaker 4: if a deal is going to be a good one
- 12:51Speaker 4: or bad one.
- 12:51Speaker 9: Yeah, I think that's one of those things that people
- 12:54Speaker 9: we don't look at right like, let's look at the
- 12:55Speaker 9: long term perspective, especially if you're in a thirty year loan.
- 12:58Speaker 5: If you get this interest rate now at ten percent.
- 13:00Speaker 9: Or eight percent in five years, if that goes down
- 13:03Speaker 9: to five, like, you're actually gonna be saving on that
- 13:05Speaker 9: refive that that has that long same thing when we
- 13:08Speaker 9: talk about invested in the market, it's like, look, we're
- 13:11Speaker 9: not thinking about two years, three years. You have a
- 13:13Speaker 9: thirty year mortgage, Like, think about the long term payout
- 13:16Speaker 9: on this thing one hundred percent.
- 13:19Speaker 8: So let me ask you this, Okay, what advice do
- 13:23Speaker 8: you have for first time home buyers in this economic
- 13:27Speaker 8: and clock environment?
- 13:29Speaker 3: Programs tips?
- 13:32Speaker 4: So my best advice is the same thing I've probably
- 13:34Speaker 4: been saying from day one. Don't buy nothing you can't
- 13:36Speaker 4: really afford. Don't be house rich and cash poor. The
- 13:39Speaker 4: same rules apply, right, the math is still going to math.
- 13:43Speaker 4: If you can't afford something, don't buy it. If you're
- 13:45Speaker 4: going to buy something, make sure you have reserves because
- 13:48Speaker 4: you never know what can happen in life. So my
- 13:51Speaker 4: tip is always going to be say, don't try to
- 13:54Speaker 4: go into these situations and buying real estate, especially if
- 13:56Speaker 4: your first time home buyer and not have any money,
- 14:01Speaker 4: because nothing is promised. Your job is not promised, right.
- 14:06Speaker 4: But as far as tips, it's very simple. If you
- 14:09Speaker 4: buying rental properties, do your best to put yourself in
- 14:13Speaker 4: a position where you can have your apartments on programs.
- 14:16Speaker 4: You know Section eight. You have domestic violence programs. You
- 14:19Speaker 4: have all types of different programs that are out there
- 14:22Speaker 4: where the government will pay the rent for the tenant,
- 14:26Speaker 4: where that's going to be guaranteed money. No matter if
- 14:28Speaker 4: it's a recession, it's a bull market, a bear market,
- 14:31Speaker 4: the government is always going to pay for these programs.
- 14:34Speaker 4: So you have to look at that. You have to
- 14:36Speaker 4: be creative right now. You know, with house hacking, I
- 14:40Speaker 4: think at first time home buyer, if your goal is
- 14:42Speaker 4: to become an investor, and if your goal is to
- 14:45Speaker 4: be a landlord, you definitely have to look at house hacking.
- 14:49Speaker 4: Right even if you have to buy a single family
- 14:51Speaker 4: or do a single family home, there's ways to house
- 14:54Speaker 4: hack that tool. Buy property that you can possibly add
- 14:57Speaker 4: an ADU or sins reyduelling unit, or turn your basement
- 15:01Speaker 4: into a content space. I mean, look at look, we
- 15:04Speaker 4: have a content space right here. Your headquarters is a
- 15:07Speaker 4: content space, right So there's a many different ways that
- 15:10Speaker 4: you could go out here to bring in money to
- 15:13Speaker 4: help supplement your mortgage payment if you are a first
- 15:16Speaker 4: time home buyer, So you just got to be creative
- 15:18Speaker 4: right now, especially in these high inflationary times. You can't
- 15:22Speaker 4: just depend on one source of income. And especially if
- 15:25Speaker 4: your first time HomeBuyer, you got to remember that mortgage
- 15:28Speaker 4: payment is due every month, so you have to be
- 15:29Speaker 4: creative on ways to get that mortgage paid by any
- 15:32Speaker 4: means necessary.
- 15:33Speaker 9: One of the most profound things you said to us
- 15:36Speaker 9: over three years ago is that equity is monopoly money,
- 15:39Speaker 9: and people kind of didn't really understand it. Can you
- 15:42Speaker 9: break it down for the new audience that that's here
- 15:44Speaker 9: with us tonight.
- 15:45Speaker 5: About what you mean by that.
- 15:47Speaker 4: So, equity is monopoly money, right, it's unrealized gains. It's
- 15:51Speaker 4: just like when you're looking at your your trading accounts.
- 15:55Speaker 4: You may be up, but it's unrealized. It's not really
- 15:59Speaker 4: real money until you take it out, until you sell
- 16:03Speaker 4: your trade, and then it's real money for you. Right.
- 16:06Speaker 4: It's the same thing like equity. So if your home
- 16:08Speaker 4: appreciated two hundred thousand, three hundred thousand, that doesn't mean
- 16:13Speaker 4: that that money belongs to you. It's there. It gives
- 16:16Speaker 4: you value. It's a part of your network now. But
- 16:19Speaker 4: it's not like you can stick your debit card in
- 16:21Speaker 4: the freaking doorbell and say give me some of my
- 16:23Speaker 4: equity today, please, Right. You still have to apply for
- 16:27Speaker 4: a loan and get approved for it. Right. So unless
- 16:31Speaker 4: you tap into that equity via a cash out refinance
- 16:35Speaker 4: or home equity line of credit, then that money is
- 16:39Speaker 4: dead money. So and if the market does crash, let's
- 16:43Speaker 4: just say, God forbid, the market does crash and you
- 16:46Speaker 4: lose thirty forty percent of that equity. You know that
- 16:49Speaker 4: two point fifty now went to probably one fifty. So
- 16:52Speaker 4: what I try to tell people choice is, especially if
- 16:55Speaker 4: you have money in your prime and residence. First of all,
- 16:58Speaker 4: my disclaimer as always is make sure you have a
- 17:02Speaker 4: plan of action. Remember this is the church's money. So
- 17:05Speaker 4: if you're taking money from a cash out refinance or
- 17:07Speaker 4: a home a caro line of credit from your primar residence,
- 17:10Speaker 4: remember you have an extra bill now it's another mortgage,
- 17:14Speaker 4: so you have to have a plan of action to
- 17:16Speaker 4: repay that. So don't take it and go to Dubai
- 17:19Speaker 4: and try to go out to the top tallest building
- 17:21Speaker 4: like Rashad was taking videos and having closing deals, right,
- 17:24Speaker 4: because that money is not making you money being a Dubai.
- 17:28Speaker 4: Use that money to invest, use that money to start
- 17:32Speaker 4: your business something that could bring you an ro R immediately,
- 17:36Speaker 4: so that way you can pay it back. So unless
- 17:40Speaker 4: you use that money, it's just monopoly money. It sounds
- 17:43Speaker 4: good to have. Hey, I got a two hundred equity,
- 17:45Speaker 4: but it's not in your bank accounting.
- 17:48Speaker 3: Yeah, Bergier Khalifa.
- 17:50Speaker 4: Yeah, it looked amazing.
- 17:53Speaker 5: Yeah, a good place to visit. Then four flaws up
- 17:58Speaker 5: for the world early.
- 17:59Speaker 4: Yeah, at the very top of the world. High level conversations. Yeah,
- 18:02Speaker 4: get out the nineteen keys.
- 18:05Speaker 8: Shout out to shout out to nineteen keys. So let's
- 18:10Speaker 8: talk about Okay, let's talk about this refinancing. Is this
- 18:18Speaker 8: a time that people should be refinancing?
- 18:25Speaker 4: Yes and no.
- 18:26Speaker 7: No.
- 18:27Speaker 4: I would say no and yes. If you have an
- 18:29Speaker 4: interest rate in the past two years, you know, twos, threes,
- 18:35Speaker 4: fours probably hell no. Right, If you have equity in
- 18:40Speaker 4: your home and you want to tap into that, I
- 18:42Speaker 4: would say get a line of credit versus refinancing. If
- 18:47Speaker 4: you have an investment property, and this is for the investors.
- 18:50Speaker 4: If you're in a hard money deal and you're trying
- 18:52Speaker 4: to borrow, you have no choice but the refinance. If
- 18:55Speaker 4: you're an investor and you have a bunch of equery
- 18:58Speaker 4: in your home and you're trying to scale your portfoone,
- 19:01Speaker 4: it might be it might make sense to refinance because
- 19:04Speaker 4: and pull that cash out because you're not paying the bill,
- 19:07Speaker 4: your tenants are and as long as you're still cash flowing,
- 19:10Speaker 4: then it could make sense to you. And let me
- 19:12Speaker 4: flip back to the homeowners, the homeowners out there who
- 19:15Speaker 4: might want to refinance. If you have a lot of
- 19:17Speaker 4: high interest credit cards, you know, maybe student loans, and
- 19:23Speaker 4: you know you're suffocating yourself, don't hold on to that
- 19:26Speaker 4: two three percent rate knowing that you have one hundred
- 19:30Speaker 4: thousand dollars in credit card debt, and if you got
- 19:33Speaker 4: to look at the numbers to see if you do
- 19:35Speaker 4: a debt consolidation loan, doesn't make sense for you to
- 19:39Speaker 4: refinance to pay off all that debt and have a
- 19:43Speaker 4: cheaper payment overall. That would probably be the only way
- 19:46Speaker 4: I would probably advise a primary residence or a homeowner
- 19:50Speaker 4: to refinance, only if they didn't have means to pay
- 19:53Speaker 4: off all that high debt. But other than that homeowners
- 19:57Speaker 4: right now, I probably wouldn't refinance. I would do more
- 20:00Speaker 4: of a homemaking line of credit and investors. Depending on
- 20:02Speaker 4: your deal and what you got going on, it could
- 20:04Speaker 4: be advantageous for you to look into doing the refinance.
- 20:07Speaker 5: Yeah, I want to tie the whole night into it. Right.
- 20:10Speaker 9: We started with building a brand within and obviously we're
- 20:14Speaker 9: ending out with real estate. But you've built a brand
- 20:17Speaker 9: in real estate, which is pretty difficult. Right when you
- 20:20Speaker 9: walk around the country, we see it. People attracted to
- 20:23Speaker 9: what you're doing. You've inspired them, You've changed their lives.
- 20:28Speaker 9: Not an easy task, and every time I look at you,
- 20:30Speaker 9: I feel like you're doing something new to try to
- 20:32Speaker 9: expand the brand.
- 20:33Speaker 5: Obviously, now you're sitting in the content stuity that you've built.
- 20:37Speaker 9: Talk about that in the real estate field, building a
- 20:40Speaker 9: brand because we see people do it. Obviously, shout out
- 20:42Speaker 9: to your partner and Ransom James Kiana, who's done an
- 20:44Speaker 9: amazing job is with it as well. Can you talk
- 20:46Speaker 9: about the strategies that you use to build your brand?
- 20:49Speaker 4: Ah Man, that's a great question, Troy. I'm glad you
- 20:52Speaker 4: asked that one. The Riza Man, the Riza twenty eighteen.
- 20:57Speaker 4: I say, your Reza man how to how you got
- 20:59Speaker 4: the shave room for financial literacy and your comments and
- 21:01Speaker 4: you got four thousand comments and you got nine thousand followers.
- 21:05Speaker 4: And he said, bro, you got to deepen your relationship
- 21:07Speaker 4: with your audience. All the stuff that you talk about
- 21:11Speaker 4: to your clients, you got to start bringing it to
- 21:13Speaker 4: your social media. And I was like, what are you
- 21:15Speaker 4: talking about? He said, well, are you talking to me?
- 21:17Speaker 4: I'm a financial advisor. Why don't you start talking about
- 21:20Speaker 4: financial planning because it goes hand in hand with home ownership.
- 21:23Speaker 4: And that was the first time that I really understood
- 21:26Speaker 4: social media thanks to your bestie Rashad, and from that,
- 21:35Speaker 4: from that moment, now I'm keeping in the buck. You
- 21:38Speaker 4: taught how the brand built, right, So it was the
- 21:40Speaker 4: power collaboration. It's something I've been doing in my entire career.
- 21:43Speaker 4: So anybody who's a transaction professional. Our businesses were not built.
- 21:48Speaker 4: We were not taught social media when we came into
- 21:51Speaker 4: this game, right, especially me. I've been doing this for
- 21:54Speaker 4: almost twenty years. And the new folks who are coming
- 21:56Speaker 4: and they're not being taught social media. We're taught how
- 21:58Speaker 4: to develop relationship especially from a loan offers a perspective
- 22:02Speaker 4: with realtors, financial planners CPAs insurance agents, and we build
- 22:07Speaker 4: our book of business and we work our book of business. Right.
- 22:11Speaker 4: My business model wasn't built for social media, but when
- 22:15Speaker 4: I started bringing those conversations to my page and tying
- 22:18Speaker 4: that in to home ownership, it kind of opened up
- 22:22Speaker 4: the eyes. I was probably one of the first people
- 22:24Speaker 4: in the mortgage space that was doing this at a
- 22:28Speaker 4: small level at that time and which has continuously graduated
- 22:32Speaker 4: into something big. So power collaboration will be the first
- 22:36Speaker 4: step that I would tell anybody in my profession that
- 22:38Speaker 4: they got to do. Number two always add value to people.
- 22:42Speaker 4: The reason why I'm even probably a partner in eyl University,
- 22:46Speaker 4: in vestfents and amongst other things that we do together,
- 22:48Speaker 4: and why I'm probably here today is because I did
- 22:51Speaker 4: my best to add value to Rashard's business without even
- 22:55Speaker 4: asking him for anything. I did things without asking for nothing, right.
- 23:00Speaker 4: It was just I generally want to see my people win.
- 23:03Speaker 4: He was a financial planner when we met, and I
- 23:05Speaker 4: wanted to send him business because I wanted my people
- 23:08Speaker 4: to work with a black man, and he seemed super knowledgeable.
- 23:12Speaker 4: To me right, So add value to people and don't
- 23:15Speaker 4: have no expectations because if you add enough value to people,
- 23:19Speaker 4: it will come back to you tenfold. See the problem
- 23:21Speaker 4: in our business, especially from transaction professionals, we always got
- 23:24Speaker 4: a freaking handout. We always want something to return and
- 23:28Speaker 4: you don't need to do that. Just add value and
- 23:31Speaker 4: your blessings will come to you. So that would be
- 23:33Speaker 4: number two thing and number three consistency. You have to
- 23:37Speaker 4: be consistent if you're gonna hit.
- 23:39Speaker 5: Some ernest what's up?
- 23:42Speaker 9: You ever walk into a small business and everything just
- 23:44Speaker 9: works like the checkout is fast, or seats of digital

- 23:51Speaker 9: the line even builds. Odds are they're using Square. We

- 24:50Speaker 9: by P and C Bank. A lot of people think
- 24:53Speaker 9: podcasts about work are boring, and sure, they definitely can be,
- 24:57Speaker 9: But understanding of professionals routine shows us how they achieve
- 25:01Speaker 9: their success little by little, day after day. It's like
- 25:05Speaker 9: banking with P and C Bank. It might seem boring
- 25:08Speaker 9: to save, plan and make calculated decisions with your bank,
- 25:11Speaker 9: but keeping your money boring is what helps you live
- 25:13Speaker 9: a more happily fulfilled life. P and C Bank Brilliantly

- 25:31Speaker 1: An illegal alien from Guatemala charged with raping a child
- 25:35Speaker 1: in Massachusetts. An MS thirteen gang member from El Salvador
- 25:39Speaker 1: accused of murdering a Texas man of Venezuelan charged with
- 25:43Speaker 1: filming and selling child pornography in Michigan. These are just
- 25:47Speaker 1: some of the heinous migrant criminals caught because of President
- 25:51Speaker 1: Donald J. Trump's leadership. I'm Christy nom the United States
- 25:54Speaker 1: Secretary of Homeland Security. Under President Trump, attempted illegal border
- 25:59Speaker 1: cross are at the lowest levels ever recorded, and over
- 26:03Speaker 1: one hundred thousand illegal aliens have been arrested. If you
- 26:06Speaker 1: were here illegally, your next you will be fine nearly
- 26:10Speaker 1: one thousand dollars a day, imprisoned and deported, you will
- 26:14Speaker 1: never return. But if you register using our CBP home
- 26:18Speaker 1: app and leave now, you could be allowed to return legally.
- 26:22Speaker 1: Do what's right. Leave now. Under President Trump, America's laws,
- 26:26Speaker 1: border and families will be protected.
- 26:29Speaker 2: Sponsored by the United States Department of Homeland Security.
- 26:31Speaker 4: Social media now one thing that I even had to learn.
- 26:35Speaker 4: This is very difficult to do. This is not easy.
- 26:37Speaker 4: It's non forty at night. I've been filming all day,
- 26:40Speaker 4: I've been working on loans, I've been talking to people
- 26:43Speaker 4: all day long. But I still find the time every
- 26:46Speaker 4: single day to do content, to put out content, because
- 26:49Speaker 4: I understand if I do not let my voice be heard,
- 26:53Speaker 4: then the only thing that people would hear is the
- 26:56Speaker 4: news and what their filmongrn is. And I have a
- 26:59Speaker 4: voice and I'm going to use it to my advantage.
- 27:02Speaker 4: So I'm very consistent on what I do and I
- 27:04Speaker 4: invest into my business. Like Twoks is here where we
- 27:07Speaker 4: right now. He's a part of the team. We built
- 27:10Speaker 4: out a content studio. We invest tens of thousands of
- 27:13Speaker 4: dollars in equipment, We travel everywhere to get more content.
- 27:17Speaker 5: Right.
- 27:18Speaker 4: We're very consistent about what we're doing and we don't
- 27:21Speaker 4: take no days off. This is the way. This has
- 27:24Speaker 4: been the business model of EYL and I'm just following
- 27:28Speaker 4: suit with the plan of action is, yo, we got
- 27:32Speaker 4: to outwork everybody. No one can put out more content
- 27:36Speaker 4: than us, No one can give as much free game
- 27:38Speaker 4: as us. We have to be the authority. Rashad called
- 27:41Speaker 4: me the authority in real estate two years ago, and
- 27:43Speaker 4: I looked at it and I called him. I said, Yo,
- 27:45Speaker 4: why are you calling me that?
- 27:46Speaker 5: Bro?
- 27:47Speaker 4: Like I really didn't understand where he was going with this,
- 27:50Speaker 4: but he's like, no, you're the authority, bro, and I'm
- 27:54Speaker 4: like this, it's crazy right now, fast forward. I am
- 27:59Speaker 4: the authority and real estate period point blank. And it's
- 28:02Speaker 4: nothing you could tell me otherwise, because I believe it
- 28:05Speaker 4: now and because I'm consistent and no one's gonna outwork me.
- 28:09Speaker 4: So all my real estate professionals, you have to be hungry.
- 28:12Speaker 4: You gotta really want this, and you you gotta go
- 28:15Speaker 4: out here and just do massive in person and imperfect
- 28:20Speaker 4: actions every single day to achieve your goals.
- 28:23Speaker 5: Massive perfect actions.
- 28:25Speaker 4: Shout the max match one.
- 28:26Speaker 8: Let's get Let's get some questions if we can before
- 28:29Speaker 8: before we round people.
- 28:32Speaker 4: Drop some gems in the colon. People, let's go, man,
- 28:34Speaker 4: this is E y L power by Recession proof. Drop
- 28:37Speaker 4: some gems in the comments. Man, y'all came here to learn.
- 28:40Speaker 4: Let's go to rantom gyms. It came on six em.
- 28:44Speaker 4: He's to standing time today too.
- 28:45Speaker 5: That's the fact. Live shout Shout up the Welby Live.
- 28:50Speaker 4: We dropped mad gyms today too. Y'all better go watch
- 28:52Speaker 4: that now. I ain't gonna hold y'all up. Welby is
- 28:54Speaker 4: a savage y'all better go watch that episode after I
- 28:57Speaker 4: get up for this. Go watch the last post ransoms
- 29:00Speaker 4: six pm Eastern Santasoun. It was phenomenal. Shout out at
- 29:03Speaker 4: my best one nine seven. All right, well.
- 29:05Speaker 5: Listen, what's going on? You got MG on a lot
- 29:07Speaker 5: with us.
- 29:08Speaker 10: Hey, y'all, how are y'all?
- 29:10Speaker 4: What's up?
- 29:12Speaker 11: I am great. I actually met you so long ago
- 29:17Speaker 11: when you hosted an event with Denise the broker. I
- 29:21Speaker 11: was at the brokerage at the time and I met you.
- 29:23Speaker 4: Yes, that was a lot that was like, that was
- 29:25Speaker 4: like three years ago. Wow' ern Yeah they weren't. I
- 29:32Speaker 4: love it.
- 29:34Speaker 10: Oh man.
- 29:35Speaker 11: I actually have a quick question. So last year I
- 29:40Speaker 11: purchased my childhood home in Florida. We have roughly about
- 29:45Speaker 11: two hundred and fifty thousand dollars in equity, and I
- 29:49Speaker 11: want to pull it out because the game plan that
- 29:51Speaker 11: I have is to purchase an apartment complex. But I
- 29:57Speaker 11: don't know if I should pull out a heat or
- 30:01Speaker 11: a line of equity. So I'm not sure which direction
- 30:03Speaker 11: to go in with that, and so I kind of
- 30:06Speaker 11: want to hear what you may think.
- 30:10Speaker 4: So it's a home equity line of credit, and then
- 30:14Speaker 4: you have a he loan, which is an equity loan. Right,
- 30:18Speaker 4: So there's two options you can do. Both of them
- 30:21Speaker 4: are considered like second mortgages right a home equity line
- 30:24Speaker 4: of credit. It kind of acts like a credit card
- 30:27Speaker 4: where you have a ten year draw period where you
- 30:30Speaker 4: can use the money paid off, use the money paid off,
- 30:33Speaker 4: use the money paid off right, and then after ten
- 30:36Speaker 4: years it could turn into a twenty year fix. Some
- 30:38Speaker 4: banks may turn it into a ten year fix, just
- 30:41Speaker 4: depending on the bank in their terms. And so that's
- 30:44Speaker 4: heat a he lock, right, and you're only paying money
- 30:47Speaker 4: that you use. So if you borrow let's just say
- 30:49Speaker 4: one hundred k out of that two point fifty. If
- 30:52Speaker 4: you don't use the one hundred k, you don't make
- 30:54Speaker 4: a payment. If you use twenty five thousand, you make
- 30:57Speaker 4: a payment on that twenty five thousand and not. The
- 31:00Speaker 4: difference now a HE loan is they're basically giving you
- 31:04Speaker 4: that hundred thousand dollars the day of closing or three
- 31:07Speaker 4: days after closing via wire check, whatever, and you're making
- 31:11Speaker 4: a payment the next month, even if you didn't deploy
- 31:15Speaker 4: that capital into a project. And it's going to be
- 31:20Speaker 4: a fixed rate mortgage and it will be probably for
- 31:23Speaker 4: a twenty or thirty year term. But right now, those
- 31:26Speaker 4: rates are probably going to be nine to eleven percent,
- 31:28Speaker 4: just depending. But so for me personally, I necessarily don't
- 31:32Speaker 4: like the heat loans because again, if I get one
- 31:36Speaker 4: hundred k from it, I have to make payments right
- 31:38Speaker 4: away and I might still be shopping for dials and
- 31:41Speaker 4: I still got to make this monthly payment, Whereas with
- 31:43Speaker 4: a he lock, I have more flexibility with it. Now
- 31:47Speaker 4: once you have that one hundred k, even if you
- 31:50Speaker 4: spend it all, once you start paying down that principle,
- 31:53Speaker 4: it's not like you can access that funds again. With
- 31:56Speaker 4: a he loan, you're just paying it back. But with
- 31:58Speaker 4: the he lock, over that first tea years, you can
- 32:00Speaker 4: kind of move and shake the way you want. So
- 32:02Speaker 4: I would recommend he lock, but my disclaimer as always
- 32:07Speaker 4: have a plan to make sure you pay back that
- 32:10Speaker 4: debt because you don't want to mess up the church's money.
- 32:14Speaker 5: Thank you so much, Thank you, Colea.
- 32:17Speaker 4: So what's happy holidays?
- 32:21Speaker 5: Happy holidays?
- 32:22Speaker 3: What's the different between the he loan and a refile?
- 32:25Speaker 4: So a refinance is when you are using your refinancing
- 32:31Speaker 4: your first mortgage. Right, So, if your first mortgage has
- 32:35Speaker 4: a rate of three percent and you want to do
- 32:38Speaker 4: a cash out refinance. Then you're subject to whatever the
- 32:43Speaker 4: market rate is today for that cash out refinance, and
- 32:48Speaker 4: you'll have one mortgage. So let's just say you owe
- 32:50Speaker 4: three hundred thousand rashard and you want to take out
- 32:53Speaker 4: two hundred thousand on the cash out refinance. Now you're
- 32:56Speaker 4: going to owe five hundred thousand, but it will be
- 32:59Speaker 4: at that much higher interest rate where today's market is.
- 33:02Speaker 4: So that's why for me, I would recommend if you
- 33:05Speaker 4: have that amount of equity and you can qualify, I
- 33:07Speaker 4: would prefer you to leave that first moon't get your loan,
- 33:11Speaker 4: so you can keep that three percent rate, and you
- 33:13Speaker 4: get the helock in second position or second lean on
- 33:17Speaker 4: the property, and you're able to have that flexibility with
- 33:20Speaker 4: that capital to use it as you can. Now. I
- 33:23Speaker 4: want to say this too with helocks. Those of you
- 33:27Speaker 4: who have helocks that are open right now, be very
- 33:31Speaker 4: mindful of this. That money is not yours unless you
- 33:35Speaker 4: deploy it. So if you have a two hundred thousand
- 33:39Speaker 4: dollars helock right now, and let's just say you only
- 33:42Speaker 4: use fifty thousand of that helock, so you have availability
- 33:47Speaker 4: of one hundred and fifty thousand left at any given moment,
- 33:51Speaker 4: the bank can close your line of credit with no warning.
- 33:56Speaker 4: So if the economic downturn continues to have happen, if
- 34:00Speaker 4: we slide into this recession, if inflation continues to rise,
- 34:05Speaker 4: if it goes back up, if home prices keep declining,
- 34:09Speaker 4: if home values slip and decline further, the banks at
- 34:13Speaker 4: any given time can say, you know what, there's too
- 34:16Speaker 4: much risk to have this much equity just out there.
- 34:22Speaker 4: Let us cut this off so that way people don't
- 34:25Speaker 4: go upside down and they risk their investment of being
- 34:28Speaker 4: paid back. So I need you guys, if you have
- 34:31Speaker 4: current home equi line of credits, be mindful that because
- 34:35Speaker 4: you'll wake up one morning thinking you got one hundred
- 34:38Speaker 4: and fifty k or whatever it is to play with,
- 34:41Speaker 4: and that thing will be gone. Be mindful even with
- 34:44Speaker 4: your credit cards, Even with your credit cards, they'll do
- 34:48Speaker 4: that on AMEX and a heartbeat that you think you
- 34:50Speaker 4: got one hundred thousand limit and you got fifty thousand now,
- 34:54Speaker 4: So just be mindful of that.
- 34:55Speaker 2: People.
- 34:59Speaker 5: Yeah, Dante walk, are we coming to you meet yourself?
- 35:00Speaker 5: You've been on muted?
- 35:01Speaker 4: What's going on?
- 35:07Speaker 5: Well?
- 35:07Speaker 4: Guidelines godelines, guidelines, guidelines.
- 35:14Speaker 5: Yeah, yeah, we're gonna go to Devin. Devin, we're coming
- 35:18Speaker 5: to you. Mute yourself. You've been on you. What's going on, Devin?
- 35:22Speaker 5: It's Thanksgiving these.
- 35:24Speaker 10: Yeah, thank you man, Thank you guys. The question was mean.
- 35:32Speaker 10: So my question was I have a two question. So
- 35:35Speaker 10: the first one is what are some of the best
- 35:37Speaker 10: bunks to to get elock from.
- 35:42Speaker 3: The best bank to get the heck from that?
- 35:45Speaker 4: I would say always try your local credit union and
- 35:49Speaker 4: always try to like the local regional banks first for
- 35:52Speaker 4: your home Aquilina credits, because your credit union and your
- 35:56Speaker 4: local regional bank wants the local business right and they
- 36:01Speaker 4: want that relationship. They want you to bring over accounts
- 36:04Speaker 4: and other accounts, so they will probably be the first
- 36:07Speaker 4: stops that I would go to if I was looking
- 36:09Speaker 4: for a home agre line of credit, would be a
- 36:12Speaker 4: local credit union or a local regional bank.
- 36:15Speaker 10: Okay, thank you. The second question is seller my owner finance.
- 36:23Speaker 10: I sell a piece of property, it's a lane ralan,
- 36:26Speaker 10: and they're doing an owner finance on net. I want
- 36:30Speaker 10: to top into that because I got my equipments. I
- 36:33Speaker 10: do trucking and I need somewhere to park. How do
- 36:36Speaker 10: I approach something like that?
- 36:40Speaker 4: The seller makes the terms of So the seller finance,
- 36:45Speaker 4: and just for those of you wall know, is basically
- 36:47Speaker 4: when the seller is agreeing to basically give you a
- 36:50Speaker 4: private mortgage and hold that note, and they would dictate
- 36:55Speaker 4: the terms. Now, obviously you're dealing directly with the sellers,
- 36:57Speaker 4: so you have room to negotiate with them. So they
- 37:00Speaker 4: might say, all right, i'll give you this alone. If
- 37:04Speaker 4: you're able to put twenty percent down and you will
- 37:08Speaker 4: be able, I'll give you a loan for ten years
- 37:12Speaker 4: at market rate of seven percent interest only, but after
- 37:17Speaker 4: ten years it's a balloon payment and you have to
- 37:19Speaker 4: pay me back something like that. Right, I'm just giving
- 37:21Speaker 4: you guys an example of what it would look like.
- 37:24Speaker 4: But you have the ability to negotiate with them if
- 37:28Speaker 4: they're trying, if they are flexible, and if they really
- 37:30Speaker 4: want to, you know, get rid of that property. So
- 37:35Speaker 4: I think seller financing is a great tool. But any
- 37:38Speaker 4: any way you can finance a real estate deal is
- 37:40Speaker 4: a great option. It's a great tool. So if you
- 37:43Speaker 4: have an opportunity like that, Devin, I would highly recommend
- 37:47Speaker 4: that you continue to explore that opportunity.
- 37:50Speaker 10: All right, thank you, thank you guys, Thank you very much.
- 37:53Speaker 4: No problem, brother.
- 37:54Speaker 5: Thanks DEVI MG, how you feel? Will we take one more?
- 37:58Speaker 4: Yeah? Yeah, keep going bro.
- 37:59Speaker 6: Also, God, I just do this. George Murray, were coming

- 38:13Speaker 7: Okay, So you entered the game with your real estate
- 38:17Speaker 7: license or you did all of this without your real
- 38:20Speaker 7: estate license because I heard you say that you were
- 38:22Speaker 7: working on loans.
- 38:24Speaker 10: NA.
- 38:24Speaker 4: I into the games as a mortgage guy. I into
- 38:27Speaker 4: this game as a loan officer, and I actually had
- 38:30Speaker 4: my real estate license too. It's still I still have it.
- 38:33Speaker 4: I just got to reactivate it. But I primarily focus
- 38:36Speaker 4: on mortgage originations. I help people get funding for deals.
- 38:41Speaker 4: For the past twenty years, over a billion dollars funded
- 38:43Speaker 4: in my career. I am MG the mortgage guy. George.
- 38:47Speaker 7: Okay, So, so so you reach out to Florida as well.
- 38:50Speaker 4: Or just yes, sir. I do all types of loans.

- 39:06Speaker 4: Robbins jehne.
- 39:08Speaker 7: Okay, So what else you need? So where do I
- 39:11Speaker 7: go to your page? Do I go to you to do?
- 39:14Speaker 4: If you want to work with me, apply with MG
- 39:16Speaker 4: dot com. That's it. Apply with MG dot com. If
- 39:20Speaker 4: you want to get pre approved, you want a second

- 39:26Speaker 4: MG dot com. Okay, got you.
- 39:29Speaker 7: I appreciate that. Thanks for the blessing.
- 39:31Speaker 4: Continue blessings, my brother, Yes, blessings.
- 39:34Speaker 5: It's a blessing to be a blessing. All right.
- 39:36Speaker 9: Dante Walker, you ready, man, you're coming back to you.
- 39:40Speaker 9: You just stuff you've been on. You appreciate you. George happy,
- 39:42Speaker 9: holladays you in the field.
- 39:43Speaker 7: You as well.
- 39:45Speaker 4: Yeah, yeah, I missed this. I haven't done this in
- 39:51Speaker 4: a while.
- 39:53Speaker 5: Dante, You've been unmuted. Man, what's up? We get him second.
- 40:01Speaker 4: Change, so we might have to clip that last one.
- 40:06Speaker 4: That last that last exchange. I kind of like that one.
- 40:11Speaker 6: It's gonna get your next post, Joseph Joseph Wells Jr.
- 40:15Speaker 6: We're going to you get yourself. You've been unmuted. What's
- 40:18Speaker 6: going on? Guidelines, guidelines, that's what's going on.
- 40:34Speaker 5: And he's.
- 40:37Speaker 3: Well, let's talk about this.
- 40:38Speaker 8: So part of Eyo University is MG the Mortgage Guys
- 40:42Speaker 8: Home Buys Blueprint BYOME one and volume two. And can
- 40:46Speaker 8: you just talk about what's encompassed in the Home Boys
- 40:49Speaker 8: Blueprint Volume one and two.
- 40:51Speaker 4: So the home Buyers Blueprint series is the encyclopedia for
- 40:55Speaker 4: home buyers and investors the homes.
- 40:58Speaker 3: Which what you get? What'd you get? The encyclopedia word.
- 41:01Speaker 4: From Rashan turn y'all when shap allows this is the result, Yo.
- 41:06Speaker 4: I don't have no shame in telling y'all this too.
- 41:09Speaker 4: I have no ego with this, YO. When he the
- 41:13Speaker 4: first time he said that shit too, I said, oh
- 41:15Speaker 4: my god, the encyclopedia, I said, I'm gonna run that joint, yo.
- 41:24Speaker 4: Y'all watching that's in real time, y'all, this is live.
- 41:30Speaker 4: But now it really is this but it really is
- 41:33Speaker 4: though Encyclopedia for Home Buying. The Homeboys Boothprint Volume one
- 41:37Speaker 4: is fifteen plus hours of content assessments. I mean you
- 41:41Speaker 4: get the So any first time home buyer, new reiltor
- 41:46Speaker 4: like yo, you can go through that thing and kind
- 41:48Speaker 4: of no, you can get your deal closed.
- 41:51Speaker 5: Period.
- 41:52Speaker 4: It's helped thousands of people close on real estate and
- 41:55Speaker 4: one of the and I'll be honest, I don't even
- 41:58Speaker 4: promote all the success of this. And I got to
- 42:00Speaker 4: get better at that because there's been fat literally thousands
- 42:03Speaker 4: of people. We be all over the place and people
- 42:07Speaker 4: always come out like, yo, I close on this. I
- 42:09Speaker 4: save money because of the Homebuys Blueprint valuing one right.
- 42:12Speaker 4: So it's the Encyclopedia for Home buy It's probably my
- 42:14Speaker 4: greatest work to this day. I love that course and
- 42:19Speaker 4: it's my baby. And look Ab took it. Ab was
- 42:22Speaker 4: doing assessments and took it and he's like, yore, Matt,
- 42:25Speaker 4: I learned all about real estate because of the Homebuys Blueprint.
- 42:29Speaker 8: So Mike Brown, Mike Brown actually brought a home off
- 42:32Speaker 8: of that eyolum not. He was saying, like, you know,
- 42:35Speaker 8: he brought the home after studying the blueprint. And the
- 42:37Speaker 8: thing about it is like, you know, the encyclopedia is
- 42:41Speaker 8: fitting because you go to school and you study and
- 42:43Speaker 8: you learn about variety different things, but you never really
- 42:46Speaker 8: learn about the process of buying a home. And it's
- 42:48Speaker 8: very actually extremely complicated, not as easy as just going
- 42:51Speaker 8: to the bank and buy a home. And for most people,
- 42:54Speaker 8: that's the biggest purchase that you're ever going to make
- 42:55Speaker 8: in life. So being that there's no education on it,
- 42:59Speaker 8: what do you go to know what you're doing? You
- 43:01Speaker 8: just don't really know what you're doing. You just kind
- 43:03Speaker 8: of wing it and you end up making a lot
- 43:05Speaker 8: of mistakes. You don't even know you're making mistakes. So
- 43:09Speaker 8: you know, to have a curriculum to have you know
- 43:11Speaker 8: a step by step died in buying a home and
- 43:16Speaker 8: then also how to renovate the home, and you know
- 43:19Speaker 8: different programs and interest rates and you know all of
- 43:23Speaker 8: that refinancing and all that stuff is actually extremely beneficial
- 43:27Speaker 8: for a majority of people because it wasn't taught to.
- 43:31Speaker 3: You in school.
- 43:32Speaker 8: And if your parents didn't buy a home, then even
- 43:36Speaker 8: if they brought a home, they might not be fully
- 43:38Speaker 8: educated on the process. So it's people take it for granted,
- 43:42Speaker 8: but that is actually extremely beneficial educational peace because there's
- 43:48Speaker 8: so many different parts of buying a home. You got
- 43:51Speaker 8: the entrepreneur loan, you got the jumbo mortgage, you got
- 43:55Speaker 8: the refine, you got the veteran loan, you got the
- 43:59Speaker 8: you know the heat lot, you got the two O
- 44:02Speaker 8: three K, you got the two three K.
- 44:07Speaker 4: You got the home styles. So like Volume two, the
- 44:09Speaker 4: rehab pack covers that covers fairly made home style rehab loan.
- 44:15Speaker 4: It covers the two or three K in depth detail.
- 44:18Speaker 4: That's around seven hours of information. And you know, what
- 44:22Speaker 4: I really want to do is in all honesty, and
- 44:25Speaker 4: I put this in Chat like a month ago, but
- 44:27Speaker 4: I really want to do volume three. And I think
- 44:30Speaker 4: Volume three is going to be the best body of
- 44:32Speaker 4: work that I've ever done in my life, superseding Volume
- 44:35Speaker 4: one because now there's new information, there's new things that
- 44:40Speaker 4: are happening in the world and in the marketplace, and
- 44:42Speaker 4: there's a lot of different loan products out there. So
- 44:45Speaker 4: I think with volume three that's going to encompass heavy investing,
- 44:50Speaker 4: heavy entrepreneur, self employed, and really teaching people how to
- 44:54Speaker 4: analyze theos and going through those motions too. So Blueprint
- 44:59Speaker 4: Volume three will be coming soon. I'm not going to
- 45:01Speaker 4: put a data on it right now, because I'm going
- 45:04Speaker 4: to probably make that twenty plus hours of information to
- 45:08Speaker 4: really help people get the game on track that they
- 45:10Speaker 4: push back like this is really going to be a
- 45:13Speaker 4: dynamic piece of work and it's only going to be
- 45:17Speaker 4: for EYL University powered by recession Proof. So if you
- 45:22Speaker 4: want to really learn how to fund your deals, fund
- 45:26Speaker 4: your investments, and really get the vital information, you got
- 45:31Speaker 4: to be a part of this. Man, you got to
- 45:33Speaker 4: be a part of this. So the Home Boys Rodeogia
- 45:35Speaker 4: series is phenomenal.
- 45:37Speaker 9: Yes, she just asked what you can get. If you're
- 45:39Speaker 9: in the chat, then you have access to it right now.
- 45:41Speaker 9: Oh yeah, surely surely.
- 45:44Speaker 4: Oh yeah, if you're in a zoom then you already gucci.
- 45:48Speaker 9: Yeah, and man, I got I told you this when
- 45:51Speaker 9: I first saw it. I think I probably was the
- 45:52Speaker 9: first one to have eyes on the program. So it
- 45:56Speaker 9: was a complete body of work, and you over deliver it.
- 45:58Speaker 9: I know a lot of times I feel like, you know,
- 46:00Speaker 9: you get a little harder yourself, like, you know, I
- 46:02Speaker 9: could have added more, and after like going through the
- 46:04Speaker 9: course and writing the assessments for the course, I'm like,
- 46:07Speaker 9: I'm not shure how you could have. In fact, anybody
- 46:10Speaker 9: that takes it, they're gonna come out better and they're
- 46:12Speaker 9: gonna come out with an understanding of real estate that
- 46:14Speaker 9: they never had before.
- 46:15Speaker 6: I definitely did and I have a home and you
- 46:18Speaker 6: walk me through the process of getting another home. So
- 46:21Speaker 6: congratulations to you. I know you want to give us
- 46:22Speaker 6: our flowers, but I want to give you yours.
- 46:23Speaker 5: Man. That is a complete body of work.
- 46:26Speaker 9: It's an authentic body of work, and it is super
- 46:30Speaker 9: digestible and the fact that people get to assess how
- 46:34Speaker 9: they're learning and what they're learning throughout the process makes
- 46:36Speaker 9: it even better. Man, So congrats to you on the
- 46:39Speaker 9: becoming the authority in the field of real estate for
- 46:42Speaker 9: our community.
- 46:43Speaker 10: Man.
- 46:43Speaker 4: Try I appreciate that you from coming from you because
- 46:46Speaker 4: you're an educator, You're professionally trained at this. And when
- 46:50Speaker 4: you told me that, I'm like, nah, this shit sucks,
- 46:52Speaker 4: like I could do a lot more. And you know
- 46:55Speaker 4: the funny thing is I said that about episode twelve
- 46:58Speaker 4: two and yeah, both is like nah, it's good. Like
- 47:00Speaker 4: I am a tough critic on myself. I'm very hard
- 47:03Speaker 4: on everything that I do, and Troy is always that person,
- 47:06Speaker 4: Like no, as soon as I come off any stage
- 47:09Speaker 4: or anything, Troy is literally the first person that comes
- 47:12Speaker 4: out to me like yore mg, nah da da d like.
- 47:16Speaker 4: So I always appreciate you, bro, because coming from you
- 47:19Speaker 4: being a trained professional educator. That means a lot, because
- 47:22Speaker 4: I'm not trained to do this. I don't even know
- 47:25Speaker 4: how I'm doing this today. To be honest with you,
- 47:27Speaker 4: I'm just I'm just doing what I do and the blueprint.
- 47:31Speaker 4: Looking back at it now, I agree with a thousand
- 47:34Speaker 4: percent with you. That thing's a masterpiece and I'm very
- 47:37Speaker 4: proud of it. It's helped thousands of people buy real
- 47:40Speaker 4: estate the right way, get good deals. But now I
- 47:44Speaker 4: think I want to take it to the next level
- 47:46Speaker 4: with Volume three and just continue my mission. And my mission, fellas,
- 47:51Speaker 4: is to help close the wealth gap in real estate,
- 47:54Speaker 4: one brick at a time. And whether you're buying your
- 47:57Speaker 4: primary residence or you buying investment properties, Black and brown
- 48:00Speaker 4: people need to buy real estate. We don't need to
- 48:03Speaker 4: really pay attention to the fair mongerin We need to
- 48:06Speaker 4: stay the course and stay focused on our mission. Our
- 48:09Speaker 4: wealth is disappearing in front of our eyes. And if
- 48:12Speaker 4: we have everybody who's watching this right now, we have
- 48:15Speaker 4: the opportunity to change the generational DNA of our entire community.
- 48:22Speaker 4: And real estate is a big play on that. Let's
- 48:24Speaker 4: not get it twisted. I know real estate gets treated
- 48:26Speaker 4: like the step child when it comes to cryptrow and
- 48:28Speaker 4: stocks and everything that's out there. But let's not forget
- 48:32Speaker 4: how important real estate is because you can't go outside
- 48:35Speaker 4: without seeing real estate period.
- 48:40Speaker 3: Period with a T with a T YEP. Very important.
- 48:46Speaker 3: Uh well MG, always a pleasure. My brother.
- 48:52Speaker 4: My graduates from my school being forced back drop Mike drop.
- 49:00Speaker 1: Dus an illegal alien from Guatemala charged with raping a
- 49:14Speaker 1: child in Massachusetts. An MS thirteen gang member from Al
- 49:18Speaker 1: Salvador accused of murdering a Texas man of Venezuelan charged
- 49:23Speaker 1: with filming and selling child pornography in Michigan. These are
- 49:27Speaker 1: just some of the heinous migrant criminals caught because of
- 49:30Speaker 1: President Donald J. Trump's leadership. I'm Christy Noman, the United
- 49:34Speaker 1: States Secretary of Homeland Security. Under President Trump, Attempted illegal

- 49:46Speaker 1: you are here illegally, your next you will be fined
- 49:50Speaker 1: nearly one thousand dollars a day, imprisoned, and deported. You

- 49:57Speaker 1: home app and leave now, you could be allowed to
- 50:00Speaker 1: return legally do what's right. Leave now. Under President Trump,
