- 0:00SPEAKER_00: Hey good day, everybody.
- 0:01SPEAKER_00: It is Connor McIver.
- 0:03SPEAKER_00: Connor with Honor with Realty One Group here in Santa Crita Valley.
- 0:06SPEAKER_00: I wanted to talk about what I do for real estate buyers.
- 0:09SPEAKER_00: Now, there's a lot of people out there looking to buy residences.
- 0:11SPEAKER_00: They are looking for an agent, and they want an agent that's not going to lead them astray, right?
- 0:15SPEAKER_00: They want somebody that's going to stay with them, be their backbone for this whole thing, and help them through the process.
- 0:20SPEAKER_00: Also, this video series has to do with how I show houses to buyers, and I hope it helps.
- 0:26SPEAKER_00: Today we're going to talk about slope, as the whiteboard indicated.
- 0:29SPEAKER_00: Slope is interesting because whenever I'm showing a house to my prospective buyers, I look at a lot of things.
- 0:35SPEAKER_00: And I put videos out about air conditioning, about the roofing, about the wood rot, about how I approach real estate, plumbing, those sorts of things.
- 0:43SPEAKER_00: Today we're going to talk about slope.
- 0:45SPEAKER_00: So what happens is I've been, I've I've sold thousands of houses, represented thousands of people when it comes to real estate.
- 0:52SPEAKER_00: So when I'm looking and I'm showing buyers a residence, I'm looking at the slope as well.
- 0:57SPEAKER_00: So the slope is the way the yard angles towards the house.
- 1:01SPEAKER_00: And included in that is going to be the distance between the bottom part of the residence and the dirt.
- 1:09SPEAKER_00: So there's something known as a weep line.
- 1:11SPEAKER_00: It's basically something on the side of the house that's porous in nature.
- 1:17SPEAKER_00: It allows the walls to breathe.
- 1:19SPEAKER_00: There's supposed to be a certain distance between the dirt or even poured concrete and this weep line at the base of the house.
- 1:27SPEAKER_00: If it's covered, then things start to happen and rot and potential mold can mold can happen as well.
- 1:33SPEAKER_00: So that's part of this.
- 1:35SPEAKER_00: But looking at the slope, looking at this distance, is something that could be relatively expensive to fix.
- 1:41SPEAKER_00: So going in as a buyer knowing that this condition exists is important.
- 1:45SPEAKER_00: Now, when you're looking at at the weep line or the bottom of the residence, and you're also looking at the slope, if there's concrete that's been poured there and there's no space, that could equate to hundreds, if not thousands, of dollars to fix.
- 1:57SPEAKER_00: The slope itself, when it rains, if the our yard is angled towards the residence, then the next question is where's the water go?
- 2:04SPEAKER_00: Well, of course, we haven't had rain in a very, very long time, but we don't want the water to run into the side of the house and just sit there and then get absorbed through that weep line into the walls, and that creates massive problems, as you can imagine.
- 2:16SPEAKER_00: So I'm looking at this and pointing this out.
- 2:18SPEAKER_00: The yard itself, if all the yard is sloped away from the house, then when it rains, the water goes out into the yard and wherever, but it doesn't come towards the residence.
- 2:28SPEAKER_00: So that's a little bit about slope.
- 2:30SPEAKER_00: There are other things to look for, patches in the backyard as far as you know, excess of water and so on.
- 2:35SPEAKER_00: But the slope is something that is important to look at as I'm representing my real estate buyer so I can talk them through the entire process and try to save them money before they have to hire a home inspection.
- 2:46SPEAKER_00: Maybe the slope's going to be too much to fix, maybe it's too big of a problem, maybe we shouldn't even move forward with an offer.
- 2:51SPEAKER_00: I'm Connor McIver, Connor with honor.
- 2:53SPEAKER_00: I appreciate you watching.
- 2:54SPEAKER_00: When you need me, save my number and forward me to your friends, family, and well, whomever.
